Is the property market blooming this summer? The property market is very complex right now and is influenced by many external factors, some of which are changing as the months progress. The Mortgage Market Review, Help to Buy, the endless speculation about a non-existent price bubble, and the Bank of England’s new power to control the size of mortgages have all had an effect. The year started very positively for the market, with everything in full swing. As the year progressed, the supply of new instructions increased, and the pent-up demand from buyers waned a little – those who were holding off until the market improved have now been satisfied. In simple terms, this means we are on our way into a normal and stable market. A further ramification is that every property must be correctly priced to obtain any interest from the very internet-savvy buyers, who can tell to within a few thousand pounds if a property’s owner is being ambitious with their price or not. So should you buy now? What about the risk of a price bubble? Will mortgage rates go up? My advice is buy now, and here’s why. With “Help to Buy” still available, a mortgage can be obtained at a very modest cost, and interest rates are at rock bottom. While this situation will inevitably change towards the end of this year or early next year, the governor of the Bank of England, Mark Carney, has committed to slow and small increases only, lest larger increases damage the improving economy. The Mortgage Market Review (MMR) has come into force recently, causing lenders to look harder into whether borrowers can afford the mortgage. This means they have to look in more detail at their circumstances, rather than just whether they fit the criteria. This extra process has created a massive backlog in mortgage applications for people dealing with a lender directly. I have heard recent statistics stating that borrowers may have to wait five weeks to gain an initial appointment, and 17 before a mortgage offer is made. There are ways around it though. My

advice is to use an independent mortgage broker who is not hampered in the same way as the lenders themselves. Bradleys offers such a service, and can normally get the offer out in 3-4 weeks. There is absolutely no need to be concerned about a price bubble. Journalists, experts and politicians speculate about the housing market “overheating”, but it may be unsubstantiated. There is certainly a problem in London, where the market is being fuelled to an unsustainable level, mostly by foreign buyers looking to invest in the capital. However, even London is starting to slow down from the first few months of the year. Outside of London, there was a small surge of activity early in the year but this is now performing as a normal market. Bradleys have 33 offices covering a patch between Taunton to Penzance, so I am well

placed to report on real figures that cover the whole region. The first half of 2014 has seen both sales and exchange prices rise by 6,000, or 3% compared to the first half of 2013. Across the region in the first half of this year, the average price of an agreed property sale was £210,000. A 3% rise is hardly the stuff bubbles are made of, and I only hope that both Mr Carney and Mr Osborne recognise the only problem is contained wholly within the M25. As I see it, mortgages are still available and so long as you have a 5% deposit and some cash for your fees, then the rates are good and you still have time to lock into a fixed rate before any increases. The market is stable and a 3% increase in value is way better than any investment in the bank. So don’t wait, it won’t get any better than it is today.

Space and chic style in beautiful location Owner Carol Maynard has done up her house, Tanglewood in Exmouth, to top specification. She loves German design and a contemporary look: this has informed her choices throughout the five-bedroom property. Bright, airy and spacious, this is a house that would be perfect for families or entertaining, but also homely for two. “I bought this house four years ago because my husband and I were looking for something in its own grounds,” she said. “I had seen this house when the previous owner had just started doing it up, by putting on an extension that made a cottage much bigger. I bought it and ended up finishing the renovations.” This was a perfect project for Carol, 61, who worked for years as an office manager for a construction company. Now she could really launch herself into a challenge, supported by her brother, who had project management experience. They first concentrated on the infrastructure, making sure that things like the flooring, heating and carpentry were sorted. Then came the fun bit – shopping in lovely local spots such as Bradburys in Exeter and Sidmouth Garden Centre. “I know what I like,” she said. “The vision started at Bradburys with the kitchen and went from there.” The kitchen is indeed a marvel of contemporary chic. It has a comprehensive range of eggshell white cupboards with soft close mechanisms, complemented by Corian work surfaces. A matching island unit

Train links: Trains from Exmouth or Lympstone will connect to Exeter in about half an hour, ideal for commuting or catching the mainline service to London.

Other transport: Exeter International Airport is within easy reach. Schools: There are a variety of primary schools in Exmouth. Exmouth Community College is Ofsted-rated ‘Good’. Eat out: Carol recommends the Jack in the Green in Rockbeare, which was voted in the top 20 of the UK’s best 50 gastro-pubs. For something very different, try the River Exe cafe, on a barge and accessible only by boat. Out and about: Take the family to the Sidmouth Donkey Sanctuary, catch the ferry to The Turf pub for a summer barbecue, explore nearby charming communities of Sidmouth, Budleigh Salterton and Topsham.

Where could be better for an evening cocktail? This room is impressively large. “We put three three-seater sofas in that room and they just looked lost,” said Carol. “We ended up having a bespoke sofa which looks perfect there. It is sectional, so you can take it apart, but it was made for the room.” (She’s happy to negotiate selling the sofa too, by the way.) This is a fantastic room for parties and barbecues – Carol has many happy memories of gatherings there for friends and family. “I love opening the doors right out on a fine day,” she said. “It is great for entertaining, but also two people don’t feel like they’re rattling around. It’s a flexible house that way.” She has also enjoyed improving the outside together with Taunton-based landscapers Silkmorus. The grounds of just under an acre now boast mature shrubs and trees, and a delightful lighting scheme for evenings. To the rear of the house is an enclosed vegetable garden with a new shed, perfect for growing your own. “We did some lovely Easter egg hunts for the grandchildren in the

gardens,” recalled Carol. You can look after your visitors well at Tanglewood. “Every morning we have a walk along the seafront,” she said. “It is a beautiful place to live, and we will miss it. But it’s time to downsize, and spend more time on holiday.”

The market’s hot for summer We are continuing to see month on month increases in activity levels across the whole property market in Cornwall. This is particularly marked in the top sector, with interest in properties over £500,000 improving significantly. It looks like the Cornish housing market is set to enjoy a scorcher of a summer this year. While stock levels remain fairly low across the board, buyers are scrambling over themselves to secure attractively-priced properties across the county. Demand for hot spots such as Fowey, Padstow, St Ives, Falmouth and the Roseland Peninsula remains high on the location wish list. While the resorts around Cornwall’s dramatic coastline have always been popular, those with more modest budgets can find some real gems if they are willing to consider heading slightly inland. For example, a detached three bedroom house in the beautiful village of Tregony, the gateway to the Roseland Peninsula, will set you back around £275,000 – whereas a similar property, just a few miles further into the Roseland, will be more like £375,000. Add a sea view into the mix and you can expect to pay in the region of £450,000 for a mid-terraced sea facing property in the increasingly popular village of Portscatho. It’s also fair to say that demand for homes across Cornwall capable of providing a potential income, or so called ‘lifestyle properties’, have been growing in popularity over the last decade. Throughout that time there has been a constant stream of television programmes promoting the prospect of living the dream. Buzz words such as ‘self-sufficiency’ and ‘sustainability’ are becoming the vocabulary of buyers moving from city to country.

There seems no end to the vision people can turn into reality, or establishing their niche product or service. Gone are the days that a converted barn with a little parcel of land for a few chickens will suffice. Today’s

Christopher Clifford of Knight Frank explores how a property on Dartmoor can set you back 20% more

Moor homes can cost more Having grown up on Exmoor, I have always been fond of dramatic landscapes. The more wild and rugged the better, which is why I have always got excited about selling properties on Dartmoor. Over the years at Knight Frank we have sold a huge variety of properties on the moor, from picture postcard cottages and medieval farmhouses, to farms, commercial woodland and the occasional modern masterpiece. People often forget that a large part of the Teign Valley, which winds its way up from the outskirts of Exeter to the historic moorland town of Moretonhampstead is within the Dartmoor National Park. To my mind this area can offer the best of both worlds with its access to the moor, good communication links to Exeter and stunning scenery. National Parks such as Dartmoor have always been desirable areas to live, thanks to their beautiful countryside, and the fact that any housing development is strictly controlled, with very little in the way of new

‘My advice is to sell now while the market is buoyant construction. This also helps to keep prices high, of course. According to the Nationwide House Price Index, around 190,000 households in the UK are located within the boundaries of National Parks and research suggests that this factor alone attracts a significant price premium. On average a property located within a National Park attracts an 18% price premium over that of an otherwise identical property. Moreover the Nationwide believe that the premium is not limited entirely to properties located within the boundaries of a National Park and that there is evidence of a ‘fringe benefit’ for properties located just outside of National Parks such as in the Teign Valley, which lies between Dartmoor and Exeter. Properties within three miles of a National Park can command an 8% premium over that of those outside this range.

Here at Knight Frank we have launched a variety of different properties in this area to the market so far this year. We have seen strong interest from both regional and national buyers, but with the majority of buyers coming from the South East of England. People choose to move to the area for many different reasons, in particular we have seen a lot of activity from buyers who are looking to retire to the area. Longhayes at Lowerdown, a fabulous contemporary home on the edge of Dartmoor, came to the market in March and after a series of viewings we agreed a sale at the guide price of £875,000, having had several offers from both regional and national buyers. More recently, we launched Bridford Barton, a beautifully restored historic hall house in the popular Teign Valley village of Bridford. We have swiftly agreed a sale under competitive bidding. The new owners were out-of-area buyers who fell in love with the property and are moving with the intention of retiring to the area. It is in the hamlet of Wreyland, an ancient settlement of just six meticulously-kept dwellings, near the attractive village of Lustleigh, one of Dartmoor’s most sought-after villages. Lustleigh itself has many beautiful and historic buildings and a good selection of local amenities, including a Post Office, shop, pub and tea rooms. It is popular with the second home market, retirees and commuters, due to its proximity to the moor and communication links. With the recent spell of good weather, there is no better time for people to visit this area and see it at its best. We see the market continuing to remain steady through the rest of the year whilst interest rates remain low and there is still a limited amount of good quality stock available. Looking for a do-er upper? Why is it that the market for homes requiring updating, restoration, improvement, renovation (refreshment is the latest term, I believe) is strong, even in a challenging economic climate? For most buyers who seek out such a property it’s the opportunity to create a home which reflects their own tastes and lifestyle that’s the main attraction. And, of course there is always the speculative element – the chance to turn a profit for your hard work. As an estate agent in rural practice I am often asked to offer advice on a wide variety of buildings which require updating, or renovation, conversion or in some cases demolition. It could be a tired bungalow in a village needing a new kitchen and bathroom, a former commercial building, barn or farmhouse or a even a chocolate box cottage. When visiting such a property to advise our clients, there are a number of important factors I consider to ascertain the potential market value. The extent of the restoration is the first exercise, as well as estimating the likely costs. This may require specialist advice relating to the structure of the building, advice from building conservation professionals, thatchers, cob specialists, etc. To be forearmed with knowledge from the outset can avoid any nasty surprises later in the sale process. The cost of improvements need to be considered alongside the potential value of the restored building and, in doing so, a guide price can be ascertained. Once the guide price is established the most effective method of disposal is considered. Most properties are sold by private treaty and everyone that has ever bought or sold a house will be familiar with this process, i.e. an offer is made against the property price, terms are agreed, solicitors are instructed and so on. This process can be the best method for a “do-er upper” but there are other options to consider, particularly where high levels of interest is anticipated. A public auction is one such process and is the most transparent sale method, with all interested parties standing in a room together bidding against each other. This process can be very effective, as both the buyer and seller have a set timescale, there is no negotiation on the price or contract and the sale is binding on the fall of the gavel. As we are also a firm of auctioneers I have many years of experience in recognising buildings which would benefit from a sale under the hammer. Another option is informal tender, which is a process of sale where interested parties are invited to submit offers in writing, in sealed envelopes,

What next for house prices? The latest reports from Halifax and Nationwide put house price inflation at 8.7% and 9.5% respectively, whilst the Royal Institution of Chartered Surveyors (RICS) has said buyers chasing a short supply of good quality homes for sale is driving up prices. The RICS forecasts the average UK house price will rise by 6% a year for the next five years, pushing up prices by 35% by 2020. There is certainly a fear in London that there may be another price bubble and it is only a question of how long it may be until it bursts. Here in the South West, we haven’t seen the steep increases in property prices but there is a good demand for good quality properties. In fact, the Office of National Statistics (ONS) have suggested that in the 12 months to February this year, saw a 5.8% increase in the Southwest, compared to 17.7% in London and an overall average for the UK of 9.1%. At Luscombe Maye we would certainly echo these thoughts that there is generally a shortage of properties coming to the market and any good quality properties are being keenly sought after. Properties that were on the market a year ago and not selling are now receiving more interest, offers and subsequently going under offer. Across the six branches at Luscombe Maye we have seen sales for the first five months of this year 56% higher compared with the same period last year. Stock levels interestingly are down by 9% but viewings are up for a fewer number of properties and more sales are being agreed, testament to a more active market. Until the supply of properties increases to meet the demand it is anticipated that this trend will continue for the foreseeable future, albeit some would suggest that the market may slow next year around election time, this being what experience has shown us in the past. With a heightened profile of selling properties in the middle to upper eschelons of the market and as a result of gaining increase market share, the Luscombe Maye database of proceedable buyers continues to grow. Interestingly the inward migration of buyers to the South West from outside the area, which was so prevalent in the height of the market in 2007 and subsequently disappeared is now gradually returning with buyers from London, the Home Counties and South East particularly. This was very noticeable at the

Also there is a significant amount of regional and local movement with buyers either up or down sizing; 76% of the buyers who are buying through Luscombe Maye’s six offices fall into the local and regional bracket with the balance coming from outside of the area. Two schemes that have helped house price increases are the Funding for Lending scheme which offers cheap funds to lenders with the proviso that it is lent onto mortgage borrowers and small businesses and the Help to Buy scheme. The former is restricted to small business lending but the latter has been extended to giving borrowers access to mortgages, if they can meet the repayments but only have a small deposit to put down. It certainly appears there is no great shortage of funding. With interest rates so low and the potential of future rate rise being mentioned by Mark Carney, Governor of the Bank of England on a not-infrequent basis, I would suggest that to buy now and to get locked into a good interest rate may be both wiser and more attractive than leaving it to a later date. Whatever the future holds there are sure to be some surprises. Nobody can accurately predict how the property market will perform. What is certain however is that properties will continue to be bought and sold for any number of reasons. Buyers, at some point, may have been or will be sellers and sellers will become buyers. They can be the best way to buy and sell a property, says Richard Copus of Woods Distinctive Homes These days, people use their television sets in increasing numbers to buy all sorts of goods at auction through QVC, Bid-up TV, and so on. Online, there is Ebay, with auctions for everything from cars to collectables. So it is hardly surprising that people are becoming gradually more comfortable with the concept of using an auction to sell houses. So, what are the advantages of selling your home by auction and – crucially – what are the pitfalls? The first thing to emphasise is that auctions of real property (that’s houses to you and me) are governed by different laws from normal property sales legislation. Most people are used to putting their property on the market for sale, waiting a few months to find a buyer, the buyer then reducing their offer or withdrawing and eventually, once a suitable purchaser has been found, waiting an age for the solicitors to do the exchange of contracts. None of this can happen in a sale by

What are the auction advantages – and the pitfalls? auction, and perhaps it is small wonder that more and more people sell this way. Public auctions are the norm in England and Wales (Scotland is different, as with many things). Once the auctioneer has received instructions to go ahead and sell a client’s property, there is an intensive marketing campaign, usually between five to seven weeks, with all stops being pulled out by the auctioneer. A lot of interest can be usually generated with special viewings days set to accommodate interested parties. Courts take a sale at auction to be legal proof of market value, so all auctioneers advertise as widely as possible to attract as many potential bidders as they can. At the end of the marketing period, the auction takes place. Hopefully this will be in a crammed room with lots of would-be buyers champing at the bit! The auctioneer then uses his particular skill in encouraging bids

from the floor. Once the reserve, which is known only to the vendor and the auctioneer, has been reached, the auctioneer can sell, and once there are no higher bids, he or she brings down the gavel with a thump and the property is sold. And that means sold, not under offer or sold subject to contract. There is no going back for the buyer. He or she pays the 10% deposit there and then and must complete, usually four weeks later. In the very unlikely event that the buyer should renege on the deal, the seller keeps the deposit. The reserve is a fallback to protect the vendors from underselling their home. That reserve is usually set slightly below anticipated market value as a definite sale at auction is better than a long and drawn out one even if it is at a slightly higher price. All very simple, isn’t it?! It truly is that simple and that is why an auction is by far the most successful way to sell houses whenever the owner wants a quick sale for whatever reason. As auctioneers, my colleagues Richard Worrell, Nick Wood and I would love to see everybody sell this way, but we have to admit that some houses are not suitable to be sold like this. Ordinary homes which are

mortgageable are often sold to people involved in property chains.These people are unable to exchange contracts in the auction room if they only have a sale agreed on their property. Classic examples of auctionable properties are the two building plots that we here at Woods Distinctive Homes currently have on their books. Known as Exception Sites, because this land would not normally be granted planning permission, these plots are within the grounds of splendid Rock House in Maidencombe on the edge of Torquay. Plot One is a superb site comprising the walled, former kitchen garden of the country house. Measuring around 150 feet by 45 feet and with sea views, the price guide is £170,000 freehold. Demand is high and growing News last week that the government will give the Bank of England extra powers to deflate a housing bubble, allied to hints of a rise in interest rates, will only make people more cautious. House prices may be showing the first signs of slowing down with average asking prices rising just 0.1% last month, a property website has reported. Rightmove recently suggested asking prices may have come ‘off the boil’, owing to rising buyer caution and an increase in properties coming on to the market. More regions saw prices fall than rise month-on-month and London, which has been considered the engine of price growth, recorded a 0.5% monthly decrease in asking prices. Stricter mortgage lending rules, which came into force in April, have already dampened demand. The rules mean that lenders have to question mortgage applicants in detail, to ensure their mortgage is affordable. The result of these factors including the chaotic implementation of the Mortgage Market Review (MMR) is that some of the momentum has been taken out of the market. While the jump in property supply is welcome, average stock levels per estate agency branch are still well below those of last year, with shortages pushing up prices in popular locations. The next wave of buyers may have less motivation or ability to buy. Sellers are going to have to be sensitive to their local market and not pitch their asking prices too high as choosy buyers will not arrange to come and visit. Here in Exeter, where I work, the city is experiencing a surge in growth, outperforming most locations across the UK for job creation. There are significant planned economic and retail developments as

Over 60% of properties are owner-occupied with a further 20% privately rented properties. This provides a healthy market for buy-tolet investors. More activity in city market Isabel Clifton of Strutt & Parker shares her insights into Exeter During the past three months there has been an overall increase in activity in the Exeter property market. Across the board activity is up, there has been a rise in homes coming on the market, offers being made, sales agreed and new buyers registering with agents in Exeter. This trend has continued into June and at present there are no signs of things slowing down. Clearly the Government’s Help to Buy scheme has had an impact on buyers’ ability to secure a mortgage and this, coupled with ongoing low interest rates, has encouraged buyers to get moving in the city. The renewed confidence in the marketplace has also left sellers feeling more positive. There has been an increase in stock coming to the market compared to the earlier this

year where there was a definite shortage of houses on the market at all price levels with supply not meeting demand. Sellers are also being more realistic. Over-ambitious guide prices were causing houses to stick on the market in 2013 but the idea appears to be filtering through that a competitive guide price is more likely to result in a successful sale. Exeter properties in the middle sector of the market are selling very well, particularly between £350,000 and £550,000 as at this level there is still a limited amount of stock available. The stamp duty threshold which jumps from 3% to 4% at £500,000 has meant that sellers still believe they should keep away from the half a million price range when coming to the market.

Interestingly, a very recent sale we here at Strutt & Parker have agreed in St Leonard’s was a property in this price range which had so much interest it was necessary to arrange for best and final offers to be submitted within days of launch. The bidders were not in the least bit put off by the extra £5,000 payable on the 1% increase in stamp duty payable. Another St Leonard’s property we are marketing has had three offers in as many days. Competition for these types of semi-detached houses is fierce in Exeter as young professionals and young families who are upsizing or coming out of rented accommodation jostle to secure a longer-term home. There is a great deal of city property available around the £200,000 mark and this is selling quickly if well-presented and competitively priced. However, at this level there is a battle between first time buyers wanting to secure a home and landlords looking for an investment property with a healthy yield. Despite the recent news that the average UK house now costs 10 times the average UK salary, houses are in greater demand than flats, according to the latest Royal Institution of Chartered Surveyors research. The supply of rental property has con-

tinued to grow but the pace is slowing. Rents in the UK have increased consistently since 2009 as unaffordable mortgage finance and large deposits required by lenders cause barriers to home ownership. Surprisingly, the research also found that the average tenant now stays in a property for 19 months. It is difficult to predict the effect of

I’m positive the market will continue to remain buoyant the Bank of England’s recent indications that interest rates will rise marginally in the next few months and that the Bank’s governor, Mark Carney, “will not hesitate” to use interest rates in order to cool the housing market. It could cause a surge of buyers wanting to lock in to

fixed mortgage rates before any rise occurs. From early signs, his announcement doesn’t appear to be having a negative effect on the Exeter market. In relation to borrowing, mortgage companies unfortunately are ahead of the game and will not wait for the Bank of England to announce the increase before putting up lending rates. They are already taking a great deal longer to process applications with the new more stringent assessment criteria and this may slow down the conveyancing process again causing frustrating delays for house hunters. It’s still too early to tell if these new mortgage hurdles will make a great difference to house purchases but the sub £300,000 market sector is likely to feel the effect most. For the time-being, based on current levels of activity, I am positive that the market will continue to remain buoyant over the coming months. The South Hams has probably one of the most beautiful and diverse coastlines in the Britain Isles and certainly it is an area where people can buy a view. Why it’s hotter on the water The summer has well and truly arrived and waterside properties are certainly back in demand here in the South West. One of the most significant waterside estates to be offered to the market this year is The Bantham Estate in South Devon, which we here at Strutt & Parker have been marketing recently for a £11 million. We have already received substantial interest from a number of potential purchasers interested in buying a whole village and a beautiful surfing beach. I accept that the general market for waterfront property is unlike the interest we have received for The Bantham Estate! But nonetheless it does show that even at the top end of the market, demand is strong. Buyers from London and the Home Counties have never had a better market in which to purchase waterside homes on the north and south coastlines of the Westcountry, in popular beauty spots and off-the-beatentrack ones. Properties located near the sea and, in particular, near sandy beaches are becoming ever more popular. Farmland demand is strong With some fine weather finally now upon us, many South West farmers are busy making hay and silage, and it will not be long before we see the combines out for the start of the 2014 harvest. The first half of 2014 has been busy for the Stags Farm Agency team. We have found that the farm and land markets throughout the Westcountry are buoyant, with demand being driven by a combination of local farmers expanding their existing farm businesses, farmers relocating from other areas of the UK and overseas, and residential buyers seeking a change of lifestyle with the purchase of small farms. The introduction of the new Basic Payment Scheme from January 1 2015 appears to have had little impact on sales and with current entitlements rolling into the new scheme, many concerns have been eased. Indeed, 2014 has been the busiest spring for a number of years. A diverse range of quality farms came to the market in April and May which have generated a good level of interest with a number of sales being agreed. In contrast, fewer blocks of agricultural land have been made available, which has resulted in some very strong offers. In the north and mid Devon, west Somerset and Exmoor, my colleague Andrew Dodds has also brought a variety of farms to market, ranging

Residential farms to recently come to market include Townsend Farm in Skilgate (102 acres) which lies in the heart of the village and is accessible for both Taunton and Tiverton and Greendown Farm near South Molton, which offers the opportunity for multiple family occupation within its three dwellings, some large and versatile farm buildings, all surrounded by its own ring-fence of 49 acres . Large blocks of agricultural land continue to be the most sought after by farmers looking to expand. We have seen a rise in demand in favour of residential farms; buyers relocating from the South East and seeking a change of lifestyle are more active

now than for many years. Three of the farms we launched to the market in spring 2014 went to best offers, having attracted considerable

edge of Paignton, a 75 acre farm near Cullompton and a 118 acre farm near Honiton. The farm market is strongest where buyers can see commercial opportunities and can obtain a good return on investment and/or the farm offers privacy and protection but still has good links to the M5 and A30. So what does the second half of 2014 have in store? I anticipate land values will continue to climb in certain areas, particularly those with a sustained shortage of availability of both land lots and complete farms. However, I would issue a word of caution: Values have been, and remain, very location-specific – there is no ‘one size fits all’ across the land market. The average price of an acre varies widely across the Westcountry, and even from parish to parish. On the auction front, Stags has held

a good number across the Westcountry during the first six months of the year. A highlight was June’s auction of Manor Farm in the Quantock Hills, where 80 acres and a barn with planning consent for conversion to a holiday cottage were offered for sale in seven lots. The barn with consent for a one bedroom holiday let, set in five acres, went under the hammer for £140,000, with the remaining land lots averaging £12,000 an acre, the top price being £17,333 per acre. A whole farm for sale by auction is a rarity these days but Woodhay Farm, Whitestone, Exeter is an exception and will be offered for sale by auction on the 27th June. Woodhay is a privately-situated commercial farm with exceptional views towards Dartmoor, and comprises 148 acres, a modern farmhouse and a range of modern farm buildings. It is being offered for sale with a guide price of £1 million. Stags is preparing to launch a number of farms and land lots over the summer including a 101 acre dual occupation property near Bridestowe, a 60 acre bungalow with an agricultural occupancy tie near Tiverton and 140 acres of land near Brayford. A very special place to live In East Devon you will find England’s first natural World Heritage Site, know as the Jurassic Coast, flanking the south of the area. There are two Areas of Outstanding Natural Beauty covering the majority of the countryside inland. All in all, the natural attributes of this stunning part of the country are clear to see. But when buying a house, it isn’t just the natural beauty you need to consider. Fortunately, East Devon has superb lifestyle facilities. There are lots of great schools, such as Colyton Grammar which is regularly in the top of The Sunday Times results table nationally. Many other local state primary and secondary schools in the area performing to a high standard. This part of the world has good road networks providing links to the rest of the country. With swift railway links to London and Bristol, you are never too far away from where you need to be. The local communities here are strong, with a range of beautiful villages often with a pub, village hall and school. The attractive market towns of Honiton and Axminster are rightly popular while on the coast the Regency town of Sidmouth is a particular draw. So what is selling well here at the moment? And who is buying? There has been a significant increase in the number of sales here at the Stags office in Honiton this year – up by 68% compared with the same period last year. However, it is the top end of the market which has seen the biggest increase in activity. This increase in numbers of sales

The average age of the first-time buyer is now well into the mid 30s. Renting, no longer a last-ditch option, has become a clear lifetime choice for many, with its advantages of greater flexibility and lower costs. As a result, it is anticipated that the number of private rented households is expected to rise by more than one million over the next five years. The fastest growing group of private tenants is in the 35-44 age bracket, of which a quarter have families and are now often referred to as “generation rent�. There seems little doubt that the demand for private rented accommodation can only increase. Purchasing a property to rent out as a medium to long term investment has become increasingly popular. However, when you buy a property to let out, you should be careful to ensure that your investment provides a good return, but is also as trouble-free as possible. Choosing a property First and foremost, know your market. Find out what the local tenants want: what size, type, and location of house they are after. Is your property close to local amenities, main lines of communication, sources of employment? Do not let

maintenance or refurbishment prior to letting. Remember that while capital appreciation is desirable, it is not guaranteed. Don’t be too ambitious - go for a realistic yield and return. Gross yields will usually be in the region of 5% per annum (bear in mind this figure excludes capital appreciation). Landlord responsibilities Once you have purchased the property to let, you then become a landlord and need to be aware of the legal requirements that cannot be avoided or ignored. There is extensive legislation that governs the private rented sector to include safety of gas and electrical equipment, repairing and maintenance obligations, furniture and fire

Financing your buy to let Some investors are fortunate enough to buy a property without borrowing to finance their purchase. However, this may not actually give them the best return on investment. It may have been better to split that capital between 2-3 properties, financing the remainder with a buy to let mortgage. It’s important to know the facts and the risks before embarking on this sort of venture - an independent financial advisor can advise on the different requirements necessary. You need to choose a mortgage that suits not only your current but also your future needs. Income from rental properties is taxable, but you will be able to offset some of your costs such as agency fees, insurance premiums, interest on mortgage payments, repairs and renewals etc. You should seek advice not only on

income but also capital taxes, as these may have a significant impact if you choose to sell or transfer ownership of your properties. Choosing an agent Taking the right advice is vital to ensure that your buy to let investment ends up being as trouble-free as possible. Choose an agent who has knowledge of the area and can provide you with letting and management services that you require. The management fee, while important, should not be the only factor in deciding which agent to choose. You want an agent who has the right structure, staffing, experience and local knowledge. They must be able to fully fulfil the obligations stated in their terms of business. For peace of mind, you should only choose an agent that is a member of an relevant professional body such as Association of Residential Letting Agents, or the Royal Institution of Chartered Surveyors. Do I need to provide storage for bed linen or can I expect the housekeeper to look after it? – JS, East Devon A. Gaby Wakley, property manager for Helpful Holidays, says: The answer to your question depends on whom you employ. Some housekeepers will be happy to store linen at home, whilst others simply won’t have the space or want the responsibility. Many owners of small cottages provide a lockable chest or trunk in which to store linen, or choose a bed with drawers underneath for storage, so these might be viable options if your space is limited. If you do have a cupboard on which you can mount a lock, you then have somewhere practical to stash consumables such as teabags and spare loo rolls, as well as the linen. It also means that guests aren’t tempted to help themselves to an endless supply of clean towels and linen. Alternatively, it may be worth exploring the possibility of using a laundry to process linen and towels, relieving your housekeeper entirely from the responsibility of laundering and storing linen.

Q. Is there any reason why we can’t sell eggs from our chickens to the guests in our holiday cottage? – MG, West Cornwall A. Melanie Cassidy, property manager for Helpful Holidays, says: If you keep fewer than 50 laying hens, there’s no requirement for you to register with the Egg Marketing Inspectorate (EMI) as a producer or the Great Britain Poultry Register and you’re free to sell your eggs without having to mark/stamp them. address, the best before date and advice on chilling eggs after purchase. It’s best not to classify eggs by size, or to say they’re free range, from garden chickens or organic etc, unless you’re absolutely certain you comply with relevant industry standards. As you’ll be supplying direct to the consumer rather than on a large-scale commercial basis, you’re exempt from regulations relating to the control and prevention of salmonella, but it’s wise if you’re buying new hens or chicks from a large flock to check they’ve been tested. Vivid variety in West Devon There are certain moments as an estate agent when you really can take a moment to appreciate the area in which you work, and this is often the case in West Devon and the Tamar Valley.
