We had a season blessedly free of natural and man-made disasters. If you’re in Louisiana you’ll disagree, and in fact the floods there may have caused property destruction on the scale of a hurricane. For the most part, though, the country enjoyed a dry, hot summer, which can only be good for this business. There are still two more months of hurricane season, and I hope I don’t have to offer an apology in the next issue. This is your time to take stock. It’s time to assess what went right and what went wrong with your season. It’s time to make decisions about which trucks are worth putting money into (or new trucks purchased) and which ones need to go to the boneyard. It’s time to decide, shall I max out the production setup I have now, or is it time to look at automating my system further? Do I need to put another ten or forty or one hundred tons of production on the line? There are people who can help you work out these decisions. They are sort of your competitors, but also not. It’s the crowd that will gather in San Antonio in early November at the International Packaged Ice Association convention. They have all made the same decisions, bought and driven the same kind of trucks, and hired and fired the kind of workers you have. Chances are, if there’s anyone in your town who is in the same business, you don’t want to talk to them. You’re both working with a relatively fixed number of retailers and other customers, and you might think it foolish to discuss your business with them. We agree, that would be foolish.

But if you could meet a guy whose plant is 1,000 miles away and is dealing with a similar problem, wouldn’t that be a great resource? That’s exactly who will be in San Antonio. Maybe some people from across town, but also people from a long way away who, it so happens, have a plant set up by the same supplier as yours. They’re also considering some of the modifications you’re considering. Maybe there’s a speaker there whose insight will make a difference to you. Maybe you feel you need to meet a couple different equipment vendors since your current one isn’t keeping you completely happy. They will all be there. So before you take your end of season money and put a deposit on a fabulous winter rental in the Keys, or even before you talk to your banker about new capital to build out your plant, you owe it to yourself to gather some friends around you. It doesn’t matter where you live. It doesn’t matter whether your season is dead over, never to be seen again until May 2017, or you’re merely entering the slower months when you can actually keep up, and not the high season when 24 hours are not enough. 7-Eleven Puts 13 New England Stations Up for Sale LOCATIONS NO LONGER FIT THE RETAILER'S BUSINESS MODEL

7-Eleven Inc. placed for-sale signs on 13 New England locations that no longer fit into the retailer's business model. The gasoline stations and/or convenience stores hitting the market include 12 units in Massachusetts and one in New Hampshire. The retailer has retained NRC Realty & Capital Advisors LLC to handle the sale. "This package contains many highquality assets that simply do not fit 7-Eleven's current business model. All of these stores should provide good opportunities for the right buyers," said Robbie Radant, Vice President of Mergers and Acquisitions for 7-Eleven.

According to NRC, the lot sizes range from 6,000 square feet to six acres, while store sizes range from approximately 1,375 square feet to more than 7,600 square feet. Nine of the sites being offered are fee-owned properties, and the remaining four are leaseholds. All sites are being sold without 7-Eleven branding. In addition, all sites that sell fuel are offered for sale with fuel supply, which would be provided by SEI Fuels Inc., a 7-Eleven subsidiary. "This sale provides another great opportunity for those already operating in these markets, as well as for others looking to enter them," said

Evan Gladstone, Executive Managing Director of NRC. The properties will be sold using NRC's "buy one, some or all" sealed-bid sale process. Property specific packages are expected to be available in late March, with a bid deadline of April 28, 2017, according to the Chicago-based real estate and financial advisory firm. Dallas-based 7-Eleven operates, franchises or licenses more than 10,300 7-Eleven stores in North America.

Small Changes Can Make a Big Difference Implement these tips for a profitable impact on your prepared food program Convenience stores are in a unique position because they offer retail/grocery items and, increasingly, prepared foods. While prepared foods are not a new option for pioneers like Sheetz and Wawa, few concepts are as experienced at executing and sustaining these programs. Q1 has developed five ideas for retailers, suppliers and stakeholders to consider as prepared foods continue to grow and become essential to satisfying patron demand.

But patrons judge the kitchen based on the cleanliness of the bathroom. Also, a large portion of non-users of c-stores just use the bathroom. One bad experience perpetuates the gas-station image.

Staff must know the names of these regulars and also be familiar with the items regularly purchased. It is the “Starbucks” phenomena — which is really just Marketing 101 — of having the favorite item ready when the patron enters the store.

Restrooms must be spotless. This means the floors

There are a number of other tips that readers are likely aware of, but these provide some of the general elements that Q1 believes can make a profitable difference if implemented.

Merchandise prepared foods with retail items. There

are a set of patrons who never purchase prepared foods at a convenience store. The reasons for this vary and include limited knowledge (“never noticed cold case”) or flat-out rejection (“I got sick at a c-store once”). The point is, there are a number of non-foodservice users in stores today that are prime candidates to convert. Enhance in-store marketing, provide samples and use store employees to announce specials or deals on coffee and prepared foods.

ith more than 150,000 convenience stores across the United States, the channel boasts a variety of business models — large chains, single-store operations, small retailers — and some prove convenience can be a family affair.

And it's not just the retail side of the equation that counts numerous family businesses; the wholesale landscape is dotted with families that have made the business more than just a career. But just like a family itself, a family business can be tricky to navigate. Henry Hutcheson, president of Family Business USA, should know: his family owned and operated the Olan Mills portrait studios for three generations. "We've been through almost all of the issues family businesses have gone through and we got through them," Hutcheson said during an Aug. 9 webinar hosted by the Convenience Distribution Association (CDA), the trade organization that works on behalf of U.S. convenience products distributors. Pointing to the 2014 America's Richest Families list by Fortune magazine, Hutcheson noted that the top 24 are all family businesses. But it is difficult to be in business, he added. "What does a family look like from the outside? The Brady Bunch. Everyone is happy and smiling, and there is music," he explained. "But what goes on behind closed doors is more like the Addams Family." According to Hutcheson, there is value in owning your own business. In fact, Warren Buffett, CEO of Berkshire Hathaway, said "our long-avowed goal is to 14 REFRIGERATION Magazine │September 2016

the 'buyer of choice' for businesses — particularly those built and owned by families," he added. Looking at the numbers, 80 to 90 percent of all businesses are family-owned, -run, or –managed. They generate 78 percent of new jobs and account for 62 percent of employment. In addition, one-third of the Fortune 500 are family businesses, he explained. "Family businesses outperform non-family businesses," he noted, adding the key driver is trust. "Getting three or four family members in a room creates an extraordinary bond of trust," Hutcheson said. While those numbers are impressive, there are others that paint a slightly different picture. For example, 33 percent of family businesses will successfully pass into the next generation — meaning 67 percent will not. Also, 45 percent of CEOs at family businesses that plan to retire in five years have thought about succession — conversely, 55 percent have not, he explained. Another fact is that 85 percent of these businesses have identified a family member as the successor, but this can cause problems, he said. "Many family businesses are stuck on 'you have to have a family member running it.' But that's not true. You own it. You want your business run by the best person possible," Hutcheson explained. According to Hutcheson, a family business is comprised of three elements: family, business and ownership. And they are all intertwined. A change in any one part of the system can have an impact on the other parts of the system, he noted.

Best Practices For Handling Family Business Conflicts • Have common goals • Fill key roles with competent people • Implement financial controls and have strong financial talent • Develop a family mission statement • Establish sound governance • Hold regular family business meetings • Establish a family council and meet regularly

"The most important thing you can do in a family business is communicate," he said, adding active listening is a key to resolving conflicts.

And while conflicts arise, Hutcheson explained there are some best practices family businesses should follow. September 2016 │ REFRIGERATION Magazine 15

Mireles Party Ice is an independent packaged ice company servicing the San Antonio and surrounding areas. Jesse started his first business in 1974 with a fruit and vegetable store, which later developed into a corner store specializing in draft kegs to go. After crushing bars of ice to sell with kegs for many years, Jesse (with some help from his son Jesse IV) founded Mireles Ice in 2001. From a meager 10 ton ice plant to today's two facilities producing 100 tons, Mireles Ice is expanding to a new state of the art facility. The new facility will utilize two existing P-34 ice makers, along with a new P-34XL and a Keith Walking

Reddy is again graciously opening their doors to IPIA attendees. We will be touring their San Antonio facility that produces 140 tons of production. This seasoned facility is unique in that it incorporates robotics in addition to two (2) manual lines and a block line.
