About Energy Rating Plus Energy rating plus was formed to promote energy awareness and conservation through building energy rating assessment and certification as required by law. The company provides a Building Energy Rating (BER) service to clients as per the Energy Performance of Buildings Directive (EPBD). We are 100% independent Sustainable Energy Ireland (SEI) registered assessors to provide quality assured BER certificates. We are customer focused by independently assisting you in reducing energy costs and saving you money and also protecting the environment by reducing carbon emissions through BER assessment and certification and energy advisory reports. ‘Conserve your energy, Conserve your money’ is our philosophy. As a result your property will command a higher future value upon receiving an excellent Building Energy Rating.

Building Energy Rating assessments will only be accepted by SEI who is the regulating body, if they have been prepared and submitted by a registered BER assessor. As energy rating plus are independent SEI registered assessors, we are authorised to provide energy rating certification on your building. Each building receives an individual BER assessment and subsequent certificate, the BER can be done off your construction plans and design specification thus avoiding unnecessary expensive alterations at a later stage. What are the legal implications for non compliance? There is a maximum fine of up to €5,000 for not obtaining a BER when required. We assist our clients to address the challenge presented by increasing fuel costs and growing environmental awareness by finding cost effective ways to save energy and reduce environmental impacts.

Our Services

A Building Energy Rating (BER) is a standard calculation of the energy performance of a building, produced by a qualified assessor using procedures including calculation method and software approved by SEI and including a survey of the building where required by direction of SEI. It is rather like the mpg or l/km rating of a motor vehicle or very similar to the A to G rating for household appliances.

Implementation of the Energy Performance of Buildings Directive (EPBD) in Ireland will be as follows: BER of new dwellings commencing on or after 1 January 2007. The introduction of BER for new dwellings is subject to a transitional exemption period whereby a BER will only be required for dwellings


constructed and offered for sale or rent for which planning applications are submitted as and from 1 January 2007 and which are substantially completed by 30 June 2008. BER of new Non-Domestic Buildings commencing on or after 1 July 2008. A transitional BER exemption will apply to a new non-domestic building for which planning permission is applied for on or before 30 June 2008 provided the new non-domestic building involved is substantially completed by 30 June 2010. BER of existing buildings when offered for sale or letting on or after 1 January 2009 We calculate the energy performance of your building through its: dimensions, water heating, lighting & space heating and building elements (e.g. floor, walls, roofs, windows, etc.) as provided by construction plans and design specification. Carry out the energy assessment procedure through approved guidelines and software as set out by legislation. • Preparation of Building Energy Rating (BER) certificates • Property registration on SEI national database • Energy Advisory Reports will accompany all certificates, advising on how to improve your rating

Air Tightness Testing This measures the flow of air within your home by using blower door test equipment. The aim is to identify areas of your home that are experiencing heat loss through gaps and cracks in the fabric of the building. These areas of heat loss are increasing your energy consumption subsequently costing you a lot more money. Thermal Imaging Thermal imaging is used to identify patterns of heat loss from your home that is invisible to the naked eye, it is conducted using a high tech infrared camera. How do I get my Building Energy Rating (BER) Certificate? • Contact a BER qualified assessor i.e. energy rating plus • Provide your construction plans and design specification • Energy rating plus will complete your energy assessment and rating and prepare your BER certificate.
