Perspectives Property
Is it better to buy or rent? While each option has its merits, current market conditions are tipping the scales decidedly in favour of buying, especially when it comes to off-the-plan properties. Let's delve into why purchasing a home might be your smartest move in today's market.
Building Equity
When you rent, your monthly payments contribute to your rental provider’s mortgage and investment portfolio. In contrast, buying a property allows you to build equity with every payment. As property values appreciate over time, you’re not just paying for a place to live – you’re investing in your future.
Locking in Today's Prices for Tomorrow's Market
One of the most compelling reasons to buy now, particularly off-the-plan, is the opportunity to secure tomorrow's property at today's prices. With real estate values generally trending upward over the long term, buying off-the-plan can be a savvy way to get ahead of the market.
Customisation and Modern Living
Off-the-plan properties often come with the added benefit of customisation options. From choosing finishes to tweaking layouts, buyers can tailor their future homes to their exact preferences. In addition, new developments typically incorporate the latest in smart home technology and energy-efficient designs, offering a modern living experience from day one.
Financial Incentives and Tax Benefits
Governments often offer incentives for first-time homebuyers, such as grants or stamp duty concessions. These can significantly reduce the initial costs of purchasing a property. Additionally, homeowners may benefit from tax deductions on mortgage interest and property taxes, potentially lowering their overall tax burden.
Long-term Financial Security
Owning a home is a cornerstone of long-term financial security. As you pay down your mortgage, you are building a valuable asset that can serve as a financial safety net in retirement or be passed down to future generations.
The Off-the-Plan Advantage
Buying off-the-plan offers unique benefits in today’s market:
Lower Initial Costs: Developers often offer attractive pricing in the early stages of a project to secure funding and meet pre-sale targets.
Capital Growth Potential: The value of your property may increase between purchase and completion, allowing you to benefit from market growth before you’ve even moved in.
Extended Settlement: The time between purchase and completion gives buyers more time to save, potentially reducing the loan amount needed.
Newest Amenities: Off-the-plan developments often include state-of-the-art facilities and community spaces that can enhance your lifestyle and property value.
Navigating Off-the-Plan Purchases
While off-the-plan buying offers advantages, it’s always wise to do your due diligence:
• Research the developer’s and the builder’s history, as well as the area’s growth prospects.
• Review the contract carefully, noting planning permits, fixture and fitting schedules, and registration periods (sunset clause).
• Understand the guarantee and warranty periods.
• Clarify your options should your personal circumstances change, or you simply change your mind before settlement.
Remember, the best time to buy was yesterday; the next best time is today. Your future self may thank you for making the leap from renter to homeowner in today’s property market. ■

As P Johnson celebrates its 15th anniversary, we explore the brand’s journey to become a global fashion powerhouse. This feature delves into the Australian perspective on style, the philosophy behind P Johnson, and the vision that has shaped its success. Join us for insights into the world of bespoke tailoring and timeless elegance that defines the P Johnson name.
In the world of fashion, where trends come and go in the blink of an eye, P Johnson has stood the test of time, celebrating 15 years of sartorial excellence. What began as a roving tailor service, with Patrick Johnson and his business partner Tom fitting clients in offices across the city, has expanded into a global brand synonymous with impeccable taste and craftsmanship.
From its humble beginnings, P Johnson has remained steadfast in its mission: to guide clients towards the most tasteful wardrobes, simplify their lives, and create unforgettable experiences along the way. Today, the brand's offering has expanded to include a full range of women’s and men's ready-to-wear and made-to-order clothing, covering every aspect of the modern wardrobe.
At the heart of P Johnson’s success lies Patrick Johnson's commitment to beauty in clothing. This dedication is evident in the brand’s crafted approach, use of top-shelf fabrics, and unique in-store experiences. The P Johnson stores are an extension of the brand’s aesthetic philosophy, benefiting from the design expertise of Patrick’s wife, acclaimed interior designer Tamsin Johnson. Her distinctive blend of opulence and freshness creates welcoming, homely spaces that perfectly complement the brand's aesthetic.
The P Johnson empire now spans the globe, with stores in New York’s Soho and London's Fitzrovia and multiple locations across Australia. From Sydney to Melbourne, Brisbane, to the upcoming women's space in High Street Armadale, P Johnson continues to bring it’s unique vision of style to discerning clients worldwide.
As the brand celebrates this milestone, Patrick Johnson reflects on the journey and the philosophy that has guided P Johnson's success. In a letter to readers, he shares his thoughts on the Australian perspective, the importance of beautiful clothes, and his vision for a life well-lived:
“As a late teen, I once saw a bumper sticker that read, ‘If you ain't livin’ on the edge, you’re takin’ up too much space’. I liked it. While growing up in Australia had its more obvious privileges and freedoms it can, at times, also leave something a little more cultivated to be desired. Apart from a healthy disengagement from pomposity, I now see the greatest of those privileges is our relative isolation.”
Patrick’s unique perspective, shaped by Australia’s geographic and cultural position, has informed the brand’s approach to fashion and lifestyle. He continues:
“From a distance, we can evaluate, salvage, refine, cherrypick and augment all the best things that other societies have long established. I feel a peculiar urgency to accelerate our own tastes, to communicate beauty, deliberate on it, and to convince the unconvinced of its value to us.”
This passion for beauty and refinement is at the core of P Johnson’s ethos. Patrick sees beautiful clothes as just the beginning of a journey towards a more considered, enjoyable life:
“Beautiful clothes, their sensuality, their organics, and their crafted nature is just a start, but it’s a start I know I can help with. Then, convincing ourselves of the value of dressing well, discovering what that is for each person, learning the language of it and reestablishing the dialogue that is next, and then there is the rest of it - art, music, film, interiors, buildings and landscapes.”
As P Johnson looks to the future, Patrick’s message is clear: slow down, appreciate beauty, and live life to the fullest. In his words, “Live Slow - Die Old.” It’s a philosophy that has served P Johnson well for 15 years and promises to guide the brand for many more to come. ■

Life, parkside. A respectful neighbour and contributor to Carlton’s unique heritage, the architecture draws on the suburb’s rich and diverse character to present a new calibre of modern design in the cultural heart of Carlton.
Fitzroy Meets The StandardX
How does The StandardX, Melbourne's design reflect and integrate with Fitzroy's eclectic and artistic character?
The hotel embodies Fitzroy’s vibrant, eclectic spirit, drawing inspiration from the neighbourhood's diverse culture and creativity. This is reflected in the architecture, interior design, and styling of our spaces. Lead architect Peter Miglis of Woods Bagot is native to Fitzroy and considers it his backyard. The respect he has for his community plays an important part in our connection to our new location.
The architecture is designed to make our building feel as if it has always been part of the local fabric, seamlessly integrating with the existing landscape through its industrial aesthetic. The hotel engages with the community through features like organic bench seats and open windows, connecting with local ventures such as the Rose Street Market. Emblems of local creativity are visible throughout the spaces, blended with The Standard’s signature wink — including works by Sarah Parkes, Adam Goodrum, Dean Norton, Aileen Colbett, Georgia Stevenson, and Brodie Kokkinos.
In what ways does The StandardX build upon the aesthetic and guest experience established by The Standard Brand?
The Standard celebrates raw materiality with whitewashed brick, rattan ceilings, and terrazzo floors, balanced by industrial elements like powder-coated metal and exposed beams. The StandardX, Melbourne combines this soft industrialism with youthful eclecticism throughout its public spaces, including The Box, BANG, The Roof, and the lobby.
Unlike typical hospitality trends, The Standard prioritises genuine guest connections. Our Guest Experience Management team (endearingly called GEMs) ensures personalised experiences across all our properties, nurturing loyalty among creative tastemakers and some of the world’s most notable VIPs. This focus on human connectivity is core to The Standard brand. At The StandardX, we aim to connect guests with the local community through curated experiences, bringing people to new destinations.
What are some unique features or concepts introduced in The StandardX that guests can look forward to?
The Box is a retail concept that offers a cabinet of curiosities ranging from daily essentials, wellness items, and fashionable goods to delicious snacks and drinks born out of local partnerships The StandardX has created. Guests will discover a plethora of collaborative products celebrating local industry and designers, found only at The Box. Look forward to special brunches and summer DJ sessions at BANG during weekends to celebrate and integrate with the Rose Street Market.
The crown jewel can be found in the stunning panoramic views from The Roof, with the Dandenong Ranges on one side and Melbourne’s skyscrapers on the other. Hotel guests will have access to the best spot for sundown cocktails this summer.
What inspired the creation of BANG, The StandardX Melbourne’s Thai-focused restaurant, and what can customers expect?
The successful establishment of The Standard’s Asia flagship in Bangkok and our integration into a new country, city, and culture was BANG's source of inspiration. Through The Standard’s global footprint, our paths crossed with Chef Justin Dingle-Garciyya, whose experiences across Asia have greatly influenced the menu. The foundation of BANG rests on authentic Thai flavours while harnessing local and seasonal ingredients enriched by the chef’s unique execution of traditional recipes. True to its name, BANG’s dishes provide an explosive sensory experience. Just when you think you know Thai food, Chef Dingle-Garciyya reinvents it.
In what ways does The StandardX, Melbourne aim to be a “playground for big stories and bold moments”?
We're holding a grand opening party later in the year and look forward to bringing the flavour of The Standard's legendary fun to Fitzroy.
With lifestyle, music, art, and fashion being core pillars of the brand, we will engage with Melbourne’s diverse cultural calendar. Melbourne Fashion Week in March will be a moment for celebrations, similar to how we contribute to and celebrate Fashion Week in London and New York ■

In conversation with
Boffi Studio
In this exclusive interview, we spoke to Edwina Withers, Director of Boffi Studio Sydney and Boffi Studio Melbourne. Below, she shares insights on her journey, the evolution of the Australian design landscape, and the impact of Boffi's presence in the local market.
What most inspired you to bring the iconic Boffi brand to Australia?
My inspiration to bring Boffi to Australia stems from a long-standing admiration for the brand. As a designer, Boffi has always represented the pinnacle of high-end design and craftsmanship. From the early days of my career, I revered Boffi’s commitment to innovation and quality. When the opportunity arose to establish Boffi Studio in Sydney, it felt like a natural progression to introduce this iconic Italian brand to the Australian market. With over 30 years in design, including running my own practice, I saw a growing demand in Australia for sophisticated, high-quality design solutions. By launching Boffi Studio, we aimed to enrich Australia’s design landscape with Italian design excellence and craftsmanship.
How does Boffi Studio in Melbourne’s approach reflect your view on interior design's role in connecting people with spaces?
At Boffi Studio Melbourne, our approach aims to create emotional connections between clients and their spaces, which for me is the role of Interior Design. By presenting Boffi’s offerings in a space that feels both aspirational and approachable, we foster a stronger connection between our clients and their environments. This ensures our designs are not only functional but also resonate personally with users, ultimately improving their quality of life and their relationship with their spaces.
How has your background in Fine Arts and Architecture influenced your curation of Boffi’s offerings for the Australian market?
My background in fine arts and architecture has significantly influenced how I curate Boffi’s offerings for the Australian market. Fine arts has deepened my appreciation for visual aesthetics, while my architectural experience has honed my understanding of spatial dynamics and functionality. This dual perspective enables me to communicate effectively with my fellow peers in the architecture community and understand their design intentions, ensuring our offerings meet and exceed Australian design expectations. This approach helps create design solutions that resonate with the unique preferences of our market.
Over the past decade, how have you seen the Australian design landscape evolve in its reception to Italian luxury brands?
In the past decade, the Australian design landscape has certainly progressed and become more receptive to Italian luxury brands. Increased global travel and exposure have led Australians to value the craftsmanship and heritage of brands like Boffi. The industry has evolved to appreciate the sophisticated design that Italian brands represent, and Boffi has played a key role in this shift by educating Australians about the nuances of Italian design.
What is the most rewarding part of bringing an off-the-plan development, such as First Light, to life, from concept to completion?
The most rewarding aspect of bringing a development like First Light to life is having Boffi play a pivotal role in the project’s success. It’s truly an honour to see Boffi, the world’s number one kitchen brand featured in Australian developments. The opportunity to showcase Boffi’s products, especially in their most refined form like the Combine range, is incredibly fulfilling. What stands out most is how Boffi’s involvement can enhance the overall sales campaign and enrich the end user’s experience. Seeing our high-quality joinery become an integral part of these projects and contribute to their success is deeply gratifying. ■

Spring Styling Essentials
As the spring selling season approaches, homeowners across Melbourne are preparing to present their properties in the best possible light. With the market heating up, it’s important to make your home stand out from the crowd. Kristy Sadlier and Nat Wheeler, co-founders of norsu Interiors - where beautiful homewares, artwork, furniture and interior design services converge - share their expert tips on how to style your home for maximum impact during this busy season.
“We've seen a surge in last-minute customers coming in to style their homes for marketing campaign photos and open inspections,”Kristy notes. “It's clear that sellers understand the importance of presentation in today's competitive market.” So, where should you focus your styling efforts for maximum return? Nat and Kristy break it down into five key areas:
Artwork: The Power of Visual Impact
“Art has the ability to completely transform your home,” Nat emphasises.“One hero piece at scale can make a huge impact on a room.” Her advice? Choose art that speaks to you, imagining how it might enhance your future homes as well. Norsu's pre-framed, ready-to-hang, art range makes this crucial styling step both accessible and efficient.
Cushions and Soft Furnishings: Comfort Meets Style
Injecting personality into your space can be as simple as choosing the right cushions.“Select colours that pair with other focal points in your room such as artwork and decorative objects,” Kristy suggests. “Cushions bring warmth and softness, creating an inviting feel.”For bedrooms, Nat recommends keeping bed linen neutral - a white quilt provides a great base - then adding colour through decorative cushions and throws.
Decorative Objects: The Finishing Touch
Don’t underestimate the power of well-placed decorative objects. “They are the finishing touch that makes your space look ‘complete’,” Nat explains. Her go-to items include indoor plants, vases, books, statement fruit bowls, and candles. Cluster these objects on coffee tables, consoles, shelves, kitchen islands, or bedside tables to add that final layer of sophistication to your home.
Lighting: Setting the Mood
“Nothing creates ambiance within your home more than the soft glow of a lamp,” Kristy shares. She recommends layering light through lamps in almost every room to create an inviting experience for potential buyers. Beyond the obvious placements like bedsides and desks, consider positioning lamps on hallway consoles, entertainment units, and floor lamps in cosy corners of living or formal sitting rooms.
Professional Touch: When in Doubt, Seek Expert Help
While these tips can significantly enhance your home’s appeal, sometimes it's worth engaging professional stylists for that extra edge. “We’ve been supplying products to expert stylists like wwMegan from Cooper Robinson since we began norsu,” Nat mentions, highlighting the value of professional expertise in home staging.
As the spring selling season gains momentum, investing in your home’s presentation can make a significant difference in attracting potential buyers and securing the best possible price. By focusing on these key areas - artwork, soft furnishings, decorative objects, lighting, and potentially professional styling - you can create a home that not only photographs beautifully for marketing campaigns but also leaves a lasting impression during open inspections.
Remember, the goal is to help potential buyers envision themselves living in the space. By implementing these norsu styling strategies, you’ll create an inviting home that speaks to buyers’ hearts as well as their minds. ■
