We recently spoke with Rollo Wright, the founder of Roulston, about his journey in property development. From assisting his father at auctions to leading projects like Malvern Gardens, Rollo's passion for creating exceptional living spaces has been lifelong. He shares insights into his beginnings, his design philosophy, and his vision for the future of residential development.
How did your early start in the property industry shape your vision for Roulston?
I grew up watching my dad work hard in real estate.
As a child, I helped him put up auction flags and examined floor plans at open-for-inspections, always looking for ways to improve spaces. My entrepreneurial interest started early—I bought, renovated, and sold pushbikes, then cars and boats. With those earnings, I purchased my first property at 18, a one-bedroom flat in Elsternwick for $125,000. I studied Planning and Design and Property and Construction at The University of Melbourne. After graduating, I was grateful to land a job with Richard Buxton at Buxton Group, where I further developed my passion for property development. Today, Richard and I remain business partners, continuing to collaborate on ventures that leverage our shared expertise and vision.
The Malvern Gardens project in Malvern East unites industry-leading expertise. Which features of this project do you feel are setting new benchmarks for quality and design?
Collaborating with the esteemed architects from Ewert Leaf, we've created a project I'm incredibly proud of.
I believe every apartment ticks all the boxes, from ample storage space and credenzas to areas for umbrellas, raincoats, ironing boards, and vacuum cleaners. The building features a timeless design, with floor plans that are 10-15% larger than others in the area, offering spacious living rooms and master suites. Each apartment includes a formal entry, large balcony, and high-quality finishes sourced from local businesses we've partnered with for over a decade. These are secure, lock-up-andleave homes.
Roulston focuses on the creation of "inspired properties of enduring quality." What do you believe are the key elements that contribute to a property's longevity in both style and function?
A well-designed property should balance aesthetics with practicality, ensuring that spaces are both beautiful and functional for everyday living. This includes ample storage, flexible layouts, and durable finishes that stand the test of time. High-quality materials and craftsmanship are also crucial, as they enhance the property's appearance and ensure it remains in excellent condition for years to come.
It is also important to incorporate timeless design elements that won't date and create spaces that can adapt to residents' changing needs. I always strive to develop homes that offer long-term value, comfort, and a sense of community, which I believe are essential to a property's enduring appeal.
How do you see the residential development market evolving in the next decade, and what role do you envision for Roulston within this landscape?
There is likely to be increased demand from downsizers. Many may wish to spend more time away from the city, down on the peninsula, interstate, or travelling abroad. Luxury apartment living in premier locations offers owners flexibility, safety, and convenience without the stress of maintaining a large home.
Roulston will continually work with the best in the industry to develop and provide a beautiful and timeless product. Priorities will always be apartment location, something I will not compromise on, generosity of space, and aspect. I approach developments with sophistication and flexibility, understanding that some purchasers have specific needs for their homes, and I am always happy to work together on this. The increased focus on energy efficiency and sustainability in housing is important, and we share this responsibility now and in the future. ■

Background story leading to the inception of Project Sync -
I started my entrepreneurial path at a very young age, entering the building world at 18 years old through my endeavours in the construction and architecture sectors. This is where I picked up crucial skills that have aided me throughout my career. In an attempt to gain a foothold, I even offered to work for free. However, my transition into client-side project management is where I truly found my calling and identified a significant market need. Working in the building industry and learning the ropes gave me the confidence to be my best and take on the world of client-side project management. I was just 26 years old when I started SYNC Project Management, and I have always been a very hungry entrepreneur. This drive has now led me to the launch and success of Project Sync.
Approach to vetting new projects -
At Project Sync, our approach to vetting new projects involves a detailed assessment process to ensure each project aligns with our core values and capabilities. We start with a feasibility and yield study to evaluate the project's viability and potential returns. By laying a solid groundwork, we ensure that projects can be executed smoothly from the very beginning.
Adjusting our approach for different types of projects -
We tailor our approach based on the specific requirements of each project, utilising different team structures and modifying the planning process as needed. For instance, we may employ specialised project managers or consultants for certain phases, such as town planning or procurement management. We adapt our development management strategies to coordinate construction activities effectively, ensuring projects are completed on time and within budget. This customised approach allows us to address the unique challenges and needs of various types of projects, whether they are residential townhouses, aged care facilities, or large-scale apartment projects.
Evolution and current project management philosophy -
Although relatively new in the market, we’ve experienced early success in a challenging environment. Project Sync has evolved by continuously refining our project management practices based on insights gained from past projects. This evolution is reflected in our current philosophy, which emphasises comprehensive planning, risk management, and value maximisation. Our process includes detailed feasibility studies, strategic procurement, and robust risk management to avoid delays and cost overruns. These insights have shaped a philosophy focused on delivering high-quality projects that exceed client expectations and industry standards.
Innovations in project management for off-the-plan developments -
Looking ahead, I see several innovations in project management that could significantly impact off-theplan developments. These include advancements in digital twin technology, which can enhance planning and visualisation, and the integration of more sophisticated risk management tools to better predict and mitigate potential issues. Additionally, innovations in procurement and value management are expected to improve cost efficiency and project quality, ensuring that off-the-plan developments can be delivered more effectively and sustainably. ■

Redefining the ModernWorkplace
We spoke with Nick Maxwell, co-founder of Eclat, a cutting-edge coworking space that is redefining the shared office experience. With its unique combination of luxury, technology, and community, Eclat is setting a new standard for professional environments.
What inspired you to create Eclat, and how is it different from traditional coworking spaces?
When the Eclat founders were looking at the current coworking market, we felt there was an opportunity to do it better and create a more elevated experience. We believed we could incorporate high-end hospitality and state-of-the-art technology. But more than anything, we felt we could offer a level of connection and a sense of community that we hadn't seen in the market.
Can you walk us through the journey of how Eclat started, from the initial concept to opening your first location in Hawthorn?
The initial concept began 10 years ago when I had a conversation with one of our other founders, Jesse Hayes. He talked about the idea from a creative perspective, feeling there was a gap for places where creatives could go. We then trialled the concept in Williamstown, where he set up a photography studio and office spaces. We spent about six years trying to find someone who believed in the concept enough to invest in it once we'd proven it.
Finally, I met Paul Tuddenham, who loved what we put forward. He had space in the development he was currently building, which is where Eclat landed. Over the last three or four years, we worked through the fit-out and brought all elements of the Eclat experience to life. Our wonderful staff were the ones to help tie it all together and realise the vision.
The term "Eclat" means "to be brilliant." How does this concept manifest in your workspace design and member experience?
In terms of design, the space speaks for itself. People are blown away by the fit-out from the moment they step foot in the door.
For us, it's all about attention to detail, from the acoustic ceiling panels to the amenities. We tried to consider as many aspects of the member experience in the fit-out as we could. We even created our own furniture company called Forme Design with Mark Miller, which allows us to custom make most pieces housed in the space.
Outside of design, it's about going above and beyond for our members. For small to medium businesses, it's a real challenge to resource additional amenities and extras for your staff, and that's where Eclat comes in. Our team thrives on helping members with anything from running events and finding ways to support business growth to creating unique networking and business development opportunities.
You mention a culture balancing creativity, commerce, and connection. How do you nurture this environment at Eclat?
I think one of the most powerful things about Eclat is that there are so many different businesses here, and you can always learn something from a different industry. To have access to new people every single day means you'll always learn something. It might not necessarily correlate directly to your business, but it allows you to think differently, and address challenges other businesses are facing. In turn, this helps you shape your own business and ideas.
How do you see Eclat evolving the concept of shared working spaces, and what's your vision for its future? Are there plans for expansion or new innovative features in the pipeline?
There are certainly plans for expansion. We're currently working through the feasibility of different options for future development.
I think the evolution has mostly come from the changes in the world since COVID. We all became very transactional, constantly logging onto Zoom, having meetings, and logging off. People forgot how to interact with each other. They didn't realise how important the 'water cooler' chats were, and how not only their personal happiness and satisfaction dropped but also their professional development was hindered during that time. Coming out of COVID, we've seen that those who immerse themselves in the Eclat community are truly thriving and appreciate all the different opportunities Eclat has to offer. ■

Pioneering Property Legal Expertise
Briely Trollope, Special Counsel in the property and development team of the renowned law firm Arnold Bloch Leibler, is widely recognised as a leading expert in Victoria on high-value and complex residential property transactions. Below, Briely offers insights into her journey and role.
Could you outline the journey that led you to your current role?
I started my legal career at Arnold Bloch Leibler as an articled clerk, but my professional journey has taken a number of interesting twists and turns that ultimately led me back to ABL seven years ago.
After working for a larger law firm for a time, I took a role in the legal and government relations area of the Grand Prix Corporation. This position involved advising on everything from tobacco exemptions and road closures to managing issues around the Albert Park protests at the time. It was a full-on role, constantly juggling hot potatoes. I also spent some years working for a private developer and a tech start-up. While my children were little, to keep my finger on the pulse, I operated as a sole practitioner doing residential conveyancing.
What brought you back to Arnold Bloch Leibler?
ABL always felt like home and absolutely the right place to apply all the varied learnings and professional networks I’d acquired. What really sets ABL apart is the quality of the clients, the diversity of the day-to-day work, and the commerciality and creativity the firm offers to all sorts of people doing all sorts of interesting and unusual things in property.
As a Special Counsel in Property and Development, how do you stay ahead of evolving regulations to provide your clients with the most up-to-date advice?
Technical excellence is a given for all our lawyers, and from the moment we arrive as clerks, we are trained to meet the very high expectations of our clients. But keeping up to date with changes in black letter law is the bare minimum – as property and development lawyers advising very sophisticated clients, we need to be able to come up with creative ways to meet their needs within changing legal parameters. This is especially so in the face of so many changes affecting residential property in Victoria, from land tax to stamp duty changes and finance pressures.
Regarding the boutique St James Park Hawthorn offthe-plan development, what were some unique aspects of this project that required specialised legal expertise?
I’m particularly interested in high-end, off-the-plan, mostly residential boutique developments at the moment, and I advise across the spectrum of clients involved in them. In the case of St James Park, we acted for the vendor, and I’d say the main feature of a project like this is the emotion involved, particularly for buyers. If you’re downsizing from the family home and investing in a new property to see you through the next stage of your life, you are understandably deeply invested in the quality of the product, the time frames, who the other buyers may be, etc. This translated into numerous stand-alone, bespoke requirements from various buyers, and we worked with the developer and the builder to make sure these individual preferences were accommodated.
There’s often the same level of emotion when I act for buyers and sellers on standalone high-end, high-value properties in Toorak and along the Peninsula, some of which have been in the family for generations. Selling and/ or buying these landmark properties is, understandably, a very significant decision, often involving high levels of anxiety.
Clients often tell me that I'm their counsellor as much as their lawyer. I consider it a compliment because understanding the human side of transactions is just as important as being well-versed in the law. It's a lesson Mark Leibler tells every articled clerk who walks through the door at ABL, and we remember it! ■
