Heritage Reimagined Bakehouse Terraces

Bakehouse Terraces is a development that truly captures North Fitzroy’s heritage while offering all the modern comforts. Each home is uniquely crafted, merging historic charm with sustainable, contemporary features.

Liam Adey, Projects Director

390A Queens Parade, Fitzroy North

Bakehouse Terraces offers 14 architecturally designed homes that strike a perfect balance between heritage appeal and modern lifestyle amenities. Situated on the site of a historic bakery, the development honours Melbourne’s past with bluestone cobble laneways.

Designed by award-winning JAM Architects, the terraces reflect the historical character of North Fitzroy while embracing forward-thinking, sustainable features. Each residence offers a distinct identity, expressed through carefully chosen brickwork, colours, and textures.

Interiors are thoughtfully designed to prioritise privacy, light, and spaciousness, providing versatile spaces for work, relaxation, and entertaining. The layout includes secure ground-floor parking, a bedroom level, a living area level, and a private rooftop terrace with views of the inner north. Selected homes also feature an elevator for added convenience.

Living areas open onto landscaped terraces, with lofty ceilings and open-plan spaces enhancing natural light throughout. Bathrooms are appointed with custom

floating vanities, recessed basins, and locally made bronzed tapware, exuding understated luxury. High insulation, zoned layouts, and double glazing ensure optimal comfort and energy efficiency.

This exceptional development is a collaboration between Bernardi Property Group and Banco Group, both respected for their expertise in urban renewal and sustainable projects, while JAM Architects brings contextually resolved, functional design.

Epitomising thoughtful urban renewal, Bakehouse Terraces offers residents a distinctive lifestyle experience in the heart of this coveted suburb.

ROULSTON

We spoke with Rollo Wright, founding director of residential development property company Roulston, to explore the principles driving their success. Discussing Marshall White’s Central Park project, he shared how thoughtful design, durability, and long-term support are at the heart of creating homes that balance luxury, functionality, and timeless appeal.

What design features do you prioritise for buyers upsizing into apartments with larger living spaces?

All our apartments are designed to meet a strict set of design principles. Each residence features a formal entry with a credenza for keys, a coat-hanging area, well-proportioned living spaces, and thoughtfully sized main and secondary bedrooms. Key inclusions such as TV and fireplace joinery, a bar area, and a spacious walk-in robe (5–6 metres) with a double basin vanity in the main ensuite enhance both functionality and luxury. Most apartments include a dedicated study area, while larger residences offer the added benefit of a separate second living space.

How do you create flexible home designs for multigenerational families?

Secondary bedrooms are typically positioned away from the main living areas, with the main bedroom separated by a sliding door for added privacy. A centrally located bathroom between the secondary bedrooms creates a dedicated space for young adults, visiting grandchildren, or guests, ensuring comfort and functionality.

What steps ensure your developments remain durable, functional, and stylish over time?

Engaging with renowned designers, Ewert Leaf and Jack Merlo Landscapes, at the top of the design brief ensures the building and landscape designs remain timeless and durable while avoiding costly ongoing maintenance. Material selection is paramount, both externally and internally. Plant selection is important to avoid trees that grow too large over time.

How do you ensure suppliers provide long-term support after project completion?

Choosing a builder committed to a seamless handover and long-term quality is crucial. We ensure that issues - like a door lock needing adjustment - are addressed even years after completion. A builder’s performance is assessed 12 months post-completion to guarantee lasting standards. While the builder manages suppliers and contractors, we maintain direct relationships with key suppliers for additional support if needed.

How do you work with body corporates to maintain shared spaces and reflect development quality?

We have a long-standing partnership with Tideways, who have successfully managed Roulston apartment projects across Stonnington. Maintaining a well-balanced Owners Corporation budget is essential to preserving the quality of common areas and gardens, ensuring regular cleaning, lift maintenance, garden upkeep, and private waste collection. The presentation of past Roulston developments plays a key role in the success of future projects.

MCM House

Founded in 2010 by Charles Hinckfuss, furniture brand MCM House was born from a desire to create high-quality indoor and outdoor furniture that embodies the relaxed Australian lifestyle. We spoke with Charles to learn more about his journey, the inspiration behind MCM House, and how the brand continues to define timeless, effortless style for modern living.

What inspired you to start MCM House, and what gap in the market did you see that the brand set out to fill?

Coming from a decorative arts background, I envisioned a lifestyle brand that married timeless design with artistic integrity— something I felt was missing in the Australian market when I began. MCM House was born from the desire to create pieces that felt as enduring as they were inspiring.

How did your experience with antiques shape the vision and design philosophy of MCM House?

Working with antiques taught me to appreciate the harmony of contrast and timelessness. Great period pieces evoke a mood and a sense of history that can transform a space. That philosophy of mood-changing design informs everything we create at MCM House, resulting in modern classics with soul.

What roles do proportions, textures, and textiles play in creating the signature MCM House look?

Proportions, textures, and textiles are the foundation of the MCM House aesthetic. I draw inspiration from natural elements—rock, sand, salt, sky, and sun—and translate those into materials and textures that feel organic yet elevated. These are the essential building blocks for our signature look.

What do you hope customers feel or experience when they bring MCM House pieces into their homes?

I hope our pieces evoke a sense of worldly sophistication—design that feels curated yet approachable. It’s about offering elegance without pretension, creating spaces that invite personal creativity and expression.

What drove the expansion into your new Armadale store, and how does it reflect your vision for MCM House’s future?

When a space with unique potential becomes available, it’s an opportunity to inspire growth and evolve the brand. The Armadale store represents a pivotal moment for us—a stepping stone toward the MCM House we aspire to be. It’s a physical manifestation of our vision, blending ambition with authenticity. ■

P.JOHNSON - 15 YEARS OF

Tailored ELEGANCE

In the world of fashion, where trends come and go in the blink of an eye, P. Johnson has stood the test of time, celebrating 15 years of sartorial excellence. What began as a roving tailor service, with Patrick Johnson and his business partner Tom fitting clients in offices across the city, has expanded into a global brand synonymous with impeccable taste and craftsmanship.

From its humble beginnings, P. Johnson has remained steadfast in its mission: to guide clients towards the most tasteful wardrobes, simplify their lives, and create unforgettable experiences along the way. Today, the brand’s offering has expanded to include a full range of women's and men's ready-to-wear and made-to-order clothing, covering every aspect of the modern wardrobe.

Patrick’s commitment to beauty in clothing is at the heart of P. Johnson’s success. This dedication is evident in the brand’s crafted approach, use of top-shelf fabrics, and unique in-store experiences. The P. Johnson stores are an extension of the brand's aesthetic philosophy, benefiting from the design expertise of Patrick’s wife, acclaimed interior designer Tamsin Johnson. Her distinctive blend of opulence and freshness creates welcoming, homely spaces that perfectly complement the brand's aesthetic.

The P. Johnson empire now spans the globe, with stores in New York and London and multiple locations across Australia. From Melbourne, Sydney, and Brisbane to the recently opened women's space in High Street Armadale, P. Johnson continues to bring its unique style vision to discerning clients worldwide.

As the brand celebrates this milestone, Patrick reflects on the journey and the philosophy that has guided P. Johnson’s success. In a letter to readers, he shares his thoughts on the Australian perspective, the importance of beautiful clothes, and his vision for a life well-lived:

“As a late teen, I once saw a bumper sticker that read, ‘If you ain't livin' on the edge, you're takin’ up too much space’. I liked it. While growing up in Australia had its more obvious privileges and freedoms, it can, at times, also leave something a little more cultivated to be desired. Apart from a healthy disengagement from pomposity, I now see our relative isolation is the greatest of those privileges.” Patrick’s unique perspective, shaped by Australia's geographic and cultural position, has informed the brand's approach to fashion and lifestyle.

He continues: “From a distance, we can evaluate, salvage, refine, cherry-pick and augment all the best things that other societies have long established. I feel a peculiar urgency to accelerate our own tastes, to communicate beauty, deliberate on it, and to convince the unconvinced of its value to us.”

This passion for beauty and refinement is at the core of P. Johnson’s ethos. Patrick sees beautiful clothes as just the beginning of a journey towards a more considered, enjoyable life:

“Beautiful clothes, their sensuality, their organics, and their crafted nature is just a start, but it’s a start I know I can help with. Then, convincing ourselves of the value of dressing well, discovering what that is for each person, learning the language of it and reestablishing the next dialogue, and then there is the rest of it - art, music, film, interiors, buildings and landscapes.”

As P. Johnson looks to the future, Patrick’ s message is clear: slow down, appreciate beauty, and live life to the fullest. In his words, “Live Slow - Die Old.” It's a philosophy that has served P. Johnson well for 15 years and promises to guide the brand for many more to come.

Your Future Investing in

Investing in property is a significant decision that requires careful consideration. For many investors, new property developments offer an array of attractive benefits that align well with modern investment strategies and lifestyle preferences.

Modern Amenities & Design

New developments showcase the latest in architectural design and amenities, including contemporary kitchens, energy-efficient appliances, and innovative layouts. These features can attract a wide range of buyers and renters, potentially enhancing the property's appeal and rental yield.

Lower Maintenance Costs

One of the most significant advantages of new properties is the reduced maintenance costs. With brand-new plumbing, electrical systems, and structural elements, the likelihood of unexpected repair expenses is minimised. Additionally, new properties often come with builder warranties, providing further peace of mind for owners.

Tax Incentives & Government Support

Investors in new properties can benefit from various tax incentives, including depreciation allowances on the building and its fixtures. Additionally, recent government initiatives are making off-the-plan purchases even more attractive. The Victorian Government has introduced a temporary stamp duty concession for off-the-plan apartments, townhouses, and units, effective from October 21, 2024, for one year. This removes the cap on existing rebates and calculates stamp duty based on the land’s pre-construction value, leading to substantial savings. This initiative, welcomed by the property industry, further strengthens the financial appeal of new developments.

Customisation Opportunities

Off-the-plan developments offer investors the chance to customise their property to suit their preferences or target market needs. This can include choosing finishes, layouts, and even certain structural elements, ensuring the property meets specific requirements.

Energy Efficiency

New developments incorporate the latest in energyefficient design and technology. This can lead to lower utility costs for renters and potentially higher rental yields for owners while also contributing to a more sustainable future.

Enhanced Safety Features

Modern developments typically include advanced safety features such as secure entry systems, fire-resistant materials, and up-to-date building standards. This can provide peace of mind for both owners and renters.

Potential for Capital Growth

New developments in emerging areas can offer significant potential for capital growth. As neighbourhoods develop and mature, property values may increase, potentially leading to strong returns on investment.

Aligning Investments with Financial Goals

When considering new property developments, investors should align their choices with their financial goals and investment strategies:

• Tax Benefits: Depreciation allowances and recent stamp duty concessions enhance affordability.

• Lifestyle Appeal: Modern developments cater to contemporary preferences, ensuring high rental demand.

New property developments offer a compelling proposition for investors. With their modern designs, energy efficiency, tax benefits, and potential for customisation - now further supported by government incentives - they meet the needs of today’s renters and buyers. While all property investments require careful consideration, the advantages of new developments make them an attractive option for many investors looking to build a strong, future-focused property portfolio.

By thoroughly researching opportunities and aligning investments with personal goals, investors can tap into the advantages of new developments, aiming for substantial returns while shaping the future of Australian real estate. the advantages of new developments make them an attractive option for many investors looking to build a strong, future-focused property portfolio.
