There are really hundreds of “LOCAL” housing markets each driven by their own individual “local” influences. In our local areas we saw prices begin to recover at the end of last year and even more significantly into early 2010, bringing values in many cases close to the levels last seen at the height of the market in 2007. For most of 2010 the market has remained level / increased steadily, with some local “hot spots” and certain types of property bucking the trend and rising quicker. Although there seems to be a general perception in the media that the housing market and mortgage lending is slowing, at Martyn Gerrard Estate Agents we are pleased to report the level of sales is up 20% on last year and the amount of enquiry from prospective buyers has continued to steadily increase throughout the year.

Major price increases in certain school catchment areas. The closing date for primary school applications is 15th January and 31st October for Secondary schools (for school year commencing Sept’ 2011), so houses and flats within popular schools allocation or catchment areas are particularly sought after and are commanding a premium price. Although it is difficult to say with any accuracy what roads will fall into a particular school’s catchment area until all applications for that year’s intake are received, schools advise that as a general rule of thumb one can consider the previous year’s catchment area and hope that if you live within that, (the closer to the school the better) you have a reasonable chance of getting a place. Each of our branches monitor the past catchment areas of the most popular schools and so are able to give a good indication of what roads fell into them last year, although we must stress there is no guarantee and you may wish to make your own enquiries by contacting the school or local authority directly. Professional Services In previous editions of the Martyn Gerrard “Property Review”, Mr Saul Gerrard MRICS, Head of the Professional Dept, explained how the length of the lease can impact on the saleability and therefore the value of a property! Here he explains that if you want to re-mortgage or successfully market and sell your property, having a short lease shouldn’t prove a major hurdle, provided you are aware of your options, the likely costs involved, and take the right action. When you decide to sell, your estate agent should be able to guide you on whether the length of your lease may cause a problem for potential buyers or more importantly to their mortgage lender, and therefore the price you could achieve. The first step is to check your lease, in particular the remaining term, and that you are eligible to extend. Remember the lease term starts on the commencement date of the term of the lease, not from the day you purchased your property. Provided you have owned (but not necessarily lived in) the property for more than 2 years you will have the right under The Leasehold reform Housing & Urban Development Act 1993, to extend. However there are some restrictions, such as the status of the freeholder, so get professional advice before you go any further. Whether i) You, or your surveyor goes to your freeholder directly or ii) You follow the formal process through solicitors, if you wait until you have an offer on your property before you approach them about extending the lease you will be at the mercy of your freeholder as he would have a very strong bargaining position. Depending on how amenable your freeholder is and provided it is dealt with professionally, the process of extending can take 2-3 months. However if the freeholder sticks their heels in or you fail to follow the proper procedures the process could stretch out for a year or more. So it is important that you start the process sooner rather than later and most importantly take professional advice. The cost of extending varies depending on a number of factors not just the length of the unexpired term, so please contact Saul in our Professional Department who will be able to go through the likely costs with you. If you have owned the property for less than 2 years, or are short of cash, this will limit your options greatly. However there are solutions to these issues that can protect the purchaser and increase the potential sale price of your property, such as the “Assignment of the right to extend” or “Acquiring a share of freehold instead of a lease extension”.
