now that’s an
ASSET...
In 2010, the national take-over of a locally run construction hire company sparked an idea in local business owners, Peter and Darrell Leemhuis. “I liked calling the guy that I had got to know well over the years, so when a large national company took over, I felt the loss and thought maybe others would too,” says Darrell.
Construction HIre Range;
Peter and Darrell from A&P Leemhuis Builders, recognised the benefit of dealing with a local company who understood their business requirements, the local environment, council laws and the trust built by dealing with the same faces. In 2011 Asset Construction Hire was established. Darrell’s concept was to employ skilled people who could offer a wealth of experience over a vast range of areas within his business. “I believe the client shouldn’t have to problem solve, that’s our job and I now have the team and equipment that can deliver on all accounts.” said Darrell.

If there is one subject that creates debate and generates a myriad of opinions in so many conversations in a range of settings, it is around the built environment. Homes ignite the debate and create the conversations. They are an expression of mood, creativity and innovation and, importantly, a testament to artisanship. ‘Winning Homes 2014’ is a publication designed to explore the moods, the creativity and the innovation. More than that however, it is presented as a testament to the artisanship, the dedication and the commitment of so many professionals who make up the wonderful building and construction industry in the ACT and region. The pages of ‘Winning Homes 2014’ depict the outstanding work of finalists and winners from the 2014 Master Builders and Cbus Excellence in Building Awards, the showcase awards event for the local and regional building and construction industry.

Timeless design has been captured perfectly by the builder and architect in this project. Upon arrival, it was self-evident the judges were in for a special experience. The streetscape of the house shows respect both for the neighbouring homes and for the existing landscape of the site. Initial visual impact established anticipation that this was of a very high standard throughout.

From all living areas, including the master bedroom, the spectacular pool is inviting, as the outdoors flows in, relating back to the surrounding landscape. Full advantage is taken of the solar gains from the site, and the narrow footprint allows for natural cross ventilation. The judges were impressed with both the connectivity and flow between the dining room, kitchen and family room.

House of the Year
A separate wing houses the bedrooms while the formal wing is open to the house, allowing for a direct relationship with the pool, garden and “borrowed views. The design of the kitchen and family room enables penetration of eastern and northern sun with great prospects of solar gains all day throughout winter, yet allowing for shading in summer. The lower level provided another level of excitement for the judges, with a garage, theatre room, cellar and pool equipment storage room.
A pallet of high quality materials has been used both internally and externally which will permit this home to age as distinctly as surrounding homes.
Painting is of a high quality throughout, and materials used included Alucobond cladding, stone feature walls, glazing and double glazed windows. Essential to the design brief of this house was transparency to the pool views while still maintaining a sense of privacy and security for the family, and although these areas were difficult to create, this lavish home displays true excellence in construction. Precise attention to detail and the highly finished product are directly attributable to the passion and dedication of all involved. Given this is the second home the client and architect have designed together, it is clear they have established an exceptional working relationship and developed a mutual understanding of expectations and as a result they have created a masterpiece as well as an authentic home.

WINNER custom built homes $500,000 - $1million Companies: Bellevue Building / DNA Architects Suburb: Campbell
This private Campbell house focuses on a large hidden central courtyard. Its clean simple lines and use of natural materials will stand the test of time. Many innovative and energy efficient technical features are incorporated including insulated footings, thermally separated slabs, hydronic cooling and heating, and acoustic ceilings. A high level of collaboration between builder and client resulted in the realisation of the client’s unique brief. The standout in the living area for the judges was the use of exposed structural timber beams with engineered stainless steel connections and subtle flow through the home. The external courtyard fireplace draws you outside and enhances the warm, welcoming ambience.

Designed to create privacy from the street, while being open plan and friendly at the rear. With the side of the block north facing, this six-star energy-rated house maximises this aspect with the living areas to the rear to capitalise on the northern light and to create a strong relationship with the rear private courtyard and swimming pool. This level of quality and sophistication is usually associated with a project of greater cost, and can be attributed to the perfect collaboration of builder and designer. One Judge’s comment was “an excellent eye for detail has resulted in this high quality home.”

WINNER bathroom design less than $25,000 Company: Mcgilvray projects Suburb: jerrabomberra
A separate toilet and shower on the opposite side of the vanity wall maintain a feeling of open space. The calm neutral palette warms the space, and the large travertine floor and wall tiles running up to a square set ceiling add to the rich detail of the interior of this home. This bathroom has a simple concept which meets the client’s minimalist design brief. A key design aspect was to capture the innocence and creativity of the children in the feature door panels of the vanity. This was achieved by allowing the three children to create artworks on the drawer fronts before a final sealer coat was applied.

WINNER Medium Density - Townhouses/Villas Companies: Architekt Grune Hauser / TT Architecture Suburb: Campbell
This freestanding development consists of three beautifully built and functioning homes of excellent workmanship. Drainage and roof problems challenged the builder and client who worked together on the planning over four years. Architect Gruen Hauser supported the client throughout the journey to achieve a visually pleasing tri-occupancy with high aesthetic appeal. The efficient project management of this construction was commended. Added to the tight time frame, the complex elements included the existing trees, driveways and the slope of the block. The result is a building balancing traditional and contemporary materials, achieving a streetscape which defines each home, allowing the residents an individual sense of ownership.

WINNER best use of material - exterior finish Company: erincole building services Suburb: Canberra University Student Accommodation
Erincole Building Services was aware their work on the exterior of Cooper Lodge, the new student accommodation at the University of Canberra, would require precise planning because of the nature and lead-time for the materials needing to be delivered onsite. Any mistake would cause months of delays. Overcoming many logistical obstacles, including manual handling of panels where lifting by cranes was not possible, limited access to scaffolding and some design modification has not undermined the overall quality of the end product. A high degree of difficulty, combined with the location of the project, failed to stop Erincole delivering the highest in quality.

WINNER Heritage Restoration or Refurbishment Companies: 4 You Projects / Steve Andrea Architecture Suburb: Hall The heritage restoration of this Hall home included demolition and refurbishment of more than half the internals of the house. As more of the house was demolished, more problems were discovered. There were floors out of level, major termite damage and large sections of the roof and guttering in need of repair. Excellent workmanship, great attention to detail, faithfulness to the original heritage dwelling including Cedar Doors and wide Ironbark boards, meant most of the trades had to work with unfamiliar materials. Landscaping also tossed up an unusual challenge, with the client requesting the team to lay pavers 2m x 1m that were not made for laying whole.

Thinking outside the box In 1962 a popular protest song titled “Little Boxes” by folk singer Marvina Reynolds, alerted an emerging demographic about to change history, the “baby boomers”, of the dangers of a uniformity which lay ahead not only in their choice of housing but for a whole society.
While there is no shortage of “little boxes” in the market today, the more specific housing needs of the modern family are abundantly catered for by a diverse and wide range of display homes in the ACT and the surrounding districts.
Passionate and innovative local builders and designers, backed by the MBA-ACT offer a wide variety in display homes catering for the needs of most sections of the local market. emmadale projects Quality is a word Rod Jenkins from Emmadale Projects likes and uses often, and that’s because it’s the cornerstone of his professional existence. There’s another less used word which is also applied to the work Rod and his team do and that is bespoke. Or if you like… tailored, custom-made or even personalised. If you want to do business with a building designer who can build the house you desire before you’ve met, then meet with Rod Jenkins from Emmadale Projects. Rod thrives on complex projects other builders baulk at, and is the very definition of “hands on”. The company is rapidly growing a reputation for creating special homes which stand out from the pack. And the industry experts agree. Apart from taking out the NSW Master Builders Association Merit award for the Sutton project in 2012, Emmadale Projects was announced as Emerging Residential Builder of the Year in 2012 by the MBA-ACT at its Excellence in Building Awards. The "Exceptional quality, Exception living" motto is what Emmadale Projects strives for in every home they build.

Mayfair Homes Ask Mayfair Homes Director, Steve Kolak, about his Wright display home “The Curzon” and you’ll need to set aside a considerable amount of time. And be prepared for the passion and pride a parent displays when speaking about a child as Steve shares “The Curzon” story. Mayfair Homes has positioned itself in the mid to higher end of the designer home market and offers the total package. As a second generation member of Canberra building family, through relentless and wide ranging market research, Steve produces cutting-edge technical features, innovative finishes and the sheer luxury this segment of the market desires. An example of Mayfair Homes' broad knowledge of a client’s “luxury” needs exists in the “his and hers” bathroom attached to the master bedroom suite. There is a pull-out drawer, sectioned and glass topped, for the display of a collection of neckties or Rolex watches. Sitting in the alfresco area with a built-in fireplace nearby on a warm autumn day, one can easily imagine the outdoor dining and entertaining activities possible in the middle of a Canberra Winter. A committed focus, outstanding design features, and exceptionally high levels of quality are why the words Luxury and Lavish can be securely attached to a Mayfair Homes display home.

“A display home today needs to be much more than a professional and well-presented exhibition. The market demands contemporary designs and an edge attitude. Successful Builders know the consumer is vastly more educated and sophisticated when it comes to the design and finish of a family home.” - Steve Kolak Director Mayfair Homes.

“Social Media plays a big part in a client’s choice of builder. It keeps builders on their toes and constantly at the edge. Just one click of the mouse allows prospective clients to sort the wheat from the chaff” - Andrew Watson, A+N Builders
A+N Building: A recent project by A+N Building.
A+N Building The Knock Down Rebuild revolution is well and truly on and nowhere more so than in Canberra.
Like all builders of any worth, Andrew is acutely aware of the need for a solid industry and personal reputation.
A dearth of larger blocks, and a raft of homes in the established inner North or South suburbs becoming shabby has brought the KDRB concept to the fore. Although considered a radical move by some, it makes good sense according to Andrew Watson from A+N Building to do the research and consider the options. Andrew is constructing a display home in the inner North on a sizable block which until recently housed an established family home.
It won’t take prospective clients long to sort the wheat from the chaff. One click of the mouse will often reveal a lot if a builder is “on the nose”.
On the surface “levelling” the family home appears just one step to far for most people, but Andrew suggests people juggling the options to look at the long term benefits before making such an important decision. Facebook “f ” Logo
Clients put this at the very top of their checklist. A reputation as an established locally based builder with scores of satisfied customers provides potential clients peace of mind.

classic constructions Jason Tanchevski, Operations Director for the highly reputable building and design company, Classic Constructions, smiles with pride when asked how he fits the scores of industry awards and accolades the company has won on an already cluttered office wall at their Head Office in Mitchell. Jason confesses there’s a number of boxes of plaques upstairs that can’t be displayed because of the lack of wall space Being repeatedly recognised by your industry and peers is strong proof of the product, the service and the reputation a company has. Classic Constructions currently has Display Homes open at both Googong Township, and at Abbott St, Yarralumla. The company has an enviable track record in the Display Home category, and ticks many more boxes when it comes to designing and building impressive homes for discerning Canberra and District families. As a qualified MBA Green Living Professional, Jason says incorporating clever design that provides highly efficient homes which are innovative and appealing, can also save costs over time. Jason relies not only on an extensive family background in the local industry, but can also tap into the steady flow of information on the latest trends and techniques that his team of handpicked suppliers possess.
The team at Classic Constructions is particularly mindful that a house is more than just an expensive, and often one off, investment. It’s a home and the roof over somebody’s head that has to endure for a very long time.

blackett homes At Blackett Homes they quickly get on the front foot when asked about the important first steps which must be taken by a client from the moment they step into a display home. To avoid any surprises or shocks at a later stage, the company asks two major questions at the very beginning. One Is the display home you are in, the home that will be built for you at the price you are quoted? Obviously there are many variations on the floor plan, but Blackett Homes steadfastly believe a client must have total confidence they will get what they see at the display home stage. two A display home may exemplify high levels of excellence and finish throughout, but will the home built for the client benefit from the same extra attention to quality? Blackett Homes places a premium on a continuity of trades and quality control. Blackett Homes also points out several other questions that prospective clients initially fail to ask, including a time frame for the project, and, the vitally important issue of how to match the display home plan on their building block. Blackett Homes’ solid reputation in the local market is repeatedly enhanced by continuing to do what it has done since 1981; that is, build quality homes for families in the Canberra region.

In particular your options of whether to renovate, relocate or knock down and rebuild. Whatever option you decide, InsideOut will guide you throughout the whole process from design concept to completion. Mitch and Adam are forging a path to offer the Canberra region an exciting and edgy choice in addressing the conundrum of what to do with a tired, aging house. With their extensive knowledge and experience in latest trends and techniques they are well-known to produce exceptional quality building. InsideOut also have a highly skilled diversified construction team that will see the process through with a limited use of subcontractors, which allows a high level quality assurance for the client. InsideOut’s remodelled display home at Monash is the first of its type in Canberra. Once past the spectacular landscaping outside, the large solid wooden front door is the first of many stunning aspects of this project. Once inside the house, you will enter the large kitchen/ family room which features a long floating concrete kitchen benchtop which will take your breath away. Polished concrete has been used as a decorative and practical surface for bench tops, vanity tops, bathroom floors and the alfresco entertaining area, giving the home a contemporary industrial feel. While the Great Australian Dream of Home Ownership is still alive and living in the national culture. The greater expectations of the smaller number of people able to achieve the “dream” drags the homebuilding industry and the project builders right up to the mark. The old adage of Bricks and Mortar takes on a new meaning today. Happy with room for a Hills hoist, BBQ and for a dog out the back have long gone. Often in the Canberra region a builder will be dealing with the needs of clients who due to the transient employment nature of our society may have purchased and or built several homes in the past and are therefore much more astute. Working closely with your builder from the earliest part of your home building journey through to and beyond handing over of the keys is imperative for a satisfying and long lasting outcome. Making a house a home and creating your dream home are no longer vacuous advertising slogans. A complete display home allows builders the only tangible opportunity to showcase their passion for creating a dream home for a discerning family. And to further reinforce the “here for the long haul” peace of mind clients are searching for. A complete display home allows builders the only tangible opportunity to showcase their passion for creating a dream home for a discerning family. And to further reinforce the “here for the long haul” peace of mind clients are searching for. “Walking a client through” takes on a whole new meaning when a builder takes a client through the display home. It’s here that an important relationship begins to form. It’s the beginning of a journey which must have a positive destination. It enables the builder to point out the minuscule to the massive and every detail in between. It’s difficult to feel totally at ease when “inspecting” somebody else’s home for sale. You can’t do as much touching, feeling, smelling, imagining as you can in a display home. You can return time and again to a particular display home. You can ask as many questions as you need to. You will have more time to consider how your ideas may work in a display home because you can put them in place before the home is built.

Demolition or Renovation At Canberra building company InsideOut they have a saying..“Why move when you can improve”.. which neatly nails the advantage of Remodelling over Levelling. Mitch Neil and partner Adam Potts are forging a path in Canberra and the region by offering exciting and edgy choices in addressing the conundrum of what to do updating or replacing a tired old home and remain in your local the community. Canberra and district home builders go to great lengths to have interior designers place furniture in their display homes to better demonstrate their house designs.
Many potential home buyers find it difficult to visualise the features of a home from floor plans alone. Display homes offer a physical example of how the finished product will look. Not every Display home is the same. Nor should it be. There would be little point in investing the serious amounts of money, creativity and expertise required to become an integral and successful part of Canberra and district home building scene. There has to be a reference point. Often the builder who built the display home you are wandering through is potentially the builder who builds on your initial plans with his experience and passion. In the case of smaller builders they are on the project from start to finish. A large amount of expertise, devotion to detail, flair and commitment is on show in a contempory builder/designer display home. Not only is the house on display but the building company and all it is and has to offer is laid bare.
“At MBA-ACT we take our service role seriously by providing information to both members and the public. There is a constant change occurring associated with land availability, building regulation, building products and technology, safety and the environment. It is essential that everyone involved in building and remodelling keeps pace with the change a it can impact on your project” - John Miller Executive Director MBA-ACT
