A true example of the ACT building and construction industry coming together to support the local community, the Franklin Charity House is set to become a benchmark in residential construction. The two storey, double garage, 384 square metre house will feature a 7 star thermal rating which is achieved by its orientation on the block and its modern slab construction together with the use of double glazed windows and extensive insulation. With its sleek design and modern features, the House will be the ideal setting for entertaining family and friends in the undercover alfresco area with built-in barbecue surrounded by a generously sized backyard with easy care landscaping. The House will also boast hydronic heating, solar hot water and the lower level will provide adaptable design features, making it accessible for older people and people who may have physical disabilities.

Franklin set the benchmark for community building initiatives by the introduction of the Land Development Agency’s ‘Mingle’ Program. ‘Mingle’ seeks to develop vibrant communities and hosts a variety of events such as the Gubur Dhaura heritage site tour. Franklin was developed to ensure that the cultural significance of Gubur Dhaura remains protected and respected, while enabling visitors to experience and enjoy the area. The Franklin Charity House is located in a quiet suburban street, close to public transport and schools with city views to the south.

The proceeds from the auction are set to benefit five charities within the ACT including YWCA of Canberra, YouthCARE Canberra, the Canberra Men’s Centre, Toora Women and Inanna Inc. Each of these charities work to provide services to specific members of the Canberra community who are either homeless or in danger of becoming homeless and includes young people, older men and women and those escaping domestic violence. The YWCA of Canberra The YWCA of Canberra currently works with approximately 4,500 Canberrans through the delivery of 28 quality programs, across 20 physical locations, in the areas of children’s services, community development, housing, youth services, personal and professional training, and women’s leadership. The YWCA of Canberra is proposing to use the funds raised through the Franklin Charity House project to contribute to the purchase and fit-out of two properties to meet the housing needs of older single women who have insufficient superannuation savings to enter the rental market, but are not eligible for public housing. YouthCARECanberra YouthCARECanberra managed by Communities@Work offers a range of services to young people aged 12 to 25 years who are homeless, at risk of homelessness, or in need of intensive support to help them get back on their feet. It is proposed that funds raised will be used to employ a part-time, female outreach worker to complement the existing full-time, male outreach worker as well as providing emergency assistance to meet immediate needs such as accommodation and medical services. Given the nature of the issues being confronted by many clients (drug/alcohol abuse, mental health issues, family breakdown, domestic violence), and their emotional fragility, a female worker will enhance the capacity of the program to meet the needs of a broader cross-section of clients and enable the current case load of 25 clients to be increased. The Canberra Men’s Centre The Canberra Men’s Centre’s objective is to have service clients regain a valued place in society, including safe housing, employment and participation in social cultural

and recreation activities. The Canberra Men’s Centre has identified support worker training as the priority activity to be supported by the project. The training will be in the form of classes, workshops, complex needs clinics and a one week internship in Adelaide. The Canberra Men’s Centre will support the training of eight ACT support workers. Inanna Inc. Innana Inc will direct money to assist indigenous children in families experiencing homelessness. Inanna propose to reconnect children in crisis and at risk with education. The project will hire a case manager to support a gradual reentry into an education stream. The case worker will visit target families and initially conduct education activities on site in the local area with educational activities conducted in a small bus or similar transport vehicle. The case worker will also supply access to books, materials, on site meals, and sports and recreational supplies. The program would aim to introduce children to a school-like learning environment, and a school-like discipline of classes and teacher – pupil interaction. The ultimate goal would be to prepare children to enroll in a conventional school and participate in the full school curriculum. Toora Women Toora Women provides a range of support services to women and women with children who are homeless due to domestic violence, drug and alcohol issues, mental health, sexual assault and exiting prison. Toora Women proposes to fund extended opening hours for a women’s shelter and associated crisis support services with project funding. With the project funding, the service will open later in the evenings, and provide a wider range of services, survival kits, and consumables for clients To date, over 60 companies have generously come on board to supply the labour and materials for the construction of the four bedroom house. Their contributions will greatly add to the proceeds from the auction, providing hope for the future for the ACT homeless and disadvantaged. With its sleek design and modern features, the Franklin Charity House will be the ideal setting for entertaining family and friends in the undercover alfresco area with a built-in barbecue surrounded by a generously sized backyard with easy care landscaping. To achieve the 7 star energy rated home , the Franklin Charity House needed a number of key aspects for the building fabric. The most crucial being double-glazed windows. Compared with existing energy efficient window options, Trend thermAL windows are a more cost effective solution, and one that provides a high energy efficiency rating for the house. This, combined with the modern slab construction, the orientation of the house on the block and the extensive insulation have ensured the desired energy efficiency will be achieved.

The House will also boast hydronic heating. This type of heating works by circulating warm water through a network of crosslinked poly-ethlene pipes laid in the slab (pictured left), efficiently spreading heat throughout the house. The Apricus solar hot water unit on the roof uses evacuated tube technology to heat the water and is boosted by a gas system which will ensure that hot water is always available at the cheapest possible price. The owner of the house will save serious dollars in running costs. Michael and George Tanchevski of Classic Constructions are hoping to add to their vast collection of awards in 2013 with the Franklin Charity House project.

Lending their skills for a good cause

Classic Constructions is a strong supporter of charities within Canberra and the region and were delighted to assist when asked by Master Builders ACT for technical experience and assistance in managing the Franklin Charity House project.

Under floor heating creates a feeling of well being, as it gently and evenly warms the home. We are grateful to Branco Boilers who have installed a Rehau Under Floor Heating System. This type of heating works by circulating warm water through a network of cross-linked poly-ethlene pipes laid in the slab, efficiently spreading heat throughout the house. Using a modern control system the underfloor heating provides the right amount of heat to various rooms individually controlled by thermostats.

MBA Group Training provides continual learning opportunities through industry training and education services. Safe work practices within the industry are a priority with the Master Builders and expert advice is available in a range of areas including workplace health and safety requirements, industry codes of practice, education and training.

With a large number of loyal contractors, the wider team at Classic Constructions were willing to follow suit and provide their products and services to this great cause. Classic Constructions is a family owned company established in 1987 by Michael and George Tanchevski. Over time Classic Constructions has grown by continuously improving the level of service and high quality homes built for each client, treating every home as though it were one of their own.

The MBA Group Training Scheme has created significant employment opportunities for Apprentices, Trainees and Cadets and has eased administrative burdens for Host Employers.

Classic Constructions hope that much needed funds and greater community awareness are generated from the completion of the Franklin Charity House and look forward to assisting many more local charities in partnership with excellent organisations such as the Master Builders ACT, LDA and the ACT Government.

Painting was not Frank Barresi’s trade of choice when he finished college.

Barresi Painting Services is a family business that started in the early 70’s. Frank remembers being pulled out of bed when it was still dark to go and spend his school holidays on the scenic building sites around Canberra and because of that, he was pretty certain at a young age painting was not for him. How wrong he was! As Frank explains “After college I started working with my dad for extra money which then led to me to an apprenticeship with him. I then grew to appreciate the trade and how much of an important part it plays in the overall building process. As a finishing trade you walk into a house with bare gyprock and transform it into a home, leaving you with a real sense of personal achievement”. Barresi Painting Services takes pride in their quality workmanship, together with the modern painting technologies used, ultimately providing superior customer service and satisfaction. In the past Frank’s experience in contributing to charities was through donations. During the last 24 years AMS have grown from a small company to one of the largest Hydraulic companies in the ACT with a current staff of 68 people seven of these staff are MBA Group Training Apprentices. AMS have worked on hundreds of construction sites in the ACT, such as Hospitals, Office Blocks, High-rise Apartments, Shopping centres, Student Accommodation, Major Refurbishments and schools all ranging in contract value from as small as $100 to $7million dollars. AMS provide services in the way of Sanitary Plumbing, Drainage, Hot and Cold water supply, Gas services, Civil Works and Design and Construct services. AMS take pride in delivering all projects on time and with the highest quality of workmanship and professionalism. When the Master Builders ACT asked AMS if they would help in the plumbing to the Franklin Charity House, David Morgan said he would be happy to help. The work involved in the installation of this plumbing consists of installing Stackwork to upper level of the house servicing the bathroom, including the hot and cold water to the fixtures. The work for the lower level consists of an Alfresco area with a sink, a powder room with WC and basin, laundry, kitchen and ensuite. All of these areas will have hot and cold water supplied. The type of water pipe AMS will use is a new system called Multec. This pipe is an aluminium plastic coated pipe. To avoid any cross connections this pipe is coloured white for cold and red for hot.

Designer Melinda Boag has selected “Desco Latte” a medium sized tile at 400 x 400mm for the main floor area. The architectural style created throughout is minimal and appealing to all styles and tastes. To complement the main area the “Desco Latte” has been applied to the wet areas. This tile is available in a variety of sizes making it a very practical choice for challenging floors. The wet areas have been treated alike though separately identified by the features tiles.

With the customer demand and the family’s commitment to customer service the family began to employ external staff. Today there are over 35 staff throughout the Queanbeyan and Mitchell showrooms and warehouses.

The main bathroom area is warmly accented with “Chic Red” a glazed porcelain tile 240 x 600mm, with a subtle pattern. It’s soft paprika tones are sure to work with any decor. Austral Bricks™ are very proud to be associated with the Charity House development at Franklin. Austral has had a long and close relationship with both the Master Builders Association of the ACT and Classic Constructions so it made sense to come on board to support such a worthy cause. The Charity House is a good way to give back to the community that has supported our business over many years.

To achieve the 7 Star energy rating the Franklin Charity House needed double glazed windows. Trend Windows joined the project to showcse their new thermal energy efficient windows and doors.s Trend thermAL energy efficiency windows & doors are a revolutionary hybrid window product combining the strength and security of aluminium with ERP, a new patented insulating skin. ERP is an advanced Extruded Rigid Polymer, which incorporates a number of innovative properties. These properties include pre-stressing to eliminate expansion and contraction, UV stabilisation to protect from sun exposure and impact modification to protect against accidental damage.

Trend thermAL has been designed to accommodate double glazed units up to 24mm for maximum energy efficiency. With over 60 glazing options available, there is one to suit any situation or climate zone in Australia. For design and aesthetic purposes,Trend thermAL enables selection of a two colour option. One colour for the aluminium exterior and a separate colour for the ERP interior. The colours have been tested for non-degradation and steadfastness in order to withstand harsh climatic conditions.

Austral Bricks™ is a part of the Brickworks Group which includes Bristile Roofing™, Auswest Timbers™, Austral Masonry™ and our newest addition Austral Precast™. Brickworks have a long history of supporting various charities throughout Australia. For the past 10 years the Brickworks has been donating $30,000.00 a year to the Children’s Cancer Council. On top of this participating staff members donate $1.00 a week from their wage that also goes to this charity. Overall around $60,000.00 is donated to the Children’s Cancer Council. This money is used to buy new medical equipment.
