WELCOME MASTER BUILDERS ASSOCIATION OF THE ACT WOULD LIKE TO THANK THE FOLLOWING VALUED SPONSORS AND SUPPORTERS OF THE 2015 MASTER BUILDERS & CBUS EXCELLENCE IN BUILDING AWARDS - CELEBRATING EXCELLENCE IN THE BUILDING AND CONSTRUCTION INDUSTRY
NAMING RIGHTS SPONSOR
Whether you are about to flick through this magazine, or settle down for a good read, you are in for both a treat and an education. The treat is seeing firsthand what the Territory’s industry is capable of delivering. The education is in understanding the depth of innovation and excellence required to be recognised at the highest levels of this industry. You will soon see that the ACT’s home builders are indeed second to none. It’s not surprising that a publication on award winning homes will quickly capture our imagination and attention. Our home is usually the single largest investment we make in our lives. For many of us it is the centre of our retirement planning and our sea anchor against the potentially turbulent financial times ahead.
MAJOR SPONSORS
Even more importantly, it is also often the central piece of inanimate infrastructure that supports our families and friendships. It’s the breakfast table and the bedroom, the TV and the BBQ, the ever available function centre for celebrations of joy and sadness; from birth, to birthdays, to marriages and funerals and all things in between. It is the family museum and art gallery. Part clinic, part school, part theatre and part garage. It is a memory of the past, host to the present and promise of the future.
Lennock
Home is a deeply personal place and idea.
ASSOCIATE SPONSORS
The following pages celebrate the very best our industry has to offer in realising that dream, that idea, for clients of all shapes, means and family compositions. These pages showcase and celebrate a full range of awards from the most cost effective and affordable to features and designs that, failing that big Lotto windfall, will likely remain the thing of whimsy for most of us. The beauty of these award winning homes is not solely in their unique entirety, but often in the little ideas that we capture and apply in existing homes or when engaging to build anew.

They are practical and aspirational. The one attribute they all share is the desire for, and investment in, quality. The mark of the Master Builder is the desire to deliver that little bit extra. To not merely fulfil the client’s highest expectations, but to go beyond them to deliver something really special. Now that you’ve got this far through the intro, why not settle back and focus on the treats and the lessons herein? At worst we hope you’ll be quietly impressed. At best – truly inspired!

Asset Key Qualities: 3 Quality Technical Advice for Equipment Requirements 3 Highly Presented Equipment 3 Mechanically Reliable and Safe Equipment 3 Responsive Delivery Service 3 Streamlined Administrative Services 3 Local and Personalised Service
In 2010, the national take-over of a locally run construction hire company sparked an idea in local business owners, Peter and Darrell Leemhuis. It’s impressive to see Asset Construction Hire (ACH) now in its 5th year and leading the way as Canberra’s major supplier of elevated work platforms and general equipment hire. The company has built a strong and grounded reputation of reliability and quality service. In addition, their expanded equipment range now caters to work-site requirements including difficult access areas. “I’m proud of what we’ve achieved in this short period and will continue to work on improving
our product range, reliability and services to meet new and changing demands.” said Darrell. Another reason for ACH’s success is their highly skilled and experienced team, who offer solutions across all levels of products and services. “We highly value our clients and believe it’s our job to problem solve, allowing our clients to get on with the job. We have the right team and equipment to deliver the best possible outcome.” said Darrell.
“On behalf of the ACH team, I wish to thank our many clients who’ve supported us through our rapid growth phase. We look forward to providing you with products and services you can rely on.” Darrell Leemhuis

WINNER HOUSE OF THE YEAR / CUSTOM BUILT HOME: 250M2 - 350M2 & SUSTAINABLE CONSTRUCTION COMPANIES: SELECT STRUCTURE LOCATION: MICHELAGO Nestled on a 40 acre bush block at the foothills of the Tinderry Mountain range, lies a home owner’s dream called Tutto Bene. Select Structure used hand-crafted elements within the design, including a natural stone wall that rises three floors from the stony cellar foundations. The majority of the stone used throughout the residence was sourced from the construction site. The living areas within create a seamless space leading to a large entertaining area.

HOUSE of the Year
This solar oriented home is self-sufficient in terms of water supply, power and waste management. Energy efficient fixtures include the giant fan that has been custom built into the atrium style kitchen/family room and sensor blinds which close when the sun sets to maintain internal temperature. Tutto Bene also possesses some quirky inclusions such as a pair of spectacular timber doors salvaged from the demolition of military barracks located in Italy, an impressive set of timber internal stairs recycled from timber seats once used at the National Botanic Gardens and a below ground cellar which is carved into natural rock.

WINNER CUSTOM BUILT HOME: MORE THAN 350M2 COMPANIES: BETTER BUILDING SERVICES / SUGAR DESIGNS / DNA ARCHITECTS SUBURB: GRIFFITH Better Building’s client was looking for a contemporary residence that also has a 1960’s retro style as they had really liked the original home on the block. Planning complexities meant there were many obstacles to work through, including significant trees, sewer lines, power lines and a block with a four metre fall from front to back. The result is a house that steps elegantly down the block and works with the site levels and restrictions, creating a strong relationship between the internal and external spaces. This building is beautifully bright through the use of natural lighting using the angles of the house. All of the trades were managed well which produced an exceptional quality of work.

Immaculate was the judges’ way of expressing their view of this Ainslie knock down rebuild. Wide use of modern materials is evident when you approach the house from the street. Lightweight aluminium contrasts with heavy rendering, and the stone cladding is an eye-catcher. The level of workmanship is very high, with special attention taken on the smaller details to ensure a perfect finish. A home for the future, where running costs have been reduced and only minimal maintenance will be required.

The LINQ apartments combine beauty and innovation. Innovation can be found in the self-designed 3mm solid anodised aluminium façade cladding, as well as LINQ’s Heat Recovery Ventilation System. This extracts stale air from rooms and cycles in fresh air from outside, improving air quality and significantly reducing condensation which can lead to mould and corrosion. Beauty is shown through the eye-catching brickwork featured in the common areas. The remodel of a four bedroom penthouse transformed it for modern day living. A sleek white kitchen was built for better use of space and connection to the other living areas. An awkward corner in the kitchen was extended to work as a mini walk-in pantry housing some appliances. Impressive joinery work was completed throughout. The tiling, completed to perfection, flows from the living areas to the hall, which leads to the bedrooms and bathrooms. By moving the door in the main bathroom, a deep comfortable soaker tub with separate shower could be added.

Great care and attention to detail were taken with the upper house bathroom's design and finish. The interior becomes a warm and inviting aesthetic where the use of many different materials brings the space together. The extraordinary level of quality work was reflected and maintained throughout the duration of the project. The builder was met with the challenges of working within a live hotel environment, presenting tight tolerances due to the existing structure/building, and strict limits on work hours and timeframes for the completion of the project. The builder worked closely with the designer, client and a range of excellent subcontractors to deliver a sophisticated and successful project.

WINNER BEST USE OF MATERIAL - EXTERIOR COMPANY: ECLIPSE BUILDING SOLUTIONS SUBURB: FRANKLIN
The feature T structures provide a vibrant colour experience to the exterior of the Aamira Apartments. One of the major technical details faced within the project was the capping detail of the ends panels, cut from 2400 x 1250 sheets, each one having 26 cuts so that when you look at it from the ground you only see 1 mitre express joint. This resulted in a good faรงade which gives colour variants to the building with a pleasing result.

Rawson Homes’ Award Winning Huntley Design Rawson Homes' inclusions enhance your way of living
If you need an example of the breathtaking leaps home interior design has taken in this country in just a few short decades, picture the interior of the home used in the 90’s TV show “that 70’s show”. Now quickly hit fast forward to what is being achieved (albeit in unreal TV time) on the hit Reno and Makeover TV shows of today. There was also popular British Reality TV show DIY Disasters a while back but let’s not go there. Today an interior designer has to be many things to many people. An ability to be flexible and an openness to new ideas can distinguish the “also-ran” from the “masters”. But overall a solid reputation for innovation and vision is vital. This necessary status can only be achieved by constantly delivering the abstract to the actual and transforming a
dream into splendid reality. That lovely old English word “bespoke” may not be fashionable or contemporary but just a short time ago people exploring “original” and “edgy” design options weren’t raving over the phrases like “industrial” to describe the latest trends in interior design either. The game has changed. Nonetheless “bespoke” has worked its way back into the lexicon. Back into a society where we once all wanted to be just like everyone else. Now we want it tailor-made to our needs or desires. Custom-made to our requirements or personalised to our taste. Or with some projects all three need to be satisfied. Bespoke dates from the 17th century, when tailors held the full lengths of cloth in their premises. When a customer
Martin Apap General Manager of Rawson Homes says just over a third of their work is either repeat business or from the personal recommendation of a completely satisfied customer. And Martin says there is no greater compliment than a client passing on positive comments made about their home by their friends and visitors. Rawson Homes has been an MBA-ACT member for over a quarter of a century and has been transforming houses into homes in the ACT region for a similar amount of time. In the building and design business if your boast is you set out to “exceed expectations” you’d better be able to “put your money where your mouth is”. And it’s word of mouth which has sustained Rawson Homes through the 37 years they’ve been in business. RAWSON HOMES Ph: (02) 6225 8400 www.rawsonhomes.net.au

chose a length of material it was said to have “been spoken for”, hence a tailor who makes your clothes individually to your specific personal requirements. The car you choose to drive will most certainly say something about you and your personality. The fashions you choose to wear will also convey something specific about you. The music you listen to, the food you eat and the people you choose to spend time with will also go some way towards branding you, but only to a degree. All will eventually pass or change with time and eventually be completely replaced. Obviously you would devote considerably more time to researching and testing that BMW or Audi you desire than you would a new T Shirt or designer skirt, but the result is the same. At best it’s somebody else’s design somebody else’s creation, not yours.

Consider the “bespoke” definition. Then consider sections of your family home in which you and your family spend the majority of time created not just for you but by you.
LAYING A SOLID FOUNDATION It’s all about establishing a relationship in which both parties are clear on a process and share a vision. But the way in which you approach a home renovation or interior design project has the potential to become something which wears your imprint. Regardless of the financial outlay, it is not beyond the realms of possibility to brand yourself on such a venture should you wish. Rivoland Tiles Interior Designer Amanda Payne says to achieve a satisfactory outcome, it is essential to establish a firm platform. Given the multitude of possibilities, options, trends and ideas much time can be taken up with indecision. “Unique” and “individual” can often end up being “run- ofthe- mill”.

BESPOKE DATES FROM THE 17TH CENTURY, WHEN TAILORS HELD THE FULL LENGTHS OF CLOTH IN THEIR PREMISES. WHEN A CUSTOMER CHOSE A LENGTH OF MATERIAL IT WAS SAID TO HAVE “BEEN SPOKEN FOR”, HENCE A TAILOR WHO MAKES YOUR CLOTHES INDIVIDUALLY TO YOUR SPECIFIC PERSONAL REQUIREMENTS.
FASHION AND FADS Contemporary Australian society no longer strives to “keep up with the Joneses”. Now not only have families become more discerning when they design, they consider they have developed a style which is their own which has in turn pushed builders, designers and suppliers to become vastly more innovative. From paint finishes to kitchen appliances, from carpets to curtains and tiles to the latest technology, it’s just the beginning. The start of hopefully a journey to a satisfying, successful and stress free renovation or redecoration, but none the less a journey which needs constant and expert guidance. And MBA-ACT members can more than just deliver on these requirements. A talented and in-demand interior designer was recently overheard to say…"more people than you may think have been traumatised by beige” and followed up with “and many more have been scarred for

you’ll have at an early point in the transformation, its very important to take your ideas and creativity for a trip around the scores of Display villages in the ACT and NSW.
Given that tiling often outlasts the house careful consideration at the beginning of a project is vital. Amanda Payne says the tiling industry is constantly changing often driven by the imagination and courage of clients wanting more style and flair in areas traditionally left behind in design budgets. Massive changes in bathroom and kitchen design in the past decade has inspired designers to excel at a project which traditionally required little imagination or effort. And Rivoland has the team to work with client’s dreams, concepts ideas and make them reality.
MBA-ACT members have invested heavily in providing living and tangible examples of their work. Most of these villages are updated on a regular basis.

The homes are staffed by people who can answer any question. Often the designer or builder is available to talk to you about a wider variety of options for your project. The Rawson Homes difference is a three pillar attitude to building a real home. Real Quality. Real Price. Real Service. This innovation is followed up with yet another different slant on design innovation. A committee. A group of dedicated and creative people which devotes several

months to plan and design the more than two dozen display homes Rawson Homes has either in the pipeline or proudly displayed at a village. And among those on the committee is a builder, a designer with an architectural background and an interior designer who is also constantly working with kitchen and bathroom suppliers to bring the latest products and technology to the committee table. When it comes to the unreality aspect of reality building and design TV shows MBAACT members are eminently qualified to sort the Chaff from the Wheat. Members have no issue what so ever with reality TV programs. Fact is they encourage a steady flow of ideals and possibilities from this ubiquitous television genre. It’s considered by some in the interior design industry as a healthy and progressive contribution. A good idea is
A FAMILY KITCHEN LONG CEASED TO BE JUST A KITCHEN.THE LIVING ROOM LIKEWISE.
AT RIVOLAND TILES “AVERAGE TO AWESOME IS ALWAYS POSSIBLE” A frantic last minute patch up job or the cutting edge demands of the latest developments at Braddon and the Kingston Foreshore, and vast array of projects in between, it matters little in the overall mission statement of Rivoland Tiles, a truly local company which can confidently lay claim to be established and trustworthy.
INTERIOR DESIGNER AMANDA PAYNE IS DEADLY SERIOUS WHEN SHE STATES “AVERAGE TO AWESOME IS ALWAYS POSSIBLE". SHE HAS THE REPUTATION TO BACK HER AMBITIOUS DECLARATION. RIVOLAND TILES IS TOTALLY AWARE FROM LONG AND VALUABLE EXPERIENCE THAT ALL PROJECTS MUST BEGIN WITH A CLEAR OBJECTIVE AND DYNAMIC COMMUNICATION. RIVOLAND Tiles The best range for any design
a good idea whether it comes from The Block or a recent trip to Tuscany. Unrealistic expectations are often yet another reality of a design project. This must be met head-on and as early as possible in the process if a mutually acceptable result is possible. A client motivated with radical ideas is welcomed with open arms by MBA-ACT industry members. This is taken as a challenge by builders and designers to go beyond the beige.
BUDGET BLOW OUT BLUES Another common theme of Reality TV Reno shows is the almost universal acceptance the budget will blow out. This tragedy is often portrayed as the “Elephant in the (half finished) room” with the frustrated tears of the client thrown in as a soundtrack. But that’s reality TV.
A project budget blow out does not have to be something which almost always happens on a job. Under the direction of a team of MBA-ACT industry professionals budget blow outs are quickly identified. Members know the danger of a Budget Blow Out and the associated stress of a dream becoming a nightmare. This should not be accepted as the norm.
VALUE ADDED However, there is one critically important issue to address before any project of this nature begins. And it’s a tricky aspect to manage. The average family home is resold several times over its lifetime. Therefore… One man’s “Hey, I love what you have done here” is another man’s “what on earth were they thinking” and must be professionally applied to any renovation or decoration. Rawson Homes Selection Centres are where interiors are
A journey which often begins at either the long established Queanbeyan showroom or the impressive Mitchell showroom includes the early eliminating of what the client does not want and does not need. This is a key part of the relationship with clients. Amanda Payne says it's essential for a satisfactory outcome to establish a firm platform. Given the multitude of possibilities, options, trends and ideas much time can be taken up with indecision. “Unique” and “individual” can often end up being “run- of- the- mill”. While it is always “about the client” the skill to handle delicate “negotiations” is not always naturally in abundance and its here that Rivoland Tiles through their talented and experienced designers come to the fore. defined by your style. Bringing your home to life, right before your eyes. And this is where MBA-ACT members and associates rise to the top. These professionals deal with similar projects constantly. They know the trends better than anyone. They know the pitfalls better than anyone. Interior design, remodelling and home renovation has become an exciting and dynamic arena but if let loose in the wrong hands, all the edge and style in the world won’t save you from the over capitalisiation of your most valuable investment. This can also cast a dark cloud over your finished project.
TO EXTEND OR NOT TO EXTEND Another example of the benefit of engaging a MBA-ACT member is Mimmi Freebody from MMM Interiors and
GIVEN THE MULTITUDE OF POSSIBILITIES, OPTIONS, TRENDS AND IDEAS MUCH TIME CAN BE TAKEN UP WITH INDECISION. “UNIQUE” AND “INDIVIDUAL” CAN OFTEN END UP BEING “RUN- OF- THEMILL”.
MMM Interiors Innovative solutions to design and construction
MMM INTERIORS DON’T EXTEND…. EXPAND FROM THE INSIDE OUT There’s an amusing yet practical story as to why Mimmi Freebody, director of MMM Interiors won’t entertain the thought of building a “pool room” or “man Cave” to display the long established Canberra design company’s illustrious haul of industry awards. It’s not that she’s against Pool Rooms and Man Caves it’s simply she would have to continually extend, such is the constant flow of awards bestowed on the quality design company. It’s a joke of course but not far from the truth when it comes to the options for not extending.
“EVERY DESIGN PROJECT MUST ENHANCE THE VALUE OF THE PROPERTY”
her mantra of “every square metre must count” and instead of extending your home, Mimmi suggests you consider “extending from the inside out”. With the benefit of 3D technology Mimmi says MMM Interiors can show clients precisely how a home can be expanded from the inside out. Another of Mimmi’s fundamentals is “every design project must enhance the value of the property”.
AT THE HEART OF THE HOME Whichever way you shake it the kitchen in the contemporary Australian family home has quickly become replaced by a space where the family lives for the majority of the time when they are indoors. The kitchen has evolved into something which is without doubt the
MMM Interiors Every square metre must count
While MMM Interiors built it’s stellar reputation on award winning kitchen and bathroom designs they have evolved and diversified into an exceptionally creative company which identifies and understands the essentials of an effective and functional family home.
WHEN THE PROJECT DEMANDS MORE SPACE MIMMI EXPOUNDS HER MANTRA OF “EVERY SQUARE METRE COUNTS” AND ADDS “WITH INNOVATION AND QUALITY IN DESIGN YOU DON’T HAVE TO EXTEND TO ACHIEVE MORE SPACE”. If a functional space problem is your problem MMM Interiors will have the solution. It’s what they have been doing for more than 25 years. In the time MMM Interiors has been continually wowing Canberrans with innovative solutions to design and construction, they have developed an key instinct . That intuitive edge on which trends and design don’t date is just another reason why MMM Interiors stands out and above the competition. MMM Interiors also has fresh ideas and solutions for the home office or family study area. Again the insistence on the application of quality and innovation in all aspects of the project delivers an outstanding design project. heart of the home. A three or four metre marble island bench and strategically placed pin lights are now pretty much standard in creating a new atmosphere in this living space. The heart of modern Australian society is the Australian family. And it’s the needs and demands which have blown the kitchen/living room concept completely out of the water. A family kitchen long ceased to be just a kitchen. The living room likewise. But if you haven’t been exploring and planning for a new family living area you may be well be behind the wave. Designers must now consider the equally large outdoor entertainment area which often adjoins and consequently complements the new kitchen. These two spaces together have created a mecca for families to dine, study,

reaching far beyond and are acutely aware kitchen designers must allow for the “tailored” demands of the market. Functional and lifestyle are two concepts Glen Webster from OFM Kitchens grapples with on a daily basis. He describes the contemporary kitchen as the Heart of the Home, and knows only too well the demands placed on those in his industry to provide outcomes which are just that. Functional and reflecting a lifestyle.

Tony Ayres from Sears Morton says often scant consideration is given to the furniture which will play a central role in most interior design projects. It’s contradictory but often a large financial investment in interior finishes, lighting, tiles, appliances etc. is entirely compromised by a last minute panic dash to the discount furniture barn to fill the empty spaces. Again it’s here where an interior designer can not only solve a problem but also inject a unique and feature heightens the furniture aspect of the room.
