WELCOME For those of a certain age it’s hard to read this without humming Jefferson Starship’s ‘We built this City’ in your head. Rather than ‘rock and roll’ Master Builders built this city on expertise and pride, innovation and quality. The award winning projects inside these covers are testament to this foundation. They showcase the very best that the industry has to offer in commercial construction. The offerings here show that the bar of excellence in our industry is set incredibly high. The fact is that the Territory’s builders are second to none around Australia. Each and every category winner would be more than just competitive in any other jurisdiction. Unfortunately this is a truth with which our own government is yet to come to terms. Private sector clients are quick to engage local industry in all manner of construction, from the smallest project to major construction undertakings like No 1 Canberra Avenue. They recognise the many advantages of using local builders: a guarantee of quality
from people who literally stand behind their work; access to local networks to address the myriad of issues that arise daily on every construction site; ensuring the profits from the job stick in this community and also ensuring the experience and lessons learned build our community rather than slip out across the border. As you read through this magazine you will see that the confidence clients place in our industry is both deserved and rewarded. Delivery in each of these categories is simply outstanding. Such results are not achievable without a commitment to excellence and a true partnership in delivery. Alas, our own government is yet to be convinced of our capacity and desire to deliver. Until they recognise this, our community will be denied the full value that should be delivered when our taxes are spent in our city – rather than exported to distant jurisdictions as is the case today.

I’d guess that the professionalism on display here would dictate that each and every winner continues to strive, to innovate, to make every effort to surpass the excellence of the past. If that is the case, and I’m sure it is, it is hard to conceive what we will see in next year’s winners. I know, like 2015, it will be amazing.

The Judges were very impressed with the high standard attained by Construction Control, achieving a stunning result with such a complex design and building process. Linking the past with the future, the Snow Centre blends classic brick features of the old school with the contemporary construction seen from the front. This project provided the opportunity for building professionals and the trades to use both traditional and modern construction materials, showcasing outstanding construction features, excellence in innovation and a commitment to environmental sustainability and energy efficiency. Because of the complexity and quality of the build, this required considerable expertise.
The Snow Centre is an exemplary facility for the school’s students and staff to reshape the way in which learning takes place across the whole campus. This is achieved by providing a facility with greater flexibility for teachers and students to adapt their environment to new ways of learning. Symbolically designed to link the School’s past with its future, the Snow Centre blends the classic features of the school’s heritage-listed Quadrangle with a bold apex pointing outwards from the campus and north towards Australia’s international neighbours.

The Snow Centre is located adjacent to the significant Quadrangle central to the Canberra Grammar School campus, and is sited to follow natural topography of the landscape and maximise access from the school pedestrian axis. It is an impressive addition to the Canberra Grammar School campus and is both striking and functional in its scale and form and fits comfortably within the landscape without dominating the surrounding buildings.

The structure of the building consists of concrete and steel which is wrapped in brick cladding and zinc panelling, utilising both cassette and standing seam methods of construction. All cladding is backed with fully sealed building paper and insulation to maximise energy efficiency. Each level has a combination of cushion back vinyl and carpet tiles selected to minimise reverberation throughout the space while still allowing the slab heating to effectively penetrate the flooring and heat the area.

COMMERCIAL BUILDINGS MORE THAN $50M HINDMARSH CONSTRUCTION AUSTRALIA NO.1 CANBERRA AVENUE
Hindmarsh has again proved its capacity to deliver a major project with technically demanding design features. No. 1 Canberra Avenue incorporates an extremely complex architectural faรงade and a full height atrium linking the north and south towers via a pedestrian bridge. Upper and lower levels are connected with spiral staircases. The building also features precast panels extending its full height on both the east and west entrances. To maintain consistency of finish, selected aggregate was stockpiled for the entire project. These panels were carefully matched with in-situ concrete areas.

Collaboration between the builder, the building owner and the ACT government produced a fantastic end result and workplace for Canberra’s north. The building’s impressive central atrium is a void linking all four levels, topped by a full length south facing roof light creating both light and thermal performance. Throughout the process Lend Lease demonstrated their ability to deliver a start to end project from construction to building fit out. With over 18 years industry experience, Daniel is a highly skilled Project and Construction Manager who has been responsible for the delivery of numerous major construction and refurbishment projects throughout Australia, and he also has extensive Commonwealth project experience. With a Bachelor of Construction and Economics, Daniel has transitioned from Site Engineer, Project Engineer, and Senior Site Engineer, and has extensive experience as a Construction Manager, resulting in him having a thorough understanding of all facets required to manage a wide range of projects. The Gungahlin Office Building project had a high degree of technical difficulty and extensive security requirements. Daniel managed and led a large team, at peak times 1,100 workers, to complete a high quality job. His understanding of the site complexities allowed him to effectively deliver a start to end project from construction to building fit out.

COMMERCIAL BUILDINGS LESS THAN $5M CAPCORP CONSTRCUTIONS / AMC ARCHITECTURE YOURGP@CRACE The circular shape of this new medical centre placed constrictions on the works carried out by the construction team. The introduction of innovative new building products and systems to Australia meant the contractors involved wanted to be part of this significant local project. COMMERCIAL PROJECT EXHIBITING TECHNICAL DIFFICULTY ISIS GROUP AUSTRALIA THE CANBERRA HOSPITAL, BUILDING 1 LEVEL 5 REFURBISHMENT
To achieve the needs of the client, the builder impressively overcame several challenges and complexities. These included the managing of tradespeople and material movement with a live hospital environment and the risk of infection control and impact on operations. The builder was able to arrange external access and a scaffold, rubbish chute and materials hoist built to remove 180 tonne of demolished materials - all with nil impact on hospital operations. As part of the demolition process, Asbestos Containing Materials under the old vinyl flooring was removed by way of grinding. The noise impact of grinding the entire floor area while surrounding floors were occupied was managed with dedicated noisy work times, and the provision of hearing protection for staff and patients.

PROJECT MANAGER OF THE YEAR JOE TONKOVIC, BUILT AUSTRALIAN WAR MEMORIAL WORLD WAR 1 GALLERIES REFURBISHMENT
This venture involved a sensitive heritage project at the Australian War Memorial, housing a new permanent exhibition. The combined complexities of creating a state of the art gallery space while operating in a live environment tested the Built team and made the end result extremely rewarding. Detailed planning, original thinking and problem solving were key factors to the success of the project. The client was happy they put their faith in Built to deliver a fantastic result for one of Australia’s most iconic buildings. Working within the live environment of the War Memorial, while it remained open to the public seven days a week, presented a range of challenges for the heritage base-building refurbishment to overcome. The heritage refurbishment was stage one of two stages of work. Special care and consideration was taken with the demolition and structural alterations to the heritage roof and parapet sandstone wall. The team also needed to work around several cultural heirlooms, planning for relocation during demolition phases and then protection while work continued. The judges were very impressed with the planning and implementation. 28 I Winning Projects 2015
Joe has been in the industry for over 15 years, rising quickly to undertake some significant projects in the ACT. He has the ability to empower those around him and build a team of high achievers. Joe will use his thorough construction knowledge in the front end phase of the project to set up the frameworks for the staging, procurement and superintending of the works. Working on the base building upgrade for the World War 1 Galleries Refurbishment, involving the demolition of existing structure to accommodate new plant rooms and exhibition displays, was a challenging experience. Joe took the time to understand the building and the needs of the client. The judges were impressed with how Joe ensured the client was involved throughout the development and created a holistic experience for all parties involved. The exceptional quality of work that was produced shone through the pride and excitement Joe felt in the completed job.

CIVIL BRIDGEWORKS GUIDELINE ACT MOLONGLO INFRASTRUCTURE STAGE 1D, JOHN GORTON DRIVE
The John Gorton Drive Stage 1D contract included construction of a divided dual lane arterial road from Coombs, extending North 1.5km to Denman Prospect, incorporating a single span bridge and underpass structure. All road and bridgeworks were completed under Temporary Traffic Management arrangements, allowing usual traffic flows to remain. The two bridges represented a substantial portion of the work, with the main bridge at Holden’s Creek spanning 37m.

CIVIL HYDRAULIC GUIDELINE ACT BULK WATER OFFTAKE, GOOGONG
Excavation of the site of the Offtake and Valve Chamber was challenging. The site was surrounded by rock, but blasting was not permitted. Instead the rock was hammered out under constant surveillance with vibration measuring equipment. The cutting operation of the existing main was not straightforward either. The asbestos lining on the outside of the pipe had to be removed. This was carried out by a specialist subcontractor under rigorous monitoring by an environmental consultant. Through early consultation with the client, and collaboration with specifically selected specialist subcontractors, Guideline ACT delivered this challenging project to the satisfaction of both Actew and Googong Township.

CIVIL SUBDIVISION & CIVIL SUSTAINABLE CONSTRUCTION CANBERRA CONTRACTORS CAMPBELL SECTION 5 & CONSTITUTION AVE
The project consisted of constructing a mixed use commercial and residential subdivision in Section 5 Campbell. During the initial site stripping it became evident that the site had previously not been controlled, with the original estimate of 10,000m3 of contaminated material increasing to over 65,000m3. To achieve the client outcomes, Canberra Contractors split the site into remediation areas. This allowed the site to be environmentally validated, and for infrastructure works to proceed, while more heavily contaminated areas could be slowly remediated in parallel.

Canberra Contractors demonstrated exceptional project management skills by taking a strategic approach to contaminated land management. This resulted in less inconvenience to local residents and reduced a 95 week program of work to 65 weeks – a saving that was passed on to the client. The project focused on the efficient movement of contaminated soil, beneficial reuse of materials and neighbourhood health and amenity. It also integrated catchment management principles, thereby minimising the likelihood of any contaminated runoff. The judges were impressed with the lateral thinking and commitment to sustainable land management.

CIVIL ROADWORKS CORD CIVIL MOLONGLO INFRASTRUCTURESTAGE 1C COTTER ROAD & STREETON DRIVE UPGRADE
For Cord Civil, this project had many significant features and numerous opportunities to provide innovative ideas to resolve issues encountered with the construction. The works on this project involved the construction of new dual carriageways, additional bus lanes, underground services, water mains, electrical conduiting for traffic signals and street lighting. All works were constructed under live traffic conditions and the need to maintain constant flows. Throughout the project, Cord Civil successfully reused materials won from the site. Salvaged gravels, asphalt and concrete millings were used as selected materials in the works, as well as being used for stabilized site entrances and hardstand for other projects.

CIVIL OTHER HAWKINS CIVIL/SRG SCRIVENER DAM ANCHOR BOLT REPLACEMENT
During a safety and surveillance inspection of Scrivener Dam it was discovered that many of the hammerhead anchor bolts exhibited evidence of corrosion. Design development work was also undertaken to install new anchorages to each of the gates’ hinges. The design called for a Contractor who could meet the access challenges of the site, extremely tight tolerances and quality requirements of the design and the Client’s budget and program constraints.

The development of the Kelly’s Swamp Boardwalk was innovative and resulted in a sustainable, completed project which is virtually maintenance free and will continue to improve over time. There was great attention to detail throughout the development of the boardwalk, footbridge and associated rails and furniture. Makin-Trax overcame several substantial technical challenges on site, altering and making design decisions that improved the project vision and outcomes. The construction team continued to work through unfavourable conditions, including at times working in up to 100mm of standing surface water. The result was a high quality consistent finish.

WORK HEALTH AND SAFETY & COMMERCIAL SUSTAINABLE CONSTRUCTION BREMA GROUP CANBERRA HOSPITAL BUILDING 15
Brema Group had a demanding task of carefully and safely managing the demolition of Building 15 at the Canberra Hospital campus without interruption to hospital services, while protecting workers and hospital patients and visitors. Brema’s in-house safety management system is built on practical assessment of risk, worker engagement and a continuous improvement process. From the outset, Brema considered all associated risks and developed control management checklists for each element of the demolition.

Daily and weekly scheduled, and random safety checks were made to ensure that full adherence to safety practices was adopted by all. Special risks were identified and managed – for example manual handling of materials was seen as a major risk throughout the work, and training and demolition systems were adopted. The result, as the hospital management commented, was a demolition carried out expertly.

BEST USE OF MATERIAL INTERIOR CANBERRA COMMERCIAL CONTRACTORS ACT JAMES TURRELL “A RETROSPECTIVE”
Strict time frames and complex installations were some of the challenges that needed to be overcome when building the prefabricated and loose sub framing as well as supplying and installing plasterboard for the installations at the James Turrell “A Retrospective” exhibition at the National Gallery of Australia. Through the clever use of material, the builder worked to create “the Ganzfeld” which was constructed and sheeted without a single corner, expansion joint or visible junction between walls, ceilings and floors. The floors and curved walls were sheeted without fixings and had to be strong enough to withstand movement that would normally be acceptable and taken up with expansion joints etc. The client was extremely impressed with the end result.

Bay & Coast Metal Roofing was engaged by Shaw Building Group to install the roofing and walls system to the new University of Canberra Sporting Commons project. Custom-made Ritek lifters ensured that the entire 1,800m2 of roof panels was installed within four days, which guaranteed the project was done well within the programme, giving the builder a finished roof and ceiling for all other trades. Judges were impressed with the attention to detail with the coupling together of all the sheets, and the fixing procedure used.
