Though I have found that my files are relatively young compared to those that have collected in some of this building’s built-in storage cabinets. The hardest files to clean out in a timely fashion are the volumes of pictures – many of which are black and white. These pictures help us get a feel of what the conventions and membership gatherings were like many years ago. BY CHAD PRESIDENT/CEOKLEPPE
If you are like me, it is hard sometimes to get rid of publications, pictures and the volumes of files that have been accumulated over the years (in my case - 21 years). Even if the documents are currently stored on a hard drive or floating around on cloud-based storage somewhere, separating / condensing / purging old paper-based files are hard exercises for someone like me. It is kind of funny that I am way behind on my schedule of “cleaning out files” tasks. The biggest culprit of me being slow is that I am constantly being distracted by so many various items from MBI’s past – be it a random letter from 2002 Legislative Session on the importance of maintaining the discipline of designating state funds for major maintenance needs as part of the infrastructure budget or a series of pictures from the 2005 Construction Golf Classic and Smoker. All of these “artifacts” reflect back on some really great times that demonstrate MBI’s mission and importance to both the industry and its member-firms.
Like many of you who have experienced a move or a transition, the process of packing up and preparing for our move to the new MBI headquarters has unearthed some pretty cool things from days gone by. It is always fun to see what MBI was like back in the day – whenever that “day” may have been.

As we combed through journals, we found ledgers showing some of the financials from when MBI started as an organization. Likewise, I found the original minutes from the first MBI Board of Directors meeting. One of a hand full of motions made and approved during that inaugural meeting included the first bylaws, as well as a dues schedule stating an initiation fee of $2.00 and a $1.00 monthly assessment that could be paid quarterly. Fortunately, from what I could tell that motion was unanimously approved.
These photos showed how the association brought together leaders from all corners of the state to conduct MBI’s business of being the voice of the industry. It also showed how times have changed. For instance, an abundance of smoke-filled rooms were the norm and seemingly everybody smoked. But, these photos allow you to get a true sense of how the industry has evolved as well. Today’s photo logs show a much more diverse and younger crowd compared to those convention snapshots from the 1930’, 40’s, 50’s and 60’s. These comparisons shed light on how our industry has evolved – and in some respects – shows how we still have a lot of work to do to become a more diverse and inclusive construction industry.
Even the property abstract – which has not been touched since the late 1960’s – revealed original documents from as far back 1878 and provided a glimpse of what downtown Des Moines looked like when the various parcels were first surveyed and Allplatted.ofthose keep-sakes that have survived multiple cleanings over the years help to give you a sense of how MBI is rich in its history and how important the role that MBI plays in bringing together all facets of the Iowa construction industry. However, as MBI prepares to enter its next chapter with a new and more functional headquarters building, you can be sure that even though the surroundings will be different, MBI’s commitment to the membership and the Iowa commercial construction industry will not change.
To kick-off this momentous occasion, MBI is planning to celebrate by holding a grand opening event for all members to attend, providing you a chance to see first-hand the new building.
On Wednesday, October 26th, MBI invites all members to help usher in a new era with the association. This event will officially open the doors to all members and signify a new approach to how MBI will provide better services to members. We plan to have leaders from MBI, as well as local dignitaries in attendance to mark this great occasion. This event is open to all members and will feature complementary food and drinks. Members are encouraged to attend and walk through the new space, while catching up with fellow construction colleagues.

As part of the program on October 26th, MBI is hosting leaders from the past to share in a lunch event, in which past Board chairs are invited to partake in The Chairmen’s Luncheon. It will be great to bring together past Board chairs to allow them a first-hand opportunity to see MBI’s new building. At this lunch, there will also be an unveiling of a special art piece that pays homage to each past Board chair. But if you can’t wait until the end of October.... and really want to want to get a sneak-peak on what the building looks like on the inside, mark Wednesday, September 14th on your calendar. The building’s capabilities will be on full display as MBI will host a keynote and workshop by Scott Klososky. ACTIONBUILDERSFUND
Building off the MBI-PAC’s success, we created the Builders’ Action Fund as a way to recognize those members who are contributing. There are different contribution levels within the Builders’ Action Fund that MBI members can participate in, where you are then recognized differently for those contributions.
MBI PAC
The MBI-PAC is the most recognizable tool that our membership has deployed for legislative advocacy at the Iowa Capitol. It has strategically helped this organization develop and support relationships with pro-business and pro-construction candidates for years.
The new business and events center named Elevate that is part of the MBI headquarters, will provide members with a new look and new features to our existing educational offerings. Having a training space to call home will now allow for customized room arrangements and add a great deal of flexibility in scheduling our educational events. From a training delivery standpoint, members will now have access to three different types of training – in-person, hybrid, and virtual. The in-person approach will include our traditional leadership development programs like Cornerstone Academy, The Leadership Experience, and Building a Safety Champion as well as full and half day workshops. These programs are best suited for personal interaction, which adds to the caliber of the program for all the attendees, as well as the instructors. During the initial phases of the feasibility study that took an in depth look at the prospects of a new corporate headquarters for MBI, there was one item that continually came up during discussions with the Board, members and staff. This one particular item centered on the need for a large classroom/meeting facility to accommodate the numerous trainings, classes and association gatherings. That desire to have such a feature then became more prevalent during the property search and once a location was identified and an acquisition made, the design phase focused on creating a state-of-the-art classroom that would be flexible, convenient and easy to use.

The hybrid approach will be on display for the first time on September 14th with a seminar called Focus on Tomorrow’s Tech…Today! For this program, and others like it in the near future, there will simultaneously be both an in-person audience at the MBI training center as well as attendees joining virtually. This hybrid approach allows for attendees to participate in person or from another location. Our goal is to create programs and provide content that will be informative and engaging, regardless of how (or more appropriately – where) a participant chooses to be part of the program. Finally, our virtual approach to training will be held from the MBI office (broadcasted) without an audience or from any location in which our instructor is located. The content will be delivered fully online. Examples of programs that will be available to interested participants includes our entire MBI Live Online Learning and Development curriculum that will feature topics such as Bluebeam, Procore, and Primavera P6 training. As you can see, regardless of how members choose to participate in educational and leadership development programs, the vision of bringing new ways of delivering classes is upon us. Nostalgia. Many of you feel it as you read the title of this article. While we won’t be recreating and acting out the 1985 hit “The Breakfast Club” anytime soon, we are excited to tell you about the newest creation of our own MBI Breakfast Club. Beginning in December 2022, we’ll be hosting a series of bi-monthly Breakfast Club gatherings available exclusively to MBI members. Join us at 7:30 am for a cup of coffee and a time to network with colleagues. Beginning around 8:00 am, we’ll have a few announcements on what’s coming up for MBI followed by a brief presentation that is of relevance to the membership. We promise to have you out of there by 9:00 am so you can start your day. The first three sessions will be legislatively focused in nature as we will be in the middle of legislative session. We’ll have special guests, vendors and others participate in these meetings, which will be a great opportunity to connect with your colleagues. There will also be a virtual component. While we haven’t figured out how to send coffee to you virtually, busy members can plug-in virtually to our new facility and hear what the speaker’s have to say. These meetings are FREE to members and will be an excellent opportunity to show you what our new building is capable of. The only thing we’ll ask of you is an RSVP for those attending in-person so we know how many donuts and pastries to order! The second session focused solely on networking and a social event. We merged the interns and the YBUILDER program for this session so that the interns could meet young professionals in the industry. They were able to do this while we attended the ICUBS baseball game for a night out at the ballpark. Everyone had a fun time watching baseball, and meeting with the YBUILDERs! The first session was a kickoff meeting at DCI Group's office to introduce the interns to MBI as an association, and to explain the advocacy, education and resources available to members of MBI. The intent of this meeting is also to show how this series will enhance their overall internship experience. Not only were they introduced to MBI, but they were also able to meet with their peers that are in similar internships at different companies.

The fourth session was located at The Republic on Grand for another lunch and learn focused on etiquette in dining and networking. Rachel Geilenfeld was the speaker for this session. Rachel was excellent in speaking about the “do’s and don’ts” of dining, and how to properly network in a business atmosphere. An impressive presentation for sure! MBI is very excited about the intern series moving forward, and how it will evolve over the years to come. What a fun way to introduce the next generation of workers to the association. The third session focused on mental health and how it plays a vital role in the construction industry. Holmes Murphy and Associates, LLC was gracious enough to allow us to utilize one of their conference rooms for this meeting. We had a wonderful speaker discuss the importance of mental health and how to recognize issues with people. Cal Beyer with Holmes Murphy gave our interns a presentation on a topic that is often not spoken about enough in the construction industry. Cal provided handouts to highlight his presentation, and this session acted as a lunch and learn for the interns. Cal also made the presentation engaging by having the interns use the interactive polling app from their phones to answer a multitude of questions.

32 At CSSI, we have a proactive pursuit toward enhancing our expertise and knowledge in highrisk tasks through high level technical training, either through additional certifications or vendor partnerships.
I was provided the opportunity to apply my 17 years of construction experience along with my 12 years of safety experience in the agricultural retail business by completing the STI (Scaffold Training Institute) five module scaffold train the trainer course in Houston, STITexas.has been around for over 25 years. John Palmer, STI’s founder, and owner, has been erecting scaffolds since 1969. He owned a very successful scaffold company out of Houston for over 25 years before he formed STI. He has designed and built scaffolds all over the United States and around the world. Today, STI not only trains scaffold trainers but also consults all over the world for different scaffolding projects. It was the combination of experience in the field, trainer and curriculum development that we at CSSI pursued STI as our provider for curriculum by completing their train the trainer course. Through completion of the training at STI, I was instructed how to design, assemble, assign load ratings, and inspect and dismantle the 3 most common scaffold types. I also learned the specific OSHA regulations about the 25 different types of scaffolds that can be used. We did 3 days of hands-on building of Frame Scaffold, System Scaffold, and Tube and Coupler Scaffold and the advantages and disadvantages of each. With 2 days of class, we also learned how to properly conduct an inspection, and calculate live loads and dead loads on scaffolds up to 125 feet tall. There are ways the scaffold workers do things because that is the way they were taught. It does not mean they are safe or stay within OSHA guidelines. These hazards can be eliminated with education and training.

CSSI is unique to any other service in the Iowa construction safety market. The way CSSI approaches risk management first comes from its diverse make-up of a team of construction professionals with a wide array of past experiences in the industry.
OSHA Regulation 1926.454 outlines specific requirements for the different levels associated with the scaffold. Depending if you are an erector/dismantler, user, competent person, or any combination, there are training requirements that must be met. With the knowledge I gained from this class, there is an opportunity to provide proper training. I have talked to masons who have been in the business for years and who did not know some basic knowledge and erection principles. That could be a contributing factor to the 4500 injuries and 60 deaths in the United States. Workers need to be given the chance to work safely with education and training. Employers are required to provide the proper training so the workers can work safely. CSSI/MBI saw the need for the training. I am proud to now be an authorized scaffold trainer. As I stated above, OSHA requires certain things to be taught depending on your job with scaffold. We have classes for the erector/dismantler, users, and competent person inspection that will meet all of OSHA’s requirements. CSSI is pleased to be able to offer this specialized and important training to the industry. It’s not safety first, it’s safety always! And remember, your main job of the day is to go home safe at night. Everything else that gets accomplished is a bonus.

Painters are amongst this group as well with their exposure to VOCs, welders can’t escape the hazards either when welding on stainless steel and the hexavalent chromium exposure or welding/ burning galvanized pipe or plate.
If COVID taught us anything as a society, it was bad things come in very tiny particles and respiratory protection is vital to our health. While this new awareness may be in the collective conscious today, it is not new to the safety and health professionals of workplace safety. As a safety director in the heavy industry trades from construction to shipbuilding, I have trained and fit-tested hundreds of employees for respiratory protection. The trades span the spectrum of painters, welders, insulators, mason and most every trade requires respirator use at some point in their career.

The most common hazards for the commercial construction trades would be silica for masons, asbestos and lead for demolition crews, and H2S / CO / Methane for those working in vaults, trenches, and underground pipelines/structures.
For me, as a safety professional, the necessity for respirator protection became crystal clear in October 2001. I was a Safety Compliance Officer for the Washington State Department of Labor & Industries, WISHA, a OSHA state plan state. The call had come from the federal OSHA office for volunteers. They were mobilizing much-needed help to aid at the site of the World Trade Center tragedy. Safety professionals from across the country were needed to help keep the rescue teams and construction crews safe. The site was highly contaminated with asbestos and respiratory protection was imperative for those working on site. Teams were rotated in for two-week assignments, I spent that time fit testing many first responders and tradesmen. Explaining the hazards they were being exposed to and the need to wear the respirator whenever working onsite. This wasn’t a hard sell, the contamination was thick in the air, and nothing was moved without generating a cloud of toxic dust. The tiny killers hidden in the cloud were undeniable. There are some that still suffer today from exposure before the protection plan could be fully implemented. A hard lesson learned and an eye-opening experience for me Ipersonally.takerespiratory

Now that we’ve brought forward the long-term, chronic hazards of heavy metals and asbestos as examples, let’s look at a few of the more acute killers, those that you have very little time, if any, to react to. These are the ghosts, they don’t hide in a cloud of dust or heavy smoke, they are the invisible gases and fumes. There is Carbon Dioxide, CO2, and colorless gas that is heavier than air, this is one of the deadliest along with Hydrogen Sulfide, H2S. Each of these is naturally occurring in nature, organic matter decomposition. Fortunately, we have a fighting chance with H2S, it smells like rotten eggs in low concentrations. These gases are most commonly found in a toxic concentration in unventilated confined spaces. Atmospheric testing of all
confined spaces is mandatory to prove the space is safe for entry, constant ventilation from the outside fresh air is the best practice to maintain a safe space for workers. A strong, well-written, and practiced Confined Space Program is essential to workers’ safety.
I fully understand this cost, especially if it has never been done in the past, but the cost of ignoring the program is much higher. I view it as an operational cost, one that is rolled into the overhead/administrative line. We at CSSI have the staff experts to help answer questions regarding respiratory protection, program writing, training, and fit testing employees. We are a resource that can help implement a program where there has never been or tune-up and existing program. A simple test to prove the need for respirator use when welding is to take a clean wet wipe and wipe it over the inside of the welding helmet, the breathing zone. Once you see the black residue on the wipe you will realize the hazard. It’s not dirt (earth), it’s carbon soot and heavy metals dust, it may not seem to be a problem at the moment, but after twenty years of this unchecked hazard, the problem will be life-changing if not fatal.
This is just one example of the need for respiratory protection where the effect isn’t acute with an immediate realization but a more sinister chronic effect, it comes to years later when it’s too late to change the inevitable, poor health or worse. Sorry to come across as harsh, but that is the reality of ignoring preventable health problems.
It is my hope that I have managed to raise your awareness of the importance of respiratory protection. It is a major component of maintaining a safe workplace. For some trades, the need is every day while others may only wear a respirator two or three times a year, but when they need to they need it available and to be trained in its use and limitations.

This 4-hour Rigging & Inspection course is designed to provide participants with a competent person level of knowledge of rigging gear inspection, proper rigging procedures, and load control using typical rigging techniques. Classroom interactive, and problem-solving workshops. All hook rigging devices will be discussed; i.e. shackles, spreader bars, etc. Load weight calculations and center of gravity will also be covered. In this 4-hour course attendees will be educated under the OSHA standard CFR 1926 Subpart P. All employees must be trained in hazard recognition and the proper way of working in and around construction excavations sites. The standard covers general requirements, soil classification, sloping and benching, timber shoring for trenches, aluminum hydraulic shoring, alternatives to timber shoring, selection of PPE. Participants will come out of this course with the competent person level knowledge to monitor and perform daily inspections of trenching, shoring, and excavation activities.

In this 4-hour course, participants will develop proper procedures for making entry into Permit Required Confined Spaces. This program will prepare participants to operate in the capacity of Entrant, Attendant or Entry Supervisor during routine entries. Participants will become familiar with the OSHA Standard 1910.146, 1926.1203 and NFPA Standards 1006, 1670. This course involves 4 hours of classroom and practical application in simulated and actual permit spaces utilizing the appropriate permit procedures. The purpose of this session is to explain strategies to safeguard employee’s health and safety when dealing with potential dangers associated with confined spaces. Individuals will gain competent knowledge in proper entry program procedures, facility preplanning, tying knots, new equipment, and proper patient packaging. Hands-on skills will be conducted in a mobile confined space trailer. This course is required by OSHA before an employee can enter a Permit Required Confined Space.

Iowa Governor Kim Reynolds signed House File 2317 into law on March 1, 2022, enacting major tax reform.
