MBI's "BIG TENT" APPROACH

Now that the dust has settled on the 2024 Winter Conference, we can look back and appreciate all that went into planning and executing the event. From a numbers standpoint, the event drew a record 1,600 attendees who were able to participate in thought-provoking keynotes; impressive award programs; informative breakout sessions; an expansive tradeshow with over 100 exhibitors; and an industry reception/networking session like no other seen in the construction industry in Iowa. Overall, MBI proved that this continues to be our signature event!

The annual Winter Conference is a perfect example of how MBI shows its role in the Iowa commercial building arena. There are members from all parts of the state and from all sectors of the construction industry that converge on this 2-day event. You will be hard pressed to find a program that brings together such a diverse mix of construction colleagues. Regardless of if you are a general contractor; specialty contractor; supplier; service provider; or even a design professional, this event has something for everyone.

In many regards, the wildly successful annual Winter Conference is a perfect example of how MBI positions itself as the construction leader in Iowa. While the Conference brings together all facets of the industry, MBI similarly offers all who play a part in Iowa’s built environment a place to grow and be successful. I guess you can call it MBI’s "Big Tent Approach".

As you know, MBI has been advocating for the commercial building industry for well over 112 years and we show no evidence of slowing down. Coming off a record-breaking membership year in which MBI eclipsed 500 members for the first time in its history, this organization is positioned to continue its growth through adding value to every member’s investment. This approach keeps our retention rate over 92.5% annually and directly contributes to the foundation of our success – our loyal following of members.

MBI’s strong membership base creates many opportunities for those entities who want to use this network to grow their respective business. An ever-expanding number of companies see how affiliations and involvement with MBI helps with lead development, relationship building and creating connections that are hard to achieve without the presence of MBI. There are also so many examples of members taking advantage of MBI’s programs to highlight their own products and services through sponsorships and partnering programs. Be it headlining sponsors of our keynote programs to supporters of our Breakfast Clubs events throughout the year, so many members are using MBI to engage with business partners and potential clients.

You are encouraged to look at MBI programs throughout the year to see if there are options that align with your marketing plans and budget. In addition, MBI’s marketing team is always willing to put together an innovative approach to get your company exposure to a very captive audience within the construction community. For instance, a recently developed marketing plan utilizes the daily Project Source’s Nightline Report which provides members with new projects within our plan room service and is viewed by over 1,400 construction professionals and estimators on a daily basis. If you do the math, just on a three-month basis at least 65 daily Nightline Report editions equate to over 91,000 potential views. This type of targeted exposure is hard to find anywhere.

MBI is fortunate to have members who are willing to devote their time, talent and expertise to the Association and give back to the industry in a productive and meaningful way. MBI committees and task forces are a derivative of the Association's Strategic Plan and are responsible for generating the many services, innovative ideas and policies that reflect the needs of an ever-changing industry and our collective membership.

The Association also has a "leadership pool" from which member volunteers could be identified and recruited for select task force and committee initiatives.

CONVENTION & TRAVEL COMMITTEE

JOB DESCRIPTION: To help develop, make recommendations and plan for the Association's Annual Winter Conference and Out-of-Country Excursions.

EDUCATION ADVOCACY COMMITTEE

JOB DESCRIPTION: This committee is responsible for measuring members' needs in education, training and professional development. Information and data gathered is to be used for course curriculum for regional meetings, conferences, webinars, and stand-alone seminars. The committee is also responsible for finding ways and means to subsidize, finance, and sponsor educational offerings.

GOVERNMENT AFFAIRS COMMITTEE

CHAIR: Matt Thompson, W.A. Klinger, L.L.C.

JOB DESCRIPTION: To set policy for and give direction to the lobbying efforts of MBI. This committee acquaints itself with the important legislative issues facing the industry and obtains comments from MBI members to assist the committee in determining proper direction. The committee is also responsible for assuming the direction of the Association’s PAC Fund.

To date, approximately 340 volunteers are registered to participate in the Leadership Pool.

The committee will oversee the criteria and scoring mechanism for the MBI/IOSHA Safety Awards program. This committee will provide their recommendations to the Construction Safety Specialists Inc. – Board of Directors.

Chad Kleppe states, “By providing members exclusive access to topical and timely educational videos from an array of subject matter, MBI is elevating the value of membership. Our goal is to better equip members with valuable but convenient training tools. A perfect example is the content that is tailored to superintendents. Typically, sending these individuals to an all-day class is very difficult. But, through MBI Reelz, we have an opportunity to conveniently present training modules that will enhance the skill sets of superintendents.”

Members will easily be able to access the MBI Reelz at any location by simply logging into Training Vault. In addition, leaders will be able to assign videos and control the content by monitoring employees’ access to the MBI Reelz.

THE PROJECT SOURCE

MBI members can take advantage of several resources available to them, but we wanted to take a moment to specifically mention the Project Source. The Project Source is an exclusive member benefit that all MBI members can access. This project information service comes in the form of a daily email that delivers three different reports on a daily basis. The Nightline Report is a daily report that includes a notification of all new plans received that day, and any new addenda for currently bidding projects, and bidder’s lists for all projects bidding the following day. The Bidwatch Report provides daily low bid results on as many projects as we can collect for same day bid results. The third report that is delivered in the Project Source daily email is a Notice to Bidder Report, which is an exact copy of all Notice to Bidder documents that were received the previous business day. Additionally, there is a weekly E-Source project report. The E-Source weekly report is a publication that provides detailed descriptions of every current bidding project in our network.

The process is simple in how to sign up for the Project Source emails. If you are not signed up, but would like to sign up, you can email me with the name and email contact information of those at your company that you would like to receive these reports. You can also go to our website under the project information tab within our services section, and there will be a space at the bottom of the page where you can submit your contact information. Our project information specialists do a fantastic job of compiling the information to put together these wonderful reports. The MBI Board of Directors selected its new executive committee members at the annual Winter Conference. The Board elects a Vice Chairman, Secretary and Treasurer to serve for a period of one year, or until their successors are elected and qualified. The MBI bylaws require that the Treasurer shall automatically succeed to the Vice Chairman and then to Chairman of the Board. The 2024 Executive Committee shall be as follows:

Mike Espeset of Story Construction Co. shall serve as Chairman of the Board; Gordon Parker of Rinderknecht Associates, Inc. shall serve as Vice Chairman; Matt Thompson of W.A. Klinger shall serve as Treasurer; Dan Ward of General Constructors, Inc. was elected to Secretary; and Randy Clarahan of Mortensen will serve his remaining year on the Board as the Immediate Past Chairman. A new officer position was created this year to enhance the level of representation of the Associate membership category. The position of Associate Secretary will be filled by Frank King, AssuredPartners.

New additions to the Board as recommended by a Nominations Committee and approved at the Membership Meeting include Jamie Rich of WRH, Inc. in Amana and Joel Veenstra of the Baker Group. Also, Darrin Gillett of Peters Construction Company will be filling a vacated seat on the Board and will serve the remainder of that term.

Each year, the MB EYE on the Future class elects a graduating member to serve on the Board of Directors. For 2024, Eric Bridgewater of Baker Group will be filling a two-year term and joins the 2023 MB EYE on the Future representative Nicole Schmidt of Turner Construction.

We also want to thank our retiring Board members who have completed their respective terms of service. First, many thanks go to Paul Koester of Koester Construction for his tenure on the Board and also his service as the MBI-WORKS Endowment Chair and Vice Chair. Also, MBI thanks Russ Acton of Baker Group who served on the MBI Board for two years as the MB EYE on the Future representative.

Red Flags Are Flying 5 Operational Practices Impacting Loss Severity

Seemingly against the odds, the surety industry continued to experience fairly low losses in the past year. While the overall frequency of construction bonding losses is low, their severity is up significantly. So, what is responsible for the spike? Merchants’ Vice President – Claims Jay Farley points out some operational red flags – practices he sees contributing to the severity of contractors’ claims and losses.

Underbidding sometimes reveals itself early relative to other bids, which increases the importance of conducting a thorough review of bid tabulations and estimates/proposals. Underbidding in relation to actual expenses reflects contractors failing to control or properly account for – contractually, financially, or otherwise – price increases in overhead, labor, and materials over a project. From a loss perspective, it places the surety in a hole because the contract amount is low relative to the cost to complete remaining work.

Overbilling can be the result of underbidding a project in the first place, because billings are too low to generate sufficient cash flow to cover job costs. Overbilling in relation to actual work in place – for example, billing 75 percent of the contract amount when 50 percent of the work is complete – serves to increase the loss further because the contract balance is not enough to cover the cost of the remaining scope of work (even at original contract pricing).

Defective work increases the loss in a number of ways: 1) defective work can necessitate investigation and testing; 2) repair work increases the completion scope of work; 3) the scope of repair can be difficult to ascertain with certainty, which results in contingencies and higher pricing; and, 4) repair work extends the time necessary to complete the remaining work, which increases general conditions and the likelihood of delay damages.

While past-due payables often result in payment bond claims that can serve as an early indicator of a contractor’s financial strain, that is not always the case. Sureties are encountering high 90+ day old balances, often without any prior notice or claim, which leads to strained or ruined vendor relationships, charges and penalties, and additional losses.

Delays in projects. This can result in supplementation costs and delay damages, including liquated damages, which reduce the contract balance and ultimately increases the loss.

Contractors should be mindful of these issues in assessing their own operations and those of subcontractors and suppliers. They should also partner with a surety that demonstrates a proactive approach to claims. The right surety partner will seek to bring value to the relationship by working with contractors to avoid claims, and if the situation is unavoidable, to mitigate the severity of it.

Jay’s extensive knowledge of the construction and surety industries, and his background in construction litigation and surety law, inform his common sense solutions for the resolution of surety bond claims across the country. He graduated from Washburn University School of Law (J.D.) in 2008 and the University of Kansas (B.S., Business Administration) in 2004.

2024 Legislative Report Update

As of the printing of this article, the 2024 legislative session will be about to be wrapped up. However, we are publishing it about halfway through with 10 days remaining until the 2nd funnel deadline – a legislative hurdle used to speed up the process.

As an Association, our 2024 Legislative Priorities, adopted by the Board of Directors are as follows with an update:

1. Sales Tax Parity for Sister-Affiliated Companies

Update: The House has passed our bill with 94 votes. We wait for Chairman Dan Dawson in the Senate to bring this bill up. He is noncommittal at this stage.

2. MEGA Site Attraction Programs

Update: The Senate has already passed this legislation. We spoke in favor of the legislation at the House subcommittee where it passed. It is in great shape, and we fully expect this to be on the Governor's desk in short order.

3. Income and Corporate Tax Reform

Update: Tax proposals thus far are focusing on income tax. We are registered in favor of both the Governor's proposal and the House and Senate leadership proposals. The Governor's drops rates immediately down to 3.5% and the Leadership proposals put Iowa on a path to 0% income tax. The leadership proposal also includes a constitutional amendment that would require a 2/3 vote for all future tax incomes.

4. Protecting RIIF Fund

This will be negotiated at a later date.

2024 MBI-WORKS AWARD RECIPIENTS

We are very impressed by the 2024 MBI-WORKS award winning proposals. The Board reviewed and scored each proposal diligently, and have concluded that seven of the fourteen projects submitted will be funded in 2024. The first round of funding went out to each award recipient in January 2024. The funding is sent in quarterly increments.

DENVER HIGH SCHOOL

The top-rated proposal was submitted by Denver High School in Denver, who partnered with Denver Underground and Grading Inc., Cardinal Construction, Ronan Industries, and Schumacher Elevator.The funds for this project will be used to fund new construction tools and equipment for their new woodshop. The funding awarded for this project is $35,000. In addition, the school district has committed $35,000 in cash match and in-kind contributions.

BOYS & GIRLS CLUBS OF CENTRAL IOWA

The next award-winning proposal was submitted by the Boys & Girls Clubs of Central Iowa, who partnered with Allied Construction, Baker Group, Bankers Trust, EMC Insurance Companies, Holmes Murphy & Associates, McAninch Corp., Neumann Brothers, Piggott, The Waldinger Corp., The Weitz Company, Turner Construction, and Graham Construction. These funds will provide tools and equipment that often limit individuals’ ability to get into this field. The funding awarded for this project is $25,000. In addition, the BGCCI has committed $114,860 in cash matching contributions.

FOREST AVENUE OUTREACH

The third project funded was the Forest Avenue Outreach, who partnered with HRTLND Companies, The Weitz Company, The Waldinger Corporation, and Tri-City Electric Co. The funding for this proposal will go towards the purchase of a vehicle/van to transport students to and from field trips that will allow them hands-on training in the trades industry. They have listed transportation as the biggest barrier for this demographic, and with this vehicle, they will be able to expand/add a year-2 program. The funding awarded for this project is $30,000. In addition, $166,250 has been committed in cash matching and inkind contributions.

The next project funded was SkillsUSA, who partnered with RCS Millwork. This project is to fund the materials/ supplies for their State Leadership & Skills Conference, which will provide more opportunities for students to compete in construction trades. The funding awarded for this project is $9,334. In addition, $52,826 was committed in cash match and in-kind contributions.

INDIANOLA COMMUNITY SCHOOLS

The next successful award recipient was Indianola Community Schools, and they partnered with Downing Construction Inc. for their proposal. The funding for this project is focused on the creation of an HIS CTE website. The website will provide a single point for both students and employers to post and access job opportunities. This website will allow for the students to connect with local commercial contractors, and lead to direct placement in the industry. The funding awarded for this project is $2,000. In addition, $7,000 has been committed in cash match and in-kind contributions.

GIRLS INC. OF SIOUX CITY

Girls Inc. of Sioux City was another successful award recipient, and they partnered with Klinger Construction, CW Suter Services, and Thompson. The funding for this project will go towards the tools/supplies that will help the expansion of the Toolbox Program within Girls Inc. of Sioux City. The funding awarded for this project is $21,900. Additionally, $58,025 was committed in cash match and in-kind contributions.

FREEDOM FOR YOUTH'S

Lastly, Freedom for Youth’s project was awarded. They partnered with Clifton LarsonAllen LLP, West Bank, Elder Corp., ISG, PDM Precast, Seneca Companies, The Weitz Company, Wolf Construction, and Estes Construction. The funding will go towards drawing a different demographic into the skilled trades, and tracking the program through their CRM database. The funding awarded for this project is $20,000. Additionally, $114,000 has been committed through cash match and in-kind contributions.

MBI is proud of the large level of community involvement through in-kind and matching support that many of these projects received. We are very honored to award these projects, and the MBI-WORKS Board has agreed to allocate a total of $143,234 to these seven very deserving projects. These funds are being matched by hard cash and in-kind contributions to the tune of $547,961. We always like to see community support with each proposal that is submitted, because it shows that the community can see the potential that the MBI-WORKS Board members see as well.

We are also in our third year of committing $62,500 to the UNI Applied Engineering Project in Cedar Falls. You may recall that the Board decided to make a $250,000 contribution to the project over a four-year time period that will end in 2025.

Please keep the MBI-WORKS in mind for next year if you have any projects that you could partner with a nonprofit on, or if you know of a non-profit that might be able to utilize this in the future.

Resources for Suicide Prevention and Opioid Abuse in the Construction Industry

According to the CDC, the construction industry has one of the highest suicide rates compared to other industries. Research suggests several risk factors may play a role in these elevated rates.

RISK FACTORS INCLUDE:

• Cultural mindset of toughness and stigma associated with needing/seeking help.

• Substance abuse from self-medicating pain or stress with drugs or alcohol; includes addiction to opioids, often prescribed for pain management.

• Lack of knowledge or access to mental health programs or personnel support for overall wellbeing.

• Increased access to lethal means

• Seasonal and intermittent nature of construction work.

• Demographic factors that may present additional higher risk of suicide.

• Isolated work environments; frequent travel and separation from family and friends.

STAND DOWN FOR WHAT

National Trench Safety Month is right around the corner this coming June, with the 17th-24th of June as the designated stand down week. These stand down weeks are a vital component in fighting complacency, through intentional conversations, and awareness reminders for those performing these high-risk tasks such as trenching and excavation.

What is a Safety Stand Down?

A Safety Stand Down presents the opportunity for employers to talk directly to employees and others about safety. These Stand Downs will focus on trench & excavation hazards and reinforce the importance of using trench protective systems and protecting workers from trenching hazards.National Utility Contractors Association (NUCA)

There are three basic techniques consistently taught in Trench and Excavation safety: applying the regulatory standards, proper planning, and applying the hierarchy of controls through mitigating

1. The OSHA standard for excavations, including trenches, is 29 CFR* 1926 Subpart P. This standard describes the precautions needed for safe excavation work. OSHA requires that all excavations 5 feet deep or greater make use of one of the following protective system options:

• Sloping the ground

• Benching the ground

• Shoring the trench with supports such as planking or hydraulic jacks

• Shielding the trench- Mostly commonly referred to as Trench Boxes Workers should never enter a trench that does not have a protective system in place. - NIOSH

2. Proper Planning

To prevent trench collapse, planning is required before a job begins. Employers should:

• Assign and train a competent person.

• Call 811 to identify and mark underground utility lines.

• Dig a minimum of 5 feet away from utility lines.

• Evaluate the soil to determine its stability.

• Plan the job layout to identify safe locations for spoil piles and heavy equipment routes.

• Before the job starts, if the trench is 5 feet or deeper, set up a protective system.

• If the trench is 20 feet or deeper, provide additional engineering protection.

• Have a traffic control plan and lane closure permits.

• Develop a trench emergency action plan.

The best way to prevent trench collapse and trenching fatalities is to use other methods when possible. Some options include directional boring, relining the pipe, pipe ramming, utility tunneling and pipe jacking. Robots can be used on construction sites to transport, line, and join large pipes to protect workers from serious injuries. Robots may reduce the need for pipe layers and other helpers to work at the bottom of the trench.

What are some ways to perform a stand down:

Companies can conduct a Trench Safety Stand Down by taking a break to have a toolbox talk or another safety activity to draw attention to the specific hazards related to working in and around trenches/excavations. Simply bringing recognition and putting this high-risk task to forefront could be the difference in preventing one fatality.

Even though Trench Stand Down week has only been around since 2016, it is an important partnership among OSHA and many other industry partners like National Utility Contractors Association (NUCA) and Associated General Contractors of America (AGC). While there are many other suppliers in the industry that play an important role in trench safety by providing lifesaving equipment such as trench boxes, MBI encourages the membership to participate in National Trench Stand Down week. The Leadership Experience graduated 24 participants on March 8. Participants in The Leadership Experience worked on communication, collaboration, culture, and customers. These four areas (i.e. The Four “C’s”) are critical in all leadership levels, and attendees were challenged to take previous leadership classes to the next level. Becoming an effective leader requires an understanding of people, personalities, attitudes, goals, and more. The Leadership Experience stresses to attendees that the most important person they will ever lead is themselves. In addition to the classroom training, attendees can receive one-on-one executive leadership coaching from our Executive Coach, David Rabiner. Feedback from our participants tells us this series changes individuals on multiple levels as leaders in their company, home, and community.

MB EYE on the Future graduated 21 participants at the Technology and Innovation Breakfast on Wednesday, February 28 during the Winter Conference. This program offered attendees an opportunity to continue their path of success and become more involved as current and future leaders of the construction industry in Iowa. Participants were encouraged to step outside of their comfort zones while gaining communication and relationship-building skills. Participants worked to boost their confidence, communication, and leadership skills and become a more effective and charismatic leader. MB EYE on the Future is the only program that MBI offers that has an application process, which requires an employer recommendation and selection procedure. FOUNDATIONS OF A FIELD LEADER

Foundations of a Field Leader graduated 32 participants on February 21. This field leadership development program is in its 7th year and was designed to provide attendees with tools and information to help them excel in the areas of Leadership, Risk Management, Communication, and Personal Effectiveness. Leading a team, crew, or group of individuals in a commercial construction project environment takes an exceptional person with the right skill set and personality, along with construction knowledge and awareness. Leaders in the field must be able to manage time, equipment, materials, and most importantly, people. This series provided attendees with a unique blended approach to leadership development with content being presented from both a theory and conceptual approach, while also being reinforced with examples and activities specific to the commercial construction project perspective.

Build Iowa Award

SCOTT FRIAUF Rinderknecht Associates

The Build Iowa Award is the industry’s highest individual achievement, and it is presented each year to a builder in Iowa. The 2024 recipient, Scott Friauf has over two decades of service on his MBI resume. He served on the MBI Board of Directors from 2010 to 2016 while leading the Association as Chairman of the Board in 2014. Scott has served on numerous MBI Committees such as the Iowa Construction Industry Forum, Board of Regents Committee, PAC Fundraising Committee as well as Convention & Travel Committee serving as Chair for multiple years.

Scott’s community service is equally impressive. He has been a Rotary member since 1995. His volunteer service to Rotary has raised hundreds of thousands of dollars for local schools including scholarships for elementary students to attend college. In 2003, Scott joined the Board of Community Corrections Improvement Association, where he worked to help develop programs that would break the cycle of family dysfunction and address criminal behavior. He also partnered with the University of Iowa to create a program with student athletes serving as summer program counselors for at risk youth. His community involvement continues today as he serves on the Board of Directors Freedom Foundations. Since joining the Board, Scott frequently volunteers to serve veterans lunch where he genuinely enjoys getting to know them and thanking them for their service.

Some of his favorite projects include the Cedar Ridge Winery & Distillery, Swisher, IA; National Czech & Slovak Museum and Library, Cedar Rapids, IA; and Involta Data Centers located across the country.

Throughout the Winter Conference, Master Builders of Iowa recognized individuals, teams, and companies for the outstanding work that is conducted throughout the previous year or in the case of the Build Iowa Award, an entire career. The awards presentations at the Winter Conference continue to break records and elevate the profile of the companies involved. We were extremely excited for our recognition of our newest Master Builder Achievement Awardees at the Technology and Innovation Breakfast on Wednesday, February 28. These members accomplished their goal of accumulating 150 credits from our education and training opportunities. We presented the coveted trophy to 15 members and are excited to celebrate them as a high performing lifelong learner. If you have not registered for the Master Builder Designation program yet, please do not wait.

The Master's Award was created to bring a sharper focus to the high degree of professionalism and skill in our industry. For 2025, the Master's Award will be presented in three different financial categories: $0-$15 million, +$15 million to $40 Million, +$40 million and over.

There is also a new Master Builders of Iowa (Award of Excellence) that will be awarded to the “Best of the Best” of all submissions received. Only one submission per project will be accepted and must be submitted by an MBI member.

Nomination submissions for the Build Iowa and Masters Awards are due November 15, 2024, and Safety Awards are due December 15, 2024.

Fall Protection Competent Person Training

Protecting workers at-height is a challenging task and is dependent on particular job site situations and individual worker duties. There are many fall protection solutions available to workers, each having its own specific requirements. Understanding each option and proper implementation requires oversight by an experienced individual with a higherlevel of knowledge and safety training.

This two-day course focuses on the various components of a worksite fall protection program and will also help develop the skills required of a Competent Person. This session will focus on when and how to talk to construction workers about behavioral health. Learn techniques to break stigma around mental health and to create psychologically safe and mentally healthy workplace cultures. We will highlight specific opportunities to talk to construction workers about mental wellbeing, substance use disorders, opioid risk reduction, and suicide prevention.

This course will be delivered at an intermediate to advanced level so familiarity with commercial plans, specs, and the RSMeans manual is necessary for the attendee to capture the greatest value. In the morning, we will dive into an extensive concrete take-off activity, and in the afternoon we will participate in an extensive interior finishes take-off activity. Though past attendance of MBI’s Blueprint Reading for Commercial Construction series is recommended but not required, we do suggest that attendees have a medium to high level of understanding of blueprint reading.

Construction projects generally require the use of a variety of forms sent between parties, such as RFIs or submittals. In Bluebeam Revu eXtreme, you can create fillable PDF forms using a variety of common form elements, such as radio buttons and signature fields. Along with forms, Revu allows you to create Digital IDs and Signatures for the certification and validation of documents. This course will cover how to use Bluebeam Revu's form creation and digital signature tools to quickly create, manage, and validate project forms.

The 8-hour Scaffold Competent Person course provides detailed instruction in scaffold hazard recognition and common safety issues including a thorough discussion of OSHA regulations, manufacturers’ recommended assembly instructions, and the topics required by 29CFR1926.454 for the different types of scaffolding.

Coaching with Valuable Feedback and Managing Difficult Conversations

One of the most important responsibilities of managers and supervisors is to provide employees frequent, straightforward, and timely feedback and coaching for a clear understanding of how performance is viewed and of any improvements needed. Unfortunately, many managers provide little feedback and coaching, or do so only during formal performance reviews. In this course, participants learn how both feedback and coaching are used ongoing to reinforce good performance and to redirect poor performance. A simple feedback and coaching model is presented for participants to practice powerful feedback and coaching skills, and to plan how to apply the approach to a real work situation.

When people problems arise at work, we have choices. We can manage troublesome situations the way many people do, ignore them. Or we can make a conscious choice to effectively confront issues—even when the issues are complicated, difficult, and lead us out of our comfort zone. In this course, we will show you how to conduct a difficult conversation that leads to improved relationships and increased productivity. You will leave with a better understanding of yourself and others and increased confidence when holding a difficult conversation.
