LOOK OUT Life is definitely good and that is the biggest understatement EVER right now!
There is something about the month of December, don’t you think? With another year almost done and dusted, we get to look back at the year that was. What did we achieve? What changed? What happened? Was it a good year?
EDITOR'S NOTE
For Matters Magazine it definitely has been a great 12 months. There has been so much happening. I personally have attended three Anthony Robbins courses this year, and I have to say my life has definitely changed forever.

Last month has been the biggest change. I attended a Tony Robbins course in Sydney called ‘Business Mastery’. It was expensive, but it was worth it ten times over. I got the chance to have a one-onone conversation with Tony. I expressed to him my fear about the future of the print industry. Tony’s advice was gold. He said he for one would NEVER read an online magazine. He felt that most people, like him, loved to flick through the pages of a magazine, especially if it was full of content and inspiration, like I told him ours was. Pretty much the whole room agreed - except for a couple of 20-year-olds! But here’s the solid gold. He asked me, "What business are you really in? What is the core of who you are and what you do?" I had to think about that, and my answer was clear. “I am in the business of INSPIRING PEOPLE TO STEP UP AND STEP INTO THE BEST VERSION OF THEMSELVES POSSIBLE.”
THE MAGIC SUCCESS FORMULA
I have been on this journey of change for about seven years now, leading my ‘Mindsight Magic Retreats’, now newly named ‘The Magic Formula Retreats’ for the last five. I have also been training and consulting in businesses for the last two years and speaking at around 150 events over the last 12 months.

Good things do come in small packages
He said, "Vickie, the magazine is one way for you to do that, but what’s another way?"
He believes print still has life in it. But he also asked me if there was another way I could do what makes my heart sing alongside the magazine. He asked me, “How could you scale that to take your message further”? I thought about this for the next two weeks. I realised that it wasn’t about me making millions of dollars (although I always believe that if you do what makes your heart sing the money just comes). It was about me inspiring millions of people. How could I do that? And so ‘The Magic Success Formula’ was born. Who knew that website name would be available - both .com and com.au - and the business name. It’s like it was just channelled. Everything started to flow. With the help of my amazing website developer and friend, Jane Cluff, we can proudly say the website is NOW LIVE and the first of the programs is available to buy. This 21-day interactive program is all about inspiring people to tap into the POWER AND POTENTIAL they already have within and step into the best version of themselves possible. It's about putting your best foot forward and sometimes getting out of your own way.
Studios from $80,000 on your land Contemporary lines, timber floors and quality finishes make our homes both sophisticated and relaxed
Often we are the only thing standing in our way. It's our doubts, our fears, our stories about not being enough. This is what sometimes stops us. ‘The Magic Success Formula’ FUNdamentals program is about making life more FUN. Life is a GAME and it is meant to be FUN. The program shares the FUNdamentals for happiness, contentment and fulfilment. I can’t even begin to tell you how excited I am about it. I just know this is going GLOBAL.
LOOK OUT WORLD, THE MAGIC IS ABOUT TO HAPPEN, BIG TIME.
Thank you for your support for more than 10 years. It is because of your following and support that we are able to produce such a quality product right here on the Sunshine Coast. We absolutely love it when we are stopped in the street by someone telling us they totally love the magazine and are inspired by every issue. Seriously, that’s what makes us get up in the mornings.

URBAN FLAIR, FUN, and STYLE on top of the Sunshine Coast

NYFW WITH MAIRA FAULDER
It’s hot and humid on the Sunshine Coast as summer blazes upon us. Rain, wind, sun, heat and salt water all lead to frizzy, untamed, unmanageable hair. Who really has the time to blow-dry, curl, straighten and style when five minutes after exiting your cool air-conditioned home your hair is one hot mess?
Enter Maria Faulder and the dynamic styling team at Suite Three Hair. Did you ever think you could look like you walked off the fashion runways of New York or Paris simply by visiting a salon tucked away on the top of Buderim Hill? Well you can and you should. Where does the inspiration come from? It all began last year when Maria discovered an Australian vegan hair product line called EVO. The company has a strong ethical conscience and a cheeky Aussie twist. Maria discovered the company's creative director lived in New York and annually put together hair styling teams from all over the world for New York Fall Fashion Week 2017. Being a self-declared runway junkie Maria seized the opportunity once again to be part of another Fun Fashion Festival! 2016 was a great year for Maria, winning 2016 Sunshine Coast Business Women’s Network Award for Micro Small Business Woman of the Year, certainly helped to validate her years of hard work in the industry. “Every creative needs to swim in another pool regularly to stay innovative and relevant. Maria says, I just love the global stage of NYC, and I’m excited to bring it home to the Sunshine Coast ,” Maria said. Maria has always been one to embrace her international background and worldly industry experience. Educated at the L’Oreal Technical Centre and the City and Guilds of London Institute, and working in the industry for more than two decades in Australia, made embarking on this global adventure an easy decision. By investing in herself and taking every opportunity to extend her skill set, Maria has the ability to give every client who comes into her salon an individualised customer experience that leaves them looking and feeling like a million dollars. Maria is actually a bit of a veteran when it comes to high profile fashion events, and has participated in quite a few over the past 10 years, including the L’Oreal Melbourne Fashion Festival, the Virgin Australia Melbourne Fashion Festival and Australian Fashion Week. This culminated in her 50th runway show in New York, styling for the Libertine and Barragan shows.
WORST MOMENT Getting lost on the subway and going deeper into the heart of Brooklyn while trying to stay composed.
FUNNIEST MOMENT Trying to go 'undercover' as a client in a blow dry bar, getting my own hair done, but getting so excited I blew my cover! She describes the experience as a “myriad of incredible, colourful experiences and extra sensorial ‘pinch-me’ moments”. Her team has quickly brought the new looks and ideas to the salon floor. From taking in panoramic views of the Hudson River whilst sipping cocktails and spotting fashion icon Iris Apfel, to lounging at an East Village Speakeasy and cutting hair with her industry peers, Maria experienced the sophistication and cultural vibe that only the Big Apple can offer. “The best conversations happened in the corridors! We talked about making great hair easy, creating awesome haircuts that speak for themselves, without having to spend huge styling time. I’m taking it right back to the foundation of great cutting techniques, texturizing, creating soft looks that need very little styling, just careful use of product.” This is all good news for her clients here on the Coast. The main influencers for the new hair direction for Suite Three are “deliciously under-handled, textured cuts and braids, loose natural waves for mid to long hair, smart use of styling”, with eco-friendly products to gently fix hair in place, and an overall sense of wash-and-wear freedom and movement, ideal for our humid climate". It was a whirlwind week filled with illuminating encounters and plenty of quintessential New York moments.
BEST MOMENT Watching our NYFW runways from backstage via live streaming, knowing it was going out to the world, and seeing Libertine put on a show at Bergdorf Goodman on 5th Avenue!
MOST CHALLENGING MOMENT Working on one show and being given a model who had hair way too short for the look on the runway, and being told to 'Just make it look cool!'
MOST BIZARRE MOMENT Visiting the Guggenheim Museum on the Upper East Side and recognising where fashion designers have taken their inspiration from, like Christian La Croix from a collective of 19th Century Parisian Symbolists and other impressionists! From the time she was 16-years-old Maria has been excited about the hair industry. Seeing designers mismatching colours and textures and experimenting with different fabrics and sequins ignited a new desire to let her creativity burst forth with exuberance and freedom. With her talented team of stylists dedicated to constantly revolutionising their craft, they’ve built a great salon culture at Suite Three Hair. It may be located on the Sunshine Coast but it’s fun, it’s urban and you will certainly walk out of there with some New York City flair! “I absolutely love my craft. There isn’t one day that I have ever walked into Suite Three and felt like I was coming to work.” When asked for her best advice for young emerging hairstylists, Maria says, “Read Australian Vogue, Italian Vogue, British Vogue. Research designers and artists. Grow yourself as a creative and show your passion! Great hair doesn’t happen by chance - it happens by appointment with a passionate hairstylist!” www.suitethree.com.au

ARI EASTON’S FACE LIGHTS UP AS HE STEPS ONTO THE SOCCER FIELD IN HIS HOMETOWN OF MALENY. IT’S BEEN AT LEAST SIX MONTHS SINCE HE WAS LAST IN AUSTRALIA, WITH THE 19-YEAR-OLD TYPICALLY ONLY RETURNING HOME TWICE A YEAR TO VISIT HIS FAMILY; YET DESPITE A HECTIC SCHEDULE THAT OFTEN SEES HIM TRAINING TWICE A DAY, ARI REMAINS DRAWN TO THE FIELD EVEN IN HIS OFF-SEASON.

It’s not every day that people are given the opportunity to follow their dreams. It’s even rarer that they have enough courage to seize those opportunities when they present themselves. But when Ari was offered the chance to get closer to achieving his life-long ambition of scoring a goal for Australia in the FIFA World Cup, it was a risk the then 14-year-old and his family were willing to take. Playing for the Australian Technical Football Academy at a tournament in Malaysia, Ari caught the eye of a scout, who requested he do a trial at a club in the Spanish city of Valladolid. After impressing the club, he was asked to stay on for a year until he turned 16, when he could be officially signed in accordance with FIFA’s international rules. However just prior to coming of age, Spain changed the age limit to 18, setting his plans back.
on that he needed a backup plan in case his hard work didn’t pay off and approached TAFE Queensland to discuss options that would complement his career path and allow him to receive his Year 12 Certificate while he trained overseas. In Year 11, he completed a Certificate II in Sport and he has since gone on to complete a Certificate III and IV in Fitness online. “I want to equip myself going forward so if I am in different situations in the future, I don’t need somebody to tell me how to do things. I can make my own training programs and tailor them toward injury prevention and if I am injured, I can base my training program around it using the knowledge I’ve gained from TAFE,” said Ari. Ari’s course was put together by TAFE Queensland’s sport teaching team, who worked closely with him and his family to ensure that through a combination of
BEING OVERSEAS MAKES IT HARD TO STUDY BUT TAFE QUEENSLAND MADE IT REALLY EASY FOR ME. At just 16, Ari travelled alone to Germany in an attempt to get signed there, but was later told it was the wrong time in the season. He didn’t let it set him back though, and shortly after he was asked to trial for CF Cracks – a college football academy in Valencia, Spain – where he has recently completed his youth season and has signed with the men’s first team. “Spain’s youth system is fantastic – they develop world class players and I couldn’t think of a better place to have my youth career. If you look at the major clubs and leagues around the world, they are full of Spanish players, so they are obviously doing something right,” said Ari. “This next season will be my biggest season yet; I need to make sure I perform this season so that I can hopefully get signed to a bigger club and start getting paid to do what I love. That’s the next goal for me.” Despite being on track to become a soccer superstar, Ari realised early
video recordings, online assessments, emails and practical assessments that were timed to align with his visits home, Ari reached his goals. “I really loved the convenience of TAFE and being able to do it online. Being overseas makes it hard to study but TAFE Queensland made it really easy for me,” said Ari. “Clinton Robertson (Ari’s TAFE Queensland teacher) was a massive help too. He would come down when I was back in Australia and he would literally go out of his way to help me complete my practical work. I really appreciate everything he did to help me succeed.” Ari has now completed his studies with TAFE Queensland and is back in Valencia doing everything he can to earn a position with a major club. But with genuine talent, extensive knowledge and fierce determination in his arsenal, we’re sure we’ll see this rising star kicking career goals in the very near future.
Australia’s Favourite Place for
TILES AND BATHROOM WARE
In June this year, Graham and Judy Lumley joined forces with another couple, Michael Higgins and Maggie Wilde, to take on the company-owned store and make it their own.
Working arrangements were also a major consideration. Who would do what? Who had decision-making powers in which areas?
Graham and Michael had never met before, but both were known to Beaumont Tiles. In a professional ‘blind date’, Beaumont Tiles put them together for a chat and the rest, as they say, is history.
ROLES AND RESPONSIBILITIES
OPPORTUNITY VERSUS RISK The opportunity was there but what about the risk? These two couples were complete strangers. And complete strangers don’t usually take on a franchise together! Here’s the thing: Beaumont Tiles knew both couples were keen to give it a go. So after thinking long and hard they engaged a local solicitor and a partnership agreement was drawn up. With impressive foresight, the couples worked through any issues that might arise and planned how they would deal with them.
12 ISSUE 86
With this solid foundation in place, they have worked through all the issues together. Graham and Michael have a genuine respect for each other and for the expertise they each bring.
Coming together from completely different backgrounds, how did Graham and Michael work out their respective roles and responsibilities? Before working for Beaumont Tiles in Melbourne, Michael Higgins worked for Reece Plumbing for 30 years. He spent much of that time right here on the Sunshine Coast. He had the experience, he knows the building industry and he knows the people, so Michael runs the business. Graham’s background is in finance. He looks after the accounts and keeps the finances ticking over. He recently sold his successful business to Price Waterhouse Coopers in Brisbane and still consults for them.

TILES... AND THEN SOME
ONE SIZE DOES NOT FIT ALL
The Beaumont range is huge. Apart from tiles, it includes stone, bathroom wares, vanities and pretty well everything in the bathroom.
A major drawcard is Beaumont Tiles’ affordable and competitive pricing. It also carries products to suit every price range, from the most prestigious waterside mansion to the modest rental property, and everything in between.
“We truly have the best of both worlds,” said Michael. “We are a local company offering the extensive range of a national company. This is a much bigger range than you would normally expect from a local company, simply because we have the backing of Beaumont Tiles.” In considering the franchise opportunity, what really appealed to Graham and Michael about Beaumont Tiles is its brilliant business model. The franchisee owns the business and works within the framework Beaumont Tiles provides. The company stands firmly behind every single franchise, actively helping its franchise partners to make a successful business.
KEEP IT LOCAL Graham, Michael and their partners bask in the glow that they own the only Beaumont Tiles franchise on the Sunshine Coast. How good is that for the Sunshine Coast? “We have a genuine interest in making it happen, so expect exceptional service,” he said. e Ph. 07 5493 9202 Email: sales@beaumontsbokarina.com.au 384 Nicklin Way, Bokarina, Queensland 4575

BUSINESS EVENTS: The new black
BY BILL DARBY
One of the truly great things about living here on the Sunshine Coast is the diversity of amazing activities and events hosted in the region. Sometimes I don’t know if we realise how lucky we are. There would be very few places in Australia that play host to the variety of events we enjoy. Everything from rock concerts to garden expos, marathons to food festivals; every weekend there’s something happening to get us off the couch and away from our iPads. It’s long been a policy of our local council to support the staging of events on the Sunshine Coast. It’s through hosting these events that the Sunshine Coast has become known as an international brand and a world-class leisure destination. This has, of course, delivered some great social and financial outcomes, but it has also accentuated the pressures caused by weekend visitation. Quality accommodation on Friday and Saturday nights has become very expensive and traffic jams are now a weekly occurrence.
As a mature leisure destination, the Sunshine Coast comprises all the required infrastructure to host small to medium-sized business events. In fact, we are perfectly placed to excel in this market segment. Business events are typically held Monday to Friday when there’s plenty of excess capacity with accommodation, restaurants, attractions and meeting venues. These events generally have an incentive component included. That means families often join visiting business delegates to enjoy all the Coast has to offer. Recently the Sunshine Coast Council announced its new Business Events Assistance Program. The program is designed to entice new conferences, meetings and exhibitions to the region and, in turn, build this exciting new midweek market. Aligning with the high-value industries now flourishing on the Coast, it is hoped that grant assistance now available to eligible business events will expand our buoyant tourism economy even further.
Thanks to an industry-wide focus on business events, the Events Centre in Caloundra is hosting more corporate-style events than ever before. Many resorts and hotels also offer meeting spaces, which are perfect for corporate and team-building events. It is encouraging to see the tourism industry working together with the council to iron out the ebb and flow of visitors to the Sunshine Coast to generate better economic outcomes, without adding to the weekend pressures on already congested roads. ca
ABOUT BILL Sometimes outspoken but always frank, Bill is the co-owner of Caloundra’s Rumba Beach Resort and 26 Degrees Bar & Venue.

SOCIAL SWELL
Boost your SEO with Juicy backlinks Backlinks are one of the most powerful SEO strategies for your business. They drive traffic to your website, and Google considers them little ticks of approval for your content. As with all things SEO there is a right and a wrong way to implement backlinks into your digital strategy.
It’s important to note that not all backlinks are created equal. Every website and web page online has what is known as a page authority and domain authority. The higher the authority, the higher the value Google places on the website and the content within it. For example, backlinks from high authority domains such as The Australian news site hold far more value than backlinks from low authority sites such as your Auntie’s blog about Maltese Shih Tzus. HOW TO EARN BACKLINKS It takes a bit of time and effort to earn backlinks, and it’s a bit of an ongoing process. However, it is well worth doing. There are several different ways to earn backlinks, so I’ve outlined a few examples to get you started. Online directories are a common starting point, but I would urge a bit of caution. Avoid spammy-looking poor-quality websites with crappy content. Backlinks on sites like these could get you a smack on the bottom from Google. List your business on well-known reputable platforms that provide users with quality information.
18 ISSUE 86
Testimonials are a really nice way to earn backlinks. When you write a testimonial for a business and they use it online, they will usually provide a backlink to your site. This will give you a warm and fuzzy feeling inside knowing you’ve said something nice to someone else. Guest blogging requires a bit of time, but it is a great way to build your profile and backlink SEO. OTHER THINGS TO CONSIDER Try and drive traffic to a variety of pages on your website. It’s easy to continually use your homepage in backlinks, but it’s a good idea to share the SEO juice around a little bit. Consider including backlinks to your services page or perhaps your blog. Don’t buy backlinks as it goes against Google’s guidelines, and it’s a bit of a dodgy quick-fix approach. Conduct regular audits to monitor the backlinks to your website and ensure a bit of quality control.

Is your first action when you get to work to open your email? You grab a coffee and quickly trawl through your to-do list to see if any items need immediate action. Unfortunately, you then get caught up with reading and filing your emails and, before you know it, you’ve been reading emails for hours.
STEP TWO: Turn off all email notifications from your Outlook or other mail systems (including your phone and tablet) so you get absolutely no distractions.
STEP THREE: Allocate two time slots of one hour each every day to open and answer your emails. Be strict with this and you will get used to it. Remember you are the one that is in control of your daily schedule. Beating the temptation of opening emails constantly will certainly bring more productivity to your day, week, month, year and career. m
I know what you’re thinking; seeing zero unread messages gives you that temporary feeling of pride and satisfaction. You love that feeling of being completely up-to-date. The fact is you are fighting an uphill battle and your inbox is starting to refill before you’ve even had that celebratory second cup of coffee. Let’s face it we all fall into the trap of scanning our emails consistently during the day. Here are some time-saving tips to improve productivity in the office: STEP ONE: When you arrive at the office allocate at least the first one to two hours to work on your most meaningful tasks for the day.

PLUMBING with Tracey and Craig Pugsley
PREMIUM PROPERTY MANAGEMENT with Katherine Parer
TAKE ACTION NOW TO AVOID A PLUMBING EMERGENCY
THE IMPORTANCE OF INTERVIEWING A PROPERTY MANAGER
We never know what the day will bring, but one thing is guaranteed - we will get called to a plumbing emergency! It could be a leaking tap or toilet or a burst pipe.
Imagine this: You own a managed rental property. You hear from a third party that your tenants have moved out and new ones have moved in. You cannot get hold of your property manager.
What most people don’t realise is that a slow water drip of any kind can quickly become an emergency and add up to a large bill! Avoid water wastage and expensive bills by identifying problems and getting them fixed before they become major issues. The festive season is almost upon us, so it’s best you take action now to avoid costly call-outs over Christmas.
We have recently had to deal with such a case. Having no monthly disbursements, statements or communications from his property manager, the owner began to hear alarm bells. We discovered that the agent’s licence had expired, and the agency trust account had been closed prior to the current lease being signed.
• Service those stubborn taps that are hard to turn off. • Check all flex connections as they usually burst when you least expect it! • Service all toilets. • Keep your gutters clean especially in our rainy season. • If you are going away please turn off your water main at the meter if possible.
With no paperwork on the property or the current tenants, an untidy lease, no proof of rent payments and a missing property manager, we started the long process of removing the tenants and cleaning and repairing damage before seeking new tenants.
Happy holidays from the Top Dog Plumbing Team.
• Be sure to select a property manager that suits your needs. Property management = Risk management.

IS THE REAL ESTATE MARKET HOT THIS SUMMER?
IMPROVING PERFORMANCE BY IMPROVING ALIGNMENT AND ENGAGEMENT
I often get asked, ‘How’s the market’? or ‘When would you sell?’ Depending on which paper you read or which website you visit, the answers may vary. Throughout my 17-year local real estate career, one thing has remained fairly constant. The beginning of the year is generally a great time in real estate whether selling or leasing.
Kate and I have seen businesses that have financial plans, sales and marketing plans, governance plans and environmental plans, but they don’t have an HR plan.
It could be that people are moving for the school year, work changes or New Year’s resolutions. Perhaps they want a pool or to get rid of one! Whatever the reason, and presuming things remain equal, after spring has sprung the market just seems to match the climate and keeps on getting hotter! If you think it might be time to review where you live, or you wish to make changes to your property portfolio, I can help. It’s as easy as giving me a call or sending me an email for a confidential no-obligation chat.
20% of my sales commissions go back to the local community, ask me how!

The greatest controllable expense a business has on its profit and loss statement is the wages bill. If the business has no HR Plan, it can’t maximise the outcomes and performance of this expense. The stronger the alignment between the activities people do every day and the business strategy, the greater the likelihood is that the business will see improvements in productivity, performance and profit. Research conducted by MIT/Sloan Management Review in 2015 showed that employee alignment was the largest dimension that influenced employee engagement - higher than employee satisfaction! Another study by C-Suite Analytics highlighted a 22% improvement in profitability in highly engaged teams. We believe it makes good financial sense to create a HR Plan to drive engagement and alignment, and we recommend that business leaders measure it regularly. BUDGET VS PROFIT PLAN How is your bottom line tracking? Have you hit budget? Did you plan for profit? This small tweak on words can change your mindset about your bottom line. A budget generally has limiting connotations around watching your spending habits and running a lean business. But what if you changed your business budget into a business profit plan? Yes, that sounds much more fun! Planning for profit still addresses your spending habits, but it also opens up the internal dialogue to look for income opportunities, efficiency opportunities and business opportunities. This is an abundance mentality. We start with the end in mind - your profit. How do we plan to achieve this? Rather than looking at expenses let’s look at income and the most efficient way for your business to generate this income. If you were starting your business from scratch what would you do differently? Brainstorming and workshopping this with your accountant or advisor can be invaluable for your business and implementing your profit plan

Having fun is simple and all you need do is take three deep breaths. Look around you and notice your blessings. What magic is in your life? Not when you finish work or get the project done, but right NOW! If you fully utilise the mind, body and spirit connection you would have a healthy, happy and abundant life. GUARANTEED FUTURE HAVE FUN STYLING VALUE: WHAT’S THE CATCH? YOUR OUTDOOR AREAS A common incentive offered by car manufacturers is to guarantee the future value of their cars. There can be pitfalls in these deals so consider these factors before locking yourself in: • Less choice when you trade-in as you may need to return to the same dealer. • If you go to another dealership, and your final payment is above the ‘real market value’, you could need to refinance the outstanding debt. • Dealers may try to recover any shortfall in the ‘real value’ of the car by charging full price on your next purchase, accessories and finance. • Generally all maintenance must be completed by the dealership’s workshop. • There may be ‘return conditions’ such as capping kilometres travelled. • There will be a date by which the offer must be taken up or it will lapse. This may encourage you to upgrade your vehicle earlier than you’d like to. If you are considering upgrading or purchasing a car contact a finance broker today to explore all your options. ACCOUNTING MATTERS
POINTS TO CONSIDER to make your business F.U.N. BY SHAREE WEBSTER, CA DIRECTOR, HOLMANS ACCOUNTING & TAXATION
Want to make your business F.U.N. (FULLY UTLISE NOW)? Here are some mindshifts to consider over Christmas and New Year to help you put the F.U.N back in and start 2018 with a positive outlook. 1. Positive outlook and abundance mentality: Be positive and assume you can achieve your targets. A positive attitude is very important as it will help you see hurdles as minor setbacks not overwhelming road blocks. 2. No apology debt collection: Say to yourself very loudly, ‘I will not apologise for collecting MY money’. When your customers owe you money it is normally because you have provided them with something and incurred all the relevant costs to do that. Set a program to collect the money owed to you and stick to it. Cash flow is the life blood of your business. You fulfilled your promise, so it’s time for the customer to fulfil theirs. 3. Great people, good return: Time to review your customer list. Is it full of customers who are great people and/or provide a good return? If not, why are you working with them? If they don’t fit with your business model, politely ask them to go elsewhere. 4. Handling constant change: An organisation should always look for opportunities but not to the detriment of the core business. Sticking to well planned goals and strategies will get you further than focusing on nothing in particular. 5. Put money aside and reduce your stress: Too many businesses get into trouble trying to find a lump sum when the BAS/Tax Liability is due. Cash flow is critical to your business success so why not transfer a set amount per month into a special bank account? Your accountant can tell you the amount or percentage of turnover you should be aiming for. You can also do the same for key expenses. Take the cash flow stress

out of your life and watch how it reinvigorates you, and how much extra time you have to focus on growing your business. 6. You don’t have to do it alone: Too many business owners try and do it alone. They believe their business is unique and they are saving lots of money trying to do everything themselves. This can certainly take the fun out of what you are trying to achieve. Leverage off the experience, skills and knowledge of others, such as your accountants, solicitors, marketers and designers. They have probably seen your business issue/stress many times before and have lots of different ways to solve it. Hopefully this has got you thinking. Now go out there and have a F.U.N. year. m DISCLAIMER: This article contains general information only. I want to tell you about two of my friends. One has spent his life accumulating wealth, and the other has spent his life having fun. The former has houses, a strong business network, an investment portfolio and the ability to relax a little in his retirement. He may travel to the places he never got to see and deal with his health problems. The latter has had many jobs. He lives in the same house he did 40 years ago. He has superannuation (because the State made him), but he has no intention of retiring. He goes where he can to find work. He likes to help others, and he has a life of experiences and friends. I mention these people because they are such a contrast. The one who sought fun didn’t have much money, but he always had enough. The one who sought fortune always had quite a lot, but he needed more. Who’s to say which one is better off? Who is more successful? And who is getting the most out of life? Genetics aside I expect living a life in moderation has led to fewer health concerns.
When I was a kid I didn’t think too much about what I would be doing later in life. I didn’t even really think about what I would be doing the next week. I lived in the moment and enjoyed it. Playing - by myself, with my sister or with friends - was a big part of it. I didn’t need to schedule time for exercise or contemplation, it happened. It was life.
Things changed as I grew older. I got a job and started saving money. The more money I got, the more responsibilities I had. Instead of being liberating, it became restricting. So here I was with a responsible job which was taking up a lot of time with lots of serious meetings and very little fun. Fun was something that happened ‘in my spare time’. I thought about just stopping and going to find fun elsewhere. Then it dawned on me: instead of changing what I was doing, maybe I could make it more fun and have the best of both worlds. So how can you bring fun to the workplace? It depends on your idea of fun, what your workplace is like, and who you work with. For me fun came to work when we joined Rotary. We became the first corporate member of our club. We joined to be more connected with our local community, not necessarily just to have fun. But the consequence was that we have new friends, and they are amazing people with a lifetime of experience and humour to share. We hold barbecues to raise money for victims of domestic violence, or we sell raffle tickets to support those doing it tough at Christmas. We even drop balls out of helicopters to raise awareness and funds for aeromedical services. More than anything we support each other, share stories, and we laugh. Suddenly, with a little perspective, with the right people and getting out and about, it all becomes fun. ca www.workplacecentral.com.au

INTERVAL TRAINING? Variety is a very important part of any health and fitness program. It is not enough to be strong if one lacks mobility. It is not enough to be fast if one lacks endurance. Unfortunately, many fitness fanatics follow a narrow-minded approach and focus on just one modality. Alternatively, many fitness providers and facilities offer a great range of variety, from state-of-the-art gym equipment to a full range of pre-choreographed group classes. These include everything from high-paced combat and strengthdriven modalities, to mind and body classes and cardio. Increasingly, fitness providers are offering HIIT Training to their scope of specialised training areas and methods. HIIT stands for High-Intensity Interval Training. It is pretty much what it sounds like: doing moves at a high intensity (around 80-90% on your own personal scale of difficulty) for a set period, resting for another
period and then repeating. As HIIT is so efficient, workouts can be as short as six minutes! Others can last up to an hour. HIIT training sessions push the heart rate to about 90-100% of its maximum, so it’s efficient and effective for strengthening it over time. Technically speaking, HIIT classes focus on repetition of the same exercise, executed in a short timeframe. HIIT provides a wide range of exercise benefits, such as creating an afterburn effect called EPOC - or excess post oxygen consumption. This helps burn more fat and calories than steady state workouts. It also speeds up your metabolic rate, which translates into a metabolism boost for up to at least 24-hours after a complete HIIT routine. ca Kerry Keightley, Manager OPC Suncoast Fitness Hit Room Suncoast Fitness Bachelor of Psychology Level 2 Strength & Conditioning Coach Cert 3 & 4 in Fitness - ASCA Professional Coach. The dream of casually strolling from open home to open home with coffee in hand and stumbling upon your dream house which ticks all the boxes on the first day of looking is seldom the reality. More often than not, buyers experience the pain of falling for a home that they then find out is already under contract... or perhaps it ticks several of the boxes on their list, but one critical factor is missing. Some strategies that may help you when buying a home to avoid the pain of disappointment and inject a little more fun into the buying process include the following:
1
As early as you can, start researching the key areas you are interested in. Rather than telling agents you are looking from one end of the Coast to the other, try to be more specific, as that will help others in the industry to better serve you. Spend time getting to know different areas and visiting local shops, cafes, parks and beaches… once you have narrowed it down to one or two preferred areas that you love, you are ready to move on to step two.
2
Get really specific regarding what’s important to you. When working with agents, they will want to know what your ‘ideal’ home looks like so they can more quickly identify it from the homes that their company may have on the market at any point in time. Telling them you need a ‘family home in a nice area’ is very different to saying that you require a ‘four bed home on one level with two separate living areas, a pool and side access for your caravan’.
3
Start developing relationships with key agents who sell property in the area or areas you have identified. The reason so many homes are ‘under contract’ by the time you call to enquire on them is that agents have often already identified the perfect buyer before a home gets to the internet. They may have had a
call from a buyer who was very specific about what they wanted and then invited this buyer to look at the home while they were doing photos or as a ‘preview’ prior to the home hitting the internet. Savvy buyers are then signing on the dotted line before anyone else really has a chance to enquire or look through – so make sure you are on the list of people that agents will call immediately as soon as they find a home that matches your specific criteria.
Prior research and a clear vision of what you require is the key to a swift and successful property purchase. Do your research and then clearly articulate to agents in your chosen area exactly what you require… you will be amazed at how these few simple steps can put you ahead of the game and ensure that your dream home becomes a reality sooner rather than later! m JODIE HEDLEY-WARD

Mental Health Week shines a much-needed spotlight on employee health and mental well-being. Whilst workplaces can generate a sense of purpose, community and achievement, they can also be a source of stress and can even negatively affect mental health. It’s important that workplaces are proactive when it comes to caring for employee mental health. This is often a highly stigmatised area and can make seeking help a daunting task. In recognition of Queensland Mental Health Week, we are sharing our thoughts on managing stress and supporting mental well-being in the workplace.
• • • •
Mental health concerns can be caused or exacerbated at work
Managing the stress of day-to-day work life is important. A few tips for business owners who recognise signs of stress include:
Workplaces can bring on stress for different reasons, including downsizing, restructuring, high performance expectations, fast moving environments and meeting budgets. Team members may also struggle with mental health concerns that are not generated by work itself but can affect it. Mental health and well-being is in everyone’s interest Sickness and absenteeism is estimated to cost some organisations approximately $2,700 per employee each year. This is a large sum that could diminish considerably with a workplace wellness program or Employee Assistance Program (EAP) - a work-based intervention program designed to enhance the general psychological well-being of all employees. Healthy happy staff are almost three times more productive than unhealthy staff and more likely to be engaged and find satisfaction in their work. For employers, ensuring you have a plan for when an employee is under stress - be that outsourcing your HR function, EAP or outsourcing a workplace wellness program - is crucial. When a company has either an EAP or workplace wellness program, employees are able to address personal problems properly and bring a healthy mind to work. Look for the signs It can be difficult to recognise signs of stress or mental health concerns, especially when employers are experiencing their own pressures of day-to-day operations. Some key warning signs to look out for are: • • • •
Poor performance Lateness Low morale or negative moods Disheveled appearance
• • • • • •
Negative thinking patterns demonstrated in communication Frequent minor illness such as colds and flu Team members struggling to cope with standard workloads Not setting boundaries with work and home, including staying late in the office
Reaching out and expressing concern Asking how you can help Offering Employee Assistance Program (EAP) services Fostering trust and emphasising confidentiality will be maintained Evaluate where unnecessary pressures can be lifted Remaining calm under stressful situations and ensure clear communication and expectations
Advice for employees If you feel under pressure, stressed or as though it’s all getting too much, it is important to address those feelings. Talking to someone, be it EAP or a manager, and finding where the stress is coming from means you can make plans to alleviate unnecessary pressures and stressors. Being open with your employer means you can work together to find solutions to improve your work life and mental well-being. m

BY GEMMA CASTIGLIA
It has taken me a long time to understand energy and empathy. It is such an unknown, unseen reality, yet it can have a huge impact on our lives. For those of us born with empathy it has been a part of us and our makeup all our lives. The difference is that the world and the universe are moving so rapidly now that we are all awakening at some level. Hence our energy fields are more open. This can be a good or not so good thing. As humans we are made up of ‘Left’ and ‘Right’ brain, Yin Yang, positivenegative. Like a car battery we need both the positive and negative to work and function. To open our intuition, we must expand our knowledge and awareness, energetically and empathically. We need to balance body, mind and heart. Other people can affect us empathetically, on a physical and unconscious level. You may start the day in a great mood but, after dealing with a negative person, your mood may change. This is because you ‘caught’ their energy. Our days are filled with interactions and communications with people in person, on the phone and over the internet. It’s very important to be aware and to strongly shield our energetic body. ‘We must set boundaries on our time, space and energy and stay true and honest to our self and our value system’. Most energy empath people are givers not takers, so it can be quite challenging to step into our own self-worth and say ‘no’ to certain situations. It’s important to trust our intuition/gut and stay in our power, whilst remaining as graceful and humble as humanly possible. Ultimately we all have free will. This is our power and no-one can control or take it from us unless we allow it.
EMPATHY:
The deep ability to understand and share the feelings of another.
My self-loving advice is to check in daily on yourself and surrender to the divine universe. Let go of anything that no longer serves you in unconditional love peace and happiness. Heavy bouts of negative emotion can lead to toxicity through the body. Giving away too much of yourself, your plans, ideas and experiences can lead to vulnerability. This leaves you open to attack, physically, mentally, emotionally and spiritually.
EMPATH:
The trademark or makeup of an empath is feeling and absorbing people’s emotions and/ or physical symptoms because of their high sensitivities. These people filter the world through their intuition and at times can find it difficult to intellectualise their feelings.
We are all human and have bad days. When this happens, I use this powerful thought command: ‘Cancel Clear Delete’. This allows the thought to occur but not manifest into reality. By rebooting you can replace it with a positive thought, affirmation, manifestation or command. Knowledge, Awareness and Action will go a long way to a happier, more empowering and compassionate empath life. I truly hope this helps you reach a happier path and fully utilise your awareness, energy, skills and gifts in a positive manner. ca AVALON HEALING SERVICES Ph. 07 5373 7928 Mob. 0413 757 147 Email. gemma@avalonhealing.com.au www.avalonhealing.com.au

Once you have made the decision to sell your business there are many steps to take, and many more decisions to be made, before announcing it to the world. The first thing you need to consider is whether you will attempt selling your business yourself, or whether you will appoint a business broker to do it for you.
If you want to try selling your business without a broker, you need to ask yourself a few basic questions: • Do you have the right resources to create a first-class marketing strategy to get your business sold?
A business broker can assist with selling your business. Don’t be fooled into thinking it’s the same as selling a property. Selling your business is a lot more involved. Extensive marketing is required, the business needs to be presented using a professional sales presentation, and you need an expert negotiator on your team.
• Do you have the time, patience and expertise to handle enquiries whilst running your business?
A buyer needs to be guided through the process, too. Removing roadblocks is critical to a successful settlement.
• Do you know how to prepare a professional sales presentation that will enable a buyer to complete due diligence quickly?
Selling your business is an involved process, a business broker will help you maximise your financial return for all the hard work you have invested. m
• Do you have the experience and negotiation skills to maximise your sale price? • Do you know about the legal requirements to complete a successful sale?

How is selling your business different from selling your home, you might ask? Most vendors don’t want people to know that their business is up for sale. They may be worried staff and customers will find out. This will potentially disrupt the business and possibly affect its value when selling. It’s important this process is handled by a professional.

LOST IN THE MOMENT - THE NEW MERCEDES
C350e SALOON
The C350e blew me away with its Plug-in Hybrid technology delivering optimum efficiency, impressive dynamics, an unprecedented degree of comfort and elegant intelligence. It simply oozed class with its luxurious leather interior, comfortable seating, state-of-the-art sound system, adjustable seats and steering. To top it all off, your seat belt automatically tightens when you start the car! Although it was raining when I picked up the car, I knew I was 100% safe. The car confidently hugged the road and did not slide in the wet conditions. From the side mirrors showing me my blind spots to the incredible power of the motor, the rain was not an issue. I was surprised at the power whilst using sustainable technology – the smooth yet powerful acceleration, knowing I was doing my bit for the planet with low-consumption and low-emission driving. Getting out on the open road was a delight - the car was as quiet as a mouse. Once I activated the cruise control and Intelligent Drive, it felt like I was driving on a cushion of air. When I reached my desired speed, I kicked back whilst the car itself kept a watchful eye on the approaching traffic behind and any pedestrians ahead.
I drove into the Hinterland and the car powered up the hill and rounded the bends with absolute ease. Stopping at Montville for a coffee break and lunch was a highlight; I most certainly felt a real sense of pride stepping out of this incredible car. Monday morning came too soon and a little part of me wondered how I could somehow avoid returning the car! But seeing as this model forms part of the line-up of MercedesBenz Sunshine Coast Courtesy vehicles, I’ll be looking forward to re-connecting next time I have my car serviced. THE GAMBLER Often when selling a business the difference between the owners achieving an average sale result or an extraordinary sale result comes down to one crucial point - timing. As Kenny Rogers famously sang, “You’ve got to know when to hold ‘em, know when to fold ‘em, know when to walk away... and know when to run”. Unfortunately, many owners hold their businesses much longer than they should. It’s common to see long-term business owners refusing to evolve with technology and new methods of doing business, such as online and social media. They may also lose focus, or they may experience health issues which affect their drive and determination. Businesses with declining profits and negative growth are difficult to sell, and they rarely attract a premium result. This can be compounded if competitors grow their businesses due to the lack of attention being paid. Timing plays a key role in the sale of a business. Ideally you would sell when the business is in a strong position, showing consistent growth and, even more importantly, when buyer demand is strong and supply is low. The latter being the current situation. Typically the Sunshine Coast has always enjoyed good demand for premium businesses. However, with the tsunami of baby boomers selling up to retire in the years ahead, the tables will most certainly turn and we will have an oversupply of businesses and limited demand. This will guarantee a correction in values which won’t be favourable for most business owners, unless they have planned a strong exit strategy and stay at the forefront of their industry.
REMEMBER, ‘YOU GOT TO KNOW WHEN TO WALK AWAY... AND KNOW WHEN TO RUN’. www.savvybusiness.com.au ca

MONEY MATTERS
CHANGING YOUNG LIVES for the better A lifetime of sensible investment experience could mean you have the opportunity to change a younger person’s life for the better.
from our accounts in a much less noticeable fashion. It’s important that young people budget and be aware if their funds are being eaten away by subscription providers such as digital music services, pay TV providers, mobile phone deals and pay-as-you-go software services.
According to research by clinical psychologist Dr Meg Jay, the person you develop into during your 20s is the person you will be for the rest of your life. In her book, ‘The Defining Decade’, she says that in terms of good and bad financial traits, the habits you set in your 20s build an everlasting foundation.
5. GENDER SPECIFICS It is always worth having a conversation with young women around the gender-specific challenges they could face when it comes to superannuation. Discuss how they might better prepare, financially, for periods out of the workforce when raising a family.
Helping to positively influence a younger person financially could be the gift that keeps on giving, as long as the advice you are offering is welcome and correct. We can’t guarantee the advice will always be welcome, but we can suggest a few useful topics.
6. DO SOMETHING Empower young people to make choices and start something for their financial futures. Doing something is infinitely better than doing nothing. Even if they make mistakes the lessons they learn early on will give them powerful insight and knowledge for later in life. m
1. WHAT NOT TO DO Investment advice and strategies are always best left to the professionals. The performance of asset classes and industries changes over time. New regulations, tax laws and other legislation can drastically alter the performance of a financial investment. 2. BE PENNY-WISE FROM DAY ONE Teaching younger people to be frugal with their pay packet is always a good start. Time is on their side in terms of compound interest, so if you can help them understand this they will benefit for the rest of their lives. 4. USE TECHNOLOGY Young people are tech savvy and this can be a good thing. There is a seemingly endless list of Apps to help you save, invest, seek loans, figure out retirement savings plans and calculate superannuation payments. All of these may help them make sound financial decisions. 3. DON’T LEAK DOLLARS It used to be that the big expenses were the ones to be wary of, but these days marketers and retailers are very good at removing money

EDUCATION MATTERS
Congratulations
TO YEAR 12 STUDENTS on the Sunshine Coast As we draw closer to the end of another year, our Year 12 students are going through their final preparations as the graduating Class of 2017. They are almost ready to move confidently into their futures. Although this is a time of reflection, excitement, possibility and anticipation for the future, I encourage students to focus for a moment on the ‘now’ and to consider the impact they have had both at their education facility and in their lives outside. I encourage the Year 12 cohort, some of whom have experienced nearly 13 years of education, to reflect on their legacy. Not just their legacy as a cohort, but as individuals. It is important that we make the most of ‘now’. Are there any relationships that we need to restore, any thanks that we need to give, or affirmations that may be well overdue?
So, as one era ends and another begins, I ask them to cast their mind to the sort of legacy they want to leave beyond their school. Legacies are not about wealth or career, but about the lives we touch. As they journey through life, I encourage them to ask themselves: What will my legacy be with these people? My wish is that during their education years, students realise that one of our best legacies is the way we respond to and engage with others. If we make a difference in the lives of others, we have left a great legacy.
40 ISSUE 86
There are also the benefits of encouraging and nurturing relationships. We are made in the image of God and we believe in a God of relationships. No life is ever complete without this relationship and his Son, Jesus, shows us what a life in relationship with him would look like. Extend this to those around you. Show others, both near and far, rich or poor, friend or foe, that you value relationships as a key to being human, as a key to being all that God has in store for us. Let this be your legacy. This is a great message for all of us. Always value, respect and give time for people. They will be the ones who give you purpose and meaning. m Ph. 5471 5555 www.saac.qld.edu.au

sing their way to success
The Sunshine Statesmen Barbershop Chorus certainly looked proud as they posed for a photograph after their performance at the International Convention Centre, Darling Harbour. The Barbershop Pan Pacific competition takes place every three years. This year it was hosted by Barbershop Harmony Australia at the newly-built waterfront convention centre. The interior of this state-of-the-art complex is mesmerising in its size and awesome in decoration. The acoustics were superb as was the audience of dedicated a cappella singers, their support crews and visitors from the South Pacific region. The Tokyo Barbershoppers were a huge drawcard due to a very original approach to the genre, and their enthusiasm in meeting with 22 competing choruses from New Zealand, USA and Australia. The Buderim-based Statesmen improved their score from the Nationals last year. They will now prepare for the Queensland Regional competition in April next year. Twilight Zone quartet, composed of four members of the Statesmen chorus, were up against stiff competition from well-known Benchmark and nine other quartets in senior division.
Singing is a wonderful way to make friends and integrate with the greater community. Research by Dr Pearce of Oxford University found that, of a variety of social activities, singing was the most effective way to quickly form social bonds. Not really a surprise given that the human species have communicated through song for thousands of years. Sunshine Statesmen include members from throughout the Sunshine Coast and Hinterland and from all walks of life. The event is an opportunity for a cappella singers to socialise, catch up on the direction the genre is taking, and sing with each other. A new trend is the formation of mixed choruses, breaking away from the traditional all-male barbershop chorus.
United by their love of singing, they meet on Wednesday nights at the Uniting Church Hall, 1 Gloucester Road, Buderim. To join contact Graham Nicholson on 5494 6241 or visit wwwsunshinestatesmen.org.au a

BARBERSHOP QUARTET
SUNSHINE STATESMEN
FROM ‘CAN DO’ TO ‘DONE’ in less than three years!
Brad Argent from Sunshine Uniforms shares his story of working at home in small Uniform Shop to outgrowing his premises not once but twice in just three years. It was October 2014. I was up for a new challenge. Until then, I had been following in my dad’s footsteps in hardware and warehousing. I wanted to tread my own path, to create my own achievements. Around this time, a friend was looking at downsizing his business and was selling a high-quality, Japanese-made, single-head Happy embroidery machine.
A FISH OUT OF WATER?
With this major switch in industries, I was about to embark on a huge career change. After some valuable advice - and a quick, three-hour training session on the embroidery machine - I started operating my business from home in a single-car garage. I worked at night while continuing my day job as a handyman. Being new to the industry, I had to do some serious market research. My customer focus was clear: small businesses wanting a professional look. This remains true today; 70% of our customers are solo business owners or small operations. As a new business owner, there were more than a few struggles. Establishing accounts with suppliers was a big hurdle. There are so many middle men out there, but I was keen to deal directly with the suppliers to offer the best pricing to my clients. Unfortunately, some suppliers did not want to deal with a home-based business. 44 ISSUE 86
I had also set some very high standards for myself. I was intent on selling only top quality clothing that met Australian work safety standards, essential when catering for the hospitality, construction and mining industries. In addition, the embroidery process requires fabrics that have a high stitch density and are well made. To meet my own standards, I attended many industry trade shows where I could meet people personally and develop business relationships. From the outset, I was deeply motivated to make the business a success, mostly to prove to my parents - who believed enough in me to invest their own funds to get me started - that I could do it. And I have. I also want to provide jobs for my two children if they choose to follow in my footsteps.
FROM IDEA TO MARKET
In November 2014, Sunshine Uniforms went to market with just one supplier! I started out running about five specials on a small eBay store. In the first month, working only at night, we produced $1900 worth of orders. This figure grew by 35% to 50% each month. Encouraged by my growing customer base, I looked at increasing my product range. Focusing on customisation, I bought a vinyl cutter and a heat press. The vinyl cutter allows me to cut heat transfer vinyl, which is used for logos, team numbers, names, etc. The heat press is used to apply the heat transfer vinyl to the garment.
HELLO CBD!
In January 2015, only two months after the launch of Sunshine Uniforms, I decided to give the business my full attention. Although

SUNSHINE UNIFORMS IS NOW A TRUSTED RESELLER OF BIC PROMOTIONAL PRODUCTS, INCLUDING CAPS AND PENS THAT ARE POPULAR WITH BUSINESSES.
90% of my orders came via the internet, I was quickly outgrowing my single-car garage; it was clear that larger, more central premises would build my local customer base, so I shifted into my first premises: a 43 square metre ground floor shopfront at Shop 14, 51-55 Bulcock Street Caloundra, right in the heart of the Caloundra CBD. With bright window displays and frequent specials, I quickly attracted new customers, including local shopkeepers, professionals and sporting groups. In December 2016, I purchased a second embroidery machine, effectively doubling my output. Once the design and layout for a job have been completed, and the threads and fabric have been set up on the machine, the stitching is done automatically and I can monitor two machines at once. With two machines at work, I can fill larger orders quicker and still cater for the small orders, making the business more profitable. With two embroidery machines, a recently added multi-head machine that can produce six shirts at once, a display area, changing area and racks of stock, the shop was becoming cramped. Time to relocate. Again! In August 2017, we moved to a 185 square metre warehouse and showroom in Caloundra at Unit 1/16 Sydal Street. Our larger site - over four times bigger than the Bulcock Street premises - includes a top floor warehouse area allowing us to carry more stock and room to grow. With off-street parking bays and unmetered street parking, pick-ups and deliveries are easy. www.sunshineuniforms.com.au

LEGAL MATTERS
HAVE YOU
RECENTLY SEPARATED? Do you need to reach an agreement in relation to children and property and want to stay out of the Court process? Do you want to save the financial and emotional cost and not incur the high costs and hostility of litigation? Do you want to reach a goal that has benefits for your family unit? Separation and divorce normally creates devastating havoc and has a longlasting impact. It does not need to be that way. Collaborative Law is aimed to help you reach a quick resolution whilst achieving a lasting agreement and avoiding high conflict situations. We deal with your needs, priorities and, most of all, help you stay out of court. Collaborative Law can be used to help you determine your financial and children matters. It is a fantastic process whereby you, your former partner and a professional family law team work together to reach your desired outcome. Collaborative law does not involve litigious, angry and disrespectful manners.
Collaborative Law is different to mediation. COLLABORATIVE LAW HAS THREE KEY INGREDIENTS: Team of trained professionals: Each party has a collaboratively trained lawyer working for them to discuss the problems and identify issues that are important to the family unit. Each matter is tailored to the client. It may be necessary for the parties to agree to facilitate other professionals into the meetings - including accountants, financial advisors, psychologists and counsellors - to provide advice and help you reach a fair agreement. Participation Agreement: This is signed by the parties and lawyers in agreement that they will not take this matter to court. This ensures everyone is there to reach an agreement. Your collaborative trained lawyers are prohibited from participating in litigation. The contract ensures parties are participating in good faith and will provide early up-front disclosure on all issues. Interest Based Negotiation: Most of all we focus on you and what is important to you, not your legal positioning. This is a win-win for the parties. m

An experienced broker will know what’s needed to give your application the best chance of success. This will allow you to get it right the first time and submit all your documentation in one go. It will also give you more loan options. Getting the documentation right first time can save you hours of running around. With the option of applying online, over the phone or on paper, you can choose what is most convenient for you. There is no ‘normal’ finance story. You are unique and the same applies to your credit profile. A broker’s job is to get to know: who you are, what you need, what your plan is, what you’re planning to buy,
your history and credit profile and what’s important to you when applying for a loan.
Using the services of a car finance broker not only frees up your time, but it can also save you money. In the final calculation, having a broker can save between a few hundred and a few thousand dollars per vehicle. m

The POWER of
Divorce, Separation & Break-Up
LIFE IS MEANT TO BE When I was asked to write an article for this month’s edition called FUN, I looked at my separation business Act4Tomorrow and considered that living in an unhappy family situation impacts directly on everyone’s ability to have fun. My name is Alvia Turney, my business Act4Tomorrow Separations Specialists is not an advocate for separation, it is an advocate for living your life with someone you love and who loves you. The business advocates living your life with fun and how can you do that if you are sad and wishing you were somewhere else? I can honestly say now that I am out of my ‘un-fun’ relationship. I wake up happy every day feeling joy and having fun. Of course, I have busy and frustrating days, but it feels so good to be in the right place, with the right people around me. I would like to share a little about the ethos of Act4Tomorrow Separation Specialists and the three lawyers we work alongside, Tracy Price (Griffiths Parry Lawyers), Louise Ward (LAW Legal) and Rob Hollis (Greenhalgh Pickard). We all share the same common goal of treating our clients in the manner we would wish to be treated ourselves, if we were in their shoes. We want our clients to have fun today, tomorrow and every day, for themselves and their family. Act4Tomorrow was created after my own negative and exorbitantly priced separation and divorce. Once I saw how it could be avoided, by using a simple step by step managed process, I created the platform for others to avoid the high costs of litigation and the emotional turmoil, so they could separate a better way.
FUN
You may not feel like it’s much fun during your separation but, with our team approach, the stress and anxiety will certainly be reduced. Working with us you will move through the process as smoothly and quickly as possible, towards a future where you can have fun again. Testimonial from one of our Queensland clients:
How I got back to having fun “My separation and pending divorce, like most people’s, has been the most difficult time of my life. With so much to be sorted there was a need to communicate, but I for one was not able to cope with being in contact with my ex at a time when I really needed to be closing that door and getting used to life without him. “Act4Tomorrow provided the bridge that ended the emotionallycharged banter that had become more than I could cope with. I didn’t know it was possible to have one company work unbiasedly for both of us. “Working with this professional team made things so much easier. They offered clear, balanced problem-solving that made me feel like I was able to regain a bit of control and understand my rights and entitlements. Their separation service allowed me to move through the legal process with the assistance of their wonderful independent solicitors, for a reasonable cost. They even handled providing me with the right people for real estate and refinance. “Now I can live with the peace of mind that I stood up for myself, received a fair settlement and I can look forward to the next chapter. I finally feel I can have fun again.”
Act4Tomorrow offers a FREE one-hour initial consultation to new clients. If you or someone you know could benefit from this better way to separate contact Act4Tomorrow today and bring back the fun in your life. Call us now on 1300 228 486

It’s hard to stay healthy when you’re tied to a desk for up to 10 hours a day. Lower back pain, tight hamstrings and poor posture are just some of the problems caused by sitting for extended periods of time.
Even if you are active and visit the gym a couple of times a week, it’s not enough to undo some of the damage done from sitting 30, 40 or 50 hours per week. Being active outside of work is a great start and definitely better than doing nothing. Here are a couple of tips to help make your workday a little healthier.
Move: Set regular times to get up from your desk and move. This can be to do a stretching routine or even just walk around the office.
The key is to prioritise this time using tools like Tabata or just putting aside 10 minutes every hour. This will not only help resolve the problems caused by sitting for long periods, but you will find you’re more productive when you return to work. Plan and prepare your meals: Eating well is a big part of staying focused and being healthy. The easiest way NOT to eat well is lack of preparation. Set aside time each day to prepare your meals. Eat good clean healthy food to keep your focus laser sharp and get the most out of your workday. There is always time to prioritise your health and food prep is a major part of that. ca www.fusionperformance.com.au

HOW healthy IS YOUR WORKDAY?
5 SECRETS
HAPPY EMPLOYEES = BETTER BUSINESS Sunshine Coast local Melissa Schembri is passionate about inspiring happiness and helping workplaces be the best they can be.
While some leaders of the past have had trouble seeing the link between happiness and good business, the great leaders of today know that business performance is at its best when their team are happy and thriving. Founder of the workshop and maintenance program “5 Secrets to a Happy Workplace”, Melissa Schembri knows that the greatest advantage an employer can have, is a positive and engaged team. She says “It really is a nobrainer that employee happiness in the workplace has an impact on EVERY aspect of your business. Happy employees stay with your company longer, have greater productivity and actually care about your client.” Melissa is a true advocate for Inspiring Happiness and has had an impressive and accomplished career path. Not only is she a best selling author, motivational speaker and life coach, she is also a recent TEDx presenter on Being Happy, a lawyer, philosopher and former law firm owner. With a Bachelor of Law and Bachelor of Arts, majoring in Psychology and Philosophy, she has more than 15 years’ experience in corporate leadership and development. In 2008, Melissa was awarded the Australia Institute of Management’s Young Manager of the Year Sunshine Coast for her innovative leadership. This remarkable achievement gives her a lifetime position as respected alumni in Australia’s top 30 Managers under 30. During the early stages of her career, Melissa worked with several national and international law firms in Sydney. At just 26-years-old, she opened her own law firm in Mooloolaba. Within two years, her team had grown to 13 staff. Being a young boss presented its challenges and Melissa realised early in her career that staff wellbeing had a direct impact on every aspect of business. She saw a shift in her work environment and knew she had to do something about it. “I realised the workplace culture had become toxic under the stress of a high-pressure work environment,” she said. “This is a frequent issue many businesses face that has a direct impact on every aspect of business.” As the leader of her law firm, she was determined to turn the workplace culture around. Her years of study coupled with intensive research - including the work of Esther Hicks - helped her create a new program. “I knew a mindset shift was needed and after months of research, I introduced a Staff Wellbeing Program,” Melissa said. The program was a success and prompted Melissa to become an advocate for personal development. Therefore, in 2009, she sold her law firm and started her new career. She chose to fulfil her life purpose of inspiring people in the corporate world to live a happy life, both personally and professionally. She hasn’t looked back since.
MELISSA HAS AN IMPRESSIVE TRACK RECORD OF INSPIRING PEOPLE TO POSITIVELY CHANGE THEIR LIFE. 60 ISSUE 86
At the end of 2009, Melissa released her first, and now best-selling book “How To Find Your Dream Job in 21 Days” to help students and adults find a career path they will love. Melissa continues to inspire thousands of students each year through her
“Dream Job 21” workshops delivered to year 10-12 students and adults on the Sunshine Coast, Mackay and Brisbane. In 2011 Melissa decided that it was time to release her refined staff wellbeing workshop “5 Secrets To A Happy Workplace” which instantly gained momentum with customer service, educational and professional organisations such as schools, medical practices, accounting firms, law firms, day care centres and government departments. “Whether your business is large or small, and whether you’re a manager or business owner, an important part of leadership is providing the opportunity for your team to grow”, Melissa explained. “It’s no secret that workplace culture has a major influence on all parts of business. Research shows that happiness is a necessity for any high-functioning workplace, as our brains tend to disengage when we are unhappy.” Increased demands of modern day living, including that of home and work life, have impacted our health and well-being dramatically. With the help of innovative personal development tools and positive psychology, Melissa can turn that around. “Workplace culture has a powerful influence on all aspects of your business including conflict, disciplinary incidents, absenteeism, resignations, customer service, productivity and employer reputation, just to name a few. “To put it simply, workplace culture can make or break your team. “In today’s competitive marketplace your employees want more than decent salaries and working conditions - they also want to be happy!”
LOVE OUR COMMUNITY AND S E R O V A C O L
Leaders need to provide the opportunity for their team to grow and evolve. Most workers spend more time with their colleagues than their own family. “The truth is, you can’t grow your business without growing your people”, Melissa said. Melissa’s workshop provides teams with practical techniques and concepts. They learn strategies to enhance their personal and professional happiness and cement the foundations for a productive, positive and, of course, happy workplace. Her fun, interactive and tailored workshop empowers teams to appreciate their colleagues, create positive workplace communication and develop resilience along with leadership strengths. Content is cleverly presented in a simplistic yet information-rich way, resonating with entry-level staff right through to senior management. To date, she has inspired thousands of staff to understand life from a new perspective and has endless testimonials from businesses that have reaped the rewards from her expertise and relevant workshops.

Investors looking at investment potential are increasingly buying duplex properties instead of traditional houses. This maximises their return with two income streams and increases the rental yield to become a positive cash flow property. Here is the formula to calculate gross rental yield: Annual rental income (weekly rental income x 52) divided by the purchase price of property x 100
50% of something is better than 100% of nothing.
When building a duplex, not only do you get a higher rental yield, you also create equity by strata titling the property i.e. one title split into two. This can then be used as a deposit on your next property. This is one way of ‘turbo-charging’ a property portfolio without having to find a full deposit each time. m
PAULA HARRIS AND TRACY DRENT Vizion Group Qld Vizion Group Qld promise: Your property should give you cash and equity instantly and we have a crafted, tested real world system we are so confident about that we can commit to having your back – no matter what!
A higher rental yield generates a passive income that can start to replace your income. With positive cash flow properties, the more properties you can afford to buy, the more money you will have in your pocket. It means someone else is paying off your mortgage. The constant changes in lending criteria with financial institutes have sparked an interesting change. There has been an increase in the number of family members, and/or friends, pooling their funds to purchase property together.

When most people hear the phrase ‘modular home’ they think of an inexpensive, pre-fabricated mobile home that, if the big bad wolf came to huff and puff, might actually blow down! But this is hardly the case with a Saltair Modular home built by Ken Cornwall, a multi-award-winning builder who’s been in the industry for more than 25 years. Originally specialising in high-end traditionally built houses, he became fascinated with the beauty and simplicity of modular design and saw a need for this innovative type of construction here on the Sunshine Coast. In 2014, after extensive research into modular techniques, including visiting factories both nationally and overseas, Ken decided to begin Saltair Constructions. A believer in supporting the local economy, Saltair makes exclusive use of local supplies, local sustainable materials and local tradesmen and women.
distinctive designs and are perfect for the Sunshine Coast lifestyle. These homes truly stand out from the norm.
“Everything is built here on the Sunshine Coast. And our clients predominantly come from word-of-mouth. We believe happy clients are the best form of advertising!”
The homes are all pre-built in Saltair’s Coolum yard using normal construction methods. They are then de-constructed and transported to the site where they arrive 90% completed, including timber flooring, light fittings, tiling, bathrooms and kitchen! The build time at the yard is generally eight to ten weeks, during which time the lot is being prepared on site.
Saltair Modular buildings utilise contemporary styles that are not only beautiful, but functional as well. They have a lighter footprint on the land and significantly reduce any impact on neighbours. Ideal for sloping lots, they offer architecturally
What’s truly amazing is watching the installation process. From the time the enthusiastic Saltair team arrives on site, it’s only 6 to 8 hours until the exterior structure is completed. With an emphasis on quick turnaround, the entire construction

period can be less than 12 weeks. Fast build times, however, do not mean shoddy construction. Quite the contrary. Saltair Constructions has delivered numerous modular houses across South East Queensland and northern New South Wales, and won multiple awards, including the HIA Queensland Innovative Housing Winner three times! “Each installation creates huge interest as a house appears within a day on a vacant block of land. And this also leads to an influx of enquiries from the community. Our team go above and beyond to ensure each client is happy with the end product, and clients can usually move into their finished home within a month of installation,” said Ken.
Poised for dramatic growth over the next two decades, one could predict that Saltair is only just picking up their stride here on the Coast. With economical building resulting in big cost savings for the future homeowner, faster construction times, a high quality output controlled work environment and minimal on-site work with no scaffolding, it’s clear to see why there are so many smiling Saltair clients. “We will turn any preconceptions you have about modular and pre-fabricated construction on their head. From multi-residential projects to innovative homes, funky studios and gorgeous granny flats, we’ll work with you to bring your ideal living space to life!” And for Ken and his partner Kerrie, both ocean lovers and worldly travelers, they are always happy to come home to their beautiful life on the Sunshine Coast. By supporting your local surf club this summer you are helping them train more members in surf skills, be it for lifesaving volunteering or competing in surf sports. And that’s a good thing! Here’s an example. Round 2 of the Summer of Surf - now called Surf League – was held on the Sunshine Coast on November 17, 18 and 19. Over the last few years it has been held at Alex Surf Club. It has been a whole lot of fun being the venue of choice and seeing the Sunshine Coast up in lights on Fox Sports. This is fantastic for the region and its athletes. General Manager, Ashley Robinson said, “This year it is being held at Coolum SLSC - another fantastic local club. Whilst I am a bit disappointed it is probably a good decision to move it. Coolum is a pretty good place to watch a carnival, and I am sure the athletes and the spectators will enjoy it, if there is some surf.
Some might say that surf sports are elitist, but I would have to strongly disagree. If I got into trouble in big surf, and I was swept out to sea in rip, a surf sports competitor would be top of my list when it came to being rescued. Whether they came for me on a paddle board, swimming or in an IRB, they probably honed their skills in competition.” We harp on about swimming between the flags, yet many people don’t do that. At those times the more skilled volunteers we have on the

IS THE TIME TO THINK ABOUT YOUR HEALTH...
... Your Life Depends On It!
When we talk about getting healthier, we often say tomorrow or next week. Another classic is, ‘I’m definitely starting Monday’. That’s what happens when we don’t fully utilise ‘NOW’. We constantly procrastinate and put things off till the future. We think it will be easier in the future, or that motivation will just come to us. The truth is we don’t really want to give up the food that we love to eat. And we would rather stay in bed than get up and exercise, especially when it’s cold or wet, right? There is always next week and let’s face it, we are in December now, so we may as well wait until next year! Next year I will be fit and slim. Then next year comes and goes and, for one reason or another, the motivation just doesn’t find us.
The problem with this scenario is exactly that: we are relying on MOTIVATION to get the job done. We are waiting for the weather to improve, or that magic weight loss pill to appear.
The problem is that motivation isn’t sustainable. Motivation means that something out there needs to continually happen to get us to take action and keep it going. The truth is that we need to be inspired from within. That’s the only way this will work. And that comes down to our ‘why’, our purpose, the REASON we want to be healthy. When it is truly aligned with our values, we suddenly find we no longer need motivation. We have all the inspiration we need within us and it becomes easy. It’s no longer a chore. In fact, before we know it, it’s actually something we truly enjoy. Start your inspirational journey right now, don’t wait another moment! Just think if you start today, by January you will already be well into your journey. m

COMMUNITY BUSINESS
FULLY UTILISE NOW It’s F.U.N. actually!
NOW makes me think of the present, but in fact it is all about the future because being relevant today sets how we are placed for tomorrow. We live in a world of fast change and disruption. Savvy consumers expect more and changing trends are accelerated by accessible channels of communication. It has never been more important to be relevant and to be in tune with our ‘now’.
How do we navigate through to know our ‘now’ factor and strive to be relevant? One of the most beneficial avenues to understanding the ‘now’ is to be up-to-date and informed. Research can take place in many forms depending on what you have access to or what time permits. Attending a business forum, conference or workshop may be helpful. As is going on a road trip to gain insights from like-minded players or competitors. Or simply subscribe to an industry publication revealing current trends and happenings. The power of insight is immense and an enlightened mind is equipped to make good decisions. In fact, it’s vital in preparing for tomorrow. I am absolutely fascinated by consumer trends because, in most cases, they take place on a global level. Decade to decade movements in hip and happening music, fashion, hairstyles, even language undergoes an impact of change. What we thought was so groovy last decade may simply be old-fashioned now.
There is certainly an emerging global awareness towards good health and wellness which is changing global behaviour. For example, there is a heightened interest in vegan and vegetarian lifestyles. Many consumers are adapting to a ‘free from’ diet, whilst others increasingly prefer organic goods. When it comes to fresh ready meal solutions Australia is 15 years behind the United Kingdom. But movements such as these are changing the Australian food market and this ‘now’ brings enormous opportunity to new market players to meet the emerging needs of consumers. To fully utilise our ‘now’, we create new opportunities to survive and thrive together as a community. That sounds like F.U.N to me! ca 2015/16 IGA State and National Retail Excellence Award Winner | 2017 IGA National Community Award Winner | 2017 IGA Hall Of Fame

The Seven Steps
SIGNAL FOX
When your WI-FI SIGNAL or your MOBILE doesn’t work,
IT’S JUST NO FUN! BY VICKIE MAGIC
I personally have a unit in a very bad signal area in Noosa. This means that sometimes, just to hold a conversation, I have to dangle out the window! The phone has to be in the exact right spot - I can’t move a muscle in order to keep the phone call going. When I interviewed Anthea and James Kovacevic from Signal Fox, I thought, ‘If only I knew about their business earlier’!
We asked Anthea and James how they got started and what exactly Signal Fox does? Signal Fox is owned and run by local Sunshine Coast couple, Anthea and James Kovacevic. James’s love for IT began when he was just 14 years old. It didn’t take him long to secure an IT apprenticeship in a company that dismantled computers to be sold as parts or used for rebuilds. By the time he was 18, James had completed his Electronics Trade Certificate at Sydney University of Technology, and he was on the path to IT management roles in telecommunications companies in Sydney. Combining his IT knowledge and radio frequency skills, James secured contracts in New York, Brunei and India, to install and tweak a number of radio stations. One afternoon, Anthea, who had been successful in her own Insurance business, overheard James on the phone. He was once again giving advice to a mate in the radio frequency antenna industry. Everyone always came to James with their signal problems and he was always able to solve their issues, no matter how big or small. In what turned out to be a thunderbolt moment, Anthea realised that they needed to tap into that energy, that vibrancy, that amazing talent!
76 ISSUE 86
It would be crazy not to, right? And in that moment ‘Signal Fox’ was formed and Anthea and James haven’t looked back. The demand for James and his team has grown and grown. When it comes to signal problems there doesn’t seem to be a problem they can’t solve.
So what exactly does Signal Fox do? Anything from slow internet to no internet! James has helped businesses achieve some blistering DL speeds - sometimes over 100 Mbps - by installing 4G router systems. Customers have been blown away by the increase in speed, sending Anthea and James incredible speed-test screenshots. No Wi-Fi? Set-up and distribution are almost too easy for Signal Fox. By positioning high-powered routers correctly around the premises, they achieve maximum signal. Signal Fox can get internet from a house to a back shed, even if it’s kilometres away, by setting up point-to-point links. Large areas and difficult buildings are their specialities. Thick block or concrete walls don’t stop them either. Even redirecting Wi-Fi around odd-shaped buildings is possible. Mobile phone signal problems? Easy. James and his team install top-shelf Smart Repeater systems. They believe they are the most experienced crew on the Sunshine Coast with this technology. A couple of hours is all it takes from start to finish. No fuss. No call backs - just a really strong 3G/4G mobile signal. Signal Fox’s diversity of services range from tuning in the home TV and boosting mobile phone signals in the home/office to designing and installing wireless internet for large holiday resorts, and virtually everything in-between! A unique business, Signal Fox is fully up-todate with all the latest technology to improve or boost the signals for TV, mobile phone, internet, Wi-Fi, digital radio and networking.
I asked Anthea more about James’s unique talent. She said, “I truly believe that James is a borderline genius in
radio frequency technology, problem-solving and designing amazing solutions. When his radio frequency or IT mates encounter problems, he’s the first person they call for advice. And he gives it. Always. He just rattles off the answers like it’s nothing! He could do this stuff in his sleep.”
What is your point of difference? The fact is that Signal Fox’s main point of difference is James. Trade genius aside, he’s also very likeable. People feel comfortable having him in their homes and offices. He has a natural and strong urge to help people. That’s pretty rare these days, that old-fashioned care factor. “Whenever someone says it can’t be done, just ask James; he’ll probably do it in half an hour!” said Anthea. “Wi-Fi, ADSL, NBN internet problems, poor mobile phone signal - James just seems to be able to solve them all.” James started to get a name for himself on the Sunshine Coast some years ago; when many holiday resorts were experiencing problems with Wi-Fi. James has set up over 40 Wi-Fi installations for Sunshine Coast resorts over the years - and for people working from home.
Signal Fox love the feedback Anthea says, “It’s incredibly satisfying to share customers’ obvious relief after James or another team member (equally as talented) has been out to do their thing with their Wi-Fi strengthening and mobile phone issues. Often, these people have been messed around by the industry and just haven’t been able to get the result they were after, that is until Signal Fox was able to ‘save the day’.”
FUN IS ONE OF THE MOST IMPORTANT - AND UNDERRATED - INGREDIENTS IN ANY SUCCESSFUL VENTURE. IF YOU’RE NOT HAVING FUN, THEN IT’S PROBABLY TIME TO CALL IT QUITS AND TRY SOMETHING ELSE. - RICHARD BRANSON
The Fox says, “Everyone deserves to have strong and reliable signals all day, every day, in their homes and offices. Anything less is unacceptable.” The Fox says, “Wherever you are, whatever the circumstances, we can help! So far James and the team haven’t found an internet/mobile or Wi-Fi problem they couldn’t solve in one way or another”
Fun with ‘The Fox’. Signal Fox’s little mascot, ‘The Fox’, can be seen all over the Sunshine Coast, in all kinds of positions, on top of roofs, buildings, you name it. Just for fun, you can follow ‘The Fox’ on their Facebook to see what he gets up to. Facebook (Signal Fox) and Instagram (signalfoxx).
If you have a problem you would love to see solved – CHALLENGE ACCEPTED! The Fox says, “Call us” Tuning in to Signal Fox Facebook: Signal Fox Instagram: signalfoxx Ph. 07 5414 9030 Email. admin@signalfox.com.au www.signalfox.com.au

INSURANCE MATTERS
GET THE RIGHT ADVICE FOR YOUR INSURANCE NEEDS When business owners review their insurance, they want to be sure they are properly covered should the worst happen. There are a few ways of doing this. Firstly, get the right advice. Dealing directly with an insurer can be a great way to save money when you start your business. However, as the business grows and gets more complex, you’d be better off getting personal advice from a licensed Insurance broker. Standard online insurance agencies may overlook important areas or leave out important covers. This can leave your business exposed and inadequately insured. Advice from a skilled broker may include: • Splitting the business insurance policies between specialist insurers. This gives the business owner the most protection, at the best price, and it is all managed by one specialist broker. It’s the best solution for some businesses. • Getting blanket coverage. This may be the right solution for other businesses, as it will reduce duplication and insurance costs. • Developing a common expiry date for all insurance policies. This ensures nothing is missed. It can be combined with ONE direct debit for ALL policies to help with cash flow and organisation. Accidents and emergencies can happen any day of the week. Having a broker’s advice and phone number 24/7 ensures that if you do need to claim, you will have help at every stage of the process. Having the correct business description noted, and all the various business activities confirmed by your insurer, ensures there are no gaps in cover. Independent insurance brokers properly ‘shop the market’ for their clients. Business owners can be assured that the broker
is working for them, not the insurance company. Often multiple quotes ranging in coverage and price are offered, discussed and the best decision for protecting the business is made. The nature of business and insurance is constantly changing, as is the nature of risk. Two areas where successful businesses are now increasing their cover are Cyber Insurance and Management Liability. Cyber Insurance is rapidly growing in popularity as the risk of hacking, extortion and online attacks is becoming more common. Cover now exists that not only protects against attacks, but also the disruption and downtime that follow. Management Liability protects the business and its directors against being sued and/or legal action. This includes things like unfair dismissal, harassment, workplace injuries, fines, penalties, fraud and employee theft. A skilled broker would never overlook these areas as potential risks when conducting a review of a client’s business insurance. Email: roxanne@ qld.com.au

EXCELLENCE
THROUGH EXPERIENCE BY SHARI HALL
ALICIA DODGSHUN, FULLY LICENCED PROPERTY MANAGER, RECOMMENDED AGENT, MINYAMA
There’s two sides to every story, and for Alicia Dodgshun, business co-owner and Property investment Manager at Recommended Agent in Minyama, experience is everything. A landlord and property investor herself, there is no question in her mind that providing excellent service to both tenants and landlords can only come with years of experience in the industry, something she definitely has. With over 15 years of working and managing large Property Management departments on the Sunshine Coast, Alicia has learned exactly what it takes to be a top-notch Property Manager. It’s a challenging profession that requires fastidious attention to detail, open and honest communication with both parties, and the knowledge to educate both the tenants and landlords on how to maximise rental gains yet provide fair market prices to the consumer. It’s serious business when she takes on the responsibility of managing one of the most valuable assets an individual can own – their home. She has seen first hand what can happen with property mismanagement, and wants to assure the Sunshine Coast there is something different available to them. “I want to make a difference in the industry. I have compassion for tenants, but high standards, and proven policies and systems that work for my landlords.”
Alicia believes with regular and clear communication, which includes transparent processes and procedures, coupled with strict but fair protocols, she can ensure her clients get the most favourable outcome and highest level of service possible, every time.
80 ISSUE 86
in the world of Property Management Helping landlords maximise their rental returns is a number one priority for Alicia. It’s not unusual to see properties grossly under-rented, she says, and this could be for any number of reasons, but primarily because landlords want to retain long-term leases to good tenants; they can become resistant to increasing the rent. By performing quarterly inspections, documenting with photography, and consistently following up with the tenants, Alicia is able to advise her clients on ways to increase the value of their investment, whether by the suggestion of minor repairs, a cosmetic exterior facelift, or update of appliances, even advertising the property in a particular way, all contribute to maximising the rent. Landlords also need to abide by the rules and regulations set forth by the Residential Tenancies & Rooming Accommodation ACT 2008 and respect the rights of their tenants. An excellent property manager will assist with all of this, and ultimately, the client will see an increase in the capital growth of their investment. Every landlord covets an ideal tenant. But what exactly makes a ‘good tenant’ and is the particular Property Manager important when finding one? According to Alicia, it’s not simply someone who pays their weekly rent on time. Tenants have as much responsibility for maintaining the property as do the landlords. Readily reporting any issues, being respectful of the home and the neighbours, keeping in regular contact with the Property Manager about any concerns they may have, all lead to happy clients all around and a prompt return of a rental bond in full. Part of making this easy for the tenant is having a Property Manager who sets realistic expectations regarding their responsibilities during their tenancy prior to move-in. And when you have as many years of experience as Alicia, and you are passionate about serving your client and helping renters secure the right home for them, you learn just what it takes to make the perfect match. Having strong organisational skills, commitment to honest and ethical conduct and a professional approach to the industry, she feels it allows her to stay in control of a very busy role while ensuring all landlords and tenants enjoy a seamless experience when it comes to Property Management. She has a great sense of responsibility to her clients who entrust their most valuable assets to her care. Equally as imperative, she endeavours to deliver the utmost care and attention to every single property. “Anyone can get a real estate certificate and become a Property Manager with a 3-day course. In 6 weeks they may have a certificate, and begin managing a rent roll. But it takes years of experience to gain the knowledge that leads to correct management & excellence in Service.” a

Ian and Amanda Richens launched My Carrot Distribution in August 2015, after identifying a gap in the market for a more personalised delivery service from grocery distributors.
The business distributes mostly locally manufactured products across South East Queensland, appealing to the increasing demand from health-conscious consumers. These shoppers are forever seeking the next innovative product to improve their health whilst supporting locally-manufactured products. As an active member of FAN (Food and Agribusiness Network) on the Sunshine Coast, Ian and Amanda welcome manufacturer enquiries. They are keen to distribute more products in a sales agent capacity, should a manufacturer be seeking a quality business that will go that extra mile. “We supply a sales force and merchandise their brand in store as part of our extra services, all included in our low margins. This allows them to continue doing what they do best, which is concentrating on their brand. “Our sales strategy is simple: we aim to continue building a loyal customer base by providing excellent customer service and providing quality, affordable and credible products. “We are the ‘go to’ distributor for our stockists because we are reliable and offer health-conscious, boutique, unique and non-mainstream products. “This is a niche market. Although there are plenty of deemed ‘healthy’ products available, consumers no longer want additives, preservatives or products high in sugar and salt/sodium.”
SO WHY HAS 2017 BEEN FUN FOR US? “What a year of growth we’ve had! We have certainly taken a leap of faith by growing our business, along with growing the quality brands we support throughout South East Queensland.
“Our product portfolio has grown, our team has grown, our reach has grown, our loyal customer base has grown and, most importantly, the quality products we represent have grown with some outstanding results! Of course there have been challenges along the way but, overall, the collaborative efforts of our close team, support from our stockists and the relationships we are creating have made it FUN.”
“Our business has transformed and is continuing to organically grow thanks to consumer demand for quality, valuefor-money and unique health-conscious food and beverages. We are meeting our manufacturers’ needs by successfully putting their products in the hands of consumers.” “Bring on the Summer FUN! We’ll be out and about with our newest products.”

My partner and I are a same sex couple. Do the same rules apply to us as a de facto relationship? We have decided to move in together and she has a house and a car. I also have my own place, car and stuff. Do we combine our finances, or should we keep things separate? Allison Dear Allison The quick answer is, check out the Australian Government Department of Social Science website - families and children. With regards to your finances, an accountant or financial advisor can help, and I always advise you to obtain some legal advice. Have a chat with one of the lawyers we work with. It is better to know all your facts from the outset. Alvia ca
When would you say is the best time to discuss money in a new relationship? More to the point, should couples have a financial agreement in place? It feels really strange to ask someone how much money they have. It sounds like you don’t trust them. Also, it makes me feel vulnerable to say what I own and what’s in my bank account. Angelo Dear Angelo Money, religion, sex, beliefs and ethics are topics we can feel uncomfortable about raising, especially in a new relationship. However, they are very important topics to cover and form the foundation of your relationship. If you cannot talk openly about these difficult topics at the beginning of your relationship, you need to look closely at the dynamics of this friendship and who it is you have decided to wake up next to. Trust me money will be a topic of discussion if you break-up! Regarding a financial agreement, in my opinion they are a very good idea, especially if one of you has more assets or debts when entering the relationship. I advise you to seek legal advice, better to know before than after something happens. Alvia
After looking at your website I made the decision to say it was over. I was pleasantly surprised when my teenage son and daughter both said they were proud of me for finally taking action. I had been so worried they would not understand and perhaps blame me for breaking up the family. Thank you for the work you do. It has turned out the best outcome for all of us, including my ex-husband who did not want the divorce at first but knew in his heart we were over. Rowena Dear Rowena We can often under-estimate not only our children’s response but also just how much they know and feel what is going on. Because you were all positive about maintaining a fair outcome the emotional impact and cost were kept to a bare minimum. It was good working with you all. You are proof that a break-up doesn’t have to destroy a family, only change the structure. Alvia

FUN!
When was the last time you had so much fun that your belly roared with laughter? Life is absolutely a game and it really is meant to be fun. If you are not having fun, then have a look at how you can. Seriously, every single day of our lives is about FINDING THE JOY in this moment. You can spend time being upset about something that happened in the past, or you can spend your time stressing and worrying about things that may or may not happen tomorrow. However, you would better spending your time looking for, and therefore finding, the JOY in the right now. One way to do that is to change your physiology, your language and your focus. If you move your body, skip, dance, jump, shake your bottom, you can create enough movement to change your state. Then change the words you use to describe what’s happening. If your words are always about what’s 'wrong', change them to be about what’s 'right'. If they're about what you can’t do, or what isn’t happening or working, turn them around. What about your focus? Did you know that whatever you focus on grows? Yep, you actually get more of what you focus on. So why would we waste so much time focusing on what we don’t want, instead of focusing our attention on what we do want.
TRY FOCUSING YOUR ATTENTION ON WHAT'S RIGHT, AND PRACTISING GRATEFULNESS. START DAILY RITUALS. DAILY RITUALS CAN MAKE THIS STUFF EASY FOR YOU. PRACTICE DOESN’T MAKE PERFECT. PRACTICE MAKES PERMANENT. How do you start each day? Do you go for a walk, or a run, do a meditation? What’s your routine? If you start each day by being grateful for the things you love in your life, three things happen. First you start to realise things are not as bad as you thought. Secondly, you start to see so many more great things around you. And thirdly, you start to get more great things coming into your world. I personally jog (shuffle) every single day from my house at Buddina near Gate 15 up to Point Cartwright. I listen to Anthony Robbins - I have hours and hours of him. It’s just such a great way to start the day. I then sit on a bench overlooking the beach and do a little meditation. Quietening your mind is such a great way to rid your body of anxiety, stress or negative energy. I find I feel so calm and peaceful after doing this. I then take off my shoes and socks and walk to the water’s edge on the sand, to ground myself. I just love the feeling of the cool sand under my feet. I then stand in the water and sing, various songs, but I love Amazing Grace. And I love dancing like a crazy person to the happy song. This starts my day in such a beautiful mood. I love it. I find now that instead of making myself get out of bed to exercise, I can’t wait to jump out and get moving. If you are looking for more fun in your life, there really is only one way to do that, you need to MAKE IT. Think about things you enjoy, write a list, and then make a plan to ensure you do something fun at least every second day (if not every day).

SSB DESIGN STUDIO As a young boy in England, I was fascinated by buildings. As a teenager, my love of architecture, art and interior design turned into a passion that led me to university to study architecture. Becoming an architect is a long process and only really starts after university. This is where I have been lucky. I have had the opportunity to work for 12 years with some of the best architect practices, and the experience has been invaluable. My last position in London was as a project architect at tp bennett - a top 10 architectural practice in the UK - where I worked on major projects to the value of $50 million to $100 million, including responsibility on a 22-storey apartment/ mixed use building, for a high-profile London property developer.
AND SO TO AUSTRALIA In 2006, my parents brought my Sydney-born grandmother back to Australia for her remaining years. While I truly loved my position in London, I felt that a new opportunity was waiting for me here. Coming to Australia to start a new practice - with absolutely no contacts and in the middle of the Global Financial Crisis - was a challenge in itself, but I had one more: I am profoundly deaf. In spite of the odds, we worked hard as a family to get the business off the ground. In 2009, I formed my original practice, Simon Scott Building Designer, which later became today’s SSB Design Studio. SSB Design Studio is a boutique building design studio based on the Sunshine Coast. Other than building design, we also offer interior design and project management services in Queensland, throughout Australia and overseas. As the business got going, it soon became apparent that the Sunshine Coast and the surrounding areas were becoming excited by my work. Since its inception, SSB Design Studio has received Queensland building awards in various categories for the last four years, ranging from best sustainable, best commercial and residential design.
BEHIND EVERY GREAT MAN … … there’s a great woman! My great one is my mum, Sue. We are a family business, and she is my biggest supporter but also my biggest critic (so is my step-dad, Andrew)! Mum never holds back when she thinks she knows better than I do, challenging me to prove that I am the designer, not her! Having said that, we do work extremely well together and, being the first point of contact, she is so important to the business. Fortunately, she is well versed in what I do and has an extremely keen eye on interior design.
TURNING DREAMS INTO REALITY It’s what we do. Using the latest architecture software, we help our clients to get an increased understanding of their building. 86 ISSUE 86
We work with private clients who value a collaborative and transparent design process; each SSB Design Studio commission employs versatility and passion that transcends scale and budget. SSB Design Studio has delivered over 80 projects in South East Queensland.
WHY CHOOSE ME? Ask me, and I will say, “That’s easy, I listen!” This is where being hearing impaired has its advantages; when my clients speak, I listen to their every word, their every want, their every need. It’s what makes me stand out. Very often, this turns into a professional friendship where clients feel comfortable texting or emailing me, knowing that I will pay attention to every step in the frequently changing design process, making it an easy and stress-free experience. Ask my clients - as I often have - and the usual reply is, “Your obvious passion”, “Your ability to put our vision on paper” and, one of my favourites, “Your friendly and professional personality”. I suppose this pretty much sums me up. The fact that I have received so many referrals from clients speaks volumes. On a grander scale, I cherish the idea that I have the ability to design something that will be on this amazing continent way after I have departed. My approach is to produce contemporary but timeless designs. I don’t like the idea of my buildings being pulled down in my lifetime. I want them to be a symbol of who I am and what I stand for, my passion for architecture, my creativity and innovative designs that are functional and unique but also practical.
SO, WHO ARE OUR CLIENTS? Our clients range from private commissions for new homes, renovations and interior design. We also work with builders for the design of luxury high specification homes, corporate clients designing offices, shops, cafes and property developers for a wide range of projects.
LOOKING TO THE FUTURE Although most of my work in Australia has been residential, I am now looking towards town houses, apartments and larger commercial projects to add to my portfolio. I am excited that I am about to produce my first photo book of designs. I am expanding the home/town house/ apartment/boutique/multi-residential design into Brisbane and the Sunshine Coast; I am also working towards larger commercial developments throughout Australia.

FRESH MEATS
PUTTING THE fun BACK IN MEAT
WITH MARTIN PENNAY
It’s a bit of a coincidence that this is the FUN issue. My wife Agnes and I used to joke that our slogan should be, ‘Putting the FUN back in meat!’ because essentially that’s what we do. We are that favourite local butcher where the staff members are knowledgeable and genuinely friendly. Having a respectful, fun environment all around is important to us.
or Tasmania, and the seafood comes from the fish markets in Mooloolaba, Brisbane or Sydney. We are committed to processing here and not outsourcing to large factories out of town.
Another critical element is the creation of real food. We sell fresh quality products that we want to feed our children. The majority of our beef and pork is sourced in Queensland. The chicken arrives daily from South East Queensland, the lamb from Victoria
As summer approaches we’re gearing up for BBQ season and, of course, the holidays! At Christmas, we will have our double smoked hams ready and Australian large prawns at $20/kg. We look forward to serving you! ca
We also believe wholeheartedly in using all natural ingredients to create our marinades and meals from scratch, not bottles. So we have an in-house chef who does just that! As a child, I used to react strongly to food colourings so this is very important to me. Finally, helping busy families find convenient meal solutions is a significant part of what we do. How? We have fresh meats and seafood, along with essential groceries when you have time to cook. When you don’t, we have all-natural marinated meats, ready to eat meals, pies, sides, salads and more to help families eat real food and save time.

CARAVAN MATTERS
FUN
games for grown ups FOR YOUR NEXT CAMPING TRIP
Your campsite neighbours will feel as if they’re missing out as your cackles ripple through the air when you play these funny games. Once the campfire is lit, and you’re sitting comfortably with your closest friends, with a beer or wine in hand, it’s the perfect time to start playing a game or two.
HERE ARE SOME GAMES TO GET YOU STARTED.
THE RESISTANCE This game is make or break as the Resistance has to stop the Spies from bringing down the empire. This is a game of social deduction and you won’t know who to trust. If you are a Spy you must fail the mission. If you are in the Resistance you must find out who the Spies are and ensure they are not included in your night mission team. This is good game to test how well you really know your camping pals. You can buy The Resistance here. SUBSTITUTE Grab a Kindle, a book or a magazine and gear up for a hilarious game of Substitute. You need two teams and an adjudicator. Take it in turns to sing a randomly picked song from the adjudicator’s iTunes library and replace the lyrics with words from the book you’ve been given. It’s up to your team to guess the song. From the tone deaf to the songbird you will see everyone’s musical talent - or lack thereof - in this hilarious game inspired by the ABC TV show, Spicks & Specks.
90 ISSUE 86
WINKING ASSASSIN This game is a good one to play while you’re sitting around enjoying a chat. It’s a game of subtlety and attention-to-detail. One person in the group is the ‘Godfather’. He or she will walk around the group (when everyone’s eyes are shut) and gently tap one person to make them the ‘Winking Assassin’. The night goes on as normal, except everyone is on alert. If the assassin winks at you you’re dead! Make sure everyone knows by putting your best acting skills into action. The rest of the players then have to watch out for the ‘winker’ before he or she kills everyone in the group. But be careful: if you incorrectly accuse someone, you’re dead, too. CHARADES You can’t go past a classic game of Charades. The best thing about this game is that you rarely have to teach anyone how to play. A quick revision may be useful or add some house rules to make it more interesting. This game is a family favourite for a reason! ca

‘Persuasive communication involves enthusiasm, animation, audience participation, authenticity and spontaneity’ - John C Maxwell. Imagine two scenarios… At a professional network event, I noticed how the audience was totally absorbed in Amanda’s presentation. She shared her story with passion. Each character played with a variety of props and facial expressions. Amanda radiated joy and personality as she entertained. However, these characteristics weren’t the essential things that kept us absorbed. At a teachers’ conference, Sarah proudly approached the front of the stage with her shiny, new guitar having been asked to speak on “improving cognitive ability”. Sarah had recently taken lessons and was keen to share new evidence that suggested listening to music and playing an instrument improves brainpower. A little nervous words tumbled out; “Have you thought about learning to play a musical instrument?” Puzzled looks rippled through the audience. Two people tentatively put up their hand. Sarah began, unaware that her attempt at engaging her audience had sadly missed its mark. Both scenarios were entertaining, however, one worked and one didn’t? What was the difference? Have you heard the term “breaking down the fourth wall?” YourDictionary.com says “It’s the imaginary barrier between a performer, as on a stage, and the audience: often in the phrase break the fourth wall, to address or otherwise acknowledge the audience during a performance.” Breaking down this wall… Audience participation is an exciting thing when presenting because it encourages engagement and helps them feel more involved. Your audiences expect interactivity and want to participate.
KIM TAYLOR
Breaking down this wall can feel scary because it involves different techniques, where you can feel exposed and judged. However, to build meaningful connections, it’s essential to collapse this wall.
THREE TIPS TO SHOW YOU HOW. MAKE IT… FUN: When you talk about things you love and you’re passionate about your topic, your audience will respond to your enthusiasm. If you don’t enjoy your topic, find something within it that you do enjoy or change your topic. If you’re not having fun, your listeners will know and probably disengage. RELEVANT: For your message to have meaning, it’s important to answer one question on your audience’s mind – “Why am I listening to you?” Answering this question gives your audience a reason to listen. Their emotional response directly relates to their depth of association with your message. Ways to do this include using relevant opening lines, questions and bold statements. INTERACTIVE: Did you know there are nine communication styles? Four of those styles include Abstract, Visual, Linguistic and Kinesthetic. Each style will respond to different techniques, such as, stories, role-play, examples, visuals, play on words, games and music to name a few. Why did Amanda’s talk engage? Unlike Sarah, Amanda related, responded and had fun! Sarah could have asked more general questions relevant to her audience. For example, “Who here loves to listen to music?” thereby opting in her listeners and opening the space to talk about the benefits. Here’s to reaching your audience and successfully sharing your message! m

MATURE AGED WORKERS
Reflecting on a recent trip to Southern Europe, I was blown away by the quality of the food and the wine. I realised that what made the experience so special was the amazing customer service. Unlike dining here however, this amazing customer service was provided by predominantly matureaged workers. They were welcoming, engaging, entertaining and rarely was there a mistake on the order, despite the language differences.
This got me thinking that many business owners and managers don’t fully understand the value of mature-aged workers. They are sometimes seen as being out-of-date with technology, set in their ways and unable to fit in with younger workers. In fact, many recruitment companies do not refer anyone over the age of 45 to employers at all. According to the Australian Bureau of Statistics (ABS), nearly 40% of the workforce in Australia is currently aged over 40. The Intergenerational Report projects life expectancy to increase to 95.1 years for men and 96.6 years for women by 2054-55. It also predicts that the number of people aged over 65 in the workforce will increase by 60% during that time. With an ageing population, extended retirement age and people being generally fitter and healthier for longer, we need to start utilising this valuable resource. Increasing the employment of older workers by just seven per cent now would have a major positive impact on the broader economy. By 2022 it would have increased the GDP by around $25 billion. Bunnings has long had a policy of hiring mature-aged workers. The company believes that more experienced team members are an integral part of creating a business that engenders trust and confidence. They provide fantastic learning and mentoring opportunities, and they benefit the company through the wisdom and character that life experience brings.
Inspire, Connect, Support
Australia Post also employs many older workers, with nearly 60% of the workforce aged 45 and over. Both companies believe hiring older employees is a win for customers, a win for younger team members and a win for the mature-age worker. There is broad consensus across industry, government, unions and the community sector on the many economic and other benefits to hiring mature workers. Reports from the Australian Industry Group, Australian Chamber of Commerce and Industry, CCIQ, Australian Council of Trade Unions, Business Council of Australia and others confirm this. There is even evidence that employing mature-aged workers can lead to cost savings due to lower rates of absenteeism and less training. So how do you find dependable, steady, mature aged workers who are dedicated to the job at hand and take pride in their work? A good recruitment firm that knows the value of mature-aged people will help you match the right person to the job. It can also help facilitate and coordinate a range of available wage subsidies and incentive payments. We are all going to be older workers at some point. It’s therefore in all our interests to make sure that, as employers, we seriously consider mature-aged candidates for available job. m

Recognising the value of
FULLY UTILISE NOW BY VICKIE MAGIC
Have you read 'The Power of Now' by Eckhart Tolle? I absolutely loved this book. However, many people I speak to say they found it very difficult to read. I was fortunate enough to attend the weekend retreat earlier this year, right here on the Sunshine Coast, and I have to say I truly love this teaching. It taught me that:
‘THIS’ IS THE MAGIC.
Meaning right here, right now, this second - stop, breathe and take in everything around you. Your life and my life are not yesterday and not tomorrow BUT THIS MAGIC MOMENT. Look around you and see the 'magic' surrounding you, the beauty of nature and of people. Be astonished at just how wonderful this life truly is. It has seriously helped me beyond belief. It's easy to spend time worrying about what went wrong yesterday. Or getting angry about something that happened so long ago you've forgotten what it was about! Or maybe you are very clear on the 'what': what he said, what she said, what they did or didn’t do. We allow ourselves to be consumed by what 'could have been' or 'should have been'. All this does is destroy our beautiful, wonderful NOW. Or perhaps you are more prone to worrying about things that may or may not happen in the future? Instead of constantly trying to change things, just sit back and fully LOVE this moment.
94 ISSUE 86
If you are one of those people above, then guess what? In this day and age that basically means you are normal. However, I promise you life is so amazing when we master the skill of THIS MAGIC MOMENT. I just don’t get upset about yesterday or worried about tomorrow anymore. I definitely used to, but I have learned to master the skill to FULLY UTILISE NOW. Life is a journey, that’s true, but most of the time we are looking forward or back. My recommendation is that we actually find the JOY in right now. In this moment. I have a skill that I learned through Eckhart, which I kind of changed slightly to suit myself. It takes lots of practice. At first, it didn’t work for me, but I just kept doing it and eventually, it clicked. It basically goes like this. Our feelings come 100% from our thoughts so, if we want to change our feelings, we must first change our thoughts. If you start feeling angry or upset about something that happened yesterday - or you are anxious about something happening next week just catch the thought and say to yourself, 'Nope, you are not welcome. You need to ping off because you are wrecking my MAGICAL now'. The first few times you do this, it won’t work and you will think it’s crapola! But guess what? If you keep doing it, it actually
ZEN PROVERB: 'WHEN WALKING, WALK. WHEN EATING, EAT.' does work. You will soon find that you have mastered the skill of not allowing the past or the future into your 'now'. That’s where the magic happens; that’s where the joy is. Sometimes we think that the FUN, the 'joy' is when we achieve the thing we are striving towards. That's just not true. We get there and then realise it's not the 'thing' that gives us limitless joy. Almost every time, without fail, we immediately wonder what's next. If the 'joy' is something we think we will get when we achieve something, it kind of means we'll never find it. So what if we made a plan to FIND THE JOY in the NOW? Look for what could make us smile and laugh right now, right here. I honestly used to think that my daily running and healthy eating was about 'where' I wanted to get to i.e. losing weight. It’s actually about feeling good RIGHT NOW. I know weight loss will be a by-product of these actions, but it’s no longer the goal. Again, it works like this: THE MORE YOU DO IT, THE BETTER YOU GET.
Be with the person you are with. Seriously, it is incredible that we have to actually say this. But have you ever been with someone and they are either on their phone, on Facebook, or checking text messages or emails? Aside from the fact that it’s disrespectful to the person you are with, it also takes you out of the present and into somewhere else. Just catch yourself when you do it, and just STOP IT. It doesn’t serve you, it doesn’t serve the person you are with, and it doesn’t serve anyone. Avoid negative people. I have a rule and it’s very simple. If someone doesn’t INSPIRE ME, or I don’t INSPIRE THEM, I just don’t spend time with them. Don’t spend time with people who don’t lift you up, or you them. Honestly, it just makes you feel bad. Make an effort to surround yourself with people who make you feel good either about you or about them. The power of choice is a great tool here, too. You can choose how you react to something. Begin to practise this, too. This one took me a while to work out. I didn't think I had control over how I felt. But I do. Just remind yourself: I have a choice here, I can feel
So here’s a TIP. Slow down!
this way, or that way. Click your fingers and JUST LIKE
Just do one thing at a time. When you're pouring water, just pour water. When you're eating, just eat. When you're bathing, just bathe. Don't try to knock off a few tasks while eating or bathing or driving.

35 YEAR QUEENSLAND Retail trends...
And the coming Amazon onslaught!
BY TED FITZGERALD SUNSHINE COAST NUMBERS EXPERT In just a few weeks US giant Amazon will launch its Australian website. Mainstream media is full of stories guessing what impact this might have on retailers. Anticipating this impact ASX investors have marked down the value of JB Hi-Fi and Harvey Norman by some 30%. In researching what the launch might mean for local retailers let’s examine three influences at work. Firstly what does Amazon really do? Is it actually a retailer? I suggest it is not! It is an infrastructure platform for distribution, using the all-pervasive online connectivity of the modern digital world to allow shoppers to search for products, compare prices and gather feedback from online forums. All without calling into a shop.
Amazon doesn’t have the high costs and overheads of ‘bricksand-mortar’ retailers, so it can offer great prices. This type of eCommerce is increasingly being leveraged by integrated delivery systems and new methods such as drones. Secondly, globalisation has changed how the world does business. Being thousands of kilometres away from major suppliers (Europe, USA), it was expensive and time-consuming to bring many desirable products to Australian markets. Rapid air freight, containerisation and the growth of technical skills in Japan, South Korea and China have changed that. Now many products can be delivered quickly and cheaply. Thirdly, it is useful to understand how ‘retail shopping’ actually works. For hundreds of years manufacturers made things, wholesalers distributed them and retailers connected the customers to them. Products generally fell into three groups. ‘Speciality‘

‘Comparison’ shopping catered for less expensive items that are only needed occasionally, such as refrigerators. People would only travel relatively short distances for those. ‘Convenience’ shopping was for those inexpensive everyday items, such as groceries. These had to be just minutes away.

The first two points made above have profoundly changed how the traditional hierarchy works. Amazon was smart enough to see how these changes could offer opportunities in ‘speciality’ and ‘comparison’ shopping.

shopping was for expensive items not purchased often, such as vehicles. People would travel long distances to compare/buy the right ‘speciality’ product.

Finally, some key numbers on 35-year retail trends in Queensland. In 1982 supermarkets (convenience) had 33% of the food and grocery market. This year it stands at 42%. Department stores, however, have seen their market share fall from 14% to six per cent. The biggest losers to these online/digital changes are newspapers, books and magazines. Their market share dropped 300%, from four percent to just one per cent.

Spending per capita on catering, cafes and restaurants, hardware, building materials and garden supplies doubled over 35 years. As a major national tourism and leisure destination, and a popular lifestyle relocation choice, we are good at these. So remember, when fear is greatest, opportunities abound. But only if you fully embrace the digital online world as a friend not a foe! ca

DELIVERING e r u t u f e Th
The Sunshine Coast is offering more opportunities than any other region in Australia. There is genuine excitement amongst our 300,000 residents as we implement a clear, dynamic and achievable plan to transform our regional economy, shape a stronger community and ensure we remain second-to-none when it comes to our environmental credentials. Our vision for the Sunshine Coast is based on the premise that future cities will be healthy, smart and creative, and our mantra is that the future is here on the Sunshine Coast. We’re not just talking about it - we are delivering it.
We are consistently recording some of the highest levels of business confidence of any region in Queensland, and our average annual economic growth rate of 4.09% is a full percentage point higher than the nation’s.
Tourism has always been important to our region and will remain so. It’s never been in better health. For the year to June 2017 we recorded our highest ever domestic visitor numbers, attracting 3.4 million arrivals and 12.4 million visitor nights (up 4.4%). We also experienced 11.6% growth in international visitors against a state-wide increase of 5.6%. The national increase was 8.7%.
Our agenda is envied around the country and includes many game-changing projects:
We have more than $10 billion in public and private projects being delivered or in the pipeline. This includes a new global headquarters for YOUI and two major shopping centre expansions.
• Australia’s only greenfield CBD at Maroochydore • Australia’s next international airport • Queensland’s largest grid-connected solar farm • Plans for an international broadband submarine cable which will connect Queensland directly to the rest of the world • A strong vibrant innovation ecosystem • Australia’s largest residential development at Caloundra South - which will be home to 50,000 people • Planning for a light rail system has started Underpinning our efforts is our Regional Economic Development Strategy. Now in its fifth year it is delivering real outcomes for our residents.
We are encouraging entrepreneurialism in our region as an important part of our agenda, and we will continue to be a place where creativity and new ideas flourish. All this is offered in one of the most beautiful places on Earth, where stunning beaches and a scenic hinterland combine to offer the perfect environment in which to live, work and play. The opportunities here on the Sunshine Coast are enormous, and I invite you to share in them. ca
MARK JAMIESON Sunshine Coast Mayor
New higher paid careers are being established across seven identified high-value industries with great potential for growth. Thanks to this our region’s annual average household income has increased. Employment was up 11,500 over the past 12 months, and our unemployment rate now sits at 4.8% - lower than Queensland’s and at least 50% lower than the region’s 2012 figure.
