editor's NOTE Matters Magazine is all about WHAT MATTERS MOST ON THE SUNSHINE COAST. We are constantly looking for (and finding) things and people that matter. Our content is almost entirely local, and that is by design. This issue of the magazine is themed COLD is the new HOT and we share some local, pretty cool stories with you, including our cover story about founder of local Antarctica Adventure specialist, Chad Carey on page six and new Flo Cyro Sunshine Coast, located in the new sports hub at Birtinya where they use cryotherapy (sub zero temperatures) for peak health and vitality, check out their story on page 36. Something that is especially dear to my heart is empowering people to unlock their own personal power and potential. It makes me so sad when I hear someone upset about something that seems a little pointless. When we are stuck in a moment, or a situation, we feel like it’s the end of the world. Me too; I’ve most definitely been there, but it’s my goal and my intention to share the tools that I have learnt that have brought me peace and joy. I truly see a world where we can all live with calm and happiness each and every

day. Now you might read this and think, yeah in fairyland that might be possible, but honestly, with a few tools, we truly can help ourselves so much more. At Matters Magazine, it’s one of our passions to INSPIRE you, our reader. We want you to feel motivated to lift your game and to live your best life. We want to educate you on all things business and life. Give you information to empower you in your business and your life. We want to connect you to like-minded business owners and business professionals. We want to share their success stories with you, to inspire you to step up and into your own personal power and potential. We believe in you and we want you to believe in you more too. I would also like to say a massive thank you to Claudia Belle Cooper from Bleu Bean Café for allowing us to use your gorgeous waterside venue for some images this issue, greatly appreciated.

We would truly love your feedback. What would you like to see more of in the magazine? What do you love? What kind of articles appeal to you the most? Let us know and we will pop your name into our competition to win two movie tickets to Kawana Event Cinemas, it’s that simple. Just email me  vmagic@bmmag.com.au to let me know your thoughts.

CHIMU ADVENTURES

COLD

IS MOST DEFINITELY THE NEW

HOT

Chimu Adventures Founder, Chad Carey shares some bucket list travel destinations. BY ALIESHA SMIT

For Chad Carey, deciding to start a travel company to Latin America was a surprisingly easy decision. After a few beers at a London boat race with his friend and now business partner, Greg Carter, Chimu Adventures was born. Their passion for travel built the foundation of their globally-successful travel company.

The idea was borne from personal experience. Chad travelled through South America for six months and during this time began to develop a business plan and make industry contacts in the region. South America was still relatively untouched by the capitalist nature of modern tourism. Where locations such as Europe, North America and Asia had changed in essence, due to over-tourism, South America was still a hidden gem. It offered a vibrant, exciting and colourful culture with a mix of European lifestyle. Chimu Adventures was built on the premise of providing tailor-made, bucket-list-item trips at affordable prices to the Australian public. Developing custom holidays for any budget, ranging from 3 to 5-star quality, is what has carried Chimu Adventures to its 15th birthday. They have filled the market gap by providing quality trips to the everyday traveller; allowing what were once-in-a-lifetime trips to possibly become more than once-in-a-lifetime. Here are Chad’s favourite destinations: GALAPAGOS ISLANDS – SOUTH AMERICA The three currents which feed a range of nutrients into the water of this archipelago make the marine life in this area second-to-none. Whilst snorkelling, Chad says you may see a Galapagos penguin turn and bump into a green turtle, and then see a shark or dolphin in the distance. Not to mention the native iguanas, giant tortoises and seals. Chimu Adventures’ range of island cruises also takes travellers to see the stunning landscape, lava fields and lagoons. PATAGONIA – SOUTH AMERICA The natural beauty of this Argentinean and Chilean region boasts snowy peaks, volcanos and lakes. Comparable to New Zealand’s South Island, Patagonia is the ultimate outdoor adventurer’s destination with a plethora of activities from trekking and horse-riding to biking and 6 ISSUE 94

skiing. However, the more relaxed travellers may also want to try the four-day Tierra Patagonia Hotel and Spa trip to experience this stunning landscape from the comfort of luxury surroundings. PERU – SOUTH AMERICA This destination has it all, from the Amazon rainforest to some of the best restaurants in the world. The Amazon offers extraordinary wildlife which Chad says is “almost like nowhere else on the planet”. With Lima’s street markets and incredible food scene, Peru has something for everyone. FALKLAND ISLANDS, SOUTH GEORGIA AND ANTARCTICA This region - commonly experienced on a 10-day expedition - offers arguably the most incredible wildlife scene in the world. The Falkland Islands are a collection of 750 islands which are home to a range of seals, albatross and penguins. Not to be outdone, South Georgia boasts seals, reindeer, 30 million birds and the largest king penguin colony in the world. Chimu Adventures also takes travellers to the Antarctic Circle to see breathtaking icebergs, peaks, glaciers and rock formations, not to mention orcas and leopard seals. An exciting addition to the cruises on offer is Chimu Adventures’ very own leased and run Antarctic cruise ship. Based on observing years of Australian travel habits, Chad and Greg have now established an expedition on their own ship, the Ocean Endeavour. Specifically chosen to meet the needs and wants of Australian travellers, the ship boasts clean and comfortable accommodation, moderate pricing and quick disembarkment times, so travellers see more of the exquisite scenery and less of their bedroom walls. The Ocean Endeavour was carefully chosen to provide the best Antarctic expedition for its Australian clients. There are countless more bucket-list-item experiences Chad suggests, especially in Asia, such as hot air ballooning in Bagan Myanmar, looking

for leopards on safari in Sri Lanka and exploring the second largest square in the world at Esfahan, Iran. After years of personal travel and owning Chimu Adventures, Chad says that all too often people are influenced into booking a trip by hearing about the experiences of others, without doing their own research. He suggests looking at alternatives to consumer-driven tourist destinations like Disneyworld; although it is a fantastic holiday for some, often going outside the popular cities and commercially-packaged holidays can result in the best experiences. Chad also recommends that travellers go on their dream adventures when they are as young as possible. He says that sadly, some people wait their entire lives for a bucket-list-item trip and by the time they decide to take it, they are not physically able to do all the activities they dreamed of doing. There are, of course, financial practicalities to embarking on these trips, but Chimu Adventures offers a range of pricing to allow people to take these dream holidays whilst they are still able. Time of year can also have a massive impact on the feasibility and prices of some destinations. Travellers should seek the advice of an experienced travel agent when planning a trip to ensure the best experience possible. There are many variables when planning a holiday and getting professional advice may remove some of these risks. Chad’s advice for running a successful business is simple: read. Often people seek professional business consultancy without first trying to understand and dissect the information for themselves. He suggests the best way to understand your business is through honest business research. Once you understand what a successful and financially-viable business looks like, you will be able to analyse and adjust your business practices accordingly. Practically, be careful not to price yourself out of the market. Although slight premiums may be accepted by customers if you offer a superior product or service, make sure that pricing is still competitive against similar businesses. Chad carefully watches the market to ensure he is aware of where Chimu Adventures sits among its competitors. Sunshine Coast-raised, Chad has succeeded in the business world through his passion for travel. By spotting a gap in the market and working with a like-minded team, he and Greg have built a globally-recognised travel company. Consider Chimu Adventures for your next dream holiday. e www.chimuadventures.com // www.getaboutasia.com

I.T. MATTERS

ARE YOUR BUSINESS PASSWORDS FOR SALE ON THE DARK WEB? WITH JONATHAN ALLEN

It’s important to first explain what the dark web is and why it creates a risk for a business. Simply, the dark web is a part of the internet that is encrypted and not indexed by search engines such as Google, and hence it’s not generally visible or freely accessible. Due to the anonymous nature of the dark web, and that its usage cannot be tracked due to the layered security, it is commonly used for illegal activity. Many different risks exist when it comes to addressing cybersecurity. One such risk that is increasing exponentially is cyber-criminals gaining access to email and online systems to purchase stolen passwords and utilise techniques known as (but not limited to) credential stuffing. Credential stuffing is a process of utilising large quantities of usernames and passwords to attempt access to as many different sources as possible until something unlocks. It’s like having thousands of keys to try and open a door; the more keys available to try, the more likely the door can be unlocked. On the dark web, passwords cost as little as $2. • 67 per cent of cyber breaches in Australia during Q1 2019 utilised compromised passwords. • 80 per cent of hacking-related breaches leverage either stolen or weak passwords.

A common problem is that all of us, generally by nature, use common passwords in multiple locations to make it easier for us to remember, which we should not do. In a scenario like this where passwords are stolen, and a common password has been used, other systems that use the stolen password then become vulnerable to compromise. Ways to reduce the risks of a breach from leaked passwords are: 1. Have robust password policies that require frequent changes and force passphrases or password complexity that are alphanumeric and contain special characters. 2. Where available, implement two-factor authentication on cloud and business systems. This will provide a second line of defence so that if your password is compromised, a pin is also required in addition to gain access. 3. Invest in a dark web monitoring service for your business email. This type of service only requires a small investment but will provide the peace of mind that if a password leak occurs, you can be notified and take necessary actions. 4. Educate teams. It is important to educate your teams on cyber risk and ways in which they can easily identify items or behaviours that could increase the risk or introduce a breach. m www.secureaccess.com.au

• 60 per cent of small to medium business will go out of business within six months of a cyber incident.

JONATHAN ALLEN

Your passwords can become exposed, not necessarily by a direct exploit of your business systems, but through other providers services that you utilise for your business. To utilise these services, you are required to sign up using an email address and password which is often with a company email address. This provider’s service is then compromised, large volumes of account information are extracted in plain text and then sold onto the dark web for other cyber-criminals to purchase.

Jonathan has 16 years’ experience in the technology industry, with eight of those years at Secure Access. He started his career as a technician and has spent the last 10 years in Operations Management and Account Management roles, providing strategic technology guidance to small and medium-sized businesses.

COMMUNITY BUSINESS

FOOD AND CHOCOLATE:

I’M IN LOVE! Our love for food is a universal language understood in every corner of the world. I believe this is particularly true for chocolate (and wine)! So, it was my great privilege to learn first-hand, the ‘story of chocolate’ as it is told by one of the most recognised brands, Lindt Chocolates, on a recent visit to their headquarters in Zurich, Switzerland. Invited as their guests, we also had the honour of meeting world tennis ace, Roger Federer, another amazing Swiss export.

Lindt & Sprüngli have been producing chocolate for 175 years. Founder, Rodolphe Lindt, was creating chocolate, but he knew it wasn’t quite right. It was flavoursome, but it was crumbly and gritty. He discovered a breakthrough by chance whilst milling a batch of chocolate after accidentally leaving the machine on for three days. Whilst the cocoa mixture had churned away over these three days and nights, miraculously, the process had exponentially changed the consistency of the chocolate base into a beautifully refined, silky and creamy blend. The grittiness had gone, the flavour intensified. This moment changed the creation of chocolate forever. The innovation was an absolute sensation, and the rest is history. Lindt is immensely proud of its discovery for creating beautiful chocolate. Rudolf Sprüngli, also a chocolatier, acquired Lindt and today the CHF 4 billion revenue company trades as Lindt & Sprüngli, a publicly listed company with two of the founders’ grandsons as board directors.

A master chocolatier looks for new ideas by tasting many different foods, often visiting their local markets for inspiration, but the most important ingredient to creating beautiful chocolate is cocoa. Cocoa trees grow in the shade of a banana palm or similar. Lindt source cocoa from areas such as Madagascar. The fruit is picked and laid onto banana leaves where the fermentation process is allowed to begin. A cocoa fruit pulp tastes sweet, like pineapple, but the bean which is used for creating chocolate has quite a bitter flavour. Fermented fruit is cut open using a sharp guillotine for bean selection, looking for beautiful rich brown colours. If the beans are too violet in colour, they are rejected as this means the fermentation process has not been successful and the beans are too young. The second most important step in creating fabulous chocolate is the roasting process as it brings out all the glorious flavour. Then, the milling creates the magic, refining the rich cocoa liquor to a luxurious, silky base ready for flavour heaven. Food and chocolate. I’m in love! #shoplocal #becomealocavore ca

HOW TO ADVERTISE TO PEOPLE SCREAMING FOR YOUR PRODUCTS AND SERVICES BY DANE SHELFORD

Business Owners, are you throwing money away on ad)ertising like a Chinese Millionaire at a Casino? In this article I am going to tell you exactly how you can use Google Ads to put your business in front of people screaming for your products and ser)ices to stop you from flushing your ad)ertising dollars down the toilet. Let's get into it...

They embark on a journey of gathering ideas, looking on Pinterest for Bali inspired decor, digging deep on the internet to find that wow factor that will make their friends jealous. This buyer is not quite ready to buy right now but once that Pinterest board is complete their wallet is coming out. Targeting future buyers based on their browsing beha)iour is where the real opportunity lies.

There are two types of buyers you need to consider. The first are buyers that are ready to buy from you right now. This is the buyer that left the car on whilst quickly running into the fish and chip shop to pick up Fridays takeaways and the trusty toe strap on their thong could no longer withstand the years of strain and snaps off. Now, we all know life can’t continue with a broken thong so this person is well and truly ready to buy another pair ASAP. The other type of buyer is the Future Buyer.

If your future buyer is searching deep to find the perfect outdoor Moroccan daybed you can use the power of Google Ad)ertising to showcase your entire Moroccan daybed collection to make their search a little bit easier. Also, If you are a local business you can tell google you only want your Moroccan Daybed ads to show to people in specified locations. That’s smart! If you are a small business wanting to beat your competitors to the punch, consider mo)ing some of your marketing focus towards the future buyer and start seeing an ama-ing return on in)estment.

This is the buyer that watched My House Rules once and decided they want to turn the backyard into an entertainers dream for all of the parties they are ne)er going to ha)e.

FIRE UP COACHING

WHO

INSPIRES

YOU?

I have just had the enormous privilege of attending a global coaching conference in Prague and loved the humour and energy of our keynote speaker Luvvie Ajayi.

Luvvie spent her early years in Nigeria before moving to America and her message is a simple one which you may have heard before.

Get comfortable with being uncomfortable! It is easy for us all to fall into routines that become comfortable. We keep doing what we are doing without actively stopping to think about what routines are no longer serving us. We live without rocking the boat too much. As Luvvie spoke, I thought about the tall poppy syndrome. I thought of my own experience where I often fall into old patterns of playing down my achievements when I should be celebrating them. At family functions, I still hold back from talking about my own success for fear it will not be acknowledged or that I will appear to be bragging. My bigger question now is, how can I celebrate the successes of my brothers and sisters more and, in turn, share what I am getting fulfilment from. Luvvie talked openly about how for many telling the truth is big discomfort. As a blogger, she says what people feel but often fear saying. Fear of telling the truth holds people back. Think of the small moments when you resist giving someone feedback that means in the bigger moments, you are not practised in the courage it takes to tell the truth. For example, to say to someone that their behaviour is not appropriate. To share how you really feel.

For us to get the world to be more, we must tell the truth more. We need to expect more of each other and practise in the small moments telling the truth and be okay about hearing the truth.

As humans, our habit is to not rock the boat. We put harmony above all else.

If we are going to be the best version of ourselves, we need to take risks. We need to tell the truth even when it is hard. When we are afraid of telling the truth, think about the consequences we are afraid of. What is the worst thing that could happen? What is the worst case scenario, and can you figure it out?

What is the best case scenario? Our job is to go through life being the best version of ourselves - not worried about the tall poppy syndrome or creating tension. Stand in the tension and don’t let fear stop you from doing what you want to do. ca

LIVING VALLEY

Detoxification Our bodies and minds need time set aside every year to detox the system and fine tune the mechanisms that guarantee our health and happiness. We clean our homes, our wardrobes and our gardens, whilst the most important part of our lives often continues to accumulate waste. Our lives, mind and body would last a lot longer if we were to apply the same philosophy to them as we do to our environs. In spite of our high-tech elimination systems, our bodies accumulate toxic waste. Day after day, we are exposed to pollutants, including chemicals in our food and household products, chlorine and fluoride in our water, smog and fumes, cosmetics, off-gassing from synthetic products, new carpet and building materials, petrochemicals, organic solvents, pesticides and heavy metals. Even the fillings in our teeth can provide a steady source of toxic mercury which accumulates in the brain, organs and fatty tissue. Some years ago, I visited a university in India that specialised in agriculture. The students had been using chemicals to produce huge crops of vegetables. They had no modern machinery, so everything was done by hand. In time, the soil became so toxic that mutations started to appear in the vegetables. Many of the students became ill and some developed cancer. The entire project was closed down. A professor of organic farming was flown in from Zimbabwe to assess the situation and advise whether or not the soil could be healed. He concluded that, in its present state, the soil posed a grave danger to human life. He advised the university to bring in truckloads of wood charcoal from local timber mills and plough it into the soil. For eight months, the farm was dressed with charcoal as hundreds of trucks dumped their loads. Charcoal absorbs up to 80 times its volume in poisons, so the project proved successful. The soil was tested until there was no trace of chemicals. The professor then educated the students in the practice of organic farming. A worm farm was established, and composting was introduced. Areas were set aside to grow nitrogen-rich greens for mulch. Not only did the soil produce perfect crops, but the spirit of the students thrived. Years ago, a young, depressed cotton farmer came to our health retreat presenting multiple symptoms of disease. Her skin was covered in an irritating rash, her lungs were producing excessive mucous and her digestive system was critical. Her occupation had exposed her to chemicals. She needed an urgent detox. For several days, she fasted on protein drinks, organic eggs and water. The albumin component of protein mobilises fat-soluble poisons, whilst the fat in the eggs ensures 22 ISSUE 94

effective elimination via the liver. Healthy raw eggs are an effective natural detox agent. This method of detoxification addresses toxins stored in the fat, without compromising muscle integrity. When one fasts on juices or water alone, muscle wastage occurs first in order to provide the body with essential proteins. Treatments for this cotton farmer consisted of steam baths, lymphatic drainage, clay wraps and wet sheet wraps. A therapist would wrap the young lady in an icy wet sheet with a warm woollen blanket wrapped around the outside. She would rest in this contrast cocoon for one hour, after which she would be washed. After several days, the newly stained sheets reeked of chemicals. They actually had to be destroyed. The result achieved was amazing. Not only did all her physical symptoms disappear, but the girl’s personality revived. She was no longer depressed; in fact, she became the vibrant person that she had been in her teens. The relationship between the body and the mind is intimate. When one is affected, the other sympathises. Many people come to our retreat for a detox, simply because they feel toxic. However, it amazes me how many guests experience emotional release once the toxins are eliminated. In a study spearheaded by the Environmental Working Group, researchers at two major laboratories found an average of 200 industrial chemicals in umbilical cord blood from 10 babies born in August and September 2004. Tests revealed a total of 287 chemicals in the group. The umbilical cord blood collected by the Red Cross after the cords were cut, harboured pesticides, consumer product ingredients and wastes from burning coal, gasoline and garbage. Of the 287 chemicals detected, 180 are known to cause cancer in humans or animals, 217 are toxic to the brain and nervous system and 208 cause birth defects or abnormal development in animal tests.

Our environment is indeed toxic, causing the symphonic language of the human organism to go out of tune. Just like a musical instrument needs regular tuning, so our bodies and minds need time set aside every year to detox the system and fine tune the mechanisms that guarantee our health and happiness. a Gary Martin ND // Living Valley Health Retreat www.livingvalley.com.au

A PROPERTY MANAGER?

After purchasing your investment property, the next key decision you will need to make is whether you will employ a property manager to help you, or whether you’ll manage it yourself.

Although many investors are financially-savvy, when it comes to finding tenants, dealing with day-to-day property issues or legal jargon, they are left in the dark. An experienced property manager can help make sure you receive a reliable income stream, excellent capital growth and the best returns possible - as well as a guarantee of exceptional customer service. A property manager costs approximately seven to ten per cent of your total rental income; however, the services and expertise offered by a good property manager is worth much more than this fee, plus in many cases the agent’s service fee is tax deductable.

• Manage your financial accounts for the investment property and provide regular reports • Inspect the property on a regular basis • Organise tradespeople for repairs and maintenance • Handle any disputes • Attend QCAT mediation and hearing • Manage the vacate process • Keep informed and updated on legislative changes Next edition: What are the key benefits of using an experienced and professional Property Manager? m www.mooloolaba.ljhooker.com.au

Some of the key roles of a Property Manager • Advertising your property for rent with professional photos and script • Open your rental property for viewings • Screening tenants, including reference checks, rental history review • Manage the condition report process • Manage the tenancy agreement signing process and handling questions

COLD IS THE NEW HOT

COLD

IS THE NEW

HOT!

WHAT? What does that even mean? BY VICKIE MAGIC

For the purposes of this article, it means that sometimes things are the opposite to what they first appear to be, the opposite of what is the truth. Look at the iceberg, sometimes we don’t even see all the build up under the water, we think everything is perfect on top, but underneath we have no clue of what’s going on.

26 ISSUE 94

Sometimes what you need is also the opposite of what you think you need. I have found that SURRENDER is the key to PEACE and the key to JOY. So, if you want more PEACE, or more JOY, or both, then read on.

Let’s set in place our 2020 vision! Make 2020 your absolute best year EVER. To do that we must start with surrender. I certainly used to often try to control what was happening out there. Manipulating situations to get my own way or attempting to control something someone else was doing. I have learnt (took me a while) that this simply doesn’t work. I would end up in a constant state of upset because things didn’t go the way I wanted. In fact, the truth is that ALL UPSET is THWARTED EXPECTATION. Every single time we get upset, it’s simply because something didn’t go the way we anticipated (replace with wanted) it to go. Right? So, what if, instead of expecting, controlling, desiring and needing, we decided to SURRENDER and completely TRUST that the Universe does indeed have our back. I have done this, and I want to tell you that I live my life right now with a complete sense of FREEDOM. At the end of the day isn’t FREEDOM what we all want. SURRENDERING is not an easy step, but if you start small, it is most definitely something that you can do. When you simply live life and allow whatever happens to happen and look for and find the good in that, you get PEACE, you get JOY. And oh, my goodness that is the most amazing way to live. It’s the fact that we decide we must have this, or we must have that, or this person must think this or they must think that, or do that, or not do that, that causes all the upset and the angst and all the frustration. This person can even be us: we won’t be happy until… This could be until we have something, someone, a certain job, a certain career, a certain amount of money, or we are married, or unmarried, or have a baby, or a child leaves homes, or we get a degree, finish study and so on. We keep on putting restrictions on our happiness. I will be happy when, and then the when happens and we invent another when. The reason we do that is that we are always so focused on the outcomes, we sometimes forget to focus on the right here and the right now. However, the right here and the right now, the process to get to the outcome, this is where ALL THE JOY IS. So, my tip is to focus all your energy on the process, on the daily doing; that way, you can feel joy

every step of the way. If you do that and give everything to the process, you are then able to surrender the outcome and let go of the need for the outcome to be a certain way. When you completely surrender to the PROCESS, the outcome can take care of itself and then instead of being happy when you get somewhere (that you may not even get to), you can actually be happy now and along the way. So yeah, COLD IS THE NEW HOT just means to the opposite. FOCUS ON THE PROCESS, NOT ON THE OUTCOME. SURRENDER AND ALLOW THE UNIVERSE TO HAVE YOUR BACK. TRUST WHAT IS. ACCEPT WHAT IS and you will find that PEACE AND JOY are yours daily.

WHO DOESN’T WANT THAT?

INSURANCE

with Sarah Fisher

DO YOU RUN A MOBILE BUSINESS? If you run a mobile business, your insurance requirements would be vastly different from a static business. Most business insurance policies will cover fire, theft, money and glass amongst other sections. Being a mobile business, you would have tools and equipment which also need covering against damage and theft. You also have exposure for Public Liability. All businesses, regardless of whether static or mobile, should have Public Liability for any damage caused to third parties or personal injury claims. General property cover provides cover for your tools when you take them out and about. The beauty of having general property insurance is that you can cover your tools and equipment anywhere in Australia - and sometimes even overseas - against loss and/or damage. You can specify items of significant value so that they are covered, and have the rest covered under a blanket cover. There are a couple of things you need to be aware of if selecting the Unspecified General Property cover. Contact us for specific details ca Please be aware that any advice offered is General Advice only and has been prepared without taking into consideration your objectives, financial situation or needs. HR PLANNING

with Kate Brown & Mandy Ward

CULTIVATING MANAGEMENT CULTURE Every business wants to be a high performer. There is no shortage of quick-fix solutions in the market to make businesses appear high performing, and there is also no shortage of business failures as a result of these quick-fix solutions. If the business solutions were easy, we would all get them right all of the time - but it’s just not that easy. HR Coach’s research identified what separates high performing businesses from the pack. It collected and looked at the data of more than 700 small to medium Australasian businesses. The numbers were then analysed across a range of cross-referenced measures to ensure that the real anchors and gems could be found. It highlighted 5 management behaviours that separated the high performers from the low performers: • Self-Motivation • Good Quality Communicators • Team Leadership • Business Acumen • Quality of Planning and Being Organised Where does your business sit? SUNSHINE UNIFORMS with Brad Argent

WHY ADVERTISE NIKE WHEN YOU CAN ADVERTISE YOUR OWN BUSINESS? That’s one benefit of having a company uniform - here are a few more! • When you and your team wear a company uniform, you all become a walking billboard for your brand. • You and your team will stand out in the crowd, especially when it comes to trade shows and any other marketing events. Your brand is easily distinguished as staff and not the general public. • You will help your team out as they won’t have to waste time selecting their outfit each morning. • Uniforms offer a positive impact on the behaviour of employees. When an employee wears the uniform, they know very well the behaviour will reflect the image of the company and so employees become much more conscious of what they do when representing the brand. Uniforms also offer benefits to your customers: • Customers know exactly who to approach when they find employees in uniforms. • Your employees look smart and professional at all times. ca Sunshine Uniforms Ph 07 5438 0711 Email sales@sunshineuniforms.com.au Web www.sunshineuniforms.com.au Instagram @sunshineuniforms Facebook @sunshineuniforms

BUSINESS GROWTH PAINS

PREPARING YOUR HOME FOR RENT

Your business is thriving, customers are banging at the door and you can’t keep up. You employ more people, you buy more stock, you buy an extra machine or two - you keep throwing resources at the never-ending line of customer orders and demands.

Getting your home ready to rent is not as simple as putting out a For Lease sign. Why? A well prepared home will not only fetch a better rental but also helps attract a better tenant. The following list may help:

The money comes in thick and fast, but no sooner has it hit the account, it’s gone again with bills and wages and rents flying out the door at lightning speed - sometimes even late and well overdue. And don’t get started on the mounting ATO debt! You delegate more - that’s what all the books tell you to do! But things are getting out of control. Like really out of control! These are really common pains of business growth almost all experienced business owners face at some point. We’ve seen clients who lose everything through this process. But we also help businesses uplevel through this process - and that is where the gold is! The numbers don’t lie. Use them to thrive through this growth and set up a solid financial foundation for the next level of your business. ca

1. If it’s broke – fix it. From the letterbox to the back fence, and everything in-between, carry out repairs, no matter how minor, to make sure the property is in tip-top condition. 2. Presentation. It’s important to set the initial benchmark high so that the property is handed back to you in good condition. This means giving the property a good clean. I often recommend the use of professionals to complete the cleaning, carpets and pest control to take the stress away for the owner. 3. Don’t forget the outside! Are the gutters clean? Fences and gates in good repair? Pathways and driveway clean and in good repair? Make sure gardens are tidy and weed-free with lawns mowed. 4. Insurance. Arrange landlord’s insurance and check the T & C fine print. Include Loss of Rent cover. 5. Compliance. Includes pool fencing, stairs, railings, balconies, blinds and curtains, glass and windows, safety switch/s, water efficiency standards and smoke alarms Well prepared properties presented to the market often also achieve a better rental. ca Your PropertyCare Web yourpropertycare.com.au

THE CAT RETREAT CAFÉ with Tania Barton

A WHOLE LOT MORE THAN HOME LOANS

THE ULTIMATE CAT LOVER’S EXPERIENCE

As the weather heats up, so do the car sales; this time of year can be a great time for those looking to update their work or family vehicle.

Looking for a staff or group gathering with a difference? This is the only café in the world that breaks down both physiological and psychological barriers, where you can leave feeling more passionate, potentially more productive and calmer.

With a recent slump in new car sales, dealers are keen to clear as much stock as they can and are offering big discounts even before the End of Year Clearances. But why deal with all the stress of trying to organise finance on the spot at a dealership? How do you know if you’re getting a good deal? Mortgage brokers like me do more than just home loans. We have access to a large range of lenders and can get your finance pre-approved so you can shop for your car with confidence. You’ll know exactly what you can spend before you arrive at the car yard, relieving the stress of the ‘unknown’ budget, pushy salespeople or worse, getting stuck in an unsuitable or expensive finance contract. So, if you are a shrewd shopper and want competitive financial terms quickly, contact a qualified finance broker today. ca

The Cat Retreat Café is a magical space where you can enjoy an amazing café experience with a cat twist, whether you are chilling in the relaxed ambience of the ‘Cat Themed Cafe’ or enjoying the ultimate cat experience in the Zen Zone, an interactive cat environment. By participating in the Zen Zone session, patrons give refuge cats love and enrichment, or may even have a connection with one of them and adopt one as a new member of their family (subject to approval from SCARS). THINK MONEY with Chris Childs

NEW YEAR, NEW YOU It’s time to get 20/20 vision on what you want to achieve in 2020! You can have the life you dream about. When I ask my clients about their wealth journey - where they are starting from (the financial position they are in now), and where they want to end up in their retirement - the top four things mentioned are: 1. They want to be debt-free (pay out their home loan)  2. They want a comfortable retirement with money for great lifestyle choices 3. They want to be able to travel (often) both in Australia and overseas 4. They want to be able to help their kids (let’s face it – family is important!) Sound familiar? Most people think this is out of their reach. They feel that to achieve these goals in the future will cause too much financial pressure now and ruin their current lifestyle. I can tell you, from helping hundreds of Sunshine Coast clients achieve these goals, that not only is it possible for you, it’s much easier than you think. NARRATIVE LAB FRAGRANCES

MORNING PRIMING FOR THE DAY AHEAD Remember the old days when cars had chokes and you had to warm them up before you accelerated too hard? I specifically remember the cold mornings when not even the heater would work until the engine had been primed and ready to go. Our minds and bodies are no different from that car. Spending a few minutes each morning priming your mind and body for the day ahead can be the difference between a day of overwhelm and one of joy. Taking a moment to calm your mind and set an intention for the day will keep you focused and committed. Narrative Lab Fragrances (www.narrativelab.co) help make intention-setting a daily habit. By replacing your quick spray-and-go fragrance habit with a mindful application of perfume, you create a moment each day to get primed. Each fragrance is connected with a specific mindset and comes with its own mantra to get you ready to take on the day. SMALL IS THE NEW BIG

MEET THE INDUSTRY DISRUPTER… …CHANGING THE FACE OF THE INVESTMENT MARKET BY ALIESHA SMIT

Investing in property from the age of 18, it’s not surprising that Ian Ugarte would eventually change the game of property development. However, there were a few bumps along the road, and many more lessons to learn before this dream could be realised. Ian began his working life as a plumber. Growing up in a family of plumbers, it was only logical that he should follow in the family trade. Ian’s skill and love of learning quickly catapulted him up the TAFE teaching ranks, where he loved to be hands-on and help his students appreciate their skills. Ian became one of the youngest TAFE teachers in Australia and worked his way up to Assistant Director of Business at Tafe NSW Sydney Institute. Meanwhile, at 18, Ian bought his first negatively-geared investment property. He began building a portfolio and before long had seven investment properties. However, a change in his TAFE work environment made Ian realise that teaching was no longer for him. But, with his negatively-geared investment portfolio pulling $692 a week from his bank account, he had limited options. He began looking into positive-gearing. Within 13 months, he and his wife Christine left paid employment and he did what any intelligent, property-minded person does - began developing property. Although his days as a stereotypical property developer made him extremely successful financially, Ian had lost his passion; he no longer believed in what he was doing. So, he decided to make a change and he started his company, Small is the New Big.

34 ISSUE 94

He knew that the idyllic four-bedroom family home which looks like the actualisation of the Australian dream can quickly become a recurring nightmare. Between 60-80 per cent of house hunters are singles and couples, and 60-80 per cent of available housing is three, four and five-bedroom houses. The maths doesn’t add up! Ian realised that this market mismatch held not only an opportunity to relieve middle-class housing stress, but also be a financially-brilliant endeavour. By taking an existing three, four or five-bedroom family home and breaking it into micro-apartments, Australia can solve its housing affordability crisis. Working within existing legislation, houses can be converted into micro-apartments, each with a separate bedroom, kitchenette and ensuite, with a communal living space. Now, instead of the homeowner receiving $400 a week in rent, they can rent out each micro apartment for $200-250/week, raking in $800+/week! Not only does the homeowner win, but the apartment occupants, who are likely singles or couples needing a smaller space, have the opportunity to save their now-residual income to eventually buy their own property. During this property market realisation, Ian stumbled upon another passion as he uncovered a sorely overlooked problem - hidden housing vulnerability in women over 50. This demographic remains hidden due to uncompromising resolve. Often these women are left in a financially-unstable situation, after losing their husband in some way and their adult children have moved out. Not willing to compromise their established social standing, they adjust only one thing – housing. Maintaining their outward presentation whilst house-hopping between friends and relatives makes housing vulnerability among this demographic a surprisingly-prevalent, well-kept secret. When it was revealed that Ian’s assistant, Rebekah, was 50-plus and living vulnerably, the problem became personal.

Small is the New Big is a loving community where you can seek and offer the help in all the aspects. Sean and I have found the better purposes in the life, wealth, health , love and education. Since we joined in this community, we’ve found our family has been ever so driven towards our goals, I’ve learnt the industrial knowledge and built up the connections within the group, with all the people we know that have the same goals, I feel well supported. Small is the New Big is not just about a group of the people who try to make money but also we love to help others to create the better life they deserve. May S

Through his micro-apartment developments, Ian helped Rebekah and is urging Australians to help, too. “The answer to the housing affordability crisis in this country is the mum and dad investors with up to six investment properties. They want to invest in property to plan for their future, but also don’t want to lose money every week through negative-gearing.” Through Ian’s development scheme, investors not only own the asset but are also making money every time rent comes in. Furthermore, they are helping to combat loneliness by developing communities within these micro-apartment complexes.

With the Sunshine Coast regularly sitting within the top eight most unaffordable cities in the world, this is a viable and critical solution to the housing unaffordability crisis. Ian helps anyone looking to partake in the solution by offering not only his technical skills, practical experience and a thorough understanding of housing and building legislation, but also his emotional connection to the problem and now solution. To do this, Ian recommends buying in densely-populated locations. Due to the landscape of the Sunshine Coast, land scarcity is not a problem. Whilst this is a positive for its continued growth, it means that land is not appreciating in value. Put simply, the rarer the asset, the higher its value. However, by buying in densely-populated areas with the potential to develop, money can still be made on the Coast. Ian says buying a development parcel of land from a developer, especially as a house and land package, could be the biggest mistake you’ll ever make. This is because you’re not only paying the agent’s profit but also a builder and developer profit – all of which you can do yourself or with some help. Furthermore, when buying a property, adaptability is essential. To make investment sense, a property needs to be adaptable to all periods of a family’s life or investor’s timeline. Ian Ugarte has developed a plan which will not only solve Australia’s housing affordability crisis but make everyday Australians into successful investors. The process and information required are readily available, and Ian, at Small is the New Big, is eager to teach it. e www.smallisthenewbig.com.au

It’s definitely becoming ‘HOT’ to be COLD. Freezing cold that is. Cryotherapy is a cool idea to enhance your health and vitality and for many, to finally become PAIN FREE.

The idea of getting this cold may make you shake in your boots, but it’s said to repair muscle tissue, reduce inflammation and boost energy. It is popular with athletes, and is used by celebrities including Tony Robbins, Lindsay Lohan and Jennifer Aniston. Tony Robbins says he relies on cryotherapy for maintenance and recovery, describing this deep-freeze treatment as the high-tech, high-speed version of an ice pack. He says, “It shifts your brain, it shifts your body, all at one time.” The word ‘cryotherapy’ applies to any treatment that uses cold. However, the latest method takes this to a whole new level. Whole body cryotherapy involves briefly exposing the body to extremely low temperatures. Localised cryotherapy uses a machine to blow vapourised liquid nitrogen onto a specific area. Whole body cryotherapy (WBC), involves entering a chamber chilled to -140 degrees Celsius with liquid nitrogen vapour, explains James Bermingham, who runs FloCryo located in the new Sport Hub, 19/26 Main Drive, Bokarina, with his wife Elouise. He says, “It takes only three minutes, which is fantastic for busy people, who don’t have time for extended therapies.”

Cryotherapy is simply the exposure of the body to extremely low temperatures to aid healing. It’s been used since the 17th century and has seen a high level of resurgence in Europe and the US in recent times.

conditions such as rheumatoid arthritis and fibromyalgia,” he says. “By reducing inflammation within the body, especially around the joints, it may be able to reduce pressure and pain.”

It is used for a large range of conditions, such as treating sporting injuries, aiding peak performance, relieving pain, surgical recovery, arthritis, skin conditions, anti-ageing, skin rejuvenation, even sleep and anxiety issues.

There is some research to support these claims. A German pilot study published in 2000, for example, used WBC to treat 120 patients with rheumatoid diseases. They found that pain levels after cryotherapy decreased significantly and relief lasted about 90 minutes.

Owner James, a former mine worker, himself suffered back pain from an injury. He heard about cryotherapy on a podcast, loved the idea, gave it try and was thrilled with the results. He says he has seen some amazing results in some of his clients, especially for treating rheumatoid arthritis, fibromyalgia and any type of pain. He explains that the treatment seems to trigger the ‘fight or flight’ response, sending blood to the organs where it is detoxified and enriched with enzymes, oxygen and nutrients, whilst also reducing inflammation. “This is why it can be great for autoimmune

James says that WBC may also aid brain health and is being used to help manage anxiety and depression. “A session may cause the body to release endorphins which make us happier. And, as a bonus, norepinephrine can be produced which is a potent anti-inflammatory, and is important for attentiveness, emotions, sleeping, dreaming, and learning.” He went on to say that clients sometimes feel euphoric when they step out of the machine. “They say they feel energised, refreshed and more mobile. No doubt this is due to the rush of endorphins and the enriched blood flowing back through your body.” Clients often report they sleep better after a session, too. For cellulite, it reportedly ‘freezes’ fat cells and breaks down surrounding connective tissues to smooth the area, without damaging muscle or skin. If you are not game to try the full body treatment, James recommends the more specialised cryofacial treatment, which only takes around 15 minutes.

They also offer CryoSlimming, CryoToning and CryoFacelift, which are all designed to make you look and feel great. They are all non-invasive, no downtime treatments. WBC isn’t for everyone. The subzero temperature means there is a risk of cold burns. Some conditions make people unsuitable for WBC, including stroke, malignant tumours, some types of heart disease and arrhythmias, among others. Women who are pregnant should not have WBC. These restrictions don’t apply to localised cryotherapy. Consult your health professional for individual advice. If you have any questions whatsoever about how Cryotherapy may assist you, give James a call on 0490 866 240. e www.flocryo.com.au

STUDIES SUGGEST THAT CRYOTHERAPY MAY OFFER THE FOLLOWING BENEFITS: Rapid Recovery • Peak Vitality • Energy • Beauty • Pain Relief and Muscle Healing • Weight Loss • Reduced Inflammation • Preventing Dementia • Reducing Anxiety and Depression • Improving Symptoms of Eczema • Treating Migraine Headaches • Anxiety • Sleep Problems • Arthritis • Fibromyalgia

WITH SOCIAL MEDIA TODAY Are you creating ‘social videos’ for your business yet? If not, you may be leaving a lot of money on the table! WITH MICAELA CHOMLEY

The holiday season is supposed to be a time for joy and family but for separated families, the holiday season can lead to arguing over the children, contact hours and even court orders. Planning in advance is the most effective way to minimise conflict between parents.

1. How, when and where changeover will occur

We suggest you do not book a holiday, hotel or flights until you have agreed to the dates, times and location with the other parent.

Compromise and be flexible to last-minute changes. Planning in advance is great, but we all know life ‘happens’ and last-minute changes may be necessary.

Remember to have fun and create new family traditions. It gives the children something to look forward to with each parent and not focus on what has changed. Holidays are the perfect opportunity to spend time together as a family and whether you go away or have a staycation, it’s a chance to create memories that will last. ca

Accept that you may experience a variety

www.chomleyfamilylaw.com.au

When planning for the children, keep in mind the following points:

of emotions when your children are away, including loneliness, relief, hurt and often guilt. It’s important to share these feelings with another adult and not your children.

2. Where the children will be spending the holidays, if not at home

Protecting your children from conflict is the number one most important thing to consider when planning. Do not make your children feel they need to choose between their parents.

3. Time spent with extended family members 4. What is important to the children at Christmas? Children will have an urge to keep things the way they were and that can be an especially sore point during the holidays if the separation in new.

FOCUS

We talk to many business owners who constantly go through the Boom/Bust (Hot/Cold) Cycles. They start advertising, get busy and forget to follow up on any advertising or marketing. Then they run out of work, panic and start marketing again. This really plays havoc with your cashflow. At HBA Encompass we work with our clients to help them to smooth out these cycles and to work out what they can easily measure to see where they are headed. This simple formula shows you the effects simple tweeks can have on your revenue; the items in italics can (and should) be measured. Lead Generation x Conversion Rate = Acquired Clients Acquired Clients + Existing Clients = Total Clients Total Clients x Retention Rate x Average Project Value x No of Projects Per Year = Revenue There are various strategies available to increase these measurable Key Performance Indicators (KPIs). The best way to protect your home from the heat is from the outside first. The sun can heat up the roof, walls and windows of your home and radiate heat throughout the interior. Now, we are not roof or wall experts, but we

sure do know how to protect a window! And glass windows can be the most vulnerable. Fabric awnings Canvas is by far the best for blocking out the heat, following by acrylic fabrics and screen mesh. We only do quality fabrics that are designed to cope with the harsh sun. Whilst canvas is the best for blocking out heat, it really is BLOCK-OUT; you may be sitting in a dark house. Some of the modern acrylics and quality mesh screens give you very good protection from the sun, without sitting in a dark house on a hot day. Our professional team offers free consultations to discuss your migration readiness, and the steps best suited to your business. With over 25 years of telecommunications experience, we provide honest advice and professional service that stems from our dedication to supporting local business.

Imagine the impact it would have on your business if your phones were disconnected! Businesses need to act now, to minimise the risk of disruption or disconnection of their services.

Call Liz on 07 5315 5440 to book your free consultation with our sales team.

Don’t wait until you are disconnected - ACT NOW!

We urge Sunshine Coast business owners to assess their current and future communications needs, get ahead of the bottleneck of last minute transitions and make the switch sooner rather than later. Many companies are being advised by their current provider that they will need a new phone system in order to continue operating. In many cases, this is simply not necessary and can potentially save your business hundreds or even thousands of dollars.

RETURN ON INVESTMENT! WITH IAN UGARTE

When it comes to investing in property, the thinking process behind negative gearing is an outdated and bad financial strategy. Just as outdated is people thinking they can’t invest in property because they don’t have enough deposit. How about strategies with 100 per cent Return on Investment (ROI), doubling cashflow and/or receiving $300-900 extra per week from the house next door? Let’s look at three scenarios that exist for property investors and how they can better their situation. These scenarios can be used by investors with high nett wealth as well as those with as little as $10,000 in savings. The first scenario we call the Converted Cashflow Strategy. This applies to people who already own investment property and may be happy with their returns but would like a better ROI. They may be receiving the median rent of most metropolitan investment properties of $400. By spending as little as $10,000 - $50,000 for minor upgrades, the property will be able to cater for a part of the market that really requires smaller accommodation and are willing to pay more-for-less as a ratio; investors will double their cashflow. The second scenario is the Covered Cashflow Strategy. This is someone with enough deposit to buy an investment property, and an income to get a loan, who wants to protect themselves from any movement in the marketplace. This protection is always based around having enough cashflow to support the investment regardless of the market moving sidewards or downwards. These investors are low risk and want a low risk strategy that also gives cashflow. It’s almost impossible to get these two things together; however, it can be done.

The third scenario is the Creative Strategy. This is an investor working towards saving a deposit but with not quite enough and it seems to grow only very slowly each week; at this rate, they may never be able to buy. With as little as $10,000, they can invest in someone else’s rental property, with full disclosure, and, make a profit from that conversion. It may seem impossible, yet it’s done much more often and more easily than you may think. I’ve termed this as the Rentrepreneur Strategy. In all three scenarios we have the same strategy being used at different levels to create micro-apartments within existing dwellings or building new dwellings, all the way from self-containment through to shared facilities. Is this possible and legal? Yes, it is both possible and legal as there are policies across the country that allow this to happen. On the Sunshine Coast currently, a council application is required for some but not all, depending on the land zoning. Some Sunshine Coast councils have worked towards meeting the same policies that exist on the Gold Coast and Brisbane City Council to allow approval processes through private certification. m www.smallisthenewbig.com.au

SECURE ACCESS

Celebrating ON THE SUNSHINE COAST Secure Access IT is proudly celebrating 20 years of supporting the technology needs of the Sunshine Coast business community. Founded by sole director Jason Garland back in 1999 with a passion for technology having worked for a number of national technology organisations, Jason identified the potential growth and impact I.T would have on business in the years ahead, and the decision was made to establish Secure Access to be a trusted technology partner for the Sunshine Coast. The technology industry and the way business utilise technology has advanced significantly over this time. Back when I started the business our customers were primarily using their computer systems to improve communication with email, and to simplify correspondence and record keeping said Jason. Mobile networks were primitive, and the internet connectivity was extremely slow. 1999 was the year the first Blackberry was created, most of us used a Nokia 3210 mobile phone, Windows 98 had just been released, dialup internet was the norm and there was certainly no social media! 20 years on we have computing power hundreds of times greater in smartphones than in our computers in 1999. Business is focussed on the power of big data and the insights and intelligence that it can provide, marketing with digital content and social networks and computing being delivered through large cloud networks. Through all this change, Secure Access has stayed true to its mission to ensure each business it works with maximises technology to drive efficiency and leverage for their business. Secure Access has grown to support organisations nationally in most industry verticals with specialisations in the professional services, not for profit, medical, manufacturing, hospitality and entertainment industries. Jason says, “The key to our success has always been our team”. Starting off with just him in 1999 and growing to the team of 15 they have today. They have worked hard to ensure they always have a talented industry leading team that believe in the business and most importantly their customers business’s. The team strives each day to continually improve, research and develop to ensure they provide the highest quality advise and support their customers.

The Secure Access team currently comprises of Founder and Managing Director Jason, Business Account Managers Jonathan Allen, Magnus Long, Nicole Peatey heading Administration and Marketing, Kate Vincent accounts and a talented technical team headed by Service supervisor Richard Rae. Secure Access has also twice achieved and been awarded a position in the CRN fast 50 growing technology companies nationally. Secure Access passionately supports and is proud of its association with its charity partners. These sponsorships allow each of these invaluable organisations to perform their life changing work. Their partnerships include; disability services organisations Compass Institute and Steps Charity and child slavery rescue organisation Destiny Rescue. Secure Access is very proud to have sponsored ‘Pixel’ through Compass Assistance Dogs. ‘Pixel’ is in training to be a support dog for a family with a child that lives with Autism. Pixel will be trained and then donated at no cost to the family to give that young person the best chance of success later in life. Secure Access strives to partner with each business to deliver strategically aligned technology systems from our portfolio of services that has grown over five technology categories – CLOUD SERVICES – Which includes Microsoft Azure and 365, hosting and technology as a service, file sharing, backup and disaster recovery solutions. TECHNOLOGY ADVISORY – Provides advisory services around business continuity and risk management, due diligence, business merger and acquisition advice, security and compliance. Do Holidays Bring You to

Breaking Point? SEPARATION • BREAK-UPS • DIVORCE Holiday season, birthdays, anniversaries and special events are reasons we put off breaking-up and separating. You may feel there is never ‘the right time’ to break-up. Playing happy families when you no longer want to be with someone brings its own level of discomfort, sadness, resentfulness and anger. Faking everything is not okay, it is quite literally sole destroying. EVERY MONTH THERE SEEMS TO BE ANOTHER OCCASION OR ANNIVERSARY, WILL THERE EVER BE A RIGHT TIME TO SEPARATE?

Alvia Turney CEO and Founder of Act4Tomorrow Separations Specialists

VACATIONS, CHRISTMAS, EASTER, SCHOOL HOLIDAYS; IF YOU’RE IN AN UNHAPPY RELATIONSHIP, HOLIDAY TIME BRINGS EXTRA TENSION AND SADNESS.

I only realised that separation and divorce was seasonal, once I started working in the separation industry. People tend to avoid leaving their partner over the holiday period, however there is an increase in the number of separations straight after the holiday break. Many say they wanted to leave but wanting to kept the peace and not ruin it for everyone involved was their overriding factor in waiting. Christmas time, being at the end of the year is a reminder that another year has passed by, and for many, their unhappy relationship has not improved. The New Year has many individuals seeking counselling or looking for break-up advice. Leaving ‘it’ until things get back into routine may seem the best option at the time but be careful, if you’re not quick, another event will pop up and make it difficult to say, ‘I want to separate’ before you can blink.

Being prepared, seeking advice and planning when, will help you take the next step as kindly and respectfully for the entire family. Breaking-up with the least amount of impact on you and your family will go a long way to keeping your separation matter civil, quick and cost effective. We care and understand the emotional stress a separation brings to the whole family. Our positive mindset philosophy and future focused approach throughout our engagement provides a strong support system unheard of in this industry. We provide a fully managed process which steps you from break-up, to a legal settlement. We work with clients throughout Australia and Australians residing overseas. We offer a set fee price, no hidden costs, no extras, no ticking hourly rate on the clock, every appointment, email, text and negotiation are included. We can work with you on your own, however if you both work with us the process time and cost can be minimised.

Here we on the h go, put appy face! WHAT OUR CLIENTS ARE SAYING... Joyce – We should have cancelled the trip and sorted out our separation Aaron – Camping was a big effort especially when you are with someone who shows no interest. Mary – Going on holiday with his family again, made me realise it was over. Matt – You guys were so helpful because of you we managed to break-up amicably, we even had Christmas together. Jill – Everything was sorted in 5 weeks, we both appreciate your competent assistance

FROM ENDING TO NEW BEGINNING

1. ENDING – Clarity, unsure to stay or leave? Is your fear of leaving the overriding factor for staying? If you wish you were out of the relationship, dread going home, hoping your partner would leave, find out how to organise leaving with a Separation Specialist. 2. PLANNING – It is advisable to do

some basic homework prior to saying, “It’s over”. You do not need to be a detective or snoop, most of the information is everyday banking, super and valuations. Securing funds, pins and passwords should also be considered.

3. BREAK-UP – Face to face can

cause more pain and sorrow, you may also be talked back into staying. A letter followed by a discussion allows the other party privacy to retain dignity and overcome the shock. There is no right or wrong way, your ex-partner’s personality will have some bearing.

4. LEGAL ADVICE – You do not require a legal bulldog, the law has a list of questions which determines your outcome. Choose the most sensible lawyer and work quickly to find a settlement. 5. NEGOTIATING – Even

amicable couples find it uncomfortable and difficult to negotiate who keeps what, what’s fair, sharing assets and liabilities. An independent mediator or separations specialist will help keep discussions civil. Compromising is not giving in, it’s getting out.

6. LEGAL PAPERWORK –

Handshakes are not enough, work with lawyers who will draft your negotiated agreement without derailing the outcome you have worked hard to reach.

7. NEW BEGINNING – It is

ONLY a break-up, it is not a terminal illness, it is an ending but also a beginning, if your partner had died you would have to face the future without them, better to be with someone you love and who loves you than in an unhappy relationship, the world is your oyster, make plans.

THE COMMON QUESTIONS WE GET ASKED ARE: 1 Do I need a solicitor? 2 How much will this cost? 3 How can I get this sorted out? 4 How long is this going to take? 5 Will I be financially alright?

THE FEAR FACTOR Feeling completely in the dark with no-one to show you the way, can result in the ‘fear factor’: 1 Fear of the financial situation 2 Fear of where to live 3 Fear of solicitor and court costs 4 Fear of breaking up the family 5 Fear of being on your own

ASTUTE FINANCIAL

When did a mortgage broker last look at your home loan? You could be saving a fortune! BY ALIESHA SMIT

Helping clients with financial decisions is second nature to Marilyn Brayshaw of Astute Financial. Working for over 25 years as a State Manager with a major bank gave Marilyn the skills and passion that she needed to open her own business as a Mortgage & Finance Broker. This business has thrived over the last four years since opening, and this is primarily due to Marilyn’s approach of prioritising honesty and client relationships. After years of managing people, she realised that what people truly respond to especially in the high-stakes game of finance - is talking to a regular person; someone who could tell them the truth and provide a solution. Marilyn works by first starting a conversation with her clients. By building a foundation of trust and honesty, her clients know she will always work in their best interests. Marilyn says she gets just as excited about her clients’ financial transactions as they do, sometimes more, she added with a smile. Knowing that your broker is working for you may seem obvious, but it is exemplified in Marilyn’s approach. She marvels in simply being a part of the process. When asked about her favourite client transaction, she laughed and said, ‘There are heaps’. But one in particular stands out, a woman who had just gone through some big personal changes, including separating from her husband and her children leaving home. These prompted her to re-enter the housing market. However, with a few debts, she needed some advice on how to achieve this. After she met Marilyn, they journeyed on a two-year process of updating finances, consolidating and setting up savings plans. And at the end of the two years? She did it, she bought her own home. It wasn’t instant gratification, but with hard work and by engaging a broker, this woman was able to get on top of her lingering financial issues and find a new start. 54 ISSUE 94

In reality, clients often approach a broker because something has changed in their life; people rarely speak to a broker out of curiosity. However, when in a financial position which feels hopeless, speaking to a broker who is 100 per cent on your side may be the solution.

Brokers can help you in a number of ways How much can I borrow? – Mortgage Brokers will take the time to understand your personal circumstances and goals, and advise you on your borrowing capacity. They can organise pre-approval, giving you peace of mind while you shop for your property. Understand your costs – Interest rates move constantly, so you will need to allow room for increases. Brokers can also explain purchase costs, legal and other fees. Choosing the right loan for you – Are you after interest only, line of credit, basic or “no frills”, fixed or variable? They can explain how they work so you can make an informed decision. A range of lenders – We have access to a panel of over 25 lenders, each offering different products, features and benefits. They give you choice!

Marilyn’s top tips for finances are: 1. Don’t be lazy. Knowledge is power. Only when you have the information can you begin making informed decisions 2. More credit cards do not necessarily mean a better credit rating.  3. If you spot an issue which may cause problems, get ahead of it. Seek help before the issue becomes too big. 4. Be curious. Look for alternatives to your current financial commitments every few years - ideally annually.

a year; the types of loans available, rates and lenders preferences. What may have been a good deal last year, may not be such a good deal today. Question it all. Insurances, financial planning, mortgage, loans and credit cards. Be an active participant. Mortgage brokers are able to provide you flexibility you may not be able to find at traditional institutions. With access to a wide variety of products and lenders, brokers can provide you choice combined with personalised service. Brokers also have the ability to work with prospective lenders to overcome hurdles and can also access products that may not normally be available to the consumer. By working with clients and lenders to find solutions, brokers can provide their clients with life-long and life-changing financial solutions. After growing up in the snow, Marilyn loves everything about the Sunshine Coast - walking on the beach, fresh air and sunshine. Her love for this region grounds her in the local community and means she can provide the best service because she knows the people. Marilyn’s natural enthusiasm and zest for life make her an inspiring supporter of her client’s financial endeavours, while her frank and open manner enable an effective relationship. Marilyn Brayshaw provides services for any financial endeavour her clients wish to embark upon. These ventures include residential and investment home loans, equipment loans, car financing, self-managed superfund lending and general insurances, along with relationships with financial advisors to ensure all your potential needs are met.

FIT IN 20

YOUR QUESTIONS ANSWERED ABOUT EMS WITH ROELIE SCHMIDT

To start with the major question people want answered is: What is EMS? EMS is a state-of-the-art, German-made ‘Electronic Muscle Stimulation’ system. We train 98 per cent of muscle fibres in a single session as opposed to 30 per cent for conventional training. With EMS, you fit over five hours of workout into just 20 minutes to reach your goals faster. How can it benefit me? With EMS you will get more results in less time. Our metabolic/cardio program works great as a body shaper, fat burner, cellulite treatment and raises your endurance and aerobic fitness level. Our relax/massage program, which we often use in addition to our remedial back workouts, increases blood flow to injuries and promotes muscle recovery. With EMS, you can lose body fat: Within six to eight weeks, under the guidance of a personal trainer, you will see and feel a change in your body shape. With the right diet, your body fat will greatly reduce and your muscle strength and size increase. You can reduce cellulite: EMS technology doesn’t just stimulate muscle growth; it also works on other soft tissues like fat cells and connective tissue. Cellulite is irregular fat deposits beneath the skin. Few methods have been found helpful to clear these dimples, but weekly workouts using the cardio program of EMS will reduce the

contents of the fat cells and improve circulation. In combination with muscle toning, these effects will deliver a smoother, more toned skin and a better body shape. And you can tone muscles: Normal training doesn’t activate all of your muscle fibres. EMS reaches nearly 98 per cent of them with far less strenuous and more joint friendly (isometric) exercises than a normal gym workout. Being slim or thin doesn’t necessarily mean you will have the silhouette you want. Together with your experienced personal trainer, you can form a plan to attack and shape your areas of concern to your wishes. The results are a firmer, healthier body.

All you need to do is FIT IN 20 minutes of EMS once or twice a week! EMS is fantastic for the busy person who just wants to get the job done fast. ca www.fitin20.com.au

AND MINIMISING CONFLICTS OF INTEREST IN YOUR BUSINESS BY SHAREE WEBSTER, CA DIRECTOR, HOLMANS ACCOUNTING & TAXATION

2020 has a certain ring to it, don’t you think? Here are some points to consider to limit conflicts of interest which can be a trigger for workplace tension and gossip, reducing productivity and damaging employee relations. They seem to occur more the closer we get to the festive season. Common examples of conflicts of interest in business include: • Recommending a friend or family member for a job position • Employers not disclosing that a candidate being considered for a job is a friend or family member • An employee starting their own business which provides similar products or services, especially if a non-compete agreement has been signed • Working for a competing company • Posting to social media about the business’ failures • Romantic relationships between an employee and their supervisor • Accepting a favour or gift beyond the agreed amount from a client

DO IT RIGHT!

There is no question that SEO is easier for the big dogs of the business world, but SEO is getting harder for everyone. It requires constant attention to stay competitive on the results page of Google. When you really boil it down, the reason why smaller businesses have a hard time with SEO is due to three things: • Knowledge: The number of things you need to be across to understand basic SEO beyond the gimmicks and sales double-speak is huge. Everything from keywords, site structure, content writing, conversion optimisation, link building, meta tags, page speed and everything in between. • Time: You’re running a business. You’ve hardly got time to see your family. Some businesses are so small they have just one or two people

doing everything for the business. SEO is a long process and putting your time into SEO isn’t realistic. • Money: Bigger companies have bigger budgets, so it stands to reason that smaller companies have smaller budgets. If you’re not doing the SEO yourself, it’s an employee, which takes away the earning potential of at least one person. I’m not saying that you should give up on SEO because we live in a digital world and your business’s online presence is important. If you have a website, it should be focused on achieving three things: • Helping potential customers find your site via search. • Make the site easy to navigate when they find it. • Make sure they know what to do next - whether it’s to submit a form, call, email or visit your location. Nothing should be more than three clicks away. The answer to this is figuring out what you can accomplish with your limited resources. Don’t leave a valuable lead source untapped. ca 1300 640 508 // www.englanderdavis.com

OPTIMISE YOUR MARGINS Your margin is the price you charge less the costs you pay.

A simple but by no means easy solution to this is using maths, marketing and an open mind.

The problem is that most businesses are not

Maths: Work out your margin on each type of transaction in your business. Can you tell the difference between the high margin transaction and the low margin transaction?

set up to easily work this out. The other problem with margins is the two components that make up your margins: price and costs. Price: Often prices are set, relative to what your competitors charge. The business will make whatever is left over after you have paid out wages and costs, so the only way to make more money is to sell more (through sales and marketing) and/or get better economies of scale by growing the business. Costs: Costs can blow out. Things take longer to complete than you anticipated resulting in higher labour costs. There may be wastage, or your suppliers may increase their prices. This can result in Margin Squeeze, which can be an ongoing and frustrating battle to manage costs relative to prices.

Marketing: Once we have worked what our higher-margin transactions are, we need to focus our marketing activity on attracting more of these customers to our business. And selling more of our higher-margin product or services to our existing customers. An open mind: We then need to look at the transactions that are making us the least amount of margin (or worse, losing us money) and look at ditching those products or customers or moving them into higher-value transactions. Getting this right in your business will give you superior results for a similar effort. ca m. 0427 274 105 // e. michelepurvis@tlbn.net.au www.tlbn.co/noosa // FACEBOOK @tlbnnoosa

HOME CARE MATTERS

TIPS FOR LIVING WITH SOMEONE EXPERIENCING SUNDOWNERS!

If you have a loved one living with dementia, you may notice behavioural changes at the end of the day that can be quite upsetting. When most people are winding down to relax for the evening, those that experience this condition, known as Sundowner’s Syndrome, will often become agitated, upset, increasingly confused, demanding or disorientated. This can also lead to being awake all night or wandering whilst everyone else is asleep! As a carer, it becomes increasingly challenging to maintain everything else in your life if your sleep is being interrupted. So, what are some tips for living with someone experiencing Sundowners?

1. TURN ON FAMILIAR, CALMING MUSIC: Music can be a soothing and relaxing distraction. Online playlists are easy to find, and headphones come in a variety of options. 2. AROMATHERAPY: Mixing lavender oil into body lotion and applying to wrists and temples can be a calming influence. 3. TEMPERATURE CONTROL: Make sure the bedroom isn’t too hot. A cooler room can allow for a blanket, and the weight of a blanket can help people feel safe and calm. 4. AVOID ARGUING: Trust me, it won’t help and will delay you returning to sleep! 5. CHECK FOR PAIN, HUNGER OR NEED FOR THE BATHROOM: Identify a legitimate cause of unrest and offer a solution. 6. AVOID MEDICATION: Seek advice from a GP but know that some medications can accelerate cognitive decline and make thing worse.

A good night’s sleep is a carer’s secret weapon! When you are rested you feel much more capable to tackle the day ahead and make it a m good one! www.homecareassistsunshinecoast.com.au

WITH THE PAST WORDS AND WORKS BY SPIRI BUHAGIAR

You can’t change past events – but you can change the way you think, feel and connect to the past. The truth is that you can’t live in the present reality if you are still harbouring pain, resentment, angst, fear or any other negative emotion from the past. Without a shadow of a doubt, most of the clients that seek me out to help them have emotional issues that keep them from moving forward in life either personally or professionally. Having studied multiple therapies and worked with hundreds of individuals, my understanding is that we need to deal with the past through the three selves – the Body, the Mind and the Spirit to truly be free of the past. In other words, to be emotionally, intellectually and energetically freed from the past.

Millions of words are written on Making Peace with the Past because it is understood that one cannot truly live freely in the present if they are still connected to the past emotionally, intellectually or energetically. Through science such as Quantum physics, we now understand that thoughts produce energy and that can change matter and therefore reality. Neuroscience knows that the mind can be re-wired. Science

also understands that all living things produce energy and that energy connects us to all. From working with clients for more than 20 years, I have come to understand that one needs to make peace with the past with the three selves - the Body, the Mind and the Spirit. • The Body representing the conscious/critical self. • The Mind representing the Unconscious Mind which is the keeper of all our emotions and our memory. • The Spirit being the energetic connection to all. Treating one or two aspects of the self may assist but will not set one free on all levels. ca www.rapidmindtherapies.com.au

Building a business

FROM THE GROUND UP IS NO SMALL FEAT BY ALIESHA SMIT

Building a business from the ground up is no small feat; however, Brad Argent has achieved this whilst maintaining outstanding service and quality. Brad always wanted to earn his place in business. Beginning work in the kitchen hardware industry taught Brad sales, management and logistics skills. Although successful in this career, when Brad was given the opportunity to purchase an embroidery machine, he jumped at it. He began working with eBay companies, completing their embroidery requirements at night whilst working his day job. As business picked up, Brad reached a point where he was working more hours filling his embroidery contracts, than he was at his day job – so he took the leap. He began working full-time at his embroidery business. Within a couple of months, the business had grown enough to support the leasing of a business office on Bulcock Street, where he worked for two years. During this time, Brad invested in more equipment to support the growing demand - another embroidery machine and a vinyl cutter. However, by this time, business growth had begun to wane. Always taking the time to listen to his customers, Brad asked the question: what do customers want that I’m not giving them? It didn’t take long to find out the answer and the solution was simple: parking. This was a problem Brad could fix. He quickly found other premises and the company moved to their current location at 1/16 Sydal Street, Caloundra. Now the business is growing with gusto. They provide in-house vinyl cutting and embroidery and can turn out six garments at a time. Furthermore, they offer screen printing services, dye-sublimation and an open-byappointment showroom, making Sunshine Uniforms the one-stop uniform shop. In response to client demands, Brad now offers on-site consultancy. He had noticed that often deciding on a uniform design was a group decision and getting all of these people together and off-premises was next to impossible. So, he decided to come to them. By preparing a brief presentation and going to his clients, Brad simplifies an often complex task. He has also extended his services to include promotional products, which range from stubby coolers to pens and gazebos, supplying his customers all year round. This huge range of quality services, his professional approach and outstanding customer service has given Brad a competitive edge in the market. Having built and run Sunshine Uniforms over the last five years, Brad has always maintained that customer service is his main point of difference in the market. He provides quality products with the greatest attention to his clients’ wants and needs. This is a company built on customer trust. It says a lot about Brad that much of his clientele is made up of repeat 66 ISSUE 94

customers and that he proudly suggests people read his Facebook and Google reviews.

Where possible, Brad uses local suppliers. “I like to support local businesses to keep the Sunshine Coast thriving,” he said. When asked about how to provide outstanding service, Brad says, “be transparent”. Provide good products at a good price – both for you and your client. Furthermore, the workers behind a business are only human. So, when life happens, and timelines get tight – communicate. It is better to let the customer know what is happening than have them find out the hard way and feel like you tried to hide it. But transparency must also be professional. Maintain a business front which still cares personally for the client.

Brad recommends that anyone wanting to start a business on the Sunshine Coast do their research first. Find out who your competitors are. What can you offer that your competitors can’t? How can you stand out? He says a potential business start-up needs to be aware of the kind of service they are providing and its rarity in the region. How likely is it that the service you provide will soon have a competitor in the area? But even with such a demanding business, Brad’s first priority is his kids. He loves Noosa beach and gets outdoors as much as he can, spending time with the family and continuing to fall in love with the Sunshine Coast. Brad says this relaxed lifestyle influences uniform choice: “We’re a pretty laid back state… Queensland seems to be polos or tees.”

Sunshine Uniforms services Australia-wide, with a particular focus on medium to small businesses, teams and clubs. With an extensive product range and endless customisation potential, Sunshine Uniforms provides an essential service which caters to any budget. Business hours are 9am to 4pm, Monday to Friday, to ensure they are ready to respond to any call. Brad Argent is a Sunshine Coast local who serves the community by providing quality products to clients and providing quality support to other local businesses. e

NUMBER BUSINESS

WHAT’S HOT IN SE QUEENSLAND?

GOOD NEWS ... WE ARE! BY TED FITZGERALD

The unexpected twist and turns of history that have played out in SEQ over the last 30 years summarise well the dilemma urban planners and government decision-makers have in deciding where to allow rapid urban growth whilst still protecting the natural environment, quality of life for people and important things like water supply and road/rail infrastructure. For example, using data from the Department of State Development, Manufacturing, Infrastructure and Planning, early SEQ Plans show highest population, industry and employment growth was expected to occur south towards the Gold Coast and west towards Ipswich. The northern corridor was expected to grow more slowly, and minimal provision of land suited to many industry sectors was proposed. This was intended to protect the quality of the main water catchment for Brisbane which is largely north of Brisbane and west of the Sunshine Coast. It was also to limit the generation of industrial smog that the prevailing north-easterly summer winds would then blow directly down into Brisbane to aggravate its persistent summer inversion layer caused by surrounding hills. But here’s where things turned ‘pear-shaped’: the effects of containerisation, globalisation and subsequent decline in manufacturing have profoundly altered many of the assumptions upon which the original SEQ Plans were based. To adapt to the new realities, SEQ became more oriented to cleaner service and distribution industries. So, contrary to the original plan, large areas of land between Redcliffe, Strathpine and Caboolture have been included in the potential future land supply. This has seen Moreton Bay Local Government Area (LGA) becoming a much more dominant player in overall SEQ population growth patterns. Further, as the settlement patterns of Sydney and Melbourne show, if

70 ISSUE 94

there is reasonable access to employment and affordable housing, most people prefer to settle where there is convenient access to beachside areas for weekend recreation, as well as annual holidays. Sydney growth was originally expected to move west towards Penrith but, in fact, headed north and south until lack of supply and increasing costs turned new settlers west to Blacktown, Penrith and Campbelltown. In summary, for many years we have been told the highest growth would be WEST of Brisbane; in fact, it’s heading north and south! So, if you have expansion in mind for your business, have a good look at the area between Redcliffe, Strathpine and Caboolture. The building of a large new USC campus at Petrie says it all.

Go for It!

So, you bought a residential property, something for your future. It’s a passive investment, a ‘set and forget’ is what the sales agent called it. The purpose is to help set you up financially. However, the reality can be very different to this with things like irregular rent payments, vacancy periods between tenants, damage to your property, tenants behaving badly and the inevitable repairs and maintenance. It sometimes feels like all you ever do is put your hand in the pocket. Then there’s the time spent going backwards and forwards between you and your property manager, playing phone tag - the revolving door of property managers and the disruption with urgent decisions that must be made? You have better things to do with your time. Even with

a good property manager and the right intentions, things don’t always go to plan costing you time, money and peace of mind. As professional landlords ourselves - and providers of property management to 1,000-plus investors for many years - we know the issues that affect your cash flow the most. They are vacancies, repair and maintenance blow-outs, tenants behaving badly and over-priced property managers. We believe investors deserve a better experience and financial return and at GuaRENTeed, we are passionate about delivering it. Through technology and automation, we are lowering the cost to a fixed flat rate of $29/week no matter the rental price, saving investors thousands of dollars every year. Using big data analytics, we can provide guarantees to reduce your risk, such as a fixed price maintenance guarantee. So, it’s a bit like Defence Housing but on YOUR property! But that’s just the beginning; call us now to see which risk guarantee can make your investment property more successful. Next issue, we will talk about the Number One pain point for landlords. ca www.guaRENTeed.com.au

COMMERCIAL FIT OUT MATTERS

HOW TO GET A

GREAT COMMERCIAL FIT-OUT WITH LEVON YAGDHJIAN

FIND THE RIGHT LOCATION Seek professional advice for the feasibility of the location for your type of business and have a rough idea of what’s involved in your fit-out.

THEN WHAT? Ensure that you ask for an inspection of all existing facilities and services such as plumbing, exhaust, electricity, air-conditioning et cetera. If it is a new shop, pay special attention to grey water and sewer services; if there aren’t any in existence at the premises, this could cost you both time and money. Don’t forget to ask the owner for any documentation or plans of the premises.

For a great fit-out in new, refurbished or existing premises, you will need to follow some basic procedures and some not-so-basic but necessary procedures. Your required outcome is a beautiful, attractive, comfortable and fully functional shop.

later; changes even in the design stage will incur more costs for you. Remember, the best outcome is cost-effective, beautiful and functional. Post-concept phase consists of finished, ready-to-go final plans, including specifications prior to council approval. Remember that it can take 21 working days for plumbing approval, and you also need to have hydraulics plans from a hydraulic engineer consultant. Set a realistic timeframe for design and construction. If you try to achieve the impossible, you may feel frustrated later. Even with the best designers and shopfitters, you will need to allow enough time to get the job done properly; don’t push them unnecessarily. It’s better to start earlier than try to push professionals to work over and above a normal timeframe.

Don’t get stuck just on local concepts, think global. Check out different designs, new materials and shapes, new textures and colours. A good fit-out includes creativity, experience, knowledge and culture. m www.lynp.com.au

WHAT’S HOT? How embracing staff goals has the power to transform your business It’s the secret to many of the world’s most successful businesses; Google and Virgin Australia are famous for it, yet when it comes to tapping into their employees’ passions to boost productivity, the majority of bosses remain oblivious.

What if getting to know your employees’ personal goals was actually the secret to unlocking their full potential within your business? If you can tap into providing something for your staff that gets them motivated, it’s more likely to benefit your business. You can’t just say to someone, ‘I want you to be more passionate about my business’ and expect them to be! There needs to be something they get in return. It’s for this reason I encourage employers to go the extra mile and discuss with their employees not only their personal goals, but how they can help them achieve them. So, how do you implement this goal-oriented system? 1. Discuss personal goals as part of regular performance reviews 2. Come up with actions or steps to measure success 3. Work on having three goals to work towards - one work-related, one personal goal and one finance-related – and linking them together

ON MY SOLAR SYSTEM? It is important to understand that there are two types of solar battery storage setups that you can choose for your home:

Off-grid systems mean exactly that – your property is not connected to the electricity grid at all. 100 per cent of your electricity is generated by your solar panels (well, unless you need to use a diesel generator as backup) and is stored in batteries for use at night. Your property is its own electricity self-sufficient ‘island’: no meter, no electricity bills. Note that totally off-grid setups are very expensive you are looking at $30,000 upwards. This is why most off-grid solar owners live in rural and remote areas where it can cost tens of thousands of dollars just to connect to the distant grid. In these situations, it can be economically viable to invest in a great quality off-grid solar system instead.

For most suburban Australians, off-grid systems make absolutely no economic sense. Hybrid systems are setups where your property is connected to the electricity grid. However, hybrid systems will prioritise the use of stored electricity in your batteries over electricity from the grid – because it’s a lot cheaper to use electricity you generate yourself instead of paying 31c/kWh (or more) to buy it from the grid! Even hybrid systems are

pretty expensive but simply put, adding a decent amount of solar battery storage to your system (about 10kWh worth of good quality lithium ion batteries) will set you back about $10,000.

Who’s the ideal candidate for a hybrid solar system? In a nutshell, people who want batteries for non-economic reasons. m www.wholesale-solar.com.au

SUMMER IS THE BEST TIME TO

HARVEST IN YOUR BUSINESS For thousands of years, ancient Shamans would follow nature and her infinite wisdom and be guided by that for their success and prosperity. This ancient ‘woo-woo’ is now extremely popular and utilised in business to help us be successful in all areas of our lives.

The defence force, police force, hospitals and healthcare follow it and can measure KPIs and results to give them instant feedback on what they need to do to service their community. This wisdom is called Sacred Geometry or The Millennium Calendar®. Summertime in this system is all about harvesting, meaning it is time to gather and create a community. And business is the perfect way to do it. It is time to be out and about, be seen, be known for who you

are and what you have. No holding back. You have something of great value, and it is time to shine that brilliance. Remember, when you started business, you had something that would help people. Well, they are hunting and searching for you now in summer. They want to know what you have, and summer brings people out to find what they need. The best way to be seen is networking meetings and events, meet-ups, social media, hosting your own event, being seen in Matters Magazine and holding a social event sponsored by your business. 1. December: What you want wants you, promote and share 2. January: Expose yourself, show who you are, market, sell 3. February: Get out more, express your self Summertime is the best time for the Law of Attraction as it is a time of celebration, social activity and time to connect with friends, family, work colleagues and clients. LOOK YOUR BEST?

Would you like to have more confidence, to show your best self to the world? Some of us, especially here on the beautiful Sunshine Coast, have just spent too long in the sun and that has played havoc with our skin. For some of us, this has left a little bit of sagginess and lines on our skin, leaving us looking older than we would like to look. The reality is that as we age, we lose bone, muscle and fat from our face, this can make us look tired, angry and, yeah, sometimes a little saggy. At Aphrodite’s Gift, we work out a treatment plan to address your skin prior to doing injectables or fillers. We offer that old-fashioned customer service that sometimes we just don’t always receive. Your treatment will also include a professional doctors consultation. Our level of confidentiality is second-to-none. We don’t always want others to know that we have that little extra secret enhancing us to look and feel our best.

As a Registered Nurse, I ensure that every client knows what to expect from each treatment. I talk them through every step of the way, answering their questions about time frame, potential outcomes, pain levels and more, basically ensuring they know what’s going to happen and feel comfortable all the way through. Our clients feel safe knowing that a doctor signs off on every treatment to ensure the highest quality to give superior results. My clients call me MAGIC, because I make things they don’t like disappear! So, if you are ready to refresh, restore and rejuvenate your look, call me for a confidential consultation about the possibilities for you and your skin. Services available include; antiwrinkle and dermal filler injections, various depths of medical peels to address your individual skin concerns, ‘Aspect Dr and Cosmedix skin care’ range, plus various other treatments and procedures to help you look your best. ca

Magic! Local magician Andino is passionate about leaving his audience in absolute awe; when they light up, he lights up. His journey began at Easter 2012; he and his family were away on a camping trip in Victoria, staying at the Discovery Parks caravan park.

Andino remembers one particular night: the family was in his sister’s caravan playing board games and he decided to show everyone a couple of magic tricks he had recently learnt. After performing just a few tricks, the reactions he got were amazing. It gave him so much joy, happiness and fulfilment all at once. He felt like he performed magic and they didn’t know how he did it. The feeling he got from that night changed his whole life. The reason he is now living his dream was seeded that very night.

He just loved magic, but his head would always say, “You can’t do magic as a full-time job. You need to have a secure full-time job! You need a steady income!” However, the universe had different plans and life took a turn for both Andino and his wife, Emmy, over the next few years that culminated in Andino indeed now living that dream. In mid-2012, Emmy (Emily) was sick and had major health problems. She was weak, her muscles and bones were in agony. Just carrying grocery bags from the car into the house would take her three days to recover from. She was constantly throwing up from her migraines, lost all her energy and needed to stay in quiet dark places because the light and sound made her head explode. Ultimately, her health got so bad, she went from working full-time to having no choice but to retire from her job completely.

78 ISSUE 94

They spent thousands of dollars trying to find an answer as to why her body was giving up. Doctors told her it was all in her head, that she needed to just toughen up. No-one was finding what was causing the problem and no-one was able to help. She wished she had something more serious that could be detected, as then they might believe her. She would often pray at night that she wouldn’t wake up in the morning because of the pain. But when all else fails, and you can’t get an answer, you search and then you search some more. Emily found a girl who was doing a treatment called Gerson Therapy. This girl had great results doing the therapy, so the decision was made to give this a go. The treatment was intense! It was basically a full-time job every day, no rest. Andino was working full-time as a plumber at the time, his day consisting of going to work, coming home, then making a juice, making another juice, making dinner, then making another juice. They were juiceaholics! It was exhausting. They had never felt so isolated. Through this six-month experience, Andino learnt a lot of magic. Whenever he had a spare moment, he would put on a Michael Ammar DVD and start learning. He would practice over and over and over again. By early 2014, Emmy was doing better. She was still not able to work, but she had more energy to get through the day; she was running at about 65 per cent, which was great from where she was before. Andino was still plumbing. His company’s contracts were ending and there was no more coming in. He knew that he only had a few more months and then would encounter the stress of looking for another job.  However, something happened! One day when Emmy was at home, she got a postcode in her head 4557. She didn’t know why she got the number and didn’t know where it was. It just kept ringing in her head. So, she looked it up - it was Mooloolaba on the Sunshine Coast. They weren’t sure what this meant, so they decided to drive up from Victoria and stay for two weeks to see if they could find some answers. A couple of days in, they both had it in their hearts that they needed to move there. They signed a lease on a rental, drove back home, packed up everything and drove back up two weeks later. Just a few months in, Andino started to get ill. He got this weird rash on his chest and then it spread all over his body. Having had eczema all his life, he knew this time it was different; he couldn’t control it. He started to get night sweats. He would wake up in the middle of the night, drenched in sweat. Then lots of other symptoms started appearing. The world was crashing around him and he was finding it almost impossible to get through a day at work. He just wanted to die. He would try his best to put on a brave face, to always have a smile, to not show how hard it was to get through life. He saw numerous doctors, dermatologists, chiropractors, an acupuncturist, naturopaths and chronic disease specialist. They gave him some relief, but just not enough. He started an antibiotic treatment that would have him take up to 15 tablets for almost 24 months.

It was decision time. Would he continue to work as a plumber, or would he give up plumbing and try to give his body a fighting chance? In late 2014, the choice was made! Andino decided to make magic his full-time job. He wasn’t sure how he would do it, being so sick. But one of the great things with magic is a lot of the time he would only have to work at a gig for one or two hours. In the summer of 2017, he was working at the Oaks Oasis Resort in Caloundra doing some roving magic during their breakfast service, followed by a magic workshop. One morning as he was going around the tables, a lady named Vicki stopped him and asked if he had eczema. He told her the story about his skin. She told him she was going to change his life! Big statement! She showed him pictures of her daughter with eczema all over her body, she told him how the previous four years had been a living hell. Vicki told Andino about a dermatologist in South Africa. He did some research regarding Dr Richard Aron and found so many success stories. He then proceeded to contact him to see if he could help. Soon after, he started the treatment and over the next few months the rash started to fade, and his skin started to heal. The night sweats stopped, and his energy started to return. Finally, his body started to heal. To this day, he still uses the cream along with other medications and supplements. It’s just incredible how a three-minute conversation can literally change your life. Andino wouldn’t want anyone to go through what he and Emily went through. They lost everything physically and financially - yet they gained so much. Life is not about possessions; it’s about doing what you love, spending time with friends and family. It’s about enjoying what you have, even if it’s not very much. It’s about being grateful for the breath of life.

Andino and Emily now travel the world with him performing his magic and doing what he loves. He gets to share his passion for MAGIC, and he wouldn’t change a thing. e www.andino.com.au  www.mattersmagazine.com.au 79

Jenny W. Dear Jason,

Hi Jenny, Asking the secret to success is a bit like asking how long is a piece of string? You see, the thing is, it starts with ‘What is success?’ - that is very different for everyone. To some of us success is money, to others it’s love, to some joy, and others inner peace. We are all very different; to me, I guess, success is a combination of all of those things, it’s a juggling act to have an equal amount of each. Work Life Balance. Yes, we have all heard of that. I can tell you, I personally used to work so much more than I played. Not anymore; now, I still love work, but I try to ensure that the balance is there. I set my intentions each morning by filling out My Destiny Designer (www.mydestinydesigner), I meditate each and every morning to start fresh daily and leave any stress or negative emotions from yesterday behind. I schedule physical fitness to ensure it gets done and I also schedule social activities to bring me joy and keep my life focus balanced. It takes effort and it takes planning, but it is very much worth it. I can safely tell you, that I really don’t think my life could be better right now. THIS IS SUCCESS to me, a balance of money, joy, inner peace and love.

Time to reFRESH your

Well, the good news is that you are not alone; so many of us have this exact problem. You see, whatever you water, grows; so, if you talk about a situation, share it with your friends, and think about it constantly, you are watering weeds, and you will get more weeds. If, on the other hand, you want flowers, then you need to start watering those. Reframe your thoughts and your language to focus on and talk about the things you love and the things you want more of. Water the flowers and you will get more flowers. Have a question? Send your question to Vickie at vmagic@bmmag.com.au

NEW YEAR’S RESOLUTIONS

The start of the New Year brings with it the desire to live a better life. Traditionally we make resolutions to exercise more, have a healthier diet and maintain a good work/life balance. As the busyness of Christmas and end of year activities are replaced by some time off and relaxation we feel better able to implement some positive changes.

brain functioning we are more likely to operate from in grained habits and subconscious patterns than from higher reasoning. When we are stressed it is much harder to sit back from situations and think ‘how would I really like to respond to this challenging situation’. Instead we are more likely to act out emotionally and later regret our words or actions.

The first few months of the year may see us keeping our resolve but as we get further into the year and stress and busyness increase, our good intensions often fall by the wayside.

Transcendental Meditation strengthens this part of the brain so we are less at the mercy of effects of past experiences. Along with this development in holistic brain functioning, TM takes us to a state of rest deeper than sleep and this allows us to physically throw off tension in the physiology.

When we are under stress or over tired our brain shuts down. Instead of using our prefrontal cortex, that governs rational thinking, we shift into using the more primitive parts of the brain that are responsible for fight or flight. When under the influence of this impulsive

The prefrontal cortex enables us to monitor the long term effects of our behaviour, making us think twice about reaching for that chocolate bar when we have resolved to eat a healthier diet or yelling at our child or partner when we would really like to act in a loving way.

If we haven’t released the stress from a past experience then we are still carrying it around in our body. You may have a person in your life

that can make you feel angry just by thinking about them or a tragic event that still brings tears to your eyes when you recall it. This shows that the stress is still sitting there and impacting on your thoughts and wellbeing. The deep rest we get during TM allows us to release the stress from the event and this takes away the emotional charge of the situation. During TM we don’t go over the experience again or even know what stresses are being released, we just come out feeling better and notice that we are not so reactive to situations or people that may previously have pressed our buttons. The regular practice of Transcendental Meditation gives you the tool to achieve any of your New Year’s resolutions by enabling your mind and body to experience their full potential and be free from the baggage of the past. a To find out more, come to a free information session – call Wendy P: 07 5499 9580, M: 0438 507 188 email wendy.rosenfeldt@tm.org.au or check out www.tm.org.au

TIPS FOR MANAGING YOUR MONEY AND GETTING THAT LOAN APPROVAL BY PAUL EVANS

Cash is King - or so the old saying goes. This phrase has been instilled into the minds of many Australians (and many across the World) for decades now, but as economies and technology change, is this phrase even still relevant? The answer to this is fraught with danger as it can vary depending on the scenario you are applying it to. The phrase ‘Cash is King’ generally refers to negotiation; if you are negotiating with ‘cash’, you would be seen to be in a better bargaining position. It means you have the funds ready to go and can hand them over on the spot or in a short timeframe. This can give the seller more motivation to reduce the price as whatever he or she is selling can be moved quicker. This can certainly be true for private sales where, for example, a vehicle is involved. WHY ARE YOUR SPENDING HABITS IMPORTANT? In these modern times, where most of our spending is done with plastic – namely debit cards, a lot of lenders now want to see some evidence of your spending habits. They also want to understand your day-to-day money management and budgeting before approving your loan.

The rules around account clearing and full cash withdrawals, in particular, are having more of an impact on a lender’s decision to give someone a loan or not; we are finding that some lenders are giving less leeway to their ruling on this right now. Being able to show a lender that you know how to manage your ‘cash’ can give the lender some comfort that you are likely to be able to budget your personal cash flow and meet their repayments. Make sense? If you are one of the many Australians that like to carry their cash around with them, or you are withdrawing your hard-earned income from your account as soon as it hits your bank account, this can start working against you. Why? In the background, lenders all have a ‘tipping point’ where the banks and lenders would prefer to see your income remain in your bank to account for bills and possibly more importantly, potential future loan repayments. The general consensus of the cash withdrawal ‘tipping point’ is currently around 80 per cent, which means they like to see that you are keeping around 80 per cent of your pay in your account for bill payments to be taken directly from your account. This gives lenders a better idea of what you are spending your money on to live. If you withdraw all your money in cash, their ability to assess your spending and living expenses is reduced.

RAISING A LENDER’S SUSPICIONS For a lender, it can also raise suspicion around the possibility of the customer having an ‘undisclosed debt’. This is where the customer may have other debts that they are paying off with cash to avoid evidence of those debts in their banking transactions. I know this might sound a little bit ‘big brother’, and it may seem like an assumption being made by the banks, but when a bank or lender can only make a judgement on a person purely based on the information they are provided with, assumptions will need to be made in an industry built on taking risk. As a lending specialist, I deal with this every day. It is effectively my job to try and remove those assumptions from the lenders’ minds and provide them with the most accurate and concise information so they can make a fast and informed decision about your loan. I know what they want and what each lender’s appetite is for each market segment. WHAT ARE WE PASSIONATE ABOUT? We are passionate about helping our customers understand what good personal cashflow management looks like from a lender’s perspective to give you, the borrower, the best chance of having your loan approved the first time. So, in conclusion, yes, cash is still a valuable commodity in today’s economy. However, it pays to be smart about how you move your cash around. Think about how easy it would be for you to show via your bank statement transactions how you are managing your money effectively; it may be the difference between getting the loan approval you want or not. If you have more questions, get it touch with one of our lending specialists today for an obligation-free chat about your scenario. Check out our other articles online at www. foxfinancegroup.com.au go to Latest News section. At Fox Finance Group, our aim is to provide our customers with relevant information so that they make an educated decision on which loan will be the RIGHT loan for them. ca

TAFE QUEENSLAND

JOANNE HELPS SHAPE THE NEXT GENERATION OF EARLY CHILDHOOD EDUCATORS TAFE QUEENSLAND TEAM LEADER AND EARLY CHILDHOOD EDUCATION AND CARE TEACHER JOANNE MOUNTFORD IS HELPING SHAPE THE FUTURE OF THE SUNSHINE COAST, BY PROVIDING QUALITY TRAINING TO EARLY CHILDHOOD EDUCATORS.

“I’m actually a fully qualified hairdresser,” Joanne said. “I started out in visual art but switched my university studies for work and went into hairdressing. But that path just wasn’t fulfilling for me, so I decided to go into early childhood, which I love. “I like to say that I went from shaping people on the outside to shaping people from the inside. It’s amazing to play such a significant part in the growth and development of children.” Joanne continued studying throughout her career and after volunteering for TAFE Queensland, she discovered

her calling in training. Her most recent accomplishment is obtaining her Masters of Education.

Childhood Education and Care on an international trip to Italy, where they met with experts at the Loris Malaguzzi International Centre and learned about the globally-renowned Reggio Emilia Approach. The trip, which was part of TAFE Queensland’s Study Abroad program, also allowed students to explore several cities in Italy, including Florence, Bologna, Venice and Milan.

Throughout my journey I discovered that I really love education and learning, and supporting others to learn and grow to achieve whatever it is they want to do.

Having spent the last eight years at TAFE Queensland training hundreds of early childhood educators, Joanne Mountford has made a huge impact on the industry and subsequently the Sunshine Coast community as a whole. But while Joanne’s passion for education is unmistakeable, her career started out on a very different path.

In a demonstration of her commitment to furthering the knowledge of both herself and her students, Joanne recently swapped her classroom at TAFE Queensland’s Mooloolaba campus for a first-hand experience of the world’s early childhood education capital Reggio Emilia, leading a group of 10 students from campuses around the state on a 15-day study trip in Italy. Joanne was selected to accompany students from the Diploma of Early

Joanne said the trip was her first time in Italy and while she had been excited to sightsee, the opportunity to learn highly sought-after philosophies that she can pass on to her students in the very region they were developed was a dream come true. “Having the opportunity to experience the culture – and of course, the food – was incredible, but this trip was so much more than that,” Joanne said. “The Reggio Emilia Approach is hugely significant to early childhood practice in Australia, and we got to experience the

amazing Loris Malaguzzi International Centre in the town where it all orginated and to learn about their history and philosophy first-hand, as well as see the spaces they use,” she said. “This trip really has been lifechanging for these students; not only has it given them the chance to explore a different part of the world, it’s given them valuable knowledge that they can now use to educate children in their careers.” Joanne said the trip has already attracted the attention of services looking to take on participating students in order to learn from their experience, with one student gaining employment as a result of her involvement before the group even left for Italy.

“Seeing students have the opportunity to learn and grow, and being able to be a part of that by leading them on this trip, was a real privilege for me,” Joanne said. “I feel like we have a significant role to play in early childhood because the people that we train, we send out into industry. If we can support them to be the best that they can be, then we’re making the industry better, which in turn means it’s better for our children and our communities.”

TAFE Queensland offers students a variety of Study Abroad programs each year with over 80 students and eight vocational teachers engaged in overseas projects in 2019. By the end of 2019, 330 students will have studied overseas as part of their studies with TAFE Queensland since the program started in 2014. For more information about how you can kick-start your career in early childhood education and care, visit tafeqld.edu.au or call 1300 308 233.

One determinant of future success for kids in school is whether they’re prepared for the world they’re about to enter. By popular estimate, 65 per cent of children entering primary school today will ultimately end up working in completely new job types that don’t yet exist. So how do we, as educators and parents, prepare our children for something we don’t even know exists yet? Automation, globalisation and technological advancements have changed our world. In turn, it is changing the nature of work, the structure of economies and the types of skills needed by forces across the world. With this, education must adapt accordingly, and this new era of education also demands a fresh set of tools to be taught in and out of the classroom for our students to thrive in tomorrow’s world.

To stand out, students will have to be self-directed, original and creative, as well as being innovators, entrepreneurs, lifelong learners and responsible global citizens.

Australians are equipped and empowered with ways to develop these skills and are, in turn, able to deploy those skills in an increasingly enterprising way. However, this must always be done whilst ensuring the foundational skills of literacy and numeracy remain a core tenant of a quality education. Students cannot succeed without the appropriate balance between both. The reality is that a child cannot possibly manipulate information in order to be truly creative or a problem-solver until they have a solid foundation. In other words, even if students in the future don’t become entrepreneurs, they will have to think like entrepreneurs and develop an entrepreneurial mindset, experiencing the realities of the start-up world, like persistence and learning through failure. Time spent engaging students in real and authentic projects is a necessary approach to do this. Some ways to do this include: • An entrepreneurs’ club • Involvement in events and competitions that develop innovation • Building staff capacity • Develop connections with local and global businesses

PRINTING MATTERS

PRINTING

THEN AND NOW WITH SHEENA CANNING

DID YOU KNOW THAT: ›› The first printing press was brought to Australia with the First Fleet in 1788. It was a small hand press that no-one knew how to use. It wasn’t until 1795 that a convict named George Hughes taught himself how to print. ›› 1802 saw the first printed book: NSW Convict Colony - The NSW Standing Orders ›› The first printed newspaper was in 1803 in NSW. ›› The first printing ink was manufactured in Australia in 1867 AND NOW... For a long time, people have been touting about the world becoming a paperless society! To some degree, that really has happened; for example, in the areas of billing and invoicing. However, there are still lots of printed products if we take a look around. Wherever you are, there are product labels, product packaging, magazines, signage, posters and advertising. It is a fact that a large part of society responds to, remembers and reacts to printed products/advertising better than electronic advertising; for example, email advertising and e-magazines. How much advertising material do you still receive in your letterbox? How many people sit down and actually read a magazine and take in the content as opposed to quickly scrolling through an e-magazine and deleting? We spend so much time on our computers all day, the last thing a lot of us want to do is spend our leisure time reading online. We tend to prefer flicking the pages. Think about a greeting card you can keep for years to come compared to an e-card that although funny, will quickly be forgotten and potentially lost when you upgrade your computer.

Although digital marketing techniques are forever evolving and becoming far more widely used, they are complementary to print and not necessarily competitive. PRINTING AND THE ENVIRONMENT These days printing products are almost 100 per cent recyclable. For example: • Paper comes from sustainable forestry • Wastepaper is recycled back into everyday products, such as toilet paper • Aluminium plates used on offset printing presses are recycled • All water used for cooling in chiller units on printing presses is recycled • Ink is generally soy or linseed-based and comes from sustainable farming • Solar power is becoming more affordable meaning the reduction of coal-powered electricity by large businesses m www.theinkspot.com.au
