Each issue of Design + Decor continues to give our readers relevant information on building, architecture and design. We scope the world to find new products to introduce, obtain and cultivate relationships with the world’s top tastemakers, and work closely with public relations agencies to learn what’s happening in the world of design. What also makes Design + Decor so special is that we support the communities we serve—we are ingrained within the shelter community and support all the trade associations. It’s very important that you buy furniture suitable for your lifestyle, and not base your opinion solely on the look or design. For example, if you want to obtain the “crisp and clean” look, I would recommend staying away from a sectional that has fiberfill or down-feather cushions. A sofa with 1.8 density foam cores and average-width seats would be suitable for both comfort and the crisp look. It’s also essential that the grade of leather you select is suitable for your lifestyle. Natural leather will show marking and create a unique look, so it is best for someone who appreciates that unique appearance. If your furniture gets heavy use or you have pets and/or children, a protected leather is definitely your best bet.

How does leather need to be maintained? Similar to our skin, leather needs to be cleaned and conditioned to remain in its best condition. Before you clean leather, it is important to use a test spot in an inconspicuous location first. If you have a protected leather, cleaning your leather is as simple as using a damp white cloth and mild dish soap. Stay away from cheap cleaners that contain harsh chemicals. The cleaner we recommend and sell is a three-in-one that cleans, conditions and protects in a one-step process. It is suitable for all types of leather, so you can also use it for your car seats and purses.

All of these conditions can be prevented very easily with proper care. Do leather and upholstered furnishings mix well together? Absolutely! Leather is very versatile and mixes well with anything. Fabric is a great way to add color or pattern. The special part about customizing the furnishings in your home is that they are essentially a representation of your personality. What credentials should our readers look for when hiring a fireplace installer?

A lot of training and continuing education are involved with fireplaces, especially when a new product is launched. We always know what the latest products are: each fireplace has nuances that are important for the correct functioning and safety. I

f you were to walk into the studio of Maria Charmaine Designs in Naples, FL, you would find an eclectic mix of décor and design features intended to both catch the eye and shake up routine thought process. “My studio is eclectic because it makes people think about what they really like,” says owner Maria Price. A designer’s job is an amalgamation of functions, many of which happen behind the scenes. And, in some cases, that starts with helping the customer discover what his or her dream is. Maria spoke to Design + Decor about how designers draw from their vast knowledge and expertise and undertake a multitude of tasks to transform their client’s dream into reality. The designer’s first task, says Maria, is getting to know their clients. “What kind of personality do they have?” she says. “What are their odd preferences and quirks? What color makes them feel happy when they wake up in the morning?” The designer needs to be able to describe their clients’ daily lifestyle, as well as how they like to entertain guests and a host of other details. Armed with that information, Maria and her assistant can start working to achieve their client’s goals. Once the designer has an idea of who the client really is, the next step is to create an overall design. “Floor plans are laid out, special areas such as reading rooms or hobby areas are integrated, and the basic structural feel of the space is determined,” says Maria. “For some, a more modern, open floor plan will be chosen, while others will seek a space more reminiscent of a bygone era, with smaller, cozy rooms and divided spaces.” With a basic floor plan in place, the detail work can begin. The designer offers a variety of options for every detail, including paint colors, tile patterns, and the style and placement of plumbing fixtures. “Our goal is to make the designed space a masterpiece of personalized functionality and aesthetic charm,” Design + Decor

says Maria. “Our intimate knowledge of the materials on the market and current trends in architecture make us irreplaceable resources in providing a diversity of ideas and possibilities.” But beyond being a fountain of helpful information, the designer also takes care of mundane tasks, such as ordering fabric samples and having them mailed to the client for review, and choosing paint-color cards to save the customer the hassle of traveling to a store and narrowing the options. With selections made, Maria explains, the designer takes on the role of project manager, researching all viable options for every detail, and choosing those that will achieve the desired effect while staying within the required budget. Designers handle the final selection of the materials, calculating and ordering the correct quantity, placing the orders and then tracking the shipments. Most designers either own a warehouse or have access to one. In that space they receive the material deliveries, open each item, dispose of the packaging, check for damaged products and work with the shipping company and vendors to replace damaged items. If orders run late, they handle all the legwork for tracking and expediting the items to complete the project on time. As the project gets fully under way, designers are an integral part of scheduling subcontractors, checking on materials and overseeing the mission to completion. During construction, they answer questions about details such as door swings, plumbing locations and lighting positions. “We work with the subcontractors to perfectly execute the construction of specialty areas, ensure that the desired visual effect is achieved in each space, and make sure ultimate functionality is realized, based on the client’s preferences,” says Maria. Throughout the process, the designer addresses the client’s questions and concerns and provides answers and solutions. In short, the designer not only guides the process, but smooth out the wrinkles for every participant in the process. Maria stresses that a key responsibility of the designer is to stay within a budget. For some companies, a minimum budget is required to secure the firm’s services; others will assist with something as small as choosing paint colors or completing a simple room remodel. The scope of the project often determines whether the designer will charge an hourly fee or provide a comprehensive quote for the job. Either way, the designer must be vastly knowl-

edgeable about vendors and material options to get the greatest value for the money allotted. “That’s why we often spend our ’spare’ time going to markets, tracking market trends and staying abreast of the new products available,” explains Maria, “as well as learning which vendors offer the most cost-effective options for products.” Then, as a project progresses, pricing is provided up-front, along with information about cost variations. For instance, if the price of gas goes up for a custom material, the freight on that item will increase. “We make the customer aware of all those variables up-front to ensure no unpleasant surprises or breach of budget,” says Maria. The designer also helps the client choose reasonable trade-offs and alternative options to make sure the final price point is in the desired range while the final project is the client’s dream come true. As the project draws to a close, says Maria, the finishing touches must be put in place. Furniture, fabrics and accents are chosen. The designer often plays an integral role in this process, offering fabric suggestions that might be less obvious—such as using Crypton, which is typically considered an outdoor fabric, for indoor furniture that is likely to get heavy use. By taking careful measurements of both rooms and furniture options, the designer can provide digital layouts using programs such as CAD, Revit or 2020 Spaces to show the client what the final outcome will look like with various options. Clearly, the work of designers is filled with myriad details and tasks, many of which are unseen and inherently thankless. “But as each project draws to conclusion,” says Maria, “their work pays off in a creation unique to the client, exclusive to their tastes and preferences, and inimitable in every way.” And if designers have done their job well, the clients have had a seamless and stress-free experience that culminates in seeing their dreams become reality. DALTILE

Beat the high tariffs of quartz for your next project with a product straight from the USA Story by Barbara Hood

F

ounded in 1947 in Dallas, TX, as Dallas Ceramic Company, Daltile makes a full line of tile, including natural stone, and is one the largest ceramic tile manufacturers in the world. It has been a subsidiary of Mohawk Industries since 2002, with its products branded as Daltile, American Olean, Marazzi and Ragno. While the company has factories in Bulgaria, Italy and Brazil, it focuses on offering products made in the USA. Daltile has 11 manufacturing facilities in North America, and 70% of the tile sold in North America is produced in one of those plants. By making the tile near the distribution location, the company effectively reduces cost and delivery time. To further facilitate the logistics of smooth product transfer, Daltile maintains a comprehensive distribution structure that includes 300 stores and four major distribution centers, and it maintains its own logistics fleet. The company keeps a large inventory—so large, in fact, that its U.S. inventory alone is larger than that of many companies worldwide. This allows Daltile to get its products on the market very quickly and maintain consistency across the market. Several of its factories rank as some of the most state-of-the-art facilities in the world.

Daltile proudly promotes tile made in the USA. With the high tariffs on trade with many countries, domestic production not only provides jobs and a boost to the home economy, but also allows better control over cost, fabrication and distribution. For instance, quartz is a very popular tile for use in countertops. Since China is the main producer of quartz tile, and with the high tariffs on Chinese trade, it is far more cost-effective for both Daltile and its consumers to produce quartz tile in the U.S. Daltile’s quartz tile production facility in Tennessee, one of only four such facilities in the country, meets the need for a domestic production facility and produces the largest countertop slabs in the world. And Daltile is careful to make its domestically produced items easy to identify. A visitor to the Naples, FL, design studio will find silver tabs inscribed with the words, “Made in the USA” attached to various products to guide consumers in their purchasing choices and encourage domestically made products. Daltile products are distributed through multiple channels and designed to meet the needs of a wide spectrum of the market. For example, in the company’s newest design studio in Naples, managed by Sara Irizarry, designers and clients have the opportunity to view various products and work with

a team of designers with a cumulative 50+ years of experience, who assist them with the specs and outline for tile in a particular project. Meanwhile, across town in a big box store, local contractors and do-it-yourself home remodelers can choose from a wide array of reasonably priced options to be purchased and installed as needed. Daltile prides itself on manufacturing above the industry standards for tile while being careful to remain priced to compete in any market. Its products and applications can be found in a wide variety of places, including starter homes, multimillion-dollar mansions, restaurants, facilities for the elderly, backsplashes, pool decks and even roofing materials. Daltile products are made of high-quality materials and designed to be as attractive as they are practical. The company uses a technology called “Reveal Imaging,” which is a process of digitally printing high-resolution images on porcelain. Using Reveal Imaging, Daltile can imitate the look of natural stone, such as marble and granite, or even materials like wood. Its imaging technology also allows the company to replicate textures such as that of a cut sandstone edge. When placed side by side, without touching the products, it is nearly impossible to tell the digitally printed ceramic tile from the one it is imitating. One of Daltile’s strongholds in the market is its dedication to developing innovative products that meet the need for tile in specialized settings. One such product, “Step-Wise” tiles, have a glaze additive that is added to smooth, ceramic tile to make it nonslip. This innovation allows fashionable ceramic tile to be used in a host of otherwise off-limits applications, such as restaurants, assisted living facilities and even outdoor areas, such as around swimming pools. Another product line that has been exceptionally popular for this company is its outdoor pavers. With a thickness of only two millimeters, these ceramic tiles are versatile for any outdoor application and come in a variety of styles, sizes and colors. Whether the desired effect is wood, Belgian bluestone, French limestone or simple slate, it can be achieved using Daltile’s line of porcelain outdoor pavers. Each summer, Daltile announces a group of new product launches. One of its newest offerings is called “panoramic porcelain.” These extremely large ceramic tiles are up to 126 by 63 inches, and either six or 12 millimeters thick. They can be printed to look like marble, granite or even marble mosaics. Because they are made of porcelain, they are lightweight enough to

tile large wall facings, and large enough give a seamless appearance. In addition, these generously sized tiles are far more affordable than their natural stone counterparts. With marble coming in at a nearly $100 per square foot and quartz at close to $60 per square foot, porcelain is much more cost-effective at roughly $40 per square foot. Roofing materials seem an unlikely match for porcelain in any form, but think again! Perennial roofing tiles—made of porcelain and digitally printed—are taking the world of roofing by storm, and are as sturdy and durable as they are attractive and fashionable. With tiles as large as 11 by 22 inches, Perennial roofing tiles are lighter and stronger than a clay roof, and boast a Class IV hail rating, Class A fire-resistance rating and the durability to pass hurricane code. These innovative, cutting-edge tiles come in a variety of print patterns, including clay, classic timber and slate, and offer an effective roofing option for all climates. In the near future, Daltile will be introducing click-together tiles. These ceramic tiles will interlock in a fashion similar to that of laminate flooring, and almost certainly will be available in a vast array of designs, colors and styles to meet the needs of the company’s customers. This new product not only allows much faster installation, it is a user-friendly option for doit-yourself remodelers who want tile they can install themselves to reduce labor costs. here are many ways to add a little finesse to your home design. So often homeowners fall back on quick fixes that bring instant gratification, such as new throw pillows, a new lamp or area rugs that are scooped up off discount racks. We’re all guilty of this, as we live in a society that feasts on immediate results, even when they are just meh. Taking home design to a fresh level of artistry takes patience, vision and sometimes guts. There are many different approaches, but two I embrace are colorful cabinetry and window treatments. Bring your cabinets out of the sea of white Shaker cabinetry. Push that comfort zone, even if you just do it in small doses. Change the finish of an island with a bold dash of color; test the waters with cabinetry that places color in a pantry. Along with the instant gratification mindset, we also seem to have dismissed draperies because they are often seen as old and dated. Rather, we should reconsider this finishing element. Soften the harsh edges of windows with billowing sheer panels. They are an attractive way to give a space a new vibe, very much like dressing up blue jeans with a sport jacket. These quick little tips that take your space from humdrum to dreamy are anything but quick to implement, however. Creating colorful

cabinetry on existing cabinets, for instance, requires an exceptional craftsman to finish the cabinetry. Thinking of adding new ones? Be prepared to wait eight to 12 weeks. Moreover, draperies are always more successful when customized. Off-the-rack drapery panels never hang right, are never the correct length and, more often than not, their color and textures don’t quite hit the mark. Take your time, find that perfect fabric and talented workroom, and sit back and wait six to eight weeks. As you bask in the glory of your new splashes of style, you’ll quickly question why it took you so long to make these small but adventurous changes. After all, good things come to those who wait! ant to vamp up your style without redoing everything? Do it with lighting! Lighting will always be one the most essential ingredients to your space when designing a room. It can completely transform a space not just by brightening dark corners, but by affecting your emotions. Almost every room should have a mix of lighting, including overhead, accent and task lights. In some common spaces, such as the living or family room, you might begin by hanging a reasonably priced organic ceiling fixture near the center of the room. One favorite on the coastal gulf shore is Selamat’s Three Tier Jute Chandelier, which has a ton of charm for a reasonable price. Another great way to vamp up your style is to add sconces that have two functions, such as a nightstand light paired with a task light. h e t h e r you’re a Florida native or have relocated here from elsewhere, there is no doubt that Naples has been gaining the attention of hopeful buyers. With plenty of waterfront homes and luxury communities located within walking distance of the nation’s greatest beaches, Naples is an attractive setting for a dream home—even if you’ll mostly use it to escape harsh winters or for casual weekend getaways with the family. The Bella Baia condominium and all it has to offer was one of those attractive locations for these buyers. An open or even larger kitchen might not seem possible in a condo setting, but Natasha and her team managed to create a large, well-defined kitchen space with clear sight lines into the dining and living areas. This kitchen boasts two islands for added definition, space and function. The crisp white backdrop adds to the modern and minimalist theme while still providing an inviting space. The sleek and modern design of the kitchen flows seamlessly with the surrounding spaces, including the eat-in bar area.

panoramic views of Hurricane Harbor and the bay, residents can enjoy amenities such as a pool and private boat docks, large threeor four-bedroom floor plans with private-access elevators, and two-car garages assigned to each unit. What’s more, there is convenient private access to the beaches just across the street. Situated on Gulf Shore Boulevard, this condo is ideally located just minutes away from Old Naples, Fifth Avenue dining, and shops and entertainment like the Venetian Village and Waterside Shops. Natasha Pereira, owner of NP Interior Design, is a Naples native and a creative with an eye for detail—which made her exactly the right person to take on the renovation these clients needed for their new home at Bella Baia. NP Interior Design offers a wide array of services, such as consulting for clients, builders and architects; space planning; staging and custom built-ins, just to name a few. For Natasha, designing a space that is both beautiful and functional for her clients is the goal. Never imposing on the client’s style choices, Natasha and her team ensure personalized service. They cater to the specific needs and style of each client, and never create the same space twice. All in the Details While the exterior of Bella Baia reflects the always tropical and

fun atmosphere of Naples, the building was constructed in the early 2000s, meaning that units that have not been recently updated still boast the warm-colored cabinets, tan tile floors and beige walls that were popular at that time. “It lacked architectural interest,” Natasha explains. She and her team focused on the client’s goals of a modern space with a larger kitchen and a new fourth bedroom to accommodate their family. They also wanted a condo that made them feel like they did when they looked out the back door: calm, serene and soothed. Natasha tells us the challenge of this renovation was to accomplish everything her clients wanted and decide what elements to remove from their initial ideas, after realizing they had entirely too much going on. They went with a lighter color palette and added warmth to each space with the textures of fabrics, cabinets and hardware they chose. As modern and clean as the space is, these details help keep it inviting. As the project moved forward, Natasha and her clients felt something essential was missing from the design. Within a day, they came up with a concept that worked and didn’t take away from any existing elements in the space. She explains, “The ceiling was originally meant to have beams, and we opted to remove them Design + Decor

and add paneling instead, and keep the ceiling high and simple so we didn’t take away from the fixtures over the dining table or the custom-designed TV unit.” Besides adding new paneling for depth and custom built-ins for function and style, the NP team focused on creating a modern space by using sleek and simple materials. Hardwood floors in common areas offer that home-style comfort while contrasting the super-chic kitchen with its bright white walls and white marbled countertops. The kitchen cabinets add color and shine with a cool gray tone that mimics the slight marbling of the countertops and softens the overall look. “The design elements we decided on were very minimal due to the fact that we had so much in texture,” she explains, “but we achieved this by adding glass panels to act as a wall that doubles as a soffit to hide harsh lighting. We also added a small ceiling detail in the master bedroom to create a contrast of color and to show off the modern fan with all the softer furnishings.” The NP design team successfully created a beautifully defined kitchen space without harsh lines dividing the area it shares with the formal living room and sitting area. They achieved this with an eat-in breakfast bar that can also serve as additional seating outside the kitchen. They also created a modern wet bar that adds function and space and helps define the kitchen area as you walk in through the foyer. Smaller details such as the island hood were removed and placed on the back wall of the new stove. Rest, Relaxation and Luxury Natasha and her team also added a fourth bedroom to accommodate her clients’ grandchildren. Decorated simply and elegantly, the new room features custom built-ins for storage and a stylish bunk bed to help maximize space. There’s even room for a crib for the smallest member of the family. Keeping with the modern theme, each additional bedroom is decorated simply with bursts of color in the accent details, like blue throw pillows and area rugs. While the condo is minimalist in style, there is nothing boring about this home. Each room has different accent pieces that hint at the unique style of these clients. The star, of course, is the master bedroom and en suite. Complete with a detached vanity area, the en suite features a separate standing shower and large soaker tub. The flowing Design + Decor

With a modern and minimalist look, this space still manages to deliver a sense of effortless luxury with a full-sized shower and soaker tub, and separate vanity area. Even the lighting fixtures are kept to a minimum, with simple wall lights and a modern high-sitting chandelier in the center of the room that furnishes just the right amount of light without overwhelming the room. The large balcony is another space that provides fresh and modern décor, with a cozy seating area and outdoor dining table for the family on those warm, breezy summer nights.

Reflecting on what she likes most about this home, Natasha says, “My favorite part of this entire project were the personal touches the client requested. We have a piece of art on the back wall that the client had me choose. I love this individual piece because it is fun and very colorful, and it brings some joy to all the formality of the space. The client also has a good friend who created a custom piece that has details from their lives blended into a painted American flag: she has her grandchildren’s footprints, pieces of china that were her late mother’s, and song lyrics that her husband wrote her many Design + Decor

The clients also collect art as they ’ve traveled, and that was important in adding more of their personal touches.” Last Looks While complications can always be expected during a renovation, Natasha says she was lucky not to have any surprises or delays. Her clients were very active and responsive in working with her team and their contractor. This is ideal for both client and designer, as the NP design team accomplished the total renovation in just five months, so their clients could fully enjoy it as soon as possible. And they very much are. “I love when they come into town,” says Natasha. “They always let me know how truly happy they are with the new space, and now they can finally enjoy it. tunning views, glimmering lakefronts and an exclusive golf club community are just some of the attractive features that sold these clients on their dream home at the Quail West Golf and Country Club in Naples, FL. Named Community of the Year by the Collier Building Industry Association, Quail West provides residents with the highly sought-after “hallmark of indoor/outdoor luxury lifestyle” of Southwest Florida. Residents can indulge in all the amenities offered, including a 70,000-square-foot clubhouse and championship-style golf courses. Close proximity to top-rated beaches, world-class shops and fine dining make Quail West one of the most desirable private communities in Naples. These clients fell so in love with the views from the property—and its elegant curb appeal—that they would have built a home from the ground up if there hadn’t already been one there. And while the estate home they chose was magnificent just as it was, the clients knew a renovation was needed to realize their unique sense of style and update the home to the bright and beautiful New England style they wanted. For this project, they enlisted the assistance of 41 West, one

of the top luxury home builders in Naples. 41 West has been building and redesigning custom luxury homes and condos in Naples since 1995. Its designers and architects use their expertise and personalized “5-star” process to bring the client’s vision to life from planning to final execution. 41 West coowner and lead designer Paul Widhalm worked with these clients to achieve their idea of the perfect home. Home Is Where the Kitchen Is While the clients loved many features of the existing home, they believed the original Tuscan style was dated and dark. Their main concerns, says Paul, were to open up the kitchen and update the house to reflect their modern and fresh style. The 41 West team and their clients saw the potential, especially for their dream of a large open kitchen. The team achieved the homeowners’ goal by removing the existing eat-in counter to open up the flow of the room, and replacing it with a modern, minimalist island in the middle of the space. The island now provides extra space without cluttering the room or closing it off from the rest of the home. Design + Decor

Straight lines and an open concept throughout the kitchen offer an organic flow from one room to the next, while still establishing a defined space. A sleek and modern island with special quartzite tops brings in elegance and a refreshed feeling, while the custom dark oak wood built-in breakfast bar breaks up the bright white crisp look. This stunning minimalist kitchen has no clutter or unnecessary extras.

In addition to an open format, the clients needed all the amenities of a high-end modern kitchen, like pantry storage and smart counter space for appliances. The new kitchen features updated design elements, such as a quartzite stone slab used for the countertops, which Paul says was an interesting choice of material that adds drama to the space. The 41 West team also used a dark oak wood slab to create a custom built-in kitchen table—the same oak they would use to update the flooring throughout the home. Home is where the kitchen is, as the saying goes, and since this kitchen is located directly in the middle of the home, it was important to create a unique and well-defined space while keeping it open to the 74

rest of the home. To achieve this, the team made the kitchen the center point of the home, while ensuring that the surrounding spaces flowed through and maintained their individuality. New England Dreams Turning this Tuscan-style villa into a beautiful New England-style cottage (although far from any cottage you’ve previously seen!) meant applying a fresh coat of bright, light-colored paint to replace the warm yellow tones throughout the home. Both the interior and exterior now boast bright hues of blue and white with contrasting dark floors and furnishing. The original flooring—which featured a bright, chiseled stone commonly found in Tuscan- and Mediterranean-style homes—

was replaced with sleek dark oak wood panels. To modernize the home, the team added paint-finished wall paneling, which helped refine the look of the spaces throughout the home. Additional details like lighting and ceiling fixtures, more windows and custom wall-length built-ins achieve the open and refreshed look the clients were hoping for. Metallic accent pieces also help brighten and contrast against the darker couches and floors, providing an elegant balance throughout this stunning property. The clients also make a statement with their unique sense of style shown in the exterior of the home. They had the team use cypress ceiling paneling to add drama and texture to the outdoor lanai terrace. They went with powder blue and white outdoor furniture to contrast with the darker wood ceilings, making for a cozy and luxurious sitting space to take in those beautiful views. Expecting the Unexpected Going into a renovation, homeowners should always be prepared for surprises. During this project, Paul and his 41 West crew proved that having a team that can quickly adjust and work past potentially expensive delays is extremely important. While renovating this house, Paul explains, his team did not have all the original construction plans and drawings, specifically for the roof. They moved forward assuming the roof was constructed as they’ve typically seen many times before, only to find that it actually was built differently. This meant the team would need to reengineer and re-support the structure of the roof. But even with this minor hurdle, 41 West managed to get the work done without extending the total renovation time, completing the project in just five months.

Months later, Paul is still receiving praise and positive feedback from his clients, who are thrilled to be settling into their new home. While all the open and common areas in the home have been renovated and updated, Paul notes that the bedrooms, including the master suite, were not redone. He believes that if these clients take on any further renovations, they will start with the master suite. For now, however, they are happy in their new corner of paradise. hat happens when you find the perfect place to dock your boat, but the home behind it isn’t quite so perfect? You call in the talented design duo of Ray Maestas and Lisa Lovetto and let them work their magic. “Our clients found the perfect waterfront location for their boat,” says Lisa. “But even though the existing home had a casual, beachy vibe and a certain charm to it, the interior of the home was run-down and very much in need of a modern facelift.” The design concept for this home renovation was coastal with a twist—which Lisa calls “coastal sophistication.”

Where the original living room once stood is now the focal point of the entire home: a newly designed staircase that welcomes visitors and provides a spectacular view of the billiard room.

The goal of the redesign was threefold: First and foremost, create the ideal waterfront location to dock a boat. That was accomplished by dredging the channel in front of the house to make a space deep enough to accommodate the clients’ boat and give them easy access to the Gulf of Mexico. Second, create a fun, welcoming space where the homeowners could escape with their children, grandchildren and dogs. Third, design a wonderful space that would allow the family to easily accommodate and entertain their many friends. The owners’ wish list for this renovation also included modern, easy-to-maintain finishes suited for indoor and outdoor use. This coastal-inspired home came Design + Decor

with a decent exterior, which the homeowners wanted to preserve. The interior, however, was another story. “Nothing—not a wall, not a floor, not a ceiling—was level or square!” says Lisa. “It was a nightmare for the carpenters and cabinet installers.” The other challenge centered around space planning, since the original interior layout was a maze of walls and discordant materials. The design team removed many of the interior walls, including every interior wall on the second floor, to create a much more orderly flow. With the interior of the home essentially gutted, the team then put together a layout that would enhance space flow and open the interior to more natural light. The first material selected was the beautiful wide-plank hardwood flooring that is used throughout the home. This provides warmth and durability against the daily human and dog traffic. The designers also added many built-ins and focal features, which were customized out of rift-cut white oak and stained to complement the new oak flooring. Focal Points Defined The most challenging and spectacular feature of this renovation is the newly designed staircase. The team members entirely removed the original wood stairs, along with an odd-shaped, two-story wall that split the original entryway from the living room and dining room. 82

They redirected the stairway at the landing to allow a more natural traffic flow: one direction flows toward the kitchen and dining room, the other towards the front door. The removal and redesign of the original stairway left a beautiful open space, with nothing but a newly trimmedout load-bearing column and a landing that allows an unobstructed view of the rooms below. The homeowners love entertaining, so the original formal living room to the left of the new stairway was transformed into a billiard room. Visitors and partygoers can stand on the large, newly created landing and get a superb view of the billiard room below. The billiard room itself features a beautiful stone focal wall complete with large-screen television. Barstools and drink rails were added to enhance the appeal of the party space. Another upgrade to the original home’s entertaining space, just to the left of the kitchen, is the great room. This space is simply spectacular—and unique in that it contains both a music room and a wet bar. Music fans will love the centerpiece of the great room, a white baby grand piano—most definitely a showstopper! Next to the piano are four comfortable leather recliners circled around an LD customdesigned and fabricated round display table. Barstools face the entertainment wall, which is complete with custom built-ins, a large-screen

TV and a modern gas fireplace. The fireplace is beautifully clad in book-matched marble, giving an exquisite air to the room. Classic Stone is the creator of this outstanding marble wall design. The other defining area of the great room, the wet bar, features a large built-in banquette specially designed by master craftsman Michael Schmidt of Michael Schmidt Custom Interiors. According to Michael, banquettes have increased in popularity in new home construction and home redesign. The banquette often becomes the heart of a room, allowing family to meet and gather in a comfortable spot that offers an alternative to a traditional table and chairs. This great room’s many custom built-ins and new beams, all done in rift oak, are designed by Southwest Woodwork. The Heart of It All Just off the newly created central staircase is the heart of every home: the kitchen. The entrance to the kitchen is marked with a cabinetlined doorway. Natural light floods the room and highlights a large center island. The owner loves cooking and entertaining, so this space features a layout that maximizes spacial design and flow. The kitchen abounds with storage, specialty stainless-steel appliances and beautiful lighting. Every inch was planned and taken into account, including the location of the Dacor Wine Station. The powder room was redesigned to have a unique twist: the addition of a shower, as requested by the owners. The room has a sparkly, modern feel to it, which the designers achieved by using iridescent

mother-of-pearl accent tiles around the shower, and modern, white finishes throughout. The main shower wall itself sparkles and shines with a unique mica-chip finish that was specially designed by O’Guin Decorative Arts. A mother-of-pearl vessel sink completes the elegantly different powder room. Second Floor Redesign The design team not only gutted the second floor of the home, but completely reconfigured it to enhance space flow and create an open feeling. The upstairs now includes the master suite, two guest bedrooms and two guest bathrooms. The master bathroom underwent the most dramatic transformation. According to the architect, Ray Maestas, there were several challenges to the redesign of this room, specifically concerning the plumbing. “During the initial construction phase, rerouting the plumbing posed a bit of an issue,” said Ray. “There was a little creative reworking to the way the pipes were routed down through the walls, around the kitchen and into the ground below.” The designers created a spa-like atmosphere in the master bath. A freestanding soaking tub takes center stage in this redesigned room. Adjacent to the tub is a custom steam shower with Atlantic Shell Stone floors, walls and built-in benches, all complete with motherof-pearl accents. The shower also amps up the spa feel with a Kohler rainshower head and a state-of-the-art music and lighting system. To finish off the relaxing spa experience, the homeowners can slip Design + Decor

into their far-infrared sauna. The bathroom vanities are custom-built, his-and-hers, wall-hung units, and two water closets keep the feeling of the his-and-hers-style master bath. The wide-plank oak flooring of the master bedroom anchors the room, while the lush fabrics of the bedding and window treatments soften and relax the sleeping space. The master suite also contains one very special feature: an essential oil bar, crafted in accordance with the homeowner’s design and specifications. This unique feature was added in lieu of a traditional morning kitchen, and deftly continues the spa aesthetic created in the master bathroom. The owners wanted a happy, sunset-inspired palette to enhance their home’s newly created beach house appeal. The overall color scheme of the home incorporates shades of white, griege and aqua, accented with pops of pink and orange. The textures and accents inside the home were selected because of a few unique fabrics the homeowner fell in love with—and Lisa Lovetto was happy to find a way to incorporate those gorgeous aesthetics into the overall design and color scheme of the home.

yndsey Davis Nicklas of L Design Studio didn’t know the interesting challenges that were in store for her when the owners of a Naples, FL, condo walked through her door. The new clients were collaborative and liked to push the envelope, so they sought out Lyndsey and her team to turn their newly purchased condo into a home away from home. The design they came up with was modern and fresh and showcased items that were important to the clients. Lyndsey calls it one of the most fun projects she’s ever worked on. The owners of the condo were from Michigan, and they were hoping to find a new home in Naples that they’d love and could enjoy during colder seasons. They knew just what they were looking for, and spent considerable time trying to find the right condo with a spectacular view of the water, beach and city of Naples. Fortunately, they did find a condo that met their list of requirements, but it badly needed updating. The one they decided on has an amazing view of the gulf and the canal, and they can watch creatures like dolphins and manatees in their natural surroundings. The original condo needed a lot of work because it was “just plain old and outdated,” according to Lyndsey. On the positive side, its antiquated design gave her team a completely open canvas on which to start over, though there were limitations to consider since the condo is one of many units in the building. This setup—where one condo is surrounded by many like it—means there are columns to work around. A smaller condo building also means elevators with space too limited to fit larger pieces required for the final design.

entirely new concept for the layout. In place of the chopped-up rooms, the architects designed a space that could easily accommodate family activities and entertaining, which was important to the owners. In the end, nothing remained of the original design except for the main fire walls and slab foundation. According to Lyndsey, the clients wanted space they could “move through easily” so they could readily enjoy the space with friends and family. Creating this kind of space was accomplished by reworking all the existing walls and creating interest spaces where columns needed to remain. Moreover, the original design of the condo did not take advantage of the appealing panoramic views, so the architectural team fixed that as well. The owners of this condo are art lovers. In fact, one of their favorite activities is traveling to events that showcase the work of artists from around the world so they can see the art of different cultures. It was from these shows that the owners fell in love with colorful glasswork. According to Lyndsey, the inspiration for the design of the condo was all their beautiful and brightly-colored glass artwork. “The design team decided pretty quickly that we were going to go with a fresh, modern look,” said Lyndsey. The glass artwork makes statements, featured in a custom-built wall with niches and special lighting. Other colors are brought in with pillows and accents, but 92

the color is mostly established with the bright works of art the owners love so much. The clients’ wish was for warmth but still modern; Lyndsey believes her design also accomplishes this by using bamboo veneer and some warmer wood tones along with the crisp white finishes. Ultimately, however, the homeowners wanted the artwork to be the focus, and she believes they achieved that goal. While the artwork brings the vibrancy, all the walls, trim and ceiling are painted Sherwin Williams Pure White SW7005 to make the unit feel larger and to elevate a lower ceiling. (Because the condo is a unit within a building, the ceilings had to remain at the original height.) Lyndsey noted that with condos of this size, it is important to stay consistent with wall color from room to room to make the space feel larger. While it’s interesting to experiment with color, one solid color is the best choice for smaller areas. According to Lyndsey, the biggest challenge of this renovation was “by far, the redesign of the layout.” There were numerous restrictions on how the team was able to relocate plumbing and change the location of walls, and the existing supporting columns had to be designed around. The difficulty, she said, “was coming up with a design that made sense spatially, but worked around all those restraints.” The featured art wall hides a column, as does another bamboo-featured

wall. The other nerve-wracking challenge, she says, was working around the small elevators. “We had to fly in the island countertop through a window with a crane,” said Lyndsey. The custom sofa had to find its new home that way, too. When asked about her favorite feature in the new condo, Lyndsey couldn’t decide on just one. Among them is a lighting detail they created in the main area: the design team held the ceiling down a few inches off the wall so they could use LED tape lighting all along the perimeter, which makes it look like the ceiling is floating. The effect is adding a “great architectural layer to a space that is simple in architecture,” according to Lyndsey. It’s one of her most favorite lighting details that her firm has done. The condo’s kitchen displays a large island that utilizes SapienStone and has waterfall edges. The entire back of the island is covered with SapienStone material. Above the island is LED recessed lighting with integrated recessed coves, also with LED lighting. The kitchen also features contemporary clean white slab cabinet door style throughout, as well as bamboo-wrapped columns.

The master bathroom is highlighted by the combined walk-in shower and tub area with a large rainhead ceiling tile and a handheld showerhead for added convenience. The freestanding tub is from MTI with a matching bench next to it. The floor is a wood-plank porcelain tile, which creates warmth and grounds the entire space. of the first things you notice upon entering the room. Lyndsey also loves the bamboo and metal detail in the kitchen along the back of the peninsula. Since the clients were open to suggestions and collaboration, Lyndsey had room to be creative, which she enjoyed. Lyndsey layered different materials within the condo to give it interest. She used quite a bit of Pompeii Quartz, which is extremely durable and consistent in color. For the flooring, the design team chose a wire-brushed, wideplank white oak for the entire condo, which also helps the unit appear larger. stone tile supplied by Ceramic Matrix. Lyndsey found assistance in the home design and construction from a few chosen vendors. Gulfcoast Kitchen Design helped design the cabinet layout and supplied and installed the Omega cabinetry. Naples Plumbing Studio took on the unique challenge of using wall-mount commodes to reposition any toilets that needed to be moved from their original location, since plumbing could not be moved. Custom furniture was designed by L Design Studio, and the sources for the furniture were Scan Design and International Design Source. The clients also needed to work around some sensitivities to mold and dust, so they brought in a lot of hypoallergenic products and reworked the ventilation and mechanicals accordingly. In addition, the entire condo is state of the art in terms of technology: the team used smart home technology to feature an automated thermostat and shades, along with an updated audiovisual system. The Naples condo renovation project took about eight to nine months to complete: about two months for the design process, six months for construction, and three weeks for furniture installation. Lyndsey said this project took this length of time because there were a lot of structural issues to fix, and all the windows and sliding doors needed to be replaced. These were done by WinDoor, which provided hurricane-rated windows. Lyndsey believes this renovation has a nice blend and collection of price points in terms of finishes, and she also likes the mix-up of design elements. “There were some modern, some sleek minimalistic designs and some more organic designs as well,� she says. The clients now have a completely overhauled dream condo that takes in views of wildlife and the city of Naples and also creates an open environment for entertaining guests and family for years to come.

C3 Gardens: Custom, Creative, Colorful

“P

lants are like people—they love to eat! Feed them a well-balanced diet, and they’ll perform like athletes.”—Tom Smith, partner at C3 Gardens, founder of Proven Winners. The concept for C3 Gardens was born five years ago on a visit to Southwest Florida. Tom Smith and Jack Barnwell were vacationing in the area with their wives, when Tom suggested, “You know, Jack, with your design talent and my custom growing ability, we could really bring something special down here that is not being offered!” The spark ignited a wildfire of ambition, but patience and knowledge were going to be key to developing the C3 business model. Jack and Tom knew that in order to offer something new, they had to be certain that their designs, plant materials and products could perform perfectly in the humid, tropical climate of Southwest Florida. After doing five years of plant, soil and fertilizer trials on Marco Island, they had the confidence they needed to officially launch C3 Gardens in 2015. Jack and Tom are no strangers to the art of cultivating all things green. Jack also owns Barnwell Landscape and Garden on the small island of Mackinac in northern Michigan. His company is responsible for the annual planting and maintenance of thousands of flats of flowers all over the island. Because of the complete motor vehicle ban on Mackinac Island, all of Jack’s landscape construction must be done without the use of trucks or machinery. Plants and materials are brought to the island by boat and moved on location by horse and bike power. C3 Gardens also maintains many of its clients’ plantings by bicycle, as Jack and Tom have found that this not only provides a more efficient means of transport, but significantly decreases the impact on the environment. 104

Tom literally grew up in the greenhouse industry. At age seven, he began helping his father with everything in the greenhouse, including irrigating crops, mixing fertilizer and transplanting. As he grew, so did his love of the greenhouse industry. Once he graduated from high school, Tom started his own greenhouse business and produced its first spring crop in 1977. He also co-founded Proven Winners, a cooperative made up of a team of horticultural experts. C3 Gardens offers both residential and commercial clients innovative design of seasonal gardens in container collections and garden beds. The team begins the process by custom growing many of the plants to achieve the desired look and results. Then the firm carefully transports the plants to the client location, where they are installed by the C3 Gardens crew of specially trained gardeners. Indeed, every member of the C3 Gardens team is personally trained by Jack in the “art of gardening” to ensure that every customer’s home or business reflects their own distinct character. “The concept for C3 Gardens has been a dream of mine for almost a decade,” says Jack. “I love plants, design and Florida.
