With Thanksgiving upon us once again this month, it got us thinking about all the things we’re thankful for. And that got us thinking about how being thankful tends to bring even more into your life to be thankful for. It seems that feeling satisfied and gratified is the message to the universe to bring more joy into our lives. Have you noticed that? With those sentiments in mind, we gathered some of our favorite thoughts and sayings about gratitude to share with you today. From our family to yours, we send our best wishes for robust health, uncomplicated joy, and unending appreciation for the things that you hold dearest.

“When you arise in the morning give thanks for the food and for the joy of living. If you see no reason for giving thanks, the fault lies only in yourself.” – Tecumseh “Gratitude is the ability to experience life as a gift. It liberates us from the prison of self-preoccupation.” – John Ortberg “Appreciation is a wonderful thing. It makes what is excellent in others belong to us as well.” – Voltaire “Got no checkbooks, got no banks, still I’d like to express my thanks. I got the sun in the morning and the moon at night.” – Irving Berlin

“Enjoy the little things, for one day you may look back and realize they were the big things.” – Robert Brault “Wear gratitude like a cloak, and it will feed every corner of your life.” – Rumi “What separates privilege from entitlement is gratitude” – Brene Brown

“No duty is more urgent than giving thanks.” – James Allen

“The heart that gives thanks is a happy one, for we cannot feel thankful and unhappy at the same time.” – Douglas Wood

THINK LIKE A BUYER.

First and foremost, you must learn to view your home as a buyer would, not as you see it. How do you do that? When we meet to discuss listing your home, we will give you our expert advice on what buyers want today. What motivates them? What deters them from making an offer? For your specific property, we can tell you just exactly who the typical buyer is, and we can assist you in creating and marketing the home that they’re looking for. Since first impressions mean everything and most buyers are shopping online; professional photography, video marketing, and a robust online network of potential buyers are critical. We’ll show you all of the marketing your home will receive, right down to your specific buyer demographic. Anything less for an online presence will seriously derail your success. While you’re changing your viewpoint to think like a buyer, you’ll need to reposition your frame-of-mind as the homeowner. Consider your home as a product that we’re preparing and marketing to gain the highest sale value – this isn’t your home anymore. We may suggest some improvements such as painting or reflooring. We may suggest staging empty rooms or removing some furniture to accurately highlight roomy spaces. Removing family photos and personal mementos allows the buyers to imagine this as their home, not yours. What else would a buyer be sensitive to? Let them focus on all that they’re getting, not what they aren’t. Therefore, if there are any fixtures or “mustkeep” items such as chandeliers or mounted flat-screen TVs that wouldn’t convey with the property, it’s best to remove them completely before listing the home for sale.

Mary’s Food Bank

& NOTEWORTHY

WHAT THEY DO: St. Mary’s Food Bank was the brainchild of John van Hengel as a “bank” where individuals and companies could “deposit” excess food for those in need to “withdraw” it. Thus, the world’s first food bank was founded right here in Phoenix. St. Mary’s distributes food to hundreds of its nonprofit partners throughout Arizona. These agencies include food pantries, dining halls, homeless shelters, and more. They’ve also developed a specific children’s feeding program, named Our Kids Café to help feed the hungry children in our communities. Further, St. Mary’s offers a program to teach adults to have successful employment in the food service industry. The Community Kitchen is a hands-on training program that has graduated countless individuals to become gainfully employed.

FIREPLACE MAKEOVERS

Often, the fireplace is the focal point of a room.

But what if your focal point turns out to be a big dud? Renovating, updating, and modernizing fireplaces are a big trend in home design today. Even better, with a relatively inexpensive makeover, your unattractive fireplace can easily become the star of the show. UPDATING BRICKS Seems surrounding the fireplace with traditional red brick was all the rage a several decades ago. If you’re stuck with such a look, it’s simple to bring that old relic back to the future. One of the easiest ways to transform? Paint those bricks. There’s always the modern, clean look of white bricks, a bold and sexy pop of color (think rich navy or charcoal gray), or even the rustic, farmhouse style of whitewashed or antiqued bricks. If you’re able to take it beyond a simple paint job, you may even consider covering the bricks with a sleek, luxurious marble, cultured stone, or even richly painted wood. Another way to add drama? Take the material all the way up to the ceiling. MANTLE WOES Some mantles are plain and unimaginative. Some fireplaces don’t have a mantle at all. Consider the minimalist look of a single piece of antique, reclaimed wood or even the more elaborate and traditional look of a complete wooden wraparound mantle.

UNINSPIRED HEARTH Dark, boring, and dated hearths can be brought to life with fresh, new materials. Often, building a raised hearth from one at floor level can be a game-changer. TUSCAN OVERLOAD Perhaps your fireplace is the last piece of the Tuscan décor that you’ve been transitioning away from. While tumbled travertine and elaborate Cantera stone were all the rage, if you’re modernizing your room, then you’ll no doubt want to update the fireplace too. Consider eye-catching and contemporary patterned tile or the sleek look of a poured-concrete surround. IT'S ALL IN THE SPARKLE Consider one last revamp. If it works with the rest of your décor, switching out the faux wooden logs in a gas fireplace to colorful and luminescent glass rocks can truly be the finishing touch on your modern-day makeover.

With that being said, the more you can remove emotion from the deal, the smoother it can go. That’s especially true when it comes to selling. Although this may be your beloved family home filled with countless memories, it’s imperative that you take an emotional step back and treat the sale of your home as a business arrangement.

SPOTLIGHT ON: St.

For anyone that has bought or sold real estate before, you know what an emotional purchase it is – for either party. High emotions can bring tension and drama to what is likely to be one of the, if not the, biggest financial transaction of your life.
