Flood insurance rate maps for a portion of Scottsdale have been revised, meaning a reduction in flood insurance premiums for more than 800 property owners.
& NOTEWORTHY
Not all the changes are good news for property owners. A small section of the Rawhide Wash floodplain was reclassified to reflect a higher risk of flooding. Property owners in that area, totaling fewer than 200, may face added insurance costs, depending on their risk of structural flooding. They will have an opportunity to work with the Federal Emergency Management Agency to assess their individual risks. Based on those findings, they could see their insurance requirements remain unchanged or even dropped. WHAT THEY DO:
“With the support of many community partners, the Miracle League of Arizona is able to offer a safe and successful baseball experience for children, teens and adults with disabilities or special health care needs. Our players start at the age of four and go up into adulthood. There are different teams for the various ages and skill levels, with even a competitive league for players who want to put their knowledge of the game and their baseball skills into practice. We try to eliminate the barriers that prevent players from playing ball, to do away with stigmas, to replace isolation with inclusion, and to wash away discouragement with the power of friendship. Miracles really do happen every week at the Miracle League of Arizona.” HOW CAN YOU HELP?
· Volunteer: Activities include coaching, umpiring, being a one-on-one buddy, helping with score-keeping, running iTunes, announcing the games, and helping with fundraising and awareness events. · Donate: You can sponsor an athlete – donate $250 and enable one athlete to participate in a full year of baseball! Or donate $2500 to sponsor a whole team. Or, any monetary donation is appreciated.
When dreaming of a wine cellar, you might think of it in a new house and not in your current one. A wine cellar may seem as though it needs a lot of space, or that it must be in a basement and incorporate complex cooling systems with some stone decor. With the soaring popularity of wine and collecting, wine storage options have opened up, such as converting existing closet space into quality wine cellars. Choosing the Closet for a Perfect Cellar When selecting which closet to convert, choose one that is ideally on an inner wall in the house and is not on an exterior wall. This will keep temperatures for the wine more stable. A portion of the house that is shaded by trees or in a basement also works well. If none of your closets fit this criteria, consider using an armoire or a wardrobe. Inside the Closet Cellar Ideal conditions inside the wine cellar are dark and cool, starting at about 55 degrees Fahrenheit and not going above 65 degrees F. If you are going to refrigerate the closet, line it with 1-inch rigid insulation and a vapor barrier. To Refrigerate the Closet or Not Refrigerating the closet will certainly be an additional expense. Ensure the closet is big enough to make the expense worth the effort. If it just a small closet with a small wine collection, refrigerating and insulating may not be necessary. Doors and Lights If you chose to refrigerate the closet, ensure the doors are insulated and sealed. When looking at inspiration photos of closets converted to wine cellars, you will see projects that have French doors or doors with glass panels. Even if you do not refrigerate the closet, have a door that keeps the light low and the temperature inside the closet consistent. If there are lights inside the closet or just outside, use low-heat lights such as LEDs as opposed to halogen, which generate a lot of heat. Racks and Shelving There are many options for the shelves and racks. You can use recycled wooden wine crates, make custom shelving or purchase wine racks. If you are building custom shelves, remember to consider the size of bottles that you may collect one day, including an occasional magnum of wine.

The changes come after an area along Rawhide Wash was restudied, from north of Happy Valley Road to south of Pinnacle Peak Road. The analysis took into account infrastructure improvements and improved flood-modeling techniques. The results indicated floodplains for that area could be reduced in size, removing more than 800 property owners from its boundaries and dropping a requirement that they carry flood insurance if they have a mortgage.
