The North Scottsdale market behaves differently depending on the price point. When we examine data for homes selling for under $500,000 versus those selling for over $500,000, the picture looks quite different. In North Scottsdale’s higher price points, supply continues to outpace demand. However, homes under $500,000 are experiencing some appreciation in pricing. So far in 2017, there have been 28% fewer listings and a 6% increase in sales compared to last year. That is certainly an indication of a seller’s market in that category. Market statistics aside, a different but consistent trend we are seeing is the desire buyers have for quality over quantity. Expansive square footage isn’t necessarily as important to buyers as are a functional floorplan and quality finishes. Many sellers looking to downsize would love a smaller version of their current upscale home without the rooms they never seem to use any more – such as formal living rooms and unused bedrooms. A smaller-sized home is typically not hard to find. However, the quality detailing and fine finishes they desire is generally harder to find for those looking to downsize.
Great room floorplans with one main living area in the home are the overwhelming request we see from buyers and the new homes being built are all showcasing great room floorplans. Sellers should keep in mind their home might be a smaller home for potential buyers and doing some remodeling to enjoy for themselves now can help when they go to sell down the road. Many of the homes in North Scottsdale are now at least 15 to 20 years old, so remodeling is key. We're seeing owners taking down walls to create a much-desired open floorplan as well as plenty of kitchen and bath remodels. There are many factors that determine value beyond just mileage and condition; such as originality, documentation, special history or provenance, factory upgrades, production numbers, and much more.
