Nearly 200 artists applied for the opportunity to create an iconic sculpture for the premier, nationally recognized equestrian center. Impulsion reflects Arizona artist Jeff Zischke’s desire to create an iconic sculpture that serves as a grand entry to the renovated equidome and new North Hall at WestWorld while projecting the excitement of explosive movement in equine form. The form is an amalgamation of several breeds and signifies the power, nobility and beauty of the entire species. The sculpture is made of stainless-steel square tubing for durability and low maintenance. The reflective quality of this material adds luster while the construction makes the tubing appear to float in formation. Zischke stated in his proposal that “at the most fundamental level, my intention is to create a site-specific work that is unique, educational, and interactive – to create a catalyst for an experience that tells visitors that Scottsdale is a place on the move, with all the propulsion and the power of the large, elegant horse they are looking up at.” Lighting through controlled LEDs flush-mounted to the pavers is an integral part of the sculpture’s night presence as the stainless steel captures and reflects the colors. The overall dimensions of this monumental sculpture are: 20’-24’ tall,

SONORANSEED PODS Scottsdale artist Jeff Zischke also created this series of sculptures based on the shapes of seeds and seed pods of the Sonoran Desert trees, shrubs, and wildflowers found in the park, such as mesquite, creosote, brittle bush, and yucca. The individual sculptures are placed along the ¾-mile hiking trail that makes a loop through the east end of the park. An entry marker, honoring the memory of longtime Scottsdale resident and art enthusiast, Frank Crerie, is located at the top of the nature trail. Mr. Crerie’s bequest to Scottsdale Public Art made this project possible.

JACK By: John Randall Nelson Location: Old Town Scottsdale

Standing 26 feet high, One-Eyed Jack is a painted steel jackrabbit sculpture by Tempe-based artist John Randall Nelson. The 20,000-pound sculpture stands on the corner of Marshall Way and Indian School Road, welcoming residents and visitors to the art galleries, shops, and restaurants in Old Town Scottsdale’s arts district. One-Eyed Jack stands as a reminder of Marshall Way’s history and a nod toward its future. Like Lewis Carroll’s fictional white rabbit, the sculpture beckons us to make the leap into Old Town Scottsdale. Conceptually, rabbits have been symbols of rebirth, cleverness, and foolishness. They also reference magic, transformation, intuition, luck, and the power of listening. A geometric abstraction, One-Eyed Jack sits alert and listening. The jackrabbit here is analyzed, broken up and reassembled, using shape, form, and line to reduce the figure to its most essential and fundamental features, referencing the visual language of modernist sculpture. Imagine the pounding of hooves and the snort of galloping horses as they race across the wild Arizona terrain, their intrepid riders passing off precious satchels of U.S. mail in a dramatic relay. The original Pony Express was created on April 3, 1860 to carry mail from St. Joseph, Missouri, to Sacramento, California, a distance of 1,960 miles. The mail was carried in a leather vest or mochila designed for a quick change. This legendary American tradition established in 1860 was revived in 1958 by Arizona’s Hashknife Pony Express—who have continued to deliver the U.S. mail on galloping horseback with their annual 200-mile relay from Holbrook to Scottsdale. The sculpture’s authentic detailing and explosive action freeze-frame a distinctive piece of American legacy. Passing the Legacy is the endpoint for the Annual Hashknife Pony Express ride.

Artist Herb Mignery is a noted Western artist and sculptor. He gained early recognition for his classic and humorous Western cartoons and rose to fame when he started sculpting scenes from his early Nebraska farm and ranch days. Mignery’s attentionto-detail and sense of classical composure bring to life the realities and stories of the American West. A Nebraska native, Mignery has been a member of the prestigious Cowboy Artists of America since 1984. In Passing the Legacy, a vintage 1860s horse and rider represent the original Pony Express. The lead rider, of modern-day origin, reaches back to grasp the passing legacy, ready to plunge forward into a new era. It took twelve months for the artist and fabricators to refine and create the life-and-a-quarter-size bronze monument, which is 20’ long. The mold was divided into 170 sections and reconstructed in the “lost-wax” bronze casting process.

From its valiant yet humble beginnings as an aviation training facility for pilots during World War II, to today’s booming economic engine buoying North Scottsdale’s employment and revenues; the Scottsdale Airpark has led a fascinating existence.

SCOTTSDALE AIRPORT began in June 22, 1942, as Thunderbird Field II, a basic-training facility for World War II Army Air Corps pilots. Since its inception, Thunderbird II graduated more than 5,500 students, a total three times greater than the entire total contemplated by the Air Forces' original expansion program. In addition, Thunderbird II pilots flew nearly 26,500,000 miles, more than 3,000 times around the world at the equator. Two years, three months and 24 days later it was deactivated. While in operation, Thunderbird II underwent a transformation that took it from a small piece of isolated desert to a primary training school. This transformation is attributable to visionary Air Force officers such as General H.H. Arnold and Lieutenant General B.K. Yount, and the THE LUCKYS | LISALUCKY.COM

civilian contract school operated by Leyland Hayward and John Connelly and supervised by Army Air Force personnel, who played a key role in creating a program that would help build the world's most powerful aerial striking force. One of three Southwest Airways' training schools in the Valley, Thunderbird II's first class of cadets, arriving before the field was pronounced ready for occupancy, had to be trained at Thunderbird I in Glendale. Not until July 22, could all personnel, consisting then of 28 flight instructors, move to the Thunderbird II location in Scottsdale. Throughout World War II, Thunderbird II devoted its every facility to the training of more and more cadets. As war clouds thickened over Europe, the quota of men to be trained increased with virtually every class. In November Thunderbird Field II in 1942

1943, the peak was reached; 615 cadets who flew an average of two hours a day, making 1,845 separate takeoffs and landings. In a period of ten weeks, students received a total of 65 hours of flight training and 109 hours of ground school. In spite of the intensified training, the field gained a widespread reputation for thoroughness of instruction and high caliber graduates. An increase in the number of students brought about a similar gain in the number of persons employed, until in January 1944, Thunderbird II's payroll boasted 508 employees, with a total monthly salary expenditure of $115,247. Gradually the tempo slowed as World War II came to an end. So well did civilian contractors complete their initial assignment, that by August 4, 1944, only 40 of the original 64 primary schools were still in operation. At the closing of Thunderbird II, only 15 remained opened to complete the task of primary training. Thunderbird II's mission was accomplished – a great Air Force was built in far less time than anyone ever dreamed possible.

After the war, Arizona State Teachers College (now Arizona State University in Tempe, Arizona), acquired the airport in order to implement its own aviation program. Distance from the college campus and cost of operating an aviation program soon convinced the college to abandon its plans. The Arizona Conference of Seventh Day Adventists purchased the Airport in 1953 and established Thunderbird Academy. Former barracks became dormitories. Hangars were adapted to house a wood products industry and a vocation education center offering training in mechanics, woodworking and welding. The airfield itself became a training field for missionary pilots. In 1963, in order to finance renovation of its physical facilities, the academy commissioned the first combined-use design of a clean industrial park surrounding an airport.

The City of Scottsdale acquired the airfield portion of the academy's property in 1966 and has continued to own and operate it since that time. The first fixed-base operator was selected in April 1967, and the first business jets landed at Scottsdale Airport in August 1967. The first airpark tenant, Casa Precision, broke ground for its first building unit in August 1968. By December 1969, 127 aircraft and 20 helicopters were based at Scottsdale Airport (SDL).

In 2018, a new Aviation Business Center was built featuring a Stearman, a historic aircraft similar to those flown during WWII, at the airport which is the centerpiece of the Thunderbird Field II Veterans Memorial.

The workforce within its boundaries has tripled in the past decade, making it the third largest employment center in the Greater Phoenix region. One of the most significant aspects of Scottsdale Airport is the major economic stimulus that it provides to the city of Scottsdale and north Valley region. A 2014 economic benefit study indicated that aviation activity at the airport and in the airpark created $536 million in total economic benefits for the region. Aviation activity supported 3,462 jobs and added $25 million to local and state revenues. The Thunderbird Field II Veterans Memorial As a memorial and monument to Thunderbird Field II and its military history, the Thunderbird Field II Veterans Memorial honors the airfield’s aviation pioneers as well as the sacrifices of all military veterans. The memorial plaza is positioned at the entrance of the Scottsdale Airport business center and restaurant complex with information displayed on touch-screen kiosks. Visitors are able to learn about all aspects of the aviation industry: from pilots to avionics, to the rich history of Arizona’s contribution to WWII. At the center of the memorial is a Boeing Stearman PT-17, the aircraft that was used for the field’s military training during the war. This particular aircraft, hung prominently for all to see, was built in 1941 (with a manufacture date of September 11th). Surrounding the memorial is a park-like plaza where visitors may linger on the manicured grounds. The memorial is open to the public 365 days a year and is free of charge to visit. Home Renovations That Don’t Always Increase Your Property’s Value Many homeowners understand that they may need to invest in some home improvements before they put their property on the market. However, it’s wise to understand which improvements will be a good return on your investment, and which ones may be a waste of money. Here, we’ve outlined why some renovations may be a mistake: 1. Adding a Swimming Pool – While it seems that most homes in our area have a swimming pool, the cost of installing one generally outweighs the value that it will add to your home when it’s time to list. Additionally, keep in mind that not every potential home buyer wants the expense and maintenance of a pool. 2. Investing in Renovations That Aren’t Universally Appealing – Fabulous new lighting fixtures, designer paint and flooring, expensive window treatments; these can be tricky if you go too trendy or stylistic. Instead of focusing on what you would like, compel yourself to choose what is generally appealing to a broad target market. Bear in mind too, that not all “improvements” will actually give the home any additional resale value. 3. Spending Too Much on Materials and Too Little on Installation – When it comes to the materials and the installers you choose, buy well and hire well. Sometimes homeowners spend the bulk of their budget on the most expensive materials they can afford, assuming it will translate to a higher ROI. But if they're installed with poor craftsmanship, even the finest materials can fall flat. 4. Not Knowing When to Stop Upgrading – Don’t feel that you need to upgrade every facet of your home. The key here is to find the 20% of the upgrades that will add 80% of the value.

5. Completing Renovations That Don’t Match the Neighborhood – The bulk of a home’s value is determined by comparables within the neighborhood. Even if you spend $75,000 to build a separate guest casita, if other homes in the area don’t have one, it will not add a dollar-to-dollar value to your bottom line. 6. Refinancing Before Completing the Renovations – Some homeowners end up needing to refinance for cash out to complete the projects with a plan to do the work, then refinance with a higher appraisal amount. Arizona law requires a home seller to disclose any known material facts about the property that could impact its value or a buyer’s decision to move forward with the purchase. FLIPPING Your Primary Residence The fix & flip concept for real estate investors is a strategy that many have chosen either as their full-time career or to supplement their income. Done properly, strategically, and with a little market luck on their side, many of these investors have seen success and profits.

You’ll also have to deal with living through the renovations and be ready to move again relatively quickly. However, for some, these are minor inconveniences when weighed against the profits that can be made. Of course, you’ll also want to consult your CPA or financial advisor before you make an investment.

One of the downsides to investing in a flip, is the carrying costs of the property that will be incurred before it sells: costs such as monthly mortgage payments, property taxes, insurance, utilities, property maintenance, Realtor commissions and closing costs. These carrying costs are one reason why some choose to fix & flip a home that they’ll be living in – their primary residence. The basic idea behind primary-residence flipping is to buy a home below market value, move into it, make the necessary updates and renovations, and then resell it after the required two-year waiting period.

We have a lot of experience in helping our clients strategically choose the right property for such an endeavor. There can be some advantages to this. If you live in the home you’re renovating, you’ll only have one set of expenses and carrying costs, which can relieve some of the stress and anxiety to get renovations done as fast as possible and allows for less pressure to sell quickly. You’ll also be able to avoid paying capital gains tax by living in the property for at least two of the last five years after you’ve purchased it. This is known as the Section 121 Exclusion in the tax code which allows you to avoid paying taxes on $250,000 of the capital gains (filing as an individual), or $500,000 filing jointly as married. That’s quite a savings. There could be downsides to this too. The requirement to live in the home for a minimum of two years before you can sell it may be a hinderance to profits as you’ll be at the mercy of the ebbs and flows of the real estate market. The possibility of not being able to put the home up for sale when the market is running hot can be a disadvantage.

If the seller does not have personal knowledge of an issue, there is an area on the form to state as such. Again, this law requires sellers to disclose known facts. Further, the seller’s real estate agent or attorney are not permitted to answer these questions for the homeowner but are available to explain the questions if needed. Sellers will find that disclosing pertinent information saves a lot of time and hassle during the escrow process and goes a long way in avoiding any future litigation.

These magnificent animals can be seen galloping across flat expanses, emerging from the desert scrub to cool off in the river, or peacefully grazing on foliage. It is believed that generation upon generation of these wild equine have been inhabiting this area since the 1600s. Wild horses are descendants of the Iberian horses that were brought to America by Spanish explorers. Most notably for our area, missionary Father Eusebio Francisco Kino set up stockyards and brought hundreds of horses to the many missions he established throughout central and southern Arizona. Many of those horses had escaped or were released into the wild where they evolved as tough and durable stock without the influence of humans. Today, these majestic, enigmatic creatures are a favorite icon of the wild, free spirit of Arizona and the American West.
