From the Publisher “How Times Have Changed”
A local home-builder was seen driving his new 4x4 through town the other day where I live and I laughed when I saw the lettering on his truck; “Lord, let there be just one more boom like 2006 and I promise to be more careful not to ‘fritter’ it away this time.” (He didn’t use ‘fritter’, I did.) That sentiment seems to rule the world; everyone is waiting for the ‘good ‘ol days’ of the boom a few years ago. I feel those days are gone and may never return in our lifetime. Here’s why. Much of that ‘boom’ was the economic world about to explode, like the ‘flash in the pan’ of the old muzzleloaders that used a small charge of black powder to ignite the main charge inside the barrel. Too many businesspeople confuse that artificial boom then to reality now. Are we really better off when real estate prices are rising in double digits? Does a rapidly rising price for each home bode well for the vast majority of people that visit Maui or any other city in the world? It soon prices EVERYONE but the very rich out of the marketplace, then we all suffer with vacant homes, hotels and empty streets. Human nature shows people buy into a rising economy and forestall purchases in a falling one, even though it is ‘reverse thinking’. Look at gas prices. When they rise daily we top off our tank to keep from paying more tomorrow. When they fall we ‘wait till tomorrow’ to see if they will fall further, hoping we don’t spend more today than we have to. In other words when home and condo pricing rises people rush to buy before they go higher, which just fuels the spiral faster, giving everyone a false sense of security, thinking that is a ‘normal cycle’. Everyone from builders and Realtors to mortgage lenders jump on the bandwagon, benefiting from the price increases we saw worldwide during that time. Fueled by cheap and irrational funding policies during the ‘boom’ that took place a few years ago buyers bought homes and condos they could not afford and did not really need, many times thinking they will just use their equity in their homes to refinance or ‘rent it out’ when they are not living there. We all know the end result, a correction of epic proportions and we are all living with the fallout today. The GOOD news is, and there is plenty of it if you look, that home, condo, land and hotel prices have been reduced worldwide, even on Maui. That is a sign that normalcy has returned, where people buy property for the right reasons, not to just flip the home or unit for a quick profit. Greed at any level will dominate thinking if common sense does not prevail. Now the market is based on the common sense of the world economy, which benefits those that learn to adapt. Those that don’t will not survive. That is the cycle of life and business, on Maui and everywhere else.
