From the Publisher “Where Is The Bottom?”

It never ceases to amaze me how people try to time their purchases in life, whether it is for a car, real estate or any other item. We all remember the days when auto retailers first discovered rebates. It was like the dawning of a new idea, which cascaded into ‘employee pricing’ which seems to be the latest fad in selling new cars. Pity the poor buyer that actually pays full retail, boy do they feel dumb! Just think, everyone can save thousands and suddenly the automobile industry is flourishing like never before, when in fact all incentive pricing is built into the retail price. Suddenly the ‘employee price’ is the new ‘retail price.’ Too bad there is no ‘employee pricing’ for buying a home or condo, or is there? In reality real estate transactions are the ‘fairest of them all’ in many ways. A price paid is a ‘meeting of the minds’ between a willing buyer and equally willing seller; what could be more fair? The buyer pays the price they feel they can afford, the seller either agrees or doesn’t agree, and if they find that agreeable price a transaction is done, otherwise the home remains on the market. The only ones that lose out are those Realtors, mortgage brokers and others that end up spinning their wheels for days and weeks on end if the buyer is insincere, unrealistic or worse yet unqualified to actually BUY that home of their dreams if a mortgage is needed to consummate the purchase. Sometimes people focus on what Realtors earn when a sale is made, but seldom realize they often work hard for no income at all. It is hard to pay bills with money you never made on a sale you did not close. They take risks with their effort, money and often sacrifice the rarest commodity of all, their time, which can never be replaced. The real estate market is rebounding in many markets around the world, including many parts of Hawaii. It has hit ‘bottom’ and now prices are rising and inventory is shrinking, two signs that a recovery is well under way. As long as mortgage money is cheap and homes available there is great opportunity. The problem is many buyers sit on the sidelines too long, wanting to make SURE they get ‘the lowest price,’ when in reality the home they really want ends up being sold to another buyer. I don’t feel you can overpay for something you truly love, but you can lose out on opportunities for a unique property trying to squeeze out every last dollar from a transaction. I see it all the time, when I was a Realtor and now when I see other Realtors trying very hard to put a transaction together and clients not willing to budge, even a tiny bit, to consummate a deal. It is too bad. As they say, “More business is lost through indecision than the wrong decision,” and that especially applies to buying and selling real estate. If you are a buyer and find the property you truly LOVE, buy it, even if you pay a bit more for it. You will quickly forget the price but love the home forever. If you are a seller and find a ‘ready, willing and able buyer’ think hard before turning down that offer, or submitting a counter-offer. Those buyers are few and far between right now. It seems everyone wants ‘the best price possible’ and lose sight of the fact the first criteria should be if you truly want to buy or sell, it is all part of the negotiation, but should not be the driving force in all decisions. In the end, we ALL get ‘employee pricing’ just through negotiation, but be fair and don’t lose sight of the big picture which is often easy to do when emotion overrides common sense and logic. On a different note we have expanded our circulation now with Maui Real Estate Guide to include both Kaua’i and the Big Island of Hawaii, so our magazine will be seen on five islands now (including Molokai and Lanai), as well as Maui. We are working on Oahu and soon it will be on all islands in Hawaii. It has been one year since we bought the company and our expansion plans are right on schedule. This brings added value to our advertisers and features their listings in far more locations than ever before. Have a great summer and remember, if you find that ideal home, BUY IT before someone else does!
