First Residential Launch at Marassi Al Bahrain BAHRAIN: UAE-based private real estate investment and development company Eagle Hills, in partnership with local developer Diyar Al Muharraq, announced today the launch of Marassi Residences, exclusive residential apartments featuring world-class designs and architecture, which will be situated within the mixed-use development Marassi Al Bahrain. Around 250 one, two and three-bedroom apartments in Marassi Residences will set new standards in community living, featuring exclusive contemporary finishes and amenities within unique midrise complexes. Marassi Residences is centrally located within Marassi Al Bahrain, which is a major component of the Diyar Al Muharraq mega-project. The developments are close to Bahrain International Airport and all main highways and roads networks, offering convenient access to residents and visitors.
Plan to Revamp Market Shelved BAHRAIN: Plans for a BD200 mn redevelopment of the Manama Central Market have been suspended pending a major review by the government. The Capital Trustees Board has now approved BD1.24 mn this year to patch the 41-year-old market up. The massive revamp project was unveiled in a special ceremony in August 2011 but a lack of investors meant it never went ahead. The Capital Trustees Authority will use the BD1.24m to install new centralised air-conditioning at the Lulu Shopping Centre and the retail sections at the market. Stalls at the meat and fish markets will be replaced, the loading area expanded and the truck stop section rearranged.
Residential Property Shows Stability BAHRAIN: Bahrain’s residential property sector continued to show signs of market stability during the third quarter of 2015 with insignificant quarter-on-quarter changes in key performance indicators, said a report. Despite the increasing demand for housing in the north-western parts of the country (in areas such as Saar, Jasra and Budaiya), residential rentals across all areas remained stable with a marginal

decrease of 0.1 per cent, according to leading consultancy PKF. Although current demand for office space is predominated by smaller units, minimal demand for larger units is still triggered by government institutions and renowned international firms. Due to the improved social and political stability in Bahrain, resumed business activity from multinational firms has been noticed in the kingdom.

Low Oil Prices Hit

BAHRAIN: Efforts to resume work on stalled real estate projects are being hindered by low oil prices and their impact on the national economy. The government has intervened in several unfinished developments after a new Real Estate Development Law came into effect last February. However, deals to pump cash into other delayed projects could be difficult to conclude. It is difficult to get investors from Bahrain or the region to come and take over the projects in order to complete them. The drop in oil prices, which fell below $30 per barrel for the first time in 12 years, combined with budgetary cuts in Bahrain and the GCC had reduced the flow of money to the real estate sector.
GFH Starts Site Work at BFH Project BAHRAIN: GFH, a leading real estate developer and investor, has announced the commencement of site preparation works at its $150-mn The Harbour Row development in Bahrain. The Harbour Row development is a mixed-use landmark project within the Bahrain Financial Harbour comprising luxury residential units and a promenade with a trendy commercial element. Once completed, The Harbour Row development will provide a tangible connection to the historic neighbourhood of Bahrain while appealing to residents seeking a contemporary and urban lifestyle, said a statement from GFH. The residential units include studios, onebedroom, two-bedrooms, three-bedrooms and penthouses. The design and layout of each unit has been carefully planned, with high-end finishing and a modern designed lobby and amenities all facing the scenic waterfront.

Property Market BAHRAIN: As GCC markets are forecasted to face prolonged economic challenges over the coming months, Bahrain looks set to be cushioned from the blow by continued infrastructure investment from the GCC aid fund. Despite negative impacts of the ongoing oil slump, the real estate sector in Bahrain has proven resilient, with solid returns still considered achievable, affording hard-pressed investors the
opportunity for potential growth in an otherwise unpredictable market, stated global property consulting firm CBRE in its Q4 market review for the kingdom. This was underlined by the seven per cent growth achieved within the construction sector during early 2015, as a raft of new development projects were launched across all real estate asset classes, but notably in the retail, hospitality and residential sectors.

Ready for Private Sector Investment QATAR: With Qatar’s ongoing infrastructure projects and new city developments offering plenty of potential for growth, virtually all sectors of the economy are ripe for private sector investment, said a senior official of Al Faisal Holding while speaking to the global publishing, research and consultancy firm Oxford Business Group (OBG). A major player in Qatar and abroad, Al Faisal Holding has interests in a broad range of business activities, including hospitality, real estate, commerce and industry. OBG’s interview took place against a changing economic backdrop which will see Qatar’s private sector playing a bigger part in the country’s development and a shift away from government support.
Spending Cuts Planned After Big Budget Deficit KSA: Saudi Arabia, whose finances have been hit by low oil prices, has announced plans to shrink a record state budget deficit with spending cuts and a drive to raise revenues from sources other than oil. The government of the world’s top oil exporter ran a deficit of 367 bn riyals in 2015. Its 2016 budget plan aims to cut that to 326 bn riyals, reducing pressure on Riyadh to pay its bills by liquidating assets held abroad. Next year’s budget projects spending of 840 bn riyals, down from 975 bn spent this year. The original budget plan for 2015 projected spending of 860 bn riyals. Revenues next year are forecast at 514 bn riyals, down from revenues of 608 bn riyals in 2015. This year’s original budget plan envisaged 715 bn riyals of revenues.
Investing Private Cash for Waterfront Project OMAN: Oman is planning a $1.3 bn waterfront development around Port Sultan Qaboos in the capital Muscat that will be paid for by investment from the private sector. The project is the first announced following the publication of the sultanate›s five-year plan which highlighted an increased

role for outside investment to help maintain development projects at a time of lower oil prices and squeezed state finances. Financing will be arranged through pension funds and private sector investment, with no government cash involved. The project, due to be completed over four phases up to 2027,
will be 51 per cent state-owned through the Oman Tourism Development Company and the remaining 49 per cent will be held by investors. The waterfront development will span 451,000 sq m, and will include hotels, as well as residential apartments and houses around the marina.

Louvre Abu Dhabi on Track for Mid-2016 Handover UAE: The construction work at the Louvre Abu Dhabi museum is progressing well and is on track for likely handover by the first half of 2016. The project has reached an advanced stage with the completed dome’s ‘rain of light’ effect, as envisioned by Louvre Abu Dhabi’s architect Jean Nouvel, and the installation work of 30,000 sq m of natural stone paving. Louvre Abu Dhabi’s construction was awarded to an Arabtec-led joint venture with Constructora San Jose and Oger Abu Dhabi in 2013. Once completed, the museum will feature permanent galleries, a temporary gallery, a children’s museum and an auditorium, in addition to a rich array of artworks, which visitors can admire across 9,200 sq m of display space.
$2bn Funding for Metro Expansion UAE: Dubai’s Road and Transport Authority (RTA) is seeking more than $2 bn to finance a 15-km extension of its above-ground metro train line to the World Expo 2020 site. The company is in talks with banks and contractors to extend the line from the Nakheel Harbour and Tower Metro station to the site of the mega international trade and tourism event located in the south of Dubai. The funding will probably include bank loans and export credit. The RTA has invited contractors bidding for the project to submit a financing proposal for up to 80 per cent of the project cost and may award the contract this month. Dubai government is shifting away from funding infrastructure projects entirely from direct government budgets and looking into tapping more private financing.

Investment in Antigua’s Real Estate

o all of you whose New Year resolution included a gym membership: Kudos to you and good luck with that! For the rest of us, who like me, wish the holidays were not quite over yet, I have something for you today to help you continue to dream happily of better days and, possibly, even better places. I have received a fair number of emails and phone calls with regards to the passport programmes some Caribbean countries offer. As these programmes all centre on an investment in real estate, there will be a short series of articles in this and the next couple of issues dealing with those real estate developments in a bit more detail. (I would like to point out here, that I do not want to advocate either of the programmes we will be looking at, nor advertise the specific real estate development projects for personal gain. They are simply examples chosen for their educational and informative nature.)

You may recall that I have already explained that certain countries do not only allow you the protection that a limited liability company bestows upon your assets, but also extend this protection to your person, by allowing you to carry their passports. Registering a new company requires some due diligence on the side of the consultant who does the job for you. This is required by the jurisdiction you are going to form your company in. The country generally wants to know who you are, where you live and if you have been ‘a good boy’ or ‘a good girl’, meaning, if you have lead a life without any significant hic-ups. To establish that, a reference letter from either your accountant, your bank or anybody is required, who would stand to lose something when giving a false testimony. If you have a close friend who is a police officer, now would be the time to ask him for the favour of putting in writing what a good person you are.

When you apply for a new or additional passport, this alone is not enough! Countries employ special agencies, whose purpose is to perform background checks on individuals and to find out whether that individual is hiding any substantial information such as previous convictions or affiliations with undesirable organizations. A medical test is also required and once all the checks and medical feedback is negative (which in this case is a very positive thing), the countries proceed with the naturalisation process – the adopting of a new or additional nationality. This can be completed – as in the case of the country we are looking at today - in as little as 3 months.
Let’s have a more detailed look now at this specific country: Antigua. Discovered in 1493, Columbus named the island after the “Church of Santa Maria de la Antigua” in Seville. In 1632, the English arrived FEBRUARY 2016 AH 21

and established a settlement, the first of its kind from Europe. Like other Caribbean islands, Antigua was turned into a sugar-producing hub. Slaves were imported from African countries until the abolition of slavery in 1838. The headquarters for the English fleet was located at the dockyard in English Harbour during the 1700s and 1800s when sugar-producing islands were of enormous value to Europe. On November 1, 1981, Antigua, officially referred to as the twin-island nation of “Antigua and Barbuda�, became an independent state within the British Commonwealth of Nations. Antigua is the 157th member of the United 22 AH FEBRUARY 2016

Nations, and it is a member of the Organisation of American (OAS), the Caribbean Common Market (Caricom), the Organisation of Eastern Caribbean States (OECS), the World Bank, and the International Monetary Fund (IMF). Antigua’s population is approximately 75,000. The literacy rate in Antigua is 89 percent, one of the highest in the Eastern Caribbean, and so is the standard of living. Antigua has a stable democratic government that is patterned after the English parliamentary system. The Head of State is Queen Elizabeth II, represented on the island by a Governor General. The parliament is made up of two houses: the Lower House and Upper House and composed of members of both the Lower House and the Upper House. Antigua’s legal system is based on English Common Law. Criminal cases are brought to the assizes and civil cases to the high court. In both cases, decisions may be appealed locally with a final right of appeal through England’s Privy Council. In March 2013 the Antigua & Barbuda Citizenship Act was passed by both houses of Parliament, regarding Citizenship by Investment in Antigua and Barbuda contained in Section 6 of the Citizenship by Investment Act, 2013. These provisions allow the government to operate a programme under which citizenship is granted to persons who qualify under criteria set by parliamentary decision. Holders of the Antigua and Barbuda passport enjoy visa free travel to approximately 130 countries, including the U.K., Canada, and the countries of the Schengen area.
Antigua & Barbuda's real estate market as well as the tourism industry have received a big boost in 2015 with the opening of a new airport terminal. Recent announcements include a proposed US $1 bn mega-resort and casino funded by Chinese group Yida International Investment and a US $250 mn hotel project on Barbuda to be developed by Hollywood film star Robert De Niro. To become an “Antiguan” or a “Barbudan”, one has to invest a minimum of 400,000.00 US Dollars into a government approved real estate development and be financially capable to keep and maintain it for a minimum of 5 years. You can, of course, rent the property out during that period and returns on investments between 3.5 and 5.5 per cent per annum on average are the norm. Antiguan real estate developments are extremely high-end and sought after, so even if you are not after a new passport, these developments may be a very lucrative investment. Oh, and if the pictures surrounding this article (all of the actual developments) do not persuade you to look into Antigua and Barbuda as a possible investments, then let me tell you that these properties are not subject to inheritance tax and that the local property tax is very reasonable. Major Opportunity for Developers to Fill Abu Dhabi Affordable Housing Gap
he lack of affordable housing in Abu Dhabi provides a major opportunity for developers to fill the gap with ‘genuine affordable’ housing, says international real estate consultancy Cluttons. According to Cluttons’ Abu Dhabi 2015/16 Winter Property Market Snapshot the growing problem of the lack of affordable housing in Abu Dhabi is incredibly clear, sighting a 34 per cent increase in average house prices since 2010. Edward Carnegy, Head of Cluttons Abu Dhabi, said: “Abu Dhabi is clearly short of affordable neighbourhoods. This issue of affordability has been building for some time, initially following the introduction of the Federal Mortgage cap and doubling of property registration fees. These had the desired effect of cooling the market, but now many people are forced to pay premium rents, limiting their ability to become owner occupiers in the long term. This presents a major opportunity for developers to deliver housing that is ‘genuinely affordable’, while still of a high quality, with the potential to offer flexible access to home ownership through models such as ‘rent-to-own’.” Newly planned legislation around fixed quotas for “affordable homes” which may help to ease access to the property market has been drafted; but details are yet to be confirmed. According to Cluttons, the idea of affordable housing has served cities such as London well, where developers are liable to provide affordable housing for developments starting with as little as ten units. Faisal Durrani, Head of Research at Cluttons said: “In order to truly tackle the problem of affordability, it is important to run the numbers. An average expat household aspiring to purchase a home in Abu Dhabi has to contend with an average annual rent of AED 204,000 against an average household income of AED 199,000. Furthermore, there are signs that a liquidity crunch may be bubbling away in the background. During October, The National Bank of Abu Dhabi reported a AED 56 bn decline in government deposits between September 2014 and September 2015 across the UAE banking system, which is likely to curb mortgage lending, putting home ownership out of reach for many.” 24 AH FEBRUARY 2016
Carnegy commented: “Coupled with the Federal Mortgage Caps, this will no doubt curtail the level of mortgages extended to end users, particularly if the era of low oil prices persists, adding to the affordability issue. “The lower oil prices continue to impact the rate of job creation in Abu Dhabi, which has filtered through to the residential market in the form of weakening demand leading to an unsurprising slowdown.” During the third quarter, average residential capital and rental values stagnated, pushing the
annual rate of change down to 1.7 per cent and 2.9 per cent respectively. Average residential capital values now stand at AED 1,336 per sq ft. Durrani explained: “The strength of capital value growth in recent years, coupled with the severity of shortage of stock in the rental market has driven households out to peripheral locations in search of what they perceive to be better value for money. The sheer strain on budgets and the depth of demand for something ‘affordable’ is reflected in the fact that three-bedroom villas in Hydra Village, for instance, recorded an
extraordinary 32 per cent uplift in rents between January and September, compared to just 2.5 per cent for the emirate as a whole. “There is a clear need for this disparity to be decisively addressed and we look forward to the anticipated legislation on affordable housing”. Carnegy said: “Bulk corporate lets and a flight to locations perceived to be more affordable are helping to sustain rents in general, across the rest of the city.” The report confirmed that the office market continues to stagnate. Headline rents Abu Dhabi’s signature towers remained steady in Q3, with Abu Dhabi Global Market Square still commanding the city’s highest premiums. Carnegy concluded. “The stability in rents is likely to come under increased pressure over the next six months as the hydrocarbon sector, which is the dominant occupier group in the market, contracts further. This could lead to oversupply in the market, not from new space, but from consolidation by corporates returning existing space back to the market.” www.cluttons.com

were the highlights of 2015 for your company? QWhat

Finalising the successful leasing of Dragon City has been a particular highlight. Cluttons were the sole leasing agents for Bahrain and we were pleased with the demand and take-up from a wide variety of tenants. There is no doubt this is a very exciting project for shoppers and important scheme for Bahrain. Leasing also commenced on Eskan Bank’s Isa Town project, Dannat Al Madina. The project is a mixed-use scheme including residential apartments, offices and ground floor retail. The development has been well received by the community and residents alike. Further, we worked closely with Maalem Holding since the inception of the ‘The Courtyard’ project on achieving the optimum tenant mix to position it as a prime destination for cafés, restaurants, specialty retailers and service providers. Carlo’s Bakery, also known as the Cake Boss from the hit TV show was one of the new concepts that contributed to offering the residents of Al Seef and surrounding areas a unique and exciting retail and dining destination. Our retail market penetration continues to rise, with developers keen to introduce retail schemes designed to offer everyday conveniences
such as gyms, supermarkets, cafĂŠs and pharmacies. The market has also witnessed strong growth in the appetite for space, with activity particularly buoyant to the north east of Manama. Previously under-served residential submarkets are now seeing a slew of retail developments designed to cater to the needs of the local resident population. Finally, at Amwaj Islands, which is dominated by expat families, retailers have been keen to gain a foothold in a market they perceive to be particularly lucrative, which has helped to drive up rents from BD 9 per sq m at the start of the year, to BD 12 per sq m at the end of Q3, which equates to a 23.5 per cent rise.

Looking back at 2015, we have to be honest and say it was not our easiest year - with the market in slow-down we had to work harder and be more creative in implementing solutions. However, this hard work has been recognised with three awards by the Africa & Arabia International Property Awards. For the second time Impact Estate received Best Real Estate Consultancy and the Highly Commended Real Estate Brokerage Award. We are also proud to have obtained the
Highly Commended Real Estate Marketing Award. In 2015, we undertook several new projects that required sales and marketing activity. This is an economy that has only recently begun to find its feet following a period of instability. The collapse in oil prices has stalled this recovery and also means the government has lost an estimated 60 to 70 per cent of its annual revenue this year, according to the latest official estimates. Therefore, there is a rush to review fuel subsidies, following in the footsteps of other GCC countries such as the United Arab Emirates, but this may impact Bahrain’s long term competitiveness if business and housing costs rise; something Bahrain has long prided itself on.
Richard Botham: Real estate and CBRE have not been immune to the effects of the global and regional economic changes and uncertainty which have posed challenges to businesses across all sectors. Despite this, CBRE have managed to obtain licensing in Saudi Arabia, which allows us to increase the number of services we are able to provide to our clients. In Bahrain, the commercial office market particularly is still facing an oversupply with growing levels of stock. With a limited number of new entrants to the market seeking traditional office space, in shell and core condition, CBRE has recommended that landlords be innovative in the solutions they provide to occupiers, including providing flexible terms and on site services, including convenience retail and ample parking.

Oksana A. Konyshevska: The drop in oil prices resulted in an overall slowdown of the real estate market with weakening demand for both residential and commercial properties. We experienced a very competitive environment in 2015 with increasingly demanding and selective clientele. Given this situation, we had to be creative to stand out and establish new approaches to providing services. That said, it was a willingness to be dynamic and adaptable to changing conditions that enabled us to remain competitive, and combined with high levels of customer service, ensured we remained a top one-stop-shop for investors and tenants in Bahrain.
Bilal Mohammed: When oil prices drop down, big projects were slowed and the investors stopped investing money. Lots of clients lost their jobs which forced them to leave Bahrain and, unfortunately, made our company lose big budget clients.

Activity levels in both office and residential sectors have varied by location. Seef has remained the most popular location for office tenants, with Almoayyed Tower continuing to see strong occupier demand. Occupancy levels for residential villas in Saar and Janabiya are back to pre crisis levels. Supply of residential apartment buildings has increased rapidly in both Juffair and Amwaj, and we expect to see a corresponding softening of rents achieved. Further, there has been a continued effort to address the stalled projects issue, as well as an introduction of new real estate regulation such as the requirement to register tenancy agreements. It is hoped these efforts along with new rental laws will help to boost investor confidence.

Richard Botham: As published in our quarterly Bahrain MarketViews, the Bahrain real estate market has evolved and despite regional and global economic challenges, has grown, with confidence continuing to improve from investors and occupiers alike in many sectors – particularly retail, leisure and hospitality. Developers that CBRE work with to provide end-to-end services, from feasibility and best-use advice to management of properties along with leasing and marketing, are beginning to take a more long term view and recognise the importance of meeting the needs of end users in order to create sustainable developments that benefit the Kingdom and its population.
Oksana A. Konyshevska: Many new areas and projects developed fast. While Amwaj Islands and Reef Island were the two most sought-after areas in Bahrain in 2014, the new projects of Dilmunia Island and Diyar Al Muharraq provided new alternatives for investors in 2015.
Bilal Mohammed: Since 2014 lots of expatriates are purchasing freehold properties and licenses are issued to companies who wish to reclaim land and investors are buying the properties which are built there.

The country remains heavily reliant on Saudi weekend tourist traffic, which has boosted the second home and retail markets, but these are likely to be undermined as Saudi Arabia faces its own economic rebalancing challenges. Office rates will most likely remain flat. Residential rental rates in Juffair and Amwaj will be under pressure as supply increases.
Richard Botham: The coming year is likely to be testing for most businesses however CBRE sees opportunities with the real estate sector and predicts continued focus on retail and leisure as well as food and beverage requirements with developments in this area being firmly in the spotlight. Bahrain has witnessed an influx of neighbourhood retail projects being announced and opening, many of which include impressive entertainment facilities, such as cinemas, that continue to draw attention away from retail within the CBD. Improvements in the hospitality, leisure and retail offerings will enhance Bahrain’s position in terms of the facilities provided to residents and tourists alike as well as its attractiveness on the world stage. In the last 24 months, emphasis has been placed on affordable and social housing schemes and this is set to continue. We believe that more energy efficient housing will become increasingly important, due in part to the removal of subsidies for utilities. This provides an opportunity for developers and may change the focus of real estate activity.
The investment market has been limited for a number of years and has started to recover, which will lead to opportunities for inward investment, although we do believe that 2016 will be a challenging year, in some segments and that real estate will still face difficulties, including the lack of proper oversight. One of the roles that CBRE covers, is to advise developers and investors on realistic projects and professional management of facilities, to maximise their return and meet the needs of end users.
Oksana A. Konyshevska: Weaker government spending will filter down to have an adverse impact on Bahrain’s economy, with growth set to slow to 2.9 per cent in real terms in 2016. However, Bahrain’s diversified economic base, solid trade and financial links with the rest of the Gulf as well as completion of new industrial projects will help support growth.
Bilal Mohammed: The real estate market business will rise because lots of multinational companies and upcoming projects are coming to Bahrain.

What project(s) are you most looking forward to in 2016?

Harry Goodson-Wickes:
We are looking forward to the opening of Dragon City. There are a number of equally exciting projects planned for the Diyar Al Muharraq project such as Dining Street, an Asian themed food and beverage complex adjacent to Dragon City. We also have the indoor skydiving centre, Gravity, which opened for business in January 2016. Cluttons is responsible for the leasing and management of the retail element of the scheme, and we expect a good deal of demand from retailers looking to capitalise on customers visiting this exciting new destination.
Richard Botham: Regionally and locally CBRE are working on a number of important and prestigious projects, many of which are at the early stages of development. The majority of these projects are potentially very exciting, bringing new concepts to the scene and are sure to be hailed as landmark real estate. We are working on a number of retail/leisure developments which will greatly enhance the lifestyle offered to the population as well as attract GCC tourists and increase the visitor numbers throughout 2016. 45 Facts You Never Knew About The Architect
The following interview with Zaha Hadid took place in the Royal Academicians’ Room in the Keeper’s House at the Royal Academy in London’s Piccadilly. Alain Elkann / The Interview People

1. Zaha, you have said that architecture is not for people who want an easy life. Is this not the case for anyone who wants to excel in his or her job?
they asked me to join OMA and I said, “Only as a partner.” I mean, honestly! I had just finished school. And they said, “As long as you are an obedient partner.” I said, “No, I am not going to be an obedient partner.” That was the end of my partnership!
There are other professions that are very difficult, but architecture is particularly difficult because your career is reliant on the people you work with, and that is the first hurdle. The second hurdle is the people you work with as a client. You have no control over the developer or the economics.
8. For a long time you were a theoretician architect. Then something changed and you became a very productive architect, working all over the world?
2. Like when you worked in Cardiff? Today is twenty years to the day for the Cardiff Opera House project, and people forget what happened. It was a very nasty experience, but it made us much stronger. It is a shame they did not build the Cardiff Opera House, but I cannot have everything.
3. You had it particularly tough because your projects are particularly ambitious? My work is not within the accepted box. Maybe because I am a woman, also an Arab; there was a certain prejudice about these things.
4. You became a teacher in important universities all over the world. The Architectural Association, Harvard, now you teach in Vienna... I always thought teaching was very important. You learn from what you teach, and show people they can achieve beyond what they thought possible for them to do.
5. What do you teach? I do not think you can teach architecture, you can only inspire people. In Vienna it is called a masterclass because you are a master and the students are with you for 5 or 6 years. At the end the students have learnt your repertoire and your expertise.
6. Do they then come to work for you? Some of the best people in my studio are from the Vienna programme, and also the Architectural Association. I am investing in my studio (laughs).
7. You studied mathematics in Lebanon. Can you say an architect is a mixture of many talents? Drawing, engineering, a diplomat? Diplomacy! Not my best talent! I do not play up to people. I remember Rem Koolhaus when
I always wanted to build what I call the theoretical project. Work on paper was never intended just to be a drawing, but to have a productive reality. At the Architectural Association in the early mid-70s, when post-‘68 all faith in architecture had collapsed, they were still dominated by the dogma of modernism. Alternatives were historicism, post-modernism and neo-rationalism. I thought there must be another alternative, and so I started to complete the modernist project, not knowing that in this endeavour I would discover other things.
9. At the end of the day your shapes are artistic shapes?
layers of architecture in Rome? An eternal city, where there is so much architecture of so many centuries? I think Rome is paralysed by its history, so it needs interventions. I like the MAXXI project in Rome and I remember every line. It was a project on the cusp between my semi-tectonic early work and semi-fluid later.
13. Are there some projects you like and some you regret? I have not done too much, so I have not regretted them. We have been lucky in very varied experiences, from building a bridge in Abu Dhabi to the stadium here for the pool, or a school in Brixton or a cancer facility in Scotland. Mostly they are big projects.
14. You also design furniture. Do you like that? I think it is fun to do, it is like making a model. You design and within a few months make, unlike architecture which takes a very long time. A chair is the most significant thing, but we still have not done a chair.
Architecture is semi-artistic, but you are inspired by nature, landscape, biology, all living things. You can be far more ambitious now, you can make great spatial experiences, but one thing which has not changed is that we have to deal with gravity, to land on the ground. I learnt from a great engineer called Peter Rice to understand the logic of structure.
15. Why is your office in London?
10. As an architect you have to know about practical things, for a stadium about security and such things, not only the environment?
16. London is your base. How much time do you spend here?
You have to know all these things, not completely but the logic of all these aspects.
11. Compared to architects of the past like Michelangelo, Alberti, Brunelleschi, Boromini, whose buildings are still here today, do you conceive your work as built to last over centuries? The idea of time has changed. The world is moving much faster, and they might change these things in mid-century. I cannot predict if it will be necessary here in twenty years or needed there in a hundred years’ time.
12. Was the MAXXI contemporary art museum in Rome a very difficult project to achieve considering the
I am a very stubborn person. First, I like London. A great city that has become a greater city in the last twenty or thirty years. I always thought London has great potential in terms of architecture. It is proven to me, great potential, but not for myself!
A lot, I am trying not to travel so much. I am very lucky to have lots of people in the office who can travel for me. I like to travel, but it is very exhausting.
17. You said Rome was difficult, but China, Japan, Azerbaijan, Beijing were easier? Not easier, but it depends on the client. China, although they say they are difficult, they are not. I find China relatively comfortable to work in.
18. What is the process, how do you start working on a project? It has changed. We used to start working with a sketch, a model, a painting or a model crosssection. With digital and visual technology the skill base has changed. We still look at work in a three dimensional way. It is not a linear process, it is a very back and forth process.

19. Are there many things you can do today with the new technologies? There is more precision and it is seamless on many layers, not only on the design, but seamless on the process, from the design to engineering to manufacturing to construction. I think that is very exciting.
20. Often to win a job you have to win a competition? Although competitions are very expensive and sometimes a waste of time, some of the best ideas came out of working against time, without client intervention, in a different kind of space mentally.
21. Is the cost of the building one of the most significant issues? Do you have to be good at economics too? I know what is going to become expensive and what is cheap. I think it very important that a project is affordable.
22. Is common sense an essential quality for your job?
production. To challenge that idea was much more complex, and also the idea of typology changed a lot. Typology was there as one type of library, of office building, of apartment, and I thought you could challenge these. From the 20th Century it came out that the public domain is very important.
26. What is the public domain? Put a building on a particular site, part of a city, and you engage the site in the life of the city. Exactly as you do the squares in Rome. In London the squares are private. It is very important to create these public spaces.
27. You do monuments, public buildings, but what has influenced your taste, your fantasy? I was influenced by the modernists, but also by constructivism, and the Russian experiment was never fully tested. I became interested in how the site influences the project. What emerged was to look at what I call a field, and the field becomes another topic.
To know where the limits are, but having said that I think it is also very important that cities have great work. Cities should invest in good spatial organisation that has more impact than just making a terrible cheap building, which you see a lot of.
28. When they invite you to do a hospital, a stadium, a church, do you first have an idea that very often becomes the project? Through intuition?
23. In Hong Kong you won a competition but you did not build it. How did you feel?
No, all these things come together. You are constantly thinking about what to do for the next space or tower. When you get site specific you might test some of these ideas on that particular site.
When Margaret Thatcher went to Hong Kong, that was the end of that project. It was early in my career and the number of lessons I learnt is far greater than if I had built it.
24. The project is still there. Would it change enormously if you did it now? I still believe in the carved mountain idea that came into play in terms of landscape and typography in many other projects later. The idea of layering was the most important idea, that you can build almost simultaneous; as if the layering is compressed in one single moment of time instead of a thousand years.
25. Is there a fil rouge, a guiding light in your work? The common thread was abstraction, now it is complexity. Thirty years ago it had to do with the modernist ideology, with mass 34 AH FEBRUARY 2016
29. The swimming pool stadium in London was from a competition. How did it proceed in your mind? Of course water, the pool, the idea of the wave was an obvious idea, and we were interested in the typology of the landscape and computation of the idea of the wave.
30. You said it was tough to be an Arab, a woman, also to be a Muslim? I come from Iraq, and there were many Christians there and lots of Jews and Muslims. I am a Muslim who went to a nun’s school and for six years of my life I crossed my heart. There was no difference between the Christians and the Muslims.

“I love those cities, Baghdad or Cairo, which are very tense and dense and with rivers. I am not a romantic but there is something about waterways in that part of the world which has a certain resonance.” 31. Sometimes wars are very troublesome for architecture. Have you seen many disasters? I used to live in Beirut and that was completely destroyed.
32. What do you feel about Aleppo? It is very disturbing. It’s not just the architecture, it is about the people who are there. It does not matter if you are from the region or not. If I see people from Africa, I am not from Africa but I feel for them. At this day and age, there should be no fighting. It is very sad.
33. Do you think it is a good historical moment for architecture? It has been a great moment for the past ten or fifteen years. I am always very wary, because I think the pragmatists, the conservatives are always lurking around the scenes, happy to leap out any minute and scuttle anything interesting.
34. I was thinking about Rome in another way, what about Fascist architecture? It is now in London, it has migrated from Italy to the UK! (laughs) I do not think you can separate architecture from the situation. Some of these buildings are of course very monumental and very interesting, but if you look at that period in Germany it is very austere and extremely oppressive.
35. Are you very comfortable in England? No, I am not comfortable in England. I like London. I would just say, “I have no work in London!” It is not out of choice.

36. How about in the USA,a country that loves architecture? We are doing a tower in Miami, a building in New York. My two earlier projects, one was in Cincinnati, we had another museum in Michigan.
37. What is the difference between England and America? In America they mostly do metal steel frame, repetitive floors. Like London, most of the work is corporate, either residential or offices, not like Europe where they have invested in cultural buildings. When it is booming in America they like architecture, when it is not booming they do not. That is why I say as an architect you are in the hands of fate.
38. What are your frustrations? I do not have any frustrations. If you want an easy life do not be an architect. Ask anybody in my office. You have to work all the time. If you want a 9 to 5 job and to go home and relax, just do not do it.
39. Is it not the same for any artist? The artist is the same. Architects have to organise a plan: you enter here, walk through there, you understand the stairs, make a room… is it the right size, the wrong size? It is exactly like writing. This is the composition and also you have to edit it, over and over again, so that it looks seamless and effortless.
40. What are the things you like the least and make you impatient? People not understanding what I am saying to them! That is the most flustering thing. But if you have trained them, they understand
you better. I will be honest; it is very difficult to explain things to men. It is virtually impossible. The older generation in my office think they know everything better than anyone. The younger generation are much more flexible and adaptable. Sloppiness irritates me the most.
41. But the world today….? I am not hysterical about it (laughs), but I would like them to be less sloppy!
42. You seem to have a very special feeling for Rome? My parents took me to Rome when I was seven years old and it stayed with me. That flamboyancy of Italy was similar to Beirut. I love those cities, Baghdad or Cairo, which are very tense and dense and with rivers. I am not a romantic but there is something about waterways in that part of the world which has a certain resonance.
43. Are you inspired by Istanbul? Istanbul is one of my favourite cities, I love it. It is a kind of composite. I like that Sinan wanted to do these cupolas as if it was a mountain. The Roman Istanbul alone is stunning.
44. And you like the Greek monuments too? I do. I like many things. This is what you learn from. When you do something you do not have to repeat it, but you can learn from it.
45. Do you dream of building something in particular? A project on the level of urbanism and architecture. There are some enormous sites being developed and I would love to do something in London, but I am not keeping my fingers crossed. AH

he scheme maximises the potential of this 60 sq m, two-bedroom flat, improving usable space and optimising natural light. This is the second apartment within the same building to be designed by the practice, commissioned by a new client who viewed the initial scheme and immediately briefed the practice to conduct a similar highend refurbishment. The practice significantly reconfigured the apartment’s spatial layout – the relocated kitchen, now open-plan, is seamlessly integrated within the living area, while a window between the kitchen and the entrance hallway creates new visual connections and a more coherent sense of progression from one space to the next. The previously rather constrained single bedroom has been enlarged, with additional windows introducing much needed natural light. The reconfigured space also includes a new bathroom. The apartment is finely detailed, with bespoke joinery and imaginative storage solutions such as a walk-in wardrobe in the master bedroom and a floating sideboard in the living room. Elsewhere, potential space has been imaginatively deployed – a former wall cabinet now accommodates the guest WC. The choice of colour palette and materials is deliberately light in tone, further enhancing the apartment’s spatial volumes, while colourful furniture and accessories provide focus and variation.

BOHEMIAN DECOR The last few years have seen a comeback of retro elements in both the fashion and interior design worlds. This includes the spread of the ’60s style, which is quickly making a comeback. Bohemianism is once again becoming globally popular this season.

n modern usage, the term ‘Bohemian’ is applied to people who live unconventional, usually artistic, lives. The original ‘Bohemians’ were travellers or refugees from central Europe. The word ‘Bohemian’ comes from the French word for ‘gypsy’, and it applies to those who live unconventional lives. Although it embraces a sense of

flowing liberty in décor choices and can be associated with eclectic style, Bohemian style is more than that. Creating a boho chic living room means creating an absolutely different space as it is your personalised atmosphere. Actually, the best feature of this style is that you can use any art pieces, your own works and mix colours as you wish.

Bohemian style often resembles some cool Eastern interiors – for example Moroccan, so enjoy bright colours and patterns if you like them. If you are looking for something calmer, make a white bohemian interior– it makes it look a little bit more elegant. Wood, fur, different fabrics, patterns and plants–enjoy the variety you may use. Bohemian style typically evokes a picture of travellers, hippies, artists, gypsies and other ‘free spirits’. Individuality is expressed, which means that the style is as diverse as the individuals themselves. If you enjoy structure and order, you might want to give this style a pass. However if you are inherently drawn to free expression, unconventional displays and colourful collections, this is most definitely the place where your own personal style and aesthetic can shine. Taking a cue from the world of fashion, interior designers and homeowners are now turning towards this decorating style, which places emphasis on accepting the world around you and delighting in the process of hunting for interesting finds! Of course, the bohemian style has been tweaked considerably to suit the many needs of a contemporary, urban lifestyle. Yet, here are some inspirations of various ways you can create a Bohemian chic style; get inspired!
ONE OF THE TIPS is that you need to embrace the handmade. Just as the entire style itself is focused on the sense of unique individuality, handmade items are a perfect component. Really, no two handmade items are alike. Whether the handmade comes in the form of textiles, a sculpture, or an oil painting on the wall, it does not matter. The important thing is that is evokes the feeling of individuality.
GO BOLD. Be it bold furniture or patterns; bring in things that you love! Throw in photos of your family or favourite vacation spots. For daily reminders of your most memorable journeys, you can curate an enchanting collection of far-flung souvenirs. You do not need to edit your life in a Bohemian space – the style itself embraces it all.
BLENDING CONTEMPORARY CHIC AND BOHEMIAN STYLE is
obviously the best way forward for many of us who already have a certain theme going around the house. This mix is far easier to achieve than the classic bohemian style and also keeps the interior far more relevant in its appeal. Instead of giving the living room or bedroom a complete makeover, just add a few colourful rugs, some plush ottomans with plenty of pattern and décor that brings together different textures. At times, a smart addition of accent pillows with a Moroccan print and a colourful accent sofa can also add a touch of bohemianism to the room without giving it a drastic overhaul. A colour wheel consists of 12 segments which are based on primary, secondary and tertiary colours. There are 3 primary colours: red, yellow and blue; these colours can not be formed by any combination of other colours. When combined, the primary colours give secondary colours: green, orange and purple. The remaining segments of the wheel are referred to as tertiary colours: combinations of primary and secondary colours, and are named accordingly, e.g. blue-green.
THE TERMINOLOGY
A hue: refers to a pure colour A tint: is the mixture of a colour with white, which increases the lightness. A shade: is the mixture of a colour with black, which reduces the lightness. A tone: is produced either by mixing with grey or by both tinting and shading.
HOW TO PAIR COLOURS?
To be able to create an interior that is pleasing to the eye you need to explore colour harmonies. Harmonies are created by picking colours from the wheel according to some predefined schemes.

Complementing trick…..
Using colours that are exact opposites can be difficult on the eye. The trick is to change the tint of one colour and the tone of the other, or add a transitional colour between them.

1 - MONOCHROMATIC To work this scheme you pick just one colour and play with its tints, tones and shades. Monochromatic schemes look clean, elegant and are soothing. With this scheme it can be difficult to create a focal point, a good trick is to use a bold colour as a stand-alone accent to make your room ‘pop’.
Adding a contrasting colour to your interior will give your space more depth. COMPLEMENTING
2 - COMPLEMENTING The complementary colour scheme is created by selecting two colours that are opposite each other on the colour wheel. This scheme looks best when you put a warm colour against a cool colour. To master this scheme you need to favour one of the two colours or use both as accents against a neutral background.
