BRYAN HEALTH APRIL SAMPSON CANCER CENTER

Bryan Health April Sampson Cancer CenterSouth Lincoln near 40th Street and Rokeby Road, Lincoln.

The $75 million project to build a 128,000-square-foot facility dedicated to comprehensive cancer care represents one of the largest investments made by Bryan Health for the city, state, and region. The creativity and complexity of the deal show the dedication the partnership made to bring care, convenience, and healing to cancer patients.

The concept and initial discussions for a comprehensive cancer center began in 2014 with numerous iterations of size, costs, sites, etc. over the next few years. As concepts emerged, Bryan asked NAI FMA Realty to identify potential costs for a building and lease. Bryan brought in architects to interview, as well as look at existing buildings as potential conversion to a cancer center. After an extensive search, it was determined a new facility would address the community needs better. The major criteria for the location were to be in a growing part of Lincoln with easy access from areas outside of town.

The final selected site, 29 acres of land in south Lincoln near 40th Street and Rokeby Road, was ultimately donated by John Sampson, president of Sampson Construction and his daughter, Cori Vokoun and her husband, Dan Vokoun, both vice presidents at Sampson Construction, in memory of April Sampson. Their wife and mother lost her life after a battle with breast cancer. The April Sampson Cancer Center will be 127,714 square feet with Cancer Partners of Nebraska anchoring and occupying 96,840 square feet. The new facility has an estimated opening for patients in the fall 2023.

We asked commercial real estate and A/E/C firms to share some of their

projects. These projects highlight some of the major developments in mixed-use and office space that are currently underway in the Greater Omaha and Lincoln area.

REGENCY LANDING Colliers Nebraska THE TOWER DISTRICT

Regency Landing – I-680 and Pacific Street, Omaha.

ACCESS Commercial, LLC, is excited to share the progress of Regency Landing, an 11-acre redevelopment project at the highly trafficked intersection of I-680 and Pacific Street. Located in the heart of Omaha, Regency Landing is a cornerstone for a variety of retail, recreational, office, and residential options.

Tower District – 84th & Highway 370, Papillion.

The Tower District is a 128-acre mixed-use development located on the northwest corner of the high-volume intersection of 84th Street and Highway 370, approximately one mile south of Downtown Papillion.

The Tower District’s unique destination creates a charming, walkable urban neighborhood, “a city within a city,” where people will want to live, work and play. The development features commercial properties including office, mixed-use retail, and free-standing retail. The single- and multi-family residential lots at the Tower District encourage a variety of household types and income levels within the neighborhood, from millennials, young professionals, and families to empty nesters, retirees, and seniors.

Nebraska Realty’s New Office Building – Lincoln.

White Lotus Group, led by leading real estate developer Arun Agarwal, desired to develop a Class A office property to appeal to discerning tenants on a highly visible site in a rapidly expanding district of Lincoln. DLR Group’s design provides a highquality office building that is differentiated in the market and meets the needs of the building’s anchor tenant, Nebraska Realty, a leading residential real estate company led by Andy Alloway, which will occupy nearly two-thirds of the property. The core & shell design, representing the strength of the teams and their Midwest work ethic, is realized in a building that holds hands with its context. With its simple and elegant massing, ample access to daylight, and integrated outdoor amenity spaces, the building is designed to attract, inspire, and motivate employees and future building tenants. Shifting planes in the building’s massing create communal spaces, including an outdoor amenity deck on the second floor. On the ground level, the shift provides covered patio space, replete with a wood ceiling and integrated lighting that sends a warm beacon to the community, creating an outdoor ‘living room’ for the building. This project is a new 30,000-square-foot multi-tenant office building on an approximately three-acre site in a fast-growing suburban neighborhood in southeast Lincoln. DLR Group not only provided architecture, interior design and structural engineering services for the project, but also for Nebraska Realty and People’s Mortgage tenant suites. Other partners in the project included Brester Construction, REGA Engineering, and Advance Engineering Systems, Inc.

North Star Crossing - 27th and Folkways Boulevard, Lincoln.

Construction is nearing completion on NorthStar Crossing infrastructure, a large retail and commercial development located at 27th and Folkways Boulevard, in Lincoln, Nebraska. The site fronts on 27th Street, immediately in front of North Star High School and approximately one mile south of I-80. The project occupies over 50 acres and will ultimately include up to a half million square feet of commercial space.

We are very excited to be developing this project, which we believe will complement our previous development, Lincoln Crossing, immediately to the south and add to the attractiveness and prominence of the North 27th Street trade area. This retail node has already seen over the past 12 months nearly 6 million visitors with many stores performing in the upper quartile when ranked not only in Nebraska, but also throughout the Midwest. When fully developed, it is likely to provide the city with $50 million annually in taxable sales, $100 million in additional property tax valuation and over 1,000 new employment opportunities.

Given the success of the area, sales and leasing activity has been robust with only 22 acres remaining available. We anticipate users commencing construction this Spring with openings later in 2023 and early 2024.

MIDLANDS COMPANIES STILL WARMING TO REMOTE WORK

Remote work is now widespread in the U.S. , irrevocably altering how office environments look and operate. But rumors of the demise of the in-person workplace have been greatly exaggerated, at least in Nebraska.

“There was a lot of discussion about how things were changing,” said Eric Thompson, director of the Bureau of Business Research at the University of Nebraska-Lincoln. “What we found was things were changing, but there was a lot of steadiness out there as well. I think it’s fair to say I expected there would be a bit more change than we identified.”

Thompson’s team completed a study on commercial real estate usage and attitudes toward remote work, released in late 2022. The study found while business leaders are more comfortable

with the idea of remote work, nearly 80% regarded in-person work as vital to their business now and in the future. Nebraska employees in remote or hybrid work arrangements (16.5%) have increased by less than 6% since the first quarter of 2020.

“We did find some difference between metro areas, defined as Lincoln and Omaha, and small metro/ non-metro where we also included Grand Island,” he said. “In both areas, there was an increase in employer comfort with remote work pre-pandemic to when we surveyed about two years later. But the difference was about three times bigger in the metro areas.

“That could be because fewer businesses had to experiment with it, so they never had a chance to find out

if they’d get more comfortable. But it also could mean fewer business owners who tried it found it acceptable.”

Space Not Changing

Respondents also noted they are unlikely to cut back on space or change how space is apportioned, even among companies supporting remote work. About half saw the need to retain designated space for such workers, even if they weren’t in the office every day.

Catherine Lang, executive director of the University of Nebraska at Omaha’s Nebraska Business Development Center, which commissioned the study, said the findings offered some intriguing insight.

“To the commercial real estate

owner or developer, I think the study helps them know that looking ahead, [demand] will be level,” she said. “Maybe there won’t be huge demand for more commercial real estate, but the study at least let us know this isn’t going to be the fire sale many of us worried would happen.”

Varying Strategies

Karna Dam, community engagement representative with RTG Medical in Fremont, said the company does not offer hybrid or remote work options in part due to employee preference for working onsite. The company moved into its new headquarters in May 2022 and not having alternate work options hasn’t prevented it from growing headcount.

“The employees were really wanting to come back and work here. It’s part of our culture,” she said. “It’s who we are that makes us RTG Medical and that relationship side of who you work with every day is so vitally important. We worked really hard to get everybody back as quickly and safely as possible.

“We had about a 39% increase in employment during 2022, and in 2023 we are on target for filling this building. We are not having any trouble whatsoever finding good talent who want to be here.”

Omaha-based Scoular moved into its new headquarters in 2021 and while the building’s usage hasn’t deviated from the past, the company’s attitude toward hybrid work has. Since the pandemic, it’s offered an optional three days in-office/two days remote for designated job classifications.

“We do an annual engagement survey and we just got our results back,” said Kelli Eickhoff, senior vice president and chief human resources officer. “We’re just getting into the data right now, but we’ve already received very specific comments that are very positive about the hybrid work schedule.

candidates who are applying for jobs with us: ‘That’s great. I love that. My current employer doesn’t do that.’ It’s a real differentiator from a new employee standpoint.”

Opening The Door?

Nebraska’s slower adoption of remote work might suggest the state’s businesses are putting themselves at a competitive disadvantage in several operational areas, but Lang said it’s too early to know if that’s true.

“I think we all recognize that Nebraska business is conservative, careful,” she said. “We’re not going to ever be on the cutting edge, but we’re really never on the lagging edge, either. I think many businesses in Nebraska embraced virtual work very positively, especially at the beginning of the pandemic when none of us knew what was going on.

“Knowing some of our businesses are adopting hybrid models and it’s not having a dramatic impact on the need for space perhaps will give other businesses confidence to think about offering hybrid work opportunities to their employees. Maybe the pandemic helped prove it could work for far more businesses than we

Immigrants and Refugees HELPING SOLVE THE WORKFORCE SHORTAGE

Editor’s note: This is the first in a series of features detailing immigrants and refugees within Nebraska communities.

The United States has a rich history of immigrants who came to the U.S. and helped build the industries and communities that thrive today. As birth rates decline nationally, immigrants and refugees are once again filling important roles in industries and communities.

Declining Birth Rates

As Nebraska Chamber of Commerce President Bryan Slone noted in his 2023 priority briefing, birth rates in Nebraska alone have dropped 22% from 1960 to 2015.

As such, finding talent to fill open positions has become increasingly difficult. Eighty percent of Nebraska Chamber

members named talent as their No. 1 challenge to growing their business in 2022.

With birth rates declining, and unemployment sitting at 2.5%, there is no simple solution. In Slone’s words, “the cavalry isn’t coming.”

“The state of the national economy is in a position that we haven’t been in for a very long time,” he said. “I’m 65 and for most of my life we’ve had too few jobs for too many people. That’s switched in the last four to five years, primarily because of declining birth rates, and a rapidly expanding economy that is going to continue for 15-20 years.

“Absent of immigration, it’s really hard to know how our economy is going to continue to grow.”

hundreds of open positions as demand outpaces supply. The occupations include everything from business operations to production.

To fill those gaps, the Nebraska Chamber is advocating for not only increased revenue directed at apprenticeship and community colleges, but also an assessment of the current immigration process.

“One of the key elements that we’re going to be focusing on is the work visa system, which right now is underfunded and understaffed,” Slone said.

What’s the Holdup?

The immigration system is also facing outdated laws that are resulting in long wait times for work visas and green cards, specifically for Latin American nationalities. Anna Deal, legal director at Immigrant Legal Center (ILC), described a scenario for a U.S. citizen petitioning for a green card for a sibling living in Mexico.

“The wait time for somebody who applies today is estimated to be 162 years,” she said. “That’s the most extreme example, but wait times of 20-30-40 years is pretty typical for other categories and other countries of origin.”

In its most basic explanation, the U.S. immigration system is laid out by different categories, and under those categories, a ranking system and a permit head count for each country.

Koley Jessen Shareholder Ryan Sevcik, who specializes in immigration and employment and labor laws, noted that counties such as Mexico, India, China and the Philippines have the longest wait lines.

“Those countries have historically had a higher influx of immigration into the United States as compared to European Union countries,” he said.

High Stakes

For companies looking to fill positions that don’t require a degree, the shortage is forcing them to reframe their approach.

Manufacturing and food processing, for example, have historically been industries with large immigrant populations as entrylevel positions don’t necessarily require a high level of English comprehension or education.

In Nebraska, Slone cited a study that reported manufacturing, which includes meat processing, as responsible for 37.6% of the GDP.

Today, immigrants represent approximately 61% of the meat processing workforce in Omaha according to the U.S. Census Bureau. Forty-three percent emigrated from Latin America or the Caribbean.

“[Tyson Foods] employs over 100,000 team members across 30 states, and at least a third of them have an immigration status of some kind,” said Senior Manager Garrett Dolan.

The company employs 17 different categories of immigrants, the biggest being green card holders, many of whom haven’t naturalized.

The question for Tyson has become how can they support current team members and build a reputation as a great place to work?

“The No. 1 issue for our team members is citizenship,” he said. “We know that when team members become citizens … they feel like a part of the community.”

connects immigrant team members with individuals who are recognized by the Department of Justice to provide immigration legal services. These individuals then answer questions about the citizenship process, or other immigration-related inquiries.

For Tyson employees these talks take place at work during their shift, allowing individuals access without having to take valuable time off to travel to see a lawyer, saving thousands of dollars.

Since starting the Tyson Immigration Partnership (TIP) three years ago in seven plants, the program has grown to 40 plants and is looking to help 4,000 individuals this year. It’s estimated that about 1,000 will seek citizenship. To make this happen, Tyson is investing an additional $1.5 million into hiring qualified help, such as Immigrant Connection, to assist team members.

Education Gaps

For many immigrants, language and educational barriers make assimilation and citizenship difficult.

Speaking of her family’s experience as emigrants from Mexico, ILC Associate Legal Director Roxana Cortés-Mills said those who work labor-intensive jobs with long hours simply don’t have available time to access classes.

“To be able to naturalize, you have to be able to pass an English and a civics test,” she said. “Those are barriers for individuals that are focused on trying to provide for their families.”

Recognizing this challenge, Bellevue University opened a Plaza

Comunitaria in August 2021. The Plaza provides free courses for Spanish-speaking immigrants to begin and complete their elementary and secondary education in Spanish.

“So they can get into a position to do a GED or adult basic education [classes] here in the United States,” said President Dr. Mary Hawkins.

Additionally, the curriculum is created by the Mexican National Institute for Adult Education, and individuals can receive official educational certificates and diplomas from the Mexican government.

BU also opened El Camino Latino Center to help guide Latino students pursuing higher education. Gina Ponce, director of Latino community outreach, said many students think they have to know what career they’re interested in before going to college.

“[But] I would say 90% of the time students don’t know what companies in [the Metropolitan Omaha area] do,” she said. The Center houses six community partners that offer students a glimpse at different industries, life skills training and mentoring.

What about DACA?

For those who were brought to the U.S. as children and may, or may not, have received DACA (Deferred Action on Childhood Arrivals) designations, attending college can be a challenge as they cannot apply for federal financial aid.

“For 16 years we’ve had a scholarship called the Misericordia Scholarship,” said College of Saint Mary (CSM) President Dr. Maryanne Stevens. “It’s a scholarship for a full room board and tuition for undocumented women who meet our admissions criteria.”

Currently, this scholarship is supporting 40 women who are undocumented or have DACA designations.

In December 2022 CSM partnered with TheDream.US to bolster the program. CSM is the only university in Nebraska that TheDream.US has selected as a partner. Additionally, CSM staff mentors scholarship recipients while TheDream.US provides additional learning opportunities and access to internships.

Get Involved

At the end of the day, those working in the immigration space want to emphasize the impact, economic and otherwise, that immigrants have on the community.

“For over two years, I’ve been traveling the state talking about this workforce issue and the need for legal immigration as a fundamental part of the solution,” Slone said. “When people understand the data, and understand who immigrants are, there’s

no objection whatsoever.”

For a small, to medium-sized business, employment-sponsored visas or assisting with legal fees may be too costly. However, being vocal with state representatives is just as important.

“Any potential legislative change in the immigration space is federal,” Deal said. “Contacting your elected representatives and letting them know your opinion is important. Whether it’s a path to permanent status for DACA or long wait times for family-based applicants.”

Tim Harrison, owner/founder of Harrison Financial Services, has always had a knack for planning and a passion for helping others, which prompted him to pursue a career in finance early on. In fact, he began his profession as an intern with Northwestern Mutual while working toward his accounting degree. Upon graduating, he founded his business, now serving business owners and senior decision makers across Omaha.
