REAL ESTATE ENTREPRENEUR RECEIVES OMAHA PRESS CLUB HONOR

When Van Deeb received the call from Gary Sadlemyer informing him that he’d been named the Omaha Press Club’s 173rd Face on the Barroom Floor, his response was bit of a selfroast, foreshadowing his June 8 induction event: “I told him, ‘You must have the wrong number!’” Deeb said.

Deeb’s roasters certainly enjoyed poking a little fun at him, but the Face on the Barroom Floor event also paid homage to his highly successful 40-year real estate career — he’s the first honoree from the residential real estate field — as well as his achievements as an entrepreneur, motivational speaker, author and podcaster.

“I heard this quote years ago, from a book written by Napoleon Hill in 1937 called ‘Think and Grow Rich,’ that if you can conceive it and believe it, you can achieve it,” Deeb said. “So, I always visualized in my mind what I expect from myself … My next step was to go out and make it happen.”

He also credits what he calls the “Four Ds.”

“Drive, desire, discipline, and determination,” Deeb explained. “And I don’t talk the talk without walking the walk.

I am a man of action.”

He wasn’t always that way. Deeb said he was an average student and undistinguished athlete in high school who was more apt to joke around with his classmates than focus on academics. Finding inspiration in the movie “Rocky” (1976) and discovering his personal tenacity, Deeb transformed himself physically to make the football team at the University of Nebraska at Omaha.

Post-college, Deeb left Omaha for a real estate specialty school in Dallas, Texas, where he launched his core career in 1983 with virtually no connections and limited funds, working on straight commission with no room to fail.

“I wanted to get into real estate because there’s no ceiling for hard workers,” he said. “I’m a hard, disciplined worker at whatever I do. And I knew real estate would be perfect for me, because people who want to be good in real estate need to make themselves available to their customers at all times. To me, that was a no-brainer.”

Deeb sold real estate in Dallas for a decade, then returned to Omaha to start DEEB Realty in 1993. He had to again start from the ground up in a new market (actually below ground considering he initially worked from his home basement), but

in only 15 years Deeb grew the company to become one of the largest real estate firms in the Midwest with over 350 agents. He sold DEEB Realty in 2009 to focus on a second career as a motivational speaker, which continues today to audiences of sales and service professionals all over the country.

Deeb couldn’t stay away from real estate and entrepreneurship, however. When his non-compete restriction ran out, he started up Big Omaha Realty.

“I actually love real estate more today than I did 40 years ago. I love it more today than I ever have,” he said.

The sector has changed significantly over time, Deeb said.

“It used to be that I’d pick up a family on Saturday morning at nine o’clock and drop them off at four o’clock. We had no internet, we had no cell phones,” he said. “Nowadays, that same couple will call me and identify two homes that they found (online) that they want to see. I’m not complaining, that’s for sure. Buyers and sellers are more educated than I’ve ever seen in my career, which makes our job a lot easier.”

Deeb said he also appreciates the information he has at his own fingertips to enhance his real estate expertise.

“Knowledge is power. And in 40 years, I’ve learned a lot that can only benefit my buyers and sellers,” he explained. “The technology and the resources that we now have as real estate professionals are off the chart. If someone is not successful today in real estate, with all of the opportunities that we have, they are either not driven or they’ve got the wrong mentor.”

Deeb himself serves as a mentor of sorts through his speaking engagements.

“I started motivational speaking about 25 years ago, and that’s when my company was small. And as we grew, I found myself in front of more and more people at our company meetings. I realized that I got my people all fired up and motivated them to be the best they can be. So then I started branching out,” he said. “I started speaking to other companies. Before I knew it, I was speaking to Fortune 500 companies.”

Now in his 60s, Deeb is as busy as ever.

“I have two full-time careers: real estate and speaking. They’re my happy place, they’re my pleasure,” he said. “I’m one of the few that gets to say I ‘get’ to go to work, not I ‘have’ to go to work. And I consider those two careers simultaneously beneficial. In one career, I’m helping people with the biggest investment of their life. In my speaking career, I’m motivating people to live the best life they possibly can.”

And he’s not merely sharing tales from long-ago experiences,

“I’m still ‘on the street’ as a salesperson in my real estate career. That makes me a better motivational speaker, for sure … It makes me more relatable,” he explained. “I’m telling people, ‘Yeah, I had the same challenge that you did a week ago.’ There’s always a question-and-answer period after the majority of my speeches. A lot of the time the question-and-answer period is just as long as my speech was … I’ve been there and done that, and they want to know how to get there.”

Locals may remember Deeb’s real estate-themed television and radio shows, or his service to many organizational boards and nonprofits in the community. One memorable effort was sitting on a rooftop for an annual fundraiser, beginning in the late 1980s, for Children’s Miracle Network benefiting Children’s Hospital (now Children’s Hospital & Medical Center). Deeb would remain on the roof, waving at passersby, until pledges reached his goal.

“Usually it was $10,000. It became so popular that CNN even covered it one year,” he said, adding that the fundraiser wasn’t as fun as it looked. “I hate heights. As I climbed the ladder, my knees would be shaking. I hate heights.”

Deeb even turned a milestone birthday celebration into a charitable event.

“There were over 300 people that came, and I charged 25 bucks a head instead of people giving me a gift. We raised close to $10,000 for Chariots4Hope just with that one event,” he said, adding wryly: “Word on the streets is Van is the only guy that charges people to come to his birthday.”

Looking back with few regrets, he also said he wouldn’t change much if he could go back to the beginning.

“I’d tell myself there’s going to be uncertainty, And I’d probably say, ‘Buy more real estate.’ I’ve had challenges but I wouldn’t change the lessons learned. It kind of goes with my philosophy that I don’t ever want to be the smartest guy in the room,” he said, adding a wisecrack: “If you looked at my GPA from college, you would say ‘That’s not ever going to be possible.’”

The self-admitted former class clown was an easy target for his Face on the Barroom Floor roast. leader Mike Yanney. While the roasting was in good fun (“I can handle it!”), Deeb said he also appreciated the serious side of being the newest Face.

“I am honored beyond words,” Deeb said. “It feels unbelievable to me.”

There’s more ahead for him, Deeb said, as he continues to envision bigger and better things like one day speaking in soldout stadiums. However, the Face honor caps off a great period so far, from career success to experiencing the joy of being a dog dad to Baxter, the subject of one of Deeb’s books, “Baxter:

My First Dog at 59.”

“One of the things that has changed in my life over the last 10 years is that I’m more grateful for the small things than I ever have been in my life. I am constantly praying out loud, thanking God for my life, just being grateful. More than ever, I’m grateful,” he said. “I’m most comfortable with myself today than I ever have been, I’m more confident than I ever have been, and there’s no better feeling in the world than knowing that I might have done or said something to help somebody move forward in life.”

Considering that Van Deeb grew his real estate company to one of the largest in the Midwest, I felt the perfect setting for him was to be confidently situated on the floorplan of a large house.

In the various rooms, we see different aspects of significant events related to his life.

• There’s the basement, where his business began;

• The football in the garage reminding us of his time playing football at UNO;

• The trophy room with his many awards and accolades; and

• The library with the stacks of books he’s written.

Additionally, we see him with his trademark smile, megaphone in hand, symbolizing his motivational speaking, not to mention the microphone for his work as a radio host.

In the distance, we see the Omaha skyline harkening to his time on the Omaha Planning Commission, and then in the front yard, what better way to remind us of who the guy in the picture is, but with a real estate sign emblazoned with his name – Van Deeb.

Oh, and you won’t see any dog house out back. That’s because his favorite furry companion, Baxter, right there by his side.

And there you have it, my description of Van Deeb –the Omaha Press Club’s 173rd Face on the Barroom Floor and the first residential real estate agent to ever be on the floor. He’s a great addition to our outstanding honor roll.

The Relationship Corner

HOW EVANS IS MAKING SPACE FOR CONVERSATIONS

At first glance, Leontyne Evans admits that her resume looks impressive.

She’s a trained mediator, domestic violence intervention facilitator, drug and alcohol counselor, and personal finance counselor. She was the Greater Omaha Chamber’s first resource navigator and the first survivor engagement specialist for Survivors Rising. She founded the Violence Against Black Women Initiative and has authored two books.

“People think I’m accomplished, but what I was really doing was educating myself on my own trauma,” she said. “Wherever I was lacking, I wanted to fill in the gaps.”

Her desire to understand trauma brought her to therapy, both personally and professionally, and in September 2021 she opened The Relationship Corner (TRC).

TRC, located at 5858 Wenninghoff Rd., is a creative space that originally sought to bring the community together through therapy and events.

Rooted in Personal Experience

Some of the first events TRC hosted included “Cognac and Conversations,” a space for men to gather and talk about their lives, and the “Get Comfortable Getting Uncomfortable Couples Series,” which aimed to help couples learn to communicate through difficult conversations.

As a domestic and sexual abuse survivor, Evans knows how critical having a support system and being able to communicate effectively is.

“My ex was abusive and he was an alcoholic, so I became a drug and alcohol counselor to better understand how that works,” she said.

“I have been broke and homeless because he was spending and stealing my money. Part of surviving is managing your finances, so I became a personal finance counselor.”

clients at TRC, which she said can be hard when she sees clients living through similar situations.

“It all had a purpose, I just didn’t see the puzzle pieces until it came together to form this great picture,” she said. “Now I can show [my clients that] it is possible. You can be loved properly, you can be respected.”

Doing Therapy Differently

Evans provides a simple list of therapy options, such as marital counseling, family therapy, and individual therapy, however, that’s where “simple” stops, and “unconventional” begins. Just take a look at the spaces she’s created.

The smallest room, dubbed The Green Room, has tropical wallpaper, green chairs and pillows, and an enlarged photo of a koi pond for the flooring. The Vibe Room is filled with warm colors and soft floor cushions. The largest room, dubbed The

Great Space, incorporates the same love of color with yellow and teal furniture and a black and gold floral accent wall.

“I wanted a place that made you feel good, because [therapy] can’t just be verbally stimulating, it needs to be mentally stimulating, too,” she said. “I do therapy differently. I want you to be engaged.”

That’s why The Great Room also has a collection of weights and a table for art therapy.

“Sometimes we break things. Sometimes I have them carry around the weights to symbolize the weight they’re carrying around with them. Sometimes we paint and listen to music,” she said.

The original space was so successful that in May 2022 Evans secured the bay next door effectively doubling the space.

Fully Committed

One of the major challenges Evans faced when opening TRC was one that many individuals seeking their Independent Mental Health Practitioner License (LIMHP) face: 3,000 hours of supervised practice, many of which are unpaid.

For Evans, this meant she couldn’t fully commit to TRC and building her practice.

“Then along came Payton,” she said.

Payton Hogan, a fellow therapist, and owner of Bear Company Counseling, offered to supervise Evans in exchange for office space.

Hogan moved in January 2023, followed by Elisha Suttles from Intentional Healing, forming an unofficial “Mental Health Collaborative.”

Since then Bear Company Counseling has experienced consistent growth, and in July will take over five of the 10 rooms prompting Evans to consider ‘what’s next.’

Originally the discussion surrounded a new location for events only and up until recently that was the plan.

“But I realized that was out of fear,” Evans said. “I wanted to do something bigger, but I was worried it wouldn’t work.”

It’s a similar block she faced when making the jump to TRC. Support from family, friends, and her community convinced her to take the leap.

She’s currently working on the second of three facilities that will fall under the TRC umbrella. The goal is to open The Relationship Center first to host weddings and other large events, followed by The Retreat Center.

Evans is currently solidifying space for The Relationship Center and hopes to open it by the end of the year. She is also scheduled to take the test to become a licensed independent mental health practitioner in July.

Putting Sellers in the Driver’s Seat

MOTORTANGO REDEFINING THE PROCESS OF SELLING A CAR

Traditionally, buying and selling a car has involved spending hours at a dealership. Even as platforms have emerged to simplify transactions, concerns of safety and security when meeting or sharing pertinent information with strangers loomed large.

Enter MotorTango. Launched by two women as the effects of COVID-19 persisted and ushered in an onslaught of innovation, the “seller-focused platform” provides peace of mind as an alternative to both the conventional process and the other technologyfacilitated channels to connect buyers and sellers.

“MotorTango … allows our sellers to take back the driver’s seat when selling their car,” said Teri Ernst, who founded the Lincoln firm with Katie Pocras. “It’s safe, anonymous and sellers can easily compare multiple offers from multiple dealers in real time. So, they know they are getting the best price.”

As MotorTango puts it, the “mechanics are simple.” A private party lists a car for sale for free to verified dealers and remains anonymous until the sale is made. Dealers can also remain anonymous when making an offer.

“The response has been very positive,” said co-founder Pocras. “Dealers are buying cars and sellers are selling cars — often getting multiple offers.”

In fact, the leadership duo highlighted the problems that MotorTango solves on both sides of the buying-selling aisle.

“MotorTango allows sellers to skip the dealership, to remain anonymous and to make sure they are getting the best price as they compare multiple offers from multiple dealers,” Ernst explained. “Dealers love us, too. We provide [them] the opportunity to build inventory from the convenience of their phones. Plus, we verify every MotorTango seller. So, our dealers know that

MotorTango listings are real and accurate.”

Dealers who partner with MotorTango, she continued, don’t spend large chunks of their budget on leads and sourcing, or waste time tracking those prospects down.

“Our verified dealers only pay a fee if they buy a car,” Ernst stated.

The genesis for MotorTango can reportedly be traced back to 2021.

“We felt that there wasn’t a safe, hassle-free way to sell your car for the best price,” Ernst reinforced, when asked about the inception of the idea for what would become MotorTango. “You can sell your car to one dealer and receive one offer. Or, you can submit your car to an online site that broadcasts your contact information to multiple dealers who then hound you via text, email and phone.”

She stressed the safety issue.

“Selling your car on your own means paying for ads, allowing strangers to test-drive your car and handling large sums of money,” Ernst added.

A nod to its tagline, “take the lead,” she said consumers are empowered to do just that – safely selling their cars for the most favorable price in an online marketplace environment.

And, in addition to having real-time competition among dealers, Ernst indicated that sellers also benefit from built-in privacy and confidentiality.

“We never share sellers’ personal information unless an offer is accepted,” she said.

A Pleasant, Risk-Free Experience

Pocras recalled firsthand the trials and tribulations of the process, which were characterized as their “lightbulb moment” for the concept.

“When I wanted to sell my car, I had goals that were just not achievable in the current market,” she recalled. “I wanted to

quickly and easily compare offers from multiple dealers to make sure I received the best price.”

Pocras said she, naturally, didn’t want to drive her car with a stranger, or have to worry about determining the validity of a cashier’s check or handling thousands of dollars in cash.

“Finally, I didn’t want to deal with an online marketplace that’s just going to sell my personal information and be bombarded with spam, scams, calls and emails,” she said. “I knew there had to be a better way.”

With the help of innovation funding in the form of a grant from the Nebraska Department of Economic Development, Ernst said MotorTango was able to build its initial Minimal Viable Product (MVP) and complete beta testing with the assistance of local car dealerships.

“And, recently, [we] launched our final production release,” Ernst said in early June. “Car owners are using MotorTango to sell their cars and dealers are building inventory. Now, we are looking to the future.”

In fact, Ernst and Pocras plan to expand the concept regionally in 2024.

“And, eventually, to all 50 states,” Ernst said.

As improvements are made to the pilot program, launched initially in Nebraska and Iowa, the team’s status as a women-led startup in a very male-dominated auto category has not been lost on them.

“We are passionate about building a company that allows sellers to take charge,” she said. “And we think it’s great that our platform just so happens to remove biases for women or anyone else who has felt taken advantage of when selling or buying a car.”

The entrepreneurs encouraged the business community to check out, register and try the platform when they’re ready to sell their cars. Set-up is clear and simple under “login” on the company’s website. Readers can then choose from respective seller or dealer registration sign-ups.

“MotorTango is completely free for our sellers,” Ernst added. “Right now, sellers can even make money using MotorTango.”

As part of their summer promotion, MotorTango registrants receive $100 when their car is sold on the platform.

The Value of Ethical Conversations

I just completed my first 180 days at the Business Ethics Alliance. In some ways, I cannot believe how quickly time has flown by; it seems like I just started. In other ways, it feels so natural- like I have been part of the Alliance for a long time. Along the way, there have been several lessons learned (and several reinforced) about ethical conversations. Since we are in-between our signature events, I am sharing some of these lessons here.

Trust - All conversations involve a relationship of some kind as by definition, communication involves a sender and receiver. Since ethical conversations often revolve around sensitive or controversial subjects, trust among those involved (one on one, or small or large group) in the discussion is essential. Trust begins with communication, and healthy communication requires trust. They are symbiotic; when trust and healthy communication are present, participants in an ethical conversation are more likely to be engaged in the conversation, feel psychologically safe, and be respected as an individual.

Relationships - Healthy communication occurs when people feel comfortable sharing ideas and asking questions, intentions are authentic, and the relationship itself is valued. Relationships where people expect too much too soon, and are not built on mutual trust and respect, are not viable enough to have meaningful ethical conversations.

Diversity - Diversity is not just demographics. Diversity is also sharing diverse ideas and opinionsrespectfully of course. It’s ok to disagree, but do it in a manner that is focused on content and subject matter and respectful of the individuals as individuals with their own beliefs. Brett Hoogeven calls this “Friendly Friction”- healthy tension present in difficult conversations between disagreeing about ideas and still respecting the people in the conversation as valued individuals.

Timing - Many of us have heard the adage “Timing is Everything.” It’s true, especially whether a an ethical conversation is about establishing or building a relationship, making an “ask”, or trying to educate, or even advocating for a cause. If the timing is not right for one or more of the people involved in an ethical conversation to engage, the conversation will be onesided and could even lead to resentment.

Environment - Whether ethical conversations take place at home, in the workplace, or in the community, the physical and psychological environment in which these conversations take place matter. Overly structured

conversations, one-sided “lectures,” and strange places create a very different (and likely more difficult) environment for an ethical conversation than settings in which participants have opportunities to share freely (and respectfully), are in familiar settings, and engage with at least a few familiar faces.

Language - Be intentional about the language used. Dr. Beverly Kracher shared this advice with me recently and it is a good reminder that the language we use before, during, and after an ethical conversation matters. Without framing the conversation as one involving values, choices, and benefits (or consequences), the content of a conversation can be seen as generic, judgemental, and/ or inconsequential.

All of the Signature Events at the Business Ethics Alliance open up ethical conversations to a larger audience. At our events, those present represent diverse industries, levels of education and experience, interaction and engagement with the Alliance, and interest in a particular topic.

So far this year we have covered a variety of topics on our theme of New Challenges in Today’s Workplace - Women in Leadership, Board Diversity, and Mental Health in the Workplace.
