CRE Summit Hall of Fame A Q&A WITH THE INDUCTEES

At the Commercial Real Estate Summit on August 23, four leaders in real estate are scheduled to be honored for their contributions to the industry and inducted into the Hall of Fame.

MBJ sat down with the inductees and asked them to reflect on their careers and the industry.

If you could wave a magic wand and change one thing about the commercial real estate industry, what would it be and why?

Making the government process of approvals a little more streamlined and efficient.

What advice would you give to someone just starting out in commercial real estate?

Be patient. Learn from experienced people who have been in the industry for many years, get involved with organizations that can benefit your organization, and also benefit yourself. Whether it’s charity, business, tips groups, or things you’re passionate about, help the community, because it’ll come back to help you.

What emerging technology do you believe will have the biggest impact on the commercial real estate industry in the next decade?

No doubt it’ll be AI. I think that there are going to be a lot of changes in our industry, and there already have been changes with technology. Our company, CBRE, has invested hundreds of millions of dollars over the years in technology to better serve our clients and to better serve the professionals who work in the commercial real estate industry. I believe that’ll continue. You can’t discount the face-to-face meetings with people, but the way that people communicate and the speed of doing business transactionally is just magnified by technology.

What is the most important quality for success in commercial real estate?

Hard work and integrity.

What is the biggest career risk you’ve ever taken?

My biggest risk was probably when I bought MEGA corporation back in 1999. I mortgaged my house and borrowed money. I had 10 other partners that came along with me and it worked out better than expected. That was probably

one of my bigger risks, but it was also a managed risk because I’d been in the business for about 10 years prior to the opportunity. We took a leap of faith. It was right before dot-com bubble, and the economy was tumultuous. We’re very fortunate to be in Omaha. It’s a very resilient city and very resilient economy.

What do you think is the most misunderstood aspect of the commercial real estate industry?

How brokers make money. I think that a lot of people don’t understand that most brokers in our community are 100% commission-based and we work hard. Sometimes I don’t know if the client really understands that aspect of our business.

What is the most important lesson you’ve learned in your career?

Just show up, don’t compromise your principles to get a transaction done, and you’ll always benefit from that mindset of showing up and doing the right thing.

If you could build any type of commercial real estate project, without any limitations, what would it be and why?

Some sort of community project that could benefit all the community. I’d like to build some sort of high tech building that would employ many young tech savvy people to help grow our community here in Omaha.

What is your go-to stress-relief activity after a long day in the commercial real estate world?

I love to hit golf balls. Weather permitting, I’ll go outside and I’ll go to the driving range, I’ll put on headphones and listen to some music. I also love a Peloton work out.

What is your biggest real estate success story?

The purchase of MEGA in ‘99 the affiliation with CBRE in 2000 and then the the buyout of CBRE/MEGA to CBRE corporate in 2019 and now being in the Commercial Real Estate Summit Hall of Fame.

If you could wave a magic wand and change one thing about the commercial real estate industry, what would it be and why?

I’d love to get back to 3% interest rates. It was nice when interest was low. When it went up it slowed down the whole industry. But if it’s a good real estate investment, interest really is irrelevant.

What advice would you give to someone just starting out in commercial real estate?

Start out with someone that’s got experience, learn a lot, hopefully not make too many extensive mistakes and then eventually go on your own. Controlling your own journey and destiny is the best way to own real estate.

What emerging technology do you believe will have the biggest impact on the commercial real estate industry in the next decade?

Artificial intelligence is going to be interesting as it gets more involved with real estate technology.

What is the most important quality for success in commercial real estate?

Tell the truth and build relationships.

What is the biggest career risk you’ve ever taken?

Getting into real estate investments. I didn’t understand it. I recommend staying in what you understand and don’t be greedy.

What do you think is the most misunderstood aspect of the commercial real estate industry?

The unknown of your tenant being able to survive their business that rents from you. You can build an apartment complex or a shopping center or an industrial building, and you rent it to your tenant, and the success of that that lease is the success of that tenant.

What is the most important lesson you’ve learned in your career?

Absolutely to not be over-leveraged.

If you could build any type of commercial real estate project, without any limitations, what would it be and why?

A multifamily project to provide housing for all the people that need it.

What is your go-to stress-relief activity after a long day in the commercial real estate world?

I live on a lake in Valley and go fishing.

What is your biggest real estate success story?

My joint partnership with Burlington Capital, I’m co-owner of Offutt Air Force Base military housing, and being partners with Jerry Slusky for 20 years and all that he taught me.

If you could wave a magic wand and change one thing about the commercial real estate industry, what would it be and why?

Interest rates, of course. But honestly, it’s not so much about how high or low they might be at a given time, but if we could avoid some of the volatility of the rates we have seen recently, that would bring a little stability to the development side of the business and make it a little easier.

What advice would you give to someone just starting out in commercial real estate?

I tell young people to go to work at a larger and diverse real estate company, so that they can be exposed to many different aspects of commercial real estate in one place. I started at a firm that did development, brokerage, management and construction. Although I had my role, I had the opportunity to interact with everything from buying some farmland to placing permanent financing on a newly constructed office building.

What emerging technology do you believe will have the biggest impact on the commercial real estate industry in the next decade?

Technology is definitely not my thing. I started in 1989, and most of us didn’t even have computers at our desks. When it comes to technology advancements, my goal is to learn how to embrace them and use them to make our business operate more efficiently. I can’t predict where tech will go, but I hope we all use it to make our work better.

What is the most important quality for success in commercial real estate?

Success, in anything probably, requires multiple skills. Just like success requires multiple people. Everyone and every project need help along the way. I have benefited so much from other people be willing to share their talents with me. Perhaps the most important quality for success in the commercial real estate industry is the ability collaborate. There are so many disciplines involved in each facet of the development process. If you can’t get along, you won’t get far.

What is the biggest career risk you’ve ever taken?

Surprisingly, I consider myself to be rather risk-averse. I’ve certainly taken risks throughout my career on projects. But those projects are studied and analyzed more than a few times over. The project risks we take every day I just consider to be my job. The more interesting question is who has taken the biggest risks on me? I feel extremely fortunate to have met the landowners, partners, bankers, investors, tenants and companies who have taken a risk on me.

What do you think is the most misunderstood aspect of the commercial real estate industry?

I think the CR Industry is a much broader, diverse, complicated, and impactful worldwide industry than many people realize. The commercial real estate industry really touches every single individual in so many ways. Your housing, where you work, where you purchase goods and services, where those products are built, created, and stored before they get to you. And how are all those buildings developed, constructed, and financed? Who owns them? How does 5,000 acres of farmland become thousands of homes and day cares, shopping centers, apartment buildings, churches, office buildings and schools? How do the streets and utilities get built and paid for? That is the CR Industry. It is everywhere.

What is the most important lesson you’ve learned in your career? Always return your calls. The CR Industry was really hurt in the 2008-2011

recession. Property values plummeted, bank defaults were common, transactional activity came to a near standstill, and investor capital was practically non-existent. Our company was no exception. We had four or five severely troubled assets, including two $30 million shopping centers in the development process. We had problems. Communication with our bankers and other stakeholders is how we got through it. Accurately communicating our project status and difficulties and honestly sharing the company-wide picture of our financial condition.

If you could build any type of commercial real estate project, without any limitations, what would it be and why?

I imagine if you asked me this question every five years since I started working, my answer would be different. Today, at 58 years old, I really value community. We have our work community, and school community, and neighborhood community. I would really like to create a residential community with homes built to interact with neighbors, such as those neighborhoods in midtown with smaller yards and garages behind the house, with front porches where people actually use their front door and encourage you to talk with your neighbors. With neighborhood parks for gathering and trails for connection to schools and retail centers. It sounds easy, but what people want for a home and garage and a yard work against this idea. And the cost.

What is your go-to stress-relief activity after a long day in the commercial real estate world?

Well, quite a while ago it was something we called happy hour, although I claimed I was still working. These days I treasure time away from work with my family and friends.

What is your biggest real estate success story?

I’m just happy to be here!!

If you could wave a magic wand and change one thing about the commercial real estate industry, what would it be and why?

The barrier to entry as far as getting more women involved in the industry.

What advice would you give to someone just starting out in commercial real estate?

Work on your network. Your network is your net worth. The way I built my business was by meeting as many people and connecting with as many people as I could and fostering those relationships over decades.

What is the most important quality for success in commercial real estate?

Your word and your integrity. People do business with people they like and they trust, and the only way you’re going to get that trust is to treat people fairly and always do what you say you’re going to do.

What is the biggest career risk you’ve ever taken?

Starting my own firm at 54 years old. I had many cheerleaders over the years

that wanted me to start my own firm. I didn’t let the fear and doubt control me and all the concerns I had about it absolutely never came true.

What do you think is the most misunderstood aspect of the commercial real estate industry?

People often think that the business is easy and that brokers don’t work hard. There’s a misconception out there that we work 10 hours a week and make a lot of money and there’s no stress. And it’s simply not the case. It takes years, if not decades, to build a book of business especially when you’re coming into business at a young age.

What is your go-to stress-relief activity after a long day in the commercial real estate world?

Yoga, meditation and a round of golf.

What is your biggest real estate success story?

Getting in the business at a very young age with zero clients and zero contacts, and being able to succeed even when I was behind the eight ball. Being able to mentor young women in the business is very important to me. I didn’t have any female mentors coming up through the industry, and I hope that I can help those entering the industry now.

Light industrial, retail and warehouse space continue to be in tight supply, say local commercial real estate professionals. A dearth of such spaces can be traced to limited large land tracts and high demand among prospective tenants.

“There’s just not a lot out there,” said Will Schneidewind, associate with NAI NP Dodge. “When something comes onto the market, it feels like it’s gone and it’s gone a fairly quick manner.”

High demand

Schneidewind said the source of the increased demand for such spaces has shifted. A few years ago, it was existing homegrown companies looking for more elbow room but of late the demand has been driven by outside companies looking to get into the Omaha market.

“Back during COVID, interest rates were down and existing tenants were keeping demand growing and growing in this market until it was booming out of control,” he said. “All of a sudden, people outside the area and in other states started seeing this and they’re [saying], ‘We want to be in this market and be here right away.’ That’s when companies from out of town started coming to our Omaha area and started ramping up everything even more. Now, once a property hits the market, it’s going to be flying off the rails.”

Even in the face of such shortages, more tenants are proving less willing to build their own spaces as an alternative, Schneidewind said. This keeps the pressure on existing developments and snaps up new spaces as fast as developers can build them. When building new, however, cost increases are a major factor to consider.

“People are eager to get these structures built, but it has to make sense,” he said. “The land’s got to be priced correctly with the cost of labor and everything. With interest rates being what they are, it’s a challenge for many investors to get the rent they need to turn a profit.”

Lack of space in the city proper has steadily driven tenants farther afield, Schneidewind said.

“One of the areas that I would say people really want to be at is Gretna,” he said. “For some reason, whether it’s for retail space or industrial space, everyone wants to be in Gretna these days. It’s a really hot market, especially for retail spots. If you go out there and something becomes available, it’s gone in a week’s time.”

Retail has been very much in demand, especially post-COVID, which surprises many people who are not in the industry.

A national problem

Across the nation, the commercial real estate song remains the same. Industrial and retail spaces appear to be at a premium while office consistently remains the laggard. According to a mid-year report by J.P. Morgan Chase, the national office vacancy rate rose to 19.6% in the

fourth quarter of last year, breaking the previous record of 19.3%. What’s more, experts are unsure how long it will be before the trendline changes direction.

By contrast, the report noted industrial properties remain strong thanks to increased retail sales spurring demand for goods. Rather than off-shoring this production, more companies are willing to replace older, outdated industrial buildings to keep up.

As for the retail activity driving that demand, rumors of the demise of brick-and-mortar stores prove greatly exaggerated, but it is changing. The report noted today’s retailers are right-sizing their footprint to smaller concept stores to cut down on overhead.

Grace Newton, vice president of Lee & Associates Nebraska, said the national trends concerning retail space as a hot commodity continue to play out in the metro.

“Retail has been very much in demand, especially post-COVID, which surprises many people who are not in the industry,” she said. “Omaha and Lincoln retail vacancy rates are well below 5%. Restaurants are looking at how to accommodate increased mobile orders, both from a parking

perspective and kitchen versus dining room size and layout. You would think a large store closing is a bad thing, but there are tenants waiting for an opportunity to lease those.”

Silver linings

Newton said one of the drivers of this demand is national restaurant brands, which has put pressure on existing inventory.

“The national [chains] were on pause for the most part in 2020 and 2021 and now the floodgates are open and they need to catch up,” she said. “Tenants are looking for highly visible sites with a mix of co-tenants that bring traffic. What’s cool about Omaha is that you can look at almost every area of town and there’s a development project happening from the southwest to the northwest suburbs due to new residential growth. Developments like the La Vista City Centre are fueled by entertainment with the Astro Theatre. There’s a draw for a wide range of demographics and tenants who want to be a part of that.”

As demand has affected rental rates, it’s put a strain on tenants but is a boon for investors.

“Investment sales volume and activity dipped in 2023 and in 2024 so far. However, I know there are many investors active in the market seeking opportunities, and I am optimistic we’ll see an increase in volume and number of sales going forward,” Newton said. “Retail investment properties are highly sought-after because of how well the sector has performed. In fact, average retail asking rents have increased about 5% over the past 12 months and 17% since the end of 2020.”

The developments built within established neighborhoods in Omaha are proving to be a big draw for commercial clients, especially as more attractions come online.

“The two areas of the Omaha metro that are getting the most attention from developers right now are both in the urban core, Blackstone and the RiverFront,” said Regi Powell, director of commercial sales with PJ Morgan Real Estate. “Our urban locations are seeing lots of apartment and retail redevelopment as people gravitate to the entertainment areas of town. Beyond that, the growth is all headed west towards Gretna and Elkhorn. The western growth is driven by families seeking newer homes in desirable school districts.”

Powell mentioned that market fundamentals, such as location and price per square foot, still apply. Additionally, there have been significant changes in leasing behavior among tenants post-pandemic.

“Most tenants are currently leasing small to mid-sized spaces. We aren’t seeing the huge office leases that used to be common,” he said. “Property owners are responding by being more willing to divide spaces that wouldn’t

have been divided in the past. We are also seeing more office suites and shared space as a way to fill harder-to-divide spaces.”

Investors are biding their time in this environment, looking for value and focusing on diversification in commercial real estate developments.

“High demand for industrial spaces has created a lot of opportunities for investors who would have overlooked that sector in the past,” he said. “There is an increased demand for mixed-use properties in urban areas and that has caused some investors to zero in on purely multifamily properties and consider adding commercial applications to their developments or rehab projects.”

Office slow to recover

Office space has suffered sluggish demand these days, due to more companies switching to hybrid or work-from-home staffing models, leading them to reduce their office footprint. One exception to this trend exists among data centers, which require larger spaces than typical commercial clients. Finding the requisite square footage isn’t the only challenge in meeting these clients’ needs, said Justin Riviera, senior associate with The Lund Co.

“One of the most in-demand real estate needs I have seen over the past few of months has been data centers, unfortunately, our power resources in the area, and really across most of the state, have been chewed up,” he said. “We seem to have a lot of inquiries based on our cost of power, but upon realizing the power companies really have a hard time delivering even 5 megawatts of power, most of these inquiries have dried up.

“The advancement of AI and other data requirements of our population will continue to grow and as we see more power coming available, there is no doubt additional data centers will pop up here.”

Riviera echoed the challenges of cost and financing as major impediments to more space coming online. He also noted that public infrastructure, or lack thereof, is also putting a damper on development in outlying areas.

“Construction costs and higher interest rates continue to hurt new development. We have seen some construction costs go down and some remain flat, so things seem to be looking up, but pricing still remains a major hurdle in new development,” he said. “Bank financing has also become much harder. Many banks are ‘pencils down’ on all or a lot of specific fields. Hotels, apartments, office and most spec projects are very

“We are also starting to see industrial/residential growth being built in the newer parts of the city because of sewer issues in Greater Sarpy County. Time and again we have seen where once sewer issues and other infrastructure are resolved quickly, more ground is available to be developed, such as it did south of Highway 370.”

Smart Tech EXPLODES IN THE MULTIFAMILY INDUSTRY

It’s nearly impossible not to notice the changing landscape in Omaha with the continued proliferation of new construction, much of which is in the extremely competitive multi-dwelling unit (MDU) sector. A 2024 survey by the National Multifamily Housing Council found that 87% of renters demand robust connectivity from the properties they live in—and, according to Rent.com, they’re willing to pay $38 more each month to have it. More choices for savvy renters means property owners and managers are challenged to manage rising operating costs while offering the latest and greatest tech to attract prospective residents and retain those they already have.

New Nebraska Resource Center Announced GREATER OMAHA CHAMBER PARTNERS WITH NEBRASKA VA

The Greater Omaha Chamber has partnered with the Nebraska Department of Veterans’ Affairs (NDVA) to create the “Nebraska Resource Center,” an outreach and support hub for active military, veterans and their families.

The Nebraska Resource Center’s goal will be to connect military members, veterans and their families with veteran benefits and services, employment and career opportunities in the state, as well as other resources to support them while in Nebraska.

“We want everyone who comes here through Offutt to make Nebraska their home during and after their service to our nation,” said Randy Norwood, assistant vice president of military affairs and strategic partnership for the Greater Omaha Chamber. “Having a helpful outreach and support center will create a welcome space that offers access to a wide range of services so they can take full advantage of everything the military and our community can offer them.”

The Nebraska Resource Center will be staffed with an accredited veteran service officer (VSO) who can connect Nebraska’s newest veterans with the state and federal benefits and services they have earned. This includes reviewing service records, determining eligibility, assisting in the completion and submission of forms, advising on appeals, and more. Beyond veteran and dependent benefits, the VSO will be able to provide resources on employment opportunities, details on occupational licensure and tax reforms in the state, ideas for recreational and leisure activities throughout Nebraska, and much more.

“We want this to be the type of place you can go to get any question answered, whether you want to know how to file a claim for tinnitus or where to find the nearest fishing hole,” said NDVA director John Hilgert. “While our service members may not choose where they get stationed, we want them to choose Nebraska when they leave the service. Our goal is to show them the incredible value of Offutt and Nebraska, make their time here enjoyable, and encourage them to stay after their military career.”

NDVA has partnered with the Army and Air Force Exchange Service (AAFES) to conveniently locate the Nebraska Resource Center at a storefront in the Offutt Base Exchange. Additional supporting organizations include the VFW Department of Nebraska, University of Nebraska-Lincoln and Offutt Advisory Council. NDVA is working to have the space open to the public by the end of August with an official ribbon

Since its establishment, the Intern Foundry program has been dedicated to connecting purpose-driven businesses with high-achieving students from the University of Nebraska-Lincoln Honors Program. For the upcoming year, The Foundry will be accepting waitlist applications from firms interested in hiring interns from either Intern Foundry Health or Intern Foundry Green starting in October.

Building upon the success of the Intern Health program piloted in the summer of 2024, The Foundry will be introducing a new addition to its offerings: Intern Foundry Green. This new pilot will serve students aspiring to pursue careers

in environmental fields that contribute to the advancement of Lincoln and the wider Nebraska community. This initiative provides young talent with the opportunity to explore diverse career paths, ultimately enhancing the likelihood of retaining bright minds in Lincoln and Nebraska, while strengthening the region’s workforce.

The Intern Foundry program is a collaborative initiative between The Foundry and the University of Nebraska-Lincoln Honors Program, dedicated to addressing the challenge of “brain drain” in Nebraska. By providing hands-on learning experiences in crucial community sectors, the program plays a vital role in nurturing a strong pipeline of future leaders, professionals, and volunteers in Lincoln and throughout Nebraska.

REV Pitch Competition

TS Bank has partnered with Advance Southwest Iowa Corporation and several other local companies to host REV, a small business pitch competition where $15,000 will be distributed to one or more entrepreneurs. Applications are due September 10, 2024.

From the pool of applicants, a third-party committee will select up to five businesses to pitch on all aspects of their business in front of a judges panel and live audience on Thursday, November 7, 2024, at the Hoff Family Arts and Culture Center.
