Upon graduating with a bachelor’s degree in business administration from the University of Nebraska-Lincoln in 1973, John F. Lund made what turned out to be one of the best decisions of his life.

“Myself” was a perfect description for The Lund Company when Lund launched it the year he turned 30. “It started with me alone in 1981 … I got up very early and I stayed up late and I met all the people I could and I sold myself. I created this organization and I brought within our firm the best people I could find. That’s truly what I think my gift is: finding great people,” Lund said. “Today we’re approaching 400 individuals who work at this firm. “We evolved from a startup property management company to a leasing organization to a brokerage company to a development company. We’ve continued to evolve and become entrenched within our market. Omaha is a primary market for us, of course, it’s our hometown. But we have gone into other markets over the years and we’ve found some success with that. And we’re going to continue to grow, mostly throughout the region.”

“On the advice of my father, I got my real estate license. He told me something that has stayed with me: ‘Your real estate license will probably be worth more than your college degree,’” Lund said. “I didn’t really understand what he meant by that when he said it, but I have been in real estate ever since. I’ve never gone in any other direction.” Lund worked briefly for two real estate firms, one commercial and one residential, an experience he said was valuable training for branching out on his“Iown.learned quickly that I wanted to move from residential to commercial, and I learned a lot about doing what I did and building relationships and learning how to manage properties,” he said. “I started my own firm in 1981. I always wanted to do it myself.”

The company’s development and acquisition portfolio includes Regency Court Shopping Center, Landmark Center, the PayPal campus and the Securities America headquarters. Other notable projects include the AAA Auto Club campus, Omaha Tower, Clocktower Village, One Pacific Place, and Blackstone Plaza (the former Kiewit headquarters).

The Lund Company now has a larger platform, greater business volume and more opportunities, Lund said.

The real estate business, after all, is about people, Lund said. “I like people. I like coming to the office and the interaction; I like when we’re in meetings and when we’re talking about projects, what’s going right and what’s going wrong and what new projects we can consider,” he said.

In 2012, Lund was recognized in Midwest Real Estate News magazine’s Midwest Commercial Real Estate Hall of Fame and in 2015 he was inducted into the Commercial Real Estate Summit’s Hall of Fame. This year he was inducted into the Omaha Business Hall of Fame. His past and present contributions to the Greater Omaha community include leadership and board positions with the Omaha Airport Authority, Metropolitan Entertainment and Convention Authority (MECA), the Nebraska Board of Educational Lands and Funds, the Greater Omaha Chamber board, and Omaha by Design. Lund is also an alumnus of Leadership Omaha.

The Lund Company also manages 18,000 residential units in a four-state region, Lund said. “It’s become a significant part of our firm,” he said. As he looks back, the founder and chairman said his namesake company has grown “way beyond my imagination.”

“It was a very smart move of ours. I look back and think that might have been one the most significant decisions this firm has made in its 40-year history, becoming part of a global company,” he said, adding that the company now manages a portfolio of approximately $1.5 billion. “We are a commercial real estate provider,” Lund said. “We have professionals within our organization that articulate the vision that property owners may have. “We have third-party clients; we assist and help them manage, lease and/ or sell their real estate. We’re managers and we’re advisers. And we’re a service-driven company. Our employees are our assets; they are professionals who provide the services clients need.”

One such example is Regency Court, purchased from the first owner, Mutual of Omaha. In addition to mainstay Borsheims, the center — now Regency Omaha — has become home to upscale retailers and restaurants like Williams-Sonoma, Pottery Barn, Anthropologie, Fleming’s Prime Steakhouse and Wine Bar, and Bonefish Grill.

In 2012, The Lund Company became an affiliate of Cushman & Wakefield, a global real estate firm.

Some of those team members have been with the company since the earliest years. Lund also employs several individuals who’ve celebrated work anniversaries of 30 years or more. “I think, looking back at four decades, what I’m most proud of is the people that have had the confidence to instill in our firm and us establishing relationships to make people better at what they did … I’m proud of their loyalty and I’m proud of what we have done for them to continue to be part of this firm’s growth,” he said. “I’m more proud of that than I am the buildings we have renovated and built and so forth.”

Another example is the full-scale upgrade/renovation of the 450 Regency Parkway building, named Development of the Year at the 2012 Commercial Real Estate Summit. It’s now home to The Lund Company’s offices, among others.The most recent example is the Blackstone Plaza renovation, now in its final“Westages.liked the Blackstone District. And we liked the momentum that Midtown is achieving. We liked the possibility of it becoming greater than it ever has been with a potential streetcar,” Lund said. “We are taking that building and turning it into a class-A office building.”

“I didn’t set out to start and develop and create a company as large and dynamic as it has been, but to be a part of it today is something I don’t take for granted,” Lund said.

On a local level, the commercial real estate market continues to adapt accordingly while steering through a set of complex challenges like increased costs, labor shortages, and the ever-changing needs of clients. Despite these rather large obstacles, industry experts expect a strong finish to the year with more opportunities ahead in 2023 and beyond.

While trends in commercial real estate are in a state of reevaluation, Chris Mensinger, senior vice president at Colliers International, said the review of workspace is top of mind for most companies as they bring people back into the office. “Collaborative space is a term that we are hearing daily,” Mensinger said. “As many companies work to balance the dynamics of a workforce that is split between wanting to get back into the office and a group that has found satisfaction in working from their homes, the question is often how do we encourage the innovation that often happens when you get people in a room together?”

Jack Warren, commercial real estate broker for Investors Realty, said the Omaha market has seen more sublease space come available this year than in any other year, according to collected data.

Confronting the Challenges

“Right now, people are looking to relocate into newer spaces, solely based on creating a new experience for employees who are coming back to the office after working remotely for so long,” he said. “Certain amenities, like fitness centers and covered climate-controlled parking, are definitely a box that all major employers are looking to check.”

Like all industries, the commercial real estate scene has its share of difficulties. Currently, one of the challenges the commercial real estate industry is facing is the ability to facilitate conversations and plan for business leaders to help them determine their square footage needs in a

“At the end of quarter two in 2022, there was roughly 840,000 square feet of sublease available on the market,” Warren said. “That is nearly 80% higher than the amount of available sublease space at the end of quarter two in 2021 just one year ago. Many new leases are still getting signed and considerable amounts of this available space is getting backfilled.” Companies are also investing in their space and their brand to attract talent, according to Alex Epstein, executive vice president at OMNE Partners. On the investment sector side, he said clients are raising cash for potential buying opportunities as capitalization rates increase with interest rates.

“Commercial real estate is a primary alternative investment for stakeholders chasing yield, in turn producing top dollar for commercial properties,” Hanson said.

There is no denying that there’s still an appetite for new Class A construction in Omaha.According to Martin Patzner, vice president/office specialist at Cushman & Wakefield/Lund Co., the local market is in a good position for the next 12 to 18 months, especially as development is rapid along West Dodge Road.

To counteract the effects of COVID-19 on businesses from a tenant perspective, Kirk Hanson, principal at ACCESS Commercial, said drive-thru lanes have been an emerging site criterion. Commonly paired with app ordering, drive-thru lanes support convenient traffic flow, enabling contactless and efficient customer service to consumers.Recently,Hanson said big-box retailers have announced plans to add large-scale, innovative fulfillment centers to better support e-commerce sales. “With these warehouses being more automated, it would combat rising labor costs while providing more efficient e-commerce logistics,” Hanson said. Greenfield development, or development on untouched land, is emerging again since the overbuild of retail space in 2008. With residential neighborhoods rapidly urbanizing suburb areas, Hanson said greenfield developments are meeting consumer demand.Additionally, he stressed that cap rates continue to be at all-time highs.

Along with upgrading technology in these changing times, he said tenants no longer need dedicated IT server rooms, as everyone is moving to the cloud, which means the extra space is being recaptured for other usages, like storage.

Patzner said developments such as Heartwood Preserve and Avenue One will evolve and fill out over the course of the next 10 to 15 years and become more like Aksarben.

“When rates and costs increase at the same time, it makes it a very tough problem to solve,” Epstein said. “Other challenges in the industry remain people. There’s so many open positions and for companies to expand they need the ability to find the human capital to support the growth.”

“Three to four years ago, Omaha used to be known as a turnkey market where tenants could negotiate a lease where a lot of the improvement dollars were negotiated into the lease,” Patzner said. “Today, tenants are having to use a lot of out-of-pocket money above and beyond their tenant improvement allowances. They are probably matching 100% of what their landlord is giving them. As a result, we are seeing some tenants make some longerterm decisions vs. shorter-term leases.”

Industry Outlook Looking at the remainder of the year, there are many issues impacting the industry’s outlook. Ongoing supply chain disruption, impacted building supplies and the increase in interest rates give those invested in the commercial real estate world

“Whilepause.the long-term impact of the changing world has yet to be fully recognized, we will all likely need to have a bit more patience as deals may take a bit longer to come together and companies may need more planning time to determine their needs,” Mensinger said. “I do believe that in the end people and companies do best in environments that are supportive, allow for productive interaction with others

For example, the look and feel of the office space, enclosed offices vs. open space, shared workspace vs. dedicated work areas and parking needs for a staff size that fluctuates daily.According to Mensinger, all of these questions force the commercial real estate industry to look at the services it currently provides and adapt. “We may need to bring in more resources to help our clients reevaluate their needs,” Mensinger said. “Building owners are seeing more short-term renewals as tenants work through this process.”Alsoregarding office space, Warren said the market continues to face the obstacle of companies’ desired lease term vs. high construction“Employerscosts.arestill navigating future workplace strategies, which impacts size and lease term decisions,” Warren said. “The COVID-19 pandemic proved that having employees work from home could be done successfully for certain companies.” With future workplace strategies still uncertain, Warren said tenants would like the flexibility of shorter lease terms, but high construction costs emphasize the need for longer lease terms. These high construction costs are still prevalent today due to inflation and global supply chain issues.Ascosts increase to make the numbers work for projects, the rent must increase, too. Epstein said the demand will continue to support this equation unless development slows.

Patzner said tenants that are moving are also attempting to find spaces that require little or no cosmetic improvement to keep the overall cost down.

Hanson noted that construction materials have had the most abrupt and steepest cost increase. High costs, coupled with supply shortages and delays, have been causing slower and more expensive development timelines.“Expansion is slowing for many businesses due to the cost climate, as well,” Hanson said. “Rents are at all-time highs and triple net leases are becoming standard contract structure, affecting the financial ability for some tenants to expand. National labor shortages have been a major contributor to slowing growth, as well, with not having the necessary staff hired to manage and run new locations.”

Construction costs have truly changed the dynamic of office leasing, and while there has been an overall increase in rental rates, this still has not offset current construction prices.

With record high occupancies and limited property availability, Hanson anticipated the continuation of competitiveness in leasing and purchasing retail spaces.

“Innovation and technology continue to play a crucial role in our industry and will accelerate this next year to combat challenges,” Hanson said. “Platforms and smart tools providing high-quality data, both historical and real-time, are rapidly evolving allowing brokers to provide clients with insight into property patterns, trends, demographic data and potential value analytics essential to generating strong leads and closing deals.”

According to Patzner, there is a general misconception that the office sector is slow in Omaha right now, but that’s not the case at all. He expects activity to continue for the remainder of 2022, especially for small to medium-sized users. It is some larger, national companies that Patzner said are still on somewhat of a pause and don’t exactly know what direction they are going to go.“Some companies in town are still in that hold mode and trying to figure things out for a long-term basis,” Patzner said. “At the end of the day, companies have to be flexible with their workforce. The great thing about Omaha is commercial real estate is very well leveraged so there is not a whole lot of panic even when we do have slower periods.”

As trends continue to change and new challenges arise, experts in the commercial real estate sector note that adaptability is the name of the game for the foreseeable future. He noted that sustainable technologies are also quickly becoming a necessity with climate change and many states are starting to implement sustainable requirements on commercial buildings, causing an increase in demand for advancements from both investors and tenants.

Other challenges in the industry remain people. There’s so many open positions and for companies to expand they need the ability to find the human capital to support the growth.

“There are users in the market, some of which are quite large, so we anticipate continued leasing activity which will mitigate any severe impact to occupancy rates,” Warren said. “High construction costs make existing buildings more attractive, so we expect sales to remain strong, even with higher interest rates.”

With markets seemingly adjusting to the interest rate increases and inflation remaining short-term, the rest of the year is looking bright. Heading into 2023, Epstein said the industry may see some of the headwinds set in from a potential recession due to the possibility of Fortune 1000 companies and others preparing for layoffs as recessionary pressures increase. For the remainder of 2022, Hanson projected cautious expansion plans being developed for 2023. The changing dynamics of supply and demand, interest rates, inflation and overall affordability will cause more diligent monitoring of commercial real estate investments into the next year.

The two restaurants include steakhouse Texas De Brazil and Let It Fly, which are both making their debut in Nebraska. Kurylo described both restaurants as having upscaled menus and large patios that open to the main plaza, which will increase foot traffic between“Becauseestablishments.it’sanentertainment district you can wander with your drink from establishment to establishment, but you can also sit out on the patio and watch a concert or a football game on the big screens,” he said. Only one “larger” retail space – 7,500 square feet — remains available for lease with other parcels being on a smaller scale. Kurylo said the last large parcel would be ideal for another sit-down restaurant. In particular, he believes a brunch concept would do best.

Just north of the Capital District, another formally abandoned industrial area is receiving a second lease on life. Millwork Commons, which is located on 50 acres of land at 13th and Nicholas streets, got its start nearly 130 years ago as a neighborhood for millworkers and furniture makers. Black Dog Management, the investment firm, has been focused on keeping that authenticity by retrofitting existing buildings, including housing, and making space for entrepreneurs in every structure.“It’sall about creating opportunities for all types of people to thrive and do their best,” said PJ Morgan CEO and co-owner Ryan Ellis, who is the leasing agent for BY SAVANNAH BEHRENDS

“It’s a little slower than we had hoped, but the pandemic slowed us down from a leasing standpoint,” he said. “We’ve got two restaurants under construction; one will be opening this fall and one will be opening this spring.”

“You can see in the city right now that there’s a few brunch places popping up,” he said. “There’s a need.” Businesses that could help round out the original “live, work, play” vision are ideal fits for the remaining smaller parcels. This could be anywhere from a gym to a “wine and cheese craft cocktail” bar. “A small type of venue to create something different that’s meeting the needs both of the people that live downtown, work downtown, or are going to the CHI [Health Center Arena],” he said.

The development is nearing 100% occupancy at a time when other largescale investments are being made in downtown Omaha to strengthen the core. “It just shows what Omaha can do,” Kurylo said. “I think we are reaching a different level now with what’s happening downtown. It’s going to make you really proud of the city.”

Rethinking History

For example, Archetype Coffee worked with Kros Strain and Sweet Magnolia’s Bake Shop to create Sweet Archetype, an imperial milk stout.

It’s really important for us to fill the rest of the spaces with people who appreciate collaboration and want to be part of it.

Ellis said that there will be traditional retail space available as well as “microretail spots” of about 300 square feet that could be used for startups, or second locations. Two alleyways near the building will add to the visibility of these shops.“Itwill create really walkable alleyways and interesting spaces for some of these micro retail spots,” he said. “It will be really discoverable, highly infused with art, and something you don’t see anywhere else in the city.” Construction is slated for this fall.

With HELLO Apartments up and running, attention has been turned toward the next major project called The Dizzy Mule. The Dizzy Mule, also known as the Disbrow Block, will follow in HELLO Apartments’ footsteps with the first floor to be reportedly 18,000 square feet of commercial and retail space, amenities, and parking for the second and third-floor apartment residents.

A need for more housing coupled with the reinvention of the workplace has led to a boom in both new build and rehabilitation projects throughout the Omaha metro.

“We closed on the purchase of the Keeline Building on August 15, 2022,” Moylan said. “Redevelopment started immediately and should take anywhere from 18 to 24 months. The office space is approximately half occupied, allowing for easier reconstruction.”

With the current housing shortage, especially in the Omaha area, there is a huge demand for living spaces, according to Brandon Beatty, an associate and project architect with Holland Basham Architects.“We’reseeing development in the UNMC area, the Blackstone area, downtown, Benson, Papillion/La Vista, and we have some stuff out west in the Millard area,” he said. The size of the projects range from 75 to 100 units for the suburban buildings to 100, 200, and even 300 units for urban buildings.“Mostof them tend to be more urban, higher density projects,” Beatty said. “We have a couple — the ones out west — that are more suburban. Most in the core area of Omaha are more urban, infill type projects where we’re maximizing the site. We’re building as tall as we can, multifamily with wood frame construction. As noted earlier, it was also especially important to provide our community leaders an opportunity to travel together and interact and get to know one another better, especially considering the challenges of the last few years. Since 2020, there are several new community leaders in Council Bluffs, several of which were on the trip, and making such opportunities available and continually being a conduit and making such resources available to our partners and key stakeholders is one of the foundations of the Council Bluffs Area Chamber of Commerce.

All merit their own consideration and are important to the community, but a good portion of the conversation centered on the prospects of the construction of a multi-modal bridge and streetcar system in Council Bluffs. This is a major project and capital expense for the community, so educating our elected officials on both sides of the river, as well as the U.S. DOT, was extremely important.

The next general election in Pottawattamie County is scheduled for Tuesday, November 8, 2022. This is the election in which federal and state officers, members of Congress and of the general assembly, county and township officers, and other officers will appear on the ballot.

the weather doesn’t always cooperate. “It’s making sure that you come up with a plan, that if things aren’t going your way today, but maybe tomorrow you can figure out a plan to get back on track.”

Designing for the Client

“I think the thing that really inspires me is seeing the finished product,” he said. After finding a passion for hands-on work, Wesely worked different jobs in the construction industry before moving to his current position of vice president at Ayars & Ayars, Inc. Wesely grew up in Lincoln, and later attended the University of Nebraska-Lincoln. Despite studying finance, he always had an interest in building and design due to both of his sisters working in architecture.

In addition to working through daily problems that arise, Wesely describes also having to be proactive and prepare for upcoming projects.

Wesely ended up taking a job with Kiewit which led him around the East Coast.

With the Omaha office expanding, community support and teamwork are integral components of Wesely’s job.

“You have a lot of down days, or you run into a lot of problems that are annexed,” he said, noting that

“Construction has been my life sense,” he said. “And I really enjoy it.

Throughout college, Andrew Wesely believed he was going to be working at a bank. Despite studying finance and economics in college, he soon discovered he loved working with his hands.

During his third year of college, Kiewit Corp. representatives came by one of Wesely’s classes to talk about construction and the possibilities in the field.

Wesley said he is motivated by the sense of community he shares with his peers.“And knowing that my success is their success, and their success is mine,” he said. “So, if I let them down, then I’m letting down the rest of the team. And if I’m not pulling them up with me to get through this, you know, we all fail as a team. So, it’s holding us together, as well.” Community is important to Wesely, and some of the organizations he has been involved in include: Habitat for Humanity of Omaha, Rotary International, the Sarpy Chamber of Commerce and the Omaha Community Foundation’s Young Professionals group. In the future, he aims to help grow the local Ayars & Ayars operations to rival other locations and continue to give back to his community.

Later on, he got a call from Mike Ayars regarding an opening at the Omaha office of Ayars & Ayars, Inc., which he accepted. Working at the company for eight years, he now serves as the vice president.

“So, I’ve learned over the time, you have to always be working on that next project,” he said. “You have to always be focusing on your current projects as well to keep the current customers satisfied. But you have to keep working towards both ends of the goal.”
