BBB Torch Awards

ELEVATING INTEGRITY TO AN INTERNATIONAL STAGE

Since its inception, the BBB Torch Awards for Ethics has been more than just a recognition program. It has been a cornerstone in fostering trust between businesses and their customers. It has been a movement to inspire and promote organizations that lead with integrity. It has been a collective commitment made by thousands of employees and hundreds of businesses. Like a torch lighting the way, so too have these awards shined a light on those who lead by example, ensuring that ethics are at the forefront of their operations. While the program has adapted to meet the changing dynamics of the business environment, its core mission remains aligned with the Better Business Bureau’s objective: Advancing marketplace trust.

This year, BBB Midwest Plains — serving over 300 counties across Iowa, Kansas, Missouri, Nebraska and South Dakota — is proud to mark the 27th anniversary of this distinguished program. The theme, “Champions,” aptly captures the essence of the Torch Awards. A champion is not merely a titleholder. A champion is anyone who embeds integrity into the fabric of their decision-

making process. A champion is anyone who places it at the heart of every decision. This year’s celebration is a gathering of champions — businesses, leaders and students — who have made integrity a priority in their lives and within their organizations.

These awards serve as a testament to what is achievable when integrity is the guide. This year, the program expanded its reach to an international stage, reinforcing its significance.

International Torch Awards for Ethics

In 2022, BBB Midwest Plains made the strategic decision to rebrand the awards from the Integrity Awards to the Torch Awards for Ethics. This effort was driven by a desire to elevate the program and its participants to an international level, allowing local recipients of the Torch Awards for Ethics to compete on the global stage.

The rebranding has opened new opportunities for local businesses to reach an audience across North America. This year,

out of more than 140 local winning entries, only four organizations were selected to receive the prestigious International Torch Awards for Ethics. Remarkably, two of these winners hail from BBB Midwest Plains’ region, an unprecedented achievement that underscores the high standards of business ethics prevalent in our community.

Thrasher Foundation Repair and Omaha Steaks, two distinguished businesses with deep roots in the Midwest, were among the proud recipients of the International Torch Awards for Ethics. Thrasher Foundation Repair triumphed in Category 3, which recognizes companies with 100-499 employees. Omaha Steaks emerged victorious in Category 4, for companies with 500 or more employees.

What makes this achievement even more remarkable is the long history these organizations have with the BBB Torch Awards program. Both companies first won the award in the year 2000 and have continued to participate actively in the program for over two decades. Their sustained commitment to ethical business practices highlights the deep-seated culture of integrity that continues to drive these organizations.

The recognition of Thrasher Foundation Repair and Omaha Steaks on an international level is not just a victory for the businesses themselves, but also a testament to the ethical standards upheld in the region. Their success sets a benchmark for other businesses in the area, encouraging them to aspire to the same levels of excellence in ethics.

BBB Torch Awards for Ethics: Celebrating integrity across all business sizes

The concept of champions extends beyond award titles; it reflects qualities such as resilience, perseverance and a steadfast commitment to ethical values. These are the qualities that the BBB Torch Awards for Ethics seeks to celebrate — and are evident in this year’s 35 winning organizations, spanning from small enterprises to large companies.

Aaron Davis, the keynote speaker for this year’s Torch Awards Luncheon on Tuesday, September 24, also embodies the spirit of a champion. As a member of the 1994 Nebraska football national championship team, Davis has firsthand experience in understanding what it takes to achieve excellence. His insights into leadership, teamwork, and the importance of integrity in both personal and professional life will provide invaluable lessons for all attendees. Davis’s message is clear: Being a champion isn’t just about achieving success; it’s about how that success is achieved, with integrity and ethical decision-making at the core.

BBB Student of Integrity Scholarships: Nurturing the next generation of ethical champions

This year’s “Champions” theme also shines through in the 15 BBB Student of Integrity Scholarship recipients. BBB Midwest Plains expanded its scholarship offerings by adding three $2,000 scholarships for students in its new service area of Kansas City and Western Missouri, bringing the total to $30,000. These young scholars, many of whom are set to become first-generation college students, have demonstrated remarkable perseverance.

These students are champions, and their achievements are a source of pride for the entire community.

BBB Spark Awards: Recognizing emerging ethical leaders

As the BBB Torch Awards for Ethics celebrates a milestone year, it also marks the second year of the BBB Spark Awards. These awards apply the same rigorous criteria used for the Torch Awards for Ethics — evaluating character, organizational culture and community relationships — but at the individual level. This year, a distinguished recipient from Lincoln was honored, further broadening the program’s impact.

Accolades driven by impact

The success of these programs is not measured by the number of awards given out, but by the impact they have on the business community. By recognizing and celebrating ethical businesses, the BBB encourages others to follow suit, creating a ripple effect that benefits consumers, businesses and the broader community.

The achievements of Thrasher Foundation Repair and Omaha Steaks serve as an inspiration to all businesses in the region. They demonstrate that success and ethics are not mutually exclusive but rather go hand in hand. Diversified Investment Portfolio

Building wealth takes effort and strategic moves to ensure growth happens. The best way to ensure your money matures is by saving well and being disciplined in investing in the right things. Diversifying your portfolio to include real estate can be a sure way to yield results.

Why diversify?

The economy in the last several years has proven to be very volatile. These kinds of ups and downs can be stressful even for the most seasoned investors. However, if you have a diversified portfolio, your investments can better absorb the various ups and downs of the market and any disruptions that occur. This allows for better long-term security.

In other words, spreading your net worth across various asset classes can minimize your risk. For example, if you invest all of your money in real estate or in health care technology and the market plunges, you would be at risk of losing a large chunk, or worse, all of your money.

Start looking at how you can invest in various areas — real estate, stocks, bonds, or other community investments that have the potential to reap solid returns.

How to expand

Ted Ray Kaasch Jr., CEO of Omaha REIA, noted that investing in real estate takes a measured approach and those new to this sector of investment should not go into it blindly.

“Start with what you know or the area you are comfortable in,” he recommended. “Don’t jump straight into large multi-unit properties.

“Begin with a property that has four units or less. These types of properties are also great for house hacking (living in one unit and renting out the others) and can be purchased with an FHA loan, which has a low barrier to entry.”

It’s also important to make sure you keep your portfolio manageable. That means don’t invest in a variety of different avenues if you don’t have the bandwidth to maintain it. Limit yourself to investments that you know you can handle and manage for the long term.

John Heine, commercial real estate broker and partner at Oak Investment Real Estate, noted that investing strategically in commercial real estate is one option for building a strong portfolio. However, it takes patience.

said. “When combining cash flow, debt reduction, appreciation and tax advantages, commercial real estate is a wonderful way to build wealth.

“Educate yourself on the different food groups of CRE and develop a specialization and a way to create value for a property. Developing long-term trusted relationships with investment brokers, CRE bankers and property managers will assist in your growth and troubleshoot issues before they happen.”

Aaron Moser, partner at Sage Capital Real Estate Investments, reiterates the importance of working alongside experts in the investment world who have the passion and know-how to steer you in the right direction.

“There are varying degrees of competency in all industries and this field is no different,” he explained. “That being said, an average investment adviser who lives and breathes the world of investments is going to know considerably more about how to structure your portfolio. I would also suggest that you speak to specialists for each type of investment.”

While diversifying your portfolio can be used as an avenue to build your wealth, you can also leverage it to build stronger and healthier communities across Nebraska and Southwest Iowa.

“Investors are the ones going into neighborhoods and transforming the

employs contractors, and sometimes puts hundreds of thousands of dollars back into the community with each renovation.”

Last, have a good enough understanding of your investments to know when you need to rebalance them or get out of investments completely.

Talk to your investment advisers about the balance of your assets and see if everything still aligns with your life goals and plans. Being disciplined about watching and maintaining your investments keeps you in the loop and aware of what’s growing and what’s not, ultimately allowing you to make informed decisions that will help you reach the projected milestones that you have set out to reach.

Investment portfolio no-no’s

While it might seem like common sense, it is important to keep in mind that in order to diversify your portfolio with alternative investments, you must understand how they work. For example, Moser said he has seen many people get into limited partnership investments with little to no understanding of how that investment vehicle works.

“Are you going to be subject to capital calls?” he said. “What is the exit strategy? Does this investment present any liquidity? When and how are distributions handled?

“I have heard horror stories of people who got into limited partnerships many years ago, and not only did the investment not perform how they thought it would, but they had also limited options to divesting out of the partnership. Or, if they did, it came at a significant loss.”

It’s also important not to bite off more than you can chew.

“Do not over-leverage yourself,” Kaasch said. “Keep six months of expenses in your account. Vet your contractors carefully, and make sure to go with the best-rated, not the cheapest. Time is money, and in most situations, the cheapest option will not be quick — trust me, I’ve made this mistake.”

Heine noted a few things that people should avoid when it comes to portfolio expansion.

“Several no-no’s include not understanding and not spending enough

time in the due diligence process prior to purchasing real estate, not knowing the market and understanding what reasonable rents and expenses should be, and overleveraging and stretching to make a purchase that violates your investment criteria,” he stated.

Trends to watch out for

Moser said that in the commercial real estate sector specifically, there has been a meteoric rise in pricing on all fronts. In the last decade, it has become more and more popular for first-time investors to buy apartments, and this has driven the per-unit sales price up significantly. Warehouse prices have also risen substantially, mainly due to a lack of inventory. As to what’s on the horizon, he believes that when interest rates come back down, this may help spur more development and increase the volume of transactions.

“We believe that there will be more opportunities to find value where this has really been lacking over the past few years, as rates reset this will shake loose more investment opportunities that make fiscal sense,” he stated. “We also believe that in order to be successful in the investment real estate space, creativity will play a large role, from retrofitting buildings from one use to another, to finding new and emerging areas to build new construction projects, it will all require some out of the box unconventional thinking.”

Kaasch has seen a big increase in hard money lenders, who are providing high-interest loans to anyone with a deal.

“These lenders are generally locally funded and can sometimes be the only option for someone with little or no credit or cash,” he said. “These types of lending businesses are gold mines for investors. Additionally, group investing into real estate investment trusts (REITs) and funds is extremely popular right now. You can invest your 1031 or 401k into these and be hands-off.”

Big Money, Big Promises, Big Opportunities

Wall Street is a fickle bunch.  First, they want growth – the higher the better.  Then they start assessing how sustainable it is.  Lastly, they start demanding returns on investment, or profits.  It’s a natural cycle for most emerging businesses but one that seems to be growing shorter by the year.  Investors want returns now, which waterfalls down to money managers and then to corporate executives that are largely judged by their stock performance.  The word “patience” gets relayed back up the food chain, but it usually falls on deaf ears.  In our opinion, we are embarking on the “returns” part of the artificial intelligence (AI) cycle.  Remember, the “ChatGPT moment” was less than two years ago on November 30th, 2022, and we really didn’t see it in Nvidia’s results until May 2023.  Since then, we’ve seen massive investment into AI chips, data centers, and power.  According to Coatue, there will be an estimated $180 billion of AI spend in 2024, and they expect this to become $1.2 trillion by 2030.  Now investors are asking companies to “show them the money”.  This question has been a common theme during recent corporate earnings calls – will it all be worth it?

There are two ways to generate returns: increase revenue or cut costs.  We believe that AI has the potential to do both and on a large scale.  The chart above shows how companies can justify the $1.2 trillion of AI investment that Coatue expects by 2030.  First, it sets a high bar – 25% return on invested capital, which is well beyond what most firms would need to justify investment.  This not only includes $1.2 trillion of new AI spend but also the cost of past investments ($1.2 trillion of depreciation & amortization).  Effectively, this necessitates about $1.8 trillion in either higher revenue, lower costs, or a combination of both.At first glance, this seems like a high hurdle to overcome.  However, when framing this on a global scale, achieving these numbers becomes much less daunting.   For example, $1.8 trillion of savings in operational expenses would be only 3% of the world’s payroll.  On the revenue side, $1.8 trillion of gross profit ($3.6 trillion of incremental revenue at a 50% gross margin) equates to about 3% of revenue from global public companies (excluding private) or 2% of the world’s GDP.In short, there is reason to believe that the math will work, despite the large numbers.  The outstanding question is “when”?  We have yet to hear of a public company that is cutting back on their AI spending.  Everything that we hear from the engineering side of AI is that the technology continues to scale.  In other words, more data and computing power is translating into more functionality and opportunity.  This latter point is key.  If there ever is an indication that scale benefits are maturing, we would question Coatue’s estimate of this market reaching $1.2 trillion by 2030.  We could also make the argument that their forecasts could prove too conservative as well.  Nevertheless, a $180 million market becoming $1.2 trillion within 6 years translates to about 37% annual growth rate.  We would argue that most Wall Street estimates are not factoring in such a scenario under current valuations.  At HFS, we’re laser focused on the AI opportunity with investment strategies that specifically target this promising technology.  Please contact your HFS advisor to learn more.

This flexibility is particularly beneficial for financial advisors who manage multiple clients’ activities. When a client grants you access, you can view and download important documents at tax time and track clients’ investments. As we get more people familiar with the new platform, additional features will become available. This was launched with advisors in mind, ensuring everyone has access to the same information.

“This is helpful, practical information advisors can use for tax returns, financial planning, and estate planning,” said Katie Vogel, Director of Donor Services at the Omaha Community Foundation. “It also creates an opening for a meaningful conversation around their clients’ charitable giving —they can see how much their clients are donating and who their preferred nonprofits are.”

One of the standout features of the new portal is the simplified process for recommending grants. Investing IN STARTUPS

Erica Wassinger, general partner for Proven Ventures, said that Nebraskans are uniquely positioned to participate in venture capital.

Introducing POSSE ABC

NEBRASKA LIQUOR CONTROL COMMISSION UPGRADES

Under budget and on time. These two phrases aren’t often heard, especially regarding government projects. But, those are only two of the accolades the Nebraska Liquor Control Commission can claim with the launch of its new software POSSE ABC.

Legacy software

The year was 1987. The first version of Adobe Illustrator was just released. Microsoft just launched Windows 2.0. And the Nebraska Liquor Control Commission (NLCC) launched its first, and only, mainframe infrastructure.

Over the years, NLCC Executive Director Hobert Rupe said upgrades and modifications were added to the “old farm truck.”

“We had maximized any practical aspect of the old system,” he said. “The cost of maintaining were going to continue to increase.”

The NLCC manages over 11,000 licenses in the state of Nebraska, and with several senior staff members preparing to exit the workforce, the organization realized it was on borrowed time. Working with a consultant, it was determined that 69 steps were taken to process a single application.

“It was convoluted,” said LeAnna Prange, wholesale compliance administrator and deputy director.

In 2018 the NLCC was appropriated $3.8 million to do a complete software overhaul. Due

to the NLCCS’s planning, and collaboration with Gartner Consulting, the project came in under budget at $3.2 million.

“Gartner helped us build our RFP and because it was so sound and had everything we needed in it we were able to come in under budget,” Rupe said. “This is one of those situations where you pay money early on to save money in the end.”

Collaboration

Rupe also credited a strong collaboration with industry partners to create efficient and effective software.

“We really worked with the industry partners, both at the retail and and wholesale level, to make sure that the configurations that we’ve made to the system,” Rupe said.

One of the key discussion points surrounded how to make changes to a company’s roaster all in one place. As an example, Rupe said a gas station that provides alcohol and has a change of leadership could register that change in one spot, instead of having to change it on every individual location.

It began rolling out the updated software over a year ago and it officially went live to the public on July 22, 2024.

Complying with new laws

In April 2023, the brand label registration law (LB376) was passed, and on July 1, 2024 went into effect.

“Brand registration is something that the Commission has wanted to do for years, but there was no way to do

it effectively without a new system,” Rupe said.

In broad terms, this law requires that all state producers — whether manufacturer, craft brewery, microdistillery, or farm winery — register their individual products and who they are being distributed by.

“It’s going to give us a better idea of what’s being sold, and allow us to tax appropriately,” Rupe said. “It’s also going to aid us in public health, safety, and welfare if we get a recall. We’re going to be able to track that down through brand registration and it out earlier.”

Lowering violations

It may come as a surprise that 30% of individuals serving alcohol at an establishment fail to check ID’s for age compliance. Rupe said this is because of “poor training.”

That will change as NLCC employees’ schedules are freed up due to the streamlining that POSSE offers.

“Nebraska has the ability under statute to create a training system,” Rupe said. “Our goal would be to leverage the new system to aid staff hours. We can then be more proactive with those same staffers by providing outreach training.”

The NLCC currently has a staff of 17, which includes everything from an auditor, an enforcement division, accountants, and other necessary personnel.

“We handle all aspects of the agency, from application processes to special designation licenses. We collect about $35 million a year in taxes,” Rupe said.

In April 2023, Nebraska lawmakers passed LB376, the brand label registration law, which recently went into effect. The law also included provisions for five other bills to be overseen by the Nebraska Liquor Control Commission (NLCC).

Here are the five provisions.

1. LB259 allows farm wineries to apply for a license to sell beer, mixed drinks and other alcoholic beverages not produced by the farm winery for consumption on their premises.

2. LB377 authorizes nonprofits to apply for up to 12 Special Designated Licenses (SDL) per calendar year. Current regulations restrict to six SDL applications each year.

3. LB452 allows the holder of a microdistillery license to sell up to 500 gallons of their product directly to licensed retail facilities annually.

4. LB596 permits liquor manufacturers and wholesalers to enter into an advertising or sponsorship agreement with a nonprofit organization, municipal corporation, religious corporation, or political subdivision that holds an SDL.

5. LB667 authorizes alcohol wholesalers to use channel pricing — a strategy used to determine a product’s base price based on the retailer’s license and business type.
