What was your first job? My first job was at the bank as a facilities intern. Over the summer I spent a lot of time doing basic landscaping and cleaning outside. But I got a high-level view of the amount of work that goes into running a business and how every detail truly matters. I admired all the employees I’d see come in and out of the building — they were poised and, most importantly, friendly. I think during my internship is when I realized that joining the family business was the right career move for me.

A Mentor who has helped the most in my career is… Gerry Tomka, executive vice president and chief lending officer at Security National Bank, was and still is an important mentor in my career. He taught me how to balance what’s best for the customer and the bank and always stressed the importance of leading with relationships. It shows that at Security National Bank — it starts with leadership. Their guidance is instrumental in continuing to engrain in their employees the value of meaningful relationships and person-to-person connections.

Which famous person, dead or alive, would you want to spend the day with? He’s not famous, but I’d like to spend the day with my late grandpa, Clarence “Mickey” Landen, Jr. I never had the opportunity before he passed to have a conversation with him while I was working at the bank. I’d love to pick his brain for any opinions or thoughts he may have on business initiatives I’m currently working on — to have those types of conversations with his wealth of knowledge and insight would be something I’d cherish.

What is something you believed early in your career that you don’t believe now? I believed that you always needed to have an answer right away — it turns out this is false. No one can always have the answer at the

moment, and I needed to learn that if I didn’t have the answer, it was okay — I could find the answer and follow up. Remember, you don’t look “bad” if you don’t have the answer. Honesty is an excellent trait to integrate into your life — personal or professional.

What career advice would you give to your younger self?

I would advise caring less about what others think. It’s a difficult characteristic to shake, but it’s one I’ve worked on throughout my career. Being authentic to yourself and others is what matters — if you can do that, it shouldn’t matter what other people think. Doing this alone can help your overall confidence in a professional (and personal) setting.

What got you interested in your current field of work?

I enjoy learning new things every day and being in a career that lets me gain new knowledge about the evolving banking industry, and the many different business sectors we work with is invaluable. The opportunity for continuous learning is something I will always value.

What is your management philosophy?

My management philosophy is instilling trust and encouragement within my team. I want to see colleagues succeed individually and as a team, and I’m there for them in the difficult moments and moments of triumph. I want to make sure our team is continuously rooting for each other and understands that our team is our greatest asset. I enjoy watching my team learn and grow to accomplish great success.

How do you create a work-life balance? I believe it’s all about setting your priorities and sticking to them, for myself and all who work at Security National Bank. As a family-owned company, we know that family comes first and is the most critical priority, and we want our employees to embody that.

How do you define success personally? Success needs to be two-sided. What’s good for me should be good for others. It’s all about relationships and lifting each other — that is where true success lives. If it’s not mutually beneficial, then I don’t believe you can call it a success.

Looking ahead, what are the greatest challenges you face? Evolution is the most significant challenge our company and I face daily. The evolution of the financial industry is continuous — staying relevant while also staying connected personally through meaningful relationships with our customers is a challenge we encounter and a challenge we strive to overcome every day.

What’s your favorite way to spend a day off? Any time I get to spend with my family is a must — they are my top priority and my greatest joy.

What are you currently working on? Every day, we are striving to provide the best in class financial services with a higher level of personal service. We want to stay true to our core values while evolving to meet the demands of our customers.

Favorite cause or charity and why? My favorite causes are those that serve society’s most vulnerable. Two of my favorite organizations include the Salvation Army and I serve on its Advisory Board, and NorthStar Foundation.

ORTHOPAEDIC CENTER BUILDS COMMUNITY REACH

The January merger of two longtime orthopedic practices has created a new entity poised for growth in a highly competitive marketplace. Lincoln Orthopaedic Center and Nebraska Orthopaedic and Sports Medicine joined forces to create Nebraska Orthopaedic Center, the result of two years of formal and informal discussions between the two practices’ physicians.

“There’s a lot of background work that has to happen before any merger of groups happens,” said Dave Zauha, CEO. “We worked on the background in earnest most of last year and that brought 25 physicians together. The groups were very equally matched. There were about 12 doctors in each group and they had both been in the Lincoln community for a long time.”

In fact, Zauha noted, the two practices regularly competed with each other for market share, something else that motivated them to combine.

“The real antithesis of bringing these together is that neither group wanted to be the standout,” he said. “Both groups had such

a great following in town that to keep one or the other would have been difficult on the other set of docs and staff. It was intended to be a melding of the two names and the two groups.

“With all that’s happening in the world of health care, we really saw this [merger] as a way to support not only independent private practice medicine, but to help create a patient experience that was unmatched for orthopedic care in the Lincoln area.”

Balancing Clientele

Merging also helps level revenue by leveraging more lucrative specialties to help spread out the higher costs of others. Both were invested in the sports market, for example, and between them now serve the Nebraska Cornhuskers, Lincoln Salt Dogs and Lincoln Stars under one umbrella, as well as providing athletic training services to multiple schools. This helps even out lower reimbursement rates that are common in other segments, such as senior orthopedic care.

“You look at the different specialties, from spine to foot and ankle to hand to total joints, and you’re dealing with much different categories,” Zauha said.

Finding cohesion for the whole practice was important. “A practice our size really needs a lot of internal ancillary services, all of the marketing and compliance, in place,” he said. “And in order to afford all that, you need a large practice group, because the doctors who are doing total joints are working just as hard as the sports docs, but they’re not getting reimbursed as well. It takes a blending of different specialties into a group.”

Urgent Ortho

The merger of the two groups has also enabled a brand-new offering called Orthopedic Quick Care, an emergency clinic hyperfocused on orthopedic injuries that fits into the overall range of health care resources in the community.

“Orthopedic Quick Care was one of the big priorities for the combined group,” Zauha said. “There are a lot of urgent cares in town, and we don’t want to take anything away from them. We see this as a benefit to the community where we’ve got on-site X-ray; we’ve got providers who are trained in orthopedics to handle fractures or lacerations.

“We all know it’s a lot more expensive to visit the ER than going to the orthopedic physician’s office. In addition to that, it’s

probably going to save patients a lot of time; you can easily spend several hours in an ER but with us you can be in and out within an hour, depending on the injury.”

Small Town Feel

The new practice employs 250 and occupies two main clinics, one at 70th and A streets and one in the CHI Health St. Elizabeth Campus. It also delivers care via 19 satellite locations throughout central and southeast Nebraska, most of which are extensions of hospitals. Maintaining a small practice culture in such a large enterprise – both for patients and for staff – is one of the top priorities for the new entity, Zauha said.

“A small-town, family feel is key,” he said. “I would tell you that as the groups came together, that was one of the biggest concerns of our employees; we don’t want to lose the family feel. It’s not easy, especially being in two locations, but we try to do it through our management team. It doesn’t just happen organically; you’ve really got to nurture it.

“We’re not perfect by any stretch, but we really try to make a concerted effort to encourage our teams to do things socially as well as at work, so that they get to know and understand each other. It helps from a problem-solving standpoint to have that close relationship with each other.”

AIA Nebraska, the state chapter of the American Institute of Architects, will present the 2022 AIA Nebraska Honors and Awards at the Nebraska + Central State Excellence in Design Gala on Friday, Nov. 4 at the Country Club of Lincoln.

The AIA Nebraska Honors and Awards is an annual program to recognize individuals who have shown exceptional leadership and made significant contributions to the profession of architecture.

Associates Award

Kevin Baitey, Assoc. AIA, is an emerging professional and designer in Omaha, Nebraska. His interest in architecture stemmed from a desire to combine his passion for creativity with his affinity for problem solving.

After graduating from the University of Nebraska-Lincoln with his Master of Architecture degree in 2018, Kevin has been steadily involved in various organizations to advocate for emerging professionals and community outreach. He currently holds a number of positions within the AIA at local, state, and regional levels. Kevin often finds himself being the youngest person in a room full of decision makers, a responsibility he takes seriously to ensure that the next wave of emerging professionals have all the tools necessary to be successful.

Matthew Gulsvig, AIA, learned that a simple smile or joke could have a positive impact on one’s life. It not only makes others feel good, but it also makes Matthew feel good. His path through life has by no means been a traditional one. He was born in Jamestown, ND and lived in Syracuse, NY., but primarily grew up in Racine, WI.

He made the decision to move away from home, without knowing anyone, to pursue his childhood dream of becoming an Architect at the University of MinnesotaTwin Cities. Unfortunately, Matthew was not accepted following his first attempt. This hurdle did not stop him from pursuing his dream. He smiled, focused on his goal, and tapped into his perseverance. He reapplied and was accepted.

Following graduation, he lived and worked in Minneapolis for a little while to gain professional experience, as well as to prepare and save money for graduate school. He applied to the College of Architecture at the University of NebraskaLincoln and was denied once again, but once again, he did not give up on his dream. He smiled, focused on his goal, and decided to move to Nebraska, again without

Katherine Ankerson, AIA, is Executive Vice Chancellor and Chief Academic Officer of the University of Nebraska-Lincoln. Ankerson is an agile leader and innovative problem solver, award-winning author, and a strong proponent of interdisciplinary and cross-disciplinary engagement. Prior to her current appointment at the University, she was Professor and Dean of the College of Architecture at the UNL. As Dean, she led an ecosystem of inclusive innovation, respecting and celebrating the differences and excellence in each discipline. Her leadership demonstrates a long-ranging breadth of commitment and impact across multiple universities and organizations.

She began her journey as a first-generation student with limited resources throughout college. Katherine has a BS Architectural Studies and MS both from Washington State University. She started her career in Spokane, WA then to Houston TX, and back to the Northwest where she had a small architecture design and design build firm.

Katherine is an inclusive leader and educator who has served at every level of an academic institution from faculty (assistant, associate, and full professor), Department Head at Kansas State, Associate Dean of UNL College of Architecture, Dean of UNL College of Architecture, and now Executive Vice Chancellor and Chief Academic Officer of

His work ethic, curiosity, and willingness to learn have afforded him the opportunity to be thoroughly involved in all stages of the design and construction process. Having such exposure has allowed him to become a resource for the emerging professionals in the office while also providing the ability to work independently early on in his career, including taking on small projects of his own to develop experience in project management. Kevin is currently working towards licensure to become a registered architect in Nebraska.

Patricia J. Birch, AIA, of Lincoln, Nebraska, is the recipient of the 2022 Harry F. Cunningham Gold Medal for Architectural Excellence in the State of Nebraska. The Gold Medal is the highest honor the Nebraska Chapter of the American Institute of Architects (AIA) can bestow and is awarded in recognition of the most distinguished achievement in architecture or service to the profession of architecture in the State of Nebraska.

“Pat is one of the first few women of her generation to blaze a trail for women in architectural leadership positions. She has been devoted to mentoring and encouraging young women in their early years to take on leadership roles. Her career has set a standard for women in Nebraska architecture and provided an example for a generation of women to follow her lead, said Thomas Laging, FAIA, Emeritus Professor of Architecture, University of Nebraska-Lincoln.

Professionally, Patricia has made significant contributions to local and internationally known design firms including: The Clark Enersen Partners; I.M. Pei Partners; Wilmot Bower and Associates; as an Associate with Sasaki Associates; as a partner with Sinclair Hille & Associates and The Pearson Birch Studio; Schoenleber, Shriner + Hittle; and completed her career as an Architecture Manager/Shareholder with The Schemmer Associates.

Patricia’s built work is broad and at varying scales. From a focus on families, as seen in her design of various multi-family projects, to larger public commissions such as the Gere Public Library Expansion and her AIA Award winning Gerald R. Ford Conservation Center. In Lincoln, the Hewit Place building creates a cultural

destination within the city and helps to redefine the edge between UNL’s campus and the city of Lincoln. And on a much larger scale, Patricia, as the design architect, redefined the west side of UNL’s Memorial Stadium.

Her approach to architecture was through the thoughtful use of materials, integration of structure, and a sensitivity to place and context. Most of all, she was deeply concerned about the individuals for whom the spaces were designed and, therefore, human wellbeing became the center of her design approach.

Patricia has been deeply involved with architectural education serving as a parttime faculty member at the University of Nebraska-Lincoln College of Architecture, Boston Architectural Center, and Arizona State University (while in London). Further, she has helped to shape education by acting as a volunteer team member for multiple National Architecture Accreditation Board School evaluations.

She has also served in several leadership roles within AIA Nebraska, including President 2005; Board of Directors 2002-2005 and founder of Women in Architecture.

In her community, Patricia has been a proud member of Rotary 14 since 2013. She has volunteered her time with the Lux Center for the Arts, Habitat for Humanity, Lincoln Parks Department, and NeighborWorks Lincoln, among numerous other organizations.

Industrial Space Wanted DEVELOPERS CAN’T BUILD FAST ENOUGH

Industrial companies in the Omaha and Lincoln metro markets are finding square footage harder to come by these days, as developers race to catch up with demand.

Mark Norman, senior director of business attraction and expansion with the Greater Omaha Chamber, gave the overall situation a B+, a problem that has persisted for several years.

“About five years ago we did a comparison between the Omaha region and some of the other regions that we compete with on a regular basis,” he said. “We weren’t keeping up with what those other markets were doing in terms of growth on a percentage basis.”

Norman said the appearance of regional development firms in the local market has helped, but space availability remains thin due to the rise in demand for warehouse distri bution space.

“We’re doing a lot better than we were even just five years ago, but as fast as they can build some of these new warehouse facilities, they’re being leased up before they’re done,” he said. “But we can still utilize more development because the demand is certainly there.”

Nationally, industrial sectors are booming – or could be – while avail able space is stretching at the seams. CommercialEdge reported last month the national vacancy rate for industrial

space was just 4.1%, having dropped 30 basis points in just one month.

Demand has prompted a construction boom, with more than 703 million square feet currently being built, looking to take advantage of premium asking prices. The group reported average U.S. in-place rent at $6.64 per square foot, up 5.5% yearover-year. The Omaha metro is no excep tion to this go-go development mindset, Norman said.

“We’re seeing a very strong market of manufacturing projects out there,” he said. “Most of those are going to be in that 100,000- to 300,000-square-foot range. I’ll call them mid-size type proj ects, and those are the ones where you can easily find space out there.

“You’ve got the mega projects that have been knocking on the door look

ing in and those are harder to find a suitable location in our area. We do have a nice megasite now in Glenwood, Iowa, which is part of our metropolitan statistical area. That site is a certified shovel-ready site by the state of Iowa. But overall, it’s a challenge.”

Optimism Fuels Space Shortage

Christian Jensen, associate with Cushman & Wakefield/The Lund Com pany, said more companies are looking for space to grow into than in the past, another sign of the optimism concerning domestic manufacturing.

“Many tenants are looking for larger footprints to accommodate growth,” he said. “Industrial warehousing with good

interstate access is in highest demand. A vast majority of tenants are seeking a minimum clearance height of 32 feet. Additionally, tenants are searching for properties that can accommodate mul tiple docks and drive-in door needs.

“Industrial product in general is in extremely low supply, historically. Oma ha’s overall vacancy rate is currently right around 3%. Tenants need more space now, however delivery timelines are being pushed to 2023 to 2024 as lack of infrastructure in place has been a challenge for many developers.”

Jensen said areas in high demand include the Sarpy West submarket, offering direct access to Nebraska High way 370 and Interstate 80.

“White Lotus Group, R&R Realty, NewStreet Properties, OPUS Group,

GreenSlate and McNeil Company have all made significant contributions to the current and upcoming industrial market in Omaha and Council Bluffs,” he said. “Roughly 2 million square feet of indus trial product is slated to be completed and available by second quarter of 2024. In addition, White Lotus Group is developing over 1 million square feet between three industrial warehouses in Lincoln, Nebraska.”

Lincoln Squeezed

Marc Hausmann, associate broker with NAI FMA Realty said every square foot helps, as there is effectively no industrial vacancy in the Capital City.

vacancy rates remain historically low at 1.3% for the first half of 2022,” he said.

“Basically, there is no excess of any warehouse, industrial or manufacturing space in Lincoln.

“The highest demand in the Lincoln market is for smaller-type bays of 1,500 to 2,000 square feet, contractor-type bays.

On the flip side, there is also demand for larger spaces, 75,000 to 100,000 square

feet with cross-dock capabilities.”

Given this scenario, recently com pleted projects have filled quickly, or are in the process of doing so.

Hausmann noted in particular a 150,000-square-foot warehouse at 2155 NW 12th St., already full, and a 228,000-square-foot warehouse under construction at 4455 NW 14th St. that’s under negotiation for spaces. He

also pointed out a 1 million-squarefoot future project slated for 56th Street and Interstate 80 that would help, but likely not solve the city’s industrial space situation, with more new inventory facing major hurdles.

“Lack of available and appropriately zoned land is a major issue,” he said. “Developers and the city of Lincoln are working together to get faster permit

ting and zone changes to meet the demand. Any and all parts of town are in short supply.”

sion. As such, tenants are seeking flex ibility in such a space, enabling them to customize it to their needs.

“We’re seeing an unprecedented demand for Class A warehouse space that can serve a variety of roles,” he said. “The traditional users looking for storage space or space that accom modates light manufacturing are continuing to be active in the market. However, what’s really accelerated is the activity from users involved with e-commerce.

“Sarpy County has seen an explo sion in growth because many of these

newer e-commerce users are want ing fast, convenient access to major roadways like Highways 50 and 370 and Interstate 80. Our two develop ments, R&R Commerce Park and R&R Commerce Park South, have been very much in demand because of a mixture of these factors.”

The speed with which both of these developments were occupied under scores both the demand in the com munity for such space and how long it has persisted. When R&R Commerce Park was completed in 2018, demand was so strong most of the 1.1 million

square feet was pre-leased before con struction was finished. R&R Commerce Park South, built last year, is seeing a similarly robust response.

Homa said Omaha hasn’t seen the last of such large projects, especially as economic conditions and supply chain issues improve.

“There are always challenges when it comes to development,” he said. “However, the biggest challenge any developer faces right now is the com bined impact of rising interest rates and construction costs. With supply chain issues still causing problems

and labor still hard to find, it’s dif ficult for developers to make progress on a new project.

“The demand is clearly there for this kind of space in areas like Sarpy Coun ty and it isn’t likely to die off any time soon. And that demand is what keeps me optimistic about areas like the Highway 50 and 370 corridors. Supply chain issues will be resolved someday and problems related to inflation will eventually fade. When they do, that demand will be what brings more play ers to the table in a variety of areas across the Omaha metro.”

At Anequim, a remote professional services provider employing virtual assistants who live and work in Mexico, the mission is two-pronged: solve legitimate business problems for business owners, while also supporting the creation of a middle class in an emerging market.

From firsthand experience, founders Gwenn and Jeremy Aspen understood the various problems that plagued small business owners in the property management industry. Providing for Families  ANDY DEAVER HELPS CLIENTS BE PROACTIVE IN ESTATE PLANNING

Although estate planning might not be the type of law one sees on TV, helping families while providing for his own motivates Andy Deaver to go to work every day.

“It’s person by person, family by family. It’s not grand and glorious,” he said. “It’s making this particular client’s life better. It’s taking weight off of their shoulders worrying about what’s going to happen after they’re done.”

As partner at Abrahams Kaslow & Cassman LLP, Deaver helps families plan for the next step and relieve them of the stress often associated with estate planning.

After receiving his bachelor’s degree in chemistry from Dordt University, Deaver did a few jobs that aligned with his degree before deciding to take the LSAT on a whim.

“It was really kind of a happenstance thing,” he said. “I wasn’t inspired to go to law school, didn’t have any kind of, you know, grand and glorious aspirations of politics or changing the world or, you know, helping the disenfranchised, and none of those kinds of things. It just seemed like the right fit.”

Deaver then attended Creighton University School of Law before starting his first job as an attorney at an Omaha firm.

“My first firm was a good place, but I had too wide of a practice,” he said. “I did all kinds of different things, and I was able to, from those, choose estate planning and estate administration, and then transition over to Abrahams Kaslow & Cassman LLP to kind of home in on those practices.”

Both the opportunity to help clients know that their families are taken care of, and the one-onone personal approach was what led Deaver to estate planning specifically.

“It’s really an opportunity to help people get out in front of problems,” he said. “It’s not reactionary, it’s generally proactive and that you’re trying to assist them make a plan that we’re not going to use, probably for years. So, being able to sit down and help them think about taking care of their own families.”

Family Oriented

While most of Deaver’s job revolves around helping his clients be able to provide for their own families after they’re gone, he describes his main accomplishment as his ability to provide for his own family.

“Providing for my family is the biggest accomplishment that I think I have at this point,” he said. “You know, God blesses us, and I work hard and we’re in good shape. I take care of my clients and have a solid practice, but just being able to provide for my family is my biggest accomplishment.”

Helping to craft estate plans that fit specific needs and administering the estate after a family member passes is not an easy task. It has brought up daily challenges that Deaver has had to learn how to navigate through.

“Being an attorney is a lot about client management and trying to not be overwhelmed with everything,” he said. “Because all you do is deal with other people’s problems, right? And that’s the job, so that’s okay. But just going through that day to day and moving from one thing to the next. It sounds little, but that’s what the job is, and that’s the biggest challenge with the job.”

One way that Deaver has been able to overcome these challenges is by helping his clients feel comfortable and learning how to better interact with clients over the past nine years.

“I’m a pretty good, personable person. Working individually with people and being able to empathize with their situations and things that matter to them in a genuine way, has really enabled me to grow that portion of my practice,” he said.

“People generally feel pretty comfortable when we sit down and work together. I think that’s great. That’s what I want for them.”

Through his work, Deaver hopes to continue to grow his practice and do good work for his clients as well as continuing to do good work for his family.

In his role, Johnson will lead all DEI initiatives and programs. Among Johnson’s areas of focus is creating measurable results through DEI training and implementation. The object of this petition is to amend Nebraska’s minimum wage law to increase the state minimum wage from nine dollars ($9.00) per hour to ten dollars and fifty cents ($10.50) per hour on January 1, 2023, to twelve dollars ($12.00) per hour on January 1, 2024, to thirteen dollars and fifty cents ($13.50) per hour on January 1, 2025, and to fifteen dollars ($15.00) per hour on January 1, 2026, to be adjusted annually thereafter to account for increases in the cost of living.

TEXT: FOR AN ACT relating to the Wage and Hour Act; to amend sections 481203, Revised Statutes Cumulative Supplement, 2020; to change the minimum wage as prescribed; and to repeal the original section.

Be it enacted by the people of the State of Nebraska,

Section 1. Section 481203, Revised Statutes Cumulative Supplement, 2020, is amended to read: 48-1203 (1) Except as

otherwise provided in this section and section 481203.01, every employer shall pay to each of his or her employees a minimum wage of:

(a) Seven dollars and twenty-five cents per hour through December 31, 2014;

(b) Eight dollars per hour on and after January 1, 2015, through December 31, 2015; and

(c) (a) Nine dollars per hour on and after January 1, 2016. through December 31, 2022;

(b) Ten dollars and fifty cents per hour on and after January 1, 2023 through December 31, 2023;

(c) Twelve dollars per hour on and after January 1, 2024, through December 31, 2024;

(d) Thirteen dollars and fifty cents per hour on and after January 1, 2025, through December 31, 2025; and

(e) Fifteen dollars per hour on and after January 1, 2026, through December 31, 2026.

(2) The minimum wage established in subdivision (1)(e) of this section shall be increased on January 1, 2027, and on January 1 of successive years, by the increase in the cost of living. The increase in the cost of living shall be measured by the percentage increase, if any, as of August of the previous year over the level as of August of the year preceding that year in the consumer price index for all urban consumers (CPI-U) for the Midwest Region, or its successor index, as published by the U.S. Department of Labor, or its successor agency, with the amount of the minimum wage increase rounded up to the nearest

multiple of five cents. No later than October 15 of each year, commencing October 15, 2026, the Nebraska Department of Labor shall calculate and publish the minimum wage rate that will take effect the following January 1.

(3) For persons compensated by way of gratuities such as waitresses, waiters, hotel bellhops, porters, and shoeshine persons, the employer shall pay wages at the minimum rate of two dollars and thirteen cents per hour, plus all gratuities given to them for services rendered.

The sum of wages and gratuities received by each person compensated by way of gratuities shall equal or exceed the applicable minimum wage rate provided in subsection (1) or (2) of this section.

In determining whether or not the individual is compensated by way of gratuities, the burden of proof shall be upon the employer.

(4) Any employer employing student-learners as part of a bona fide vocational training program shall pay such student-learners’ wages at a rate of at least seventy-five percent of the minimum wage rate which would otherwise be applicable.

Section 2. Original section 48-1203, Revised Statutes Cumulative Supplement, 2020, is repealed.
