Addressing Health Care Disparities
ASHBY TAKES THE HELM AS CHI HEALTH IMMANUEL PRESIDENT
New CHI Health Immanuel President Anthony Ashby is aware that as leader of the metro’s only full-service hospital north of Dodge Street, his organization is tasked with addressing North Omaha health care disparities.
“It’s on us and we lean into that. It’s our responsibility to take care of our population,” he said.
The new Family Health Center at CHI Immanuel more than doubles the previous capacity, bringing greater access to primary and urgent care to North Omaha.
The Baltimore native was in health care operations and consulting across the country before being hired as vice president and COO of CHI Health Immanuel and CHI Health Mercy Council Bluffs in 2019. He was named interim president of CHI Health Immanuel in April and president in September.
His tenure coincides with millions of dollars in renovations and additions at the CHI Health Immanuel campus.
More than medical
Beyond brick and mortar, he said Immanuel does social screening of “everybody admitted to the hospital to ask if they have challenges with food access, paying bills, transportation,” et cetera.
CHI Health Immanuel has consolidated staff-donated clothes, toiletries, and nonperishable food for patients who need additional assistance.
“It adds dignity to that process,” Ashby said.
He points to CHI Health’s investments as “a testament to our mission and commitment to community because primary care is not one of those sexy areas where you make a bunch of money — you actually lose money on it.”
“It signifies we care,” he said. “It’s important people have access to get the care they need as close to home as possible. We’re always looking to expand services where we can. We’re always looking at what our patient experience is like. We’re trying to meet people where they are.”

assessment that may now collectively generate a plan to fill identified gaps.
For Ashby, it all gets back to the mission statement of faith-based CHI (Catholic Health Initiatives) Health. CHI Health merged in 2019 with Dignity Health to create nationwide CommonSpirit Health.
“The last line of our mission statement — ‘improving the health of the people we serve, especially those who are vulnerable, while we advance social justice’ — really hits home,” he said. “Coming here I felt that focus on the vulnerable and what health really means beyond the walls of a hospital.
“Statistics say only 20% of the overall health of a person is correlated with their health care in terms of prescriptions, procedures, tests. The rest is all social (determinants): employment, income, housing, transportation, safety and behavioral choices. Those things are really what impact your overall health.”
Hospitals like his look to be bridges to better health through services, referrals, advocacy.
“Some people don’t get good health care for various reasons — age, ZIP code, language barriers. Lots of factors contribute to it,” Ashby said. “While we might not directly control anything to do with disparities, we should influence things because we want everybody to have great health care. Equity is really about quality. It’s making sure care is the same across populations.”
It means practicing cultural competency, understanding the challenges patients face in accessing care and connecting them to resources that determine positive health outcomes.
“These are all things that will improve people’s lives which will help improve quality of life for everyone,” he said.
CHI has long done its part as a behavioral health services provider.
“Very few health systems do it at the level we do it at because it’s challenging, it doesn’t make as much money as some other areas, and it’s hard to recruit and retain workforce for it,” Ashby said. “That’s why a lot of systems never start doing it or stop doing it.”
Immanuel’s behavioral health services extend across inpatient, outpatient and partial outpatient care.
Part of the community
Ashby recognizes “the gravity” of being an African American president of a hospital serving North Omaha and its large African American population.
“Representation matters,” he said. “My first child was born at Immanuel in March. Our doctor is African American and that means a lot.
“When you see that Black women have higher rates of maternal complications and Black newborns have higher rates of infant mortality, having somebody with similar lived experiences is very important from a clinical standpoint. That transfers to a lot of different things. Leadership may be wellintentioned but lacking a shared lived experience as the patients you serve you’re going to miss the boat.”
Ratios or quotas aside, he said, “you do have to represent the people you serve.”
He and his wife Shamaere Ashby, finance and grants coordinator at UNMC, make their presence known in the community. He’s founding president of the National Association of Health Services Executives Heartland Chapter, president of the American College of Healthcare Executives (ACHE) and a Nebraska Hospital Association board member.
Testifying before the Nebraska Legislature and speaking one-on-one with state senators about certain issues hospitals face comes with the territory.
Shamaere Ashby is a Girls Inc. mentor. He credits her with helping him have “more purpose” in his work.
“Having a heart for helping people is something we share and try to live out together,” he said. “We look for how we can steward our skills, resources and time.”
Heartland Family Service will honor the couple’s leadership at its Salute to Families event on Nov. 21.
Collaborative spirit
Ashby, a MBJ 40 Under 40 alumnus, is a big believer in professional development — he’s an ACHE fellow and a Greater Omaha Chamber Leadership Omaha grad — and networking.
“The broader the network you have the more you can pick people’s brains, leveraging their knowledge and experience, you find way better answers and solutions. It’s creating this kind of think tank,” he said.
He is all about collaboration and listening.
“That’s why I’m always out and about in the hospital talking to staff about what’s really going on, to get a sense of where the gaps and needs are,” he said. “We have 1,150 employees. It can’t just be the executives calling the shots without understanding what everyone else is thinking. A hospital is too complex and nuanced and unpredictable between emergency, surgery, labs, radiology, pharmacy, nursing, therapy, cleaning services for me not to be in the mix as much as I can to better understand. It’s essential.
“From a boardroom perspective, I can look at spreadsheets and see trends and say this is going down so we need to turn it around, but you’re not going to get the context. I’m a data nerd. One of my strengths is being analytical. But I understood very early in my career that data never tells the full story. Without that full context, you’re never going to be effective.”
His leadership style is relationship-based.
“I pride myself on being approachable, flexible. I lead with the why of where we need to go, what the outcome needs to be. We need to always be better,” he said.
While he doesn’t shy from making decisions on his own, he likes team building and consensus making.
“I surround myself with people I trust and I invest time in helping develop them in those roles to be able to lead and to have that higher level vision to make things happen,” Ashby said. “If you’re an expert in your area and you say this is a way to go, then I’m like, what do you need, how can I support you?
“My style is keeping eyes on the prize, putting people in the right places, and providing the right resources and environment to help make that happen.”

Companies across Nebraska have recognized the importance of implementing health and wellness programs in the workplace. By prioritizing employee health — both physically and mentally — businesses in all industries implement programs in hopes of improving employee productivity.
What employees value
Each company has a distinctive culture, and offering employee wellness programs that are adapted accordingly is important. To attract and retain the best talent, corporate leaders recognize that employees are looking for a company that takes care of them — not just with great wages, but with benefits and programs that prioritize their whole being.
Stacey Clough, system manager, well-being, for CommonSpirit Health, CHI Health’s parent organization, said that there is a rapidly changing landscape in the employee well-being space.
“To address the changing landscape, we have expanded our well-

being program to be more comprehensive, which includes physical, emotional, social, financial and spiritual wellness,” she explained. “We feel it is important to address the diverse needs of our employees, recognizing that true health extends beyond physical wellness.”
For example, she and her team are seeing a renewed emphasis on mental health and have created programs that allow individuals quicker access to care — especially in the area of behavioral health.
This emphasis on mental health accessibility is something that Zachery Hinrichsen, account manager at Madonna Rehabilitation Hospitals, is also seeing. New resources include everything from counseling to stress management workshops and mindfulness training.
Some companies are also focusing on personalized wellness programs tailored to individuals with health plans and fitness memberships.
“These trends reflect a broader shift toward creating a more supportive and comprehensive approach to employee well-being, recognizing that a healthy workforce is a more productive and engaged

one,” Hinrichsen said.
Hannah Kollman, corporate programming coordinator at Madonna Rehabilitation, said this change is reflective of a community that recognizes that wellness includes many factors.
“People are starting to realize there’s more aspects to health than just diet and exercise. No matter what demographic, everyone can benefit from wellness programming,” Kollman said.
Lori Thomas, director of workplace culture and wellbeing for The Wellbeing Partners, said many are also reviewing the basics of wellness, such as nutrition, physical activity, preventative care, and chronic case management.
“These are foundational elements of our physical health,” she said. “Other emerging trends include financial well-being, combating loneliness, promoting work-life harmony, developing bereavement policies and best practices, addressing social determinants of health, and understanding matrescence.”
Programs that matter
Effectively managing a company involves overseeing many moving parts, but prioritizing the integration of health and wellness programs into operations should be a top priority.
“Incorporating wellness programs into your overall organizational strategy and culture demonstrates to employees that you value them as individuals,” Thomas said.
After understanding employees and their specific needs for a wellness program, employers should consider developing a program tailored to their business or modifying the existing one.
Making it simple and easy to use is also important. The less complicated it is to use, the better. This will increase buy-in and participation.
“Employers that effectively implement these programs experience increased engagement, improved retention, and become preferred employers for new and talented professionals,” Thomas said.
“Furthermore, they often witness enhanced loyalty and productivity from their workforce. The essential factor is to weave these programs into the overall strategy rather than merely listing them as additional benefits.”

CommonSpirit Health has designed a comprehensive well-being framework that addresses factors that are beyond an individual’s control — such as community influences and organizational factors. Through its MyWellness program, people have access to physical and mental health resources, as well as financial planning services and other family support services.
“While it takes time for these more systematic changes to occur, we recognize that an employee needs support in a variety of ways to be the best version of themselves,” she said.
Kollman said that the biggest message employers send when offering a comprehensive wellness program is simply this: you care.
“It improves morale and job satisfaction knowing the employer cares about well-being. [Wellness programs] offer the option to gain knowledge from trusted health professionals versus random info on the internet,” she said.
“Plus, it helps keep employees healthy, cutting down on sickness and injuries.”
Programs can additionally lead to lower rates of absenteeism, as employees are healthier.
“By preventing illnesses and promoting healthy lifestyles, wellness programs can help reduce overall health care costs for both employees and the organization,” Hinrichsen said.

COMMUNITY BUY-IN GUIDES AFFORDABLE HOUSING
EVA ROBERTS DIRECTOR OF POLICY & STRATEGY, FRONT PORCH INVESTMENTS
CHRISTIAN GRAY CO-DIRECTOR, INCOMMON
It’s been about two years since the Omaha City Council signed the Housing Affordability Action Plan ordinance. While the plan is still in its infancy, gains include hundreds of affordable housing units funded, and the first accessory dwelling unit (ADU) in Omaha.
Proving viability
In 2022, Front Porch Investments was awarded $20 million in American Rescue Plan Act (ARPA) funds, which was matched by $20 million in private funding, to launch the Development and Preservation Fund (DPF).
The DPF has funded 20 projects to date, which will bring 1,268 affordable units to market, according to Jody Holston, who became executive director in 2024.
“We’ve had our first two loans paid back and full, so we’re starting to see the first few funds being recycled and used for more than one project,” Holston said.
Now that fu nds are cycling back into the DPF, Front Porch has opened the

application process from twice a year to a rolling, ongoing basis.
“By having two cycles we were forcing applicants to apply before they were ready, or maybe causing them to miss the opportunity,” said Eva Roberts, director of policy & strategy.
The funding puzzle
One project benefiting from the Development & Preservation Fund is inCOMMON Housing Development’s Poppleton Project. Christian Gray, co-director, said the organization recently reached its funding goal for the first phase of the project, which is $19 million.
In addition to funding through the DPF, the organization is utilizing LowIncome Housing Tax Credits, administered by the Nebraska Investment Finance Authority, HOME Funds through the Urban Housing Department, and Tax Increment Financing through Omaha.
Gray said leveraging federal, state and city funding helps ensure that more projects reach their goals. For example, inCOMMON is currently raising $24

million to fund the second phase of the Poppleton Project. Currently there is $2.4 million funding gap.
“As opposed to a foundation writing a $24 million check, the philanthropic community can really make a big difference in bringing affordable housing to our community by just plugging in those gaps,” he said.
Power to the people
The components of the Poppleton Project — which will include apartments, as well as townhomes and commercial space — were requested by the community when inCOMMON developed the Park Avenue Neighborhood Plan.
“We completed a pretty comprehensive neighborhood plan that was led by neighbors in 2020,” Gray said. “It really outlines the goals and the priorities as articulated by neighbors and stakeholders for the area.”
This philosophy, that the community needs to be involved in the solution, is paramount for organizations working in this space. Holston calls it “power-sharing” and it’s a key component of Front Porch’s Greenlining Fund.
The fund was launched to address disinvestment in historically redlined areas and relies on community members to participate in the decision making process through the Community Advisory Board.
“They’re directing how the money is reinvested and how the impact is made in their community,” Holston said.
In just over a year, community members have helped distribute $4 million in loans that will help homeowners build equity. The fund will be modified in 2025 to target lower income homeowners.
“Instead of a loan, it will be free, no cost home repairs, up to $50,000 a home,” Holston said.
In a similar vein, the Omaha Municipal Land Bank (OMLB) launched a community informed policy effort.
“We are looking at, how can we sell properties and put these properties back into the tax roll in a way that has a consensus with the community, and we’re understanding what the community would like to see, how they would like to see these properties developed, and who they would ideally like to see supported in developing these properties,” said Executive Director Leslie Smith.
Building accessibility
Most of the OMLB’s properties are in North and South Omaha in historically redlined areas where vacancies are more prominent due to disinvestment.
“We go where the natural market doesn’t,” Smith said. “A typical investor can purchase a tax lien and get a property from the tax sale process. But, there’s risk that’s involved with that, like liens that may exceed the value of the actual property.”
Through legal processes, OMLB is able to acquire property and clean the title before selling.
“Then we look for responsible buyers who can present a

plan for how they could develop the land,” Smith said. “We’re able to prioritize the proposed use and how it’s going to support and provide social impact for the community.”
OMLB can award some discounts to developers whose plans align with the community’s goals, making it even more affordable. For example, a developer who wants to build a home for purchase may receive a discount because of the community’s desire for more home ownership options.
Capacity building
Still, building costs can create a barrier. According to the city’s 2023 Affordable Housing Report, the average per unit cost to construct a singlefamily home in an existing neighborhood east of 72nd Street is $302,000.
That figure includes materials, labor, permits, plans, grading, and utility connections for a three-bedroom, two-bath home with 1,500 square-feet of finished floor space and a single car garage. It does not include land costs.
In addition to the high price tag, those wishing to develop available land in North and South Omaha struggle to find traditional funding due to historic disinvestment.
Through its Community Loan Fund, launched in 2020, the Omaha Community Foundation is investing in these areas through low-interest loans.
For example, it provided funds to the 712 Initiative to develop the 500 block on West Broadway in Council Bluffs. Once completed the project will bring 70 affordable housing units online.
“In 2023 alone, the investments supported the development of 553

affordable housing units,” said Katie Vogel, director of donor services.
“We focus on making loans to local Community Development Financial Institutions, which are mission-driven financial institutions that provide financing, technical assistance, and training to underserved communities.”
One of those partners is Spark.
“We work through capacity building. That means we build the capacity of our community so they can carry out the initiatives that they want to see happen,” said Spark Executive Director Buey Ray Tut.
In addition to providing low-interest loans, Spark hosts a Developer’s Academy. The Academy, which has 82 community alumni, teaches emerging developers from minority backgrounds the basics of real estate.
“Even if they get that education, sometimes they still don’t feel comfortable taking on that level of a risk on their own,” Tut said.
To help build new developers’ confidence, Spark will launch the co-Development Apprenticeship program (coDa) in 2025. The program brings together two to five graduates to work on all aspects of a project to gain experience.
Opening pathways
In two short months 2025 will arrive, and with it an opportunity to increase the state’s investment in affordable housing initiatives.
“It’s going to be the first year of the biennium, so it’s a budget year, and that always means an opportunity to try to increase the resources that are in the system for affordable housing,” Roberts said.
One success from last year, Roberts said, was an agreement to increase the maximum grant for the Middle Income Workforce Housing Fund.
“It sounds like it’s going to be a tough year for money because of the tax cuts, but it’s also an opportunity to start educating new senators about the need for affordable housing development and the role that the state has to play.”
Conversations with the city about streamlining and refining the current housing development process will also continue to be a priority.
With so many organizations working on various aspects of the affordable housing puzzle, there’s a plethora of ways to get involved. From joining a board, to signing up for a newsletter or just being open to changes in your neighborhood.
“When these policies come into play, and you see that a developer’s trying to build more dense housing [in your neighborhood] don’t shut it down,” Tut said. “Try to hear them out and see what they’re trying to accomplish, because that could be an economic activity that could benefit your community.”

OMAHA — An effort to update the City of Omaha’s electrical code, typically not a huge headline-maker, has sparked a bit of fireworks and divided the lawmaking body of Nebraska’s largest city.
Representatives of the region’s homebuilding industry are among the most vocal, saying an updated version of the code, which was narrowly passed by the Omaha City Council last week, includes a handful of new requirements that threaten to set back the statewide push for affordable housing.
Nick Dolphens, vice president of The Home Company and builders council chair at Metro Omaha Builders Association. (Courtesy of The Home Company)
Nick Dolphens of the Metro Omaha Builders Association said that while the upgrades in question may not amount to more than a couple thousand dollars in additional costs per new house they reflect the kinds of regulatory demands that he says keep piling on to drive up construction prices.
BY OMAHA’S ELECTRICAL CODE UPDATE
Affordable Housing Concerns SPARKED
“The battle for affordable housing is won, and lost $500 at a time,” Dolphens said in a letter to the council. “The problem has been a ‘death by 10,000 cuts’ for decades. We are all losing.”
At the heart of the debate — which still faces a possible mayoral veto — is a city ordinance aimed at aligning the local electrical code with the 2023 national electrical code, as well as the state’s updated version.
NE lawmakers OK with slimmer version
In adopting a new state electrical code earlier this year, the Nebraska Legislature knocked out five nationally required features, including a whole house surge protector and ground fault circuit interrupters that protect against electric shock.
Nebraska cities are to adopt their own local standards of electrical wiring and

installation that can be more restrictive but not less restrictive than the state’s minimum, said City Attorney Matt Kuhse.
In Omaha, Council members Pete Festersen and Danny Begley have led the effort to be more restrictive, adding into the city’s code the five features carved out by the state. The move was supported by other Democrats on the council, Ron Hug and Juanita Johnson.
“It isn’t that we’re pushing back on affordable housing,” Begley said during last week’s council meeting. “The question is, what safety measures do we want to have in a new house that is built?”
Festersen noted that the upgrades were recommended by the
The city’s in-house expert, Anna Bespoyasny, superintendent of building permits and inspections, told the council, however, that she had “no concerns” with adopting a city electrical code that mirrors the state’s.
She said additional products are being “sold” as life safety issues, in part by insurance companies.
“I would be hard-pressed to consider a whole house surge protector as a life safety issue. That is more of a property protection issue,” said Bespoyasny.
She and others noted that the updated code applies to newly constructed homes, not existing houses.
“All of us are going home to homes that don’t have any of these brand-new mandates in them,” said Dolphens, also vice president of The Home Company. “And if we feel safe at home, we need to question all of these for the sake of affordability.”
He suggested that Begley, who also serves as vice president of IBEW Local 1483, should have recused himself from voting on the code update. Begley described his union as a professional, technical and clerical union and he said he would not recuse himself from the matter.
Omaha mayor pivotal voice
Mayor Jean Stothert may be a deciding voice, as she has not yet signed off on the updated city electrical code, which passed 4-3 with the state’s “carve-outs” features restored. She held off on endorsing the measure when she signed other City Council actions taken the same day. The mayor has until Friday to decide on a possible veto, which would take five votes to override.
Council members Don Rowe, Brinker Harding and Aimee Melton, all Republicans, voted in opposition.
Melton said she believes the electrical code should be determined at the state level to be uniform across the state, rather than encouraging a mishmash of local codes.
“Otherwise what we’re doing is we’re saying, Don’t build here because it’s going to be a lot cheaper to build on the other side of the county line, in Bellevue, in Papillion, in La Vista,” Melton said. “Basically we’re telling builders to go somewhere else, and I think that’s the wrong message.”
Rowe said his concern was with affordability of housing. He said an Omaha nonprofit homebuilder told him the upgrades in question would increase costs. He said the city previously was tasked by the state to come up with an affordable housing action plan, and did.
But, said Rowe: “We’re not seeing a lot of movement on (implementing) that.”
Also opposing the additional requirements beyond what the state code calls for was Perre Neilan of Welcome Home, a coalition formed three years ago to advocate for public policy that makes new construction starter homes more accessible.
Neilan called the add-ons a “perfect example” of what his group has been trying to educate policymakers and the public on.
“It is the choice between ‘nice to haves’ and housing affordability,” said Neilan. He cited a National Association of Homebuilders data point that says for every $1,000 increase in the price of a home in the Omaha metro, 435 households are “priced out of the market.”
‘Life safety’ matters
a house that would make firefighters’ jobs safer. “Minutes matter in a fire,” Nebel said, adding that the local electrical utility otherwise would come to the site to shut off power.
He described the GFCI protections, also at issue, as a sort of “smart circuit breaker” found currently in new bathrooms and countertops. Under the more restrictive standards, Nebel said, those would be required on clothes dryers, ranges and in certain areas of a basement.
Hug said he sided with higher safety standards.
“In the grand scheme of things, when you’re building a $300,000 house, $700 isn’t that much,” he said.
Rowe disagreed, saying the difference can be a “big deal” to first-time buyers.
“It is to my grandkid who is trying to qualify for an entry-level house that costs in excess of $300,000,” he said.
Local Loans for Your Greatest Goals
Marc Stodola of Charleston Homes, a builder, told the City Council the upgrades were unnecessary and in “complete contradiction” with efforts to lower new construction costs.
“You’re saying, ‘I don’t care about affordable housing.’ That’s the message, period.”
He put the combined costs of the five mandates in question at about $1,300 per new house.
Jon Nebel of IBEW Local 22, put the total cost at about $700, and said they were “life safety” items.
Nebel described one feature as an emergency power disconnect on the side of

JOSH WHITE, SVP OF INVESTOR RELATIONS AT METONIC REAL ESTATE SOLUTIONS, SHARED HIS EXPERIENCE WORKING WITH THE LEUKEMIA & LYMPHOMA SOCIETY.
Q: What does the Leukemia & Lymphoma Society mean to you? Why is this organization so important?
A: LLS means a lot to me as it was a way to show support to those affected by blood cancer. This includes my brother who is a survivor of Acute Myeloid Leukemia and a close friend who is a survivor of Hodgkins Lymphoma. The organization is critical as it is the backbone of funding for ground-breaking treatment options as well as support programs for those impacted by blood cancer.
Q: What was the highlight of the Light The Night event? How did you participate?
A: Every year, the highlight for me is to see all of the people with lanterns being recognized and showing support for each other for those who are going through cancer, those who have lost people close to them, and/or those who are supporting others in the fight. Every year, I participate with my family and friends at the lantern tent by putting lanterns together and handing them out to people of all ages and listening to their stories.
Q: What are some of the best ways to get involved with the organization?
A: There are several ways to get involved, either as an individual by joining a committee or through an employer in the executive challenge to help raise funds. Another way is to show up for the Light the Night event held every fall at Stinson Park in Aksarben Village.
Q: Why is it so important for businesses to be involved in charity events?
Businesses are at the core of philanthropic support in Omaha and help keep the community strong. The corporate philanthropy in this community is elite, and it is part of the reason why Omaha is a great place to live, they take care of their people.
Q: What else do you hope to accomplish with the organization over the next year?
Continue to spread the word about the amazing group of leaders at Light the Night in Omaha led by our MVP, Tracy Fisher.
Businesses are at the core of philanthropic support in Omaha and help keep the community strong.

Gimme The Scoop
A MIX OF ENTREPRENEURIAL DRIVE AND COMMUNITY BUILDING
BY TIFFANY BRAZDA PHOTO CREDIT: ROGER HUMPHRIES
Destiny Atkins, the owner of Gimme The Scoop, has trusted her gut every step of the way to starting her business in 2022. Over the past two years, her entrepreneurial venture has been driven by one common denominator: the support of others.
The food truck that serves Italian ice started thanks to Atkins’ grandmother’s support. After trying the frozen treat during a trip to California, she told her grandmother she was inspired to start a business.
“I was telling my grandmother about it and I was super excited,” she recalled. “My grandmother was falling ill and I remember telling her, I’m going to make this happen, and I just need to get this batch machine.”
With help from her grandmother, Atkins was able to purchase the machine and perfect her recipes. While building up her business by serving Italian ice at community events over the following year, her grandmother passed away.
“I didn’t feel like I could keep going without her,” Atkins said. “She believed in me. I come from a really rough childhood, and she never gave up on me. She basically was like my mom. And maybe a couple months after losing her, I was like, I have to get up. I have to do something. I didn’t get this far for nothing.”
So, she did. Atkins said 2024 was her best year yet.
Building a happy place
One thing that struck her about Italian ice was the smooth texture and bright, fruity flavors. She knew she had something unique for the Omaha market. One of her favorite aspects of the business, she said, is seeing the joy on the faces of customers when they taste the dessert.
“People don’t know what this stuff is. They think it’s ice cream or they think it’s a snow cone. Then I give it to them and I see people’s eyes light up,” she said.
Atkins said blackberry lemon is one of the most popular flavors she serves, along with strawberry, mango and cotton candy.
Her family, she said, have been some of her biggest supporters.
“I have four children; I really wanted to have something for them and make them proud. So it’s really a big family business as well. My children and my sisters have helped me so much. It’s now this beautiful family business,” Atkins said.
Community connector
As a food truck business, Gimme The Scoop focuses mostly on events from family picnics to Taste of Omaha. During the warmer months, the truck can be found at neighborhood block parties, events put on by CHI Health Immanuel and charity events where portions of the proceeds go to causes.
Atkins hopes to one day open a brick-and-mortar store and sell pints in grocery stores. For now, as the season winds down, she encourages others who are considering opening a business never to give up.
“I’ve sat in rooms that I never thought I would be in, and I’m very humble about it and grateful for every opportunity, no matter how big or how small,” she said. “It’s tough. Especially not having a big team and I’m depending on my family right now. It can be it can be hard some days, and I sacrifice a lot, but it is so beautiful when I watch it all come together.”
Atkins is encouraged to share her knowledge and demonstrate that business ownership is achievable for anyone interested in pursuing it.
“It’s nice when you have people that believe in you. My grandmother believed in me,” she said. “I try to share that same concept with other people. I believe in people. I listen to people’s ideas. I try to motivate them as I go.”

INDUSTRY: ACCOUNTING AND PROFESSIONAL SERVICES
ACG MEMBER SINCE: MARCH 2010THE INCEPTION OF THE NEBRASKA CHAPTER
Business profile: Forvis Mazars, LLP is an independent member of Forvis Mazars Global, a leading global professional services network. Ranked among the largest public accounting firms in the United States, the firm’s 7,000 dedicated team members provide an Unmatched Client Experience® through the delivery of assurance, tax, and consulting services for clients in all 50 states and internationally through the global network.
Q: What are the key growth drivers your company is currently focusing on and how do you prioritize them in your overall strategy?
A: The establishment of Forvis Mazars marked a significant new chapter for us. This network enhanced our presence in the U.S. and internationally, creating an opportunity to serve our clients even better and attract even more talent to sustain future growth. Our new global network unlocks many opportunities to expand our footprint in cities across the U.S. and serve our clients with global needs.
We have several different growth drivers that we focus on to ensure that we are growing smartly and continue to serve the middle market well. These growth drivers include organic growth, market expansion, and our growth investment fund. Within our growth investment fund, we are supporting different transformative growth initiatives, which create rewarding career paths for our people. Recent investments include growing our middle-market value creation consulting service line, expanding our consulting practice, and establishing our new NetSuite technology consulting practice.
Q: In today’s rapidly changing business landscape, how does your company stay ahead of the curve and identify emerging trends that can impact your growth?
A:The creation of Forvis Mazars resulted in a unique opportunity for our firm to reflect on the needs of an assurance methodology for a national firm in the 21st century and live out the portion of the firm’s vision to be known for delivering innovative solutions.
We have a dedicated group — EDGE: The Innovation Lab of Forvis Mazars — aimed at delivering fresh ideas to deliver the technology tools needed to help solve our client’s biggest problems. Anyone throughout the firm can submit ideas, pain points, new products to EDGE who will then build out options and solutions that will be tested throughout the firm. This allows new opportunities and ideas to come from all levels of the firm and give everyone an opportunity to contribute.
Q: Can you share a specific example of a recent growth initiative that your company has implemented? What lessons have you learned from this strategy?
A: Our most well-known and successful growth initiative recently has been our recent market expansions. FORVIS was formed in 2022 through a merger of equals
between BKD and DHG. Both accounting firms had rich 100-year-plus histories of serving middle-market clients throughout the U.S. Following the creation of FORVIS, in 2024, Mazars- a global accounting firm, expressed interest in creating a two-firm global network. Allowing Forvis Mazars to serve clients internationally.
These mergers and market expansions have allowed Forvis Mazars to continue to evolve in the ever-changing business environments. As a two-firm network, Forvis Mazars is unique in the market and provides the agility, capacity and coverage to support clients wherever in the world they operate. This move brings increased choice in the market, serving the public interest.
Q: How does your company balance short-term financial performance with long-term growth objectives? What roles does sustainability play in your growth strategy?
A: One way that we balance our financial performance and growth objectives is through our internship program. Forvis Mazars’ internship program is uniquely positioned to help the firm continue to grow and keep that growth sustainable at the same time. Throughout our program, interns are encouraged to explore different industry and service specialties, they work alongside our professionals for long periods of time on real client assignments, and our interns get exposure to all aspects of public accounting (audit, tax, and consulting). Our interns are given the opportunity to experience multiple internship stints throughout their college career, they build relationships with our partners and professionals and also experience our office culture and our community relationships. Through a strong internship program, we are building our leaders of tomorrow, which in turn provides new growth opportunities for the firm.
Q: What advice would you give to other business leaders who are looking to accelerate their growth, particularly in the current economic climate?
A: Focus on growing smartly, not quickly. By continuing to educate yourself in your chosen industry and be the go-to resource for your clients, you can continue to nurture and grow those relationships. Strong relationships typically mean strong referrals, good word-of-mouth, and long-term partnerships that continue to grow.
Make sure that you are in tune with your industry and on top of new changes, evolving technologies, and anything that could have an effect on your clients. This will show that you are invested in them, not spreading yourself too thin, and providing them unmatched client service.

If They Build It, We Will Come
HFS believes that artificial intelligence (AI) will become one of the greatest technological innovations in modern history. It’s not just us who believes that – there are a lot of brilliant technology CEOs that are also making big bets that this happens. While many are struck about the size of the investment being made in AI, what impresses us more is the environment that this is happening in. Capital is no longer cheap. Pre-pandemic interest rates are nowhere to be found. Investment hurdles have been raised. Because of this, Wall Street is rewarding “profitable growth” and being critical of investments without clear and immediate returns. Yet, big tech keeps accelerating this unpopular and massive investment. In fact, the theme we’ve heard from listening to big tech’s 3Q24 earnings calls is that AI demand continues to outstrip their capacity. They can’t build it fast enough.
During periods of scaling investments, returns can be murky and tough for outsiders to see. This is because any initial benefits get masked by even more investment. We saw this in the early days of Amazon, Tesla, Netflix, Spotify, among others. However, big tech offered plenty of examples of AI benefits during recent earnings calls:
Amazon’s AI cloud computing unit is a multi-billion revenue business that continues to grow at a triple digit percentage rate and is growing more than three times faster at this stage than its initial cloud computing business.
Meta is seeing AI have a positive impact on nearly all aspects of their work. AI-driven content recommendations led to an 8% increase in time spent on Facebook and a 6% increase on Instagram.
Microsoft’s AI business is on track to surpass an annual revenue run rate of $10 billion next quarter, which will make it the fastest business in the company’s history to reach this milestone.
Alphabet spoke about how Audi used its AI tools on an advertising campaign that increased website visits by 80% and increased clicks by 2.7x, which accelerated that company’s sales.
We think Meta said it best – AI is having a positive impact on nearly all aspects of work. It’s not so much a product but a feature to supercharge growth of trends that already exist, whether that’s cloud computing, digital advertising, e-commerce, or autonomous driving.
At HFS, we believe investing into this powerful secular trend will prove to be a generational opportunity. Big tech agrees.

JEANNE WILKE
Bio:
Jeanne Wilke has been a nurse for over 40 years, developing expertise in geriatrics, home health, hospice, trauma, orthopedics and pediatrics. She has instructed at the University of Nebraska Medical Center and Purdue Global. In October, Wilke was selected by the Nebraska State Board of Nursing and National Council of State Boards of Nursing (NCSBN) to help develop the 2024 National Council Licensure Examination. Wilke has also served NCSBN as a volunteer reviewer, writer and panelist for 20 years.
What originally brought you to the health care field?
In the third grade, my teacher asked me what I wanted to be when I grew up. I drew a picture of a nurse — which I framed and still have to this day!
My grandfather, Dr. William Drost inspired me to go into health care. He presented industry-leading information about the hamometer — an instrument used to measure hemoglobin counts — to physicians throughout Nebraska. When he passed away, I received his original tool. It is a treasure to me!
I stay in this field because I know I make a difference. That feeling is the best reward I could ask for.
You currently work in hospice, a speciality that’s high risk for burnout due to the emotional toll. How do you take care of your mental health?
Over the years, I have learned a delicate balance of how to protect my heart and mind while still showering my patients with love and care.
I make sure I am communicating with other TEAMembers, leadership and my husband. I take off every Thursday as a day for me. Whether I am spending it as a self-care day or using it to work on our farm business, I’ve learned that this dedicated time is great for work-life balance.
Also, I know the Lord has me in a position of honor, to be able to come into the lives of families at such a critical time. Faith is where it is all based!
What is a lesson you learned on the job?
There was a time early in my career when I was at odds with a person who meant a lot to me in my personal life. At the same time, I had a patient pass away at work. It struck me deeply. What if that were my friend who died? What if I never got to mend things? I looked upon this patient, knowing that she was someone’s daughter, sister, and mother, and that many people loved her deeply. It was at this moment that I
