Kyle Rotert
ASSOCIATIONS/TITLES: ASSISTANT PROJECT MANAGER HOMETOWN: WATERLOO, NEBRASKA EDUCATION: MASTER OF SCIENCE IN CONSTRUCTION ENGINEERING AND MANAGEMENT (UNIVERSITY OF NEBRASKA – LINCOLN)
How I got into the business: I grew up in the construction industry and it has always felt like home. Accomplishments or milestones: I will be graduating with my master’s degree in December of this year. First job: Astro Buildings. Biggest career break: Taking over my first project. The toughest part of the job: Trying to figure out how to be more efficient while keeping safety as a number one priority. The best advice I have received: Find a company that knows you could leave at any time but treats you in way that makes you never want to leave. About my family: My family has always been supportive of me, but I was secretly competing against my father. He has worked in the construction industry since he was a child, so I wanted to do my best and MBJ-REBRAND-2021.qxp_GIVING ADS 8/31/21 5:28 PM Page 1 make him proud.
Something else I’d like to accomplish: Retirement sounds relaxing; maybe someday I’ll feel like I need to do that. How my business will change in the next decade: This family, I mean company, has done a lot to expand and be more and more inclusive. We strive to deliver the whole experience with constriction, DIRTT, and furnishings. As we continue to grow and develop, we will be providing a home to younger and newer industry professionals. Mentor who has helped the most in my career: Dr. Kelli Herstein (UNL/UNO) was my college advisor and helped me get through both undergraduate and graduate level courses. She kept me motivated and encouraged me even after I started my career at AOI. Outside interests: I love baking and cooking in the kitchen, but I hate cleaning up my mess afterwards. Favorite vacation spot: Lake Okoboji. It is where I
went every summer while growing up and there are a lot of good memories there. Other careers I would like to try: I am happy with the construction industry. I was in the military and those years gave me plenty of time to decide what I wanted to do for sure. Favorite cause or charity: Tragedy Assistance Program for Survivors (TAPS). Favorite app: Spotify .

MATTHEW GULSVIG PRINCIPAL, DLR GROUP
The American Institute of Architects (AIA) reported that the latest Architectural Billings Index increased from 55.6 points to 56.6 points between August and September. ABIs greater than “50” represent gains in nonresidential construction activity. In fact, ABI performance in the last eight months is reportedly “among the highest ever seen” following recession periods, underscoring
“just how strong the bounce back has been this year.” When asked about the state of architecture in the metro, DLR Group Principal, AIA architect and LEED Accredited Professional, Matthew Gulsvig, referenced the billings index. “This indicator represents a positive outlook for future work in the region,” he said.
MATT WHALEY MANAGING PRINCIPAL, HDR
“The architecture profession is experiencing many of the same dynamics that other industries are experiencing related to the pandemic; for example, construction material and labor availability have a direct impact on the outcome of a building.” While no one can anticipate material availability with absolute certainty, Gulsvig continued, teams setting project budgets

and schedules need to consider the potential challenges and setbacks of “on demand” approaches. Gulsvig also addressed the “state of aesthetics” in the built environment. “Omaha has many great buildings and vibrant spaces to experience; however, like other cities, there are also areas that could be improved,” he said. “There is a tendency

to seek out a comparison with other cities or buildings, which makes me think of a quote, ‘If the grass is always greener in your neighbor’s yard, it might be time to tend to your yard.’ Ultimately, beauty is in the eye of the beholder. In my eyes, Omaha’s architecture is uniquely beautiful.”
Omaha vs. the rest With a higher per capita count of architecture firms than most places, Principal Architect Curt Field of Prochaska & Associates said Omaha has always been an extremely competitive market.
“We are fortunate to have several of the top 10 firms headquartered in town, and this means there are job openings for many graduates,” he said. “It also means that a restless practitioner may wish to either change jobs or to start a new firm.”

In fact, he added, many startups sprang from larger, nationally-known brands. “The larger firms have been actively pursuing work beyond the Omaha market, and even beyond the Midwest markets, but have also been extremely competitive locally,” he said. “Also, there has been, until very recently, very favorable economic conditions in Omaha conducive to new projects, and both personal and corporate capital expenditures.” “Exciting trends,” according to Field, abound in the firm’s niche of public and municipal projects – replacement or remodel of schools, police and fire stations, courthouses and correctional facilities. “We are somewhat dependent upon the public potential to see infrastructure expenses as necessary and timely, as many of our projects require financing via passage of a public bond,” he said. Additionally, neighborhoods such as North Omaha, Midtown-Blackstone, north downtown and West Farm-Boys Town have enjoyed a resurgence and reinvestment. “Projects planned for these neighborhoods must often fit aesthetically with older iconic structures, and yet be appealing,” Field said. As its work has involved historic rehab and adaptive reuse, Field noted they have sought to understand how these projects appeal to the public; for instance, a new hotel in a redeveloped near-downtown neighborhood.
The future is bright
Brian Akert, architect with Holland Basham Architects summed up the market with an enthusiastic, “Extremely busy!” “There are multiple exciting urban redevelopment projects coming out of the ground right now with the redevelopment of the Crossroads Mall, the Riverfront and Gene Leahy Mall,” Akert said. He added these projects are spurring others along the peripheries. “There are also a lot of urban infill projects happening within Dodge Street’s new Transit Page 6 • November 19, 2021

Oriented Development (TOD) corridor that is served by Metro’s new ORBT rapid bus transit line,” he said. A fair amount of work is going into designs before they are made public. “There is still groundwork happening to get many more projects off the ground that will be released in the following few months,” he said. Akert attributed this ramp-up to low interest rates and “pent-up demand from 2020.” He was upbeat about the new infill multifamily developments in the I-680 corridor and along public transit lines, as well as the “large urban development projects” ability to spin off more activity. HDR’s Managing Principal and Architect Matt Whaley referred to a rebound from this time a year ago. “There are substantially more opportunities on the horizon across multiple markets,” he said. “Many of these projects are already in design or construction and will make a significant impact on
the quality of our community when complete.” While he acknowledged the impact of the pandemic on work volume, in many cases, it “simply caused owners to defer investments.” “We are seeing many of the delayed projects starting up again,” Whaley added. “There are a significant number of new projects emerging from the planning stages.” Trends worth talking about, for Whaley, included owners moving forward with return-tooffice strategies. “Some clients are reviewing the impacts from the past 18 months and are taking the opportunity to retool their approach,” he said. “This is leading to a lot of innovation and a meaningful evaluation of existing workspace needs.” With no shortage of growth and redevelopment in the city, Alley Poyner Macchietto Architecture’s Seraphim Carlson Mullins concurred that it’s an exciting time to be in design. “Much of this design is pushing boundaries and looks markedly different than architecture of the
past,” said Mullins, who is tasked with APMA’s employee engagement, career development and corporate culture activities. She referred to opportunities that align with the firm’s tenets of putting people first, advancing design and building communities.

“Within our own firm, we see new ideas generated as leaders emerge,” Mullins said. “Our team is passionate and dedicated to the things that have gotten us to where we are today. As an Omaha native, it’s fun to see different neighborhoods coming to life in

new ways and Omaha attracting people from other places.”

DLR Group’s Gulsvig offset three notable projects/design achievements: Omaha’s Kimpton Cottonwood Hotel, the RTG Medical Office Building in Fremont and the General Fire and Safety Building of Omaha. Kimpton presents not a “recreation” but a “celebration” of the spirit and heritage of the original 1915 Blackstone Hotel. As one of the first Kimpton franchise properties, Gulsvig said the firm blended old and new across its renovation and new construction spanning 46,000 square feet; for instance, retaining its original flooring and design details. At the time of this writing, the new corporate headquarters for traveling health care staffing firm, RTG Medical, was around 75% completed. Gulsvig referenced the incorporation of indoor fitness, yoga studios and refresh zones, with each feature reflecting a different geographic experience — from coasts to mountains — to guide the visitor through the building. Additionally,
the 50,000-square-foot mixed-use space is reportedly flexible to allow for strategic and rapid 30% to 40% growth. Lastly, General Fire & Safety’s new building, in part, incorporates what Gulsvig described as the latest industry technology; for instance, a hydro room for testing water pressure and a hoist beam to move heavy equipment, safely. Additional
features within the 15,600-square-foot space include a training room that doubles as a learning lab, with examples of components to educate employees and guests. Over 20 years ago, Prochaska & Associates began working for counties on law enforcement centers. And, last year, Field said they completed the largest facility for Washington County in
Blair: a 120-bed jail, new sheriff’s offices and district courts, with an extensive remodel of the historic courthouse. Current work includes a larger 154-bed Adams County facility in Hastings. Joint police and fire facilities, such its 2019 joint space in Marshalltown, Iowa and police/fire/ municipal office in McCook, represent a trend. While, more recently, in-house engineers have

worked on engineering-only projects and a long-running Omaha Parks and Recreation relationship led to a highly visible relighting project for the Bob Kerrey Pedestrian Bridge, according to Field. “Since then, we have been approached by other municipalities considering similar projects,” he said. A void in educating younger students who require skilled nursing care led to a three-facility initiative in Omaha with Children’s Respite Care Center (CRCC), while educational projects more broadly have developed into a “serious niche” for the firm. For example, Florence Elementary School presented “an unusual opportunity” to assist with
the addition of a new Boys and Girls Club to the neighborhood, he said. Last, but certainly not least for Prochaska & Associates, its work with Vietnam War veterans who desired a memorial in the metro area. “[They] needed from our firm a more altruistic approach, as this group began with no source of funding,” Field said. “Since then, the group has secured a nice piece of land in Sarpy County adjacent to Werner ballpark and the new veteran’s cemetery, and has secured a great deal more funding, and favorable publicity.” A groundbreaking is slated for next spring.

Of course, “everyone knows the corner of 72nd and Dodge,” he said, referring to how the former Crossroads Mall site presents one of the most-watched potential projects for at least the past couple of decades. When asked about why he highlighted such projects, Akert referred to their potential to make a lasting impact on the local community, which he said has always been important for the firm. with Holland Basham in municipalities outside of the Omaha; for instance, Fort Worth, Texas. Notables highlighted by HDR’s Whaley are in the health care, construction and education spaces Children’s Hospital & Medical Center Hubbard Center for Children; Kiewit’s Global headquarters and the Kiewit Luminarium. “Over the last decade,” Whaley explained of Children’s, “the hospital reached capacity in their existing facilities and decided to grow — in scope and space — to continue to meet the needs of children and families in the region.” The result: An “ambitious” expansion that transforms a confined urban site into a 10-story hospital — double the size of its predecessor with 100 more beds, and new services and features. Kiewit’s new headquarters, according to Whaley, reaffirms its community commitment and was built in the north downtown to encourage neighborhood development. The facility spans seven stories and 180,000 square feet, and supports 650 employees. The Luminarium was characterized as an “innovative community space and learning environment for hands-on experiences” in STEM for children aged 6 and older. Opening is slated for 2023. Mullins highlighted APMA’s Joslyn Art Museum addition that will house the acquired works of the Phillip G. Schrager Collection of Contemporary Art. Its design reorients the museum’s entrance (increasing visibility from the street), extends the atrium, and interweaves the landscape, such as its sculpture garden. The multi-phased Millwork Commons project in NoDo (North Downtown) includes renovating historically significant structures, new mixeduse spaces and multi-modal transportation infrastructure. To create an active neighborhood, the district is poised to feature park and plaza spaces, anchored by a community green. APMA’s work with Southeast Community College is to “reimagine and reinvigorate” its student services areas at the Lincoln main campus (including 100,000 square feet of new and renovated space for growth and expansion). The University of Nebraska at Omaha is poised to be the only institution of its kind in the world with a museum dedicated to the works of Samuel Bak. The $23 million Bak Museum and Academic Learning Center will reportedly be housed in the former College of Education building, Kayser Hall. The 88-yearold painter is a Holocaust survivor whose
8,000-plus works visually illustrate and explore associated realities, trauma and even hope for humanity. At UNMC, APMA is partnering on the $45 million renovation and redevelopment of the former Omaha Steel Works facility. The 140,000-sqaure-foot Catalyst Innovation Hub is reportedly designed to transform innovation technology ideas into marketable ventures.
On the horizon If architects stay busy, Holland Basham’s Akert said adding great talent will be the challenge. “With the unemployment rate as low as it is in Omaha right now, coupled with how many projects are being designed, there are plenty of job opportunities for architects and designers in the Omaha metro,” he said.

Field said Prochaska & Associates has always promoted itself as a “well-oiled machine,” valuing experience, competency and innovation, while keeping abreast of newer design and technology trends. “Often, this means we must recruit new graduates or simply replace those in our firm who retire,” he said.

Its optimistic the “double-punch” of the pandemic and scarce building materials will be overcome as the public realizes expenditures must be made in renewal, and renewal remains feasible due to low interest rates. “Our office, like most, has not really hired significantly in the last couple of years,” Field said. “But we believe this will need to change in the near future.” Field said if one travels to nearby communities outside of the Omaha-Council Bluffs metro area, examples of new construction and neighborhood renewal continue despite the public health crisis — with Minneapolis, Kansas City and Des Moines undertaking “very ambitious downtownbased projects.” In Nebraska, he indicated Norfolk’s downtown renewal successes have garnered positive attention. He summed up: “We perceive these trends as facing the greater difficulty of overcoming initial developer hesitancy. And, once public opinion
appears to be solidly in favor or a particular neighborhood enjoys a degree of success, many other developers appear to be motivated to consider similar (or smaller) projects.” HDR’s Whaley expressed similar sunny local and regional outlooks, given considerable strength surrounding us. “We are seeing consistent growth in most markets,” he said. “Given the positive outlook, we are continuing to invest in opportunities across the Great Plains region.” Job-wise, opportunities are at all levels. “It is a demanding field,” he said. “But it is incredibly rewarding to develop meaningful designs that solve complex problems and impact peoples’ lives on a daily basis.” According to Mullins, as APMA is aiming to hire new talent, the firm is guided by a people-first approach and employees and new hires alike are supported with flexibility and professional growth amid an evolving workplace.

HEARTLAND GROWTH
BANKING report DOUG NODGAARD, COMMUNITY BANK PRESIDENT, EQUITABLE BANK
Focusing on Service
EQUITABLE BANK BUILDS ON ELKHORN AREA GROWTH Equitable Bank’s second Omaha location at 20112 Pierce St. in Elkhorn has opened in one of the most financially dynamic areas of the state. However, Community Bank President Doug Nodgaard — a 37-year industry veteran — said the $3.5 million investment in the land and building needs to be tempered with an admonishment: “Service is the ultimate form of respect.” The new 4,300-square-foot location in a retail flex-space building has 10 employees. Equitable Bank’s other Omaha location at 10855 West Dodge Road, with six employees, is part of a state-wide full-service community bank with additional locations in North Platte and Grand Island. Overall, Equitable Bank has 80 employees. Fremont native Brandi Peatrowsky, with a 13-year background in financial services, is manager of the Elkhorn facility.
Building a family Nodgaard said he remembers at age 7 or 8 when he and his mom, a legal assistant who did work for U.S. Senator Roman Hruska, would visit the former Center Bank near 42nd & Center streets to make routine financial transactions. He said the precision and professionalism of the tellers helped him build a respect for
the importance of customer service with small $5 and $10 deposits. Years later as a young banker at Douglas County Bank & Trust, a mentor drove home the cliche’ “It’s the customer that signs your paycheck.” “It’s the little things that add up building the customer relationship,” Nodgaard said. “Answering the phone call on the first ring, offering the person who walks into our office a beverage and greeting them appropriately remain important and help differentiate our services from those of our larger competition.” The Elkhorn facility, southeast of 204th & Pacific streets, offers flexibility for growth as Nodgaard and his staff enhance the market share in one of the city’s fastest-developing and wealthiest areas. The objective is to attract a younger demographic in both customers and employees. The firm offers full-time employees with at least one year of service participation in an employee stock ownership program, a decision that Nodgaard feels encourages a greater degree of engagement with a pride in ownership. “We want parents and kids to come into this facility,” he said, stressing the investment in technology and digital banking platform. A centerpiece of attention in the lobby is a $16,000 coin-counting machine

that is an attraction for kids as well as parents who run concession stands at games and community fundraisers. While such equipment is an anomaly today, the 59-year-old Nodgaard said, it sends a strong message to both youth and the community overall.
Community focus Since 2013, Equitable Bank’s deposits have increased six-fold and employment numbers are up four-fold. Nodgaard said newer customers are queried as to how the services of Equitable Bank compared to those offered by their former financial institution. For example, two-income households appreciate the convenience of Saturday morning availability and the relationship opportunities that can flourish from a community banking approach. “In a family it may start with a savings account, then progress to a small business loan, and then a first mortgage,” he said. “We have a long-term vision on relationship building and needs for additional products or services may not show up for five years or more.” As an instructor and committee member of the Nebraska Bankers Association, Nodgaard said veteran bankers know that about 80% of bank preference is based on what institution the parents used. Traditionally, community institutions such as Equitable Bank have grown via placing a strong emphasis on operational efficiencies and minimizing overhead by
making more judicious decisions regarding branch expansions. “It’s enabled us to best compete with the larger banks and it is done with the knowledge that we don’t have as much room for error,” Nodgaard said. A one-year goal is to grow deposits by 10%. Three to five years down the road will likely see the increased use of interactive teller machines (ITMs) with live tellers. The technology will require an investment of at least $100,000 per machine and it will augment the alternatives available to community bank customers. Nodgaard said there will always be an important niche for community bankers to go the extra mile in a one-to-one relationship with customers. Examples of these efforts include a banker trying to troubleshoot a customer problem right up against deadline and a credit issue while riding his personal vehicle through a car wash line, helping an engineer who needed an exemption to a credit limit while traveling during the holidays in Seattle, or assisting a honeymooning couple with a debit card with a worn and smeared 3 that looked like an 8. “We’ve found that in such cases the attention we give to helping them is appreciated to the point where they will often bring all of their business to us,” he said. “Banking is a person-to-person, relationship business and we think we’re good at building the relationships.” Equitable Bank traces its roots back to 1882 as Grand Island Building & Loan Association. In 2015, depositors and shareholders of Equitable Bank voted to approve a stock conversion making the institution one of the few banks in Nebraska to become a fully traded stock company as Equitable Financial Corp.

WOMEN WHO rock AMY L. LAWRENSON, PARTNER, BAIRD HOLM
EMPOWERED WOMEN empower AMY LAWRENSON ADVANCES DIVERSITY, EQUITY, INCLUSION IN LAW As a student majoring in political science at the University of Minnesota, Twin Cities, Amy L. Lawrenson interned with the legislature in her home state of South Dakota. “For the first time ever, I met a female attorney,” Lawrenson recalled. “I was 20 and I had never met a female attorney. That blows my mind in retrospect and shines light on why I was impressed with her. That started me down the path to law school and the rest is history.” In 2004, she would receive her Bachelor of Arts degree. Three years later, Lawrenson would earn her Juris Doctorate from Creighton University School of Law. Today, she is a partner at Baird Holm, LLC. With a family rooted in farming, Lawrenson said real estate was a natural path for her. “Like my grandfather and my uncles before me, I ‘work’ the land, albeit in a different fashion,” she said. “Being familiar with acres as a measurement has definitely come in handy in my career. “My specialization is renewable energy. It also allowed me to marry together my practice specializations of leasing, land use, permitting and construction.”
Lawrenson can see how the renewable developments infuse much-needed tax monies and infrastructure improvements into rural communities — like the one she called home as a child. Lawrenson found transitional work was typically “less adversarial and more collaborative.” “I liked that,” she said. “Today, I love that most of my projects are about achieving common goals that all parties can get behind and celebrate when completed.” Additionally, what was initially a gloomy time to embark on a career (the not-so-great recession of 2007), ended up being a rather fortuitous time for Lawrenson, in retrospect. She would go on to exit the legal industry and enter the world of retirement and large-scale institutional investment products while working with Mutual of Omaha. “I loved my time at Mutual and planned to stay there for my career until a prior colleague convinced me to talk to Baird Holm,” she said. “As the economy rebounded, there was a shortage of real estate attorneys, which presented an opportunity for me to re-enter the field. When I met with Baird Holm, I could instantly tell it would be a great environment for me to advance my career, something I believed would take much longer in a corporate position.”

A prolonged issue for the advancement of women is some women treating success as a limited resource; that there is only room for one woman at the top or that another woman’s success reduces or limits their own opportunities for success. That’s just not the case. - AMY L. LAWRENSON, PARTNER, BAIRD HOLM
She joined as associate attorney in Baird Holm’s real estate practice group in 2012. Since that time, she rounded out her real estate experience with finance and corporate law work, eventually focusing on leasing, sales and acquisitions, construction and renewable energy. She advanced to partner in 2017 and has been recognized as a leader for a range of community, industry, nonprofit and business organizations. These include Nebraska State Bar Association Leadership Academy graduate and steering committee member, the Greater Omaha Chamber’s Leadership Omaha (Class 40), and a 2018 Midlands Business Journal 40 Under 40 winner. “While [the downturn] caused me to exit the industry for several years, my time away actually ended up providing me some exceptional transactional and corporate experience to re-enter the field once the market started to rebound,” Lawrenson summed up.
INSPIRED BY AND empowering OTHERS
In Lawrenson’s office hang two pictures by the artist Dee D’Amico. “She drew one in the early 1990s and the other in the late 2000s,” Lawrenson said. “It is a picture of all of the parties to a real estate transaction in a boat trying to row in the same direction to bring a deal to close. “In the earlier picture, all of the parties are white men. In the later, the parties are diverse in gender and race. I love these pictures and what they represent for the changes in the field.” Naturally, Lawrenson is also a member of the firm’s diversity, equity and inclusion committee — alongside her chairing the women’s initiative, agribusiness and renewable energy industry group.
“I’ve been lucky to follow in the paths of some incredible women in both the real estate and legal fields,” she said. “Baird Holm has the highest percentage of women attorneys for a firm our size in the region, which gave me multiple women with 30 to 40 years of experience to learn from.” Likewise, she said of the local Commercial Real Estate Women’s group, CREW Omaha: “Provided great women contacts with extensive experience.” Lawrenson underscored the notion of “empowered women empower women.” “A prolonged issue for the advancement of women is some women treating success as a limited resource; that there is only room for one woman at the top or that another woman’s success reduces or limits their own opportunities for success,” she explained. “That’s just not the case. For women to truly be successful, we have to help, mentor, and sponsor other women.” As well-rounded as Lawrenson’s career has been, her life outside of the office and practice is also multi-faceted; she graduated from the Institute for Career Advancement Needs Influence Leadership Program (Class 58) and Women’s Fund of Omaha Circles (Class 8). “Those who know me know there is nothing I’m more passionate about than, one, the advancement of women and girls and, two, cats,” she said. In fact, to the latter passion, Lawrenson currently serves on the board of directors at Felius Cat Café. The former passion also reflects Lawrenson’s near-term goals: This January, she’ll be stepping into the role as president of the board of directors of Girl’s Inc. of Omaha.

WHERE ARE THEY NOW?R
40 under 40 AMEE ZETZMAN, CO-OWNER, ALL MAKES
ALL IN THE family
AMEE ZETZMAN ADVANCES MULTI-GENERATIONAL ALL MAKES Amee Zetzman has made a career out of coming home. The fourthgeneration co-owner of All Makes started her career in public accounting before joining the erstwhile family firm, for example. And, truth be told, serving many of the firm’s clients — to say nothing of the company’s 80-plus employees — feels a lot like visiting relatives, too. “I know it sounds so cliché, but we are a family business and we treat our team and our customers like they’re family,” she said. “If you call our main number, a human is going to answer the phone. And that human is going to find another human to help you with whatever challenge you may be experiencing. “It’s our name and reputation on the line. We not only are going to sell a quality product at a good price, but we are going to service it if there is a challenge.”
FAMILY legacy
The fingerprints of the previous generations — dating back to 1918 when Russian immigrant Harry Ferer founded All Makes Typewriter Co. — can be found throughout All Makes today. But just as the periodic name changes suggest (to All
Makes Office Equipment Co. in 1960, today colloquially known as All Makes), the company didn’t survive without adaptation. That includes the present generation of ownership, Zetzman and her brother Jeff Kavich, who are as much about the company’s future as it’s storied past. “Since my brother and I have officially taken over, we have several new locations — Kearney, Columbus and we have representation in North Platte now,” Zetzman said. “Our reach in the state of Nebraska has increased in combination with our ability to do projects in other markets. We have a client who we just did a hundred locations for around the United States.” The product line has also multiplied under current leadership, an extension of the firm’s oldest operating principles. When Ferer founded the company — later to be passed to son-in-law Lazier Kavich, Zetzman’s grandfather — one of his products was an Ediphone, a state-of-the-art dictating machine invented by Thomas Edison. This focus on office technology waned for a time, lately to become a focal point, to great success. “Our company started selling typewriters and I think we went through

the motions with technology for a time,” she said. “Jeff and I got much more involved in that side and it has truly grown exponentially in the last couple years.” Working with family is a corporate art form all its own, Zetzman said, extending past job responsibilities right down to job titles. “We alternate. That’s my dad’s concept,” she said. “In Omaha, Jeff holds the title president and CEO and I am CFO. But in all other locations — Des Moines, Lincoln, Kearney, Columbus – I am president and CEO. So, I generally like to call us co-owners. It’s easier.” Titles aside, it takes work, experience and even the occasional pointed discussion to keep everyone performing according to their skill set and moving the company forward. “We watched our dad work with his father. We saw how that worked, what we liked about it and maybe what we didn’t,” she said. “We always tell the truth, which I think gets in the way in other people’s situations, and we are always 100% honest with each other. Sometimes we don’t like what the other has to say, but we’re still family at the end of the day and we work through it.”
team BUILDER
Zetzman said the same principles apply when building a great team and she’s got enough 20- and 30-year employees to prove it. “I think building a team that can act in your absence with clarity and confidence is one of the most important things that you can do,” she said. “I feel that we’ve
done a great job of building an excellent team that can take the ball when we need them to. They can act autonomously.” “Amee doesn’t ask anybody to do anything she wouldn’t do herself. She’s very engaged,” said Doug Schuring, company vice president who’s known Zetzman for decades. “If there’s something going on with a client, if her schedule allows, she absolutely will be there. She doesn’t shirk anything off to anybody else. I don’t know of any other dealership principle in the Omaha area that’s as engaged as she is.”
HARD TO shock
That involvement was in high demand during COVID-19 and the ripple effects of supply chain disruptions. It’s a period Zetzman, a 2003 Midlands Business Journal 40 Under 40 honoree, describes as one of the most challenging of her career. “The situations of the last 18 months are times I have just never seen us have to pivot so many different ways,” she said. “We literally had a container ship carrying photocopier parts go down in the middle of the ocean. I watched our manufacturer pivot, remake the parts and charter a plane from Japan. It’s the lengths to which our team and manufacturers have gone to. “It’s hard to shock me these days, because of some of the things that we have dealt with. It’s been truly unbelievable at times.”

LINCOLN’S TEAM SOFTWARE ALIGNS WITH WORKWAVE When TEAM Software became the latest prize in a buying spree by without a doubt,” said John Leiferman, CEO of TEAM Software. “The WorkWave folks have been through more change more quickly than ours New Jersey-based WorkWave in September, the assumption by many was it have, but we were employee-owned, we sold to private equity in 2018 and signaled the end of one of the most underrated corporate success stories in we bought six companies ourselves. Despite that, our employees are overwhelmingly positive about the To the contrary, say executives on both sides of the deal, TEAM Software opportunity to work together with WorkWave.” may be primed for the biggest strides yet in its remarkable history. And why? Because, as CEO David Giannetto noted, WorkWave knows when to leave well enough alone. Market leader “There’s a difference between how we’ll operate and the legal structure,” If ever there was a case for protecting the golden goose, it’s TEAM Giannetto said. “Legally, they are completely part of WorkWave and fully Software, which produces company management software products owned. But WorkWave is really a family-of-brands concept. specifically for the cleaning, janitorial, security and facilities management “TEAM Software has some great things they’re doing and we don’t want service industries. In 33 years, the firm has grown into an international to derail them. He’s also excited about how the Lincoln firm has already been welcomed to the strategic table. TEAM Software shares similar sentiments. “The dynamic has been fantastic,” he said. “I look at WorkWave and I “Employees on both sides of this are feeling excitement, I would say,

see us. We’re exactly the same — product-led, innovation-led, customers are most important, take care of your employees. You put two companies together that are passionate about the same things and it creates a real one plus one equals four. “Do we have to figure some things out? Of course we do. You can’t invest in everything. But you want to invest in the things that make sense, that provide the right opportunities for us to grow and then feed that to development to go get it done.”
Flurry of acquisitions WorkWave has had a busy 2021, acquiring Michigan-based Real Green and its subsidiary Coalmarch (serving lawn, landscaping and pest control) in June and Utah-based Slingshot (serving call centers) in May. Counting TEAM Software, the new WorkWave will employ more than 1,000 and boast annual revenues in the realm of $250 million. Moreover, the new firm moves forward with name recognition and client loyalty to the respective brands intact. “We tried to move into these other verticals over the years and we couldn’t create mass,” Giannetto said. “The truth is, you have TEAM Software over
there that is really good at what they do. If they tried to go into pest control they would struggle, and if we tried to go into lawn and landscape we’d struggle, because Real Green was dominant there. “Our belief is, you can’t just buy market share and think you can run it. You have to go get great teams of people who understand those industries and the customers in it and bring them together. That’s why when we merged the companies, even though it’s an acquisition, we looked at combining to create real value, not cutting to create more value on paper.” The TEAM Software merger was completed at the end of September and attention now turns to integrating all of the new players. Top of mind is getting the teams to row together to increase market share and implement best practices, especially as the pandemic continues to reshape operations. “We had our best quarter in the third quarter of 2020, in the midst of COVID,” Leiferman said. “It took some time, and there have been some ups and downs. It went to our reputation that you didn’t have to explain who TEAM Software was. You just had to say our solution was ready for them. “You’ve still got to connect person-to-person at some point but today, it’s remote. I’d say from my point of view, sales is really no different than R&D — it happens wherever you happen to be. The best people can succeed whether they’re in an office or not.”

Although challenges continue to exist, optimism about Nebraska’s economy has returned. With the return of events and the financial assistance made available to travel and tourism at the city, state, and federal levels, Lincoln’s hospitality sector is bouncing back, according to Luke Peltz, vice president of economic development at the Lincoln Chamber of Commerce. “The diversity of our industries across the city is a major strength,” he said. “Lincoln has major employers in all industries, and we don’t have the major highs that some communities experience but we also don’t have the major lows.” The city has one of the lowest unemployment rates in the country at 1.3%, although that makes hiring difficult for

companies looking to expand. “We’ve seen, especially in the second half of 2021, an ongoing pent-up demand to travel, which we expect to continue in 2022,” Peltz said. “This has fueled significant increases in numbers of hotel rooms booked and the corresponding numbers of lodging and sales tax revenues generated.” On the whole, Nebraska is emerging from the pandemic in a position of strength, according to Anthony L. Goins, director of Nebraska Department of Economic Development (NDED). “Nebraska has an unemployment rate of 2%, the lowest in the nation and an all-time state low,” he said. “Our three metro areas all rank among America’s top 10 for low unemployment.”

Silicon Prairie A few recent investments in Nebraska include an Amazon robotics fulfillment center in Sarpy County, an $85 million Dollar General distribution center in Blair, Kawasaki Motors Manufacturing’s $200 million expansion to its Lincoln facility, Facebook’s $1.5 billion data center in Sarpy County, and Monolith Materials’ $1 billion expansion of its renewable-powered manufacturing facility near Hallam. A key driver of Nebraska’s growth now is technology. “Nebraska is home to some of the most prominent names in high-growth industries like insurtech, biotech, financial tech, sports tech, data and other cutting-edge sectors,” Goins said. “We’re talking about companies like Amazon, Facebook, Hudl, Opendorse, Spreetail and Flywheel. Aflac and Pacific Life are domiciled here. What it boils down to is, we are truly an emerging technology state. People talk about the Silicon Prairie — in a few years, there’s reason to believe Nebraska will have earned a reputation as its capital.”
Kawasaki Motors Kawasaki Motors Manufacturing Corp USA has four — soon to be five — divisions, three of them in Lincoln, according to Corporate Director of Administration Jason Hellbusch. When the pandemic started, the firm closed down for a few weeks to prepare for the new safety protocol, which included implementing the use of masks and putting physical barriers where possible.

“Once we got the safety protocol written, purchased masks, and did all the alterations to the building we could, we brought everyone back,” Hellbusch said. “We’ve been running ever since and never had a big outbreak in our facility.” After the pandemic hit, and the firm got back into production, it experienced rapid growth, especially in the consumer products and general purpose engines divisions. “People couldn’t go to places they were used to [like restaurants] and spent more of their disposable income on outdoor activities, so our sales took off,” Hellbusch said. “A while back we announced a fairly large expansion to our consumer products division. We’re investing a fairly large capital sum in our facility so we can increase production. That also involves the addition of about 550 new employees.” With the low unemployment rate, the firm has had difficulty finding enough employees to keep up with its growth and has many job openings posted on its website.
Monolith Materials Over the past year Monolith Materials added approximately 60 employees, bringing the number of employees to 150 at the firm’s Olive Creek plant, which was completed in June 2020, according to Executive Vice President of Development Amy Ostermeyer. “In September we announced that we would add approximately 200 employees to the team over the next 18 months so by the end of 2022 we expect to be just over 300 employees,” she said. “We’ll be adding a number of positions in Nebraska and in some other locations as well. “The world demand for clean products in carbon black and in hydrogen is driving our growth. Supporting Local Businesses IN THE LINCOLN COMMUNITY LOCAL SUPPORT As we approach the holiday shopping season, it is important to be intentional in our efforts to continue supporting the local businesses of our community. As our Lincoln Expo clearly illustrated last month, Lincoln is fortunate to be filled with so many unique businesses, retailers, restaurants and attractions. Large or small, these local establishments offer endless opportunities to fill our holiday shopping lists with all things local. Throughout the year, we have frequently urged all Lincoln businesses to join us in our 1% Pledge to allocate an additional 1% of annual expenditures in support of local businesses. We are grateful to the businesses who joined us in this pledge and hope that list will continue to grow in the months ahead. Visit lcoc.com/one-percent-pledge to learn more. With the Thanksgiving holiday weekend around the corner, we welcome another Small Business Saturday on November 27, one of the most impactful shopping days of the year. According to American Express, which started Small Business Saturday in 2010, in 2019 alone, $19.6 billion was spent on Small Business Saturday. The purchases made on this day continue to have great impacts on our local economy and are perhaps now more important than ever before. As our economy continues to bounce back from the pandemic, the Lincoln Chamber remains a vested partner in finding solutions to further connect and strengthen local businesses to benefit our community. The recommendations from the Mayor’s Economic Recovery Task Force Report highlight the importance of local spending and the significant impact on our local economy.

For example, the report notes that a 2020 economic study discovered that every $100 spent at a locally-owned business can generate an additional $58 in local impact, with dollars staying in the community. Conversely, that same $100 spent at a national chain store was found to only generate an additional $33 in local impact. A shift of 10% in spending to more local stores and businesses can have an immense effect on not only the spending numbers, but the number of jobs created and the wages earned by employees. Another key component of the Mayor’s Economic Task Force Report was the importance of Business-to-Business opportunities and forums. The Chamber continues to
facilitate these avenues for local businesses to share best practices, network, resources and information in the aim to improve their position in the community. The exchange of information and ideas remains an invaluable asset to businesses of all sizes and standing. Finally, our website is full of resources to support your shop local efforts. ADAPTING TO CHANGE
AGRICULTURE
For Australian cattle farmer Jody Brown, the most chilling evidence of drought is the silence. Trees stand still, the warbling of birds gone. Lizards and emus have long departed, while kangaroo mothers, unable to sustain offspring, kick baby joeys from their pouches, leaving them to perish in the devastating heat. “You just feel like you’re in some kind of postapocalyptic scene,” 37-year old Brown said from her family’s ranch in Queensland’s central west. The constant dryness means her cattle herd has dwindled to around 400, down from 1,100 at its peak in 2002, and at times there have been no animals on the land at all. The native grasses, once green sustenance, have disintegrated into grey ash. The world is facing a new era of rapidly increasing food prices that could push almost 2 billion more people into hunger in a worst-case climate crisis. Confronting the dire predictions, farmers have begun to adapt. On Brown’s ranch in Australia, she’s experimenting with regenerative-farming practices better suited to drought. And across the globe, farmers are

swapping crops, switching seeds, increasing irrigation and even putting face masks on their cows in the battle to both increase output and reduce their own emissions. Meanwhile companies including Syngenta Group, the
Swiss agrichemicals giant, are developing new varieties for vegetables like cabbages that are more resistant to extreme weather. “We’ve got to adapt,” Brown said. She’s exploring alternatives to traditional grazing methods that don’t push the land as hard, like grouping together livestock into tighter, more compact groups and rotating them quickly across paddocks. “Potentially, there were always better ways of doing things, but you just didn’t notice because you weren’t put under the pressure that climate change puts you under,” she said. It’s a fight against the floods, drought, frost and scorching heat that have plagued farms from Brazil to Canada and Vietnam, which scientists predict will only worsen in the decades ahead. Global crop yields could fall about 30% because of climate change, while food demand is expected to jump 50% in the coming decades, according to United Nations’ estimates. Fisheries and water supplies are increasingly threatened, too, said Zitouni Ould-Dada, deputy director of the office of climate change, biodiversity and environment for the U.N.’s Food and Agriculture Organization. One of the biggest challenges for farmers is that there isn’t currently the large-scale coordination or access to funds that would be critical to undertake the kind of massive transformation that’s needed. “If you have to deal with millions of farmers around the world, that you have to coordinate, that’s a huge ask,” said Monika Zurek, senior researcher at University of Oxford’s Environmental Change Institute. global actions to help farmers scale up solutions. The group is targeting annual investments of $40 to $50 billion through 2030 to fund things like innovation in digital agriculture. Without widespread change, the result could be a spiral higher for food prices that will hit importing nations particularly hard. From Russia to India, here’s an up close look at the measures being taken by farmers in countries across the globe.

It’s a bold move because the trees are typically an investment meant to last years, but Oliveira is being forced to change course after coffee crops were slammed first by drought and then an extreme frost — a toxic combination for the sensitive trees. “We got seven months without rain,” said Oliveira, who runs the family-owned company Labareda Agropecuaria, focused on gourmet coffee sales. The drought was followed by the cold blast, which damaged 20% of the area. “Many trees that would produce a lot of beans were chilled by freezing conditions. The losses will be huge next year.” But the shift won’t last forever. After next year’s harvest, Oliveira will start to replant coffee trees gradually, with an important change: the crops will be fully irrigated. It’s a huge upfront cost, but given the extreme drought he’s seen over several years, Oliveira wagers it’s worth the expense. “We’ll only plant coffee with irrigation from now on,” he said. —Tatiana Freitas

Francois Slabbert, a farmer in the Northern Cape, said the shift in seasons is forcing grape growers to sow other crops like pecan nuts. Where winters usually occurred between midMay and mid-August, it’s now not underway until about a month later, exposing grape farmers to frost that damages their crop. While it take as long as 11 years for pecan trees to start yielding nuts, the crop can be lucrative as about 95% of production in South Africa is exported, Slabbert said. “It takes time, and there’s a huge economic impact to the shift,” he said. “But when you’ve done it, when you’ve completed it, it’s good in terms of the turnover.” Meanwhile, for Japhet Nhlenyama, a cattle farmer in the eastern KwaZulu-Natal province, drought has gotten so bad that it’s left his livestock emaciated because there’s no grass to feed on. He’s considering giving up on farming. In previous years, he’s gotten some government assistance, but he hasn’t gotten any aid so far this year. “My living livestock gets blown over by the wind and others are dead because of the drought and not having any food to eat,” Nhlenyama said. “We honestly don’t know what are going to do to survive.” — Khuleko Siwele
He’s boarded up drainage pipes in the fields to hold the scant amount of rain that does fall. One day in October, for example, brought over 5 inches of rain to his fields, a bit more than what fell in the entirety of 2020. Durst will also plant cover crops, which can help enrich soils and prevent erosion. Still, in a part of the country that swings from one extreme weather event to the next, it’s hard for him to predict next steps. “I don’t try to look past a week,” Durst said. —Michael Hirtzer

The vineyard at the farm Samuel Masse’s family has run for more than 20 generations has been battered by both heatwaves and freezes in the past few seasons. This year’s grape yield dropped 70% from a spring cold snap, and the relentless weather extremes means he’s no longer willing to bet on just one crop, as the operation has done since World War I. But Masses’s plans to plant 200 olive trees this autumn have been postponed by rains and financial constraints from the farm’s frost losses, highlighting the challenges growers face in making such shifts. The grove might now go in next year, and he’s also weighing planting figs, pomegranates or almonds in the future. “We don’t know now what is a normal year because we always get something,” Masse
said. “The problem now is how we do the shift and how fast we do it.” —Megan Durisin

Rice, one of the world’s major staples, is also a big emitter of methane, as its flooded fields block oxygen and allow bacteria to thrive. But farmers like Prasan Kumar Biswal in the east Indian state of Odisha are pioneering new methods. On half of his four acres, he carefully spreads out seedlings and alternates between wetting and drying the fields. The plant’s roots grow more deeply, and the yield improves. Still, it’s not easy to stray from tradition. He still uses conventional flooding on some fields, and his cousin, Jagannath Biswal, only uses the practice on his. The old way helps to keep weeds at bay at a time when labor is too costly to manage them manually. “Our forefathers have taught us about flooding the rice fields,” Jagannath Biswal said. “I have never tried to grow rice with less water.” —Pratik Parija

On the island of Sifnos, George Narlis is relying on historic methods to grow crops with increasingly scarce water. Rains are now rare
after February and spring temperatures have gotten much warmer. “This year for the first time in my life we didn’t have spring — we only had summertime. Many flowers and trees, apricots, died,” he said. To supply his small farm and restaurant, he’s traveled the island collecting heirloom watermelon and tomato seeds that thrive in the arid conditions. It’s similar to techniques his parents and grandparents used, when they only had access to a small well. — Aine Quinn

Raffy Aromin, 43 years old from Cavite province south of Manila, said producing lettuce and cabbage has changed a lot in just the five years that he’s been farming. Extreme afternoon heat in October means crops start to wilt. As a solution, Aromin uses plastic that can protect against harsh UV rays to cover his vegetables. He produces as many as 200 kilograms a week, which he supplies to a local supermarket chain and estimates the plastic saves about 80% of his food crops. “The Filipino farmers are fighters,” he said, predicting that he’ll remain in farming for many more years. “Our families rely on farming for livelihood. We have to give it a shot.” —Ditas Lopez
Russia
Evgeniy Agoshkin has been in agriculture for 20 years, growing wheat and corn along with other crops. Like many of the country’s farms, his fields had traditionally been in the country’s Voronezh region, south of Moscow. But prolonged drought over several years has prompted him to move some 750 kilometers (470 miles) to the northeast into the Ulyanovsk region. He bought 12,000 acres of land, following the advice of a friend who made a similar move. He’s still holding onto some land in Voronezh, and now flies between his two farms to manage the fields. In Ulyanovsk and in some of Russia’s northern regions, “people have started to plant grain, corn, sunflower seeds, which generally wasn’t possible 20 years ago,” Agoshkin said. “Now it’s all become possible.” —Aine Quinn
U.S.
With drought gripping California, the biggest U.S. farming state, Fritz Durst planted less than half of the rice he normally would, leaving two of his five fields fallow. He’s not alone. Rice acreage across the state dropped this year to the smallest since 1992, another bad drought year. Read more: California Drought Is So Bad Almond Farms Are Ripping Out Trees In a region where dryness has become the new normal, Durst is working to trap water.

“ We jointly designed leadership programs that create smart, confident leaders.” ALLISON MALONE Vice President, Culture Development & Marketing Cobalt Credit Union
Why Cobalt Credit Union partners with Bellevue University to offer valuable education benefits.
“ We began our partnership with
Bellevue University to offer educational opportunities to our employees that were relevant, affordable, and convenient. Partnering with them was an easy decision because of their large variety of programs, convenient online courses, and the ability to earn college credit for work experience. That soon grew into customized leadership programs that allow us to strategically evaluate and select coursework we know is essential to being a successful leader in our organization. As a result, we have begun building a group of credit union leaders who are smart, confident, and ready to lead our organization in the future.
