How I got into the business: When I was 19, I made a decision that flipped my life upside down. I went from having a full-time job while being a full-time student at SDSU to suddenly having no plans for my future or even my present. I struggled with finding a new job in a highly competitive market and realized that teaching was never going to cover my expenses to live out my dream life. At the urging of my then boyfriend, I decided to give real estate a try and while studying to pass my licensing exam, I began working as a loan processor for a mortgage broker. From there, the path just kept leading me deeper into the business. Accomplishments or milestones: Each position I’ve held — whether it be in sales, administration, or management — I consider a milestone that is furthering my ability to someday reach my biggest accomplishment, which will be to retire from real estate. First job: Emergency Road Service Dispatcher for AAA Auto Club of Southern California. Biggest career break: In 2018, I was hired into my current position which has been a huge blessing for me as it gave me the ability to leave a bad situation behind and support my family on my own by providing me with a stable income and a schedule that allows me

ample time with my children. And, as an added bonus, I’m still doing what I love while sharing my knowledge with others to support and help their businesses grow so they can also achieve their goals. The toughest part of the job: The industry is constantly changing and advancing. It can be challenging to keep up with all of the technological updates and new processes to choose the most streamlined options to best support our own and our agents’ goals and businesses. The best advice I have received: Always be learning. About my family: I have two terrific teenage sons, Jarron and Conor. How my business will change in the next decade: With the continued advancement of technology, the sales process will become even more efficient by utilizing more virtual reality capabilities and buy now options. Mentor who has helped the most in my career: Beth Lube, RE/MAX Real Estate Group, and Don Evans, NP Dodge Real Estate. Both have decades more experience than I do and have been generous with sharing knowledge and insights they have gained over the years.

Outside interests: Spending time with my kids, cooking, reading, traveling, attending concerts and plays, and being outdoors whether it be running, fishing, archery, or target shooting. Favorite vacation spot: I’ll never have just one. But I try to pick places I’ve never been before or where I can try new things. Each location brings a different kind of excitement or meets a different desire which makes it hard to choose a favorite. Favorite cause or charity: Women’s Center for Advancement and Heartland Family Service. Favorite app: ForeWarn.

For holiday gift givers, shopping local can be a great way to help small businesses in need of support. It not only ensures the vitality of Nebraska, but it also provides the opportunity for unique gifts for everyone on your holiday shopping list.

Heart of the state Whether looking for a unique gift for a friend, or employees to thank them for a job well done this year, the wide range of small businesses in Nebraska lend opportunity for one-of-a-kind gifts. When it comes to shopping local, one thing is certain: small businesses need your support during the recent public health

and economic crisis and now is the time to consider focusing on spending your dollars locally as much as possible. “Buying local is always better, since it directly impacts your local economy,” said Becky Alexander, general manager at The Game Shoppe. Brian Leimbach, manager at Shucks, noted that local businesses employ a lot of Omaha residents’ friends, family and neighbors. “They provide a lot of community support, especially during the holidays,” he said. Springfield Artworks located in Springfield, Nebraska, has a sign on the door that reads: “Santa Shops Here First.” “Having great quality items done here in the U.S. and Nebraska is important,”

said Margie Trembley Chapeaux, who owns Springfield Artworks with husband Glenn Trembley. At Made in Omaha, 91 cents to the dollar gets filtered back into the local economy. “This number is so important to keep our local creatives in our community and money directly in their pockets,” said Teri Healy, an owner at Made in Omaha. “Amazon for example, only has 1 cent to the dollar going back to the local economy. Support local, it matters!” Carl Erickson, event & community outreach coordinator at The Bookworm, suggested considering the benefits of supporting the community vs. saving a few bucks. “The vitality [small businesses]

provide a city and the way the community is supported by them is unparalleled,” he said. “It can be hard to pay the few extra dollars when you know an item may be cheaper online, but the benefits are plentiful and necessary.” Spirit World owner Laurie Hellbusch noted that shopping locally can provide shoppers a better customer experience. “Buying local can be a big help when issues arise, as there is an actual person that can help you along the way,” she said. “Often, small local businesses are knowledgeable about their products and can help with recommendations on substitutions and supply issues, if necessary.”

Hellbusch noted that wine gift baskets are some of Spirit World’s top sellers. “They are always a hit,” she said. “They come with anywhere from one to three bottles of wine, plus cheese, crackers, sausage, and other gourmet foods and range in price from $35 to $150, or we can put together custom baskets with items of your choosing within most budgets.” John Lindley, owner of Lindley Clothing, noted there are many options for that special executive gift. “We have been seeing an uptick already in Christmas shopping,” Lindley said. “Trends have been pretty much sportswear based and a lot of business casual. We have sold a lot of gift cards — gift cards are always a good choice for a boss.” Since staying home is the new ‘norm,’ giving the gift of games has become very popular in the last year. Alexander noted that The Game Shoppe offers a full range of products for people young and old. “Some of this season’s top picks would be Wingspan and Catan,” she said. “Some of the top gifts for our miniature gamers would be paint sets. Collectible card gamers are looking for card sleeves, deck boxes, and the new Pokemon 25th Anniversary Celebrations, but really anything Pokémon related seems to be extremely hot.” The shop has a variety of local gifts

including candles that include movie and TV show quotes. “I also love putting together food baskets, and this year we have brought in some fun additions to the shops,” she shared. “They include Jock & Jill’s popcorn, Volcanic Pepper Hot Sauce, Urban Slicer, Lulubee Peppermint Bark, & Reboot Coffee pouches.” Savvy shoppers are ordering their treats early this year. “We are seeing lots of people ordering earlier this year, hoping to avoid [a repeat of] last year’s disruptions in shipping,” said Michael Mitlier, co-owner of Brownie Bar. “Our most popular gift item is our six and twelve sample packs.”

For those looking for handmade gifts, Trembley said top picks are Springfield Artworks include her husband’s fused glass ornaments, sandblasted mugs with either the state of Nebraska or Iowa etched into the surface, and her watercolor print cards and 100% wool berets. Customers coming into The Bookworm are prepared earlier this year. “We have shoppers with their lists from grandchildren and family already, and they’re getting special orders placed early,” Erickson said. “We also see host gifts and entertaining flying out the door. “After a 2020 holiday season where most people didn’t visit family and

friends — or if they did, kept gatherings small — we’ve noticed that people are buying cocktail napkins, party cookbooks (especially cheeseboard books), and items that they can give for host gifts (i.e. tea towels, candles, candy/food items).” At Shucks, wine and spirits are expected to be popular gift items as well as other shelf stable gourmet foods. “There will be certain items that will not be available at all this year, and some that will be in very limited supply,” Leimbach said. “There may also be increased delays in the amount of time it takes for stores to receive the items they have ordered. Be prepared for surprises, both good and bad, as

Planning ahead It is no secret that supply shortages are causing issues around the country. Businesses are aware of the impact this

will have on the upcoming gift giving season, so they are starting to stock up now. With supply issues a reality, customers also need to start thinking about starting their shopping earlier than they might normally. Lindley said he was preparing for re-orders of items for November three

months in advance because orders made in November would not arrive in time for the holidays. “If you see something that you think would be perfect for someone on your list, do not wait to buy it,” Healy advised. “With supply shortages continuing to rise, the possibility of

something being sold out and not coming back in stock during the holiday season is a high possibility.” Alexander agreed. “Be patient, supply shortages are inevitable no matter if you’re a small business or a big box retailer,” she said. “If you can, start holiday

If you know you’re going to want it, please preorder it.” The Bookworm’s Erickson has noticed the bookstore is going through overstock quickly. “We’re encouraging our customers to buy something — or ask us to put it on hold — if they see something they’ll probably want,” he said. “We’re also expecting that getting books re-ordered from warehouses and publishers will be difficult because reprinting isn’t happening as quickly as we’re used to.”

Leimbach noted that Shucks would typically start working on the holiday season in October. “This year, it began in August,” he said. “We secured many items early, particularly frozen seafood and meats as supply and prices have been very unstable.” Greg Lindberg, owner of Absolutely Fresh, which is the companion seafood market to Shucks, said favorites like lobster tails and crab legs will likely experience shortages and record high prices. Bottom line, local owners suggest keeping an open mind. “Consumers should be prepared to be flexible with their gift ideas

and be willing to make substitutions if items aren’t available,” Hellbusch recommended. “The best advice is to go somewhere where the staff is well

When the frenzy of Black Friday, the support for Small Business Saturday and Cyber Monday are over there is another new tradition being embraced by the community – Giving Tuesday. On Tuesday, November 30 the Omaha/Council Bluffs metro comes together to help those who need it most.

The spirit of Giving Tuesday is to show the strength and unity of communities through radical generosity, and that’s just what treasured local businesses are doing. For example: leading support from Core Bank for #GivingTuesday402 in the Omaha metro and TS Bank for #GivingTuesday712 in Southwest Iowa is making it possible for SHARE Omaha to promote and help nonprofits reach donors.

While Giving Tuesday is a global event, SHARE Omaha has elevated this day of giving in the metro and the business community has responded.

The generosity of Cox, Kiewit, PayPal and Physicians Mutual, who have contributed $16,000 to a prize pool, means member nonprofits can win cash prizes for their efforts.

“Our ‘why’ is to help nonprofits fulfill their missions by recruiting givers to share money, time and items,” said Marjorie Maas, executive director of SHARE Omaha. “This is our guiding light and we see incredible changes and lives improved as a result of the community taking action on this site.” SHARE Omaha is a free, comprehensive platform with more than 600 nonprofits listed on its website. It allows donors and volunteers to explore Omaha (#GivingTuesday402) and Council Bluffs (#GivingTuesday712) metro nonprofits all in one place, to find the organizations they are passionate about, and then donate, volunteer or fulfill wish lists.

The Pottawattamie County Community Foundation is again offering a 20% match for eligible endowed nonprofits. Gifts can be made through November 30, 2021. In addition, Omaha/Council Bluffs businesses are gearing up to participate in what is to be the largest giving day in the metro in 2021. From hosting onsite collection drives to lighting buildings in celebration to encouraging employee participation in company match programs, there are a wide range of ways businesses are joining the movement. MIDWEST GROWTH PARTNERS EYES ACQUISITION OPPORTUNITIES Midwest Growth Partners, a seven-year-old private fund manager headquartered in West Des Moines, has entered the eastern Nebraska market by its add-on investment in Superior Metal Products, a Sarpy County CNC machining firm. MGP Partner Ben Fogle said SMP will join Van Becelaere Machine Works, based in Pittsburg, Kansas, as part of a precision machining platform supported by MGP. “With many of these transactions what we’re doing is preserving a legacy,” said Fogle, who opened MGP’s Omaha office in January 2020. Fogle, an Elkhorn resident and 20-year veteran in the fiduciary investment management field, said he’s looking to hire two additional analysts at MGP’s office at 3610 N. 163rd Plaza, Suite 102. “We’re targeting the addition of three to five investments (platforms) annually,” he said. “Our goal is to raise $200 million in 2022 for the continuation of our work.” MGP, as a private equity fund manager, is responsible for more than $154 million in private capital across two funds. The business seeks to make succession planning liquidity or growth investments in established companies.

Fogle, an Iowa native with an undergraduate degree in finance from the University of Northern Iowa and an MBA from the University of Iowa, said the Omaha Superior Metal Products transaction maintains a consistent thrust from MGP that seeks businesses that are profitable, with an owner that is lacking an exit plan for significant growth and a product or service that offers a definable market position. “What we’ve found is that most private equity funds avoid the rural marketplace — we prefer it,” Fogle said. He notes past stops in his career that include time as managing director of capital markets at Farm Credit Services of America in Omaha, as well as a director and investment officer at Principal Global Investors in Des Moines.

MGP Partner Mike Taylor said the Van Becelaere transaction demonstrates MGP’s commitment to grow the precision manufacturing platform both organically and via acquisition. The new combination represents more than 100 years of continual operation, and the capabilities and capacity afforded to each organization’s longstanding customer base. President Vince Van Becelaere of Van Becelaere Machine Works said the Omaha transaction will facilitate his firm’s growth, while expanding its presence in the Midwest and significantly broadening its machining capability and capacity. SMP President Randy Endorf said the combination ensures customer and employee needs will be met going forward. He will remain personally invested in the venture. MGP, which in 2014 had seven portfolio company employees, today oversees ventures that total about 2,400 full and part-time workers. An important factor, Fogle said, is that MGP has a licensed Rural Business Investment Company fund that targets investment opportunities in rural and underserved areas across the country. Investments range from $500,000 to $10 million. “Ours is a unique approach for traditional private equity funds in that we can be more entrepreneurial in expanding our investment strategy,” Fogle said.

Broad categories include manufacturing, food/agricultural, as well as distribution and logistics. The food/ag category offers MGP its greatest growth opportunity. “Iowa and Nebraska is the breadbasket of the world and provides our deepest network of people,” Fogle said. “Our focus is not on row crops and animals but rather the processing chain and investments in irrigation.”

Strengthening rural businesses Investments to strengthen rural businesses range from California to South Carolina. Examples include Maytag Dairy Farms, in Newton, Iowa, which produces artisan blue cheese and an assortment of cheese spreads and related projects. A 2020 investment was made in Windom, Minnesota-based FAST Ag Solutions, a manufacturer of innovative liquid fertilizer applicators, sprayers, specialty trailers, and related agricultural equipment. Fogel said impacts on work done by MGP can be seen throughout multiple communities including Lincoln and Omaha. An example is Stock’d Supply — a distributor of fasteners, gaskets and maintenance, repair and operations products serving OEM via vendor managed inventory programs. Technical Threads was merged into Bolts & Nuts in 2018. The company was rebranded as Stock’d Supply in 2020. That firm has a branch in Lincoln at 2139 Magnum Circle.

focusing on people, focusing on relationships, in addition to evaluation — looking at the data and trends.” The eight-person team at Genr8 Marketing offers a variety of services to help their clients introduce their brand and business to the world. The company first analyzes the client’s website to determine if it’s vibrant and engaging, then they figure out how to maximize Google and social media for advertising. Genr8 Marketing also provides email and video marketing services, in addition to branding and graphic design. Its goal: to provide a system of measurement and consistency that drives traffic to each client’s business. “I believe the No. 1 priority and responsibility of a marketing firm is to ensure the recommendations I make are having some sort of impact on the bottom line,” Petersen said.

Recent growth The company has experienced tremendous growth in the last five years. This is partly due to how it has evolved its method of becoming less of a ‘vendor’ and more of a ‘coach.’

“We are here to help our clients get somewhere that they can’t otherwise,” Petersen said. “We produce results. And when we’re not helping someone, we’re not forcing them to stay with us. It creates a much more honest, upfront relationship.” Transitioning to this business model has been effective. Since 2018, Genr8 Marketing has almost doubled in revenue, and even amid the pandemic, it has continued to grow. This year alone, Genr8 Marketing revenue is up 20%. Petersen attributes the experience of the company’s team to that growth. Many of them have been with the company for upwards of five years. “Our success is entirely hinged on the fact that we have an amazing team,” he said.

Advocating for local business While Genr8 Marketing has a national client base of businesses in more than 20 states, the heart of the business is in the Midwest. Petersen said his commitment to the economic growth of Nebraska is deeply personal, too. Growing up, he saw what small business ownership looked like, having had many family members that had businesses in small towns surrounding Lincoln. “We definitely feel like our commitment and role in the community is to advocate for and represent the small business community,” he said. “We are

succeeding in the community because we care. We care about the well-being of our clients … it’s not lip service. If they succeed, we succeed.”

What’s coming Genr8 Marketing has faced its fair share of challenges along the way. Six years ago, because of the changes in the industry and the commoditization of website development, The Petersens realized they needed to re-brand and change up their business model. That decision, in addition to networking with other business professionals in the area, allowed the company to not just survive, but thrive. But one thing is certain: empowering people to win in business will always be their focus, no matter what future changes happen in technology and within the marketing world. “Trust is a huge thing for us. As Council Bluffs’ economy rebounds from pandemic lows, the city is solidifying its position as a transportation and warehouse hub. Iowa Department of Transportation invested over $2 billion in the interstate system, according to Drew Kamp, president and CEO of the Council Bluffs Chamber of Commerce. “The intersection of I-80 and I-29 and the city’s rail infrastructure has put Council Bluffs on the map nationally as a transportation and warehouse distribution hub,” he said. Driving Council Bluffs’ growth is strategic and visionary leadership and continued growth and expansion in the city’s primary industries — food production, advanced manufacturing, technology, warehouse/ distribution, transportation/logistics and health care.

“Strong leaders all work together for the collective good, and open and regular communication between our public, private, and nonprofit community leaders drive generational change in the community,” Kamp said. “Key stakeholders meet regularly to ensure we are as transparent and accountable as possible.” The First Avenue Corridor and mixed-use project that runs parallel to West Broadway to the south is moving ahead rapidly. Other developments include additional retail, commercial, and office going into the MidAmerica Center (MAC). The Council Bluffs Police Department and Pottawattamie County Sheriff’s Department just opened a 100-yard indoor shooting range. The airport is growing, and higher-end houses are being developed at Whispering Oaks and Hills of Cedar Creek.

Council Bluffs has the state’s largest gaming enterprise, which provides revenue for Iowa West Foundation (IWF) and local governments. “Using the gaming revenue stream IWF has been able to invest over $500 million back into the community,” Kamp said. Brandon Garrett, chief of staff for the city of Council Bluffs, points to the number of data centers and logistics companies locating in the community as evidence of its thriving economy. “We [also] have a growing housing sector where we can’t build enough housing at the moment,” he said. “I think a lot of economic energy goes back and forth across the border. It’s a shared situation where if things are going well in Omaha proper, they’re going well for Greater Omaha, which includes Council Bluffs.” There is a focus on redevelopment,

especially multi-family and mixed-use along the First Avenue Corridor and at the River’s Edge development. “There are a lot of opportunities at the First Avenue and West Broadway Corridor,” Garrett said. “That area is very well positioned in terms of connecting between job centers in Omaha and job centers in Council Bluffs, so we’re giving that area a lot of attention. We’re also looking at and studying areas for new growth on the edge of our community.”

Travel and tourism have been rebounding from the impact of the pandemic, according to Council Bluffs Convention & Visitors Bureau Executive Director Mark Eckman. “Hotel activity is a leading indicator,” he said. “During the past 12 months, Council

Pent-up demand for leisure travel is driving the recovery, with both indoor and outdoor sporting events playing a big part. “Council Bluffs successfully hosted an event for the first time in July — the Adidas 3SSB Championships — at the Iowa West Field House and Mid-America Center,” Eckman said. “The event drew the best high school male basketball players in the country to Council Bluffs and, with them, some of the best college men’s basketball coaches. While it is possible to host a virtual conference, that does not work as well with tournaments.”

Advance Southwest Iowa Corporation is the economic development organization for Council Bluffs and all communities in Pottawattamie County. Executive Director Paula Hazlewood said numerous factors are driving the city’s growth. “Our centralized location and the interstate reconstruction project make Council Bluffs a desirable location for logistics,” she said. “We are part of a metropolitan area that has reached 1 million in population. In fact, American Express, who started Small Business Saturday in November 2010 to help small businesses gain exposure and inspire consumers to shop local during the holiday season, reports consumers have spent more than $120 billion on Small Business Saturday over the past 10-years.
