40 Years of Adaptation ERVIN & SMITH TRANSITIONS LEADERSHIP Starting as a small advertising agency by Doug Smith and Pat Ervin in 1983, Ervin & Smith has flourished over the past 40 years into a full-service marketing agency with notable clients from Berkshire Hathaway to Scoular under its wings. As the world of marketing has undoubtedly changed over the past four decades, Ervin & Smith has adapted along the way. Now, Smith, executive chairman, is stepping back and handing off the business to President & CEO Leanne Prewitt and CFO Brittany Wozny.
Not knowing the first thing about building a client base, Ervin & Smith went all in, learning from both the good and bad experiences. “I always say I’ve been lucky,” Smith said of the company’s quick growth. Notable clients in the early days included First Bankcard, TD Ameritrade and Lincoln Benefit Life. Those blue-chip clients weren’t the only boost for Smith. He credits his knack for hiring the right people with finding his successors. At 76, Smith is ready to hand over the keys.
Beginnings
Prewitt, who worked stints at both Omaha and New York marketing agencies, started with Ervin & Smith in 2016 as creative director. Much like Smith, she was ready to pull from past experiences, the good and the bad, to work on her leadership development. “I wanted something where I could make a big impact and really test out all of the things that I have learned,” she said. Being appointed to President & CEO in 2021, Prewitt echoed the same sentiment as Smith about her path at Ervin & Smith. “I think most success is talent and hard work, but also a whole bunch of luck,” she said. “Doug and I have that in common.” Prewitt’s vision for the future of Ervin & Smith starts with her leadership style, allowing the team to bring their whole selves to the workplace. “The way that we talk about the kind of environment we have here is that
As Smith puts it, the decision to go from a copywriter position at a prominent local agency to branching out on his own wasn’t a grand vision. Rather, it was the feeling of being undervalued that led him, alongside Ervin, to start an agency of their own. Smith, a Pulitzer Prize-winning journalist, knew he had the skills to do more in marketing. Starting Ervin & Smith just days after quitting his job, Smith put everything he could into the business, often coming into the office at 4 a.m. “You’ve got to be willing to do some things that you really don’t want to do to be successful,” he said. Advertising offices looked quite a bit different during those October days in 1983, a year before Apple Macintosh personal computers were introduced.

it is not just about what we do, it is about how we do it,” she said. “We know that the work we do will be meaningful and will be impactful.” Policies such as 12 weeks of paid parental leave, offering flexibility for improved work-life balance and nurturing relationships in the office are a means to support the mental and emotional health of team members.
Bread and Butter
A large part of the agency’s longstanding growth lies in the hands of the executive leadership team. Chief Client Officer Katie Herzog, Chief Financial Officer Brittany Wozny and Chief Marketing Officer Ashley Bails join Prewitt to round out the pillars of running a marketing agency. “We have four women who are at the peak of their particular vertical,” Prewitt said. “Our vision is to have a smaller expertise-filled team.” Building a base of knowledge across numerous industries has helped the team pull insights to “connect the dots,” and reach client goals, Prewitt noted. One of the agency’s biggest project successes to date has been Berkshire Hathaway’s biBERK, a small business insurance company. Increasing brand awareness and undergoing a complete rebranding, the campaign has helped boost the company to exponential growth. “Now we get to play on the other side of the equation, which is the brand, and seeing how the brand can help move the business forward. That’s been extremely exciting to watch that go from the tiny startup pet project to now a billion-dollar company,” Prewitt said.
Five-Year Plan?
Prewitt noted that with the volatility many businesses are experiencing at present, making a five-year plan for clients is just not feasible. Ervin & Smith has found its strength by finding that nagging problem that made a business owner say, “We need to make a change.” “We specialize in using marketing to solve complex business problems,” she said. “We’d like to say that we partner best with the C suite because we know that we can get in and understand what is truly happening in their
business. And then find ways to use marketing to solve whatever is keeping them up at night.” As for Smith’s next chapter, he said he plans to travel, spend time with his nine grandkids (hope for great-grandkids) and write more.

Both were journalists for the Omaha Sun and Omaha World-Herald in the 1970s. “When I was a lowly cub reporter at the World-Herald in 1973, Bob Hoig was a superstar of the newsroom. Despite a general downturn in commercial real estate nationwide, Midlands experts say they remain bullish on the future of the industry locally. “If I had to grade the overall commercial real estate market in 2023, my grade would be a C+ in terms of favorability. Overall, transaction volume was down across firms, based on research I have done on a nationwide basis,” said Sam Rolfe, associate broker with the Lerner Co. “However, I have found the markets that we track closest — Omaha, Council Bluffs, Lincoln —are quite healthy and somewhat sheltered from the doomsday forecast being pushed in larger coastal markets. Due to this my

grade in our specific market would uptick to a B.” Rolfe said these challenges carry a silver lining for developers and builders in the commercial space. “The discrepancy between demand for space and supply of available space, coupled with extremely thorough underwriting and cost analysis, isn’t necessarily a bad thing as a whole,” Rolfe said. “Businesses are now taking a more precise approach in their site selection, which should lead to an overall healthier market. “However, in the short term, the process of getting deals across the finish line is certainly longer than years past.”

Lerner’s work is headlined by NorthStar Crossing, a large retail and commercial development located at 27th and Folkways Boulevard in Lincoln. The 50-acre project sits one mile south of I-80 and will offer 500,000 square feet of commercial space. The development is just north of the company’s Lincoln Crossing and seeks to capitalize on the continued prominence of North 27th Street as a commercial trade area.

raised the fed funds rate by more than 500 basis points. Still, demand still outweighs current industrial supply.” Looking at CRE categories individually, Jensen said the most significant issues varied by market segment. “The industrial sector is experiencing historically low vacancy rates, which has been putting upward pressure on rents and property values,” he said. “Higher interest rates, inflation, overall economic slowdown, along with debt and equity markets, have caused developers to tighten the screws. Finding developable ground with proper infrastructure continues to be our crux, specifically when it comes to sewer and power.” At the same time, various elements of the CRE market continue to enjoy robust opportunities, something lacking in many metro markets around the country. “Industrial space in Omaha is a hot commodity, specifically in the 10,000- to 20,000-square-foot range,” Jensen said. “The Sarpy west submarket has been the industrial hotspot in recent years due to new construction and close proximity to I-80 and Highways 50 and 370.” A project of note in the company’s portfolio is Storz Warehouse, located at 5902 N. 9th St. in Omaha. The project, which is currently under construction and targeting an April 2024 completion, would add 202,000 square feet of Class A warehouse and distribution space.
Planning is Key
Part of what drives the CRE market in any community is the vision and long-range planning by the city itself. Doug Bisson, urban design and planning principal at HDR, said Omaha has done some good things in this regard to help insulate the city
from market fluctuations being experienced elsewhere. “About two years ago, the Greater Omaha Chamber and the city unveiled their urban core strategic masterplan. This plan identified a whole host of different things, from mobility and quality of life to amenities,” he said. “If you want to talk buzz in Omaha, it’s the new Riverfront parks.

“It’s become apparent that if you’re within a couple blocks of these park spaces, you are set. If you’re a little bit away, you kind of feel like you’re off the beaten path. These parks, I think, are becoming major drivers for reinvestment. Tie that in with Omaha moving forward with the streetcar that’s going to pass these spaces, and there are hundreds of millions of dollars of quality-of-life enhancements that are either just recently opened or under construction. It’s setting the stage for absolutely great things to come in the future.” John Heine, CRE broker and partner with Oak Investment Real Estate, scored the market a C+ in 2023, noting smaller retail development as a bright point. “Despite all the negative news and the rise in interest rates, there has been a fair level of activity and transaction volume,” he said. “Small strip retail is filling up and staying occupied. “New projects are commanding very healthy rents, but also require these rents to justify the construction costs. Industrial remains very strong and has very little vacancy. Multifamily vacancy is slightly ticking up with more concessions offered today than a year ago. Office is the sector with the most concerns and negativity. Two challenges include the uncertainty of the office market and the decisions companies make when their office leases expire, coupled with refinancing at significantly higher interest rates.” A leading project for Oak Investment Real Estate at present is Leavenworth Pointe, located at 3105 - 3115 Leavenworth St. Completed in March, the $4 million project brought nearly 12,000 square feet to the city’s core. Redeveloping the old buildings meant upgrades to the structures and adding amenities such as a new parking lot and alley, patio, more windows, and skylights. Owners also had to be creative behind the scenes including rezoning, replating and obtaining tax increment financing to get done.

Again, this year I was challenged to embrace gratitude in all areas of life and certainly relative to leadership in those areas. It doesn’t come easy and it takes continual practice but if it’s the secret sauce to joy and positive impact it’s well worth the effort. I left the summit personally challenged to get out of my comfort zone when it comes to being grateful, showing gratitude and being forgiving. There is no ability to be too grateful!

The Gratitude Summit was again so valuable! The combination of Dr. Jeff Snell’s neuro-based education demonstrating that forgiveness is the skill of emotional restraint combined with Dr. Everett Worthington’s REACH model as the framework for developing the skill, provided the tools my team and I need for growth personally and professionally. Just like learning to swing a golf club, forgiveness can be learned with sufficient practice. Both experts created motivation by convincingly demonstrating that the skill of forgiveness is as beneficial to one’s health as the routine of gratitude.

I learned that gratitude is something you give to others and forgiveness is something you give to yourself. As an architect much of my work is in problem-solving to bring a client’s building dream to reality. When there are problems, there are differences of opinion, I was surprised to learn the opportunities I had during a project to practice the forgiveness model we learned. Also, I realized that some of my actions create the opportunity for others to forgive me.
W.TODD JOHNSON Gratitude is like a muscle … the more you exercise it the easier it becomes … and the stronger you become!
I’ve discovered that being grateful is like giving a gift to others, and forgiving is like giving a gift to yourself. I’ve also explored the REACH forgiveness model to think about my own struggles and see them from a different perspective. Heartland Focus PERCIPIO BUSINESS ADVISORS GROWS FOOTPRINT Nearly just a year old, Percipio Business Advisors has expanded its client base outside of its presence in Oklahoma, Texas and California. Founded in January as a spin-off from parent private equity investment company, Percipio Partners, the accounting and finance consulting firm headquartered at 3206 South 71st St. is staffed by the likes of five former public accountants – three of whom are active CPAs. Clients come to Percipio for outsourced accounting, tax, or transaction advisory work. Industry specialization runs the gamut, including construction, health care, energy, education, manufacturing, nonprofits, real estate, technology, transportation, warehousing and wholesale trade. “As we are a smaller office, we can leverage our practice leaders to consider all areas of a business when offering up business advice to our clients,” said Vice President Justin Niederklein. “Just because you are a bookkeeping client, doesn’t mean we won’t consider the tax implications of a business decision.”
Carving a Niche
The company was founded by Jim Rich and Bill Ellis to provide solutions like real estate acquisitions and direct
private equity investment. Joining the firm in 2019, CPA Nick Burianek, now a vice president with Percipio Business Advisors, quickly rose through the ranks to become the head of the accounting and finance consulting department. “Through working closely with various companies, spanning industries, I brought forth a proposal to carve out the accounting and financing consulting firm to serve Percipio Partners’ portfolio companies, as well as to offer outsourced consulting services to non-portfolio companies,” Burianek said. He ended up using his network to join forces with Niederklein, as well as Consulting Managers Seth Barkley and Ben Green, to create what would become Percipio Business Advisors. The “lightbulb moment,” the team indicated, was the identification of a gap in services for small and medium-sized businesses at one of many points described as “critical” in their business lifecycles; notably, the lack of expertise and capital requirements to build out an in-house finance and accounting department in a cost-effective manner. “Our goal is to provide the essential functions of bookkeepers, controllers and CFOs to these businesses at a cost lower than they would be able to hire these positions at, with an increased level of

I knew I wanted to make a change from being a corporate employee and get back to controlling my own schedule. -ERYKA MOREHEAD, FOUNDER, COLLABORATIVE INSURANCE SOLUTIONS
Eryka Morehead took on a role as an independent contractor in the insurance industry to have more control of her schedule. Soon enough, that desire for flexibility turned into founding her own business, Collaborative Insurance Solutions. Established as Collaborative Planning Group in 2016, Morehead and her team provide insurance strategy solutions to the clients of financial advisors and attorneys. Previously working in the real estate and financial consulting industries, Morehead took the skill set she built and steered her career in a new direction. “I knew I wanted to make a change from being a corporate employee and get back to controlling my own schedule,” she said. After interviewing with several companies, Morehead was offered jobs at each of them to either start or head up their insurance departments. Instead of taking a job offer, she came back with a counteroffer: offering outsourced solutions as an independent contractor, as Collaborative Planning Group. “What I didn’t realize at that time, and I think this is common in most entrepreneurs, is all the things that you actually spend your time doing as entrepreneurs have nothing to do with the one thing that you love doing,” she said.
To get back to her passion, she expanded her team, rebranded the company, and is now getting back to the foundation of Collaborative Insurance Solutions. “I love being able to influence the path the company goes down and I love being able to have the freedom to go find the solution — find the insurance contract that best suits our client’s needs,” she said. Considering herself a visionary thinker, Morehead has found a sounding board with fellow entrepreneur members of EO. “Oftentimes, we’re all solving some of the same problems,” she said. “Being able to bring together the brainpower and throw an idea out to our group chat for example, having a community of entrepreneurs that will respond back and share their experiences, what’s worked or maybe what’s not worked for them is valuable.”
