Omaha real estate market remains robust in 2021 by Gabby Hellbusch
Moving into 2021, there’s good news for the real estate market in the metro area. “It will continue to be a ‘seller’s market’ with the existing inventory of homes for sale at or near an all-time low in recent memory,” he said. “Any seller pricing their home fairly and taking advantage of the tools of exposure that realtors utilize should have no trouble selling.” Swanson said one recent trend, most likely a result of last year’s pandemic, is that people realized they wanted more livable space. “They became accustomed to spending more time at home and want more amenities for their loved ones to enjoy,” he said. “That might be bigger and more equipped rec rooms, yards, swimming pools and home theaters. With pools and theaters closed Secor last year, people want to make sure they are prepared in case it happens again. We are also seeing an increase in out-of-town buyers moving from densely populated cities to the area, as well. In conclusion, this year is expected to eclipse last year's numbers and could rival our busiest year ever in Omaha area real estate.” Spencer Secor, senior associate/office specialist at The Lund Company, said the Omaha real estate market is doing well considering the macro climate. “There are several large developments under construction including Amazon’s distribution center, Crossroads, Boys Town and NoDo,” he said. “Some of these developments may pivot on initial plans based on how the world will operate going forward but people are obviously ready to get back to normal and pick up where we left off pre-COVID.” Secor said Omaha has stayed relatively steady and shows great fortitude. “2021 may look fairly similar to 2020 as far as metrics, but I cannot help but be bullish for the future of the market overall,” he said. In the office world specifically, there is a trend of shrinking square footage. “Personally, I think this will be a temporary trend, at least in tertiary markets like Omaha,” Secor said. “On the coasts and in larger cities, it could become a more permanent solution for some companies. But, at the end of the day, I believe employees need to be in the office to build culture, promote creativity/innovation and generate energy for everyone working there.”

Nebraska was still a territory and the Civil War was still four years into the future when Baum Iron Co. got its start serving settlers making the great trek West with everything from wagons and buckboards to supplies like horseshoes, anvils and wooden spokes. Readers may be familiar with the towering painted “THE BAUM IRON COMPANY” sign in the Old Market, and a historical marker claims this grandaddy of Omaha businesses was once the “largest wholesaler of iron products in the Midwest.” Today, Baum Iron Co. is Baum Hydraulics Corp. The five-person Nebraska group that purchased the former Pinnacle Agency with 14 office locations across Nebraska is looking at growth opportunities with independent insurance services, farm management and real estate services. The 46-employee business is specifically targeting commercial insurance opportunities in Omaha and in the mid-state cities of Hastings, Grand Island
and Kearney. “In Omaha we’re targeting the mid-size client with annual premiums in the $25,000 to $75,000 premium volume range,” said Edgewater Insurance & Farm Management President Justin Shavlik. cation, traveling between 40-plus elementary schools and supervising in another 50 with Omaha Public Schools for about 20 years prior to switching to her current profession. Partners Paula Harris, Anderson’s daughter, joined in 1999, and Akil Davis joined in 2015. Harris and Davis met through NAIFA. Hemp Batch Tracker provides accountability at each step of hemp product cycle by Dwain Hebda
Hemp Batch Tracker, a subsidiary of Contemporary Analysis in Omaha, launched two years ago to provide a tracking and accountability mechanism at each step of the hemp product lifecycle. As hemp continues to gain steam as a crop and as an industry — not just in the Cornhusker State, but worldwide — many business operations that other industries take for granted remain to be worked out. Tracking a crop from seed genetics to the store shelf is one of them, which is where the software product comes in. “The need to track hemp is something that people don’t quite understand at this point because it’s been such a clandestine industry for so long,” said Justin Trowbridge, co-founder and head of business development. “We built our solution specifically from another project for food manufacturing. We have a recall-driven system: somebody is executing that recall and with our traceability system you have the ability to click a button and you can track all the way back to the genetics on a hemp product and see everything from the point of contact, chain of custody, all of that.”
There was no recall mechanism available, so the state of Mississippi pulled all CBD products carte blanche to prevent further loss of life.

The U.S. Department of Agriculture recently lifted the ban allowing farmers to raise the crop legally, but the two plants are hard if not impossible to tell apart with the naked eye. How I got into the business: I was interested in construction from a pretty early age but wasn’t sure which route I wanted to go entering college. I majored in Drafting Design, which isn’t a major anymore, at UNO and pursued a minor in Construction Management. I interned with a General Contractor, liked what the construction-side had to offer and haven’t looked back since. Accomplishments or milestones: Working for a General Contractor with a diverse background. I’ve have had the opportunity to work on many different project types: a high school, transplant center, airplane hangar, office buildings, hospital towers, cold-storage facilities and raptor mews. Each has had its own lessons and challenges that I have been able to take to the next estimate.
First job: Field laborer, mucking out footing excavations, cleaning rebar after a rain. Biggest career break: The opportunity to move from the field to the office 19 years ago to become the first local estimator at the Omaha office. I enjoyed working in the field, but my overall goal was to work in some sort of management position. The toughest part of the job: For me, it has to be work-life balance. Performing a lot of conceptual estimates, working to develop cost solutions for different project types, sometimes based on minimal information, is tough to turn off at the end of the day. We have a high quality standard and making sure you have everything covered can keep you up at night. The best advice I have received: Focus on what you can control. About my family: My wife, Lisa, and I have been married 25 years. We are high school sweethearts and I couldn’t imagine going through this journey with anyone else. We have two sons, Devin, a junior down at UNL, and Jackson, a junior at Papillion-La Vista High School. Something else I’d like to accomplish: I would like to do a lot more travelling. I’m hopeful this is something that will be a constant during retirement.
How my business will change in the next decade: I think construction will continue to have an issue with getting people interested in joining the trades. Now kids are growing up with more technology, keeping the interest in using their hands will become more of a challenge. I believe this will lead to more automation, pre-fabrication, working on a more modular construction process. Mentor who has helped the most in my career: My first Superintendent, Mike Miskowiec, is someone who I’ve worked with since the day I stepped foot onto a jobsite until now, going on 26 years. He’s been someone who I’ve been able to bounce ideas off, be honest with, let off steam with and has always been there for me, both personally and professionally. Outside interests: Sports, sports, sports. Husker sports, my sons both played/play baseball, and hunting are things I enjoy the most. Favorite vacation spot: Beach at the Dominican Republic. Other careers I would like to try: I think teaching would be interesting. Favorite cause or charity: American Heart Association. Favorite app: I am never too far away from a Twitter check on things!

Upsides seen for real estate industry amid changing consumer needs by Michelle Leach
The pandemic has presented many surprises for residential real estate professionals. And, as tragic as it’s been from a public health perspective and for certain sectors, there have been some unforeseen positives. “[COVID-19] has impacted the real estate market in a completely different way than what we had predicted,” said Tasha Moss, agent with Omaha Real Estate Group. “Real estate activity in 2020 was not down like it typically is during an election year. In fact, activity only picked up, and it may have been a record year. But there was a decrease in the number of available properties.” To that end, Moss said, when asked about buying trends, with more people working from

ers have a tougher time of it, with inventory of existing homes for sale in the Omaha area at or near an all-time low in recent history.” In fact, qualified buyers are getting beat in multiple-offer situations by sellers who, plain and simple, pick the best offer (which, Swanson said, may or may not be the higher price depending on other factors). “It is not uncommon for buyer agents to write a half-dozen or more offers for a purchaser before getting one accepted,” he said. “For agents who work primarily in new construction, it is as busy as can be, with pending new construction homes up 30% over this time last year.” Swanson said sellers are at a “fantastic advantage.” “If they price their home at a fair market price and it shows well, there should be no problem getting a contract from a qualified buyer,” he said. “Many sellers underprice their home just a bit to try to obtain multiple offers; many times those offers are over list price. This strategy has been working well over the last few years. Of course, if there is a loan involved, the house still must appraise or both parties may be back at the negotiating table.” By far, the biggest advantage characterized by Swanson for buyers is the low-interest rates. “Most of the economic predictions we monitor advise that they should stay relatively stable for the next year or more,” he said. “Buyers just must be patient and expect to lose out on that perfect house in multiple offer situations. Commercial real estate in 2020 was mixed bag by David Kubicek
Industrial real estate remained strong in 2020 but office leasing was down, and retail ended the year flat. Almost 1 million square feet of industrial space was absorbed in 2020 with Sarpy County having the most absorption, according to Kristi Andersen, a senior associate in Omaha with Colliers International. “The office market saw negative absorption in 2020, which can most certainly be attributed to COVID-19, the economic downturn, and a majority of office workers continuing to work remotely,” Andersen she said. “The Omaha retail market actually saw positive absorption in 2020. Retail was already in flux prior to COVID-19, and the business community had been adjusting by slowing new construction. The retail vacancy rate is lower than it was a year ago, and the average asking rate is higher.” Certain industries like health care, multifamily, churches, and industrial are especially active. Large projects completed in 2020 include the Edwin Dorothy Balbach Davis Global Center, the VA Ambulatory Care Center, R&R Commerce Park in Sarpy County, more than 400,000 square feet of new office space in west Omaha, more than 2 million square feet of new multifamily, Top Golf, and the ACX Cinema 12+ movie theater in southwest Omaha. “As we look ahead to 2021, we are op-

While COVID-19 impacted many retail and restaurant tenants, with many closing their doors forever, those companies that weathered the storm seem pretty bullish entering 2021. “We think that in 2021 a lot of companies will see this as an opportunity to grow, and many retail and restaurant tenants see 2021 as an opportunity to expand into new markets,” Langel said. From approximately March to July there was very little leasing or sales activity, according to Ryan Kuehl, a broker with Investors Realty. “Most of the projects I was working on personally were either put on pause or purchase agreements were extended,” he said. “A large majority of these deals were completLangel ed towards the end of 2020. The last quarter of 2020 and heading into 2021 has been very active as most decision-makers are seeing the light at the end of the tunnel with the coronavirus.” Office leasing, especially under 5,000 square feet, has taken a big hit as businesses have decided to work from home and not make long term commitments until there’s some sense of normalcy. Industrial and multifamily are still the two most active sectors with the need for affordable housing and no construction interruptions in the market. Upsides seen for real estate amid changing needs Continued from page 6. expectations on condition to finally get a home under contract.” Additionally, due to extended times in homes last year amid the pandemic, Swanson also alluded to buyers making the move to bigger homes for “a more comfortable ‘staycation’ should it happen again.” “Another unexpected occurrence has been the market in the Omaha area for homes over a million dollars, or any luxury home for that matter,” he added. “People realized that they wanted that ‘oasis’ for their families or loved ones to take advantage of should we be faced with another pandemic. With public pools, libraries, theaters … closing, buyers flocked to those houses with those amenities or with room to add them.” Appraisal firm Mitchell and Associates has played an important role in the market. “The mortgage industry relies on appraisers to know and accurately report the market,” said President Beth Andersen. “Our appraisers (both residential and commercial) have many, many years of combined experience and we all draw on that experience.” Due to historic low interest rates, Andersen said, their volume has been running very high. “Typically, we are able to inspect a property within two or three days of receiving a request,” she said. “Now we need at least a week, if not over two weeks, before we can schedule an appointment.” The market has been climbing for years now. “Historically, markets tend to be cyclical,” she said. “I don’t like to make predictions as to how the market might be affected until it is, but we will be watching statistics and trends closely.” Moss described opportunities for agents to reach out to past clients, to educate them on the market and to see if there is anything they need. “A lot of people had a change of circumstances and needed to sell and thought that it would be too hard due to COVID,” she said. “It was a surprise to many that they were not ‘stuck’ in a situation that may have caused their family a lot of stress to try to make ends meet.” Swanson said some buyers and sellers were simply uncomfortable touring a house or having people in their house, so realtors responded.
“Most of us are offering sanitizer, masks, gloves or booties made available for those sellers who do market their homes during this time,” he said. “Many agents also rely on virtual showings as well. This may be via Facetime, Facebook video Messenger or other video apps. Marketing has also changed with more agents taking advantage of video or Matterport marketing for their listings.” OABR responded with extensive electronic and technological remodels, including the installation of two “Zoom Rooms.” “These rooms will enable us to simultaneously offer both in-person classes and seminars as well as online from one location,” Swanson said. “They also are capable of the same flexibility for committees, task forces or any other governance needs that may arise.” Barring unforeseen events, as Swanson looks to the rest of 2021, he anticipates it will eclipse 2020 for real estate activity. “Current rates continue to be at or near all-time lows and fairly priced houses are going off the market in record time,” he said. “It will continue to be frustrating for first-time buyers and those looking to find houses around $300,000 or less, as that is the hot spot for home purchasers. Investors and flippers will continue to see high competition for those houses coming on the market in dire need of repair as well. For the average seller, things should continue to remain robust throughout the year.” As most assignments from lenders require full property inspections, Andersen said its appraisers have been taking measures to protect themselves — from not shaking hands, to wearing masks and using hand sanitizer, to wiping down equipment between appointments. It’s become habit. “We ask a lot of questions of homeowners when appointments are scheduled; many appointments have been canceled or postponed due to COVID-19 exposure or illness at a property,” she said. “While on site, we ask that lights are on and doors are open to minimize contact and maintain a safe distance from the property’s occupants.” Appraisers’ health and safety remain a top priority. “While we have a brick-and-mortar office, some of our staff works from home thanks to technology and remote capabilities,” Andersen said.

While the real estate market has always had its ebbs and flows, the representation available to potential buyers and sellers steadily stayed stagnate regarding diversity. The Omaha Area Board of REALTORS’s Diversity Committee is among those leading the charge to continuing change that. “It is important because everyone deserves representation — someone who they are comfortable, who is familiar with their background and Youmans culture, and who can understand their specific needs,” said Ervin Youmans, Nebraska Realty Realtor and Omaha Area Board of REALTORS Diversity chair. “One of our goals at the OABR Diversity Committee is to not only be able to help someone get their start as a Realtor, but we also want the community that they represent to have a voice. Everyone that successfully becomes a Realtor is able to go back and educate their communities on specific programs, loans and information that will help them with their real estate needs. We want to help all communities reinvest in themselves.”
As the community grows, so does the diversity within the population. If a firm has a goal to grow and maintain sustainability, they have a better chance to achieve that by opening the doors to gain new perspectives from people with different cultures and backgrounds. Luckily, any firm looking to learn about the many diverse cultures within the city and surrounding areas don’t have to go far. “I believe getting involved with the local communities and multicultural organizations is important,” Youmans said. “Attending events and allowing the communities to get to know the real estate brokerage can lead to people wanting to know more about the real estate industry. Before COVID-19, the OABR Diversity
Committee attended the Urban League Job Fair. At our table, we were able to talk to those who were interested in becoming a Realtor and tell them about the scholarship we provide. We also recently sent two of our members to the Greater Omaha Chamber’s ‘The Conference on Opportunity, Diversity and Equity.’ It provided insight for the workplace — managers and employees, individuals and community.” The OABR’s Ethnic Minority Outreach Scholarship covers the majority of the licensing process such as classes, test review, test fee and first year dues. It also assigns a mentor to help the candidate throughout the process, helping the individual stay on track and serving as a good resource
of information. For companies striving to evolve their workplace and recruit talent from all walks of life, it’s important to understand that diversity and inclusion go hand in hand. “While you can make a company more diverse, you also have to focus on the inclusion aspect,” Youmans said. “Having tough conversations about how you can help someone from a minority background are important. The first step would be to understand and acknowledge that a certain person’s path may have had more obstacles and setbacks than your own due to them being a minority. Once you acknowledge that, you can work toward being inclusive, which is a twoway street.”

ers, real estate data companies like Zillow, RedFin and Opendoor spied opportunity and built up home-flipping operations designed to buy more quickly than mortgage-dependent families could and quickly spruce up properties to resell them at a profit. All of this is driven by proprietary algorithms to help the corporate flippers avoid getting stuck with money-losing homes. Suddenly, it seemed the family home, the bedrock of American household wealth and symbol of middle class success, might become just one more Wall Street asset class — to be bought and sold like stocks
and bonds. That could change the very nature of housing in the U.S., and send the percentage of households that are homeowners plunging. The driving force behind this is an excess of capital in the U.S. and global economy. That’s part of why we have asset bubbles — stocks or homes being bid up wildly. Q: We are buying our first home and will need to use most of our savings for the down payment and furniture. We cannot afford to make any major repairs for the first couple of years. How can we Real Estate protect ourselves? – Shelley A: While I can understand wanting to get the most house you can afford, it is crucial to afford the home you buy. Many people will count on getting a raise or create other justifications why they should borrow the maximum amount that their lender will allow. You will eventually get a raise or even a better job, but your taxes and insurance will also increase. And even new appliances eventually need to be replaced. Most lenders will require savings equivalent to one or two monthly housing payments, including taxes and insurance. This is not enough. Make sure that you have three to six months in the bank. This way, if you have a temporary setback at work or need
to replace your water heater, you deal with an inconvenience rather than a catastrophe. It is crucial to get a detailed home inspection when purchasing your new home. Like all professionals, inspectors’ skill levels vary, so shop around and ask questions about the process. For an average-size house, the inspection should take about three hours, and the report should be very
detailed. Attend the inspection. Review your inspection report and speak to your inspector about the results. Every home will have issues, but any serious concerns will necessitate a follow-up inspection by an appropriate contractor. For example, if the report points out possible roof issues, you need to hire a
licensed roofer to check it out thoroughly. Will home buyers have to outbid institutional money? Continued from preceding page. mean they won’t figure out a way around the hurdles, just that they’ve been slowed for now. For Wall Street investment funds, the hurdle is the one-off nature of home buying. You negotiate with an individual seller and, in most instances, pay a real estate agent, or middleman, a fee on the order of 5% of the transaction value. To firms that buy billions of dollars of stocks and bonds and other financial instruments in an instant, and pay next to nothing
in commissions, that’s unacceptable; a Wall Street firm paying a 5% fee to buy a bond would have to make an extraordinary profit just to break even. The Wall Street funds were able to endrun that problem after the 2009 recession because banks had foreclosed on so many houses. The banks were happy to sell them, en masse, with no real estate agent fees. Today, Wall Street landlords like Invitation Homes, Americans Homes 4 Rent and Progress Residential own a total of around 250,000 rental homes. Some are owned by
private equity, others by real estate investment trusts. But, for now, Wall Street doesn’t have an easy opening to expand significantly on those holdings. The corporate flippers have a separate problem. Their current algorithms aren’t that great at capturing the complexities of the real estate market, according to a working paper from the National Bureau of Economic Research entitled “Why is Intermediating Houses So Difficult?” Bottom line: The companies with house-valuating algorithms have trouble calculating the value of nearby parks or busy streets or oversized lots or any of the myriad factors that raise or lower the selling price of homes They do better in situations where there is a cluster of similar homes in similar situations. The research found the presence of so-called iBuyers (which use an automated buying system to make quick offers on homes) was stronger in places where there is a ready supply of relatively new houses on small lots costing between $100,000 and $250,000. In Phoenix, for example, the market share of various iBuyers rose to 6% at the end of 2018 from 1% in 2015, the paper found. Economists are interested in iBuyers because in theory they should make housing markets more liquid and efficient. Instead, the paper found iBuyers were most active in housing sectors that already were the most liquid and efficient. “iBuyers choose to intermediate in houses with the highest underlying liquidity,” the paper said. “Even if they are present in a geographic market, iBuyers do not transact in houses whose probability of selling in less than three months is below 20%.” The smaller players should be encouraged that Opendoor has racked up nearly $1 billion in losses in the past six years. Tellingly, the company is expanding into already-crowded lines of business — mortgage making, real estate brokerage — and trying to sell Wall Street analysts on the notion of one-stop shopping for home-transaction services. Maybe. But Sears, Roebuck and others with deep pockets tried that and failed. If you’re trying to sell a house in a hurry, you might like the iBuyers. You can avoid a bunch of strangers in muddy shoes tramping through your home. And potentially close very fast. But there’s a cost. On average, the researchers found that sellers received 3.6% less by going through an iBuyer. That would be $18,000 on your $500,000 bungalow. Then the iBuyers tend to be a bit pricey on the selling end. The research paper found their prices were roughly 1.6% above others in the market. ©2021 Rate.com. Why stock markets ended year with records, while other parts of economy limping by Patrick Kennedy
Thousands of people are still out of work, many restaurants and retail stores are fighting for their lives and the service industry may never be the same. But the U.S. stock Economy markets set records to finish 2020, despite volatility produced by the coronavirus pandemic. The S&P 500 Index is up about 70% from its March lows. The market performance could be a sign that the economy will improve over
the next six months. It also could just be a result of economic sectors being unequally represented, financial experts said. In addition, not all Americans share in the wealth of the stock market. A pre-pandemic survey by Pew Research Center found 55% of working Americans had retirement accounts grounded in the stock market or other investment vehicles; only 35% had personal investments. Mansco Perry, the executive director and chief investment officer of the Minnesota State Board of Investment, sees a O - E VEY!
story in the disconnect between the overall economy and the markets. The markets have benefited from the stimulus provided by Congress and the Federal Reserve. Interest rates remain low, and during the mandated economic shutdowns this spring, public companies moved quickly to cut discretionary expenses and preserve their liquidity. Plus, success isn't spread evenly across the S&P 500. If you look at some of its sectors there are some still suffering. "Energy is still awful, airlines are awful, real estate is awful, hotels awful. I mean, they're all still down by double digits," Perry said in early December during the Star Tribune's annual Investors Roundtable. The recession this year also was unlike any other, said David Royal, executive vice president and chief investment officer of Thrivent, in an interview this week. It was not fueled by cyclical excesses, rapidly rising interest rates or systemic breakdowns that were hallmarks of past recessions. The economy was in relatively good shape at the start of the year, and investors were generally bullish about the year ahead, he said. "We just voluntarily shut down the economy in the interest of public health," Royal said. So the recovery doesn't follow patterns of the past either, partly because of the way initial governmental relief was targeted. "There will be times when there seems to be a disconnect because the market is looking at where things are going to be six months or a year from now — particularly in a situation like this where pre-vaccine people are still hurting right now," Royal said. "But yet we can see light at the end of the tunnel so the market is pricing in that light at the end of the tunnel. But people are looking at this week's paycheck and saying this isn't what I'd like." So the stock market gained points and optimism on each new vaccine development and each new federal stimulus announcement. However, a September Pew report found that 46% of working lower-income Americans had trouble paying bills since

Companies need a tracking system that can eliminate any unproven origins of a hemp plant. “Basically, if you can’t prove it through data, then you’re probably lying,” Trowbridge said. Unemployment numbers show jobs being added back since record low unemployment levels in the spring but a deeper look into the numbers show Main Street continues to struggle. The number of new unemployment claims and reactivated accounts in Minnesota have started climbing again in October and November. Some were due to seasonality, but claims from service industries rose too even before restrictions were tightened again for Minnesota's bars, restaurants and gyms. While the leisure and hospitality industry in Minnesota was by far the hardest hit in terms of lost jobs in November, the manufacturing, construction, transportation and utilities sectors also lost jobs, according to state data. And so did the government sector because of the end of the census. Martha Pomerantz, a portfolio manager at Evercore Wealth Management, noted that the stock market doesn't represent the whole economy. The S&P 500 Index, the widest-watched indicator of the stock market, by definition doesn't represent the entirety of the economy or even the whole market. It approximates the 500 largest public companies, each measuring their annual revenue in billions of dollars. "The segments of the economy that were most affected represent 19% of GDP and 20% of employment, but only 7% of the operating earnings of the S&P 500," she said. "So many of the companies in the market are actually the ones that are benefiting in this COVID period where they have been able to leverage their technology and they have been able to grow their company at a much faster rate." Some of the actions taken this spring by the Federal Reserve also tended to help the largest companies first and fastest. "If you think about large companies there is a built-in infrastructure if the Fed and the Treasury Department want to get liquidity to those companies and do it really, really quickly," Royal said. "There is no similar mechanisms for small businesses." Policymakers tried some new things to help those small companies including the Payroll Protection Program and some other things but there were no established ways to get money to those small businesses quickly, the experts said. Under the PPP program, a small company was defined as one with less than 500 employees. That generous definition still left a big gap of midsize companies that were not targeted for aid. "These midsize companies are not companies accessing the public debt market so the Fed activity doesn't help them and they may or may not be eligible for PPP," Royal said. Sharp US hiring downshift projected with more risks on horizon by Olivia Rockeman
U.S. job growth probably suffered a sharp slowdown in December, with further weakness expected until COVID-19 vaccines reach a larger swath of Americans Jobs and restore broader economic activity. Economists project the government jobs report recently will show the unemployment rate increased for the first time in eight months with employers hiring 50,000 workers, the fewest since payrolls started to recover in May. That pace, typically insufficient to reduce the jobless rate, would be lackluster growth even in pre-pandemic times, and more than a quarter of forecasters surveyed expect employment to decline amid soaring infections that have spurred states to tighten restrictions. While economists expect vaccinations will result in a faster pace of job growth in the second quarter, the intervening months could bring more labor market pain until many more Americans are inoculated.
Essential workers and the elderly are first in line for the vaccine, which doesn’t result in job gains in the immediate term because those people tend to be either already working or retired, said Michael Gapen, chief U.S. economist at Barclays Plc, who projects a 50,000 decrease in December payrolls. “We wouldn’t read a negative number in December as, ‘The labor market is rolling over, we’re looking at another recession,’ ” Gapen said. “It’s probably more of a lull until vaccines give us critical mass and support for the labor market.” December employment is expected to be stunted primarily by weakness in the service sector amid the surge in virus cases that led to new restrictions, most notably in California, said Aneta Markowska, chief U.S. financial economist at Jefferies LLC. She estimates that payrolls declined by 110,000 in December. Colder weather in some regions may have also held consumers back from dining out, another hit to the restaurant industry.
Manufacturing and construction, meanwhile, may have boosted hiring as factories respond to depleted inventories and builders try to keep up with robust demand for new homes. Hiring in transportation and warehousing, which supports e-commerce, may have also ticked up as a result of Americans doing much of their holiday shopping at home, said Stephen Stanley, chief economist at Amherst Pierpoint Securities LLC. The labor force participation rate may decline as more Americans leave the job market to limit virus exposure, care for someone with virus symptoms, or look after a child not in school or daycare. Those reasons have been keeping nearly 13 million Americans from work, according to Census Bureau survey data collected Dec. 9-21. Data from ADP Research Institute showed private payrolls declined in December, while a Labor Department report recently showed applications for U.S. state unemployment benefits remained elevated in the final week of 2020.
Pandemic spurs technology growth in insurance industry by Zoe Sagalow
Insurers increased their use of catastrophe models, drones and mobile apps during the COVID-19 pandemic, and they anticipate growth in such technolInsurance ogy to continue once the health crisis passes. Some growth in what is known as “insurtech” was driven by the social distancing measures and quarantines that accompanied the pandemic, while adoption of other technologies came despite it. Edin Imsirovic, an associate director at insurance rating firm AM Best, said market pressure from the pandemic advanced innovation by a couple of years or so. “Digitization in the insurance space sort of really accelerated this year due to COVID,” Imsirovic said in an interview. That might accurately describe some advances such as communicating virtually with policyholders, said Serge Gagarin, manager of segment marketing at catastrophe risk modeling firm AIR Worldwide. But “large-scale systems integration projects,” big projects insurers might be undertaking, are developing independently of the pandemic, he said. Technology growth hasn’t always been a priority in the insurance industry. “We’re a slow industry to adopt things sometimes, I dare say,” said Don Griffin, vice president of personal lines for the American Property Casualty Insurance Association. The industry has embraced catastrophe modeling for predicting the severity of events and for claims handling. Use of the technology was increasing before the pandemic, but it accelerated during quarantines for claims handling, experts say. This modeling gives agents an idea of how strong damage was at a location, said Tom Larsen, principal of industry solutions at CoreLogic. “Weather forensics” determine what happened at a specific location rather than half a mile away. “The influence of (COVID-19]) has been to accelerate this technology, which was sort of moving like a glacier,” Larsen said. Using catastrophe modeling for claims is better for policyholders because insurers can handle claims more efficiently and at a lower cost, getting money to clients faster, he said. Because insurers don’t interact with
policyholders often, they can differentiate themselves from other companies by how they respond to customers at times of need, Larsen said. Karen Clark, CEO and co-founder of catastrophe modeling firm Karen Clark & Co., said catastrophe models can be used for projecting average claim severity in the two days before a hurricane makes landfall. Her company’s data, which insurers use for planning, shows damage by zip code and updates twice per day. After a catastrophe, insurers need extra adjusters, so planning for the severity of claims can help them decide where to put them, she added. Models are also used for fraud detection to see if claims for hail damage, for example, are coming from areas where storms didn’t hit. Hail is “the main type of weather that causes insurance claims,” Clark said, estimating it causes insurers more than $15 billion in damage on average each year, about a third of which is for commercial property and personal auto coverage and the rest for homeowners’ coverage. The use of modeling for predicting claims stems from damage modeling, which was surging before the pandemic. The technology involves insurers submitting information to modeling firms that can run millions of scenarios to predict potential impacts from destructive events. In the past several years, hurricanes have been more frequent and sometimes more severe. A record 30 named storms, 12 of which made landfall in the U.S., formed during last year’s Atlantic hurricane season, according to the National Oceanic and Atmospheric Administration. Despite the number of storms, insured losses were consistent with the long-term average based on catastrophe modeling, so using the models helped insurers be prepared, Gagarin said. Models for flooding and wildfires that predict where damage might occur are on the rise. The California Department of Insurance is considering how catastrophe models predict wildfire risk and whether they can be used in rate-making, the subject of a virtual public hearing last month. Models are also a tool for insurers to help
policyholders understand mitigation techniques and their impacts, said Jeff Waters, senior product manager for North Atlantic hurricane solutions at Risk Management Solutions Inc. “The insurer could perform some sensitivity tests and get an idea of just how much of a benefit different mitigation strategies could have at the policyholder level,” Waters said. The new virus strain that led to new or extended lockdowns in the U.K. and Germany recently has been identified in the U.S. If states such as New York enter another full shutdown, as Governor Andrew Cuomo has suggested, there could be more layoffs in the coming months, Markowska said. In addition, U.S. vaccine distribution has been slower than planned, adding to headwinds for the recovery. The labor-market pain contrasts with euphoria in the stock market. The S&P 500 has been hovering around a record high as investors look past the current economic difficulties, betting on greater stimulus and an end to the pandemic. The recent passage of a new government stimulus package, which includes more funding for the Paycheck Protection Program, could limit dismissals in coming months, depending on the number of small businesses that can access the loans. Democratic victories in Georgia delivering control of the U.S. Senate could also result in Congress approving an additional stimulus package after President-elect Joe Biden takes office on Jan. 20. “If the virus cases are rising at an alarming clip, businesses might still be forced to cut workers because of a negative outlook,” said Michelle Meyer, head of U.S. economics at Bank of America Corp., who estimates a 50,000 payroll gain in December. “On the positive side, it’s stimulus, on the negative side is the fact that the virus is rising and restrictions are ongoing. ©2021 Bloomberg L.P. Early Notice and Public Review of a Proposed Activity in a Wetland To: All interested Agencies, Groups, and Individuals This is to give notice that the Department of Housing and Urban Development (HUD) under 24 CFR Part 50 has determined that the following proposed multifamily construction project under HUD’s Section 221(d)(4) mortgage insurance program is located in or near a wetland. HUD will be identifying and evaluating practicable alternatives to locating the action in or near the wetland and the potential impacts on the wetland from the proposed action, as required by Executive Order 11990, and in accordance with HUD regulations at 24 CFR 55.20 “Procedures for Making Determinations on Floodplain Management and Protection of Wetlands.” The scope of the Hanover Flats project involves the new construction of a five (5) building, 205-unit multifamily apartment complex with one (1) office/club house building. The total project area of the Hanover Falls Center development is approximately 45 acres of which the Hanover Flats project footprint will encompass 9.5 acres. A wetland delineation following the 1987 U.S. Army Corps of Engineers (USACE) Wetland Delineation Manual and the 2010 USACE Regional Supplement to the Corps of Engineers Wetland Delineation Manual: Midwest Region (Version 2.0) was completed and eight (8) Palustrine Emergent Seasonally Flooded (PEMC) wetlands were identified along the two (2) drainages that cross the site. These wetlands provide natural functions such as flood control, wildlife habitat, base flow maintenance, as well as sediment and nutrient removal. The total acreage of wetlands is 0.19 acres. No difference in the number or amount of wetlands found on site will result from using the 1987 manual as opposed to the 1989 manual. The proposed project is located on the northwest corner or N. 156th Street and State Street in Omaha, Douglas County, Nebraska. There are three primary purposes for this notice. First, people who may be affected by activities in wetlands and those who have an interest in the protection of the natural environment should be given an opportunity to express their concerns and provide information about these areas. Second, an adequate public notice program can be an important public educational tool. The dissemination of information about wetlands can facilitate and enhance Federal efforts to reduce the risks associated with the occupancy and modification of these special areas. Baum Hydraulics powers surge in hose sales with new brand Continued from page 1. chance on a newer brand of hydraulic hose that hadn’t been in the United States before,” said Vice President Kelly Hays. “That chance has helped our company reach levels we’ve never seen before.” Based at 1221 Harney St., Baum Hydraulics Corp.’s vaunted catalog features 21 different categories of product; for instance, there are seal kits for farm equipment, as well as for construction and logging, and trash packers and garbage trucks; bolts, nuts, washers and snap rings; valves and filters; pumps and motors; cylinders; hose, hose ends and adapters; bearings; sheaves and belts; and farm, construction, logging, garbage trucks and transit mixer control cables. And, yes, one can still choose from a selection of “wagon hubs and spindle parts” for farm implement wheels. “We used to sell, on average, 100,000 feet of hydraulic hose a year,” Hays said, when asked about the aforementioned “never-before-seen” sales levels. “Since we took on that new brand of hose, we now sell over 1 million feet of hose a year.” Additionally, Hays said Baum Hydraulics added a new line of roller chain: Diamond. “Diamond Chain has been around for over 100 years in our industry,” he said. “So, I’m glad to say that we now sell their product.” Reportedly, then-Baum Iron began to offer the “Red Book Catalog of Hydraulics” in the 1950s. By the mid-1960s, the Red Book became a registered name for the company’s catalog. The afore-referenced categories were pulled from the Redbook, which can now be found online and accessed in sections or as a complete document. “The Redbook hasn’t changed much over the years, but the product inside of it has,” Hays said. “We have original copies of our catalog that are leather-bound from the early 1900s. We also have copies from every decade after that. It’s amazing to see what parts and tools they used to sell back in the early 1900s.” Its landmark red building, which is quite literally a stop on the Old Market historic walking tour, is rich with the history

Along with catastrophe modeling, drone use is on the rise. It’s a technology whose use increased as a result of social distancing. Karen Collins, assistant vice president of personal lines at the American Property Casualty Insurance Association, said drones came into widespread use after Hurricane Harvey in 2017. According to Clark, they were even more valuable during the pandemic to help avoid in-person inspections, such as when adjusters climb on roofs to see damage. “Certainly drone technology has been used a lot more,” Clark said. “That was coming along anyway, but I know a lot of companies are subscribing to that so they can quickly survey particular houses in the impacted areas to see how many of their policyholders could have roof damage,” which is the most common

She retired in 2019 at the age of 65. “This was the only job she’s ever had,” Hays said. Hays said they really try to make it a fun environment for employees. “Before COVID, we would grill hamburgers and hot dogs for all of the employees and also have an all-day cornhole tournament during work hours,” he said. “We liked to do this for spring planting season and fall harvest.” Additionally, Hays said the team has supported youth sports through the years. “We like to sponsor golf holes for golf fundraisers as well,” he said. The company has operated as Baum Hydraulics Corp. since 2000.

Davis got his start in the industry in 2009 after being laid off during the Great Recession. “Millions of jobs were lost,” he said. “I was one of those millions.” His insurance agent, who was a member of NAIFA at the time, encouraged him to pursue the profession. He built his skills at Shelter Insurance, Farm Bureau Financial Services and Principal Financial Group and landed at Harris and Davis on March 1, 2015. “I love my experiences because I gained a little bit of knowledge for every stop that I had,” he said, adding that he got his first taste as a financial adviser at Principal Financial Group. In 2019, the firm started marketing as Harris and Davis Financial Advisors, with the “AND” referencing Anderson, its founder. The partners had worked with Davis’ wife, Jamie, over a period of months to hone the mission, vision and core values. They also refreshed the company’s website in 2020, a boost when the pandemic hit. “I have gotten great feedback, especially from a lot of my teacher clients, how amazing it is that we brought in a young Black male,” Harris said. Most of their 800-900 clients are in Omaha, but as people retire they often move, and now the firm has clients in Arizona, Texas, Nevada, Colorado, South Dakota, North Carolina, Pennsylvania, Connecticut and Florida. “You get a young schoolteacher and have them start putting away $50 a month and all the sudden 10, 15 years go by and they’re sitting with $100,000,” Harris said. “I love to see that. That’s success to us … with our leadership, with our help, our direction.” The small business clients use the firm’s services for their 401(k)s and benefits packages, Harris said, off-setting the decline of in-person meetings at schools because of the pandemic. Harris saw an opportunity to reach out to these business owners in the small community where she lives, especially as the pandemic negatively affected these businesses. She said that more access to financial services are needed in these smaller communities. The close-knit team, working out of the Curnes Financial Group office at 9900 Nicholas St., Suite 360, has ranked around 300 out of 2,000-plus advisers with its broker-dealer Cetera. Anderson and Harris credit their long-term success partly to the relationships they formed with other women in the industry and in the business community, as well as learning and network-
ing opportunities. Early on in Anderson’s career, sexism was part of the culture and she wasn’t expected to succeed because she was a woman. “Once we began to realize that we’re not all the same, we can be different but still be successful, then that made a big difference,” Anderson said of one of the ICAN sessions she attended. “Another thing that helped me a lot is that I formed a study group, the WNFF (Women’s National Financial Forum) … I learned a lot of things from these other women about how business really worked. That was important.” Both Anderson and Harris have served as president of NAIFA-Nebraska — Anderson in
the early 2000s and Harris from 2012-2013. “One of the things that I found throughout that association is making connections with all of these other folks that were my age was that a lot of them were getting into the business because their parents were in it,” Harris said. “There was a group of us, four females — their fathers were in the business, well my mother was in the business. The four of us formed a pretty good relationship and we still to this day get together and we call ourselves the AKs — the ‘Agent’s Kids.’ We still to this day are good friends and kind of have taken the Omaha association under our wing too and tried to bring more light to women and
things like that.” Each partner’s strengths have benefited the team over the years, they said, and even as a mother-daughter team Anderson and Harris might have issues but are able to work them. When Davis joined the firm, they knew they wanted a man in the mix and now they all operate like a family. “We knew we did not need another woman, that’s why Akil is in the mix,” Anderson said. “Again, we don’t always agree — we mumble around with each other sometimes — but the client is still the most important person in the situation, and so that’s been good.”
Attorneys see growth across wide range of legal specialties by Dwain Hebda
Midlands attorneys are reporting healthy growth across a range of legal specialties, from cyber law to mergers and acquisitions to health care. Richard Putnam, managing partner with Baird Holm LLP, said data security concerns have spurred that segment of the legal market, and the trend toward remote workers will likely drive it even more. “Our privacy and security practice is growing rapidly,” he said. “Data breaches Putnam and other security issues are affecting all industries and all sizes of business. We are fortunate to have several attorneys working in this space including Bob Kardell who, prior to joining Baird Holm, had a career with the FBI focused on cybercrime.” Technology is also at the heart of operational efficiencies needed to keep up with the growth in cyber law as well as alternative energy, another of Baird Holm’s growth areas. “Keeping ahead of the game with our technology has been and will continue to be crucial,” Putnam said. “Anticipating what will be next will be important, keeping an eye on innovative ways to make our practice efficient. “We have learned over the last nine months that to serve our clients well, we have to work differently, but yet productively. We will continue to grow, ensuring we can meet our clients’ post COVID-needs and ensuring we have the depth to pursue innovative and efficient services.” Adam Charlsen, office managing partner with Husch Blackwell, also cited the pandemic as being at least partially responsible for growth in the firm’s workload in regulatory areas. “Broadly speaking, our regulatory practices — that is, areas such as health care, education, data and telecommunications and financial services — are booming,” he said. “The proximate causes of that growth are varied. Part of it is explained by the changing policy goals and objectives associated with political turnover in Washington and in state capitals. “Another part of it is the novel challenges that businesses face today that simply were not part of the calculus in past years, like the coronavirus pandemic and evolving laws regarding a host of important areas such as labor and employment and data security.” Charlsen said even as strides are made to contain and neutralize the virus, he doesn’t expect the impact of COVID-19 to ease on legal issues. Therefore, he predicts future business to be brisk.
“We don’t anticipate a slowdown in the pace of regulation in the near term,” he said. “There are large macroeconomic and cultural trends in play that we have only begun to think about in a serious way from a policy perspective. Clients are approaching us to help think through these

Hershiser, shareholder and executive committee member with Koley Jessen. “Our mergers and acquisitions practice and business succession planning continue to be growth drivers for our firm and will continue to be very active in 2021,” she said. “There is still a lot of capital in the market looking for investment opportunities and there are many things we help business owners with, in order to maximize the value of their businesses prior to a sale.” In fact, Hershiser said, the future is looking so bullish the firm has invested heavily in both human and technological resources to manage it efficiently. “We continue to adopt technology to help streamline our processes, but the nature of our business is counseling clients,” she said. “To do that well, we have added 16 more attorneys in 2020 and plan on continued growth in 2021. We have an amazing team and a phenomenal workplace culture which is also key to our continued growth.”

Medical professionals agree that telehealth has played a major role this past year, allowing patients the opportunity to connect with doctors from the safety and security of their own homes. Dr. William McDonnell, medical director of medical policy at Blue Cross and Blue Shield of Nebraska, said this is especially important for those with chronic conditions. “It expands access to a wider array of specialists and services, including mental health care providers, especially in remote or
rural areas,” McDonnell said. “Telehealth also enables increased flexibility in scheduling appointments quickly, at any time of day, without having to worry about transportation or travel time, and without risk of exposure to viruses in the clinic setting.” At Blue Cross and Blue Shield of Nebraska, McDonnell said the use of telehealth by members, doctors and other providers has soared over the last year. “Now that providers and patients alike see how secure, convenient and effective it can be,

Marketing agency What If Media Group’s national survey of nearly 19,000 Americans provided insight into what consumers are “resolving” in the new year, and into how they plan to spend or not spend. Nebraska, for one, topped the list with regard to the percentage of respondents who planned to spend more time with family and friends in 2021, while Nebraskans also topped the list and were most likely to not spend more on fitness equipment. None of the key findings referenced anything about saving to grow one’s nest egg. But many of the spending-related resolutions tie to more urgent items and the lingering state of COVID-19; for instance, respondents are generally staying closer to home and anticipate spending more in 2021 on groceries and home improvement. These “trends” were particularly pronounced in the Midwest and South. While it can seem overwhelming to stay on top of longer-view savings goals, especially in times like these, crises can have a way of recalibrating goals and, as Ross Polking of Foster Group puts it, of reiterating the importance of planning. “Investing outside the context of a financial plan really limits people and creates unnecessary risks,” the lead advisor-business development said. “The advisory community needs to use this as a stark reminder of how critical it is to position plans and portfolios to endure the unknown. We have to know our clients really, really well; ask really good questions and always check in on goals, objectives and priorities. Your budget will show you,” Maher said. The goals don’t have to be dramatic. “Being intentional and consistent each year is what’s most important here,” he said. “As you complete each goal put a check mark by it and move onto the next one. Studies show that writing your goals down increases your chances of achieving them by over 40%. Part of the reason why, is when you have written out goals, you begin to subconsciously make decisions each day that help you reach those goals.”

To further emphasize how technology is changing the way that providers deliver care, he referred to the use of medical voice assistants. These tools accurately listen and input information into the EMR. That way, the clinician can focus on the patient. “That will really augment people’s interactions with clinicians,” he said. Generally, one will need to try to reach people where they are at or illnesses will get worse. “You have to adapt to that new paradigm and talk to people where they are,” he said.
Encounter Telehealth may be considered a “grandaddy” in niche telehealth services. “Our competition is so minor, because there really are not a ton [of firms] focusing on geriatric psychiatry,” said President and CEO Jen Amis. “It’s probably the most complicated form of psychiatry out there.” And, she indicated, their services and niche stand in stark contrast to the well-funded, national and global companies that have marketed heavily through the pandemic; those that support talk therapy through the likes of an app. “One thing we found is we’ve been using off-the-shelf technology and it just doesn’t quite fit the bill,” she said, noting that other types of telehealth providers may have built their own platforms. “We’ve been able to look at the existing technology and started to customize specifically for our operations.” For instance, its features now better translate between time zones (as its providers are scattered throughout the country, including on both coasts). This aids in scheduling. “We’re coming up with a custom package that is platform-agnostic,” Amis said. At some point, this offering might be put to market for other small telehealth companies or even private practices. It’s niche in an area that has no doubt become more “crowded” post-pandemic will remain, Amis indicated, with “underserved” populations — from seniors to those who are transitioning from correctional facilities, to military veterans.

The Nebraska Department of Correctional Services has submitted an adjustment to the agency’s biennium budget that would include funding to support the siting and construction of a 1,512-bed correctional facility. With an initial footprint of 450,000 square feet, the facility would support 600 minimum, 512 medium and 400 maximum custody beds, with room to allow for future expansion at a base cost of $230 million. The construction of a new facility will ensure capacity needs continue to be met within Nebraska’s correctional system. The project will be funded over three biennium. In addition to providing bed and support space, it will provide efficiencies and technological advances that will lead to improved safety, better outcomes, and require less staffing. NDOL must wait on program guidance from the USDOL before it can begin the implementation of these benefit programs. Some of these programs will include new eligibility requirements. Larsen will succeed Gail DeBoer, who has served as Cobalt’s President and CEO since 2007. Most recently serving as Chief Operations Officer, Larsen began her career at Cobalt in September 1988. During her tenure, she has served in various roles,
