During the months of the pandemic when TSA Manufacturing saw its orders slump, President Craig Pohlman kept his 40 employees on the payroll in part by making a couple of strategic acquisitions of equipment from competitors leaving the field. The 48-year-old Millard area custom steel products and services firm most recently purchased a 14,000-watt mobile generator and welding unit that is transported on a self-contained trailer to construction sites. “Easily we’ve invested more than $1 million into equipment over the past two years,” Pohlman said, noting that the purchases come at a time when U.S. steel mills are operating at capacity and an industry-wide labor shortage remains a paramount issue. Technology, he said, is enabling work coming out of the 60,000-squarefoot plant and warehouse at 14901 Chandler Rd. to be more efficiently produced with better quality in-house manufacturing that enables TSA Continued on page 23.

Gunderson’s evolves to become one of largest independent jewelers in Midwest by Michelle Leach
Family-owned and -operated jewelry businesses haven’t gone the way of the monocle. With the Gunderson family’s presence still firmly planted, the 76-year-old operation rooted in Sioux City, Iowa has grown from a single repair shop to one of the largest independent jewelers in the Midwest. The business now boasts store locations in Sioux Falls, South Dakota and Fargo, North Dakota, in addition to
Omaha. It was announced earlier this year that Gunderson’s had acquired 136-year-old JB Hudson Jewelers of Minneapolis from the Pohlad Cos. Puzzling, a beloved pastime for centuries, has recently gained new traction during the pandemic, and local business Wander Puzzle Co. aims to bring a modern, colorful twist to the traditional puzzle, owner/founder Lindsey Simmonds said. Based in Omaha, she established the business at the tail end of 2019 and received the first
product in January of 2020, right before lockdowns swept across the globe. Simmonds, an avid puzzler, initially decided to launch the business after running out of puzzle designs that inspired or excited her. “I wanted to create puzzles that bring comfort,” she said. “I work a pretty stressful job in Continued on page 24.

opened a brick-and-mortar location in May. In fact, Ballard’s shop specifically provides high-end items at a more accessible price point, while maintaining the integrity and notability of the designer experience. STATUS, which carries items from brands such as Louis Vuitton, Chanel, Gucci, Burberry and more, sells items marked up to 50% off retail price. Aside from handbags, the store also sells jewelry and art pieces, many of which come from other local entrepreneurs. Clientele is wide-ranging, she said, with customers ages 16 to 65 frequenting the shop.

en-owned business,” she said. “I’ve always dreamed of becoming an entrepreneur and working in the fashion/luxury industry. I love presenting quality items and making a person’s day by offering them something they thought they’d never be able to have.” Accessibility, customer service and the ability to source desired items for customers can be attributed to the store’s success, Ballard said. Even though staffing has been a challenge in the past, she has since been able to form a unique team of individuals who are able to perform various tasks within the business. During the pandemic, online sales were tremendous and now Ballard has a goal to control local traffic and get more customers into the storefront. Ultimately, she is focused on educating on the importance of sustainable luxury, while growing the business. Eventually, the goal is to expand to other cities. Along the way, Ballard hopes to support other growing businesses and local entrepreneurs by offering them visibility when possible. Ballard said witnessing personal efforts being rewarded each day is what motivates her. “When I set goals for myself and then achieve them, it’s a very self-gratifying experience,” she said. “I know that I’m doing this for my family, as well as for my community that sees value in what I do. There's nothing like it.” For Ballard, who was raised by a closeknit family that constantly asked, “what’s the status,” when a family member had something going on, the business name “STATUS” represents a very personal journey. “I knew that once the store opened that this was going to be the last thing I ever did,” she said. “It is my defining moment, my forever ‘status.’”

Immense changes underscore the need for top talent, partnerships, and community support to fight challenges presented and brought to light during the pandemic. “We retained most of our businesses through the pandemic,” said TAGG (Together A Greater Good) co-founder Leslie Fischer. “New businesses are starting to join TAGG, which is exciting. We also love seeing some of our business partners growing and opening new locaGibler tions.” With businesses back at capacity, TAGG’s user activity and donations are continually increasing. “People stepped up in so many ways to support local businesses,” she added; for instance, larger tips helped favorite spots make it through. “One year ago, was a very dark place. organization.” Gibler said the chamber offers reduced membership rates for nonprofits. “We want to eliminate as many barriers as possible to our resources for nonprofit organizations,” she said. Its nonprofit partners are integral to chamber groups and events; for instance, Gibler referred to how fundraising was a major component of its W.O.M.E.N. Group kickoff. “Over the course of 2020, the Sarpy Chamber was able to work with The Midlands Community Foundation to help connect monetary support from businesses to nonprofits doing vital support work,” she said. Largely, wide-ranging nonprofits “maximize the support and opportunity within a community,” Gibler said. In the past year or so, Do Space has shifted from in-person opportunities to fully digital offerings, and then back again to welcoming members on site as of last month, according to new Director Angela McGraw. “Our courses are presented in a variety of learning modalities, which include in person, online and hybrid,” she said. “We meet members where they are, meaning members can choose the learning style that works best for them.” McGraw noted program offerings shifted to meet immediate jobseeker, entrepreneur and youth needs. “Those courses included interview prep, financial literacy for small businesses, social media marketing, how to network/connect effectively online, project management basics and STEAM learning opportunities,” she said; its virtual interview lab also served as quiet space for interviews without internet access. McGraw emphasized Do Space wouldn’t be possible without volunteer support; it is actively seeking program assistance to high-level tech expertise. Several independent nonprofits operate under the Greater Omaha Chamber umbrella. REACH grows the capacity and long-term viability of entrepreneurs in construction via education, technical assistance, mentoring and access to capital, according to Executive Director Winsley Durand. “By providing access to intellectual, relational and financial capital, small construction companies now have the tools Continued on next page.

REACH’s team works with entrepreneurs one-on-one, in groups, and by leveraging partnerships with around 50 professional service and technical assistance providers. “Many of our clients are first-generation entrepreneurs and did not grow up learning entrepreneurship through observation,” Durand said. Demand grows in challenging times, as companies seek assistance to create sustained growth. Furthermore, demand from small contractors spurred new programs like General Contractor Licensing Test Prep Course. Durand also said that ContractorFIT online contractor matching platform will be rolling out within the next 60 days. “It will be a game-changer for those firms that do not have websites and are hard to find,” he said. GrOW (Greater Omaha WorkLab) presents a one-on-one supportive relationship for employees — a unique employee benefit, according to Senior Director Chad Mares. “We use the trust we establish to address each employee's different needs,” he said. “Our navigators meet the employees where they are. We give them a voice and choice in their decisions. Then, we empower employees with the tools and support we all need to build a vision for our lives.” Employers recognize their limitations
in assisting employees in bringing “their best and whole selves to work,” which drives GrOW’s work. Mares indicated the plan for 2021 is to expand its employer partnerships within a sought-after area: support for employees in their lives and at their workplaces. Tomorrow’s nonprofit landscape is in good hands, according to University of Nebraska at Omaha leadership. “In recent years, we have seen students who want to Durand make a difference in their communities,” said Dr. Craig Maher, director of the School of Public Administration. “They believe improvements can be made through nonprofit organizations with a commitment to public service.” Its nonprofit concentration is the largest and most popular concentration within the Master of Public Administration (MPA) program. Additionally, Maher noted, the undergraduate nonprofit and public administration minors support students in leading, managing and serving others and in addressing societal challenges. Emerging nonprofit leadership and fundraising management certificates represent professional programming that provides skills-based training to current and aspiring leaders. “The challenges we face are complex,” he said. “We need diverse leaders who can
bring people together to find solutions in order to make a difference for the better.” The school’s Doctoral Program Chair, Dr. Angela Eikenberry, said the pandemic and murders of George Floyd and other black, indigenous, and people of color (and subsequent protests) have increased students’ interest in social, health and racial inequity. “Nonprofit organizations are often at the front lines of this work,” she said. “It’s hard still to tell the Mares long-term impact on this generation of students.” She suspects, as one saw a wave of interest in public service post-9/11, rising interest will continue to be seen among students who want to work with nonprofits to address equity issues. To professional programs, online options allow for increased reach, collaboration with those outside the state, and employer savings (on travel and other costs), according to Director of Professional Programs Ellen Freeman-Wakefield. A downside: For those in rural areas, she said internet connections of often spotty or weak (which limits participation). The challenge is to cater to online and in-person opportunities. Due to the tight labor market, Wakefield indicated there are also more talent development- and
retention-driven requests. “A well-trained person makes for a better organization and more productive work environment,” she said. To new programs, Dean of the College of Public Affairs Community Services (CPACS), Dr. John Bartle, became involved when the Volker Alliance’s NextGen Service Corp reached out to universities’ schools of public service or public affairs roughly six months prior to the pandemic about creating a program centered on public sector problem-solving and cross-sector collaboration. Ultimately, UNO was one of the first five universities to be selected from around 50 that expressed interest in the NextGen Service Partnership. The program offers a minor in cross-sector collaborative leadership. Academic Program Coordinator Dr. Meagan Van Gelder attributed UNO’s securing the partnership to its outreach and Omaha’s culture, which gives students “the opportunity to learn how to lead and manage projects that aim to address both broad societal challenges such as homelessness, racial injustice, and more specific challenges such as waste management.” Enlisted to launch the program, former Congressman Brad Ashford, who reportedly developed many public-private partnerships. Maher added the partnership will bring local and national leaders into the classroom to discuss problem-solving in an era “that demands cross-sector collaboration.”

Nonprofits have stepped up to offer assistance through pandemic by Gabby Hellbusch
Throughout the pandemic, local nonprofits have continued to help those in need through services, resources and support. Matthew Wallen, senior vice president of community impact and analytics at United Way of the Midlands, said the organization has been committed to bringing together community partners to respond to crises — whether those crises are personal or as widespread as COVID-19 —
for 98 years. “Thanks to their support, we were able to quickly adapt to meet our community’s evolving needs during the pandemic,” he said. “We created a housing stability program and provided direct rent, mortgage and utilities assistance to thousands of families. Our 211 Helpline responded to nearly 177,000 requests for assistance, connecting people to numerous services and resources. Through our investments
in local food programs, we helped community members access food to feed their families. We also funded programs addressing widening wage, education and other gaps.”
Wallen Hornacek Wallen said this past year is a reminder of how quickly a situation can change — how stability, health and even life can be lost in the blink of an eye. “By funding programs that are addressing pressing social and economic disparities and providing for families’ essential needs, we can ensure community members have what they need to grow, thrive and provide for themselves and their families despite the challenges they may be facing,” he said. Mike Hornacek, president and CEO of Together, said the core of Together’s mission is to serve those experiencing poverty and living on the margins in the community. “Since day one of the pandemic, we have been on the front lines serving those in need,” Hornacek said. “We had record numbers of people seeking our services through our food pantry and homeless services programs. In total, we had roughly 160,000 visits to our food pantry in 2020.” The after-effects from the pandemic are expected to last for the foreseeable future for many. “For those we serve, access to basic necessities is a struggle and crisis moments are common,” he said. “This was compounded during the pandemic and the reach of the need was magnified. In addition to
those already at the margins, we estimate roughly 40% of those we served in the initial months of the pandemic had never sought help from a social service agency before. We witnessed the fragility of dayto-day life, as well as the incredible decency of neighbor helping neighbor.” Mary Fraser Meints, executive director at Youth Emergency Services (YES), said YES’ mission to support youth and young adults in their purFraser Meints suit of self-sufficiency is more important than ever during the pandemic. “YES provides many services to youth ages 12 to 24 from prevention services to housing and support,” Fraser Meints said. “YES focused on keeping youth housed and employed during the unique circumstances of COVID. Many youth are employed in the services industry and lost their jobs due to businesses closing down. Helping them in creative ways to attend virtual job fairs, interview on Zoom and work remotely or at a work site was one of our focuses.” Additionally, she said YES helped youth avoid evictions and utility shut offs, keeping them housed and off the streets. “We also started a mobile pantry in early April 2020 to bring requested items to youth where they were so they didn’t have to risk their health in public,” she said. “This service continues today as needed and requested.” Fraser Meints said youth experiencing homelessness already have many obstacles to overcome. “Without YES, they would have more setbacks and be facing the challenges alone,” she said. “YES staff have been available to support the youth and meet the needs they identify to help them on their journey to self-sufficiently.”

Serving on nonprofit boards: What’s the right fit for you? by Brooke Strickland
Serving on a nonprofit board can be full of rich relationship building and learning opportunities. But, if you jump into a role like this without finding the right ‘fit,’ your service could end up becoming a chore or a huge frustration. Here are some important things to keep in mind when you are looking to find a nonprofit board to volunteer with. Ask questions Just like you would ask questions about a job that you are about to take, so should you ask questions about the role that you’ll be volunteering for on a nonprofit board. “Always ask what time and financial expectations are,” said Anne Hindery, chief executive officer of the Nonprofit Association of the Midlands. “Do they have directors and officers insurance? Before you join a board, make sure you understand expectations and can commit.” In addition to learning more about the actual board role, ask yourself questions about what is important to you. “Ask yourself if the mission of the nonprofit aligns with your passions and values,” said Marjorie Maas, executive director of SHARE Omaha. “Will your service bring you a sense of fulfillment and accomplishment? Experts said the organizations that weathered the storm best held things in common when it came to outreach and development messaging. “The best marketing and outreach campaigns I have seen have been very focused on a few key messages,” said Melissa Filipi, executive director of Give Nebraska. “They clearly conveyed who the organization is, what they do, who they
serve and how people can join in their mission. “In difficult times, it is even more important to continue marketing and outreach to keep your current and prospective donors up-to-date and aware of everything you’re doing. If you aren’t talking to your donors, others will be.” Filipi said achieving this is something not all nonprofits do well, which is why it often helps to enlist the services of an outside professional. “Personal stories are most effective at
illustrating the difference a nonprofit makes in the community and in the lives of those they serve,” she said. “Donors respond to clear and consistent messaging that reflects the organization’s mission and culture. “Many nonprofits struggle to tell their story in a simple, concise manner. Local nonprofits gear up for post-pandemic growth by David Kubicek
Many local nonprofits came through the past year strong and are gearing up for post-pandemic growth. NorthStar Foundation, which serves third to 12th grade boys who attend about 35 different schools, broke ground in June on Fritz Field, its new football-lacrosse field with completion expected in mid-September or early October, according to President Scott Hazelrigg. “It will have turf, bleachers, and lights which will allow us to use the field significantly more hours each week, not only because of the lights but because we’ll make it available to our partners in the community in addition to NorthStar students and teams,” he said. Over the past ten months NorthStar, which runs an after-school program and an all-summer day camp, essentially doubled the size of its 33,000-square-foot facility. In August, 2020, the organization opened an 18,000-square-foot expansion and in January added a 20,000-square-foot academic wing, bringing the facility to just under 70,000 square feet. This August groundbreaking is set to begin at 48th and Q streets on a new facility for Kids Can, a block away from its current facility, according to CEO Robert Patterson. “This will double the capacity of children we are able to serve, and we’ll be able to age down to infant care for the first time in our history,” he said. Kids Can’s mission is to educate, engage, and inspire children from ages 18-months to 13-years through early childhood care and out of school experiences. “The past year has been tumultuous for our organization,” CEO Robert Patterson said. “In mid-March, 2020, we temporarily closed programs to assess the situation and strategize. We re-opened on March 30, 2020 to provide child care for families most in need — prioritizing parents that were working essential jobs [such as] health care, grocery store workers, and first responders. We continued to expand as guidelines changed and were able to help elementary students as a place for remote learning and in the fall provide space for those kids on the alternate

The organization’s new Baldwin Wildlife Center and Hubbard Family Wildlife Hospital, with more than 15,000 square feet of rehabilitation space, is scheduled to open at 97th & M streets in Omaha in early September. It will include a full-service veterinary clinic and sixteen animal nurseries with the specialized caging needed to provide for the unique needs of wildlife recuperating from injury and illness. “Our new Wildlife Center will include a large training space for volunteers, interns and staff and provide a centralized location for volunteers to come to help wildlife,” Stastny said. “It will also allow us to create new educational opportunities for schools and groups throughout our community.”

events that not only told their success stories, but provided ways fans could follow and support the community effort.” These approaches are also aided by new analytical and communication tools that marry the right message to the right audience, Nigro said. “We are now talking to nonprofits about taking advantage of the digital side of marketing and getting more punch for the effort,” he said. “In pre-COVID, it was easy to just assign somebody in the office to tell a little story and snap a picture to keep people following. While this is somewhat effective, the stakes got ramped up during COVID-19. “Somehow, possibly in desperation, organizations were finally ready to dive into the deeper side of marketing, making way for digital, email, Google analytics, Facebook analytics and a slew of other techniques giving longer legs to campaigns and incorporating incredible tools to track, test and analyze its effect. These days, it seems, people are ready to move forward, COVID-19 or not.”

Tight US housing market uncoils with sellers ready to cash out by Prashant Gopal
Prospective home sellers who sat tight as U.S. prices climbed higher and faster than ever during the pandemic are finally emerging to cash out, a step toward easing a dire shortage in the frenzied housing market. The number of Real Estate U.S. homes for sale climbed 6.7% in early June from the same weekly period in May, according to Haus, an investment platform for homebuyers. That was the biggest increase since Covid-19 lockdowns took hold last
year. Listings rose in 54 of the 100 metropolitan areas measured, including the regions around Philadelphia, New York, Boston, Detroit, Denver and Seattle. “Sellers are saying, ‘it’s time, let’s make the money,’” said Julie Welter, an agent with EXP Realty in Pittsburgh, which had the biggest supply increase in Haus’s data. “With the world opening up again and the vast majority of people being vaccinated, it has given a new comfort level to people.” The housing market is long way from normal, with inventory still down almost UNTHEMED #1: MASSIVE MIDDLE
38% from a year earlier and near historic lows. But with bidding wars erupting from coast to coast, any sign of increased supply is a welcome respite for buyers. More listings also may help ease a problem contributing to the scarcity: sellers staying put because it’s a struggle to find something else to purchase. Throughout the pandemic, homebuyers clamored to take advantage of record-low mortgage rates and job flexibility to move, only to find the scant homes available were quickly being swallowed up. The median U.S. existing-home price shot up 19% in April from a year earlier to a record $341,600, according to the National Association of Realtors, helping owners gain equity. The end of lockdowns also is bringing out sellers who were reluctant to have home shoppers traipsing through their kitchens and bedrooms. Some people also are eager to move closer to the families that Covid kept them away from for too long, said Ralph McLaughlin, chief economist at Haus. “People who were thinking about selling in two or three years may have accelerated their plans,” McLaughlin said. “They’re selling now to realize the 20% equity they’ve gained in the past year.” Shauna Pendleton, a Redfin agent in Boise, Idaho, said 35 sellers have talked to her this year about listing properties. That’s about twice as many as in the same time in 2020, she said. The area has seen some of the fastest price growth in the country, with home values up 42% in early June from a year earlier, according to Redfin. “These are mostly retirees,” Pendleton said of her new seller clients. “The lockdown has given people a whole new perspective about where they want to live. And they’re missing their family.” The Allentown, Pennsylvania, region — a hot market for New Yorkers and New Jerseyans looking for a more affordable area — has seen listings climb 30% from extremely low levels in early May, according to Haus, which excluded homes that are under contract from its data. With houses going for well over their asking price, many locals are now being tempted into selling and moving to cheaper
spots elsewhere in the state, said Tim Tepes, president of the Greater Lehigh Valley Realtors group. Even as new listings are rising, homes are quickly finding buyers, he said. Cooling Prices McLaughlin said he expects U.S. homeprice growth to slow to less than 10% by the end of the year. Demand may also cool as buyers are priced out, especially if borrowing costs start to rise, he said. Federal Reserve officials indicated this week that they expect two interest-rate increases by the end of 2023 — sooner than many thought. “The same force leading to new supply may be the same force that reduces the ability of homebuyers to keep interested in buying the home,” McLaughlin said. “That’s mainly rising prices.” The market for newly built houses may also be easing. Homebuilders have been jacking up prices because demand was too high for them to keep up with. Now some buyers are feeling a bit of sticker shock, said Ali Wolf, chief economist for Zonda, a homebuilding data provider and consultancy. About 40% of builders surveyed by Zonda in May listed buyer hesitancy among their challenges, up from about 20% the month before. As a result, the new-home market has gone from “unbearably” hot to just hot, she said. In Austin, Texas, agents are reaching out to homeowners by phone and text, telling them how much they can make by selling. That message is starting to resonate, said Alex Wright, an agent with Local Life Realty. Wright, who grew up in the area, says her childhood best friend’s parents, now in their 60s, want to move to the Midwest to be closer to her grandmother. Austin isn’t the same place anymore. It has gotten expensive, and there’s a line for everything from tacos to coffee, not to mention housing, she said. Nearly half the U.S. population has been vaccinated and states continue to drop pandemic-related restrictions, but small businesses are still struggling to recoup losses from the past year. The U.S. Small Business Administration says it has billions in aid still available but is having Small business trouble attracting business owners who want it. SBA has only dispersed $1.5 billion of the $30 billion available for a COVID-19 aid program meant for small businesses in low-income areas. Later, the program will be opened to businesses outside the predetermined geographic regions, said Herbert Austin, district director of the Dallas-Fort Worth SBA office. President Joe Biden’s American Rescue Plan Act, signed in March, included additional aid for the nation’s more than
30 million small businesses. Part of the package was $15 billion in additional funding for Targeted Economic Injury Disaster Loan Advance payments, including $5 billion for Supplemental Targeted EIDL Advance payments. Both the Targeted EIDL and Supplemental Targeted EIDL are forgivable, meaning businesses could receive up to $15,000 that doesn’t need to be repaid. The Targeted EIDL Advance provides up to $10,000 to applicants with 300 or fewer employees in a low-income community, based on a mapping tool on the SBA site. Business owners must be able to show a more than 30% decrease in revenue during an eight-week period since March 2, 2020. The Supplemental Targeted EIDL is for those hit the worst by the pandemic. Remote work is losing its luster, and employers are calling people back to the office by David Lyons
After months of keeping employees at home to dodge COVID-19, many companies are concluding that the best place for most of their workers is back at the office. The pandemic proved that people don’t need to sit in the office full time, but employers are bringing people back on at least flexible Workplace schedules, shattering the illusion of a workplace revolution that leaves most people signing on from home. “Nobody has that full crystal ball,” said Jenni Morejon, president and CEO of the Downtown Development Authority in Fort Lauderdale, Fla. “Human beings are creatures of habit, and the notion that people will never go back to the office — that is probably a lot of hype and hysteria.” She believes the real question is the degree to which workers are burned out “from remote working full time.” A national survey of 185 companies by CBRE, a real estate service firm, suggests that managements now see the office as a better means of supporting collaborative work than relying on remote communications. The firm’s Spring 2021 Occupier Survey found 41% of companies interviewed intend to return to steady office use in the third quarter of this year, while 20% are targeting the fourth quarter. Another 23% said their workers have already returned to their places of employment.
“Multiple factors support this sentiment, including the ongoing rebound of the U.S. economy and companies’ realization that they need to retain more office space than they previously thought,” said Julie Whelan, CBRE’s head of occupier research. Some observers think companies have no choice but to recall most workers because clients are restless about the services they’re receiving. “The biggest user of office space in South Florida tends to be banks, investment shops, wealth management companies, law firms and real estate companies,” said Stephen Bittel, chairman of the real estate services firm Terranova. “We tend not to have large corporate users here. Those service firms had businesses that are well designed to work from home.” “They congratulated themselves” for cutting expenses through remote work, he said, But the cuts may have boomeranged for some. “They have spent no money on travel and client entertainment and have not replaced employees and support staff,” Bittel said. “They think they’ve bottled lightning for a moment. The flip side is that clients and customers are screaming about the incredibly slow pace of transactions getting completed.” While many acknowledge that remote work demonstrated the benefits of technology, there is a strong belief that communication and training are better done

Both programs are open to small businesses, including sole proprietors, independent contractors and private nonprofits. To apply for either program, small businesses must first apply to the overarching EIDL program, which allows loans of up to $500,000. After submitting your application, you’ll receive an email asking if you’d like to apply for the Targeted EIDL Advance or Supplemental Targeted EIDL program. You don’t need to accept the EIDL loan or even be approved for it to get one or both of the low-income targeted grants. Of the $30 billion allocated to the Targeted EIDL Advance program, just over $1.5 billion has been distributed. Of the $5 billion in Supplemental EIDL Advance funds available, just $500 million has been used. If a business has received an EIDL, Targeteted EIDL Advanace or Supplemental Targeted EIDL loan or grant in the past that’s less than the maximum allowed, it can apply for an increase. Austin said the SBA sent out an email alerting businesses to the two grant programs but received a “very poor” response rate. It sent a second email asking why people hadn’t applied and received responses that said people either hadn’t opened the email or it had gone to the spam folder.
“People see ‘SBA Advance’ in the email title and are afraid to look at stuff they don’t know anything about,” Austin said. “They fear this stuff or it’s possible it went to spam.” The SBA has been told to “aggressively market” the grant programs because there are billions left, he said. It also plans to send out regular reminder emails. Austin said the SBA has struggled to inform the public about the programs because as a government agency, it’s limited in how it spends money on advertising. The SBA also hasn’t found an efficient way to specifically target low-income businesses, Austin said. Instead, it’s emailing EIDL applicants and other email lists at large to reach the more narrow group. While the two grant programs will eventually open to businesses in areas that aren’t low income, Austin said he doesn’t have a timeline for when that will happen. The SBA’s Paycheck Protection Program, a separate fund created to help small businesses during the pandemic, ended in May. PPP loans were forgivable under certain conditions, including using 60% of the loan for payroll. The program provided nearly $800 billion to over 8.5 million small businesses and nonprofits. With the PPP program, small businesses received loans via banks, while the EIDL program is run by the SBA directly without bank involvement. ©2021 The Dallas Morning News. in person. That includes people who are learning on the job. Isabella Guttuso is a student intern from the University of Florida at EDSA of Fort Lauderdale, a decades-old architectural firm. She insists that human interaction is important for growth and for learning how to collaborate with other adults in the workplace. She is studying landscape architecture and believes it’s unlikely she’d pick up the nuances of the business via Zoom. “I’m trying to learn and get my feet wet,” she said. “I definitely needed that interpersonal experience. We’re constantly sketching and working together and getting people’s feedback in that way. I feel like even for people not in the design field, that sense of community you get from the workplace is so important.” Training is better done in person, agreed Brandon Isner, associate research director for Florida with CBRE. Technology can accomplish only so much. “When people come into the office everyone is so glad to see each other,” he said, “Technology is great, and I love Zoom. That said, that human element cannot be replicated by Zoom. That’s eventually what’s going to win out.” Firms heading back to the office During the pandemic, the benefits of remote work depended on the industry. While harder to pull off in hospitality and leisure, which relies heavily on personal contacts with customers, professional service firms found an easier path. “Allowing employers to work remotely on a wholesale basis will in some
situations be driven by the industry,” said Denise Heekin, a labor and employment lawyer and Broward County resident who manages the Miami law office of Bryant Miller Olive P.A. “Certainly, technology has made it a lot easier for attorneys to work from home and staff to work from home, and certainly it’s nice to have that option,” she said. The firm allowed employees to work at home except for one person who staffed the office. “We just recently went back to having each person come in at least twice a week, and we rotate that,” Heekin said. “We have papers and files and documents that may not all be on our computers, We will need a brick-and-mortar footprint.” Some believe it will take until the end of summer before most South Florida employers settle on where their employees should land as managements try to figure out a new normal while COVID-19 variants lurk in the background. One upshot could be smaller spaces for some companies that conclude that portions of their work forces can continue spending some of their workweeks at home. At the same time, office spaces that remain empty are likely to be snapped up by out-of-state companies seeking new homes for their headquarters or regional operations. “I do think we will have a reduced footprint in South Florida and around the country,’ said Siri Terjeson, professor of entrepreneurship at Florida Atlantic Continued on page 24.

The firm specializes in the production of threaded products, stud welding products and equipment and a line of wire products for construction and metal working industry customers throughout the U.S. Many of TSA Manufacturing’s approximately 500 customers are located in the Midwest, but one of the firm’s recent acquisitions has expanded that territory serviced to Canada, Puerto Rico and into Mexico. Pohlman said the purchase of Omaha-based Connection Specialties has given TSA Manufacturing a stronger market presence by expanding into multi-directional inserts, which are used by engineers seeking a more economical way to design for building movements, erection tolerances, and other potentially problem oriented freedom of movement applications. In addition to a concrete panel or masonry insert, it can be installed in structures for lateral support of precast, masonry, glass curtain walls, for mechanical and electrical equipment supports, pipe hangers, and other attachments to cast in place concrete. “Prior to the Connection Specialties acquisition we were already making some of the components but now we’re shipping to Las Vegas, Puerto Rico where hurricane-related construction is continuing, and for other perhaps 50-story high-rise buildings where precast concrete sidings are used on exteriors,” he said. Other recent TSA Manufacturing acquisitions include its first plasma table — essential for cutting steel. Petrel equipment, including a WaterJet machine, utilizes water pressure for the cutting of steel, rubber, glass, plastics and ceramic. “Because no heat is involved we get a much cleaner cut,” Pohlman said. Earlier this year TSA Manufacturing tapped into the expertise of MakuSafe, a Des Moines-based safety company that is focused on reducing workplace injuries using data and technology. While TSA Manufacturing has gone more than seven years without a major workplace injury to report, all employees are wearing an upper arm MakuSafe device that contains sensors to better report the work environment around them. Data is recorded on slips, trips and
falls, hazardous motion, air quality, repetitive motion, voice memo, noise levels, humidity, lighting levels, air temperature and indicator location. Over the past two months, two situations have been recorded. One involved an employee tripping and being in too close proximity to a box; the other involved an oil leak from a battery on a forklift. Employees use the equipment to record a 15-second voice message when a nearmiss or good-catch is detected, a hazard is sighted, equipment needs repair, supplies are needed, or other problems are seen. “Those items go to the safety director,” Pohlman said, noting that the device does not monitor an employee but does identify hazards in the area around them. While there are more than 3,500 parts listed in TSA Manufacturing’s product
catalog available on its website, Pohlman said the firm’s growth and production capabilities are based on customer requests. While furnishing tie rod assemblies, anchor bolts, weld studs and other fasteners to local projects ranging from Village Pointe, Bob Kerrey Pedestrian Bridge and TD Ameritrade Park, one of its largest projects in the past 20 years was the construction in Denver where a multi-building U.S. Department of Veterans Affairs campus was built. About 35% of revenues come from the sale of threaded products ranging from as small as four inches up to 20 feet. Basement repair companies are a major customer. Additional uses are found in warehouse scaffolding and the increased number of data centers under construction. Other users include steel companies such as Drake-Williams and Paxton & Vierling

The other sectors include weld studs, light commercial, agricultural, and miscellaneous cutting work done on five CNC machines. Pohlman said he wants to keep TSA Manufacturing running efficiently and nimble enough to respond to emergency requests. At about noon on a recent Friday the company received a call from a precast contractor in Missouri that needed several thousand threadable rods by 7 a.m. the next day delivered to a job site down there. “We ran the rods here in four hours, our Springfield sales rep drove up to Kansas City to meet our delivery man halfway and we had the rods at the site when they were needed,” Pohlman said. “We’ve received 12 purchase orders from that customer since then.”

Its Fargo location opened in 2019. Alwin noted that when it first opened it was “just some jewelry store in Village Pointe.” “What has helped is our homegrown feel,” he said. “Everything rolls downhill, our attitudes, and we pass that on to our clients. We’re so excited to be here, no matter if someone is purchasing $100 earrings or a $1 million necklace.” In fact, a familiar refrain that makes Alwin’s heart happen is to hear a customer say, along the lines of: “I never had so much fun spending $20,000 in my life.” Gunderson’s also likes to say that its staff credentials are as “sparkling as the stones we keep on hand;” they note the presence of graduates of the Gemological Institute of America, American Gem Society-certified Gemologist Appraisers, and International Society of Appraisers’ members. Going forward, Alwin indicated that the goal is to expand its store footprint, as well as the brands and products that it offers.

Allure of suburbia Outside the city limits, brokers and employers see advantages operating in the suburbs, where people don’t have to jostle each other in crowded elevators and battle downtown traffic. “It seems like there is a reevaluation taking place of the need to be in an urban center,” asserted Jonathan Calderon, director at Gibraltar Realty & Management. His firm represents Monarch Gardens in Miramar, which offers nearly 100,000 square feet of office and retail space. “This whole [pandemic] experience has proved how people can work outside of the office, but on a human level there is a desire to collaborate in person and not have appointment-driven dialogues with your peers,” he said. If you do it right, it’s not going to smell, flies and raccoons don’t care about it, and your neighbor probably won’t even notice.” First, start with only composting veggies, fruits and yard Crampton waste. Set household waste in your kitchen until it is ready to be emptied and then put it somewhere in your yard where the sun will hit the pile. According to Hillside Solutions, you will need 3/4ths yard waste for every 1/4th food waste. Don’t have a space in your yard for this? No problem. Hillside Solutions also has a compost club that does all the work for you. Neary also said that you can dig a small hole or trench in your yard and fill it with 20% food scraps and 80% dried leaves or shredded paper. Then, mix it around occasionally, and let the Earth work its magic. Before you know it, you will have ready-to-use soil in just a few months. Tip #3: Think before you buy “Pause before you buy anything — ask if it’s necessary, if it can be found ‘pre-loved’, or if there is another sustainable alternative,” Neary said. “Also, think about how long you plan to use it … if you still want it, then you’ve done your homework and deserve to treat yourself.” Many people are looking for ways to do their part in the conserving the Earth’s resources, and following these strategies is a good way to start. “Recycling and composting are great, but reduce, reuse, and refuse is the future,” Crampton said.
