2023 YEAR IN REVIEW

1

MESSAGE FROM THE PRESIDENT

Valued Associates, Partners & Friends,

We are grateful for another memorable year at McKibbon Hospitality and the important role each of you has played in our continued growth and success.

2023 was a year to remember. A year that challenged us to Think Bigger as we welcomed seven new hotels to our management portfolio, including our first-ever hotel acquisition and our 100th hotel in Gainesville, Georgia - the city where our company got its start nearly 100 years ago. We also ventured westward, expanding our portfolio and our horizons to welcome new locations in Austin, Texas and Denver, Colorado.

A key pillar of our company culture, we were inspired to Do the Right Thing, sharpening our focus on our company’s ESG initiatives while mentoring the next generation of hospitality leaders through our ever-expanding partnership with the University of South Florida.

We continued to Support Each Other, hosting leadership skills workshops and skills strengthening sessions, as well as our 2023 McKibbon One Leadership Conference, to keep our connections strong and further our leaders’ growth and development.

We made time to Love Our Communities, volunteering and fundraising to benefit the nonprofit organizations and causes that needed it most, furthering our impact and good works through our McKibbon Matching Funds program.

Additionally, through countless McKibbon moments, notable press, awards and recognition, we Made a Lasting Impression on our guests, partners and friends, solidifying our reputation as innovators and industry leaders.

None of this is possible without the dedication of our associates and the support of the owner partners we are fortunate to have the trust and faith of. As we close the chapter on a memorable year, we look forward to continuing to encourage our associates, engage with our guests and communities, and execute on the basics of hospitality. Make the most of each moment that 2024 will give you. Collectively we can make a difference in the lives of one another and the guests that pass through our doors.

Hospitality Begins With Me,

"When we first met Kelly, we knew she was someone we wanted on our team. She joined McKibbon before we even had a specific role for her and hiring her was definitely the right decision. Kelly embodies all our guiding principles and is a shining example of what our culture is all about. Kelly is well respected by her teammates, our properties and our ownership groups. She operates with integrity, honesty and hard work. She is integrally involved in the sales efforts and activities that take place in the markets she supports. It is important to her to aid in the development and success of others and many associates she has worked with over the years have been promoted as they have advanced their careers at McKibbon. Congratulations, Kelly on your past 25 years. We are thankful to have you as part of our McKibbon Hospitality team! Cheers to the next decade!"

"25 years ago, I was privileged to have Sebastian join the opening team at the Courtyard Orlando/Maitland as the AGM. His passion and leadership were evident early in the interview process, demonstrating his ambition and desire to make a difference. The time we spent together in Maitland was special and Sebastian was a big part of that property’s success. Since then, Sebastian has been a GM three times over, a Dual GM and has been a part of countless opening teams, all because he genuinely cares about the associates in his responsibility, their success, and their future. Sebastian is a purposed leader who has shown just how disciplined and thoughtful he can be. Doing all he can to bring out the best in others, giving them the opportunity to have the same advantages he has experienced. Thank you, Sebastian, for your loyalty and for trusting us with your career. Congratulations on 25 years! We look forward to seeing the impact you have in years to come."

"Marsha’s impact on the McKibbon organization is second to none. She is an incredibly hard worker and a big part of this company’s success. Marsha handles all the cash for McKibbon hotels, McKibbon corporate entities and all thirdparty managed hotels. It’s a highly critical role. She has an excellent financial mind and excels at this role in every possible way. We appreciate your dedication and your countless contributions to McKibbon, Marsha. Congratulations on this important milestone!"

"It has been a great pleasure working with Marsha in different roles over the entire time I’ve worked for McKibbon. Marsha is extremely dependable and will always get the job done. She has managed more bank accounts than most people could imagine, and her impact on accounting, finance, development, and operations cannot be denied. Her management of funds for smooth operations with vendors, development projects, renovation projects, loan financing, and many other areas has been impeccable. Congratulations on 35 years, Marsha!"

In October, we launched the McKibbon Cooperative Learning Program, a new interactive learning experience with the University of South Florida (USF) Muma College of Business designed to provide USF hospitality students with a competitive training advantage through hands-on shadowing experience and mentorship from our team of seasoned industry professionals, both in the field and at the corporate office.

A testament to our guiding principles of support each other and do the right the thing, we are excited to expand our partnership with USF and welcome the program's first two students, Kristoff Ellis and Halyna Horpynich, who will be shadowing our Tampa hotel leaders and corporate support team across their next two semesters, immersing themselves in a variety of real-world scenarios and projects that will complement their studies and prepare them for their future hospitality careers.

Since our partnership began in 2021, over 100 USF undergraduate students have been immersed in on-the-job training throughout our portfolio. Additionally, we've also been able to welcome seven international students from around the world to further their studies with real-world hotel experience.

2023 McKIBBON ONE LEADERSHIP CONFERENCE

In early November, we reconnected with old friends and formed new connections, learning from each other as well as a host of inspiring speakers and industry experts during our 2023 McKibbon One Leadership Conference.

Across four unforgettable days, we heard from our Board of Directors about our company’s roots and evolution and discussed where we’re headed, reaffirming that our future is bright. We rolled out the red carpet to celebrate the stars of our company during our McKibbon Circle of Excellence Awards ceremony, recognizing their leadership, community involvement, and commitment to our guiding principles. Finally, we rolled up our sleeves and packed hygiene kits to be distributed to individuals in need throughout the world with our community service project with Clean the World.

We’re incredibly grateful for the impact that we made and the McKibbon moments we shared and hope that this experience left you feeling energized and empowered to recognize your own power to positively influence our associates, guests and one another. By embracing our guiding principles and taking what you learned and experienced back to your hotels, departments and everyday operations, we will continue to thrive and grow as ONE company, ONE team, and ONE McKibbon family.

McKIBBON ASSOCIATES OF THE MONTH

Congratulations to the following associates who were nominated by their peers and selected by our executive leadership team for their exemplary performance, contributions and embodiment of McKibbon guiding principles.

JANUARY | CRAIG CORN

Breakfast Attendant & Front Desk Agent, Home2 Suites Wildwood-The Villages

Craig makes friends with everyone he speaks to. Whether it is having a special request ready when long-term guests arrive for breakfast or continually monitoring food costs to achieve a more profitable program, Craig consistently delivers. He is instrumental in leading the efforts for the property’s overall scores, and the number of times he is personally mentioned in SALT surveys and review sites is commendable. During pre-opening, Craig jumped in and assisted with every task, including the setup of guest rooms. He never says no and is always extending a helping hand.

FEBRUARY | DAMON HAZEL

Front Desk Supervisor, Hilton Garden Inn Hilton Head

Damon’s personality is infectious; he has truly never met a stranger. He makes every guest feel like they are valued and appreciated and has been recognized by name multiple times in SALT surveys, Expedia comments and Google Reviews. Damon’s interactions with customers are professional, honest and warm. If one of his fellow team members is having a bad day, Damon has the innate ability to say or do something to get a smile or a laugh. On top of his responsibilities as Front Desk Supervisor, Damon is eager to assist with other departments if the need arises. The great thing about Damon is that he doesn't have to be asked to jump in and help, he always takes the initiative.

42

MARCH | ANA RIVERA-COSME

Guest Service Representative, Residence Inn Fort Myers at I-75 & Gulf Coast Town Center

Ana is hospitality personified. She is always willing to go the extra mile for her guests and her teammates and would give anyone the shirt off her back if they needed it. When a recent guest had a rough day, Ana didn’t hesitate to show them kindness, bringing them something to drink and arranging for a shuttle to take them to dinner. In their glowing review of their experience with Ana the guest said, “Faith in humanity restored. If everyone in this world was like Ana, it would be so wonderful.”

APRIL | DELLA DAUGHTRY

Assistant Executive Housekeeper, Hyatt House Tallahassee Capitol University

Della is the definition of a team player. She wears her heart on her sleeve and is always willing to go the extra mile for her guests and fellow teammates. Around the holidays, she provided five housekeeping employees with giveaway gifts so they could participate in Secret Santa. She created a “Team Member of the Month” board to boost employee performance and productivity in her department. Her hotel's birthday party organizer, she went out and picked up a beautiful fruit cake for another employee, Minos, and the hotel team had to argue with her about allowing them to pay for it. Della has really stepped up and led the housekeeping department while they have been without an Executive Housekeeper. The employee morale and overall environment has seen a dramatic upswing under her leadership.

MAY

| KIM TRAN

Housekeeper, Hampton Inn Atlanta Kennesaw

Kim has the amazing ability to make you smile every time you see her. Although she is hearing impaired, Kim can tell an entire joke with her hands, and will even laugh about it with you. She is a daily reminder to us that happiness is indeed a choice. There is not a single day you won't catch her smiling — it's just her spirit and positive attitude.

JUNE | JORDAN GOEBEL

Front Desk Agent, Hampton Inn & Suites Knoxville Turkey Creek/Farragut

Jordan frequently demonstrates strong leadership qualities. She takes initiative to suggest and implement improvements, leading by example and inspiring her teammates. Jordan’s motivation and positive attitude uplifts the entire team, creating a more productive and enjoyable work environment. Her remarkable attention to detail, coupled with an ability to meet deadlines even under challenging circumstances, showcases her professionalism and commitment to our organization's goals. Beyond her outstanding performance, Jordan regularly volunteers her time and energy towards various charitable initiatives, demonstrating compassion that goes above and beyond her professional responsibilities.

43

JULY | ANNIE DOMINGUEZ

Front Desk Supervisor, Hampton Inn & Suites Lady Lake-The Villages

A shining example of our McKibbon guiding principle Make a Lasting Impression, Annie was nominated by her General Manager for her positive attitude and warm hospitality, as detailed in this guest review:

"I'd like to share my feedback, as I am a working professional that oversees several areas over Florida and I often stay in your hotels. I am once again visiting your Lady Lake location and it's time I've shared the amazing experience I received from a specific representative, Annie. It's been almost a year since I've stayed in this specific site, where Annie originally signed me up for Hilton rewards. After this long I remembered her right away - her kindness and overwhelming ability to show how happy she is that people are staying with your hotel. After just about a year, Annie remembered me, welcomed me back and thanked me once again for staying with your hotel. She's so kind and warm and while it was a quick exchange, I'll remember her once again! It's not often you come across people so happy to help people and you have that with Annie!"

AUGUST | CRYSTAL PALMER

Executive Housekeeper, Residence Inn Greenville Spartanburg Airport Crystal embodies our Mckibbon guiding principles every day. She does the right thing every time, even when it is tough to do. She is always thinking bigger and with the best interest of her hotel and her team in mind. She has, on more than one occasion and without hesitation, donated linens to single mothers and children who were in transitional phases simply because she cares deeply about giving back to her community. Crystal is her team's biggest cheerleader, always supporting everyone and making sure everyone has the tools to be successful at their jobs. Her care and concern for not only her department, but also her fellow leaders and the hotel has certainly left a lasting impression on future leaders within the Mckibbon community.

SEPTEMBER |

GEORGIA MURRAY

Executive Housekeeper, Hampton Inn & Suites Boynton Beach

Georgia has been a part of the Hampton Inn & Suites Boynton Beach team for over 18 years and is the glue that holds her staff and hotel together. Anytime one of her teammates has a big day, a special occasion or is having a tough time, Georgia brings everyone together to support and uplift them. Georgia loves giving back to her community and ensures nothing goes to waste at the hotel. When the Hampton Inn brand changed their duvets, Georgia reached out to Faith Farm Ministries to donate old inventory to those in need. A true testament to her leadership, every housekeeper and houseman that worked for her and was laid off during the pandemic came back to be a part her team again. Repeat guests remember her smiling face year after year and always ask for her during their visits. Her positive attitude is infectious, and you can always hear her singing songs in the laundry facilities and up and down the hallway.

44

OCTOBER | HANITA CREWS

Server, Hilton Garden Inn Tampa Riverview Brandon

Hanita has been with Hilton Garden Inn Tampa Riverview Brandon since it opened almost 15 years ago. Her smile, great attitude, pleasant personality and genuine care for her guests is what makes her stand out. She is hard working, caring and dedicated and operates like a running machine – always on the go. Her work ethic is impressive. She is always on time and never calls out. She works hard every minute she is on duty and always volunteers to help others. There have been several times that a cook has been late or called out. Each time, Hanita has stepped up to fill in, never once complaining. Regardless of how the day is going, including the days that are busy or challenging, Hanita always carries a beautiful smile with her.

NOVEMBER | LUCIA MADRID-ZAMORA

Housekeeper, Residence Inn Charlottesville Downtown

Lucia always has a smile on her face and is always friendly. She is a pleasure to be around and a super hard worker. On an average day, Lucia cleans 12-15 rooms on her own. Almost daily she will finish her board of rooms and come and ask if she can help one of the other ladies with the rooms that they have left on their board. Some days she helps multiple ladies. Anytime someone calls out, she jumps in to help, every single time without complaint. Her team, who has been without an Executive Housekeeper and General Manager for the past several months, said they would be lost without her and appreciate her stepping up and constantly pitching in.

DECEMBER | JORGE CORRES GUZMAN

Front Desk Agent, Hyatt House Orlando Airport

Time and time again, Jorge demonstrates the McKibbon spirit to serve others, always leading with his heart and never hesitating to support his team and his guests. When the team was down a night auditor, Jorge offered to work overnight shifts until the position could be filled. If someone from F&B calls out, Jorge willingly jumps into action and has been known to cook during dinner service when the kitchen is swamped. His helpfulness and kindness are appreciated by his teammates, but also his guests who have mentioned him by name in many HySat surveys and online reviews.

THE POINTS GUY

“There's really some passing of the torch and handing over the reins so to speak. It was good timing for our predecessors to step back and enjoy the fruits of their labor the last 30-plus years. We've all been with the company for quite some time and have a good feel of where the company's going, the foundation that we've built, and we're excited about where we're going from here.” -

"We are not focused on growing our portfolio for the sake of growth. For us, it is not about a number. We understand growth is critical to the health of McKibbon, but it has to be right. At the same time, we look to see if cultures are aligned. It is critical to the culture of McKibbon. Our team members are important to us beyond a role or responsibility. Knowing that cultures align ensures that even in times of challenge or difficulty, collaboration will be strong.” –
