Our History

In 1926, our founders John, Sr. (Jack) and Marvin McKibbon felt that their community of Gainesville, Georgia, would be a better place if it had its very own self-service grocery store. Determined entrepreneurs, the McKibbon brothers opened a Piggly Wiggly franchise in their town. It was a small, but impactful beginning for the McKibbon name; one that John (Jack) McKibbon, Jr. decided to build on 20 years later by developing the area’s first motor court, complete with a full-service restaurant. This idea spurred the company’s evolution, and by the 1960s, the company had become one of the earliest Holiday Inn franchisees with hotels in operation throughout the state of Georgia.

Hotel development and management became the company’s core focus and have been ever since. Since taking over in the early 1990s, John McKibbon III continued the tradition by developing and operating new hotels throughout the Southeastern U.S. for Hilton and Marriott while also building a tenured leadership team with an unmatched reputation for impeccable service and innovation in the industry. Coming full circle, John completed his final development project in 2019: Kimpton Hotel Arras in Asheville, North Carolina. Kimpton’s first franchised hotel and McKibbon’s first Kimpton flag, John’s vision and innovation changed the skyline of Asheville forever as he handed the company off to the next generation of trusted McKibbon leaders, including his son, J.B. McKibbon, IV.

Carrying on the family legacy, J.B. completed his first development project, Hyatt House Tampa Airport Westshore in 2021 and was named President of McKibbon Equities in 2023, a newly developed arm of the company responsible for new development and asset management of McKibbon-owned properties, as well as the McKibbon Family Investment Fund. His dedication to growing his family’s business paired with his eye for innovation, knack for problem solving, and focus on providing top-notch, all-encompassing services have primed McKibbon to continue growing and evolving, building on a legacy while finding new ways to expand its presence in the industry.

Executive Team

Randy Hassen | Chief Executive Officer

Randy Hassen, who joined McKibbon Hospitality in 1991 as a houseman at the former Days Inn Athens (now Courtyard Athens), serves as McKibbon's Chief Executive Officer. After graduating from the University of Georgia with a Bachelor of Science in Hospitality, Randy was named the opening General Manager of McKibbon’s Courtyard Tampa North in 1995, where he was awarded General Manager of the Year from Marriott International. In 1998, he went on to open a second hotel, the Courtyard by Marriott Tampa Downtown. Randy was promoted to Director of Operations in 2000, Vice President of Operations in 2007, Senior Vice President of Operations in 2009, and President of the company in 2012. He serves on the AC Hotels Franchise Advisory Council and the board of directors of Tampa-based Ryan Nece Foundation.

Bruce Baerwalde | President

Bruce Baerwalde serves as McKibbon Hospitality’s President, responsible for driving peak performance across McKibbon’s portfolio of hotels and restaurants. A tenured hospitality professional, he joined the company in 1996 as the opening General Manager of the Courtyard by Marriott in Gainesville, Florida. The following year in 1997, he moved to the Residence Inn by Marriott brand, serving as opening General Manager of the Residence Inn by Marriott brand, serving as opening General Manager of the Residence Inn by Marriott Tampa North, which was awarded Opening Hotel of the Year by Marriott International. In 1998, Bruce moved on to open the Courtyard by Marriott Maitland/Orlando and was recognized by Marriott as Opening General Manager of the Year for his efforts. He was promoted to Director of Operations in 2000, Vice President of Operations in 2007, Senior Vice President in 2009, and Executive Vice President in 2012. Bruce currently serves on Hilton’s Product Advisory Council and in 2022 was appointed President of Marriott’s Aloft Franchise Advisory Council.

Karl Oates | Senior Vice President of Operations

Karl Oates got his start with McKibbon in 2001, serving as General Manager of several McKibbon hotels before joining the corporate team as Director of Operations in 2017. Karl served as Vice President of Lifestyle Hotels, overseeing all aspects of hotel operations for the lifestyle hotels in our portfolio, which include the following brands: AC Hotels, Aloft, Element by Westin, Kimpton Hotels, Moxy and Tapestry by Hilton, prior to his promotion to Senior Vice President of Operations in 2022. Karl has opened dozens of hotels and provides valuable guidance during the development and pre-opening process. He received Marriott International’s Southeast Region General Manager of the Year Award in 2003 and graduated from Georgia State University with a Bachelor of Science in Hospitality.

Michael Hickerson | Regional Vice President of Operations

Michael Hickerson joined McKibbon in 2001 as the General Manager for SpringHill Suites Sarasota Airport. A tenured and determined leader, he went on to open McKibbon’s Courtyard Little Rock Downtown, receiving Marriott’s Opening General Manager of the Year Award, and served as Dual General Manager of Courtyard and Residence Inn Little Rock Downtown before opening McKibbon’s AC Hotel Asheville Downtown in 2017. In 2023, he returned to McKibbon as Regional Vice President of Operations following a two-year stint as Vice President of Operations with Yedla Hotel Management. In his current role, he lends his years of experience and expertise to supporting the general managers and overall performance of a portfolio of hotels. He received McKibbon’s top award, General Manager of the Year, for his efforts and dedication in 2018.

Operational Excellence

Establishing and maintaining vendor relationships is an essential part of opening and operating a hotel. Our operational excellence team supports the process of evaluating, negotiating, and selecting the right vendors for your hotel and restaurant needs. From purchasing and tracking operating supplies and equipment, to managing our sustainable sourcing strategy, we’re here to help make getting what you need cost efficient and responsibly sourced. With years of experience and a passion for precision, we guide the entire hotel opening process from establishing pre-opening budgets to the implementation of brand standards, as well as transitions, working with hotel owners, on-property teams, hotel brand partners and McKibbon’s internal departments to ensure a smooth changeover process.

Operational Excellence

Jess Hayden | Vice President of Operational Excellence

Jess Hayden has served as McKibbon's Director of Procurement since 2017 and was promoted to Vice President of Operational Excellence in 2022, overseeing all procurement and purchasing for our portfolio as well as our overall supply chain strategy. Additionally, Jess oversees all hotel opening and transitions as well as our ESG strategy. Prior to officially joining the McKibbon team, Jess worked closely with us for over 10 years during her time as Regional Field Support and Customer Relations Manager for Avendra. She graduated from Virginia Tech in 2002 and is active volunteer for several local non-profits including Metropolitan Ministries, the Bullard Family Foundation, and Feeding Tampa Bay.

Tom O’Neil | Senior Director of Hotel Openings & Transitions

Tom O’Neil began his tenure with McKibbon in 2005, serving as General Manager of several McKibbon hotels before joining the corporate team as Director of Hotel Openings and Transitions in 2018. He was promoted to Senior Director of Hotel Openings & Transitions in 2023. In this role, Tom oversees all hotel transitions and openings to ensure we meet and exceed ownership and brand expectations. Tom is an outstanding McKibbon ambassador and instills our culture in every team he works with. He has opened over 30 hotels and has handled dozens of management transitions over his 30 years in the hospitality industry. Tom graduated from Georgia Perimeter College.

Revenue Generation

We believe that a successfully executed sales and marketing strategy can help elevate a brand and increase revenue. That’s why we’ve built our sales and marketing department around specific brand goals and market demands. Every piece of collateral, every virtual tour, every sales call is carefully designed to reflect the hotel and its brand. As the times change, we continue to adapt and develop new strategies as needed while continually learning and growing.

Revenue Generation

Lynn Prater | Executive Vice President of Revenue Generation

Lynn Prater serves as McKibbon’s Executive Vice President of Revenue Generation, overseeing our talented sales & marketing, eCommerce, and revenue management teams for our 100 managed hotels and vacation rentals. Getting her start with McKibbon in 1996 as the General Manager for the Residence Inn Macon, Georgia, Lynn was promoted to McKibbon’s Corporate Director of Sales & Marketing, Vice President of Sales & Marketing, and later Senior Vice President of Sales & Marketing and EVP of Revenue Generation. She has spent nearly 30 years dedicated to recruiting, training, and supporting a team of leading sales and marketing professionals. She graduated from Wesleyan College and previously served on the Homewood Suites & Home2 by Hilton Extended Stay Sales Task Force and the Hilton Garden Inn by Hilton Sales Advisory Council.

Charity Wilson| Regional Director of Sales & Marketing

Charity Wilson joined McKibbon Hospitality in 2007, serving as Market Director of Sales & Marketing for our portfolio of properties in Knoxville, Tennessee before her promotion to the corporate team as Regional Director of Sales & Marketing in 2021. In this role, she is responsible for leading sales and marketing strategies, event planning, property performance, owner relations and more for a select portfolio of our managed hotels. In 2017, Charity was the recipient of McKibbon's Sales Leader of the Year Award, recognizing not only her sales and event planning expertise, but also her positive attitude and commitment to supporting and developing new hospitality leaders. Additionally, she recently served as President of the Knoxville Chapter of Executive Women International., inspiring and enhancing the professional growth and development of a group of Knoxville-based businesswomen.

Revenue Management

Working in tandem with sales, marketing & eCommerce, McKibbon’s inhouse revenue management team communicates daily with our hotels to strategize competitive rates and brand-appropriate promotions. We harness our industry expertise to evaluate the big picture, analyzing market trends, conducting situational analyses and identifying key indicators so the pricing and implemented strategies result in optimal revenue.

Jihad Lotfi, MBA, CRME | Vice President of Revenue Management

Jihad Lotfi, MBA, CRME joined McKibbon as Vice President of Revenue Management in 2021, overseeing our team of regional revenue managers. Jihad holds more than a decade of hospitality revenue management and leadership experience with companies such as Hotel Equities, White Lodging, and The Witness Group. In addition to receiving a Regional Revenue Manager of the Year Award from White Lodging in 2013, Jihad is a Certified Revenue Management Executive. He graduated from Purdue University with a Bachelor of Science in Hospitality & Tourism Management and a Master of Business Management. Additionally, Jihad has several revenue management accreditations from Cornell University and a disruptive strategy certification from Harvard University. He also serves on AHLA’s Consumer Innovation Committee.

Erin Cerrato, CRME, CHIA | Regional Director of Revenue Management

Erin Cerrato, CRME, CHIA joined McKibbon in 2013 as Regional Revenue Manager, optimizing revenue across a portfolio of hotels by researching marketing conditions and implementing strategic hotel rates and packages. In 2022, she was promoted to the newly created position of Regional Director of Revenue Management, responsible for supporting our in-house team of regional revenue managers while also effectively maximizing room revenue using inventory controls and resourceful strategies within a multi-branded portfolio of hotels. A tenured hospitality professional, Erin got her start in the industry over 20 years ago at the Hyatt Regency Grand Cypress before taking on management roles at a variety of boutique hotels across the state of Florida, including The Breakers Palm Beach, Cranes Beach House in Delray Beach and Tampa Marriott Water Street. In addition to holding a Bachelor of Science in Hospitality Management from the University of Central Florida, Cerrato received her Certified Revenue Management Executive (CRME) designation from Hospitality Sales and Marketing Association International (HSMAI) in 2021.

Ben Golson | Vice President of Digital Marketing & eCommerce

Ben Golson joined McKibbon in 2012 as an SEO Analyst and was quickly promoted to Director of eCommerce in 2014. In 2022, Ben was promoted again to Vice President of Digital Marketing & eCommerce overseeing the eCommerce team for McKibbon’s portfolio of hotels. Ben serves on Marriott’s Digital & Marketing Franchise Committee, Hilton’s MEC eCommerce Forum, and Hyatt’s Digital Advisory Committee and graduated from the University of South Florida with a Bachelor of Science in Business Administration Marketing.

Chris Foster| Director of eCommerce

An integral part of our eCommerce team, Chris Foster joined McKibbon in 2010 to assist with eCommerce initiatives and provide hotel-level support. He was promoted to Director of eCommerce in 2023 overseeing online advertising, special offers and promotions, online travel agencies, SEO, brand photography, website updates, and more. Chris graduated from Towson University with a Bachelor of Science in Business Administration.

From promoting groundbreaking ceremonies to grand openings, we work to raise brand awareness and bring direct business to your properties. Through strong relationships with local, regional and national media, we ensure there’s always a place to tell your stories, the right way. Our goal goes beyond generating reactions, likes and shares; it’s about staying connected to our audience and building brand loyalty, one memorable moment at a time.

Lauren Bowles | Vice President of Communications

Lauren Bowles joined McKibbon in 2014 as Director of Communications and was promoted to her current role as Vice President in early 2019, overseeing our hotels’ communications, public relations, marketing, and branding strategy. Prior to joining the McKibbon team, Lauren worked for the Tampa Bay Convention & Visitors Bureau, now known as Visit Tampa Bay. She received the Tampa Bay Business Journal Up & Comers Award in 2011 and graduated from the University of Florida. Lauren oversees the McKibbon Hospitality Foundation and works with dozens of non-profit organizations. She also serves as an Ambassador on AHLA’s ForWard Committee.

Sarah Brown | Communications Manager

Sarah Brown joined McKibbon Hospitality in 2019 to lead the company’s internal and external communications strategy. Prior to joining our team, Sarah served as the Strategic Communications Manager for the Florida Department of Environmental Protection and Florida State Parks. She graduated from Florida State University with a Bachelor of Arts in English – Editing, Writing & Media.

The kitchen is the heart of the home — and in today’s foodie-conscious culture, it’s often the heart of a hotel. Food and beverage trends are continuously evolving, and we’ve helped many of our world-class hotel partners position themselves as trendy neighborhood dining destinations, not merely a convenient dining option for hotel guests. Through initial concepting, kitchen-design consulting to brand and menu development and opening a restaurant, our seasoned team have years of experience creating well-known brands and memorable guest experiences.

Kiel Lombardo | Vice President of Food & Beverage

Kiel Lombardo joined McKibbon in 2021 to oversee all aspects of Food & Beverage for our lifestyle hotels and restaurants. In 2022, he was promoted to Vice President of Food & Beverage, leading the charge as we continue expanding and strengthening our F&B presence Prior to joining McKibbon, Kiel served as executive chef at the newly opened Autograph Collection Luminary Hotel & Co., managing multiple F&B outlets. He also spent time as the Director of Chefs for all Roy’s Restaurants, training with the renowned Roy Yamaguchi. Kiel previously launched a hospitality food & beverage consulting company focusing on restaurant design, concepts, and branding and graduated from the Culinary & Hospitality School in Manchester, New Hampshire. Kiel serves on AHLA’s Food & Beverage Committee.

Anthony Sambrato, Jr. | Corporate Director of Food & Beverage

A robust food & beverage professional, Anthony Sambrato serves as Corporate Director of Food & Beverage, responsible for implementing brand standards and strengthening the company’s comprehensive food & beverage culture and presence. Prior to joining McKibbon in 2021, Anthony served as general manager of the Luminary Hotel’s fine dining restaurants in Ft. Myers, Florida, a Mainsail Lodging & Development property. He got his start in the industry with Roy’s Restaurants as a server, bartender, corporate trainer and restaurant general manager, gaining a deep knowledge on food, wine, spirits and restaurant operations.

Mike Dickey | Senior Vice President of Human Resources

Mike Dickey joined McKibbon Hospitality in 2024 as Senior Vice President of Human Resources. Bringing more than 35 years of experience to the role, Dickey is responsible for leading employee attraction, selection and retention for the company and its 100-plus managed properties, and directly oversees McKibbon’s Recruitment, Payroll, Benefits and Learning & Development divisions. Throughout his esteemed career, Dickey has effectively led talent acquisition, learning and development, and benefits administration for largescale companies in the hospitality and waste management space. He most recently served as Vice President of Human Resources for Aimbridge Hospitality, where he supported more than 1,100 above-property support and on-property team members, preceded by his time as Vice President of Human Resources for Leadpoint Business Services, a manufacturing and waste/recycling workforce solutions company. He holds a Bachelor of Science in Restaurant, Hotel & Institutional Management from Purdue University.

Chris Williamson | Director of Learning & Development

Chris Williamson joined McKibbon as Director of Learning and Development in 2022 and is responsible for leading all company and brand-mandated training and learning initiatives, including associate onboarding and leadership workshops. From introducing new associates to our McKibbon culture and internal operations, Chris’ mentorship helps our associates learn, grow, and take the next steps in their careers with McKibbon. In addition to holding multiple on-property sales leadership roles over the course of his career, Chris spent more than 15 years with the Hilton Worldwide team strategizing and training hotel leaders for various Homewood brands as Director of Brand Management for Suites and Focused Service Brands. Chris also served as Senior Training Manager, receiving a 2008 Spirit of Hilton Award. He holds a Bachelor of Science in Business Administration from the University of Arkansas.

Engineering

While our guests stay, work and play, our teams are working 24/7 to make sure every square inch of our properties is spotless, secure and maintained to the highest standards of quality. Behind the scenes, our engineering and maintenance teams are constantly assessing and improving hotel safety measures, patrolling public areas, testing fire alarms and implementing innovative new security technologies.

Weejen Lynch | Vice President of Engineering

Weejen Lynch joined McKibbon as Vice President of Engineering in 2021. Bringing more than 25 years of engineering, maintenance, and operations experience, he is responsible for ensuring our ever-growing portfolio of hotels is operating smoothly and safely for our guests and associates. Weejen previously worked for Bluegreen Vacations, where he supported the engineering needs of 49 resorts nationwide. Throughout his tenured career he has also held various high-level leadership positions with Walt Disney World and Lockheed Martin. He is a graduate of West Virgina University, earning a Bachelor of Science in Aerospace Engineering as well as a Masters in Operations Research from the University of Central Florida.

Andy Anderson| Regional Director of Engineering

Andy Anderson joined McKibbon in 2009 as an on-property Chief Engineer. In 2011, he was promoted to the corporate team as Regional Director of Engineering, working with vendors and contractors and helping to oversee engineering and maintenance for a portfolio of 30-plus hotels. Prior to joining McKibbon, Andy spent 15 years as a Boiler Room Tech in the Engineering Department for Bunge Foods, maintaining and repairing high-pressure steam boilers and other equipment. He holds a degree in Computer Science from Dalton State College.

As much as we’ve evolved since our founding, one thing hasn’t changed. We’re still a family company, dedicated to the communities that we call home. We set the stage for charitable giving with McKibbon’s Matching Funds Program our way of showing associates that we are as invested as they are. Through this successful program, the McKibbon Hospitality Foundation matches every single dollar earned through hotel fundraising events.

We truly believe that hospitality starts from within, which is why we take the employee experience as seriously as we take the guest experience. We're committed to ensuring our associates' physical, mental, financial and spiritual wellbeing are supported through profit sharing, wellness initiatives, quarterly bonuses, and 401k match. We invest in every associate, providing continuous and targeted training, development and growth opportunities, proudly recognizing their dedication and spirit to serve others through our Associate of the Month program, internal awards, and more.

Chaplains Program

In your time of need or when you just need a listening ear, someone is always there. We’ve proudly partnered with Marketplace Ministries for over 20 years to provide chaplain services in every single hotel, for every single associate, and every single guest. Our guests and associates always have access to a chaplain who is uniquely trained to support their emotional needs and challenges they may be facing.

Foster Dog Program

Since its inception in 2014, several of our Aloft hotels have partnered with local animal rescue organizations by fostering one dog at a time, increasing each dog’s chance of finding their forever home. Through the unique program, we have proudly saved over 500 dogs and the number continues to grow.

Local Art

We believe artists are vital to creating a thriving culture that attracts visitors and inspires local pride. When it comes to designing a one-of-a-kind hotel that embodies a city’s spirit, we view every wall and empty space as a black canvas. Through our unique art collection, McKibbon selects local artists, sculptors, and mixed-media artists to produce original pieces for each one of our hotels throughout the country. It’s our way of enriching the guest experience while elevating local arts in the communities we serve.
