INFORMATION
Size: 15,900 SF Location: Portland, Oregon
DESIGN DRIVERS
A downtown property with a reimagined sense of place and brand-new amenities. Before renovation, the building had no common area, so the design transformed former tenant space into an expanded lobby, inviting lounge spaces, and a coffee shop—all of which build identity and community. Mackenzie’s design is a modern take on the building’s midcentury vintage, with wood paneling, lush fabrics, and exposed waffle slab ceiling elements. A series of visual connections link the spaces, allowing glimpses between interior areas and between the indoor and outdoor environments. Design cues were taken from the original building, particularly the motif of the uncovered waffle slab, which inspired the screen wall pattern and the texture on the elevator doors.

1510 TECHNOLOGY CENTER INFORMATION

DESIGN DRIVERS
Adaptive reuse of one of the oldest reinforced concrete buildings in Portland. The project included a tenant improvement for Viewpoint, a growing construction software development company, focused on brand articulation and a vibrant culture. A variety of collaborative spaces were designed to spur innovation, and include scrum rooms, creative breakout workspaces, lounges, and kitchen areas. The renovation features elite-level sustainable design with reuse of original timber and an innovative heating and cooling system.

KOIN TOWER INFORMATION

A complete repositioning of an iconic downtown property. The renovation expanded the lobby into a former tenant space, and provided a new connection to the mezzanine via a sculptural stair. The space is integral in introducing and defining the tower’s new brand identity, with a subtle application of visual motifs. A 16’ x 18’ interactive media wall with custom programmed content and social media is a focal point of the space.

RISTRETTO ROASTERS AT KOIN TOWER INFORMATION

Ristretto’s distinctive identity supported within the KOIN aesthetic. The cafe provides a central and soughtafter amenity. The lobby, in which Ristretto plays a major role, is the foundation for a vibrant community, a “third place” for the people working in KOIN Tower. Cohesion in brand and sensibility between KOIN and Ristretto underlines the building’s new sense of place.
KOIN TOWER LEASING CENTER INFORMATION

A compelling space that introduces the KOIN Tower brand and amenities to prospective tenants. The leasing center illustrates KOIN Tower’s brand story, and the physical fundamentals of an occupant’s experience of the building. Sample finishes and ceiling applications are displayed for an immediate tactile sense of the possibilities at hand. While the lobby was under construction, the Leasing Center displayed renderings that gave a sense of what the future sense of arrival would feel like.
ONE MAIN PLACE INFORMATION

A stand-out Class A space in Portland’s urban core, establishing the property as a gateway to downtown. Mackenzie provided rebranding services, including interior and exterior signage, with a focus on the work of local makers and Pacific Northwest materials. Mackenzie’s integrated team of architects, interior designers, and landscape architects delivered a cohesive design encompassing the plaza, lobby, interior spaces, and a living roof. The design incorporates the five elements of Taoism—fire, water, wood, earth, metal—and includes a Takashi Amano inspired aquascape.

1010 FLANDERS INFORMATION

A historic bicycle warehouse reinvented as an atmospheric urban mixed-use building. An open floor plan embraces flexible workplace practices, while the space retains authentic historic character with vaulted ceilings, exposed timber, refinished floors, and large operable windows. With 85 secure bike stalls, the renovated building has the highest bike parking ratio in Portland’s Central Business District. New tenant amenities include a 1,500 SF rooftop deck with stunning views of downtown Portland.

IRON FIREMAN INFORMATION

The urban redevelopment of a historic industrial building. The project restores and accentuates the building’s historical character, while creating a flexible modern maker space. The renovated building features large old-growth timber beams, wood paneling, and huge windows restored to their original size. The space is designed to support a diverse mix of Portland maker culture, including small businesses, artisans, and light industry.

240/241 PACTRUST INFORMATION

A reinvigorated and reimagined building core, connecting the first and second floor lobby entries to a newly open common area. Mackenzie worked closely with the building owners, who are also tenants, on the construction process, with special attention paid to phasing to maintain egress throughout the core areas. The newly open staircase elegantly connects the new lobby with amenity areas. The project team worked to create a new sense of connectivity within a limited space, between floors, adjacent spaces, and buildings.

JANTZEN PARK INFORMATION

Renovation and tenant improvement of a historic Portland property. The project repositioned the Jantzen building—formerly known as the Jantzen Knitting Mills Building—as a dynamic creative office property that responds to an evolving market. Arrival to the building is now charaterized by daylight and natural wood: on the sidewalk, the canopy’s reclaimed wood soffit serves as a preamble to a folding wood plane that rises the full height of the two-story lobby and highlights a new 8’ x 24’ skylight. The lobby features a new open stair made with locally sourced Oregon white oak treads.

WELLS FARGO BUILDING INFORMATION

Repositioning of Portland’s first highrise building. The process included a Historic Resource Review for changes to the entryway to replace non-historic elements with more welcoming finishes that match the elegant interior. Mackenzie’s interiors, architecture, and land use planning disciplines collaborated on interior and storefront upgrades that respond to creative users and tenants.
HARBOR STEPS INFORMATION

DESIGN DRIVERS
Renovation of a common penthouse area and entry lobby. The endeavor included two distinct projects: the repositioning of the northeast tower’s lobby and the creation of a new multipurpose common room on the 25th floor of the southeast tower. The projects resulted in new communal space with a sharp focus on the property’s incredible views, nurturing community within the buildings and providing valuable connection to the outside world. The penthouse space was created by combining and remodeling two apartments, resulting in a brand-new amenity available to all tenants.

A repositioned downtown lobby with new collaborative and community spaces. The design cultivates a new and inviting sense of arrival to the property. The common area includes cabana spaces with private seating for client meetings, and collaborative workplace lounges. Indoor/outdoor connection is emphasized through community areas with patio seating and fireplaces.
