The Greatest Housing Show on Earth Dear Members and Colleagues,
I
t’s time to start making plans for the greatest housing show on earth: the NAHB International Builders Show. For those of you who may not keep up with the inner workings of NAHB, they now call the event Design and Construction Week. This came about when NAHB began partnering with other organizations who were interested in co-locating their trade shows with ours. The biggest of these partners is the Kitchen and Bath Industry Show, or KBIS as many know it. The combined show will take place January 10-12, 2017 at the Orange County Convention Center in Orlando. This show provides a whole host of opportunities for you, your staff and your trade partners. With more than 100 educational programs, more than half a million square feet of exhibits, over 1,400 manufacturers and suppliers, the 80,000 expected attendees will have incredible opportunities to see the newest products, gain some valuable education, and of course participate in the best networking event of the year. It’s your chance to network with people from across the country, and in fact across the globe, who face the same day to day challenges that you do. Of special interest is the annual New American Home. For 30 years, NAHB Leading Suppliers Council has produced a new home that showcases the newest and best products on the market. This year’s home may very well be the most spectacular one yet. Even more exciting is the launch of a new program from Leading Suppliers Council and that is the New American Remodeled Home. The remodeled home is approximately 5,000 square feet of pure luxury. Both homes are located in the Lake Nona Country Club and there will be bus tours available from the convention center to take you out and view these magnificent homes. Please join me in creating a strong presence from New Hampshire at the show this year. If you have attended in the past you know how valuable it is. Parade of Homes Winners Announced
S
ome of the Lakes Region’s most stunning custom homes threw open their doors recently as part of the highly-anticipated Lakes Region Parade of Homes – a three day open house event that puts some of the building and remodeling industry’s best work on display. Attendees at this year’s Parade of Homes, held during Columbus Day weekend, were once again treated to some beautiful homes scattered throughout five communities, including Meredith, Center Harbor, Moultonborough, Alton and Tilton. Participants received a guidebook with a map and home descriptions, “swag” bags filled with supporting industry information, giveaways and an official

The winners were announced at a general monthly meeting held at the Chase House in Meredith. A Look at Pending Legislation and How It Will Affect You
S
everal important state and federal laws will be examined in the coming months – a number of which could have significant impact on the building and remodeling industry. Legislation ranging from overtime regulations to building code changes to voting on zoning variances will be revisited and voted on, meaning NHHBA members have a real stake in the outcomes. The Association and its allies keep a close watch on pending legislation, providing explanations and how it can affect your business. Inaction could lead to problems throughout the industry, according to NHHBA leaders. “It is important that our members understand that the legislation we support or oppose can influence their bottom line,” says Dianne Beaton, owner of 2DiFore Marketing Solutions, NAHB National Associate Chairman and representative to the Builders United in Legislative Decisions Political Action Committee (NH BUILD-PAC.) “We know that small business owners often do not have the time to do research and explore what all of these bills mean. We also know that many of our members may not understand the legalese, so we are making a concerted effort to educate our members and get them involved.” Beaton says the overtime bill (for more information, see “Federal Legislation,” below) is a good example of legislation that will have a major impact across the board. “This bill affects everyone, whether you are a large business, small business, association or nonprofit,” she says. “We need everyone to understand its purpose and to act. Whenever critical legislation is proposed, we all need to be informed and work together. Together, we can make an impact, and that’s what we hope each member will remember.”
State Legislation
HB1282: Every three years, the state seeks to update building codes based on recommendations made by the Internal Code Council. This body provides recommendations in a wide variety of building areas, from plumbing to residential building and energy efficiency. The last block of codes ratified by the state was in 2009. The 2012 cycle was postponed. In 2015, the New Hampshire Code Review Board began the process of recommending codes they felt should be updated and made part of the state’s official building code requirements. Working with industry and other advisory groups, the board made modifications, finally achieving a set of codes that met 98 percent of what the building industry supported. However, HBI282 was defeated at the eleventh hour. 10

“Basically, some groups that we did not expect came up with concerns,” says Paul Morin, owner of Tarkka Homes in Hopkinton, N.H. and co-chair of the HBRANH Government Affairs Committee. “We had expected some push back from the fire chiefs and fire safety folks over a basement fire safety issue, but The Jordan Institute, an energy efficiency advocacy group, the Department of Environmental Services (DES) and even some commercial builders also got involved. There was then some confusion over who supported what, and that contributed to the death of the bill.” Morin says the fire chiefs group wanted the new building code to require either sheetrock or sprinkler systems in the basements of new home construction that uses light weight construction materials or anything smaller than a 2x10 for framing. If such construction is used, they want sheetrock ceilings added or a sprinkler system installed. The fire chiefs argue that lightweight construction materials will collapse more quickly during a fire, putting both firefighters and homeowners at risk. “We don’t disagree with their point,” says Morin. “However, the incidence of floor collapse in a residential fire is rare in New Hampshire, so we feel that both the sheetrock and sprinkler system requirements are not necessary. Requiring either will add an unnecessary cost burden to builders, which in turn will be passed on to home owners.” The Jordan Institute and the DES did not like the amendments that the building groups had made to the code. They wanted the new code to require very tight insulated envelopes for new homes. “The original requirements were so stringent that we feel there is actually a risk of creating sick building syndrome,” says Morin. “In fact, for the home to be properly ventilated, the code preference would require that a mechanical ventilation system be installed. We feel these recommendations are unrealistic and it would be beyond the average builder’s ability to adapt, as these changes would be coming too quickly. Most builders today are constructing energy-efficient homes, but to build to that level of tightness, and install mechanical systems, requires a more specialized level of knowledge. If a builder is not well-versed in this work – or does not do it on a regular basis – there is the real risk that the home will not be properly built. If it is too tightly sealed, there are significant and valid concerns that there could be issues with mold and other problems. Such requirements will also increase the cost to build the home, and that cost will be passed on to the consumer.” Morin says that a version of HB1281 called LSR 2017-0056 will WINTER 2017
be reintroduced by Carol Roberts (D-Wilton), if re-elected, and that the same concerns will apply. “We are hoping that we can resolve the fire and energy issues of the main bill, and get the central part of the bill – the other codes that we had 98 percent support on – passed,” he says. “The fire safety issue may be dealt with separately.” Also being reintroduced is a version of HB1203, which was voted down this year. Representative Jim Belanger (R-Hollis) is expected to bring up a similar version called LSR 2017-0038. “HB1203 was a narrow topic bill that got little attention the first time around but should be paid attention to,” says Morin. “It would redefine how voting takes place when it comes to zoning variances.” Most builders, at one time or another, have to go before a town’s Zoning Board of Adjustment (ZBA,) when the developer feels that their particular project doesn’t quite fit the overall criteria set down by the zoning. The purpose of the ZBA is to provide a buffer so that projects that deserve a second look get one. It’s to provide relief for those projects that don’t perfectly fit the mold. When a variance goes before a ZBA, there are five criteria that are evaluated. Most ZBAs vote on each point one at a time. If the variance gets a majority vote, then the variance is granted approval. Under the proposed new bill, the voting would be tallied differently. If on the first criteria, person A votes no, that vote counts as a no toward the entire project. If on the second criteria, person B votes no, that vote counts as a no toward the entire project, and so on. So even if the majority of the board voted to pass the variance, if there were ‘no’ votes on three or four individual criteria, then the variance might not be approved. “We feel that such a bill is overly restrictive and will keep some good projects from getting a chance,” Morin says. “People should be able to do what they want to do with their land if they make a NHHBA.com
reasonable proposal and are not hurting anyone else. The purpose of the ZBA is not to prohibit all development but to work with builders and landowners to reach a satisfactory outcome.”
Federal Legislation Biljana Kaumaya, federal legislative director for Government Affairs for the National Association of Home Builders, cites several pending bills that deserve attention. First up are the comprehensive energy bills proposed by both the House (H.R. 8) and Senate (S. 2012). According to Kaumaya, the House bill requires the Department of Energy (DOE) to be transparent, prohibits the DOE from lobbying on behalf of certain products and technologies, and requires any energy efficiency code or provision, supported by DOE, to have a simple payback of 10 years or less. The Senate version, which is supported by energy efficiency advocates, strengthens DOE’s role in writing codes, includes no payback requirement, and authorizes funds for DOE to provide incentives to states for code adoption. “This version allows the cost of energy efficiency items to be calculated over the life of the building,” says Kaumaya. “We find this extended timeline to be problematic. Our members also oppose having DOE provide incentives to states for code adoption. A conference committee with representatives from both the House and Senate will meet to hopefully work out the differences between the two bills. We urge our members to ask their senators and representatives to support the House language on energy codes in the final energy bill.” Kaumaya also points to the Health Reimbursement Accounts (HRAs) legislation as important to watch. “Companies who could not afford to provide health insurance to their employees had been allowed to set up HRAs, which essentially were accounts providing pre-tax funds that insured employees could GRANITE STATE BUILDER MAGAZINE

use to help pay premiums and other out-of-pocket costs associated with medical care and services,” she says. “In 2013, the Internal Revenue Service issued guidance declaring that HRAs were illegal because they did not comply with the Affordable Care Act. They also instituted a fine of $100 a day per employee for companies continuing to provide this benefit to their employees. This penalty went into effect on July 1, 2015. Numerous small businesses are affected by this legislation, and we have proposed a change.” According to Kaumaya, the Small Business Healthcare Relief Act (H.R. 5447), which is supported by NAHB, would allow home builders and other small businesses, to again provide HRAs. NAHB feels that HRAs are flexible, affordable and easily customizable to each company’s unique needs. All employer contributions are 100 percent deductible to the employer, and tax-free to the employee, making this a great benefit and a good way to help employees obtain health insurance. The House bill passed earlier in 2016 and Kaumaya urges members to ask their senators to co-sponsor S.3060. One of the most critical bills facing employers is the Department of Labor’s Overtime bill which will go into effect December 1 of this year. As it currently stands, the new overtime requirements will double the salary limit for professional, administrative and executive employees from $23,660 to $47,476. This means that anyone making under $47,476 will be due time and a half if they work over 40 hours per week. NAHB estimates that more than 100,000 construction supervisors will now be eligible for overtime pay as of December. HBAs, nonprofits and other types of employees, such as designers, will also be affected by this legislation. “NAHB has been spearheading an effort to mitigate implementation of the rule, with an eye toward permanent relief,” says Kaumaya. “The U.S. Department of Labor is required by law to update the salary threshold from time to time, but doubling it all at once is too much too fast. We are asking Congress to phase-in the new salary requirements, as well as providing permanent relief from the rule’s provision that the agency automatically updates the salary threshold every three years.” The Overtime Reform and Review Act (S.3464) in the Senate and the Overtime Reform and Enhancement Act (H.R. 5813) in the House would achieve these goals, she says. “We urge members to contact their congressional delegations now to ask for support for these bills,” Kaumaya says. “There is bipartisan support for the bills, but time is short. A webinar and FAQ documents are on the NAHB website.” Kaumaya also says that there are a number of appropriations bills pending, including those that would look at funding of HUD programs, improve implementation of the Federal Flood Risk Management Standard, defund the implementation of the U.S. Environmental Protection Agency’s rule on Waters of the U.S., and others. However, it is currently unclear if Congress intends to pass some or all of these bills or simply pass a continuing resolution. The outcome of the November election (which was pending at press time) will determine next steps. 12

What You Can Do “These bills illustrate how important it is for members to pay attention to what is going on from a law-making perspective at the local, state and federal level,” says Beaton. “Let your representatives know how these laws will affect you and your business. Personal stories count for a lot – they provide specific examples of how a law can be damaging. Many of these bills have criteria that will increase building costs and those costs then get passed on to consumers, so that is also an important point to make when talking to legislators. Their contact information is on our website.” Beaton feels that members have been less involved with legislation in recent years, in part due to the overall political climate, which has fostered a sense of cynicism, but also because of today’s hectic schedules. “I think people feel overwhelmed,” she says. “Today, we are all inundated with information and many of us don’t have time to sort through legislation to see what’s important. Some people also feel that they will not understand these bills, so why bother reading them? Because of the political climate, there has been a general attitude that even if people recognize damaging issues within a bill, there is no sense commenting because it will not do any good. However, that is simply not true – we need to hear from members. Our work as an association does allow us to make changes.” Beaton notes that the NAHB website has templates of letters expressing concern or support for and against bills that members can easily access. The signature and return address can be customized on these letters. They also have downloadable email blasts. In addition, members can use the existing letters as points of reference and write their own letters. “It is very easy to have a voice,” she says. “You do not have to do a lot of research and writing on your own if you do not want to.” Some local HBAs also have legislative symposiums from time to time where people such as Morin and Newhall-Grahame speak about pending legislation and its impacts. The annual installation banquet also does a legislative recap. “It’s important to pay attention to elections at every level,” says Beaton. “Stay informed, stay connected. If you don’t, you may wake up one day and find a whole new set of rules for how you can do business. And remember, you are not in this alone. As an association, we are a powerful voting entity and we can influence our future. We just need to work together.”

Why Belonging to an Association Can Be Good For Business
W
hat’s more effective – a solicitation email from an unknown business or one from a fellow Trade Association member? Are you more likely to accept a cold call from a stranger or a call from someone with whom you already have a working or social relationship? The answer is obvious, but there are many good reasons to join trade associations aside from gaining new customers. They include relationships with industry leaders, education on leading trends and technologies, worthwhile volunteering opportunities, honing professional skills, networking and peer support. The opportunities to join trade and business associations abound. However, many companies miss out on these opportunities by failing to join the right organizations that would help support their businesses. Some of the business owners we talk with are rightfully concerned about the commitment in time and money as well as the perceived pitfalls of being away from their business while doing association work. They can’t calculate the ROI or clearly envision the benefits of membership. Some who have been former trade association members say they didn’t get much out of it. When asked what they put into it, the answer is usually, “not much.” So what is association membership really all about? Membership means you’re willing to make a commitment, specifically, commitment in an area of mutual interest to your business and prospects. Furthermore, this commitment is best demonstrated by “serving your association” on committees, working at events and in administrative roles. Rolling up your sleeves with fellow members forms social and working bonds with people your business may be in a position to serve. Those bonds are fortified by the loyalty that stems from working relationships and they result in business referrals. There are two major strategies to joining trade associations: The first is to support, promote and learn from your own industry; and the second is to connect with prospective customers in a vertical mar14

ket that your business specializes in serving. This is often called an association membership whereby your firm isn’t really part of the industry other than as a provider of business services. It’s a good idea to execute both of these strategies simultaneously to maximize the benefits derived from working with fellow professionals in a mutually supportive way. Intuit, the maker of QuickBooks, recently published in its “Small Business Center” blog, a list – “5 Ways That Joining a Trade Association Can Help You Boost Business.” An excerpt: 1. Tap into knowledge. Odds are that someone, somewhere, in the industry has already discovered the solution to a vexing problem in your particular niche. Workshops, meet-and-greets, newsletters, blogs and forums create opportunities to share those best practices and fresh ideas. 2. Enhance your reputation. Trade associations sort out bad apples through self-regulation, which bolsters the reputations of all their members. Professional organizations often award credentials and certifications, too, which can help to build consumer confidence in your products or services. 3. Make personal connections. Note that some small-business owners choose to join a group whose members are decision-makers in their target markets vs. their peers. For example, a social media professional may get ideas and best practices by participating in a marketing association but generate new business by hobnobbing with members of an automotive trade group. 4. Increase your purchasing power. Trade associations often arrange for members to receive discounts on certain products and services. These perks may include the option to enroll in group health insurance. For example, the Retailers Association of Massachusetts began enrolling its members in a group-purchasing cooperative for health WINTER 2017
insurance in February 2012. The program offers some 4,000 small businesses a half-dozen health plans that are far less expensive than what they’ve been paying on their own. 5. Gain political clout and expertise. Trade associations bring competitors together, turning one small voice into a persuasive, collective shout! This can be particularly helpful when independent businesses need to mobilize quickly, such as when facing proposed political initiatives that threaten the industry. Similarly, Forbes offers a great piece on four benefits of association membership highlighted here: • Education: Educational topics can include trends, best practices, new techniques, etc. Some associations will even provide training programs and materials for employees. • Research: Many associations conduct market research and analysis on their specific industries. White papers and research reports can offer great insights and have helped me stay ahead of others. • Advocacy: When you become a member, you have an organization dedicated to protecting and advancing the needs of your industry. Having a dedicated team to lobby and advocate on your behalf is powerful. • Networking: You can learn from others in your industry and could even create alliances or partnerships. A New Shade of ‘Green’ Today’s Standards for Home Efficiency
A
nyone who’s been car shopping in recent years knows that modern cars come with a seemingly endless list of options and features to consider. But if there’s one characteristic that most car shoppers rank as high as price, performance and style—it’s fuel efficiency. Much like car shoppers compare miles-per-gallon (mpg) estimates, an increasing number of home buyers compare the energy-efficiency ratings of new homes. A nationally recognized system for measuring a home’s energy performance is called the Home Energy Rating System (HERS) Index which can determine a home’s overall efficiency with a score between 0 and 150. A score of “100” indicates the home meets the industry standard of energy efficiency. The closer a score is to “0” the better, as a “0” ranking would mean the home produces as much energy through renewable resources, such as solar panels, as it consumes (also known as “net zero”). The energy efficiency of homes has dramatically changed in recent years with new developments in a wide array of green building techniques, materials and products. And as demand for these products has grown, new standards of energy efficiency have evolved. For instance, the days of new homes that have incandescent lights are almost completely gone. Today’s homes predominantly feature either LED or CFL lights which are much more efficient. Other examples of features you’re more likely to find in a new home include: • Double-pane windows – Having two layers of protection in your home’s windows provides a noticeably stronger barrier to help prevent outside temperatures (and noises) from affecting the inside of your home, resulting in significant energy savings. • Water-saving features – Low-flow bathroom faucets can have a big 16

impact on conserving water, but not quite as big as low-flow commodes. Conventional toilets use 5-7 gallons per flush, which really adds up over time. But low-flow toilets typically use as little as 1.6 gallons per flush. • Energy-efficient appliances – More than 30 percent of a home’s energy consumption can be attributed to the kitchen appliances, and that number swells for homes with appliances that are more than 10 or 15 years old. Having newer appliances inside and outside the kitchen with Energy Star ratings can have a noticeable impact on your monthly utility bills. • Spray foam insulation – Traditional fiberglass insulation is still used in the majority of homes, however, spray foam is becoming increasingly popular because it provides a tighter seal, lasts longer and protects better against pests and mold. • Hard-surface flooring – Less than 20 years ago, it was common for new homes to have carpet covering 80 percent or more of the floor space. These days, carpet is typically reserved for bedrooms (if it’s used at all). The wide variety of hard-surface flooring—shown to improve energy efficiency and air quality—has become much more appealing to the large majority of consumers. The status quo is changing as consumers are becoming increasingly educated about the benefits of green building products like these. Home owners recognize that energy-efficient features are more than simply methods of cutting down on utility costs; they are investments in the home’s long-term value and overall comfort. or many seniors, making the decision to move or downsize to a smaller home can be emotionally challenging. After raising a family or spending a good portion of their adult lives in one home, it is often difficult to think about leaving it. • It takes time. It is hard to imagine moving out of a home you have lived in for so long. Likewise, organizing all of the steps involved in a move can be overwhelming. Be sure to give yourself enough time to process the changes that will be taking place. • It is important to have support. A Recession is Unlikely
T
he current U.S. economic expansion is one of the longest on record, and come March, will become the third longest in U.S. history, dating back to the start of record keeping in 1854. As such, there is increasing concern that we are due for a recession. That concern has only heightened, given that the last downturn was particularly nasty. This fear is weighing not only on household spending, but, more importantly, on corporate spending on plant and equipment, holding back Gross Domestic Product growth and labor productivity. Fortunately, this concern is misplaced. Simply put, age is not what kills expansions. Rather, it is an overheating economy that generally results in a recession. When wages start rising swiftly, investment activity starts taking off, debt levels grow rapidly, asset prices become untethered to reality, commodity prices remain high, and inflation rises rapidly, the Federal Reserve invariably intervenes. In the attempt to cool things down, all too often the Fed raises rates too quickly or too much and accidently drives us into a recession. However, there is currently little evidence of any pre-recessionary economic exuberance. As a matter of fact, most of the economy is still behaving as if we were recovering from the recession rather than enjoying the boom times that come at or near the peak of an economic expansion. Growth, be it domestic or international, is subdued. Commodity prices are, with few exceptions, at or near cyclical lows, and bank lending is probably best described as solid. Moreover, inflation, while slowly rising, remains below the official Fed target rate of 2 percent. Lastly, while the unemployment rate is just 5 percent, wage gains are much weaker than they have been before previous economic downturns. This suggests that there is still slack in the labor market and that the Fed will not have to start raising rates quickly anytime soon. 18

Spending by households and businesses is also not signaling a recession. Purchases of durable goods such as cars and dishwashers averaged 7.5 percent of GDP in Q2 2016, well below the 8.5 percent average that has persisted in years preceding recessions. Private investment spending on new home construction, business related software and equipment and so on – is equally low. Moreover, the household debt-service ratio, or how much after tax income Americans are devoting to debt payments, is near its lowest level ever and personal savings rates are near their highest level in 20 years. Lastly, corporate profits are once again on the rise, reducing slightly elevated stock market valuations. The above notwithstanding, a recession is always a possibility due to economic shocks emanating from abroad that can dramatically raise energy prices, or a war or an election that can hurt household spending and business confidence. However, other than that, it would probably take much stronger economic growth for a prolonged period before the Fed felt compelled to raise interest rates quickly enough to meaningfully slow down the economy and, in the process, possibly bring on a recession. In short, the current economic expansion that started in July 2009 looks increasingly likely to become the longest economic expansion ever. Increasing this potential is that even though wages and inflation are finally rising, the Fed has communicated its interest in seeing wages and inflation rise further as they have been too low for too long. Solving the Workforce Problem the Easy Way
I
don’t know why everyone wonders how to get our youth to enter the construction industry to replace old duffers like me. It’s not rocket science and that’s good because kids aren’t going into that, either. Many training programs target high schoolers and twenty-somethings, but I think we have to aim a little lower. That’s what I did and here’s how I went about it. Last month, Tricia and I needed help in the yard. We’re putting in a patio – two, actually. We’re widening the driveway, creating a new parking area, extending the lawn, basically everything. I rented a nice little Caterpillar mini-excavator to dig the place up, ordered 17 tons of paver stones, 12 yards of sand, 6 yards of gravel and gave fair warning to the neighbors. This place was about to become a battlefield. First, we had another need to fill – more manpower. I wanted some good help so Tricia got on the phone with her grandson Isaac and arranged a weekend visit. He’s a strong and handsome boy living with his parents in Boston. He’s smart and quick to learn. And he’s three. Before you call Child Services, let me explain. He wanted to help, insisted on it in fact. “Hi Pauw!” he screamed over the phone. (He calls me Pauw because there are no Ls in three-year-old land.) “Pauw, I wanna… Mummy says… Ummm, you gone have a ex-cuh-bator? Pauw, can I run da ex-cuh-bator wiff you?” He was so excited and that’s the kind of enthusiasm we wanted. He may only be a couple of feet tall now, but he was eager to work and he’ll grow bigger if we feed him right. He’s Tarkka material. Mom dropped him off to us late Friday. He went to bed wearing little hard hat jammies and we read him “Goodnight, Goodnight Construction Site” until he was asleep. The questions started early the next morning. “Pauw, when we gonna wide on da ex-cuh-bator, huh Pauw?” The machine was the hook, but he needed to earn it. First, I had him help me move a stack of cordwood that was in the way. I would cradle four logs at a time while he carried four sticks, back-and-forth until my cordwood and his kindling pile were all moved. “Now Pauw? Now can we staht up da ex-cuh-bator?” His anticipation was building. The kid was going to explode soon, but nothing worthwhile comes easy, at least not from a slave-master like me. Next I had him help his Gammy carry bricks for the patio. She would grab six at a time and he would carry one, stack-stack28

stack. Other than a few brief timeouts to play with some ants, he was pretty helpful. But eventually enough was enough and he was ready to burst. “Can we stop cawwying dese and ride on da ex-cuh-bator, pweeeeeeese!!” It was time. Hand-in-hand, we approached the mighty machine. He measured it with his eyes and it must have looked enormous to the little apprentice. I leaned down to pick him up. “No, I wanna cwimb up mysewf!” He scrambled in there, hands grabbing the joysticks and feet dangling pitifully short of the foot pedals. He was touching every knob and button with wonderment all over his face. “Come on Pauw! Let’s go dig da dirt!!” And so we did. Mind you, we didn’t accomplish much but it was a lot of fun. He sat in my lap holding the controls, my hands over his as we scooped here and dumped there. Imagine being “thwee” and feeling the power of hydraulics in your little mitts. His face was all screwed up with deep concentration. I told him to be careful not to knock our house down and he nodded seriously that this would be a bad thing. The kid was in absolute heaven. By the time we were done, Gammy had most of the back patio done and he helped her sweep sand into the seams. Sunday was more of the same. I watched my future foreman carrying more “bwicks” and playing with ants. He was hooked, and that’s what I’m thinking it may take to get some dedicated young professionals into this field. Turn it into an exciting dream. Dad and Mom came to pick him up and bring him back to Boston. Mom asked, “Isaac, do you want to come back and visit Gammy and Paul again some time?” And that’s my plan. Recruit ‘em young. Real young. Yes, we should still train teenagers to see the value in some hard work, and good luck with that. But we can also recruit little boys and girls in the preschool bracket who look up to us construction types as gods. It’s nice to be a god, even if it’s only in the eyes of a three-year-old.
