From spring through fall, the Hobo and Winnipesaukee Scenic Railroad takes visitors on excursions around Lake Winnipesaukee, leaving from Meredith Bay to Weirs Beach and onto Paugus Bay before making a return trip to Weirs and back to Meredith. In the fall, foliage trains offer visitors a four-hour trip from Meredith to Livermore Falls and an all-day excursion to Lincoln.
Weirs Beach has a long history as a summer tourist destination. It offers prime views of Lake Winnipesaukee, a small beach and an old-fashioned boardwalk complete with arcades and shops. A scenic cruise around Lake Winnipesaukee leaves here aboard the M/S Mount Washington.

Pumpkin Festival Comes to Town Pumpkin Festival 2016 Laconia celebrates 26 years of spectacular fun this year in Laconia on Oct 22. “A Banner Year” Belknap County Sees Economic Growth, Progress
I
t’s been a good year in Belknap County. Real estate activity is up, unemployment is down and businesses throughout the region are seeing signs of an improved economy. And the Belknap EDC (formerly the Belknap County Economic Development Council) is playing a key role as things improve. “The state of the region is strong,” Belknap EDC Executive Director Justin Slattery says. “It’s a well-diversified business community represented by our travel and tourism and hospitality industry but also a very healthy base of manufacturers, professional services and retail.” A quick look at the typical to-do list at the Belknap EDC might reveal activities all around the region: scheduling counseling sessions with the Service Corps of Retired Executives (SCORE), conducting outreach to local businesses and arranging partnerships with local institutions like the Lakes Region Community College and Plymouth State University. Then, of course, there’s the project in downtown Laconia. Perhaps the most tangible example of how things are changing is the Belknap EDC’s recent acquisition and ongoing renovation of the 102-year-old Colonial Theatre at 609 Main St. According to Slattery, it’s a reflection of the improved conditions throughout the Lakes Region. “We’re seeing an uptick in real estate activity,” Slattery says. “Our purchase of the Colonial Theatre and plans to redevelop it led to a lot of excitement in the region, but in particular in downtown Laconia.”
Since it first threw open its doors in April of 1914, the Theatre has hosted vaudeville acts, circuses and theater productions. It was subdivided into five separate movie screens in the 1980s before it was shuttered. The Belknap EDC acquired the site for $1.4 million last year. Now, the plan is to put $2-3 million more into renovating it, bringing it back to its former grandeur, and allowing it to contribute to the economic health of the region. As workers began removing wall coverings and partitions, the beauty of this classic, grand structure began to re-emerge. The art, designs, fresco paintings and classic décor (“one of a kind,” Slattery says) were uncovered. “It’s very impressive and amazing to see what’s been hiding in there for many years, and as we start to clean up the space and start to renovate,” he says. “It’s just beautiful. The theater itself is an amazing piece of artwork, really, and a great historical theater worth saving and worth renovating for a new life. “A lot of the original artwork and moldings are there. They’ve been kept largely intact, and we will renovate it to have those historic elements.” The project – housed in a three-story brick building surrounded by commercial and residential spaces in the heart of Laconia – is an example of several groups working together for the greater good of the region. “It’s really a partnership between many public and private organizations, including the city of Laconia,” he says. “It’s not only

a historic theater important to the Lakes Region and New Hampshire industry, we really think it will be an economic driver for the Lakes Region when it reopens. It’s going to be a catalyst to more redevelopment in the region.” Work is ongoing. The city will be the master tenant at the 1,200seat Colonial, hosting concerts and theater performances and events as a multi-use theater and auditorium space for the community. Church Landing in Meredith has benefited from the recent revitalization efforts of Belknap EDC.
It joins other businesses in downtown Laconia, which has seen significant private investment in recent years, including the opening of the Holy Grail restaurant and the expansion of GC Engineering. “It clearly has been a banner year,” Slattery says. The entire region is benefitting from the turnaround. Slattery points to the Meredithbased Hermit Woods Winery as an example of a recent success story. At the same time, the region is home to a healthy mix of industries. In recent years, the group has had a hand in the revitalization of Church Landing in Meredith, providing interim financing for the Lakes Region Child Care Center during the conversion of the Scott & Williams building to Normand in Square in Laconia, and providing the first $500,000 in financing for the Beacon Street West mill/condo conversion project. To that end, the Belknap EDC cites four strategic goals: To retain and attract young talent; to support creative entrepreneurs; to enhance workforce development programs and to be a proactive catalyst, partner, investor and/or owner in property development that enhances quality of place or economic opportunity in Belknap County. As for attracting young talent, Slattery points to groups like Fusion (see related story on page 10) and the entrepreneurial atmosphere the region has fostered. “We like to, in particular, market the region to everyone, but also to focus on millennials and young professionals,” he says. “As is the case in many places, the workforce is aging, and we’re working to help our businesses connect with the next generation of workers. We work closely with Fusion, we profile young talent on our social media, we host different networking events throughout year with Fusion, and we try to make sure we’re working with our young professionals to provide a nice community for them to live, work and play in.”
A report by the New Hampshire Center for Public Policy Studies for the Business & Industry Association of New Hampshire highlighted the Granite State’s manufacturing strengths, saying: “Look beyond the reports of lost manufacturing jobs, and you find an industrial sector that is a still-powerful engine of economic growth in New Hampshire.” It’s a trend the Lakes Region’s leaders have capitalized on. The Belknap EDC has worked closely with region manufacturers – and in partnership with Lakes Region Community College – to help provide access to highlyskilled staff. Manufacturing Week – an annual event held each fall where students and prospective workers tour facilities to learn about opportunities in the field – has drawn more than 1,100 job seekers to the region. The week is capped each year by the annual Governor’s Advanced Manufacturing and High Technology Summit, which features workshops, seminars and dozens of exhibitors. The exposure to Lakes Region manufacturers provides young professionals with inside information on high-tech and high paying jobs. “We work closely with businesses to help understand their needs and work on workforce development that complements their needs and talent,” Slattery says of the week-long event. “Belknap EDC is looking to work with businesses and help them grow and succeed, and as a place with a high quality of life, and to work to meet needs of our businesses because they are the backbone of our community. “We have the natural resources to bring in the tourists, but it’s so important to make sure businesses have an environment where they can grow and succeed.” Online Belknap EDC: belknapedc.org Colonial Theatre Block Redevelopment: 609mainstreet.org

Giving Back, Connecting Fusion Rallies Lakes Region Professionals
T
he glassy surface of Meredith Bay ripples as a small flotilla of paddle boarders crosses its surface. The route takes the group along the shoreline, in and out of meandering coves and eventually back to the launch at the Ekal Activity Center, where a nearby clutch of picnic tables provide a welcome resting place. It’s not an unusual scene, given that the lake is one of the more popular spots to while away a July afternoon, but a closer inspection reveals the conversation ranges from casual to some productive business networking. That’s because this particular paddle boarding excursion is the latest outing put on by Fusion – a Lakes Region-based networking group formed to meet the needs of early career professionals, small business owners and people who want to be active in the community. Founded in 2013, Fusion is a nonprofit organization whose mission is to develop, engage and educate future leaders, encourage civic involvement and contribute positively throughout the community. In practice, the group is dynamic, energized and most importantly, welcoming.
“It’s really for anyone looking to do some networking,” Fusion President Jaimie Sousa says. “But we find a lot of people that come to our events are community-oriented. The end goal could be business connections or connections to make friends, but they want to feel connected to the community.” Fusion holds events monthly, providing an interactive, new way of networking. Where a traditional event may be held in a restaurant or function hall, Fusion skews toward experiential opportunities where people can get to know each other while they connect. Events range from bowl-a-thons and game nights to softball games and snowshoe socials. “The paddle boarding outing is probably the most popular event we do on an annual basis,” Sousa says. “We go down to Ekal in Meredith Bay, rent out all the paddle boards and the Town Docks Restaurant, right next door, works with us to save picnic tables so people can watch from the beach area. We paddle around the bay, if it’s hot we jump in the water, and everyone comes back to the picnic tables.” Conversation grows naturally out of such

events, as participants experience a shared activity – instead of exchanging business cards over cocktails. “It’s the essence of what we’re trying to create – a different way of networking,” she says. “It gives people something new to try that they might not try on their own.” Chris McCarthy, owner and president of The Insurance Outlet, in Laconia, has been involved since Fusion’s inception, and says that while the networking element has helped his business, he values the relationships more. “One of the great things about it is getting to know people in a casual atmosphere,” McCarthy says. “My agency has benefitted by knowing people through Fusion, but more than that, those relationships have turned into true friendships. The personal connection gives you a true feeling of community here.” Sousa found herself at the genesis of the group after moving to the region four years ago. “I started a job at a local bank and they said to try to get involved in something,” she says. “Fusion was just kind of coming together. I got involved with it at the very beginning,
when people were talking about what they wanted to do and how we could make a difference for the Lakes Region. There are other groups located near great populations who put on events and people will show up because they have a large population to sustain that. But we thought that if you give people activities that are a lot of fun, we could sustain it in a place where the population is smaller.” That theory is proving to be true. There are sold out events where as many as 100 people attend – despite being located in a region with a comparatively smaller population from which to draw members. “We’re definitely growing,” Sousa says. “Our committees have grown and more and more people are interested.” The group counts bankers and lawyers among its members, but also people who work in the hotel industry, IT professionals, engineers, people who work from home and small business owners. In short, “a little bit of everyone.” “We’ve got all age ranges, too, because we’re a community group,” Sousa says Fusion initially grew out of the state’s “Stay, Work, Play” initiative, which is designed to attract and retain young workers. Fusion may have a similar framework, but there is a difference. Fusion incorporates a prominent philanthropic element at its core, giving back to the communities where its members live. The group specifically hosts affordable events, which allows for more donations to worthy causes. Organizers have found the approach creates a momentum that gathers others to the cause. “The community is happy to donate to such a philanthropic effort,” Sousa says. “I think it’s specific to the Lakes Region. If you’re in Manchester, you’ve got 100 bars or restaurants to go to and you’ll never run out of places to give you food. Here, you can run out, but people keep donating to us on an ongoing basis because they know it all goes back to the community. “We do a lot of fundraising for nonprofits and generally like to give back to the next generation. We donate to children’s charities, and a lot of our events serve as fundraisers for the community.” With Fusion’s mission being a mix of networking and giving, it’s been a perfect fit for the population who call the Lakes Region home. “The Lakes Region is the kind of place where people feel more connected to the community,” Sousa says. “I haven’t lived here all my life, but I feel like it’s my home. People
are very friendly and outgoing when you live here.” McCarthy, originally a Merrimack resident, moved to the region 10 years ago and found the group to be a great fit for someone new to the area. “I love what we have going on up here,” he says. “I enjoy the quieter pace of life.” When his office was asked to form a team for a Fusion bowl-a-thon, he found himself hooked. While he’s not a board member or a member of any of the group’s committees, he describes himself as an “active participant.” “Definitely get involved without hesitation,” McCarthy advises other early-career professionals. “Fusion is an extremely welcoming group, and it won’t take you long to develop connections and expand your network.” Sousa attributes the high level of engagement and energy present in its board and its participants to the fact that in the end, it’s made up of people who are at similar places in their lives – who find they may not have the same network they once had. “We have a lot of people who are in the same situation,” she says. “They either grew up here and have now moved back, or moved here from out of state or went to school here and stayed here – but their friends moved away.” It’s also been rewarding for the group of young people working together to connect others and give back to their community. “Seeing this go from nothing to having 100 people in a room – from just an idea on a table to what it is now, where more than 100 people show up for something and to have three committees aside from the Board – it really validates how much the community wants to have something like Fusion around,” Sousa says. The group also highlights the opportunities available – something Sousa experienced firsthand when she relocated here. “In the Lakes Region, you’re really in the middle of everything,” she says. “That’s actually why I moved here. I picked the middle of the state I liked to visit most. You have the lake here, which is awesome, and we’re very near two hiking trails, the White Mountains – there’s a little of everything in terms of what can do. And people may think there’s not much here for work, but employers are always looking to hire. Franklin Rising Public and Private Groups Creating a Sense of Identity, Place

more of a movement for a different way of life for downtown. It’s a real thing. It’s not just redoing the buildings and the parking lots – it’s a reason to fix them up that makes sense.” PermaCityLife is a two-year-old nonprofit group working to create positive and sustainable economic growth in downtown Franklin. The group partners with local government and private investors on projects to transition Franklin through permaculture – an approach that emphasizes sustainability and community, and includes and affects ecology and economy. It’s a closed, no-waste system, already popular in countries like Australia, Denmark and parts of the United Kingdom.
space – once empty and now occupied – storefronts undergoing facelifts, entire blocks of buildings targeted for new life, as people stroll by – many of whom are involved in the projects designed to distance the downtown from what he admits became a stigma over the years. “Initially, I started looking at this downtown and thinking there’s really something here, why isn’t it happening?” Workman says. “So I did what most people would do first, I studied what happened historically – what brought this town to life in the first place?” The answer, Workman says, was the city’s location along the rivers, which led to its

f there’s one thing the city of Franklin isn’t short on, it’s ideas. A litany of plans brought about by a number of diverse organizations working with dozens of volunteers, idealists and dreamers have led up to a number of plans and projects that are designed to return this small city to its former stature. And thanks to those groups, teaming up with both public and private partners, there is investment, commitment and action to go along with those ideas. Franklin has reached a tipping point with momentum on its side. Things in this small city are changing – quickly, and for the better.
Efforts to breathe new life into the historic former mill town have begun to garner results through targeted planning and development initiatives.
“In the past year, things have really started to happen,” says Franklin City Manager Elizabeth Dragon. “We’re on the cusp of visible things. You can start an idea, but it takes several years for it to see fruition. However, momentum is definitely building.” For generations, Franklin thrived as a mill city. When the mills closed, however, vacant storefronts became common, and the oncethriving downtown grew quiet. Now, efforts to breathe new life into the historic Franklin downtown area, through targeted planning and development and a host of initiatives, have begun to garner results. New businesses are opening, refurbished buildings are being unveiled and a sense of community – very much a part of the diverse plans taking shape – is developing. Just don’t call it revitalization. “This isn’t a revitalization,” says Todd Workman, executive director of PermaCity Life. “We’re not just fixing up bricks and mortar. It’s
And Workman, the seemingly-indefatigable director, is the group’s high-energy, public face. To Workman’s eye, Franklin was ripe for a rebirth. His father graduated from school here, he owned property here and was involved in a large conservation project. During that project, he started to see potential. “I spent a lot of time in the downtown at a walking pace instead of just driving through it,” he says. “You really can appreciate this town if you walk it. You get behind the main street and get over to O’Dell Park – it’s really our gem – and the mill district, which, in its current shape needs improvements and changes, but all of the potential and the infrastructure is there and the architecture is there, it just needs to be restored.” Walking through the downtown area, Workman gestures at some of the many buildings PermaCityLife has acquired, refurbished and sold to local concerns. He points out office

once-thriving mills. However, over time, Franklin suffered from the fate of many communities along the river when the mills closed. “If you follow the rivers from Maine to New York, you’ll find a town like Franklin about every half hour,” Workman says. “And some have turned the corner and become something and some have struggled and are languishing. It takes something, kind of a spark to make it happen.” That’s where the many ideas, plans and motivated residents and city planners come in. Franklin’s historic downtown – brick facades, storefronts, living spaces and arts centers – is now in the midst of a change, and the results are measureable. Among the businesses opening, renovating or expanding on Central Street, are the Franklin Studio – a coffee house; Whitewater education; Outdoor New England; and Toad Hall, an art gallery, music, performance space and restaurant.

Starving Artists Movers First class moves, Toad Hall is housed in one of the downtown’s historic buildings and provides a unique gathering space to showcase the arts, music, performance and dining.
Plans are also afoot to add permacultureedible landscaping, ecologically-sound storm water management, expanded bike trails and a whitewater park. And the momentum is building. The group acquired a number of properties in the city in partnership with the Franklin Business and Industrial Development Corp., the Franklin Savings Bank and the Franklin Industrial Park. And earlier this year, the Franklin Savings Bank donated $30,000 to the four partners to help cover the closing, administrative and renovation costs on the property acquisitions. Additionally, nearby Colby-Sawyer College has announced a new three-year degree in Community Sustainability. Through handson courses and a unique partnership with PermaCityLife, students will have the opportunity to develop skills by working directly with regional stakeholders and potential employers in the city. “In partnership with organizations in the Franklin community, students in the community-based sustainability program will put their knowledge to work by developing and implementing sustainability projects,” Academic Vice President and Dean of Faculty Deborah A. Taylor, Ph.D. says. “These projects will advance students’ learning while simultaneously providing tangible benefits to the Franklin community.” The permaculture plan, while ambitious and generating results, is just one piece in a many-tiered effort to improve Franklin. Dragon points to many initiatives, such as Franklin for Lifetime – a workshop designed to explore how the community can plan for its aging population through economic development, innovating housing options, planning and community design. “We want to create a community where someone can be born and live their entire life,” Dragon says.
She also cites the Riverbend Mill project, located behind City Hall. The Concord Area Trust for Community Housing (CATCH,) invested $10 million into one of the city’s mills to create 45 affordable housing units. Construction on the project is underway. “You’ll see it moving forward this summer,” Dragon says. “But that took two years to get to this point.” To honor the successful partnership, CATCH presented Franklin with its 2016 Housing Hero award. The city was also awarded a $50,000 Rural Business Enterprise grant from the USDA Rural Development that allowed it to hire a downtown coordinator, Neil Cannon. “Now that we have a downtown coordinator, we can apply for grants for things like façade improvements – visible improvements,” Dragon says. “There are a variety of organizations and things happening,” she says. “And it’s all getting to the point where it’s coming to fruition. Franklin for Lifetime brought them all together and got everyone on the same page. Todd has great ideas about permaculture and sustainability, we have ideas about economic development and being age-friendly. We’re welcoming millennials but we’re also interested in keeping residents here for a lifetime.” The public-private partnerships involved in moving the city forward are getting good reviews from the participants. “We’ve got probably one of the most innovative, creative cities you can find,” Workman says. “Our city manager, our director of planning and zoning, our city council, they know this is the time, this is the moment to capitalize on it.” Online The City of Franklin: franklinnh.org PermaCityLife: permacitylife.com Franklin Savings Bank: fsbnh.com Colby-Sawyer College: colby-sawyer.edu

Touring on Two Wheels Motorcyle Riding is a Way of Life in the Lakes Region
I
t’s early morning in the late summer, along the Gov. John Wentworth Highway, and there’s not a car in sight. The road dips and curves as the sun comes up over Lake Winnipesaukee, and a pair of motorcyclists are hugging the center line as they pass Twentymile Bay to their left. The crowds and the rumble of Laconia Motorcycle Week have passed, but for motorcycle enthusiasts looping around the big lake, the center of the world now revolves around Moultonborough. “The real magic is an early morning August weekday when you don’t even see a car,” says Alex Edney, a long-time rider who has spent much of his life atop two wheels. “I live for that Wednesday morning in August when I can cheat out of work and go riding.” For Edney, and the many like him who prefer to get to their destination (or lack thereof) in the wind, New Hampshire is a biker’s paradise – and the Lakes Region even more so. Home to the massive Laconia Harley-Davidson, the renowned Laconia Motorcycle Week and scores of breathtaking vistas and sites spread out along dozens of backroads that twist through the region, touring the Lakes Region is as rewarding as it is exhilarating. “You almost can’t help but have a spectacular ride anywhere you go,” Edney says.
“New Hampshire and the Lakes Region is so compact that you can pack lot of great sites into one day. I know a lot of contractors and construction guys have Harleys and they will sometimes knock off half a day early, ride all afternoon and see a lot.” Motorcycle riding and the associated culture is a big part of life in the Lakes Region, if only because it lends itself perfectly to the lifestyle. “Being that New Hampshire has the largest per-capita of motorcycles registered in the U.S., and the Lakes Region is home to some of the best riding in the state, it’s a natural fit,” Will Swart, general manager of Laconia HarleyDavidson says. “To me, it’s a perfect combination. The Lakes Region provides several different types of riding that other areas on the state do not have. Then you’ve got HarleyDavidson’s own mystic and iconic stature, which makes for a perfect combination.” Add the breathtaking terrain available throughout the central part of the state, and riders quickly find that the region is tailormade for riders looking for the perfect route. “When riding on a Harley versus in a car, the sights, sounds and smells of everything in the region become more vivid and pronounced,” Swart says. “You just can’t get that out of driving in a car. From riding by the lakes to the rolling hills to short distances

to the mountains, there are several different ways that riders of all skill levels can enjoy the area.” Motorcyclists often talk about getting off the major highways and exploring the meandering, curving back roads. The great thing is that if you’re not on I-93, the chances are you’re into some great riding. It’s all part of the draw to riding through the Lakes Region. “What we miss out on, because of our winters, we’re rewarded for in the density of great places to ride,” Edney says. Veterans advise taking the Lakes Region Tour – a scenic loop that circles Lake Winnipesaukee. It starts at Alton Bay brings riders through Gilford, Weirs Beach, Meredith, Holderness, Center Harbor, Moultonborough, and finally back to Alton Bay. The key to all of this, according to Swart, is to ride in the moment. “I always tell people to ride within the limits of their experience,” he says. “Don’t be rushed. Enjoy what’s around them. There are great areas to ride for all experience levels, but ride within the limits of their abilities.” New Hampshire motorcyclists have a unique love/hate relationship with the calendar year. The riding season is short – which is why you’ll see a dozen motorcycles out on a 50degree day in February – yet it’s longer than the state’s much-talked-about ski season.
What we pay for in shorter riding season, we’re rewarded for in the density of beautiful sites to see that are accessible. And while riders make the most of the season as they can, the highest-profile time of the year is the annual Laconia Motorcyle Week. The roar can be heard approaching in early June each year. “Laconia Motorcycle Week is unique in several ways,” Swart says, pointing out some of the elements that draw many thousands of participants every year. “It is the oldest motorcycle rally in the country; you have the opportunity to see and experience manufacturers of the many different parts and accessories for your motorcycle; you can take factory demo rides, which allows customers to try different motorcycles aside from the one’s they’re currently riding; and you’ve got great events featuring local bands, food and drinks.” This year’s rally, June 11-19, will be the 93rd anniversary. The region opens its arms and hospitality to bikers, providing a wide variety of events for visitors. The event includes racing at NH Motor Speedway in Loudon, hill climbs in Canaan, stunt shows, the unmatched street scene along Lakeside Avenue at Weirs Beach, various charity rides, memorial rides and the great central location for a ride up to the summit of Mount Washington (the Auto Road is close for motorcyclists only on Monday and Thursday of the rally). Attendees can also take part in the many swap meets, poker runs, gypsy tours, listen to live music, and shop the vendors while touring the region on two wheels. Laconia HarleyDavidson is also a great home-base, since it is a full-service dealership, assisting in anything from service issues to parts, accessories and riding gear. Once Motorcycle Week winds down and the armies of bikes depart for home, there’s still a strong, active community taking to the roads. It’s not just about the early summer classic. Swart is an Autumn enthusiast (“Definitely ride during the fall foliage – it’s a beautiful time of the year to ride in the region,” he says) while others are happy to take to the mid-state roads any time the weather allows. “It makes the riding season that much more sweet – and there is a riding season in New Hampshire.” Edney says. “It’s not like in California where they ride year-round. It’s a season – we gear up for it, we’re excited for it. Island Living From Ice-Out to First Frost, Islanders Enjoy a Unique Lifestyle
M
ost people hop into the car each morning to join their fellow rat-racers in a daily commute to the office along auto-choked highways. Not so, Rob Wichland. He keeps an eye out for loons. Wichland gets ready each day, hops into the family boat and heads off to his office at Re/Max Bayside in Meredith. Wichland is an Islander – one who lives, as much of the year as possible, on an island in the middle of Lake Winnipesaukee. And while it’s a unique existence with its own challenges, it’s not one he’d trade for anything. “We just love it,” says Wichland, who is onisland from ice-out until October. “We just love getting out there every day. When we close it up in the fall, start looking forward to getting back out there in the spring. We’re always excited to get out there.” Wichland says the island home, which has all the amenities of any off-island home, gets he and his wife away from the everyday stress and chaos of normal life. The two travel in to
work each day by boat, and then meet at the dock each night for the trip back. Working in real estate, Wichland can complete many tasks online from his island home, if needed. “You can just truly relax and enjoy the scenery,” he says of the abundant wildlife, which includes bears, minks, bald eagles, loons, otters and deer. The Wichlands live on Mink Island, which is a 12-acre island off of Meredith Bay, sitting between Bear Island and Governor’s Island. The family built the home 14 years ago. There are 13 other homes on the island, all of which are waterfront homes. Each person’s property stretches to the center of the island. The views, he says, are outstanding, with a straight shot to the mainland, other nearby islands, and with a complete lack of light pollution, a great view of the night sky. Of course, it does have its quirks that take a little getting used to. “You really need to know what you’re getting into,” he says. “You don’t want to get the milk. If you’re the one that has to get the milk

or the beer, you’re making another trip to the mainland. “It’s not a life for everybody, especially if someone is used to being on the go all the time. If you’re someone who wants to just go out to the movies – you can do that when you’re on the island, you can do all those things, but there’s more work to it. You want to make sure it’s the right life for you.” There wasn’t much mystery involved when the Wichland family opted to make the move to Mink Island. The family rented an island home for several years before making the arrangement permanent. And while such properties are unique, they are available from time to time. “It’s like everything else,” Wichland says. “They definitely come available. It’s really like anything else on the lake – it could be that a family just doesn’t use it anymore, maybe the grandparents or parents have passed away, the kids are scattered and they can’t use it anymore. It’s like any other real estate – it comes and goes.”
Lakes Region Real Estate Market On the Upswing Of course, with a better economy comes a better real estate market. The time to make the move to one of the more beautiful spots in the Granite State may be now. “Things are definitely improving,” Wichland says. “Over the past couple years we’ve seen improvement. While it’s not quite back to what it was, we’re seeing prices start to turn around. With second homes and waterfront properties – we’re seeing an improvement there – definitely more activity than we have had in four or five years.” The available inventory depends on specific location, Wichland says. For example, while the inventory in Meredith may be low, Moultonboro has more lakefront properties than other towns, and therefore naturally has more inventory – if you want to drive a little further. Making the trip from Boston, for example, puts Meredith at the top of the list, since it’s a little closer and easier to access, while Tuftonboro sits just a little further away. “There’s Meredith, Gilford and Alton,” Wichland says. “And Moultonboro has great bays, but if you want a quick drive it’s probably not where you want to be.” Alton has a number of available properties, as does Wolfeboro, but defining the market is a little tricky. “It’s a desirable location, so if it’s priced properly, it doesn’t last at all,” Wichland says. “I wouldn’t call it a buyer’s market and I wouldn’t call it a seller’s market, either. It’s somewhere in the middle.” Conditions are favorable, however. Interest rates remain low, unemployment is low, and there are financing options that can make buying a seasonal home quite possible. Rural development and FHA financing can help move the process along, experts say. New construction around the Lakes Region continues, but at a slower pace than previously. At one time it was more affordable to build than it was to buy – but that trend has reversed. That said, spec builders are continuing new construction in areas such as South Down Shores in Laconia and Long Bay, on Paugus Bay, also in Laconia. According to the New England Real Estate Network, closings in Belknap and Carroll Counties are up from the previous two years.
