The Greater Manchester Region

Manchester Located in the heart of New England, Manchester, New Hampshire, is a spectacular combination of a vibrant urban center and the famed natural beauty and abundant recreational opportunities of the Granite State. Getting Here By Car If you are visiting the Manchester area by car, you will find it is strategically situated at the intersection of the state’s major north/south and east/west highway systems. From the North follow Interstate 93-South. From the South follow either Interstate 93-North or the F.E. Everett Turnpike North. From the East or West follow Route 101. Once near the city Interstate 293, which follows the Merrimack River, will have several exits to lead you to downtown Manchester.

Diverse living spaces create livable, walkable city center

owntown Manchester is renowned for its top-notch dining, diverse cultural offerings, numerous volunteer opportunities and its lively nightlife. Now, people looking to live close to all of it have a reason to be excited. The diversity of living options, from mini spaces to condominiums to luxury apartments, has made the city’s downtown a highly sought-after residential destination. As Manchester continues to evolve into the cultural hub of the region, so, too, do its living spaces. Among the more unique are the Flats @ Hanover Commons – a collection of 32 mini-apartments in the four-story brick building at the corner of Hanover and Union Streets, adjacent to Bronstein Park. The building, constructed in 1895, sold to the Catholic Diocese in 1917 and turned into the Farnum Center in the 1980s, is the site of one of the more uncommon and interesting redevelopment projects in the city. The apartments, what developer Elm Grove Companies is calling Min-i Flats, are apartments ranging in size from 280 to 410 square feet. They’re all set up with luxury amenities and designed to make the most of the smaller spaces. Cook-tops and convection microwaves take the place of sprawling kitchens, triple-pane windows and spray foam insulation keep everything warm (or cool), and each unit has a bed that folds up into the wall to reveal a couch or a desk. “We feel that for the people who live here – that’s their back yard,” Elm Grove Companies’ Chief Operating Officer Chris Schleyer says gesturing toward Elm Street. “The kitchen is the restaurant down the street. The courtyard is their front yard. The Hanover Street Chophouse, the Veranda – we want to encourage people to use the neighborhood. We feel that building this gives people something with high-level amenities equal to what the Binnies are doing at the Citizens Bank building or equal to what Brady Sullivan has done, but in a much smaller package.” The main floor of the Flats @ Hanover Commons is a welcoming lobby with

warm, inviting exposed brick and reclaimed wood with tables and chairs, mailboxes for residents, and a café. A quiet courtyard sits just to the side, by the building’s fitness center. It all works toward creating a sense of place, Schleyer says – an important element to the new concept. “I’m hoping the type of person that rents here is the type of person who feels that a sense of community is important,” he says. “That’s our goal – not to just have a building that’s full of decent people paying their rent and coming and going but not knowing each other. I’m hoping this becomes a destination, and I think we’re building enough around that to let it happen.” At the opposite end of the space spectrum are the apartments at 875 Elm St., the former Citizens Bank building on the corner of Elm and Hanover Streets. The apartments, developed by Seacoast businessman Bill Binnie, are luxury one- and twobedroom spaces – and they may offer among the best in the city. The 140,000-square-foot building stands in the center of the downtown, and was the state’s first high-rise tower when it was built in 1910 by the Amoskeag Bank. A multimillion-dollar refurb prepared the building for apartment hunters, and opened in fall 2016. Residents in the pet-friendly building can take advantage of appointments such as granite countertops, stainless steel appliances, oversized windows looking out over the city, a residents lounge and perhaps most conveniently, its own parking garage. It also offers the unrivaled advantage of having many of the downtown’s attractions well within a short walking distance. That convenience is what has drawn many to the area, including Sabrina Smeltz, branch director of the YMCA of Downtown

Manchester. Smeltz lives in a loft apartment in the Millyard, owned by Brady Sullivan Properties, a location that provides her easy access to work and the flexibility of living near a hub of activity. “I wanted to be a part of the community we were serving,” Smeltz says. “Because I’m not originally from this area, I tried to immerse myself and live in the downtown. I thought it would be an opportunity to better understand what’s happening downtown and in this community.” Smeltz says living downtown allows her to walk most places (often with her dog) and be closer to the things that are important to her. “There’s definitely a vibrancy that originally attracted me to living downtown,” Smeltz, who arrived in the city last year, says. “There’s plenty of things to do, entertainment, food, and even just walking around. “I feel comfortable being in my age group here. There are a lot of like-minded people, but it’s also a very diverse community. It’s really exciting and it has a great energy.” Such opportunities illustrate how far the downtown has come, according to residents. “I grew up here,” says Norri Oberlander, vice president of North End Properties. “I went to West High School, and I wasn’t allowed on Elm Street when I was little. I went to New York for college, came back and saw that the downtown had flourished.”

Those positive changes have led to an influx of people wanting to be close to the revitalized downtown area. “There’s definitely a demand,” Oberlander says. “If you’re looking for luxury, quality and spaciousness, those would be my apartments. But then you have the Hanover Flats that are almost more like community living. There’s something for everyone, and they’re all within walking distance to downtown, which for me is a big pro.” Oberlander manages the Pembroke Building Luxury Apartments at 795 Elm St. All 20 of the units in this family-owned building, which was renovated at the same time the former Verizon Wireless Arena (now SNHU Arena) was being built, are large, one-bedroom apartments. At more than 1,000 square feet with private parking, central air conditioning and Italian porcelain, these spaces are as comfortable as they are conveniently situated. Oberlander and Schleyer created a group to help downtown property managers share knowledge and best practices. The group – Property Management University – allows likeminded professionals to gather and benefit from each other’s experiences. n

Living Downtown: Why Manchester?

M

anchester’s ongoing renaissance has drawn people to its downtown – and not just for a meal and a few drinks. Although those are great reasons to visit, others have chosen to make it their home. “I saw what could happen in downtown Manchester,” Norri Oberlander, vice president of North End Properties says. “I saw that it had an urban feel, which was important to me, and everything was in walking distance and I could make a difference with my volunteer work. “I love that you can go into a restaurant and know the owner. I love that the owner will come over to your table and thank you for coming.” Oberlander, who grew up in the area, moved to New York for several years for college. Upon returning to her hometown, she saw there had been a noticeable change. “I wanted to make New Hampshire my home because of downtown Manchester,” she says. Richard Tango-Lowy, owner and master chocolatier of Dancing Lion Chocolate, has traveled the world while studying and perfecting his culinary skills, and says he is often asked why he stays in Manchester. “Manchester is an easy city to live in,” Tango-Lowy says. “It’s nice, it’s comfortable, it has nice restaurants, it has the river, it has the Millyard – which gives it a beautiful integrity. I’ve lived in California where everything feels temporary and fluid. The Millyard has been there. It gives a feeling of solidity, which is an important part of my shop – that it has a sense of solidity and history.” Of course, proximity is also a big part of living in the middle of it all. “I love the fact there’s so many things to do,” Sabrina Smeltz, branch director of the YMCA of Downtown Manchester says. “I’ve walked to Fisher Cats games, we’ve been to museums, www.manchester-chamber.org

When you live here, everything is within walking distance or quick to get to. There’s a lot of good food downtown, and that’s been exciting – trying different things. My husband actually is still living in Connecticut, which is the other reason I wanted to live downtown and be close to work. We use the weekends as time to try new places around the city.” For anyone considering a move closer to the heart of the city, Smeltz has some advice. “Be open to the idea,” she says. “There are a lot of up-and-coming

things downtown. The vibe is great, there are opportunities for young professionals and even young families. You don’t have to necessarily be a businessperson to live downtown. Retired couples are living downtown and love it. You can go to the Palace to see a show; you can go to the SNHU Arena to see something like Cirque du Soleil. For people coming into or looking at living downtown, it’s especially great if you work downtown, but even if you don’t, there are a lot of things to do – and you don’t have to leave your home area to do those activities.” Another concept bringing people

to the downtown area is the idea of community-building. “People who live downtown know what it’s like to be able to walk to the parades, walk to the restaurants, walk to the car show that’s happening,” Elm Grove Companies’ Chief Operating Officer Chris Schleyer says. “They understand how nice it is to be able to be part of the community. I think the people who live on the outskirts have to drive to that destination, they have to find a place to park, get in the crowd and then they have to drive home. Economic development drives business, growth in town

W

ith new dining and shopping options and plenty of newly-opened places to do business, work and live, the Bedford of just a few years ago looks quite different than the Bedford of today. This quiet town, just to the southwest of Manchester, is growing up. Chalk it up to careful planning, beautiful surroundings or an expanding residential population, but much of what’s driving the town’s growth can be summed up by the real estate mantra: location, location, location. “Bedford is just minutes from Interstates 93 and 293 and the Everett Turnpike, with less than an hour drive to Boston and only minutes from the Manchester Airport,” Bedford Planning Director and Zoning Administrator Rebecca Hebert says. “This places it in the heart of southern New Hampshire’s business community.” Restaurateur Tom Boucher, owner of Copper Door (15 Leavy Drive), identified that convenience when he was opening his latest restaurant in 2012. “I think it was more about the location in Bedford than anything else,” Boucher says. “We essentially have a highway location which is accessible via a traffic light. You can’t get much better than that.” Boucher said the fact that you can live some 10 miles away in Litchfield and still get to that location www.manchester-chamber.org

in under 15 minutes is a huge asset. Additionally the mixed-use development where Copper Door is located was another factor knowing that additional non-competing businesses and residential apartments were part of the plan. “We recognized there was a void in the upscale dining segment in the Greater Manchester area,” he says. “Demographically speaking the Bedford, Amherst and North Merrimack areas are more affluent and dine out more often, so that was an attractive component to locating Copper Door in Bedford.” Bedford’s population grew 17 percent between 2000 and 2014 (“Bedford is a great place to live with excellent schools,” Hebert points out), and while much of its land has been developed, there’s still room for redevelopment in commercial areas – something that Hebert expects to continue. “The South River Road corridor has seen the most change over recent years and still has larger tracts of undeveloped land,” she says. The Provident Bank (115 South River Road) opened its newest regional headquarters – 2,900 square feet of new construction that boasts an attractive, traditional New England style inside and out – along that stretch of South River Road in February. The full-service branch includes a drive-up ATM and a modern, open concept consumer area. Rather than encountering a

traditional line of tellers, customers are greeted by a more personal experience – an open concept retail area designed to make servicing customers easier. The addition of the Bedford regional headquarters was all part of a larger expansion plan by the bank. “When we look to add a location, we always build it around a team of people that have been successful,” Provident Bank CEO David Mansfield says. “Prior to that we had lenders in the CEO office space in Bedford and some down in the CEO office space in Nashua, and what we really wanted to do is look for a location to get all our people together in a way that made the most sense.” The bank conducted a site search in the area, including locations in downtown Manchester, but ultimately decided to set up shop in Bedford. “We couldn’t get anything in downtown Manchester with parking and a drive-up,” Mansfield says. “And that’s important to people, even though more and more is being done electronically. As a convenience factor, it’s important.” The Bedford site offered everything on the Amesbury, Mass.-based bank’s wish-list, allowing it to focus its commitment on southern New Hampshire. “Bedford is a great community,” he says. “And we didn’t realize what was going to happen with the old Macy’s. fortunate we’re there. “The timing was perfect, and we found a spot that puts us right up-front and center,” Mansfield says. “It has good visibility, great access, gave us the ability to have a drive-up and plenty of parking – and to have a Whole Foods in your backyard is nice.” That Whole Foods (121 South River Road) – which opened its doors to the public in April – has provided 40,000 square feet of space and sits as an anchor in the Goffe Mill Plaza site. The organic grocery retailer constructed its newest regional space on the site of the former Wayfarer Inn. It includes an in-store restaurant, prepared foods made by in-store chefs, coffee and juice bars and employs roughly 150 full- and part-time workers. According to a Whole Foods regional spokesperson, it selects expansion locations based on feedback from the community – and evidently, Bedford was ready for a Whole Foods. “We had been receiving requests from the Bedford community for many years,” says Heather McCready, public relations manager for the North Atlantic Region of Whole Foods Market. “We have been so pleased with the warm reception we have received and we are proud of the strong partnerships we have developed in the short period of time we have been opened.” New construction along South River Road has also helped Bedford-located businesses expand. Rise Private Wealth Management (262 South River Road) opened its newly-constructed offices in August. “This is a central location,” says Brittany Abbott, marketing manager at Rise Private Wealth Management, a practice of Ameriprise Financial Services Inc.

“It’s close to the highways and there are multiple major cities close by – Merrimack, Manchester and Nashua for example.” Initially, company founders Bob Bonfiglio and Brent Kiley located the firm at 258 South River Road, but growth in recent years necessitated a move. The pair chose to remain in Bedford. The new office building opened in August. “We moved to 262 South River Road so we could expand and have the ability and room to offer our

And while there has been a significant amount of development, one of the most recent may prove to also be one of the largest. “The Bedford Hills mixed-use development on Route 101 and the Macy’s and Wayfarer redevelopment projects are the most significant developments in recent years,” Hebert says. The development of the former Macy’s site, also on South River Road, will bring a wide-range of businesses to town, include shopping, recreation, lodging, office and dining space. Plans for the site, called Market and Main, include eight buildings with retail, office, medical and restaurant space, as well as a fivestory hotel, 600-seat movie theater and 800-space parking garage. There will be two main entrances to

Amherst town line in 2012. Visitors can tour the grounds and winemaking facilities, sample wines, purchase some of the locally-made fare, dine and enjoy the scenic spot. Owners Amy LaBelle and her husband, Cesar Arboleda have recently gotten initial approval from the Amherst zoning board to construct an inn, restaurant and event center across the street from the current winery. Despite recent growth, Hebert says that the town is committed to retaining the feel that brought so many people here in the first place. “The planning staff and the planning board work to make sure new commercial developments maintain high aesthetic standards and that Bedford’s residential neighborhoods maintain their rural character,” she says. n

Making it Grand BVI owner expands hospitality offerings with new hotel By Bill Burke

J

ack Carnevale may dream big, but he’ll be the first to tell you that it’s the small things that make all the difference. Carnevale and his wife Andrea own the Bedford Village Inn and the newly-opened hotel, the Grand at the Bedford Village Inn – located just behind the iconic butter-cream-colored Colonial structure just off of Route 101 in Bedford. The three-story, 50-room, Dutch Colonial style hotel is the latest expansion to the property, and the latest big idea from a man who is known for them. “My wife, who has an office in the other building,

she’s more the dollars and cents, level-headed one,” Carnevale says in the lobby of the new hotel. “I’m the dreamer. They have to keep pulling me down from the ceiling. They say, ‘You think big, but we have to keep you reeled in here. ’ We make a good team. We’ve been married 47 years now, and we still work together.” Together they’ve transported the region back to the days of grand hotels, lavish appointments and exceptional service. world over – where they were struck by a particular piece. “What really moved us was when we saw this particular bed,” Carnevale says. “That was the inspiration. We found the bed, with a really interesting turning on the bed, and I said, ‘that’s it. That’s how we’re going to furnish the rooms.’ “They’re really residential furnishings, but they’re really sturdy pieces,” Carnevale says of the custom furniture guests will find throughout the property. “Hoteliers wouldn’t want to spend what we spend on that kind of furniture. But that was the driving force on how we decorated the rooms.” It was almost as if Carnevale found his muse and built an entire hotel around it. it.’ And all of a sudden we started. I bought two big leather sofas and we stored them in my house, but I knew this was the beginning of the lobby bar, and we worked around that. We infused some turquoise materials, and it all came together.” When Carnevale first bought the Bedford Village Inn in 1989, it was in need of some work and employed only about 25 people. Nearly 30 years later, it has grown into an instantly-recognizable landmark in Bedford, with more than 200 people on staff. Yet it

In the early days of the BVI, Carnevale lived and worked on-site, putting in 18-hour days while learning every inch of the site. Even now, stop-in on a Saturday night and chances are you’ll see the hard-working owner making his rounds, ensuring things are meeting the standards that guests have come to expect. A typical day for Carnevale starts around 8 a.m., with a break around 3 p.m. for a visit to the gym and a recharge, and then an evening at the Inn or the Grand. And that’s the rewarding part for Carnevale.

“There’s been a lot of growth, and that’s what charges me up – the growth,” he says. “Putting the right people in the right positions and growing the people that we have here in management positions, because they’ve all been very excited about the coming of the Grand. There’s still that excitement that exists within my management team, and they’re excited by watching the growth of this property. It’s growing exponentially.” It’s what Carnevale calls doing business “the BVI way.” It’s all about trying to understand what the guest needs, he says. If a guest prefers a certain type of pillow in their room, the staff makes sure that pillow is put in their room. If a guest likes a particular drink, they’ll have it.

“If they want a late night snack from the bakery, we can get them a late night snack from the bakery,” he says. “It’s all about never saying no, it’s all about trying to accommodate the best we can within the realm of our operation. Whatever we can do within reason, we’ll make it possible for them to be happy.” It’s a tradition that started at the Bedford Village Inn, and has carried through to the new hotel – a deliberate move by management. Because, as Carnevale says, it’s the small things that set it apart. “I think we’re distinguished by our truly genuine level of hospitality here,” Carnevale says. “It’ s not any pretense, it’s not manufactured, we don’t script our people and tell them to say x, y and z to a person. It’s from the heart.” n

PillPack: Fixing the System Manchester company innovating health care By Bill Burke

T

here are challenges with the health care industry, and a Manchester startup is doing something about it. PillPack Inc., a home-delivery pharmacy and medication management firm, is revolutionizing how people order, manage and take their prescriptions – and in the process, it’s beginning to disrupt a sometimes confusing, entrenched system. PillPack Chief Executive TJ Parker grew up working in his family’s pharmacy in Concord where he watched people deal with multiple prescriptions – sometimes from several different doctors – and cobble together pill management plans while struggling to stay organized. What he saw was a flawed process ripe for change. “It became clear that it was all a complicated and frustrating experience,” Parker says. PillPack packages specific doses of medicine into recyclable pouches, which are then labeled with large-type instructions. The pills are shipped to customers’ homes, making the entire process much more streamlined and problem-free. “We’re very focused on the customer,” Parker says. “We want to make life easier. It’s about simplifying the process of taking medication – and how do we make it more personal – for customers to be able to live a very normal life.” The New Hampshire native went off to pharmacy school, became interested in design, was intrigued by startups and found himself confronted by a new idea – a way to make the process easier. Combining all of those interests with the new concept, Parker co-founded the company with Chief Technology Officer Elliot Cohen in 2013. Parker met Cohen at a weekend forum put on by the Massachusetts Institute of Technology called Hacking Medicine – a meeting of the minds designed to solve health care problems. The company was launched publicly the following year. Using the service is a simple process: Customers can sign up online – which is where most people hear about the company, Parker says – or call-in. Technicians walk interested parties through the process in less than five minutes, essentially replacing a traditional pharmacy. Customers tell a PillPack representative about their medications and insurance, the prescriptions are transferred to the PillPack pharmacy and then everything is shipped to the customer’s home at no extra cost. make it easier, PillPack is compatible with most major insurance plans. Where previously the patient would have to re-read instructions, interpret directions and divide the medication, it is now clearly labeled, prepacked and shipped. As recent growth shows, it’s a recipe for success. Just this past year, PillPack has started to investigate building pharmacies across the country (“we’re still in the very early stages of what physical retail would be,” Parker says) and has seen its service become available in 49 states. Closer to home, the company expanded to nearly 80,000 square feet of space in the Waumbec Mill in Manchester. It was just the latest expansion since the company moved into the Millyard three years ago. The new

space now includes the entire first floor of the Waumbec Mill, with an additional 14,500 square feet on the second floor. PillPack employs more than 350 people at its Manchester location (it also has a facility in Somerville, Mass.) and expects to hire more than 100 additional people this year. While Parker and co-founder Cohen were confident in the PillPack plan, the dramatic growth caught the otherwise unflappable duo by surprise. “On spreadsheets we thought it would work as well as it has,” Parker says. “We’re pretty close to being where we thought we would be when we were theoretically pitching the company. But seeing it grow as fast as it did is a very different thing.” According to the 30-year-old Parker, keeping a key presence in New Hampshire, and in Manchester in particular, was an easy decision. “We really wanted to be in New Hampshire

for a variety of reasons,” he says. “There are a lot of fantastic folks available from a customer service standpoint and from a pharmacist standpoint, it’s a very business-friendly state, the New Hampshire Board of Pharmacy has been very supportive, and yet we’re still close enough to Boston to access our team of engineers and designers down there.” The search for office space didn’t take the Granite Stater far, either. What the company found in Manchester’s Millyard was a perfect fit. “The energy there at the Millyard is fantastic,” Parker says. “There are a lot of creative companies around the mills, it’s walkable to restaurants at lunch time, and it felt like it really fit the brand we were trying to build. It’s a great place for people to go to work every day.” It’s also helped Parker and his executive team create a corporate culture that is as removed from

the institutional way of doing things as PillPack is from traditional pharmacies. “For us, we built a culture of trying to do things differently,” he says. “We’re very focused on what the end customer needs, and we built a workplace that is fundamentally different from a traditional workplace or pharmacy.” A tour through the PillPack offices in the Millyard reveals a high-energy workforce, music wafting through the hallways and a positive vibe. It’s a feeling that permeates the company’s chosen work space. While much of its administration is in its Massachusetts facilities, the offices in the Millyard are where PillPack has its expansive full-service pharmacy, distribution center, the medication itself, and teams of pharmacists and technicians. “The energy in and around the mills is very productive,” Parker says. “Productive” may be a carefully chosen word. In September, the company raised an additional $31.1 million from investors, meaning PillPack has raised a combined $93.5 million since it was founded in 2013. Parker has been called a disruptor and the “Steve Jobs of the Boston startup community,” and was recently featured on the cover of a regional magazine, yet the focused entrepreneur shies away from the spotlight. “I can’t stand reading about myself,” he says, laughing. The most rewarding part for Parker has been the fact that the company has made the process as easy as possible for its customers, has received great feedback and how it’s helped people stay independent. “That’s what the entire team has rallied around,” he says. “That’s certainly been the most rewarding part of all of this. It’s all very exciting. It’s been quite a ride.” n

In Service at Saint Anselm College Voluntarism a hallmark of Manchester institution By Bill Burke

P

rior to arriving on campus for his job interview in 2013, one of Saint Anselm College President Dr. Steven DiSalvo’s primary connections to New Hampshire was the Applebee’s on Route 28 in Derry. Suffice to say DiSalvo – the first lay person to lead Saint Anselm in its 127-year history – has become a lot more familiar with his home state. In the early 1990s, DiSalvo would travel to the Granite State to visit his grandmother who was in care not far from the hilltop. “My kids were really little, and all they knew of New Hampshire was the nursing home and the Applebee’s in Derry,” DiSalvo remembers, laughing. “So I really hadn’t spent any time here other than those brief trips.” Those visits, when DiSalvo and his wife, Eileen, would pack their three young sons into the car and head north from their home in Connecticut, proved to be a precursor to a time when the 54-year-old would come to the Granite State on a much more >

Changes, upgrades to campus In just the past few years, Saint Anselm has invested in new construction and refurbishment projects that help keep the hilltop school relevant. Among the upgrades: • The Living and Learning Commons: A 150-bed residential hall that also includes classroom space, lounge space, creation space and a kitchen. There is as much common space as there is classroom space. The Living and Learning Commons opened in the fall of 2013. • A new grotto was constructed at the northwest corner of the Campus

Green, which includes a statue of the Virgin Mary. The grotto was dedicated in October of 2014. • The new McNeil entrance to the college, under construction for a portion of 2016, is designed to provide new, sweeping views of the campus and the surrounding area. The new entrance opened in the fall of 2016. • Expansion and renovation of the Student Center: New technology, social areas and another dining option are scheduled, along with an exterior refurbishment. members of the media, the 130 student ambassadors who help run the Institute and those who take classes there are afforded unique opportunities and a chance for real-life experiences that very few other schools can offer. “They really become pros,” Levesque says of the participating students – who come from all different majors and programs. “In politics there is a business and a practical side, and the business of politics is alive and well. They learn how to be professionals, and as a result they can be hired out of here immediately, and many do, immediately. Before they even graduate they have a job lined up. If you go to Capitol Hill you’ll see many Saint Anselm graduates in offices, we have quite a few on Fox News every day. We don’t have a member of Congress yet, but that’s coming.” The Institute is also packed with fascinating political memorabilia. Posters, signed pictures and a seemingly endless collection of campaign keepsakes create a lively, historic feel throughout the building. Levesque counts among his favorites a podium that John F. Kennedy spoke from on election day, and a champagne glass that Ronald Reagan used to toast his Nashua debate win in 1980. It’s been said that “no one runs for president without speaking at St. A’s New Hampshire Institute of Politics,” and the list of notable politicians who have visited and spoken there is a who’s-who of political heavyweights: Presidents Barack Obama, George W. Bush, Bill Clinton, George H.W. Bush, Ronald Reagan, Gerald Ford, Richard Nixon and John F. Kennedy (who famously remarked “I forgot my Nixon button” during a stop there in 1960). Secretary of State Madeleine Albright and then-Secretary of State Hillary Clinton have also visited – Clinton again during the most recent presidential campaign. “We hold more presidential campaign activity in this building than any other building in the United States,” Levesque says. “I’m convinced of that. Every single person that ran for president (during this most recent election) has spent a lot of time in this building.” It makes for a busy environment, and a place where unique opportunities are not uncommon. “There were 22, 23 people running for president if you count both sides of the aisle,” DiSalvo said, “And I think I’m in the unique position that I’ve had breakfast with every single one of them, and gotten to know some of them pretty well. His arrival came just as the search for its next president was beginning – and it also coincided with a difficult day in the region. “The first day I was on campus was April 15 of 2013,” DiSalvo says. “And in the middle of my interviewing with different constituents – faculty, staff, alumni, students – we got word of the Boston Marathon bombing. And so we continued with the interviews, but I got to see this campus in action: how the students responded, how people met the buses when they came back, because we had the track team down there and we had volunteers.” At the end of the day, DiSalvo went back to his hotel to contact his wife to tell her how the interview was going. He told her it went well, and the two discussed the news of the day. He also had an additional message for her. “I said, ‘this place is amazing,’” DiSalvo recalls. “To see the place take care of each other, how they showed their concern by making sure everybody was accounted for and contacting the families. This was all going on in the background as I was being questioned. The upside for me was I already was a college president so it wasn’t like there were going to be any curve balls thrown. Once you do this job you kind of know what it is. I was more concerned about whether it was the right fit. By the end of the second day, I basically told the board, ‘I think this is a good match, but it’s your decision now. You’ve got other candidates to consider and we’ll see where it goes.’” That initial visit, and then joining the college as its president (replacing the retiring Father Jonathan DeFelice after his 24 years of service) revealed a characteristic of Saint Anselm that is part of its core mission – its tradition of charism as dictated by its founding Benedictine brotherhood. “We’re ranked 13th in the nation for community service,” DiSalvo says. “There have been more than 50,000 (volunteer) hours logged by our students. All of the service our students do with the homeless and the immigrant population, and the poor and the sick – they’re doing it because that’s who they are. Greater Manchester benefits in a tremendous way. Dan Forbes, he runs the Meelia Center for Community Engagement, he has brokered relationships for us with all different organizations in and around Manchester.” The Meelia Center conducts training, placement, evaluation, and deployment on service projects throughout greater Manchester, and throughout the world. The school facilitates the connection and helps students find an appropriate match as part of its mission. “The school encourages everyone to volunteer for something,” says Sarah Higgins, a 2009 Saint Anselm graduate who took part in a Spring Break Alternative trip. “I did it my freshman year and volunteered building houses in Bar Harbor, Maine. There are several different trips nationally and

internationally. At least 90 percent of my friends did one or more trips during our time there.” As Anselmians head out into the region and across the globe, the eyes of the political world often turn back to the small liberal arts school. Since the 1950s, it’s played an important role in national politics – and especially during the first in the nation presidential primary. During this most recent presidential election cycle, Saint Anselm hosted every major candidate and held both the ABC News Democratic National Debate in December, and the Republican Debate in February.

Earned media from the most recent primary season is estimated at $38 million, according to DiSalvo. “But here’s the kicker,” he says. “Visits to campus went up 46 percent because people kept seeing us. These aren’t open houses. These are people dropping in. They were saying, ‘we kept seeing your name during the debates and we were going to be up that way, so we might as well take a look.’ That’s a lot of new people visiting the campus, and that’s the real benefit. You can leverage the earned media to get people to visit and spread the word. It helps you with enrollment, it helps you with raising money, it helps all around.” n MANCHESTER ADVANTAGE 55
