What to know
BEFORE YOU GO
A little preparation will go a long way toward a productive Parade of Homes tour. Here are a few tips:
Download the Parade Craze App – select Lakes Region Parade of Homes to get
tickets, home descriptions, turn-by-turn directions and ability to make comments as you visit each home for an interactive experience.
Plan your route in advance for the weekend. Visit a few each day or as many as
time allows. Remember Monday typically is less busy so if you want more one-onone time meeting with builders, this is a quieter day.
Wear comfortable shoes – you will be walking a lot and there is seldom up-close
parking. Booties will be provided at the front doors for visitors to slip over their shoes or just wear socks as a courtesy to the homeowners.
Give yourself enough time at each home to take notes. Cameras are allowed. Parade homes do not offer public restrooms. So, plan accordingly. When you are done touring the homes, be sure to vote for your favorite home, which will reflect “The 2019 People’s Choice Winner”!

From the Experts Renovations that add value to your home By Lakes Region Builders & Remodelers Association
Making home improvements will enhance your home’s comfort as well as add to its value. But not all home improvement projects are created equal. If you plan on selling your home in the near- or long-term, take the time now to focus on those projects that offer the best return on your investment. While the cost and value of your home improvements will vary based upon many factors, if you have an older home, the following projects often have the biggest impact when the time comes to sell your home. Kitchen. From cooking to catching up with friends and family, the kitchen is the heart of the home. Not only will you enjoy a new kitchen, potential homebuyers are attracted to a modern, functional space. According to Remodeling magazine’s 2019 Cost vs. Value Report, homeowners can recoup about 80% of the cost of a minor kitchen remodel. So, while a gourmet kitchen would be nice, it isn’t necessary from an investment standpoint. Moderate updates such as replacing outdated appliances or cabinets are great ways to makeover a kitchen. And even small adjustments such as changing out old hardware or adding a new faucet can add up in a big way. Bath. If you have bigger underlying issues such as mold or water damage, you should consider a complete bathroom remodel. Homes with these types of issues will not likely pass a home inspection. You may end up paying for repairs — now or later. Your bathroom does not need to be completely gutted to add value to your home. Dated materials or fixtures can make a big difference
with first impressions. A recent National Association of Home Builders survey of homebuyers revealed that more than half (63%) preferred a white toilet, tub and sink. Curb Appeal. First impressions are key for homebuyers. A fresh and inviting look can be achieved with a well-maintained landscape. Mature trees and trimmed grass can draw prospective buyers to a home. Beyond the landscaping, installing new hardware, doors and windows can greatly enhance your home’s exterior appearance. If you have panels that are loose, rotted, warped, cracked or molded, it is time to consider having them replaced. Interior Paint. A fresh coat of paint with a personalized or bold hue is a welcomed choice, but only if you’re not looking to sell your home soon. If you are putting your home on the market, neutral colors are ideal. The color of your walls is only a small part of your home, but it can influence a potential homebuyer. When buyers walk through a home, they often visualize what it would be like to live in the home. So it’s best to use paint colors that won’t distract potential buyers. Roof. Another big-ticket home improvement — but one that will add significant value to your home — is a roof replacement. Remodeling magazine estimates that home owners can recoup about 68% of the cost of an asphalt shingle roof replacement, and 61% of the cost of a metal roof replacement. There are many roofing options available for homeowners, from a variety of colors and textures to longer warranties and enhanced energy efficiency.

From the Experts How to spot a water quality problem Four signs your home needs water treatment The quality of your water affects the food you cook, how your skin and hair feel and, in some cases, can pose a health threat to you and your family. Because water touches nearly every room in your home, it also affects how long your appliances, fixtures and plumbing last. How do you know if your water is safe for your family and home? A water quality problem isn’t always visible, but here are some telltale signs. 1. Water has an odor If your water has a rotten egg smell, you may have a higher than normal level of hydrogen sulfide gas. While the presence of hydrogen sulfide gas is not a health issue, it dramatically affects your quality of life. 2. Water is discolored or bad tasting If your water is cloudy, murky, tinged with color, contains a metallic, bitter, salty or other off-taste, it may contain contaminants that should be removed. Quality water should be clear to the eye and have no specific taste. 3. Water is staining clothes and surfaces Some water contaminants can produce stains on objects they come into contact with. These stains can appear on clothes after a washing machine cycle, dishes and silverware cleaned by a dishwasher, and plumbing surfaces like toilet bowls, bathtubs and sinks. 4. Plumbing fixtures and surfaces have noticeable buildup That crusty white substance on your shower head is caused by hard water. Hard water attacks plumbing fixtures and surfaces. It can also shorten the lifespan of any appliance that uses water. Additionally, if your soap doesn’t lather well or bathing makes your skin and hair feel dry, you probably have hard water. From the Experts The reality of home improvement shows How reality home improvement shows create a misconception within consumers On any given week night you can find me, like most Americans, watching television. One of my favorite things to watch are the home improvement shows on HGTV. They showcase amazing new designs and trends within the building industry (especially noteworthy is the Shiplap trend.) And although I seek these shows out, they’re beginning to spurn a windfall of misconceptions about the building industry — especially in my area of remodeling. The first area that consumers misperceive is the famed “demo day.” Although this day is fun to watch and generally elicits laughs, clients should know that at no point during your project are we going to throw hammers through windows or run through drywall. In actuality, demo day in a remodel is in large part a room by room endeavor. We want to maintain the home in a clean manner, and it’s much easier to carry debris to the dumpster if it’s in an organized and cut pile! Another common misconception, thanks to these shows, is the time it will take to complete a project. The programs are constrained by networks to show just 20 minutes of a project, and they do not accurately show how long it takes to do a job. That is the hardest thing for us to deal with. We strive to get a project done in the fastest way possible, but building in New England has its own setbacks. We will work with clients to get their dream project done as soon as possible, but change orders and weather delays play a role in our overall completion date.

From the Experts Booming housing market in the Lakes Region 2019 has been a whole new market Strong buyer demand, constrained inventory and ready-to-buy first timers are the key underlying dynamics driving today’s housing market. The macrofactors that have defined real estate in recent years — strong demand and weak supply — continue to set the tone for the industry. As of mid-September, 2019 Lakes Region year-to-date sales have increased over 2018 year-to-date volume. Number of homes sold volume has increased by 8.86% with 25% fewer days on the market and the average sales price increased 7.4% to $425,109. Hot topics include affordable housing, first-time homebuyers, investors and downsizers — all of which are competing in this segment. Sellers are faring better than last year with a higher list-to-sale price ratio of 94.3%. On the flipside, due to low interest rates, buyers might have to pay a little bit more due to market demand. However, that increase is outweighed by the fact that the cost of borrowing money is lower. Currently the hottest price range is between $200,000$300,000. The trends we see are buyers looking to retire to their forever home (single-floor living) and second-home buyers who want a property that is updated and turnkey. For waterfront properties on Winnipesaukee, we are seeing a huge boom in volume and sales, particularly in the $2 million-plus segment. In the first eight months of 2019, 17 properties sold for more than $2 million, versus only nine in the same time period in 2018. The sales volume for properties in the $2 million range amounted to $56,980,750, representing a 26% increase in sales volume compared to the same eightmonth period in 2018. Many of these buyers recently sold their companies and, for tax benefits, they used some of the proceeds to acquire another property in New Hampshire as their new primary home. “Lakes Region” as used throughout this report consists of the eight towns surrounding Lake Winnipesaukee. 36 2019 Lakes Region Parade of Homes
