Following more than a year of postponed projects and plans, we’re excited to finally throw open the doors to some of the region’s most magnificent new construction homes. Touring these showcase residences will likely spark your imagination, inspiring creative plans for your own home. The message from our homebuilding and renovating professionals: Good things come to those who wait. It’s no secret that the pandemic has created challenges of all types in all industries, and the construction sector is no different. Supply chain delays and pricing fluctuations can mean that home improvement projects can also face delays. It’s an industry-wide impediment that we all hope will soon dissipate. And while our builders are as skilled at navigating these hurdles as they are at crafting some of the most stunning homes in the Northeast, the economic reality is that this environment is likely to remain challenging for a bit longer. The Lakes Region Builders & Remodelers Association (LRBRA) consists of construction industry professionals dedicated to providing quality housing opportunities through education, vision and advocacy for the betterment of their communities. Workforce Initiative
Ticket proceeds from the Parade of Homes
tour help our workforce development initiative — inspiring the next generation of trade professionals. We collaborate with the Huot Technical Center and many Lakes Region high schools to get the students excited about the benefits of learning a trade. Mentoring, educational scholarships and handing out tool box awards continue to grow the building construction and HVAC programs. We have helped students build bob houses, yard sheds, and tiny homes, and sell four affordable homes. Currently, we are working with the students building their fifth affordable home, which will also be available for sale upon completion.
The Initiative is working! Students fill the HVAC and construction classes and are learning valuable skills.
We sincerely appreciate your support of this event which not only helps a worthwhile cause but also promotes the housing industry and helps the local economy by highlighting local contractors and suppliers. Giving back provides us with a sustained economy for our future generations to enjoy. We work tirelessly to protect the future of our industry!

After three years of successfully building tiny homes set on trailers, the students built their first home to be set onto a foundation. The goal was to continue to provide valuable training for the students and also provide much needed housing for a buyer that already had land and could get the site work completed to fit the build. The off-site custom-built home was offered as a complete package and included a washer/dryer, gas range/oven, microwave, refrigerator and dishwasher. The students were provided all of the materials from the Lakes Region Builders & Remodelers Association, which funds the program. Trade members from the association and businesses from the community provide materials sometimes at cost, or even free, to support the trades. A UNIQUE WORKFORCE DEVELOPMENT INITIATIVE: HUOT TECHNICAL CENTER The center is a regional program for students at Laconia, Gilford, Belmont, Inter-Lakes, Franklin, Newfound and Winnisquam Regional High Schools. From the EXPERTS Booming housing market in the Lakes Region 2021 has been a whole new market Since the pandemic, the Lakes Region has attracted many people moving out of cities who are looking for a home in a less densely populated area. They are either searching for that new primary residence away from city life and working remotely, or they work remotely part of the time, so a longer weekend away with a short commute north is desirable. We have seen our buyers’ geographic search area expand to multiple lakes across the entire state — broadening the scope of their searches in a market where inventory is low. New York and Boston remain the top locations for buyers in search of New Hampshire vacation homes, followed by Hartford and New Haven, Ct.; Providence, R.I.; Portland, Maine; Burlington, Vt.; as well as Philadelphia, Washington, D.C., and even Tampa, St. Petersburg, Fort Myers and Naples, Fla. We are seeing a lot of cash transactions as well. The pandemic has pushed some people to retire earlier than planned and shortened many purchase time frames. Even if the market cools down, interest rates may go up. The average buyer would then have a higher monthly payment, even if the purchase price is lower than it is today. From the 2020 real estate boom, 2021 has continued to increase prices even more — for exclusively owned waterfront properties in the state (January to mid-September), the average sold price was $665,658. During the same period in 2021, the average sold price was $819,849. Average days on market has gone down even further, year over year, from 77 to 40. New Hampshire continues to attract a lot of homebuyers, because it offers a lot in terms of quality of life. Taxes are lower in comparison to many other states, and NH is a safe place to live and enjoys low unemployment. Now more than ever the Lakes Region has been put on the map. Thanks to many traveling by car last year for vacations, the area was discovered by more people than ever before. From the EXPERTS How to spot a water quality problem 4 signs your home needs water treatment The quality of your water affects the food you cook, how your skin and hair feel and, in some cases, can pose a health threat to you and your family. Because water touches nearly every room in your home, it also affects how long your appliances, fixtures and plumbing last. How do you know if your water is safe for your family and home? A water quality problem isn’t always visible, but here are some telltale signs. 1. Water has an odor If your water has a rotten egg smell, you may have a higher than normal level of hydrogen sulfide gas. While the presence of hydrogen sulfide gas is not a health issue, it dramatically affects your quality of life. 2. Water is discolored or bad tasting If your water is cloudy, murky, tinged with color, contains a metallic, bitter, salty or other off-taste, it may contain contaminants that should be removed. Quality water should be clear to the eye and have no specific taste. 3. Water is staining clothes and surfaces Some water contaminants can produce stains on objects they come into contact with. These stains can appear on clothes after a washing machine cycle, dishes and silverware cleaned by a dishwasher, and plumbing surfaces like toilet bowls, bathtubs and sinks. 4.
