F amily dreams of more space Having more space to hang out and grow was the driving force behind the Watson family’s plans to relocate to Kialla Lakes. The family has purchased a large block of land in the estate’s most recent development stage and is excited to begin the process of building its new home. Bought 10 years ago, their current home has seen the marriage of Daniel and Maxine, the arrival of their children Harry, 3, and Lilly, 1, and many other celebrations. Despite the memories made and modern renovations completed over the years, the family has outgrown its weatherboard home in Shepparton. Originally from Geelong, Mrs Watson said the pair had no room for their family when they came to visit, and instead their guests had to sleep on the floor or on couches. “We’ve talked about moving since we’ve had the kids, so the last three years, but we keep putting it off,” she said. “But with the last little one, when we lost our spare bedroom, we thought it was time.” The Watsons looked at purchasing land in other locations around Shepparton, but said it was the welcoming entrance to Kialla Lakes that really caught their eye. “We like the lakes as well. Before we bought the block we parked there and had a feel of what the area was like,” Mrs Watson said. Mrs Watson is looking forward to having a large four-bedroom Metricon home, including

a spacious kitchen and living area. “And we like the idea of having a kids’ area where the bedrooms are up one side and within that they have their own rumpus room.” But it is not what is on the inside of his new home that is exciting young Harry, but rather the promise of a big back yard to kick the footy in. “Harry is exited; he’s come with us when

we look at the houses and gets excited at all the space,” Mrs Watson said. “We can’t wait until they start building; Harry is right into construction and diggers so he’ll love it.” Mrs Watson said it would be hard to leave because the family loved its current home, but was looking forward to creating new memories in a home with space to “hang out and grow”.
With commitment and perseverance, that vision is now a reality with the estate home to about 1200 families. Kavant Nominees chairman Lance Woodhouse said the Kialla Lakes story began about 40 years ago when he and a like-minded group of associates saw the potential for an area of agricultural land, south of Shepparton, to be transformed into a thriving residential address. “We have effectively created a suburb, it’s quite miraculous,” Mr Woodhouse said. The development, created along an anabranch of the Broken River, has evolved into a community with lakes, parks, a network of walking trails and excellent facilities. Mr Woodhouse said Grahame Shaw — creator of the canal-suburb of Patterson Lakes, south-east of Melbourne — completed the initial concept plans for the Kialla land once farmed by the Scoble family. “Our original plan was to offer large blocks of land with plenty of open spaces for families to grow. That vision has never changed,” Mr Woodhouse said. Critical to its success was accommodating the three lakes and allowing ready access for residents to enjoy peaceful waterfront living, he said. Kialla Lakes is renowned for its generous allotments, which often triple or quadruple residential blocks in other areas, and have backyards with enough space to play cricket, entertain or install a swimming pool. The estate is home to Kialla Gardens, a retirement village offering residential care and independent living units, and administered by Shepparton Villages. Mr Woodhouse said Kialla Lakes had made a significant financial contribution to the Shepparton economy with Goulburn Valley contractors involved in the various development stages and builders capitalising on the construction work. “A large percentage of people who build new homes have already lived in earlier estates of Kialla Lakes,” Mr Woodhouse said. “There are also many young people, who have grown up in Kialla Lakes, now buying their own land and building homes for their own families. “That’s very satisfying.”

$3 m wetlands integral to estate A $3 million wetlands development is the cornerstone of the expanded Kialla Lakes precinct. In addition to being a haven for birdlife, the 5.1 ha ‘Waterbird Park’, named after nearby Waterbird Creek, has an important environmental role. Estate developer Kavant Nominees’ chairman Lance Woodhouse said the wetlands had been planted with 50 000 native shrubs and grasses, designed to filter stormwater so any run-off was of the highest quality. “The new precinct continues the original vision for Kialla Lakes; a residential estate with water as a feature,” Mr Woodhouse said. The area’s network of walking trails and cycling paths has been extended to allow easy access to the area, and open spaces with exercise equipment are dotted along its length. Mr Woodhouse said the new precinct had about 300 generous-sized housing allotments, which will boost the overall number of the entire Kialla Lakes development to 1500. About 60 plots have been sold in the most recent land releases, Stages 33, 33A and 34. The latest trends in innovative design and sustainable housing have been incorporated in the display village. Metricon Homes, Lewis Homes, JG King Homes, Watersun Homes and Cavalier Homes have completed two homes each and Simonds Homes, Dennis Family Homes, Sessions Builders, Diverse Builders and David Reid Homes will have homes open by the end of the year. “The display village will have leading-edge home design. People won’t have to travel to Melbourne for ideas, it will be here,” Mr Woodhouse said. The display village and Kialla Lakes’ sales office are on the new, tree-lined Sanctuary Dve, which exits Goulburn Valley Hwy opposite Emerald Bank Leisure Land, and links with the existing road network and eventually Archer Rd. Mr Woodhouse said the connection between the highway and Archer Rd would provide crucial access to the southern end of the estate and ease pressure on Kialla Lakes Dve. “The Sanctuary Dve access has enhanced the southern entrance to Shepparton,” Mr Woodhouse said. Adjacent to the staged release of residential blocks in the new estate is the future site for St Mel’s Catholic Primary School, which is expected to be open within five years. Kavant Nominees director Graham Hofmeyer said plans for the school boosted the estate’s reputation as a familyfriendly place to live. “Our average block price is $125 000. The strategy at Kialla Lakes has always been to keep blocks affordable so that families are able to buy a lot of square metres for their money,” Mr Hofmeyer said.
C elebrations for new precinct A day of celebrations will mark the official opening of Kialla Lakes’ new estate precinct and display village on Saturday, March 19 and Sunday, March 20. Innovative new homes from Metricon, Lewis, JG King, Watersun and Cavalier will be open for inspection with information available about interior design and finance. Lewis Homes will have Fortitude Frames demonstrating steel wall and truss systems on-site and explain the benefits of using steel, with the opportunity for visitors to win a garden shed. Dennis Family and Simonds Homes will have representatives and information marquees on-site. The Cavalier Homes-sponsored V8 Supercar, driven by Matt Chahda, will be parked in the driveway of The Hamilton 24. Car-lovers can have their photo taken with the car, and
Mr Chahda will be on-site to answer any questions. Developers Kavant Nominees said Kialla Lakes had always been about family-friendly living so there would be activities for children including face painting and a jumping castle. Greater Shepparton Mayor Dinny Adem has been invited to attend and Emerald Bank Leisure Land business The Provender and Co will serve free coffee and cake on the verandah of the newly-opened Kialla Lakes sales office. Activities will start and display homes will be open from noon on both days, with the official opening scheduled for 2 pm on Saturday.
