The major catalyst for that change has been the creation of the internet, the ever increasing affordability of computers and the ease of communication provided by smart phones and iPads. Once upon a time buying or renting a home was totally reliant on press advertising, looking in agents windows, keeping an eye out for signboards and calling into every office to see what they had listed. Now every person has the technology in their pocket, or at home, to be instantly alerted when a new listing or rental comes to the market and can contact the agent simply by the push of a button. At Professionals Shepparton we are very fortunate to have both the systems and well trained personnel to adapt to this rapid rate of change and capitalise on this new technology to streamline our own processes. Constantly updating web based platforms provide buyers and tenants with real time information about every aspect and history of a particular property, so there is very little still left to the imagination. It is therefore very important for us to have the imagery and wording of every listing we carry spot on, to give our clients a competitive edge against others on the market. Tough new government regulations and penalties, released in May in relation to under-quoting, now require agents to provide for each new property listing a Statement of Information with details of three relevant comparable sales, if available. This information has to appear with the listing on each website and be available at inspections and open homes. We also need to stay abreast of relevant new sales evidence, which may affect our earlier agents estimate and make adjustments if required. As of the 1st July 2017 eligible first home buyers will be fully exempt from paying any stamp duty for purchasing an existing home up to $600,000 and a concessional rate between $601,000 and $750,000. With the change comes the very real possibility of increased demand, as more first home buyers compete with other segments of the market for available stock. If you, or someone you know has a property that fits this criteria, now would be a good time to get us in for an appraisal and discuss both its likely price and what options are available to make the most of the situation.
