To renovate or not to renovate

Editor’s note When you have lived in a home for a while you start to see things that can be tweaked to suit your taste or be more in line with modern trends. It has been six months since my husband and I purchased our first home and while there are a few bits and bobs we would like changed, we are really thrilled with the overall look and functionality. Our home is quite large, even though it is just for the two of us and a fur baby, so I can easily see us living here for the next 10 years as we grow into it. But in the back of your mind you do always consider if there are a few things you will do if the home is eventually put up for sale. Probably the key thing that really needs to be done is to update the main bathroom. The home is a ‘90s build but has been recently modernised throughout, and while our ensuite is gorgeous and new the main bathroom is what I would describe as “pink-scale” and with some lovely floral feature tiles.

Aside from this our garage door, paved driveway, fencing and tiled entertaining area are all in that very ‘90s shade of earthy, red-burgundy — but it has actually aged quite well and it looks neat and consistent. So it is mostly the main bathroom that we would change, but for now it is definitely not a priority and I have even warmed to those vintage pink hues.

When it comes to making the decision over whether or not to renovate before selling, it is important to bear in mind that a renovation does not necessarily guarantee a profit. Here are some fundamental rules to help determine if renovations will be profitable or not. Don’t spend more than you can recuperate: Renovating is a tricky decision; if you spend too little your efforts may look cheap and defeat the objective of renovating in the first place, and if you spend too much you might not recuperate what you’ve invested come auction day. As a general rule is, if you can make $3 for every $1 you spend, it is worthwhile. Kitchen and bathrooms are the place to spend money: These two areas of a house tend to have the largest impact on sale prices, but they can be costly — so at the least, ensure they are neatly presented and functioning.

Factor in market conditions: Keep your property within an equivalent price range to others in the area, but list some standout features, and select an agent who has experience selling in the area and in particular, the suburb. Street appeal: Spend time cleaning the windows, clearing gutters, painting where necessary and tending to the garden, particularly the front garden. Judge taste: In order to appeal to the masses it’s best to stick to neutral colour schemes and clean lines. Don’t necessarily go the whole distance: Sometimes a good spring clean and a coat of paint is all a property needs to attract more buyers.
