Editor’s note Ever the planners and high-achievers, my husband and I have goals both financially and personally for the next five to 10 years. So it should be no surprise that when we purchased our first home eight months ago we wanted d to ensure there would be room to grow into it. At the moment we are an executive couple approaching the big three-0 who o have little need for space — aside from a large yard for our puppy — but we are aware that in the next five years we may decide to start a family. As a result, when we purchased our first home we opted for a threebedroom, two-bathroom home with a substantial backyard — to ensure we could really settle down and ‘nest’. However, there was more to our decision than just ensuring we had room to grow. During our home research period prior to purchasing, we discovered that we needed to stay in the home for at least a few years to ensure we didn’t lose money. I am no mathematician by any means, but I understood early on that with all the fees associated with purchasing a home (stamp duty, legal fees, etc) that we

would need to stay put preferably for about five years to ensure we did not lose money. And honestly, losing money aside, after renting many different properties over the past decade I was well and truly ready to not have to move again for as long as possible. Start with a valuation on your home A valuation will tell you how much your property is worth on the current real estate market. By reviewing your current mortgage situation, you may find now is a good time to refinance your existing loan or even borrow against it to do some much-needed renovations. Explore associated costs If you decide to sell, make sure you take into account the additional costs involved such as moving costs, stamp duty, your real estate agent’s commission and solicitor’s fees. Also research the current market conditions and find out whether or not
you are likely to get a good return on your property investment. If you are thinking of renovating, call a builder to give you a quote on the work you require and bear in mind the cost of materials and labour as well as the preparation of building plans and council fees. Be wary of overcapitalising too. Consider out-of-the box options If you have a large block of land, another option is to add a small second dwelling. Changes to Australian government regulations in the past two years have made this option very easy, and there are many companies now selling affordable backyard studios and cabins that can be ordered, delivered and constructed in a matter of days.
