KI’s Learn2 chair and its alternative uses – endorsed by iphone and ipad magazine and Rob Kirkbride of MMQB

Spring 2014 Campus Estate Management

K

I’s Learn2 is the perfect combination of a desk and chair designed to suit a variety of needs – it is functional, mobile and stylish. With its fully adjustable, dual-handed worksurface, the chair adapts to each user’s personal space and provides customised comfort. Learn2 is a student-focused chair and table which transforms learning environments. But it is also incredibly flexible and therefore ideal in a variety of settings: corporate, office, home and even as a dining table. iPhone and iPad Life Magazine have endorsed and awarded a 5 Star rating for KI’s Learn2 chair. Mike Riley from iPhone Life Magazine commented: “If you’re looking for an especially durable desk with a 21st century educational furniture design aesthetic with an iPad-friendly desk surface, nothing else compares to the KI Learn2.

Seeing a desk like this makes me wish I was back in school again!” He added: “Remember the old desk you used to sit at when you went to school? Imagine taking that school desk concept and updating it to 21st century design aesthetics and functionality. Students carrying backpacks drink bottles and tablets need a place to easily store these items while ingesting knowledge. KI Learn2 Tablet desk is that futuristic vision turned to reality.” Rob Kirkbride of MMQB (Monday Morning Quarter Back, USA) writes: “More and more of us spend much of our day on mobile devices such as ipads. We no longer need furniture to hold our technology since it now fits in the front pocket of our shirts and a zipped pouch in our purses. We carry our ‘office’ around with us. That is why Learn2 is suitable for any setting – not just educational environments.”

He continues: “Learn2 is an all-in-one unit with a comfortable chair, expansive and highly movable tray with ample storage underneath, including a drinks holder for my coffee, the living room when I need a change of scenery and even outside on my porch.” Learn2 can be used for collaborative dining where each guest has a Learn2 to use and when it is time for dinner the guests simply pull them all together, nose to nose to create one large dining room table. The writing tablet swivels 154 degrees and moves in/out for customised comfort and enhanced interaction whilst the support arm rotates right/left 220 degrees to accommodate any preferred position. Options include polypropylene or laminate writing tablets, castors or glides, upholstered seat pads and dual accessory racks. There are two chair styles available – Intellect Wave and g Strive, both have a choice of 20 colours.

SALTO secures access in new building at Bath Spa University

The latest on campus development at Bath Spa University, a university based in, and around, Bath, England, is their new ‘Commons’ building which will feature access control provided by SALTO Systems. As well as state-of-the-art teaching facilities, digital space and a café, the new ‘Commons’ building will include approximately 1,800 square metres of learning environment which comprises a range of open-access, technology-enabled study space, social learning space and bookable group working rooms. The new digital studio will also provide the best resources for teaching digital media-related courses in the south-west, equal to anything found at cutting-edge commercial organisations and broadcast companies. The development at the University’s Newton Park campus has been designed in consultation with English Heritage and Natural England, ensuring it meets the highest environmental standards and blends sympathetically into the existing estate to provide a unique blend of modernity and history. To control access to and within this new development, the University has specified a SALTO access control system which is being supplied, installed and commissioned by SALTO Certificated Partner Guardian Security South West, of Exeter. Jim Caola, Sales Manager for Guardian Security South West, says “With regards to internal door security, specifying the correct access control solution was a vitally important consideration from the

6

outset for this project. Keen to ensure their cutting edge design incorporated the very latest security innovations, the University chose to go with an extension to their existing 350 door SALTO system which is already on campus. So working in consultation with the many stakeholders on site we are installing 43 Mifare online doors, which include some lift doors, and about 90 SALTO XS4 handle sets together with a number of GEO electronic cylinders for plant rooms. This gives them simplicity, affordability and a fully scalable solution that allows for instant upgrades at any time. The advanced system design of the SALTO data-on-card access control system allows users across campus to control the building in almost real time through

Spring 2014 Campus Estate Management

the SALTO Virtual Network (SVN). This software allows the stand alone locks to read, receive and write information via their operating ID smart cards. Data is captured from the cards at SVN on-line hot spots located at strategic points which upload and download user related information that is then used to permit, control or deny access.” Anita Edson, Capital Project Manager at Bath Spa University, comments: “The SALTO access control system enables us to control the security of Commons, including authorising or denying access privileges to individual rooms all from one control point and most importantly it can grow to meet our ongoing future security needs as required.” n For further information please visit www.saltosystems.co.uk

Further designs approved at Cambridge The University of Cambridge has received planning approvals for two further aspects within the first phase of the North West Cambridge Development: a Community Centre and 324 key worker homes. The Community Centre, which has been designed by the architectural practice MUMA, will be a single-storey building that includes a main hall and two multi-purpose rooms. It will meet the ambitious levels of sustainability, making use of natural daylight and ventilation, photo-voltaic panels, and outdoor spaces from within the building. The design explores aspects of the rural and urban environment as its location interfaces both the future local centre and the existing green field aspects. Designs by Mecanoo for University key worker homes were also approved today. The proposals integrate characteristics of Dutch architecture within the Cambridge context for the apartment blocks.

They include formal and informal groupings of buildings along with two interior courtyards complete with lawns, flower fields and raised decks that all stimulate activity within the communal areas and give residents a place to come together and share their Cambridge experience.

Roger Taylor, Project Director of the North West Cambridge Development said: “Both the MUMA and Mecanoo designs contribute to the overarching architectural principles and vision of this urban extension to Cambridge. The integration of buildings with landscape in these aspects all contribute towards the goal of creating a vibrant place for future residents.” Works on the North West Cambridge Development infrastructure will start in 2014 with phased completions from late 2015-16. n For more information, contact Biky Wan, PR Manager for the North West Cambridge Development at the University of CambridgeBiky.wan@admin.cam.ac.uk

Balfour Beatty ‘tops out’ £6.7 million education and student accommodation scheme in Surrey Balfour Beatty has ‘topped out’ the £6.7 million student accommodation development at One Penrhyn Road, Kingston upon Thames for London Student No.2 Limited Partnership. The design and build contract for the mixed use scheme that will provide 115 student accommodation studio units and 163m2 of educational space is due for completion this summer. The development will meet BREEAM ‘excellence’ rating, the world’s foremost environmental assessment method and rating system for buildings. One Penrhyn Road will have exemplary insulation values with low energy lighting, heat recovery ventilation units providing fresh air and improved climate control and a combined heat and power unit producing hot water and power.

Raj Kotecha, Managing Director of Amro Real Estate Partners who manage the development, said: “We are delighted that Balfour Beatty has achieved completion of the building’s main structure and the project is on schedule for completion in time for the autumn term.” Neil Patterson, Balfour Beatty Regional

Managing Director, London and South East, said: “We are pleased to have reached this significant milestone in the construction of One Penrhyn Road. Unite secures prime London location UNITE, the UK’s leading developer and manager of student accommodation, announces it has received planning approval for the development of a new student property in Islington, London comprising circa 900 beds. The 260,000 square foot scheme has a forecast total development cost of £93 million and yield on cost of 8.8%. The central London, 1.4 acre site on Holloway Road, was acquired from London Metropolitan University in 2013, subject to planning. It is situated in a highly desirable location with excellent transport routes to London’s top universities. The development will help regenerate the area through the provision of community space and commercial units for local businesses on the ground floor, with competitively priced and well managed student accommodation above.

8

The project is planned to be developed by The London Student Accommodation Vehicle (LSAV), UNITE’s 50:50 joint venture with GIC. The property in Islington alongside Wembley Park and Angel Lane in Stratford achieve 60% of LSAV’s target pipeline. The project is targeted for completion in the summer of 2016. Richard Simpson, Managing Director of Property, said: “We are delighted to have secured planning for this development in such a central London location. Islington is a vibrant, diverse part of the capital, popular with students and provides access to London’s many leading academic institutions. “There is a significant shortfall of student accommodation in London which puts pressure on the residential housing market. This new development will not only help alleviate that, but will

Spring 2014 Campus Estate Management

also contribute to the regeneration of one of London’s oldest boroughs and represents an important milestone in our development strategy.” The new development will be built to UNITE’s latest specification room design which provides a modern, high quality look and feel, at a very competitive price point for London students. The accommodation will contain a mix of shared flats, with communal living and kitchen spaces, and self-contained studios. The plans also include common areas and study rooms interspersed with the accommodation, as well as a courtyard and several terraces, all designed to enhance the student experience, providing an environment that encourages success. n For more information visit: www.unite-group.co.uk or www.unite-students.com

The company provided the new Student Centre with aluminium canopies, stairway and stainless steel lift shaft cladding, along with bulkhead panels and perforated materials. Incorporating a flexible new ground floor venue space, a new social learning cafe and a state of the art ICT infrastructure, the new building creates an eye-catching centre piece of this modern campus. Eltherington’s aluminium and stainless steel internal cladding solutions were specified as part of creating a bright and vibrant space, while offering the client a long life expectancy. As all of Eltherington’s architectural solutions are manufactured at the company’s 6 acre state-of-the-art facility in Hull, Yorkshire, all the products supplied to Southbank University were to the same consistent high quality finish. The internal metallic painted cladding panels were manufactured with a combination of smooth edges & welded and dressed corners. The chosen metallic colour complimented the polished stainless steel lift entrance areas. Eltherington worked closely with

Hawkins / Brown Architects, Mansell and ECL who were contracted to transform the building throughout the duration of the project to ensure that its solutions integrated with other elements during installation. London’s Southbank University has since gone on to win a number of prestigious awards, including Design Week Awards and the Royal Institute of Architects Awards (RIBA). A spokesperson from Hawkins \ Brown Architects said: “The internal cladding from Eltherington forms a key element of the visual appeal of the interior space of this large building. Kemper System helps Huddersfield University build on bio-diversity Liquid roofing and waterproofing specialist, Kemper System, has helped enhance both biodiversity and energy efficiency at Huddersfield University by working collaboratively with the roofing contractor and green roof specialist on a series of new build green and warm roofs. Huddersfield University has invested in the construction of four new buildings designed by architects, Watson Batty, including a new sports hall, Dean’s office and corporate suite. Constructed with a single steel frame, all the buildings adjoin each other but rise to different heights. Green roofs were specified for three areas, including the new sports hall, and a warm roof was selected for the corporate suite. Kemper System worked closely with the architects, the roofing contractor, Cawston Roofing, and green roof supplier, ABG, to develop a series of warm roof and green roof systems that would take account of different roof levels, aspect and bio-diversity of the planting required to meet the University’s objectives. The green roof solution was to

use Kemper System’s Kemperol V210 cold liquid-applied waterproofing membrane and an innovative ‘blue roof’ drainage system, designed by ABG. The blue roof puts a high density polyethylene (HDP) reservoir under the growing medium to replace the more conventional SUDS system and avoid costly and time-consuming excavation of separate drainage tanks. The roof build up was inverted by applying the FLL certified root-resistant Kemperol V210 waterproofing membrane first, followed by the insulation, the blue roof drainage reservoir and then the growing medium. Explains Nick O’Mara from Cawston Roofing: “This project demonstrates how important it is to consider specification decisions in a holistic sense rather than thinking about material costs in isolation. For the green roof system, avoiding the need for a SUDS system saved time, money and costs on site. For the waterproofing membrane, using Kemperol V210 meant that we could be more flexible with the programme and more creative

with the roof build up as well as providing an FLL certified root-resistant and robust waterproofing membrane with a BBA certified service life in excess of 25 years. n For further information please visit www. kempersystem.co.uk

Sustainable design in action Meeting an 18% target for renewable energy on DMU campus Pick Everard is developing a sustainable building services strategy aiming for 18% renewable energy, for De Montfort University’s (DMU) £36million redevelopment of the Fletcher complex, a new Leicester city centre campus base, being created for the Faculty of Art, Design and Humanities. Currently awaiting reserved matters planning approval, demolition works to clear the site should be finished by mid March, allowing for an archaeological investigation to take place, prior to construction starting in summer 2014. Construction will go out to tender this month (early February) with the first phase scheduled for completion in September 2015. The centrepiece of DMU’s £90million campus investment programme is the twophase Fletcher complex project. This will involve the complete refurbishment of the Fletcher Tower Block, elements of the Low Rise Blocks, plus construction of a brand new 12,000-14,000m2 building running from the tower all the way down to the canal. DMU’s ambition is also to re-connect the city centre to the waterfront with a series of linked public open spaces throughout the campus. Montage sets the scene for new university learning centre in London Heckmondwike FB’s innovative Montage carpet tiles have been specified for a flagship new education centre, known as University Square, a collaboration between the University of East London, in partnership with Birkbeck University. University Square, which opened in November 2013, features 4,100m2 of Montage fibre bonded carpet, which was specified by Make Architects in Flint. The new £33m education hub provides cutting edge facilities, with flexible teaching and administrative spaces alongside dedicated areas for subjects including Law, Performing Arts, Dance, Music and Information Technology. University Square is already being recognized as a beacon for learning in East London. Montage was installed to all areas by specialist flooring contractors Allard & Company, including lecture theatres, corridors and break-out areas. Flint was chosen as it provides a neutral base for the brightly coloured chairs that were used throughout the lecture theatres. The dark grey carpet tiles also complement the glossy, polished ceramic granite which was arranged in a vertical grid pattern to the façade of the building and reflected the urban, cultural and public character of the area. Craig Carr-Jones, Director of Allard & Company, which is celebrating its 100th anniversary this year, said: “This was a major project and we worked closely with the main contractor to ensure we could meet their

timescales. It also involved areas of intricate cutting, with curved platforms in the lecture theatres. This didn’t cause an issue because Heckmondwike’s fibre bonded carpet can be cut, without the risk of raveling or fraying.” Montage is instantly recognisable because of its distinctive, random-textured surface design and is widely specified in many education and commercial environments, where aesthetics and performance are very important. Available in 16 different colour options, Montage is an innovative floor finish that looks great in even the most demanding environments. Montage has been assessed by the Building Research Establishment (BRE) and has gained a BRE Global A+ environmental rating for use in office, schools and retail

buildings. Like all Heckmondwike FB’s range, Montage will not ravel or fray. It is antislip and offers thermal performance to conserve heat, it also offers acoustic properties which make it perfect for education or commercial projects. It is extremely durable and hard wearing, offering low maintenance costs to the building owner. Heckmondwike FB is one of the leading carpet suppliers to the education, commercial and public sectors and is well-known for the excellent value, durability and high performance of its products. n For more information please visit www.heckmondwike-fb.co.uk.

Grounds staff able to water new barrier baskets just once a week

Grounds staff can reduce watering visits to once a week with the launch of a new range of selfwatering barrier baskets this month (February). The baskets have been specifically designed to save on maintenance costs for a range of organisations including local authorities, Britain in Bloom groups, theme parks, golf clubs and businesses across the UK. Developed and manufactured by horticultural suppliers Amberol, the ‘Water Once a Week’ barriers baskets use trademarked technology to release moisture as and when needed. This not only creates optimal growth conditions, but also reduces the need for maintenance whilst conserving water. The barrier baskets use Amberol’s Aquafeed™ wick and matting system with a built in reservoir which holds up to 28 litres water and includes a series of capillaries. These ‘suck up’ the water, which is then evenly dispersed via an expander pad. Because the water is stored under the soil, it doesn’t evaporate, meaning that even in hot weather, displays need only be watered once

a week. “Whilst the UK has had the wettest January since records began, the Met Office is predicting that 2014 is also likely to be one the warmest,” comments Amberol’s MD, Patience AtkinsonGregory. “Although watering isn’t an issue now, it will almost inevitably become one as the summer approaches. This means that organisations looking to reduce their maintenance costs will need to think carefully about how best to manage planting and maintaining their floral displays.” The Water Once a Week baskets have a compost capacity of 50 litres, measuring 1.1metres long with a depth of 31cm. Made from recyclable polyethylene, the containers can be secured to railings, ledges and frontages with jubilee clip fixings. They are double-walled to maintain a more even temperature, even in extreme conditions. The barrier baskets have been trialled at a local church in Belper, Derbyshire.

Planted with small trees and a variety of winter plants, the baskets have been looked after by volunteers. “The response to our trial baskets has been overwhelmingly positive,” adds Patience. “Local residents have commented on how the baskets really brighten up the community and the church volunteers found them really easy to manage. Because the baskets supply moisture only when needed, flowers and vegetables grow particularly well.” Leisure facilities, councils, Britain in Bloom groups and private businesses across the UK use Amberol’s range of Water Once a Week containers which include up the pole baskets, tiered planters and their Harvester range specially designed for GYO initiatives. Based in Derbyshire, Amberol also manufacture and supply recycled street furniture and talking litter bins. n For more information about Amberol’s self watering products visit www.amberol.co.uk.

Lanes Group chosen for schools maintenance programme Lanes Group has been selected to carry out drainage surveys and remedial repairs at schools in Birmingham. Galliford Try has commissioned the work as part of its full facilities management service to 11 schools across Birmingham. Engineers from the Lanes Birmingham depot at Minworth have carried out camera surveys, cleaning and remedial work at three schools. They are Cockshut Hill Technology College, Yardley, plus Perry Beeches The Academy, and Calshot Primary School, both in Great Barr. Across all three schools, the teams have carried out nearly 400 patch repairs to underground drainage pipes. They also supplied drainage survey reports, with supporting HD

quality underground images, that will help Galliford Try develop long-term maintenance programmes. Mark Niland, Area Development Manager for Lanes in the West Midlands, said: “An important element has been to keep disruption to an absolute minimum. “Because of this, we have been carrying out most of the work at weekends and during school holidays. “Although each repair is relatively minor, the large number Galliford Try has authorised us to carry out represents a significant upgrading of the drainage system at each school.” Galliford Try provides a full facilities management service for 11 schools in Birmingham which, between them, educate almost 6,000 pupils. Drainage maintenance is just one of the services provided. Others include

24 hour emergency response, grounds maintenance, caretaking, cleaning and life-cycle management. Mark Niland added: “Keeping foul and storm water drainage systems in good repair makes good business sense, because it reduces the risk of drain blockages, pollution incidents and flooding. “Emergency drainage problems are among the most common causes of disruption in schools, which in extreme situations can include temporary school closures. “As the UK’s largest independent underground pipeline and utilities specialist, Lanes Group has the capacity and expertise to carry out work on school sites, from the smallest to the very largest.” n For further information please visit http://www.lanesfordrains.co.uk/

Their experience shows that in addition to Captivator being a draw to traditional gamers, the simple to use Kinect® controller free gaming solution also attracts non gamers to the action. Most importantly, In terms of stimulating social interaction, Captivator wins hands down. “People tend to gather round and watch as a user starts to play a game, using the movement of their body to control a raft down a set of heavy rapids or jumping up and down to navigate their way through a difficult assault course. Once they’ve watched for a while, they naturally tend to then want to try the game out for themselves. UNIVERSITY SURVEY

Sodexo survey Sodexo, the world’s largest services company, announces the findings of its ten year anniversary University Lifestyle Survey, the first since the introduction of the new university fee structure.

University fee increase forces change to traditional UK student stereotype

S

ince the sharp rise in university fees in 2012, the decision to attend university has become an increasingly complex choice for UK students. This is due to mounting financial pressures, changing attitudes towards university life and the value of education received, according to the results of the 2014 Sodexo University Lifestyle Survey – a representative survey of over 140 universities and 2,000 students throughout the United Kingdom. As a result of the change in fee structures, expected student debt levels have increased substantially since the last Sodexo report in 2012. Almost one in five students in the UK (17 per cent) expects to take on debts in excess of £40,000, compared to 2 per cent previously, while 58 per cent expect at least £20,000 of debt. During a difficult economic climate, such financial impact of attending university has made choosing whether to enter higher education more crucial than ever, with over a quarter of students consulting their parents in making the choice – more than double the amount

20

in 2012. Though, counterintuitively, the amount of students who report being worried about their debt on graduation decreased by 10% in 10 years (from 14% in 2004 to 4% in 2014) despite the rising levels of debt observed. More strikingly, higher debt expectations have caused a sharp increase in the level of student dissatisfaction with the value of their education, with over a quarter of students (28 per cent) saying they did not think accruing so much debt was acceptable as a career investment, up by 10 per cent in just two years. Debt is also linked to 23 per cent of students changing their original choice of course.

among second and third years to 35 per cent among the most recent cohort. This finding prompts an interesting question: would nearly two-thirds of students be drawn to a plausible alternative to higher education if their return on investment could be better justified elsewhere? The Australian experience would seem to suggest otherwise; since the cap went in 2008, student numbers have risen by a national average of more than 20 per cent. Universities will have to work harder to demonstrate the value of higher education to students.” The higher investment has led today’s students to focus more on the endgame – with a rising amount choosing to go to university to improve their future employment opportunities (76 Jane Longmore, Deputy Viceper cent) and to increase their earning Chancellor at Southampton Solent power (62 per cent). This marks a University and co-author and significant increase to the only 36 per validator of the survey, noted: “This cent of students focused on increasing year’s survey results suggest that their earnings in 2004. In light of this, a time bomb may be ticking: the the need to achieve a ‘good degree’ percentage of students who think of is more pressing than ever. Some 84 higher education as ‘the next obvious per cent of students said they worried step’ diminished from 42 per cent about securing their desired degree

Spring 2014 Campus Estate Management

classification in 2014, far higher than the 72 per cent troubled by academic concerns two years ago and a notable increase from the 61% citing this as a concern in 2004, when the survey was first undertaken. This is indicative of the added pressure to gain at least a 2:1 – a must for many employers – when students are investing far higher sums in their education than previous generations. Such added pressures have contributed to the observed trend over the past six years of students focusing more firmly than ever on their studies, rather than enjoying active social lives. More students than ever were worried about balancing their academic, social and work commitments – the second biggest

source of stress (with 69 per cent citing this, up from 41 per cent in 2004). In fact, some 52 per cent of students cited saving as the main reason to socialise less. This is reflected in more than threequarters of respondents (76 per cent) saying they spend £20 or less a week on socialising – up from 61 per cent in 2012. In order to achieve this, half of all students choose to stay in when hanging out with friends, with a third of students (33 per cent) saying they do not drink at all when socialising (up from 26 per cent in 2010). As a result, most students view studying hard as their priority while in university. Hitting the books is the main activity of the day, with nearly three quarters (74 per cent) spending two to

five hours a day in lectures, seminars or in the lab and about three-quarters (72 per cent) devoting two to five hours a day to private study. Moreover, some 18 per cent of this year’s respondents said they spend between six and eight hours a day in lectures, seminars or in the lab – a marked increase on the 9 per cent who had this amount of timetabled study two years ago. In light of this, it is not surprising that an increasing number of students, 61 per cent, have managing a heavy university workload as a major source of concern, over double the amount in 2004 (30 per cent). The increased emphasis on studying was also reflected in the decrease in the number of hours students spent g working part-time only 36 per cent

Campus Estate Management Spring 2014 21

said they work 11-20 hours a week compared to 55 per cent in 2004 while 53 per cent work less than 10 hours a week, up from 36% per cent ten years ago. Peter Taylor, Strategic Development Director at Sodexo, commented: “With greater challenges facing the students of tomorrow, universities need to be aware that living as a student, for three or more years, is a bigger decision to undertake than it was in the past. Not only must universities work harder to attract students, they must also accommodate dramatic changes in lifestyle and provide the best environment possible, to prepare students for the challenges they may face after they graduate.”

CONFERENCE AND EVENTS

Take your place at the sustain The Environmental Association for Universities and Colleges (EAUC) will be holding what has become to be recognised as THE sustainability event of the year for the tertiary education sector at Nottingham Trent University on 7–9 May 2014

T

he Annual Conference sessions have once again been structured around the four main streams set out in Learning in Future Environments: n Leadership and Governance n Learning, Teaching and Research n Partnership and Engagement n Estates and Operations The streams will consist of facilitated interactive sessions with emphasis on delivering practical advice, sharing good practice and aids to delivery of sustainable strategies, projects, paths and challenges. Time will also be available for discussions, knowledge sharing and Q&As with panel sessions. The subject matter of these sessions has been carefully selected by the Conference Programme Panel – a diverse range of EAUC Members, who have ensured that we are focusing on the needs and interests of Members and delegates across the higher and further education sectors. Sessions will be delivered in three competency levels so regardless of where you find yourself on your own personal sustainability journey, you’ll be able to find something appropriate. For those who are new to the topic we have the ‘Starting Out’ sessions; for those who already have some experience of the area but are

24

looking to advance we have the ‘On the Road’ sessions; and those who are more competent but looking for new approaches will probably want to consider the ‘More Advanced’ sessions. We’re also using this approach for all EAUC events and webinars for consistency. In addition to the sessions, there will also be the opportunity to learn from winners and finalists from the Green Gown Awards. (www. greengownawards.org.uk). These are real-life case studies of initiatives and inspiration in sustainability to

Spring 2014 Campus Estate Management

apply within your own institutions. You can view all the Awards good practice from 2011, 2012 and 2013 via over 160 case studies and videos on the Sustainability Exchange (www. sustainabilityexchange.ac.uk).

Inspirational speakers Keynote one: Damian Hughes Damian is a professor of human organisational behaviour at EAUC Member Institution Manchester Metropolitan University (MMU) as well as running his own change

nability event of the year management consultancy ‘Liquid Thinking’. He will demonstrate that there are three types of people in the world: those that make things happen, those that watch what happened and those who say, “What happened?” He will show how we can make things happen, show courage, passion, resilience and the will to win, whatever the challenge and will help ensure that attendees fall into the first category! Keynote two: A panel session discussing just who DOES have the sustainability mandate at your university or college. The EAUC has positioned itself at the interface of staff and students where we can meet, engage and find new models of leadership for sustainability. However, we have much to learn about engagement and empowerment to get it right. Do we really know where we are heading or what success looks like? Are we simply passing the baton over to students to be responsible for universities’ sustainability mandate or is there a more powerful, and possibly more sustainable relationship in a partnership between staff and students? This keynote panel session will explore this subject in more detail and includes Steve Egan, deputy CEO of HEFCE, and Dom Anderson, vice president of society and citizenship at the National Union of Students.

Focus on: Estates and Operations We have several interesting and thought provoking sessions that sit under the framework of ‘Estates and Operations’, discussing diverse key topics from travel and Scope 3 to embedding highly segregated waste collections, and hearing case studies regarding how energy visualisation can work for you! Our session on sustainable university retrofits delivered by Buro Happold is just one case study that will discuss the challenges faced and

lessons learned, and following on this trend is a joint session by People and Planet and the Soil Association touching on case studies and good practice. Another highlight of the Conference will be a tour of the Nottingham Arboretum, where topics such as biodiversity management techniques will be discussed. We also have an ‘exchange’ session on the BREEAM New Construction 2014 scheme following nine months of industry consultation and development.

AUDE

The way A preview of AUDE’s Annual Conference – what will Directors of Estates be prioritising for the rest of the year?

28

Spring 2014 Campus Estate Management

I

n less than two weeks, AUDE (the Association of University Directors of Estates) will host its Annual Conference at Roehampton University, bringing together Directors of Estates and Facilities from Higher Education Institutions across the UK together with international delegates from North America, Australasia and South Africa. In line with its aims of supporting members to run university estates so that they are professional, innovative, efficient and effective; the AUDE conference will provide an opportunity for members to share best practice as well as discuss future trends, network and hear from a distinguished line-up of speakers. Campus Estate Management will be in attendance but what will be some of the significant emerging topics and challenges that the sector will be facing in the future? The key themes identified by the organisation this year include: the impact of the estate and campus services on students’ experience and decision making and dealing with more new places available in the next academic year in a climate of continued reduced funding.

Student satisfaction and value for money continue to be our priorities. The student experience is increasingly

important in today’s competitive marketplace. One of the key indicators for Higher Education facilities is student satisfaction which is something UK institutions have consistently performed highly in. The UK HE sector is increasingly becoming a buyer’s market – more choice for students who are paying the higher tuition fees – and Directors of Estates must always keep students at the forefront of their decision making. With that in mind, AUDE has this month conducted research with 2000 students to find out what influences their choice of choosing a university. Unsurprisingly course comes out top, but a very close second is the facilities that the university

provides. The research also highlighted that 90% of students said that they felt their HE institution was being well looked after and cited the library and IT facilities as the top university resources that they used most. Sports facilities and the students union also factored highly with nearly 30% of students saying that they used both of those the most. Whilst this is validation for excellent estate management that happens across the sector, we are not resting on our laurels and we continue to take care and invest in our facilities to meet the demand. We’re also conscious that when we talk about the student experience it’s not about just getting a good degree and having a great time whilst at university, we also look at how the estate and its facilities might also shape our students in someway, preparing them for the next stages of their lives. It is a responsibility we take seriously.

Effective estate management has never been more important to support the UK’s 2.3million Higher Education students. One of the key challenges that we have had to adapt to is four years of Government spending cuts. This has g significantly reduced the growth of the

Campus Estate Management Spring 2014 29

Higher Education sector, which now stands at only 1% per year. Prior to this the sector had undergone a lengthy period of sustained growth (approx 10% per year). Despite this reduction in funding, tens of thousands of new places have been made available across the UK in September 2014. The number of UK students may also keep increasing with the cap on student numbers being lifted in September 2015. Moreover, universities are set to see a continuing influx of international students. Both of these factors will put pressure on revenue budgets, which are not increasing, and in some areas will continue to decrease. A reduction in HEFCE capital means universities have to be even more creative with the way they invest in their physical estate.

Effective estate management will help maintain the UK’s dominant position on the HE world stage. UK universities frequently perform highly in various world rankings, in almost all cases coming second on the global world stage behind the US. In the latest Times Higher Education World Rankings 10 UK Universities were included in the top 100 and one of the key factors in scoring is the depth and breadth of facilities available to the students. It is our job to ensure that the facilities continue to be world class to attract the best possible students from across the UK and internationally. The annual conference is an excellent chance for Directors of Estates to meet up and talk about what the challenges and successes of their year have been but more importantly, they will also hear from some leading speakers, who understand the climate they are working in and are exemplars in our sector who we will all be able to learn from. It is through sharing best practice and supporting our Directors of Estates that AUDE will continue to ensure

30

we are providing innovative ways of working and putting students right at the heart of everything we do.

Mark Swindlehurst is the current Chairman of the Association of University Directors of Estates (AUDE) and Director of Facilities at Lancaster University. Since joining Lancaster University in 2003 Mark has been responsible for leadership, strategic planning and effective integration of facilities service delivery across the University including leading a ÂŁ500m campus redevelopment programme.

CONSTRUCTION MANAGEMENT

Making education a doddle

I

n the UK there are more than 24,000 schools and 250 colleges and universities serving record numbers of students. With the Government’s Priority School Building Programme (PSBP) addressing the needs of schools most in need of urgent repair – there are currently more than 250 rebuild and refurbishment projects ready to begin. At a time when the entire construction industry is looking to be leaner, meaner and greener, publicly-funded educational projects must reduce costs, improve quality and deliver better efficiency. But to change the way the industry operates, contractors, architects, subcontractors, materials suppliers and clients must all play a major role throughout the construction process – with early collaboration absolutely crucial. Construction collaboration and technology developer Asite understands the importance of providing simple, user-friendly and intuitive software to promote this level of collaboration. With a range of solutions that gives project teams everything they need to work together, the company helps to deliver a smooth and efficient construction site from start to finish. And now Asite will once again change the way the building industry communicates with the launch of Adoddle 17 – the latest upgrade to the company’s award-winning collaborative cloud-based platform. The result of over £20 million of investment, the Adoddle

32 28

platform allows users to create, store and share knowledge in a secure environment.

“Adoddle 17 is system agnostic – it sits in the centre ensuring that everyone can communicate.” Research has shown that traditional methods of information management such as filing cabinets will cause businesses to lose one document in 20, before spending an average £70 to retrieve it and £150 to recreate it. And as workers spend almost five times as long looking for information as they do reading it, the cloud-based platform keeps information secure and prevents files from being lost or misplaced – improving efficiency, accuracy and productivity whilst reducing costs for the client. savings of up to 70% through efficient project management. Adoddle enables automation of workflows throughout a building’s lifecycle – from concept to completion and management of the asset. Integrating important information into one seamless process in the cloud, it also hosts project information and details in a central, secure repository.

“Adoddle 17 is the only cloud based collaborative BIM service in the world with full merge capabilities.” Building Information Modelling (BIM) involves the generation of a digital model of a building which also manages its data from the design stage to construction and throughout its working life. Embracing this innovative technology will deliver customer value and maintain a competitive edge in a very competitive industry. Catering for everything from pre-contract product sourcing and procurement to document collaboration and project management – Adoddle makes life easier and more efficient for all project personnel working with BIM. The system’s cBIM (Collaborative BIM) platform helps the user to connect commercial information with design detail to enhance BIM coordination processes. As users work in the context of the overall model, Adoddle reduces errors from designing in isolation. By connecting and organising multiple teams, it also delivers secure instant access to information from any location, and helps to maintain a clear audit trail through version control and updates to the model. Described as a ‘game-changer’ by Asite Chief Operating Officer Nathan Doughty, Adoddle is augmented by Apple iOS and Windows 8 apps with Android versions to be added after the launch. With HTML5supported technology and better offline capabilities, it also provides improved access to Asite’s full service offering to deliver greater integration.

“Adoddle 17 is the postman that sits in the centre delivering data.”

COO Nathan Doughty explains, “Our customers deserve the simplicity of the web and mobile apps they use at home in the tools they use at work. Adoddle 17 is revolutionary simplicity. Corporate collaboration in the cloud with government grade security – made easy.” Encouraging users to upload, share, collaborate and action – Adoddle 17 will enable construction professionals to deliver the truly joined-up thinking which can only prove beneficial in the design, construction and on-going performance of educational buildings.

Building schools for the future Main contractor Balfour Beatty was tasked with delivering a Building Schools for the Future (BSF) project in Sunderland with an approximate construction value of £100m. Started in March 2008 and completed in 2010, the project included both new build and refurbishment works to deliver three academies and three schools. Due to the scale of the project, a solution was required that enabled the multiple project teams to share data in a timely manner so that information was accessible

to build a better design, ensure deadlines were met and that the overall project be completed on time and on budget. As well as requiring the highest level of security of all documents and data, the system also had to offer full support for implementation and day-to-day utilisation including after-care – to create cost saving opportunities with measurable outcomes. After analysing Balfour Beatty’s workflow processes and fully understanding their objectives and expectations, Asite designed a project implementation plan for achieving the company’s Development Information Management Strategy. The solution was tasked with improving collaboration between Balfour Beatty’s project teams to enable them to work more efficiently. Identifying inefficiencies, Asite assigned a consultant to work closely with the project team and customise the solution to fit directly with the way the team worked and best practice. Asite and Balfour Beatty worked closely to manage the cultural change, maximise the use of the solution with minimal training requirement, and provide on-going support from an experienced consultant.

Talking about a revolution The success of the project revolutionised education in Sunderland by introducing cutting edge technology to classrooms and delivering 21st century buildings. Using Asite, Balfour Beatty teams were able to manage, share and access drawings and documents securely from any location with Internet access. They were able to collaboratively coordinate design information for each building and store data in one central, fully auditable repository in the cloud. Teams given access were able to view, comment and mark up the latest revisions in realtime, creating a more effective and efficient workflow process. The design team also identified solutions early on in the design process to help focus on creating a better design. The increased transparency created time and cost savings and provided a longer term view over the entire project. Balfour Beatty also delivered on BRE Environmental Assessment Method (BREEAM) submittal requirements for evidencing the delivery of fully sustainable solutions via Asite. This

was achieved using Asite’s AppBuilder to develop forms to manage all of their BREEAM reports and contract information, with improved business efficiencies helping to increase profit margins as a business overall. On the strength of BSF Sunderland programme, Balfour Beatty implemented Asite for a number of projects and explored the use of Asite cBIM for managing model files across its design teams including the current Suffolk Academies programme. Balfour Beatty achieved time and cost savings, greater communication, environmental benefits from the reduced use of paper, as well as increased control and transparency. Thanks to Asite, the project delivered improvements in security standards, customer service levels and a reduction in design errors. Tasks and project deadlines were met and completed on time as the Balfour Beatty team was able to remain focused on best design practice within their organisation whilst also achieving BREEAM initiatives.

influential constructor of education environments whilst also delivering successful projects in a wide range of sectors that includes health, education, custodial, leisure, commercial offices, hotels and retail. After strong recommendations from a number of construction companies, Willmott Dixon chose to use Asite Project Workflow to assist with the two year project. As a result, the processes and interactions between the project team would be thoroughly recorded thanks to the audit trail capabilities of the collaboration tool, facilitating the transfer of best practice from this project to others. As well as reinforcing Asite’s leading position in the UK construction public sector, the project with Willmott Dixon highlights the influence Asite has within the construction industry as more construction companies look to adopt and embrace the “Mean Lean

Collaboration is key Openly sharing knowledge and expertise in the construction industry requires a shift in mentality and culture. This transparency has recently been adopted by main contractor Willmott Dixon. The contractor chose Asite Project Workflow to facilitate collaboration and minimise risks for West Sussex County Council’s “One School Pathfinder” project in Bognor Regis – an initiative that gives local authorities the chance to completely redevelop one secondary or secondary special school in their area. One of the UK’s largest privately owned construction companies, Willmott Dixon is recognised as an

Green” build philosophy. Asite’s CEO, Tony Ryan, commented “Asite Workspace, our entry-level collaboration tool, has not been the only product to drive our business forward. Asite Project Workflow, our well established advanced collaboration tool, is also growing and being adopted for complex projects both in the UK and around the globe.” The construction industry is certain to play a major role in generating and driving global economic recovery and growth, and so improved performance, communication and efficiency is a prerequisite. With the rise of collaborative tools such as Adoddle, the education sector can bring together all the elements of asset information from concept to completion to identify and generate best value for clients.
