Here’s how smart home specialists, utility and security providers, and telecoms companies can boost customer satisfaction and retention with smart door locks Everyone from global IoT giants down wants to carve out a niche in the fluid market for smart home technologies. Connected hubs, smart lighting, intelligent thermostats and more are now mainstream products, and readily available off-the-shelf. Major opportunities, however, lie beyond just building or selling the best products. In the commercial security sector, growth in electronic access control has been fuelled by integrations. Configured properly, different systems built by different manufacturers come together to offer enhanced benefits to facilities managers and site users. This interoperability is a major market driver. So, it’s no surprise that new, relatively unexplored synergies are also emerging in the smart home sector. Smart devices work best when they work in tandem, which is where connected door locks come in. The right locks make life easier, save us time, and upgrade our security

as part of a growing, interconnected home automation ecosystem. A few obvious questions remain. Firstly, how exactly can smart door locks help service providers to grow their customer offering? How can they grab this business opportunity? And why would a homeowner want a smart lock anyway? The answer may be simple: convenience and security, as two recent examples of smart locks in action show.

State-of-the-art homes trust smart door locks Providers can prosper beyond just retrofitting existing properties. As architects and developers reimagine the buildings of the future, integrated smart door locking will be an essential element. For new highrise homes, Turkish constructor Hiper Gayrimenkul Group sought the best available technology to make life easier for prospective buyers. Their Future Park Istanbul development is one of the most ambitious projects to date by the group, which is a leading player in Turkey’s buoyant real-estate sector. It involved an investment of 450 million TL (€111m).

The result is a complex covering 35,000 square metres, and comprising around 1,700 smart apartments, a 5-star hotel, a shopping mall, banks, multi-sports facilities, offices and restaurants. In addition to an exceptional location, Future Park offers premium resident facilities — including the latest in home automation integrated by a local service provider, residential technology specialists Aypro. Every apartment at Future Park is designed around the home automation concept, with front doors secured by a Yale smart lock from ASSA ABLOY. Resident convenience underpins the entire design. The Yale lock integrates seamlessly with a smart ecosystem custom-built for Future Park. Functions include automatic extinguishing of energy and gas supply; activation of a security system under programmed risk conditions; remote adjustment of temperature and lighting; and intelligent management of energy consumption, which delivers 40% savings on a typical monthly utility bill. to open their front door via the smart home system, with a secure PIN or RFID smart card, and without using a physical key. Integration of the lock with the apartments’ smart home system was straightforward and wire-free. RF communication also allows remote opening of the entrance door via app. In the words of Alper Uludag, Project Manager at Hiper Gayrimenkul: “Making the decision to work with a trusted global supplier of smart home security was the best choice.”

Smarter locks for in-home delivery services In Sweden, a new smart lock is making the “Sorry we missed you!” delivery card a thing of the past. Some customers of PostNord, the Nordic mail services company, can choose to have e-commerce parcels delivered inside their front door, if it is equipped with a Yale Doorman smart lock from ASSA ABLOY. Once they have signed up, there’s no need for customers to wait in all day or travel to a collection point. Instead, they can fill their time with things they actually want to do, instead. PostNord’s new service was designed for simple, convenient operation. Customers buy online and select home delivery from a participating e-retailer, in the usual way, and approve a specific delivery time slot from their phone. Choosing “home delivery inside the front door”

as an option sends their PostNord delivery driver a single-use PIN code to unlock the front door. The code becomes invalid automatically on delivery; the customer’s phone is notified again when their parcel hits the doormat and their front door is locked again. The pilot project is already under way in Lerum, near Gothenburg, in conjunction with a handful of Scandinavia’s major e-retailers. Smart door locks open up new business opportunities These are just two examples. The broad “lifestyle” benefits of smart home devices are easy to sell. After all, the potential customer base is tuned into the convenience of connected living. They already see a smartphone as their “remote control” for daily life. Home automation is a natural extension. Lifestyles get ever more digital. It’s hardly surprising we seek alternatives to mechanical technology used in Ancient Egypt. The first building in the world that interacts with people

Communication with the building systems via an easy-to-use smartphone app Agnelli Foundation in Italy has had its historic headquarters in Turin transformed into an advanced Internet of Things (IoT) office building, demonstrating how digitalization is transforming conventional workplaces into the smart workplaces of the future. The new office featuring 3,000 m2 of coworking space was opened in mid-June. The project implemented the concept of Carlo Ratti Associati architects for the landmark site of the Agnelli Foundation: creating optimal working conditions in the building in real time through geo-localization of people moving inside the complex. This means more efficient management of the building systems as well as greater comfort for people in terms of heating, cooling, shading, lighting, access, and space availability. “Intelligent devices generate huge amounts of data every day, every hour and every second. With the right digital tools it is possible to leverage the data and interact with the environment as never before. The concept of Carlo Ratti Associati for Agnelli Foundation is an ideal concept for us,� says Federico Golla, President and CEO of Siemens Italia. Hundreds of sensors monitor all kinds of building

data, including the location of the occupants but without identifying them. Sensors constantly check temperatures, CO2 concentration, and availability of meeting rooms. A three-axis indoor positioning system based on smartphones and custom tags was installed. It detects and communicates the presence of occupants and positioning data, automatically triggering the appropriate response of the building’s facilities. The indoor positioning system is integrated with Desigo CC, the building management system from Siemens which monitors climate, lighting, access control, CCTV and alarms and can be used to book meeting rooms. All these features can be adapted in real time depending on the number of people in different environments. The easy to use system has a gaming-style interface and is available through an app for people who are in the building. The app lets occupants access the building, interact with coworkers and book meeting rooms as well as personalize their preferred environmental settings. The app, which can be fully customized to fit (city) marketing needs, helps motorists to easily find and navigate to available parking spaces, both on- and of-street. Recently, the P-Guide app was successfully introduced in the Dutch city of Zoetermeer. The municipality of Zoetermeer anticipates that the introduction of the app will lead to a more effective usage of the existing number of parking spaces in the city. In addition, the SENSIT Gateway was added to the portfolio. This brand-new gateway offers 3G, Ethernet and GPRS communication. It is the fast and reliable interface between the wireless SENSIT network and the interface software. Liquid voice launches next generation automated speech transcription solution

Deliveries on your doormat — even if you’re out — thanks to a smart new service from ASSA ABLOY and PostNord

In Sweden, a new smart door lock from ASSA ABLOY is making the “While you were out...” delivery card a thing of the past. PostNord customers can now choose to have parcels delivered inside their front door, if it is equipped with an ASSA ABLOY smart lock. “It should be simple and convenient to shop online,” says Johan Hellman, Head of eCommerce at PostNord. “We’ll now be able to deliver items inside the front door in a secure way. The recipient doesn’t need to be at home or be available at a particular time, which makes it both simple and convenient.” The new service works via a PIN code issued automatically to an authorised PostNord delivery driver. The code opens a recipient’s front door just once, so PostNord can leave a parcel on the inside. Now, there’s no need for customers to wait in all day, or make a special journey to a collection point. It’s another realworld example of smart door locks making life easier. The new service is simple to operate. Customers select home delivery from a participating e-retailer, in the usual way, and approve a specific delivery time slot using their mobile phone. If customers select “home delivery inside the front door”, their PostNord driver automatically receives a single-use PIN code to open the lock. The code becomes invalid instantly and automatically after delivery; the customer’s phone is notified again when the parcel is delivered. A pilot project is already under way in Lerum, near Gothenburg, in conjunction with some of Scandinavia’s major e-retailers. Approximately 100 households are trialling this new, ultra-convenient delivery option.

With a smart lock, you can let guests in remotely via an app, send them a digital key, or provide a temporary or single-use PIN to open the door. Digital keys are also safer than metal ones: they can’t be copied or stolen, and can be instantly revoked if they fall into the wrong hands. The intelligent system generates significant resource savings by integrating the management of energy, air conditioning, ventilation and water consumption into a fully customized, graphical 3D interface. Desigo CC also

integrates 14 additional subsystems, including access control, video surveillance, lighting control, elevators and escalators, the emergency central battery system and an uninterrupted power supply, giving operators total control over Dubai Opera’s operating performance. Typically, Desigo CC achieves reductions in operating costs of up to 20 percent; when combined with other Siemens technologies such as Demand Flow for district cooling, energy savings can reach up to 40 percent. “Dubai Opera is an important architectural landmark, and embracing the most modern digital technology for building management is a key part of Dubai’s drive to become a smart city,” said Koen Bogers, Senior Executive Vice President, Building Technologies Division, Siemens Middle East. With digitalized infrastructure increasingly important as a cornerstone of an energy-efficient smart city, advanced building technology from Siemens has been installed across the Middle East. Honeywell extends connected home offering with total connect box and total connect pro manager Installers can now offer homeowners a selfmonitoring wireless security system and conduct predictive maintenance services on the cloud Honeywell announced the launch of Total Connect™ Box, a discrete self-monitoring wireless security system for home and small businesses, and Total Connect Pro Manager, a maintenance tool for installers. As part of Honeywell’s Connected Home offering, Total Connect Box offers a compact security system that can be discreetly installed in any décor. The system comes with a choice of both Ethernet and GPRS communicators, as well as an optional Wi-Fi/Bluetooth module, meaning installers can easily design the perfect installation for their customers without worrying about running extra cabling. When an alarm is triggered, homeowners can receive an email alert, voice notification or a text message, and can access more details through the Total Connect 2.0E Web application on the Honeywell Cloud. SMART HOME SCEPTICS: three quarters of brits are fearful of connected homes

Smart home tech is predicted to reduce bills and the cost of home insurance - but MoneySuperMarket reveals 76% of Brits are wary of potential risks Concerns include hacking and unapproved data collection Data also reveals the nation’s dream smart gadgets, including auto-spray devices for cold callers and robot dogs programmed to do chores MoneySuperMarket today reveals that the nation has deep concerns about the impending smart home revolution, despite the likely cost savings. 76% of Brits admitting to being ‘fearful’ of the smart homes concept, with unapproved data collection cited as the greatest worry. Other concerns include the technology being hacked by criminals (51%), being made unusable by a virus (43%) and recording you without your knowledge (42%). The UK’s leading price comparison website polled over 2,000 people to get the nation’s opinions on smart home technology and the so-called Internet of Things. The research found that whilst the majority (77%) of Brits had heard of a ‘connected’ home, only 6% claimed to know a lot about smart home technology. The most popular gadget was a smart TV, with 30% of Brits owning one, followed by a smart energy meter (16%). However, when asked what smart home gadget they would like to see invented, Brits were both practical and imaginative. Answers ranged from self-cleaning ovens (29%), self-emptying bins (11%) and self-pouring wine fridges (5%), to smart dog walkers and selfemptying dishwashers. More outlandish suggestions included auto-spray devices that would deal with cold callers and robot dogs with the ability to do chores.

Despite public concern, the benefits of investing in smart home technology are likely to outweigh the fears. The convenience, security and cost-saving elements of owning a connected home can be advantageous and it is predicted that there will be 25-30 billion ‘Internet of Things’ devices worldwide by the early 2020s. Smart home technology focused on home security and fire prevention benefits insurers as it reduces claims, with insurers then able to pass these savings on to consumers. 58% of Brits said they would buy a smart device if helped them save money on their home insurance. To help consumers understand the facts about smart homes and see how they could benefit, MoneySuperMarket has launched its Connected Homes Hub. Dan Plant, editor-in-chief at MoneySuperMarket, commented: “Smart technology promises to transform our homes by enhancing security, improving energy efficiency and generally making our domestic lives smoother and more efficient. Smart concepts will encompass all of the key elements that enable city ecosystems to function effectively; traffic control, environmental protection, the management of energy, sanitation, healthcare, security, and buildings. Some countries have already begun implementing smart city mechanisms and, as the concepts, experiences and success stories spread, the pursuit of smart will become a key driver in the evolving future of cities as communities and economic centers. Purpose, Engagement and Vision In a fast-changing world, it can be hard to develop a clear future vision and strategy - when every sector is being disrupted and all our assumptions are being challenged. However, that’s exactly what we have to do. City governments have to create inclusive processes that inform citizens about the forces shaping the future and the possibilities and challenges on the horizon and then engage the population in dialogue about the kind of future we want to

create. We have to explore what a livable city means to its people and be clear on how we will attract and support a constant flow of industries of the future. Alongside this we need to articulate a clear vision and direction around education, environment, public services, access to justice, city administration, and civic engagement. A Fine Line between Observation and Surveillance Smart cities are designed to inform decisions by capturing massive amounts of data about the population and its patterns, such as water use and traffic flows. This information gathering results in what is called big data, and it is essentially gathered via surveillance. There can also be voluntary efforts to collect information, but the ease and affordability of sensors, AI and advanced analytics in the future will mean this function can be completely automated. The data can be collated from a constantly evolving and expanding IoT - encompassing traffic lights and cameras, pollution sensors, building control systems, and personal devices – all literally feeding giant data stores held in the cloud. The ability to crunch all this data is becoming easier due to rampant growth in the use of devices algorithms, AI, and predictive software.

Singapore is a leading example of a smart city, and is constantly evolving its “city brain,” a backbone of technologies used to help control pollution, monitor traffic, allocate parking, communicate with citizens, g and even issue traffic fines. The behavioral aspect is not to be overlooked. Singapore’s “brain” is attempting to modify human behavior; for example, one system rewards drivers for using recommended mapped routes, and punishes those who do not. The city is planning for 100 million “smart objects” including smart traffic lights, lamp posts, sensors, and cameras on its roadways, which will be used to monitor and enforce laws. Always Connected Smart cities rest on advanced technology to make sense of massive collections of information. The amount of information on the internet is expected to grow exponentially as a result of the Internet of Things (IoT). Essentially IoT means that everything (“things”) - and potentially everyone - will become beacons and data collection devices, gathering data on ambient and behavioral patterns from its surroundings and from the information it is fed. Hence, after data, the IoT is the second driving force behind the rise of smart infrastructure.

For example, a case study from India suggests that light poles along the highways can offer both smart city and connectivity solutions. In addition to helping monitor road conditions, the light poles could be fitted as high-speed data connections. Data is a critical element of the smart city/smart road future. However, because this option will further expand the relationship between internet service providers, surveillance, and private business including advertisers, there are several issues around privacy to be considered. Certainly, the information from smart cities and roads should be used to keep citizens safe, healthy, and protected. But should companies be allowed to target users with adverts based on information collected for other purposes? Smart Roads Within and between the smart cities of the future, smart roads in particular are where planners can put into effect the ultra-efficient mechanisms that will characterize the modern smart city. In general, the concepts around smart cities, smart roads, and smart infrastructure are becoming less visionary and more strategic and sustainable by the day. As cities grow in size and importance to the global economy, it will be increasingly important that they adopt the most innovative and forwardthinking design and sustainability ideas. As a smart infrastructure future unfolds, three important new

technologies—big data, the IoT and renewable energy—are working in tandem to transform the day-to-day. For example, South Korea is planning an entire network of smart roads by 2020, including batterycharging stations for electric vehicles (EVs) as well as infrastructure to handle autonomous vehicles. Sustainability All this data and awareness will enable decisions that make the best possible use of space, fuel, energy, water, electricity, and all resources, with an emphasis on sustainability. For example, a clear priority is being able to anticipate big traffic jams and provide alternate routes to save time, fuel, and reduce impact on the city infrastructure itself. Limiting waste is a very logical outcome and benefit of the merging of big data, AI and IoT which feeds into the rise of smart infrastructure. The smart city movement now afoot has the potential to transform the organization of people and physical objects in a way that transcends urban development as we know it. The shift to smart infrastructure is not simply fashionable or aspirational; in many ways, it appears to be a critical enabler of the future sustainability of cities. It can be argued that the future of human life on the planet rests on a smooth transition to cities that are more efficient, less wasteful, and more conscious of the impacts of the individual upon the greater good. This may include a

range of new negotiations along the boundaries of freedom and privacy; for example, allowing self-driving cars to replace human drivers in the hope of preventing death and injury in auto accidents, increasing traffic efficiency and removing environmental impacts. Similarly, we might have to agree to invasive monitoring of waste generation, energy and water use in the home to reach municipal conservation goals. These are the kinds of tensions that future planners will need to wrestle with on a continuous basis. A well thought through vision, enabled by a robust and wellexecuted smart city model could provide a foundation stone for the next stage of our development, where science and technology are genuinely harnessed in service of creating a very human future. In the UK it is estimated that there are over 9m people who are deaf or hard of hearing. Deaf people are aware of their surroundings and adapt to a deaf world, As a Deaf person you rely on your eyes and other senses, you can rely on people’s reactions, for example, if a fire alarm is going off, a deaf person can see what’s going on and follow the crowd to safety. However, what happens when they are alone, at home or at work. The fire or smoke alarm sounds and they don’t hear it. What then? Sonicco have developed a new home automation product to alert the deaf and hard of hearing when sounds are heard. Sonicco is a manufacturer of fire and security products for commercial and residential buildings. Established in 2014 by Wesley Kent, Sonicco is a young, dynamic company with some of the brightest designers in the UK. Sonicos first product is called Shuttle, a wire free intelligent door wedge. Shuttle holds open fire doors and allows them to close automatically when the fire alarm sounds. Shuttle uses advanced listening technology to learn the fire alarm. The technology is know as SonicEar. The technology allows products to react

The Bosch subsidiary Climatec, based in Phoenix (AZ) in the United States, has acquired Skyline Automation. The company, which specializes in building automation and systems integration, provides installation and connectivity services for a variety of technical systems in buildings. Building automation can reduce energy consumption by up to 40 percent. Based in Clifton, New Jersey, Skyline Automation has a workforce of 40, and generated sales of 12 million dollars in 2015. The building service provider Climatec was acquired by Bosch in 2015, and has so far been active in the western United States. “In acquiring Skyline, we are bolstering our activities in energy and building technology at a technical

level and expanding our presence in the North American market, which is showing solid growth,” said Dr. Stefan Hartung at a press conference in Stuttgart. Market experts estimate that the global market for intelligent building technology will grow from its current level of around 6 billion dollars to around 25 billion dollars by 2021 – the equivalent of an average annual growth rate of 34 percent. “Services are becoming an integral part of our business. and much more. A security guard who has to spend hours watching several surveillance monitors can easily overlook something important now and again. In this situation, it helps if the cameras can do some of the thinking and independently notify the guard if someone is climbing over a fence or stealing an artwork. Intelligent video analysis makes this possible. Bosch cameras are now equipped with this technology as standard. They recognize burglars and unattended luggage, count crowds of people, and sound the alarm in the event of fire. The intelligent algorithms behind this technology had previously only been available in top-of-the-range cameras, which are installed in critical areas such as airports and government buildings. This year, Bosch is making a complete package of analysis functions, known as “Essential Video Analytics,” available for the mid-price segment as well, thus making the solution attractive for new target groups such as hotels and retailers. The system allows large quantities of video data to be sifted quickly and easily for vital information. Because only relevant images are transferred, the memory requirements and the load placed on the network are considerably lower – as are the operating costs.

Integration of BSH and Miele Home Appliances Available in 2018 for end customers, and also on-show at the IFA fair, is the integration of BSH and Miele home appliances into ABB-free@ home. This allows the control and monitoring of refrigerators, stoves, coffee machines, dishwashers, washing machines and range hoods. Customers, for example, will be able to integrate the light of the range hood into scenes and control it with sensors from the wall or from the ABB-free@home app. Furthermore, alarms can be sent to the customer’s phone via email or push notification should the fridge be left open, and the stove can be integrated into the “All-off” scene. Geofencing Apart from the integration of various third-party products, ABB-free@ home will allow the customers’ phone location to be tracked by its logic editor. That means that home functions, such as lighting, blinds and heating can be triggered depending on the location of the home owner. Should the system notice that all home owners or tenants have left the house, it can adjust the temperature to reduce
