Message from the MD
Dear all, After what has been a very challenging financial year, I am pleased to say we still met our collective regional financial targets. Many thanks for all your hard work and commitment in what is possibly the most difficult win work market since 2009. We are however still expecting to grow again in 2017/18 and will be accelerating growth in KSA, remaining strong in the UAE and maintaining our position in Qatar and Oman. With that in mind, our current key strategic opportunities include: • Oman Oil Refineries and Petroleum Industries Company (ORPIC) - contract and project support for its multiple sites, including a port and a refinery, which is a huge opportunity in Oman that could potentially double our operations in the region. • Miral’s Seaworld project on Yas Island in Abu Dhabi, is a large commercial management opportunity for us worth £8m. • Al Wedyan in Riyadh, a 7million square metre development site (three times the size of Downtown Dubai) and the project is currently being master planned as a ‘mixed use – whole living’ community. A truly amazing venture under the KSA National Transformation strategy. • The Saudi Aramco PMS framework in KSA continues to build momentum. • Diversifying into the Ministry of Health and Transport with several PMO opportunities, jointly with our Acuity colleagues. We continue to position the business as an integrated project and programme management business, including our commercial services. This will enable us to offer real solutions to client problems from a business or portfolio basis as well as at project delivery level. It’s important we continue to reinvigorate our commercial services to ensure we don’t become too commoditised and think about how differently we deliver our CM services to achieve better returns for the business. 70% of our work is in the retail, hospitality and leisure sectors of which we must maintain our position, but it is important that we continue to diversify in to
new sectors, such as healthcare and the horizontal space. This includes transport infrastructure, as well as specialised services such as project management office (PMO) and turn key development (from sand to key!) As I mentioned on the recent webinar, although we have a good bid win rate (winning 1 in 3 bids), it is everyone’s responsibility to win work or help to develop work by identifying new opportunities. It doesn’t matter what level you are in the business, whether you’re sitting on a project site or in the office, we can all play a part in winning work and adding value to our clients. More to come on this and how you can add value. Pre-positioning and ensuring we are both innovative and add real value to our offering is fundamental to our growth and our strong reputation in the market. Finally, I hope you enjoy the new revamped InTouch.
Hot wins Nationwide Internet Protocol Network Delivery (IPND) Programme
Al Wedyan
GPT, KSA
Al Akaria, KSA
With a 24-month duration and a project team of over 100 required, this is a game changing programme for our Saudi business. We will be implementing a project management office (PMO) to manage the rollout of a nationwide communications programme, an Internet Protocol Delivery Network for the Saudi Arabian National Guard.
We have been appointed as programme managers on a major mixed use development in Riyadh, KSA. A 7million square metre development site (three times the size of Downtown Dubai) the project is currently being master planned as a ‘mixed use – whole living’ community that will deliver a vibrant society, a thriving economy and pride in the nation, in line with Saudi Vision 2030.
Our Project Management Office (PMO) services include project management, programme management, risk management, logistics and co-ordination management, contract administration, change management and cost management. The project scope also includes the site supervision of network and equipment installations of 283 sites spread across Central, Western and Eastern Sectors of KSA which will involve site installation of ISP/OSP, active equipment and minor Civil Works, e.g. power distribution.
Our appointment is on the initial phase of stage one, the development of the Town Square, leisure and entertainment park, water park and the central park which is imagines to drive a visitation of over 2.5 million domestic visitors in the inaugural year of operations. We will be providing an integrated solution with programme management services to include commercial, procurement, project controls, planning, governance and systems, PMIS and project and cost management services for the theme park in combination with Nassal.
Our work on Shaza Doha is nearing completion with an on-schedule contractor construction programme and a targeted public opening of December 2017. Currently the façade glass panels that cover the 14 floors as well as the rooftop level of the building are nearing completion and internal work packages to guestrooms, restaurants, common areas, the spa and gym are ongoing.

• Because of Qatar Rail’s proposed metro line encroaching on the site boundary, the enabling works were completely redesigned. This change in design and construction methodology and the effects thereof was effectively and timeously managed with collaborative input from all stakeholders. • The hotel site is in the middle of a congested city and careful planning was essential when dealing with deliveries, waste removal and storage areas during construction. Many elevated temporary loading platforms were constructed. • The project was constructed under strict development as well as Qatar Tourism 5 Star Hotel guidelines and took extensive liaison skills and direct coordination with regulatory authorities. While remaining cognisant of the many subcontractors and their individual scopes, schedules and relationships with other on-site contractors, special attention was always paid to quality of the works and importantly the risk identification and strategies going forward.

• The contractor has a dedicated qualified safety team permanently on the project as does the supervision consultant. F+G collaborates with these teams and real time relevant meetings, reports and incentives are maintained which was instrumental in the resultant proud safety record of the project. • Our expertise assisted in accelerating the construction programme and our intricate knowledge of the region has proved invaluable with approvals, governmental processes, permits and similar.
Kings College Healthcare Clinic 1 was successfully completed and handed over at the beginning of April, delivered 30% below the client’s original budget. Our adoption of value engineering, collaboration with the design team and efficient execution of our post contract services brought initial costs down by circa AED 4m on the first clinic. A number of milestones have been reached on the hospital and it is clear to see where we are adding value. We successfully tendered the project as a design & build to meet the client’s timeline for project commencement and brought the main contract in AED 7million under budget. The biggest hurdle the team faced recently was the discovery in December that the master developer didn’t have the necessary approvals in place to allow us to obtain RTA approval. Through a strong stakeholder relationship with Dubai Municipality and effective communication skills we mitigated the problem by agreeing a split permit strategy. This allowed the project to commence at site without the full building permit and avoided any delays. The hospital is expected to be completed by Q3 2018 with the objective of becoming a world class healthcare facility, bringing the best of British healthcare expertise to the UAE.

We were appointed as project managers and employer’s representative on this iconic project back in 2014 and whilst it has been challenging, the programme has been recently realigned and the project is back on track for a Q3 2019 opening. Continual changes to the design, and additional changes brought about by budget overruns have been a major factor in delays to date and so our team has taken an active role in managing these design changes and the resultant challenges and impacts on the programme. Every change request must come through the F+G team and stakeholders have been notified that they most likely will be rejected to maintain costs and remain on schedule.
The 47-storey hotel will tower over the existing Atlantis Hotel and is targeted to overshadow the Burj Al Arab in terms of prestige, sure to become a major tourist attraction in Dubai. The project will have 791 hotel rooms, suites and 231 luxurious apartments, many with private pools. There will be multiple water features around the resort and a major attraction will be the water and fire dancing fountains.

Currently, we are still in the procurement phase with several large packages ( bringing the total award of provisional sums up to 60% of the project value) to be awarded by mid-May. From tender opening we have saved approximately aed180m on the final award value without descoping; this was through severe value engineering and close collaboration with the contractor, cost consultant, client and designers, within daily war room meetings and many VE workshops.

Food and beverage options will be plenty, with the current design providing 21 F&B offerings around the resort. The all-day dining restaurant alone will have 23 front of house show kitchens and seat 1037 diners.
60 seconds with...
Paul Doherty UAE Country Director
Hi Paul, welcome to Faithful+Gould Middle East! You are new to the region after spending 18 years with the business in the UK. What prompted the move? I’ve always had the itch to move abroad and try something new and after 18 years with F+G in the UK, when the opportunity presented itself I knew it was the time to take it. Personal development was a key motivating factor for me and this move will allow me to experience a different culture, different types of projects and experience a different operating model and methods of doing business. Do you have any first impressions so far? My first impressions have been really positive. It is clear to me that the business has a family feel and everyone has been more than friendly and welcoming. I’ve had multiple offers of assistance and advice already! The projects we are appointed on and the feedback we receive from clients demonstrates what a fantastic team we have here and I look forward to meeting more of you and finding out about the part you play in making the UAE and the Middle East business the great success it is.
Tell us a bit about your career to date? I began my career in a PQS practice after school, spending one year getting to grips with the industry before moving into a local authority to learn the QS trade. After becoming chartered I began delving into project management and finished my ten years there as a project manager. I spent 8 months at Atkins as a QS/PM before the F+G acquisition and have been with F+G ever since. I’ve been involved in a wide range of projects and programmes over the years as well as managing teams, offices, regions and now I’m ready for this challenge of taking on the UAE Country Director role.
What will your role as UAE country director involve? What are your top three initial objectives? I will be responsible for business operations for the Dubai and Abu Dhabi offices. My top three initial objectives are: • Immerse myself into the region to understand our people, projects, and clients • Maintain and further develop a profitable UAE business through business planning • Further develop our best-in-class service and push the boundaries of our service offering through digital innovation. If you could have any other job in the world, what would it be? Aston Villa football team manager – I really enjoy a challenge!! Describe yourself in 3 words Difficult because I’m not usually short of a word or two! but I’ll go for open, honest & challenging If you could have a magic power what would it be? Not sure it’s a magical power as such but imagine having the ability to time travel. I could wake up in the morning and have breakfast with Einstein, then meet up with George Washington and help build the declaration of independence, at noon I’d go back in time and go dinosaur spotting and maybe have lunch with King Arthur. After that I’d relax by going back in time and watch
the formation of the earth, then I’d go to the future and check up on my buddies on Mars, and then finish the day with a beer watching Aston Villa winning the Premiership (it must happen one day surely….?) What has been your greatest challenge / biggest achievement a) personal, b) professional Personally, one of my biggest achievements was being awarded a first-class honours degree in quantity surveying – I was the first student at my university to be awarded a first on a part time degree. I should also add that meeting my wife Chrissy was also a major personal achievement! Professionally it’s a difficult one, I’ve had lots of client and project challenges working for F+G over the 18 years but we have always managed to pull together as a team and overcome adversity. I guess coming over to the UAE and taking my current role would be my biggest challenge to date. Finally, what is the best piece of advice you have ever heard? Remember to put yourself in other people’s shoes to see their point of view.

Jose joined our Riyadh F+G team some 12 months ago. In that time Jose has consistently demonstrated each of our core values. He always conducts himself professionally, whether with our team, the wider F+G business or when communicating with our clients. Jose always has a smile on his face and his upbeat attitude and outlook radiates positivity to all those he interacts with. Perhaps most importantly he has the utmost respect and consideration for all others, working collaboratively. Jose is a true reflection of “who we are” and it is a pleasure to have him as part of our team.
Matt has developed a strong relationship with Miral over the last 14 months as the project management quantity surveyor on the IDR project. He has advocated the ‘same side of the table’ collaborative approach, which Miral encourages and enjoys from F+G. In adopting this approach, Matt has also showcased our professional value - acting as a trusted advisor and delivering on promises by fulfilling the procurement of multi-million dirham procurement packages on the IDR project, ensuring that Miral is the recipient of best practice project and cost management services.
Eugene is new to the company, but under stressful circumstances he has always remained positive. He has gained the client’s trust and has built his team collaboratively and has been very professional in his dealings with everyone. He has worked his way through issues constructively and has at the same time mentored and motivated his team.
